A simple definition of real estate investing is purchasing and managing property for rent or sale to get a profit. Investing in real estate can be a very profitable investment and can even be taken on as a full time career or as passive income. Are you interested in investing in it? Not sure where to start? Keep on reading to get some vital tips!

FIGURE OUT YOUR STRATEGY First thing you need to do is figure out your investment strategy. There are many ways that you can start and go about it. Some investors fix and flip to sell the home, others find a property that requires no fixing and rent it out to a tenant, and others may sub-lease a room in their home to use as airbnb income. You can even purchase a multi-family home and live in one unit and rent out the other (commonly referred to as house hacking.) There are so many ways to go about real estate investing, and knowing what strategy you want to follow is a vital step to guide you through the process.

INVEST IN EMERGING NEIGHBORHOODS Another tip is when looking for properties to purchase, search for emerging neighborhoods, so that the property you buy increases in value as the area develops. For example, if you buy a property in a neighborhood that is just being built, a couple years go by, now the neighborhood is fully developed and maybe a huge plaza was built nearby, which in turn, increases the value of the entire area. This results in tax incentives and maximizing your profit. Also, know the areas that you are purchasing properties in. Research what is around it, the crime rates, the population growth, how many homes in that area are on the market, etc. Having this knowledge will help you pick the best investments.

JOIN A NETWORKING OR INVESTMENT GROUP Surround yourself with people that have a similar goal as you, because they may have more knowledge and experience to pass on. Not to mention, they will know the ins and outs of the market and give you insight on how to succeed. This is a good way to pave the same path for yourself.

SET A BUDGET WITH A RAINY DAY FUND Have an idea of how much you want to spend, and have money stashed away for a rainy day. The last thing you want to do is go broke, or lose out on money.

For example, lets say you are interested in a fixer upper and you want to purchase it with a FHA loan. Save money for the down payment and other closing fees, lets say 10% of the purchase price, and get estimates on the major things that need to be fixed, or just do your research and get a rough estimate. Once you add up everything you want to repair and the estimated cost, add on another 5-10% just in case it goes over and use that as your budget.

KNOW WHEN TO OUTSOURCE You can be a jack of all trades at the beginning, but once you get to a point where you own multiple properties, it can become too much to handle. Don’t spread yourself too thin and know when to outsource work to buy some of your time back. Time is money, and a nonrenewable resource. Don’t give it away if you don’t have to.

BUILD YOUR TEAM So you want to have a couple important people on your side when investing in real estate. These people would include a real estate agent to help you with the sell and purchase of properties (we have some amazing ones here at Premium Properties that have experience with real estate investors!) , a lawyer that specializes in real estate, people that can help you with repairs, and maybe a property manager once you start outsourcing your workload. Your support team will be the backbone of your investment company, so choose these individuals wisely. Real estate investing can be a great source of income, whether to supplement your main income, or as a full time gig. GENERATE CASH FLOW Who wouldn’t like making some extra money? And not only are you making extra money, but it’s consistent every month. Real estate will always be a good investment for your income portfolio and will never die out. People will always need a place to live, and having multiple sources of income is something that the rich and wealthy do to get ahead and make more!

RENTING OUT YOUR HOME IS A GOOD EXPERIENCE When you are managing a property, there are different people that you communicate with often, such as your property manager (if you have one), your accountant, the electrician, etc. This experience may lead to you starting a property management business, or maybe the money you make f rom it will lead to you investing in something else, or maybe you’re able to transfer these skills to managing your own home better, and so much more. QUALIFY FOR TAX DEDUCTIONS That’s right, it also comes with some tax benef its! This makes having an accountant on your side more important. There are things you can write off as a deduction and other losses that you had that you can offset through your taxes. Make sure to talk to your accountant about all the details.

towards your mortgage. What you can also do, is price the property based on your mortgage (if it makes sense). For example, if the mortgage on your new home is 1,500, consider pricing the rental home at 1,500 or slightly higher, based on if you want to just break even or make prof it. Also consider saving some of your prof it in case there is a repair you need to do on the property or have an emergency.

PROVIDES YOU WITH A SECURITY BLANKET When COVID-19 f irst hit and jobs were laying off employees that had worked for them for years, we were reminded how quickly you can get let go f rom your position, and how expendable you are to companies. This is why it is important to have a security blanket, or a back up plan. Granted, people were allowed to miss out on rent during COVID-19, which made it a special case, but in most cases, your investment property can still bring in some more cash. Maybe if you wanted a little more, do an airbnb on the guest room of your new house, put an ADU in the backyard of your rental home to airbnb that, or maybe your 1 property is bringing in enough revenue to sustain you temporarily until you f igure out the game plan. Regardless of your situation, having a back up plan is essential to ensure that you are always okay f inancially. By no means are we saying that being a landlord is easy. At the end of the day, you’re making money that you wouldn’t have otherwise, and it is an investment that you can depend on.

So you want to move to the sunshine state and you’re not sure how to make that happen, or maybe you have an idea, but want everything outlined for you. No worries! Not only is Florida an amazing place to live, but it is also one of the fastest growing states in the country! Keep reading on and we will break down some of our vital tips that you need to know before moving to sunny Florida.

TAXES So first, a couple general information things about Florida before you move here: it is an affordable living destination. Florida doesn’t have state taxes, due to the fact that we are the #1 tourist destination and the money coming in from hospitality and theme parks is enough to foot the bill (thanks Disney!) On the scale for affordability, we score a 97.9, which means it rates lower than the national average for cost of living!

UNEMPLOYMENT RATES & JOB TIPS Florida also has a solid school system, the unemployment rate is currently under the national average, and it is a great place for both retirement, and for the young professional. In fact, Florida has the highest population for retired individuals, and lively cities like Miami have grown in their millennial population. When looking for a job here, don’t put your out of state address and in the interview, ask if they offer relocation assistance. When inquiring about this, make it very clear that you are very sure about moving there. Jobs like to know that you aren’t on the fence about moving locally.

WEATHER The weather is one reason that everyone flocks to Florida. It is generally hot year round all over Florida, and “beach weather” is an everyday thing! We generally get pretty rainy in the spring months, but most of the time, Florida rain lasts for 5-30 minutes and then clears up again! Keep in mind that it also gets very humid, and the warm weather brings a lot of wild animals such as alligators, crocodiles, mosquitoes and more (in other words, make sure to get some bug spray repellant and be careful in open warm waters.) If you’re relocating from a cold state, invest in clothing suitable for the weather. Also develop a plan for dealing with Florida hurricanes.

HOME VS. RENTING IN FLORIDA? Before you move, you have to find a home, so you have to find a real estate agent (we have some pretty amazing ones here at Premium Properties that specialize in relocation!) Finding a home in the current market may take you a few months, but with a real estate expert on your side, it will make the relocation so much easier! We also highly recommend getting a home over renting an apartment here, because with the massive growth that the state is experiencing, rent is going up every year.

HOW TO PICK THE RIGHT AREA Do your research on the different cities in Florida and make a top 5 list of where you would want to reside (or maybe just focus on 1) that way, you can f ind the right agent in a particular area. It may help to narrow it down to things you know you’ll enjoy in Florida and see what areas offer that, or go based on job offers that you receive. Just like with any move, make sure to change addresses on everything, invest in a good moving company, and get ready to make the move. Ask your agent for recommendations for all the above. Make sure to budget for your travel expenses and make a relocation checklist about all the tips above!

IS BUYING A FIXER-UPPER WORTH IT?

Real estate investing is something many people are getting into for extra income, or to take it on full time. One option of property investing is buying a f ixer upper. There are many pros and cons to going this route and we are here to give you more information. Keep reading on to f ind out if buying a f ixer-upper is truly worth it!

WHAT IS A FIXER UPPER? A f ixer-upper is a lower priced home due to it needing repairs and major maintenance work. You can live in a f ixer-upper and/or get it ready for investing but it will take a good amount of money and time before it is 100% livable.

PROS OF A FIXER-UPPER

The f irst pro is an obvious one: lower purchase price. That same f ixer upper home that you got for 40k, probably would be worth 150k if it wasn’t in major need of repairs. But of course, the investment itself will be more than just the purchase price, but we will get into that later. Another pro is the ability to customize the home yourself. Normally when purchasing a home, it is already built and you didnt have the creative input to how it was put together but with a f ixer upper, you have that creative f reedom. Another pro is when purchasing a f ixer upper, there is generally less competition than getting a home that is already f ixed up and polished. With the market currently in favor of sellers and being very ompetitive for buyers, this is a huge plus. You will also pay less in property taxes because that is based on the home sale’s price. In the end, you can typically flip the home for more money.

CONS OF A FIXER-UPPER Renovations can get expensive fast. Even if you have a budget, it is common to go over it when dealing with a f ixer upper. Unexpected issues arise, especially after doing an inspection. At the end of the day, even if you account for going 5,000 over, it could still end up being way more spent. Try to account for going over budget as much as possible. Another con is the possibility of renovations taking a long time to complete. If you’re in a situation where you want to start your investment business very quickly after purchasing, a f ixer upper may not be for you.

If the home requires structural changes, you will have to get a building permit to f ix those issues, which of course, will be an additional expense. This will probably cost you around 1,000 dollars. At the end of the day, taking on a f ixer-upper is a risk, but you have to be willing to take that risk and trust the process prior to getting that home.

TIPS FOR GETTING A FIXER UPPER Here are a few tips for getting a f ixer upper. Research is key. Understand what you’re getting into. You also need to decide what repairs you can DIY and what repairs you would have to outsource. For the outsourcing portion, look up estimates of what they charge and apply that to your budgeting plan. If it is the case that you don’t have the money to start, look into getting an LLC and builidng your business credit to start getting business funding and grants for your business. One option would be to get a hard money lender to assist with the down payment and closing costs, and then using your business credit line to fund the repairs. Do your research with this as well to see what steps you need to take to get the funding that you need. At the end of the day, even if you don’t have much money in the bank, you can still make this f ixer upper business happen. A f ixer upper business and flipping houses is something that many people are getting into for extra income. Just like any other business venture, there are going to be cons and risks involved. Making sure it is something that you want to invest in and researching is important before jumping in. Regardless, real estate is very prof itable and is something that majority of the rich are invested in, so get out there and start flipping some homes!
