HOW TO SELL A HOME WITH A SECOND MORTGAGE ON IT

So you used the equity on your house to pay off those student loans, or on your kitchen remodel, or something else that you had to take care of, and now you have a second mortgage to worry about when selling your home. We get it, the thought of selling while having that second mortgage seems daunting, but it isn’t impossible. Below we have outlined some vital tips you can follow to make the process of selling that home a little less ominous.

COMMON TYPES OF SECOND MORTGAGES Equity is a great plus when it comes to owning a home. Not only does this amount build up over time, but you can make the decision to take it out and use it for something needed. When it comes to borrowing against your home via the equity, there are two main types: -Home Equity Loans: This method will pull the equity from your home as a one-time lump sum and you pay it back monthly with interest just like your regular mortgage. The amount of time given to pay it back ranges from 5-30 years. -Home Equity Line of Credit (HELOC): Instead of a lump sum, the lender will approve you for a line of credit and give you a limit much like a credit card, except with lower interest rates. It is typically divided into two phases, the draw period and repayment period. The amount of time for each depends on what the set agreement is between you and the lender.

RUN SOME NUMBERS - IS IT THE RIGHT TIME? Regardless of how you look at it, a second mortgage is collateral on your house. It has its benefits, but it also has its drawbacks. When selling your home, you have to factor in everything and decide if your profit will outweigh everything else and if it’s enough for your next home. For example, let’s say that your home appraises for $150,000, your first mortgage has $70,000 left and your second mortgage has $30,000 left. This means you would see a net profit of $50,000. If this is enough for you to take the next step in life, go for it, but if you need to get $60,000 from the sale, it may not be the best time to sell. Make sure when calculating that you look at the “payoff amount” for the loans rather than the current balance. This will give you more accurate numbers. Enlist the help of a real estate agent to help you make this decision, and help you make an accurate calculation. They can give you great insight and make it less overwhelming.

CHECK INTO ANY PREPAYMENT PENALTIES WITH YOUR LENDER A prepayment penalty is a fee charged to you when you pay back part or all of the loan early.

Majority of mortgages don’t have this, but they do exist, so double check if your loan includes this, and then factor that amount into your calculations for your net profit. To make the process go faster, also provide documentation of your second mortgage up front to your real estate agent or title company.

PAY OFF BOTH MORTGAGES AT THE TIME OF THE SALE Theoretically, the sale of your home should pay off both mortgages, and you get the balance left over. That second mortgage will of course, eat away at the profit, but however, as long as it pays it off, you are in the clear. Let’s say you’re in a situation that you’re unable to pay back the second mortgage at the close of the home sale. There are options available.

REVIEW OPTIONS IF YOU CAN’T PAY BACK THE SECOND MORTGAGE DEBT In this case, find a way to cover the cost another way, whether that’s through investments, savings, etc, or you can do a short sale. During a short sale, you provide documentation to the lender that you’re unable to pay and they agree to allow you to pay less than what you owe. This route is not ideal because it takes a hit to your credit. So there you have it. Selling your home with a second mortgage isn’t impossible, and with the right agent, it can go smoothly!

THE EXPLODING MARKET The real estate market is booming. The boom of the current market started in 2020 f rom the pandemic, and resulted in record low interest rates and the shift to a super seller’s market. We have seen a national increase in existing home sales, new construction sales, and overall home prices. Real estate is a very localized business, so in the Central Florida area (and Florida in general), more and more people are moving here f rom up north and other out-of-state areas. We are going to break it down a little more to give you an in depth look on how the market has affected different aspects of real estate.

REAL ESATE PRICES So many factors can effect real estate prices. One of the main factors is supply and demand. When things are high in demand and low in supply, the value increases, which is what happened in the housing market. The median price for homes in the last couple months have gone up 15%. The increase started in 2020 and has increased more in 2021. Agents are working diligently to encourage homeowners to sell their homes to have more inventory on the market.

INTEREST RATES Just like price, interest rates play a big part in the housing market. This fluctuates greatly based on government related decisions, inflation, and more. At the beginning of 2021, interest rates were at a record low of 2.74% for a f ixed 30 year loan. Now, they have raised, but are still considered low.

HOUSING INVENTORY As previously mentioned, the housing inventory has shifted to a seller’s market. With everyone taking precaution and not wanting a lot of people in and out of the their homes while going through the selling process, many took their homes off the market in 2020, causing for-sale listings to hit a record low. Now, inventory is picking up and it is predicted that roughly in the next year and a half, 1 in 6 homeowners plan on selling their homes, so that is good news for future home buyers. The 2021 real estate market so far has had its ups and downs, and still reflect the effects of COVID. Regardless if you are a buyer or seller, it is still a booming market that has plenty of options to choose f rom.

COMMUNITY HIGHLIGHT: NEW SPOTS IN CENTRAL FLORIDA

Although Central Florida is known for its theme parks and other popular tourist attractions, there are a lot more things to do, such as cool eating spots and modern local businesses! HAMPTON SOCIAL This brunch spot opened up near the convention center at Pointe Orlando, February 2021. Not only do they have a cute neon sign and other instagrammable displays, but they have a “Rose All Day” lounge and bar, coastal-inspired food, and live music and dining! This is the perfect place for your next brunch outing or girls night out!

WHITE CASTLE The world’s largest White Castle opened up here in Orlando at the beginning of May. Opening day brought hundreds of fans camping out overnight, going super early, or waiting 4-5 hours just to get their infamous food. This spot also has outdoor seating and 2 drive thru lanes. This restaurant brought over 100 more jobs to Orlando, will bring in more tourists and real estate investors, and is not too far f rom Disney and other major attractions. In the future, they will be opening a new high school right across the street!

ALOHA BEAUTIFUL This is a new karaoke Tiki Bar in the downtown area! It has a cute, tropical theme and is located where Joysticks videogame bar used to be. They opened up mid-March, complete with a stage and private rooms. Their modern tiki vibe and strong karaoke angle makes them stand out f rom other bars around downtown Orlando. They also have live entertainment, hula hoop competitions, and a delicious food menu!

ILLUME This is a new restaurant that opened up at the JW Marriott near Disney. This rooftop bar has 360-views, outside and inside seating, and the perfect view of Disney’s f ireworks that they display everyday at 9pm! It is the perfect spot for your next dinner outing. Their menu is japanese inspired with asian-style tapas, sushi, craft cocktails and so much more! Illume just opened up May of this year and it is already capturing a lot of attention.

THE ROBINSON ROOM What makes this place different is it took a very historical building and turned it into a modern, vibrant two story cafe and cocktail lounge perfect for either a business meeting or a night out on the town. Their f irst story is the coffee room and the second story has their cocktail bar. Complete with beautiful architecture and instagrammable walls, this place is sure to provide a nice modern atmosphere! Their goal is to be an inviting gathering spot for any occasion, and they even have their own specialty drinks!
