An open house is a scheduled time in which potential buyers can go in and view a house for sale. This is very popular in real estate and although selling homes has become more digital , there is still alot of value in open houses, especially for the people that need to see it in person before making any purchasing decisions. FROM RENTER TO HOMEOWNER CHECKLIST OF EXPENSES

So you finally got into your first home. Congratulations! Now, renting and owning a home are completely different ballgames. When it is yours, it carries more responsibility (a responsibility that is 100% worth it), so we want you to be aware of some of those extra expenses that come along with owning a home. Below is a checklist of things that you should look into.

HERE IS OUR CHECKLIST OF HOMEOWNER EXPENSES 1. Furnishing your home. I mean sure, you probably had to furnish your apartment too but this is a whole different experience. This is your permanent home and you may have more bedrooms and general spaces to furnish. Instead of going for the low quality, temporary furishings you may have gone to for your apartments, it is now ideal to have a more long-term mindset when decorating your home, and granted if you don’t have an HOA, your design choices arent restricted by a landlord or management. You can make it your own. 2. Maintenance. Instead of it calling your landlord when something needs repair or upkeep in the home, YOU are your landlord. Keep some money saved up for any unforeseen circumstances such as a sink needing to be repaired or anything else that may require a professional. 3. Insurance. Mortgage insurance is another thing to worry about. Granted, if you put down 20% or more on your house, it won’t be required but anything less and this will be an automatic expense to consider. 4. Property Tax: Now you have to pay a tax on the home that you own. Depending on where you live, this property tax will look different, so make sure to research this so that you go in knowing what to expect. 5. Down Payment & Closing Costs: Before you just had to worry about a deposit and application fee, but when you go for a home, you have a down payment and closing costs to pay to close on that deal. Granted, you could look into government assistance programs or consider talking to the seller to help out, but before going for that home, have money saved up, and set a budget so that you don’t go over and take on more than you can handle. We get it, these are alot of extra expenses and may be more expenses than you are willing to pay right now, but owning a home is a great accomplishment, and being able to collect equity off it or even use it as an investment and rent it out, can offset some of these costs, but if you have further questions about homeowning or you want to start the process of getting into one, go ahead and give us a call at 407-380-2800. ALL ABOUT THE CONTINUED HOUSING SHORTAGE IN 2022

So many buyers, not enough houses. This has been the issue since 2020. From the very beginning of the pandemic when so many people took their houses off the market due to health concerns, to now rent rising at an exponential rate and so many renters wanting to buy their f irst home, we are in quite the home shortage crisis. Keep reading on to get an outlook on the housing market for 2022 and f ind out what you need to know if you plan on purchasing a home this year.

HOME PRICES ARE SURGING Here in Florida, we have seen the biggest rent increases in the country, and housing prices are no different. Real estate experts are now saying that these housing price increases are going to continue to go up in 2022. They will be similar trends to the ones that we saw in 2020 and 2021. With that being said, interest rates will also increase this year. In the past two years, we saw record low interest rates as low as 2.5%. Although this is a disadvantage, this could possibly offset the housing shortage. If rates go up, less people will buy homes in hopes that it will go down again and there will be less competition in the market. And even though we are all crossing our f ingers that it happens, home prices will not drop. Buyers having to deal with bidding wars on homes will continue to happen. Between the large demand and still low interest rates, the housing market is still in the seller’s favor (in other words, if you are thinking about selling your home, there is no better time to do so.)

YOUNG BUYERS WILL BE AT A DISADVANTAGE 37% of today’s buyers are millennials, and over 50% of them are f irst time homebuyers with new mortgages. So why are they at a disadvantage you ask? Well let’s break it down. Millennials today are between the ages of 25-40 years and the current average home price in Central Florida falls roughly at $310,000-330,000. Whereas for example the baby boomers (currently aged about 57-75 years) at the same age was about $100,000. Now although with inflation, we make more than they did back in the day, the income to housing prices ratio was not as drastic as it is today. House affordability is becoming a growing concern and will continue to be in 2022.

BE PREPARED Knowing all this important information, if you are planning to buy a home, do your research f irst. At the end of the day, if your absolute goal is to purchase a home, you will make it happen. It isn’t impossible, it just may take a little bit longer, and there are assistance programs available. Plus, even rent is going up, so why not get into a home that you can call your own and build equity on? REAL ESTATE MARKETING IS MORE DIGITAL Between marketing tools such as Matterports (3D Tours), virtual staging (staging a photo instead of doing it in person), drones, real estate videography and more, we have seen a rise in using them to market homes. It has become very common for people to buy a home that they haven’t yet stepped into. This rise was fueled of course, by the pandemic and has continued to be on the rise since. Experts predict that this rise will continue into 2024. Because of this, mortgages and other paperwork has become more digital. Real estate professionals and their clients alike used this to maintain cleanliness amidst the pandemic and also to make the process go a little bit smoother, and with how quick homes sell right now, it helps keep up with the demand.

PEOPLE MOVING OUT OF CITIES AND INTO THE SUBURBS So many people are moving away from big cities such as New York and California, and are relocating to the suburbs. Due to the rising prices in literally everything, and remote work becoming more popular, people don’t need to live near the office anymore, so there has been an increase in people switching to the suburb life. The suburbs offer lower rent, lower taxes, and a more laidback lifestyle, which in this day in age, is what people are looking for. Experts predict that this shift won’t be permanent, and that there will be a climb in people moving back to the urban areas in a couple years. Suburb areas that offer a little bit of a “city feel” has seen the strongest growth in population.

MORTGAGE RATES ARE STILL LOW Back in 2020, we saw record low mortgage rates, meaning you would pay less over the life of the loan. With the real estate market seeing as low as 2.5% for mortgages, it helped fuel our current housing shortage because we saw a surge in homebuyers.

Now, fast forward to the present, although it has raised a little bit, mortgage rates are still low, and experts predict that they will stay fairly low for the next couple of years.

POPULATION INCREASE IN THE SUNBELT Much like the suburbs, the sunbelt also saw major population growth. Sunbelt states are any states that are southeast or southwest of the country, so cities such as Alabama, the Carolinas, Florida, Georgia, etc. This growth has been widespread across different types of real estate, from single family residence to commercial and so much more with the top areas being Austin, TX and Tampa, FL. This area has contributed 75% of population growth for the whole country in the last 10 years. These areas became attractive because they offer lower taxes and more affordable housing. This growth definitely boosted the real estate markets in these areas as well!

DECLINE IN THE RENTAL PROPERTY MARKET Rent is rising exponentially. With the fact that renting is not owning and is also competitive like the housing market, it has decreased the rental property market. The fact that people are moving more to suburbs and out of cities is also the reason that the rental property market is declining. We are currently in the highest apartment vacancy since 2010, however this is good news for rental investors and people that want to do short term rentals. It is now easier to negotiate with landlords to use their property as an investment because they are looking to fill their properties and get some cashflow.
