HOW TO SAVE MONEY DURING THE MOVING PROCESS

Getting a new home can be expensive, as well as the cost to actually move into the home. From getting the tools to packing your things, to renting a moving truck, and so much more, moving can be draining, not just emotionally but financially. Below we have provided tips and tricks to help you save money when going through the process of relocating to your dream home!

MOVE DURING THE OFF SEASON Maybe the perfect time to move for you will be in the summer, but keep in mind that during the summer months, moving companies that provide the moving trucks keep their prices higher because it is their busy season. The slower months would fall between October to April and because demand decreases during these months, so does the price! So consider planning your move during the spring, fall or winter to save some major bucks on your moving truck!

HOST A GARAGE SALE BEFORE YOUR MOVE Have alot of unnecessary junk? Why not get rid of it? The more belongings you own, the more boxes you have to get, the more moving tape you have to use, and the bigger the moving truck you have to invest in. That old sweater you’ve had since high school and that dress from your 8th grade dance need to go, and not only will getting rid of the unnecessary things save you money, but it will also save you time when it comes to packing, loading and unloading into your new home. So host a garage sale, donate to a local thrift store, pass it down to friends and family, and start fresh in your new home. If you decide to host a garage sale, organize your things based on the last time you wore or used the item. Get some signs to put up around the neighborhood, make a flyer, and make it happen! Then whatever proceeds you make can go towards your moving fund!

FIND YOUR OWN PACKING SUPPLIES Instead of going and buying boxes and packing tape from a moving company, plan ahead. So, lets say you have a 3 month moving window, or maybe 6 months, or a year. Subscribe to emails for supply stores that sell things like packing tape and wait for them to announce a sale. Usually this happens at the end of a season, or during a holiday, and bulk up so that when it is time to move, you already have the necessary supplies and you got it for half the price. Another tip, do not pay for boxes. Boxes are everywhere. Do you work in an office or know someone that does? Ask to take any miscellaneous boxes that they aren’t using, or go onto a site to get them such as Craigslist, offerUp and Letgo, and you will be surprised how much money this saves you.

We are here not only to debunk some of the popular real estate myths, but to explain the truth behind these myths! So keep reading on for more information.

YOU NEED A CASH OFFER TO WIN ANY OFFERS IN THIS MARKET A cash offer is a strong offer in any situation. The ability to sell a home and not have to deal with financing and the mortgage paperwork and everything that comes with it, is a great plus, and if that is something that is feasible for you, we do suggest it! However, that is not the only way to beat out offers in a competitive market. Even if you have to finance, you can still win offers. Buyers and their real estate agents are finding ways to win over the seller without a cash offer, such as: waiving inspection, having a shorter or no contingency period, or even just writing a letter explaining to the seller why their home would be their dream come true. Talk it over with your real estate agent, and put in offers with a positive mindset!

WAIT TO BUY A HOME The market fluctuates and it is unpredictable, and this is a very common view, especially in 2022 since the market has been competitive. Keep in mind that interest rates have risen quickly since its drop in 2020, and it will continue to rise. Every month that you wait to buy a home, will mean you’ll pay a higher interest rate and in turn, pay more over the life of the loan.

Doing things like paying your credit cards down to 30%, paying off any collections, and not missing payments is a great way to raise your credit, and you can make these credit changes today and see results in just a few months. Regardless, if you are ready to buy a home today and you don’t have the time to raise that score, know that with at least a 580, you have options.

IF SELLING, LIST YOUR HOME ON THE HIGH SIDE Sure, you want to get the most money you can for your home, we get it. However, the best scenario for selling your home is selling it based on what it’s worth. Enlist the help of a real estate agent to run a report of your property to get a better idea of what pricing would be best. Selling it at the highest possible number can easily backfire because you risk it sitting on the market for months and then having to go down on price and this doesn’t look good to potential buyers. So you want to build your own home. Having a home that was built and taylored to you is something that anyone would love! And putting the right elements into it is just as important as f inding the right builder to get the job done. ENLIST THE HELP OF A REAL ESTATE AGENT The f irst step is to get a real estate agent. Why? Because they are like your yellow pages to all of the amazing home builders out there, especially if they are an agent that specializes in assisting people with custom homes. Their advice is pertinent to you f inding a reliable builder that can make your dreams a reality. In addition to them, ask your f riends and family for suggestions too, especially if they have a custom built home. Getting reviews and referrals f rom people that you trust will put some credibility in your decision. Any builders that require a large upf ront deposit, can’t give you references, or does not have a contract for you to sign, is a red flag. You also want to avoid those that give you a price that is too good to be true because in most cases, it probably is! You want to invest in a builder that can provide references and previous work, that will communicate with you, work within your budget and will have a formal contract for you to sign. Some things you want to ask the builder is: what does their typical process look like? How do they handle changes in the building process? Are they licensed and insured? How much customizing can be done with floor plan, the f inishes, etc. Take note of how they articulate their answers to these questions, and get a feel for if you mesh well enough with them to work with them.

BE OPEN WITH YOUR BUILDER Yes, you want a builder that communicates well throughout the process, but you also need to disclose all of your wants and needs for the home so that they can deliver satisfactory work.

You also want to disclose everything because something you want may be an additional charge and if you want to stay within budget, there needs to be full transparency with any extra charges. This gives you and the builder the opportunity to come to a consensus on what you may want to change, or keep to make the home everything you picture it to be, and you never know, maybe the builder will extend a hand and discount that extra feature you want that would normally be an additional charge!

DO YOUR RESEARCH After meeting with potential builders, look them up. Make sure they have all the proper licenses, look at pictures of homes they’ve built in the past if they didn’t provide it, and get a full scope of what they’ve done in their career to see if it aligns with your vision. This will give you peace of mind when making your f inal decision. Also research the process of building a home, the f ine print of what the builder’s responsibilities are, and examples of things you would want in the home so that the builders have a visual of what you want. SELF MANAGEMENT V.S. PROPERTY MANAGEMENT COMPANY When managing a property, an important decision to make is if you will self manage it, or if you will have a property management company assist in managing it. The amazing thing about using a property management company is that they can help take the load off of you when it comes to the day-to-day. From finding tenants/guests, to collecting payment to customer service and fixing issues in the home, they can be your main point of contact for your business. Keep in mind that typically, property management companies usually take a percentage of profit, so if this is something you want to do, factor it into your expenses and make sure that you are still making the profit you wnat to make! RENT COLLECTION Of course, you need an easy and effective way to collect payment from tenants. If you’re doing a short term rental on a platform like Airbnb, payment would be collected through the app, but if you are renting out your place long term and have, or hope to have tenants in place, the best way to collect rent (and on time) every month is first, make it seemless. Have an online portal for them to pay. There are many sites out there that can help you streamline that process. Give them the option of autopay to automatically withdraw the money from their account every month (maybe even give them a discount for signing up for autopay), and to ensure that they pay on time, send out payment reminders, have consequences for late payment, and maintain an open line of communication with them.

MAINTAINING THE PROPERTY Maintaining your rental property is super important if you want happy customers and to ensure that your business continuously thrives. Before the tenant moves in, you want to make sure to do an inspection so that you are aware of any issues and can fix them prior to their move in date. If you have long-term tenants, make sure to communicate to them what you will be responsible for fixing and provide them with relevant contact information. If you are doing short term, make sure to maintain cleanliness for your property, and do routine inspections.

A couple other things you want to do is to rekey locks in between tenants and guests, provide smoke detectors, immediately take care of any pest control issues and make sure all structural things such as rofing and plumbing, are always in tact or if they are not, fix it immediatly.

HAVE AN ATTORNEY ON HAND You want to have an attorney on hand in cases of lease breaches, eviction processes, or your tenant sues you. Have a contractual agreement written up and signed by all parties involved before the tenant even moves in so that in case of anything, there is a legally binding contract to refer to.

BOOKKEEPING You should do bookkeeping for any business for tax purposes. It allows you to track your expenses and keeps your finances organized. There are many sites out there to assist you with this, or you can hire a personal bookkeeper as well. Types of transactions you would keep track of are things like rent invoices, vendor invoices, HOA if the property has it, and more!

MARKETING AND SOURCING NEW TENANTS Let’s say you just started with your property and you don’t yet have a tenant, or your old tenant moved out. If you invest in a property management company, they can assist with finding new tenants. They often have multiple methods for marketing your property and ensuring you get a tenant as quickly as possible. If you dont work with a property management company, a couple things you can do is: post your property on social media, run ads, post on apps where people are trying to find somewhere to rent, and word of mouth! Being a real estate investor can be a rewarding experience, and with the right tools, resources and knowledge, it will make your real estate business go a little bit smoother! -Adriana Nelson
