HOW TO CHOOSE A GREAT LISTING AGENT

So you want to get your home sold for the best price and in the best time. Some real estate agents are willing to go the extra mile, some are better are negotiating than others, and some will do the best marketing for that home and get you multiple offers. Point is, the decision to pick the right listing agent for you when selling your home is super important to not only how and when your home sells, but your experience of home selling in general! Keep on reading and we will give you the tips and tricks you need to pick the right listing agent for you!

DO YOU GET ALONG WITH THIS PERSON? Being able to get along with your listing agent is important in your overall experience in this process. Now, we aren’t saying you have to be best friends with your listing agent, but being able to get along with them and work well with them is vital to it going as smooth as it possibly can. So, when you are first sitting down with them to discuss working together, evaluate their communication skills, if there is any tension or any other signs that this may or may not be a good person to work with. Throughout the process, you will be talking to and working closely with this person, so keep that in mind before signing that contract with them!

HOW DO THEY PLAN ON MARKETING MY HOME? Marketing a home is one of the key factors to getting your home sold for the most and the fastest, because if people don’t know about your home, they won’t buy, and if there are multiple offers, it encourages those vying for the home to go over asking. So, ask the listing agent how they will go about this. Keep in mind that in the real estate world, digital marketing is super powerful, so them just putting it in the paper and hosting an open house or two isn’t going to cut it. Listen for them mentioning photography, videography, matterport, social media, email marketing, etc. You want a listing agent that will use different types of methods to market your home and get it sold.

WHAT WILL COMMUNICATION LOOK LIKE? Communication is key. How would you like your listing agent to communicate with you? How often will they communicate with you? Setting this expectation and having open communication will make the process go smoother. Also set what method you prefer. Are you more of a texter? Caller? Want to communicate through email, or a mix of all methods? Make sure to set this with your listing agent prior to working with them.

WHAT DO YOU EXPECT FROM ME IN THIS PROCESS? This goes back to having open communication with your listing agent and this gives both parties the opportunity to set expectations. For example, how many open houses would you like your listing agent to host, and what would the listing agent expect on your part to prep for the open house? (cleaning procedures, moving stuff around, etc.) Outside of just open house expectations, there are other things that the listing agent may expect of you as the seller, so go in with an open mind and set some expectations yourself too!

INTERVIEW A FEW, NOT JUST ONE Before setting yourself on 1, talk to a few listing agents. Getting the feel for different ones, asking the same questions to hear their different takes on the answers, etc. will help you choose the best listing agent for you! Take notes during your meetings with each listing agent to review later, and you will be one step closer to getting the right listing agent for you and selling that home!

5 WAYS TO SAVE MORE MONEY TO GET INTO YOUR NEXT HOME

You want to get into your new home but you need to save more money, we get it. In the market we are in now, cash offers are more valuable than ever to win out on bids and get your dream home. However, if you don’t want to wait until you can do a full cash offer and just want to save for the down payment, closing costs, etc., we want to give you tips and tricks to saving more money and saving it faster! Keep reading on for more.

YOU DON’T HAVE TO SAVE 20% The common myth in homebuying is that you have to save 20% for the down payment. I mean sure, if you want to avoid the PMI (private mortgage insurance), the 20% is vital, however, it isnt required to get into a home. From the down payment, to closing costs,etc., we recommend saving about 10% of the purchase price, so if you get prequalif ied for a 300K home, aim to save $30,000. You also want to take the time to look at all your expenses and see what monthly subscriptions you can cut at least until you get your home. Improve your DTI (Debt to Income Ratio) to increase the amount of money you can save f rom your paychecks.Doing this could save you hundreds a year. You also want to set a goal. How much do you want to save and what amount of time do you want to save it? (For example, saving 30K over 5 years). Setting this expectation will not only motivate you to get it done, but then it will give you a good idea of when you can start really looking for homes.

ASK FOR A RAISE OR GET A NEW JOB Our f irst tip is f inding a way to bring home more money. Maybe it is time to apply for a higher position, or maybe you have been in your current job for some time and it’s the perfect time to ask for a raise. Regardless, have a feasible goal of how much you want to make and then work towards that. If you have a spouse, encourage them to do the same so that you can both bring home more to save more. Once you are making that extra money, set a goal of what percentage of your checks that you will be saving and stay disciplined!

PICK UP A SIDE HUSTLE Do you have a specif ic skill that you can get a second job doing, or want to pick up a new skill? Having a side hustle could be a great way to bring in another source of income into the mix and really fast track your savings goals. Do your research on estimated prof it for whatever side hustle you decide to do and match it up with your desired savings goals.

RENT OUT A ROOM OR A PORTION OF YOUR GARAGE A great way to make more money and have a side hustle is to rent out a spare room in your current home on Airbnb (if possible), or if you have a garage that is fairly empty, you can actually get some extra cash via an app that gives people the opportunity to store some of their stuff in your garage. This will be especially great if you live in an area that maybe homes or apartments are smaller (i.e. New York) and there is a high demand for storage facilities. As an added bonus, maybe put your car on Turo on your off days to allow people to rent out your car for short trips.

RESEARCH FIRST TIME HOMEBUYER PROGRAMS If this will be your f irst home, there are a lot of f irst time homebuyer assistance programs out there to help you with your down payment! Research what programs are out there, and their qualif ications. Also get some feedback f rom your realtor about available programs, because they may give you more insight f rom your research!

DONT BE AFRAID TO ASK FOR HELP Your family and f riends may want to assist you with getting you into a home! Dont be af raid to set up a GoFundme or to ask people directly to donate to the cause some other way. Maybe even host a garage sale to put all the proceeds towards your housing fund and encourage your family and f riends to come out! You will be surprised how much others will want to help you achieve some of your life goals. There are so many ways to generate money to save for your house. From renting things out, getting a new job, asking for help etc., these are only a few ways out of hundreds to save more money. We want to encourage you to stick to your savings goals and really discipline yourself to achieve the goals in that designated time, but also don’t be too hard on yourself if you back track once or twice. LAKE EOLA FARMER’S MARKET The Lake Eola farmer’s market takes place in downtown Orlando, on the beautiful trails alongside the lake. This event is when they have vendors set up shop. These vendors sell different things from fresh food and treats to juices, to vintage clothing, jewelry, plants and so much more. You can go and walk the Lake Eola trail and explore each vendor, and then go to the food area to buy fresh fruit and listen to the live entertainment that they usually have. Then, you can sit on one of the grassy fields and just relax. This is the perfect sunday funday spot to go with family or stroll or take your dog for a walk. This takes place every Sunday from 10am-3pm and is free admission!

EPCOT FOOD & WINE FESTIVAL

Take a taste tour of 6 different continents at Disney’s Epcot! This is an amazing experience to immerse yourself in the different food and wine culture from all over the world. It will feature 25+ food booths. They give you a “festival passport” so that you can see what all the stops are and where in Epcot they are located! You can also find a digital version in the disney experience app. This event also features celebrity chefs and special events and even has a scavenger hunt! Entrance into the festival is included with a regular park ticket and this is an annual, seasonal event. This year it will run from July 2022- November 2022!

BAZAAR BOTANICA MARKETS Considered the Orlando community art supply closet, this event features used, recyclable art and allows people to come by and drop off or pick up second hand art supplies. They also have live shows there, as well as food trucks and places to lounge! The locations and days vary, with it being on the 3rd Sunday at Ivanhoe Village and 3rd Thursday at Downtown Orlando (and if you miss those, you can also take a drive to Tampa to catch it bi-monthly at Seminole Heights Tampa.)

MOVIE MONDAYS Do you love watching movies? Well on Monday nights at A La Cart Orlando, you can enjoy a free outdoor movie at 7pm! They also have multiple food trucks there for you to grab a bite to eat while you enjoy the show! Entry into the event is free with the password, which you can only get by calling the venue after 5 the day of the event!
