A simple definition of real estate investing is purchasing and managing property for rent or sale to get a profit. Investing in real estate can be a very profitable investment and can even be taken on as a full time career or as passive income. Are you interested in investing in it? Not sure where to start? Keep on reading to get some vital tips!

FIGURE OUT YOUR STRATEGY First thing you need to do is figure out your investment strategy. There are many ways that you can start and go about it. Some investors fix and flip to sell the home, others find a property that requires no fixing and rent it out to a tenant, and others may sub-lease a room in their home to use as airbnb income. You can even purchase a multi-family home and live in one unit and rent out the other (commonly referred to as house hacking.) There are so many ways to go about real estate investing, and knowing what strategy you want to follow is a vital step to guide you through the process.

INVEST IN EMERGING NEIGHBORHOODS Another tip is when looking for properties to purchase, search for emerging neighborhoods, so that the property you buy increases in value as the area develops. For example, if you buy a property in a neighborhood that is just being built, a couple years go by, now the neighborhood is fully developed and maybe a huge plaza was built nearby, which in turn, increases the value of the entire area. This results in tax incentives and maximizing your profit. Also, know the areas that you are purchasing properties in. Research what is around it, the crime rates, the population growth, how many homes in that area are on the market, etc. Having this knowledge will help you pick the best investments.

JOIN A NETWORKING OR INVESTMENT GROUP Surround yourself with people that have a similar goal as you, because they may have more knowledge and experience to pass on. Not to mention, they will know the ins and outs of the market and give you insight on how to succeed. This is a good way to pave the same path for yourself.

SET A BUDGET WITH A RAINY DAY FUND Have an idea of how much you want to spend, and have money stashed away for a rainy day. The last thing you want to do is go broke, or lose out on money. For example, lets say you are interested in a fixer upper and you want to purchase it with an FHA loan.

Save money for the down payment and other closing fees, lets say 10% of the purchase price, and get estimates on the major things that need to be fixed, or just do your research and get a rough estimate. Once you add up everything you want to repair and the estimated cost, add on another 5-10% just in case it goes over and use that as your budget.

KNOW WHEN TO OUTSOURCE You can be a jack of all trades at the beginning, but once you get to a point where you own multiple properties, it can become too much to handle. Don’t spread yourself too thin and know when to outsource work to buy some of your time back. Time is money, and a nonrenewable resource. Don’t give it away if you don’t have to.

BUILD YOUR TEAM So you want to have a couple important people on your side when investing in real estate. These people would include a real estate agent to help you with the sell and purchase of properties (we have some amazing ones here at Premium Properties that have experience with real estate investors!) , a lawyer that specializes in real estate, people that can help you with repairs, and maybe a property manager once you start outsourcing your workload. From energy-eff icient windows, to installing solar panels, to getting low-flow showerheads, making your home energy eff icient will add a great incentive to your home listing. When advertising, emphasize how solar panels help save money on energy bills in the long run and have tax incentives. Low-flow showerheads are a more budget f riendly improvement that uses half the flow rate of regular showerheads and can also contribute to lowering the energy bill. Energy eff icient windows can give you a great green energy tax credit and can save you up to 500$ a year on HVAC costs. Having this leverage when advertising your home will help it stand out f rom other listings and give you the ability to charge more.

REMODEL THE KITCHEN The kitchen is seen as one of the most important areas of the home, so remodeling it is a quick way to up the value. However, you want your kitchen redesign to f it in with the rest of the house. THE TRUTH ABOUT COMMON REAL ESTATE MYTHS

There are a lot of myths and misconceptions in real estate. With so many out there, it becomes diff icult to decipher what’s true and what isn’t. We decided to address a few of them and debunk some of the most common myths out there. Keep reading on to get all the details.

YOU DONT NEED AN AGENT TO BUY OR SELL A HOME I mean sure, there are For Sale by Owner listings out there so technically, you could sell it on your own, but people often overestimate the value of a real estate agent. From their expertise, to their real estate knowledge, to the connections that they have, you’re getting more than just a sales professional to buy or sell your home. You’re also getting a negotiator when your dream home already has multiple offers on it, you’re getting someone that will take your wants and needs and f ind the right homes for you to save time, you’re getting someone that can act as the middle man for all of the people you need to talk to in the home buying or home selling process, and so much more. In the long run, you’ll be happy that you worked with a real estate agent that had your best interest in mind, and not to mention, they could become a permanent conf idant to assist you with all of your future real estate needs as well.

LOOKING AT HOMES IS THE FIRST STEP Although this sounds like the f irst step, real estate agents typically won’t take you out to see homes until you’ve completed pre-approval. This is because a pre-approval is a good indicator of what you could get approved for when you apply for the mortgage, so that you won’t waste your time looking at a 400K home when you’re only pre-approved for 250K. This pre-approval also helps the real estate agent narrow down the search and f ind your ideal home without having to worry about if you can afford it.

YOU NEED A 20% DOWN PAYMENT PLUS CLOSING COSTS This is a very common myth that causes people to wait a very long time before purchasing a home.

FHA loans for example, only require 3.5% down, and the seller could take on the closing costs, so paying for a home doesn’t have to be as daunting as you think it is. Of course, the seller paying the closing costs isn’t guaranteed, and there are other fees at closing, so to cover everything, saving around 8-10% should put you at a good spot.

PRE-APPROVAL WILL HURT YOUR CREDIT With credit, there are hard inquiries and soft inquiries. Getting pre-approved is only a soft inquiry to your credit, meaning it won’t impact or ‘ruin’ your credit. When you get multiple ones in a 30 day period, the credit bureau will qualify this as “shopping around” and won’t factor all of the inquiries into your credit, so don’t let this myth scare you away f rom this vital f irst step.

LIST YOUR HOME FOR SLIGHTLY HIGHER FOR NEGOTIATING PURPOSES At f irst, this may seem like a great idea. Get more for your buck right? Wrong. Next thing you know, the home isn’t getting any leads because it is priced too high, the home is on the market for 30+ days and you’re forced to lower the price more than once to get some kind of traff ic. Then because of this, buyers are weary of it because it has been on the market for so long. What you want to do instead is sell it for the price that it appraises for, or slightly lower. This way you will get more leads in the door and let’s say you get multiple offers. Buyers will in turn bid higher than the asking price because of the competition, and you will still get more for your buck in the end, especially since we are currently in a super seller’s market.

YOU NEED PERFECT CREDIT TO BUY A HOME Maybe you have subprime credit, which can easily discourage you f rom looking into purchasing a home. We get it. Just know that you have options.

Invest in a credit repair company or specialist to assist you in improving your credit. From disputing possible errors to paying off collections to paying down your credit cards to less than 30% usage, taking certain steps can raise your credit signif icantly in a short amount of time. A credit specialist can also request a rapid rescore if you are getting a home very soon, to shoot up that score quicker than the normal amount of time it takes to reflect changes. Now if it’s a situation where you don’t want to go through the steps of improving and want to go ahead and get a home with your credit as-is, you can qualify for an FHA loan with as little as a 580. Granted, they look at the whole picture when it comes to your credit history, and if you are right at the minimum and qualify, expect high interest rates. At the end of the day, hiring a real estate agent to give you advice about this is going to be your best bet. Their expertise and experience will add so much value to your decisions. There are so many myths that exist in real estate. From common misconceptions to people sharing their experiences that qualif ied as special cases, it can be diff icult to know right f rom wrong. Make sure to empower yourself. Don’t be af raid to do your research. The internet is your f riend and that, combined with a trusted professional, will give you great insight on making the best f inancial decisions and getting into your dream home!

PARK LAKE-HIGHLAND This neighborhood is in the Mills 50 district along North Mills Ave and is known for its surrounding asian restaurants and other local Orlando spots.
