HOW TO SELL YOUR HOME AS-IS

You want to sell your home, but you know that the repairs from inspections will be extensive, or maybe you want to be upfront with buyers that like to dwell on every imperfection. Either way, if you’ve decided that you want to sell your home ‘as is’, you’ve probably asked yourself how you will go about this, and if selling it ‘as-is’ will chase away prospective buyers ready to make an offer. Keep reading on and we will break down what you need to do to get that house off the market. So just as a clean cut definition, selling a home ‘as is’ means that the home is a fixer upper and will not be improved or repaired prior to selling. Keep in mind that most purchase contracts include an inspection contingency, meaning that the offer is contingent upon the buyer accepting the inspection results, so even if you did list ‘as-is,’ they can still pull their offer if they find something in inspections that is a dealbreaker.

GET AN EXPERIENCED REAL ESTATE AGENT You want to work with an agent that has dealt with an as-is property before. With their expertise, they’ll be able to advise if selling it this way is your best option. In some cases, it might be better for you financially to get repairs done because then you can get the house appraised at a higher price. The two options that your realtor will present are either finding a cash buyer or selling on the open market. Also keep in mind that if your reason for selling ‘as-is’ is because you don’t want to repaint the kitchen, selling it may backfire because when buyers see ‘as-is,’ they assume there is a HUGE problem with the home, and it communicates to the buyer that you’re not willing to work with them.

CONNECT WITH A CASH BUYER THAT SPECIFICALLY BUYS AS-IS HOMES This would be your investors and people that flip homes. Keep in mind though that this may involve negotiating your price because investors essentially go in with the goal to pay less rather than more to meet their ROI (Return on Investment) as quick as possible. There are sites that facilitate finding cash buyers, such as “Simple Sale” where it will match you with the right buyers with the highest bids based on the details of your home. This will make the process much easier.

MAKE SURE YOU DISCLOSE EVERYTHING TO THE BUYER Mention all the issues with the home to the buyer. Just because you are selling as-is, doesn’t mean this is a scapegoat to not tell them about your decaying roof or your termite problem. Not being upfront can backfire and hold you liable for things even after the close of escrow.

So long story short: just be honest!

ALTHOUGH IT IS ‘AS-IS,’ DECLUTTER THE HOME Clean and declutter the home. Have it deep cleaned, replace appliances if you can, update some things, and get rid of unnecessary clutter. Yes, the home is ‘as-is,’ but you will sell the home quicker and possibly for more if you do these things. This step will be worth it. At the end of the day, selling your home as-is will not be an easy task. It closes up the potential pool of buyers and may involve more negotiating, so make sure that this is the route that you want to take. If it is, a real estate agent will walk you through the process to make it as painless as possible. Know what your goals are with selling it, and if you have the money to improve the home prior to listing, always take this option. Often times, doing so results in a large return. Once you’ve determined all of that, get out there and sell that home!

FIRST TIME HOMEBUYER TIPS

You’ve decided you want to purchase your f irst home, but you don’t even know where to start, how much to save, or what you really want and need. Below we have provided some killer tips to make the process go a little smoother.

PAY OFF YOUR DEBT AND MAKE AN EMERGENCY FUND Pay off any credit cards and loans you may have, get rid of any collections, and save an emergency fund. Your emergency fund should cover 3-6 months of expenses, just so you have something to fall back on when you need it. Only open new accounts if absolutely necessary. What this will do is raise your credit, and decrease your debt to income ratio (DTI). When you go to get prequalif ied for a home, they take a look at all of this to determine how much house you can afford and how much of a loan you’ll be able to borrow.

SAVE A DOWN PAYMENT You want to save a down payment. You must be thinking “but how much do I save?” First of all, you don’t have to save 20%. Of course, if you would prefer this way, then go for it, but it isn’t a requirement. Generally, you want to do some research based on your income and how much debt you have, and determine what price range you want to aim for. Then save about 3.5%-5% for the down payment, 3.5% for closing costs, and a little extra for a rainy day, so about 10% total. Since you’re a f irst time homebuyer, your realtor will probably get you some down payment assistance f rom the government, and may even negotiate with the seller to pay some of the closing costs, so saving around this amount will put you at a good spot.

GET PREQUALIFIED FOR A LOAN This is a prerequisite before you start to seriously look for your potential home, because it will determine what homes are worth your time to look at and it tells sellers that you’re ready, so if you get into a bid war with other buyers, it will carry more weight. You should also get prequalif ied because it will save you time when you f ind your dream home because it will be less paperwork, and it will help you have a general idea of what you’ll have to pay in other expenses that will come along with homeownership.

ATTEND OPEN HOUSES Open houses will give you a solid idea of what you want and need, without the pressure of rushing to buy a house. Attending these can happen way before you’re ready, but also go into it with a purpose. Get a good feel for different neighborhoods, ask the realtor questions, walk through the whole house to take in everything, and make mental notes of what you like and dislike. You may even f ind the perfect real estate agent along the way!

KNOW YOUR BUDGET Really, really know your budget and stick to it. We know you want to stretch your expenses to afford that home on an acre lot with the 5 bedrooms and marble island, but stick within your means to know what you can handle. A general rule of thumb is that your mortgage shouldn’t exceed 28% of your monthly income, so take some time to sit down and map out what all of your income streams bring in, what your debt to income ratio is, and how much more you can take as a monthly payment. In your period of saving money, make some sacrifices: don’t eat out as much, decrease your trips to the mall, and see what monthly subscriptions you can cut. All of this will be worth it in the end when you finally move into your beautiful new home!

EVERYTHING YOU NEED TO KNOW ABOUT MORTGAGE LENDERS

Like most people, you probably don’t have 100’s of thousands to millions of dollars just lying around for when you’re ready to buy a home. Your only other option outside of a cash offer is getting a loan, or as they like to call it in the real estate world: a mortgage. A mortgage is def ined as a legal agreement between you and a bank (or other creditor) that they will loan you the money with interest to make your purchase, and in return, they temporarily own the title on your home until you have paid in full. Now, although it may sound simple, it can get complicated fast. From the types of loans you could get, to what you need to do to f ind the right one, we want to equip you with the necessary knowledge to get you into your next home! Keep reading on for more.

TYPES OF LENDERS Direct Lenders - These are probably the f irst ones that came to mind. These are the banks, and credit unions. This is considered direct because you don’t go through a mortgage broker. The good thing about direct lenders is that everything is in-house so its like a package deal with everything involved in approving the loan, but that doesn’t always mean their that rates will always be your best option. Mortgage Brokers - Independent professionals that work as the middle man between you and the lender and upcharge to get a commission f rom the sale. They don’t directly determine the rates because they are only licensed for lending. Portfolio Lenders - This is a bank or institution that will keep the debt of your loan in-house via a debt portfolio rather than reselling it to government-sponsored agencies. Correspondent Lenders - These will fund the loan in-house and resell it to larger lending institutions. Wholesale Lenders - These lenders are more business-to-business, so they work with the institution/broker rather than you directly. They offer loans to them at a discounted rate to then sell to you.

Hard Money Lenders - Private investors that will offer you a short term loan. These lenders are more focused on the investment value they can get f rom loaning money for your property. They may charge more in additional fees and usually want repayment back a lot quicker than the other loans. Now that you have a good idea of the types of loans that are available, here are some tips of how you can choose the right mortgage lender for you.

STRENGTHEN YOUR CREDIT & FINANCES Before you even go searching, make sure that your credit is up to par. Pay off any collections, stay up to date with your bills, and only open new lines of credit when necessary, especially if you are close to the time of looking for the mortgage lender. This will be the driving factor of what you will qualify for, outside of your income and assets. Take a look at your debt-toincome ratio, and make sure it isn’t too high. Aim for about a 40% ratio or less. The goal here is to get lower interest rates so that you pay less over the life of the loan. After doing this, you want to take a look at your budget. Much like we discussed on pg. 14, make necessary sacrifices to stick to your budget and know how much you can afford way before looking for the mortgage lender. One thing you can do is designate an hour or two monthly or quarterly, where you write down all of your expenses into a spreadsheet, and allocate your money between necessities such as your bills, groceries, rent, savings etc. to give you a solid visual of how you should budget your money.

KNOW YOUR MORTGAGE OPTIONS Knowing your options is vital to picking the right one for you. Do your research to help narrow it down. Most people think you automatically need 20% down for a home, which isn’t the case. An FHA loan for example, is only 3% down, and in special cases if you qualify, some loans may even be no money down. Keep in mind though, that less than 20% down may be slightly higher interest rates and require mortgage insurance, so do whatever option is best for you.

COMPARE RATES AND GET QUOTES FROM MULTIPLE LENDERS Getting a quote from a lender shouldn’t be a one and done situation. You not only want to talk to multiple lenders, but you also want to try different types. Get a loan quote from the bank, from a private lender, from a credit union, from an online lender, etc. If you don’t shop around, you will be selling yourself short. The last thing you want to do is leave money on the table. Also consider getting a mortgage lender that can do all that searching for you. They will come back to you with a list of different quotes from different sources after taking a look at your application, and will make a comparison based on the fees, mortgage insurance, down payments, etc.

READ THE FINE PRINT I know, reading mortgage documents may sound mundane, but this may make or break your decision with certain loans. You don’t want to sign all the paperwork and then realize later that you made a bad decision. Take a good look at your loan processing fees, monthly payments, third-party costs, etc. You can also negotiate some parts, such as the closing costs and save thousands. Of course, not everything about the contract will be clear, so don’t be afraid to ask questions or even to point out any errors. Homeowner’s Association, or commonly known as HOA, is a structure of rules and regulations set in place to maintain a clean look and feel in a neighborhood. It is most commonly seen in homeowner categories that include a shared space, such as condos and townhomes. Below we have provided a couple things that you should know about them if you are considering this option.

FEES WILL RANGE There is not a set price for HOA fees. They can greatly range f rom place to place and tend to be higher in older buildings. The amount of homes and amenities in that area can also affect the fees. When you inquire about any home that has them, they will let you know the how much the fees are up f ront since it is included in the MLS listing. Additional fees like capital investments may apply as well.

MAKE SURE YOU KNOW THE HOA RULES FOR THAT AREA Knowing the rules of the HOA for that property is very important. The last thing you want is accidentally violating one of the rules and having a massive fee to pay on your next bill. Before putting an offer on the home, ask your real estate agent to get all the info for you to simplify the process. Think of HOA as a property manager. They have a system in place to maintain that area to certain standards, and these standards must be agreed upon when signing the papers.

THE PROS From the extra fees on top of your mortgage, the rules you have to abide by, and dealing with the HOA, you must think, what are the pros of getting an HOA property? Well, one of them is conflict management. Let’s say you have a neighbor that always plays loud music late at night and it disturbs your sleep. Also, in most cases, the HOA will handle all the exterior stuff for you, such as the landscaping and mowing the lawn, and they usually have extra amenities, such as a clubhouse, or a community pool, etc. that will not only be convenient when you want to have a pool day, but can also help you sell for more in the future if you decide to move. Take all of this into consideration and do your research to f ind out if an HOA property is best for you! At the end of the day, f inding your dream home in an HOA community is a good option. Yes, it can get a little complicated with the rulesand regulations, but life in an HOA community can also be very convenient and who wouldn’t want to live in an area that always looks maintained and beautiful?

FRONTYARD FESTIVAL - DECEMBER 2020-MAY 2021 Frontyard festival is a live entertainment space hosted by AdventHealth at the DR.Phillips Center in Downtown Orlando, across the street f rom the AC Hotel. DOWNTOWN TACO BELL CANTINA - OPENED: JAN 27TH Yet another addition to downtown Orlando is the new Taco Bell cantina. It is an innovative twist of your generic taco bells because not only does it have your usual tacos and burritos, but it also has liquor! From wines to beer, vodka, rum, tequila and more, they boost late night eating in a more upscale atmosphere. They already have a location in the UCF area, and the downtown one is their second installment in the city.
