HOW TO USE YOUR HOME EQUITY TO YOUR ADVANTAGE

Put simply, home equity is the percentage of your home that you own. It is the difference between the actual value of the home, and how much you owe on your mortgage. Now anyone that knows anything about homes knows that home equity is a great thing, and definitely something you can use to your advantage. Want to know how? Keep reading on and we’ll break it down for you.

HOW CAN I FIND OUT MY HOME EQUITY? The best way to find out how much home equity you have is to first, get a home appraisal done. How this works is, an appraiser will come in and do an analysis and let you know exactly how much your home is worth. For example, if your home is appraised for 320,000, and you have 200,000 left on your mortgage, your home equity would be the value of these two numbers subtracted. In this case, your equity would be 120,000. This method is the best way to go.

HOW CAN I USE IT TO MY ADVANTAGE? There isn’t just one way that you can use home equity to your advantage. With so many methods, feel free to do more research before making your decision. Below we have detailed all of the different methods. Home Equity Loan – This is also known as a second mortgage because you’re borrowing against your equity. With this, they give you the money in a lump sum, and you will continue to make regular payments on your mortgage. Don’t go too crazy with borrowing though, because lenders do highly recommend that you always maintain 15-20% ownership on your home. Home Equity Line of Credit – So this method works a lot like a credit card. Just like with the home equity loan, you are still borrowing against the loan, but the way you borrow is a little bit different. There are two periods with this loan: the draw period and the repayment period. Just like a credit card, you have a limit that you can borrow. During the draw period, you can spend up to the limit. After a certain time, which the lender will define for you when you get the loan, you enter the repayment period, which is when you have to start paying it back. People use this method a lot to do home improvements, or to pay their children’s college tuition, medical bills, etc. This method also tends to have low interest rates, so sometimes it’s a better move than opening up a regular credit card; not to mention that it is also much easier to qualify for.

Cash-out Refinance – This is different from the previous methods because it is more like refinancing, so instead of a second mortgage, this one replaces the old one, usually with better interest rates. This method is more for people that 1, want to refinance and 2, want their equity in cash. When filing for this type of loan, you choose the cash out option to get your cash and you can borrow up to 90% of your equity. Upgrade to a Bigger Home – So you want to upgrade. Whether your family is expanding, or you’ve scored a raise, this is a great way to do it. This is the most common way that people use their home equity to their advantage. The difference between the sale of the home and your mortgage remainder comes back to you as a profit. So let’s say you’re selling the home for 400,000 and you have 50,000 left on the mortgage. You use the 350,000 to pay off the rest of your mortgage and the remainder as profit to put towards your new home! Overall, using your home equity is a great bonus, but please be advised that if you do take out a loan on your equity and you’re unable to make the payments for it, you risk the lender foreclosing/ repossessing your home, so factor in all of this prior to making the final decision. HOW YOUR REALTOR SHOULD BE ADVERTISING YOUR HOME Selling a home is no easy task, and sometimes getting the right buyer at the right time isn’t immediate. The best way to aid that and get your property sold is advertising. When you hire a real estate agent to get this done for you, they should have a plan in place for advertising your home. Keep reading on to understand what their plan should include.

WHAT IS THE MARKETING BUDGET & PLAN Having a plan and budget in place is essential for success. Your real estate agent should know how they are going to go about advertising your listing, and how much they plan on spending. Most real estate agents will advertise digitally and through print, such as a flyer. A general rule of thumb is that they spend 10% of their commission on marketing, but this is not always the case. The marketing budget is a set max that they plan to spend for advertising. This will stem f rom the goals that they set, such as selling the home in 30 days. The plan is the action they will take to make sure that the goal is met. Ask your realtor the details of their goals and plans to better understand how they will help you sell your home.

RUNNING ADS One very popular way that agents can market your property is through Facebook ads. Now, getting traction f rom one of these ads can take a lot of skill, so the real estate agent either will be versed in it themselves, or will enlist some help (in our case, we have a full marketing team that assists our agents with running ads, and we help them one-on-one!) Facebook is the #1 social media platform right now, and they have useful data on their users to help businesses target people.

In this case, they have the data to f ind the people that want to buy a home at the exact moment that they are looking to buy a home. Your real estate agent will run an ad for a certain amount of time with a certain budget allotted, and reach out to all of the leads that the ad produces.

SPREADING THE WORD TO NEIGHBORS AND LOCAL REAL ESTATE AGENTS Networking is a powerful thing and it is something that real estate agents are encouraged heavily to do, so they often know the right people and have a database of people that may be looking for a home, or know people who know people that may be looking for a home. They can also put up yard signs all over the neighborhood/local area to get more eyes on the property, or post in their real estate groups to instantly gain access to hundreds, maybe even thousands of people. When it comes to networking and word of mouth advertising, the possibilities are endless.

USING AS MANY PLATFORMS AS POSSIBLE Different platforms are used for different purposes, so a real estate agent that knows how to tailor their message on each platform is vital to success. On Facebook they may run an ad and post all the best pretty pictures. On Youtube, they would put up a listing video, and on Pinterest they may just post the master bedroom with emphasis on clicking on a link. The more platforms that are utilized, the more chances of f inding more leads that are ready to put offers on your home.

MARKETING YOUR HOME VISUALLY People are visual, and seeing a home that is pleasing to the eye greatly increases the chances of people getting emotionally connected to the home. It is very important that your real estate agent uses photography and/or videography in their marketing plan. People go to the internet f irst to shop for their home. About 92% of homes that have pictures and videos sell exponentially faster than those that don’t.

People want to know what the master bedroom looks like, how big the kitchen looks, etc, and if it is pleasing to them, they are more likely to reach out to get more information. Videos of your property will also make a huge difference in how fast it sells. When people see a nice listing video, they are able to visually put themselves in that room and picture it in their heads, which helps even more to build that emotional connection and push them to want to learn more and set up a time to see it in person. Advertising is a big part of selling and buying homes, so knowing how your real estate agent plans to go about it will be really telling of how they can help you sell your home. CORONAVIRUS AND THE REAL ESTATE MARKET

Coronavirus has def initely changed our day to day lives. From wearing masks, to sanitizing often, to following the 6 feet rule, it has shifted everything. Another thing that it has shifted is real estate. Having to take certain precautions with clients and dealing with the f inancial hit to our markets has been an adjustment. Keep on reading to understand how Coronavirus has changed how we do business.

IT IS A SELLER’S MARKET A seller’s market is def ined as an economic situation where there are less sellers than there are buyers, so sellers can keep their house prices high due to supply and demand. Now with the limited inventory, when buyers are ready to get their next home, there isn’t as much to choose f rom. Real estate agents have voiced that they’re still working with a particular client because they’re waiting for more inventory to come out on the market. Regardless, there are still many great houses for sale out there, so don’t let this stifle you f rom looking for a home.

LOWER INTEREST RATES The interest rates for home loans are at a record low. This is due to the Federal Reserve dumping money into the mortgage f inance system after cutting short-term loans. You can now get a mortgage loan with interest rates as low as 2.5%, whereas before Coronavirus, it didn’t fall below 3%. This means you would pay less over the life of the loan. Nobody knows for sure if these low interest rates are here to stay, but they will probably stay for now. This has also created more demand for lenders to make new mortgage loans, which may push rates even lower.

MORE FOCUS ON VIRTUAL TOURS From Matterports to listing videos, there is more of a need to do virtual tours. Granted, there is nothing like being there in person. You can see the homey kitchen and spacious master bedroom through a video, but you can’t get a hands-on experience of them.

You can still go in and tour properties, but due to Coronavirus, some people feel more comfortable with this option, which is perfectly ok. In result, real estate agents that use these tools to advertise their listings are getting more traff ic and longer watch times.

CHANGING WHAT BUYERS WANT What buyers want and what they look for in the description of a home has changed. For example, many real estate agents are using keywords such as “disinfected,” or “just cleaned” to encourage people to come out and see for themselves. I mean during this time, who wouldn’t want to be in a home that has been sanitized before a showing, right? In situations where the home may have some sort of shared utilities or spaces, selling it may be tricky, because buyers now request homes that have things like in-unit laundry machines, and other facilities that they wouldn’t have to share with strangers. Coronavirus has changed life as we know it, and has taken many lives all around the world. We want to encourage everyone to stay positive and stay safe. Is the home energy efficient? 7. Why is the owner selling this home? 8. When was the home built?

We sat down with Deanna Palo, one of the owners of Stasio’s, a local italian deli and grocery store in downtown Orlando! Below is what she had to say about their family business and how they’ve made it successful!

WHAT’S THE STORY BEHIND STASIO’S? “Stasio’s is a family business. We opened up our first restaurant in 1985 in east Orlando before eventually opening up Stasio’s in 2018. Before coming to Orlando, neither one of my parents had a hospitality background or did anything food related. My mom was originally from Italy and my dad from Connecticut. When they first came to Orlando, they worked at my uncle’s italian restaurant for 6 months to learn the ropes, and then opened up their first restaurant. After doing that for years, they sold them and decided to open up Stasio’s.”

HOW HAS COVID-19 EFFECTED HOW YOU DO BUSINESS? “I want to be the place that people can depend on to have specialty Italian items.” -Deanna 26

“We used to get a lot of customers during lunch time to come in, order, and eat inside the deli, but now we’ve seen an increase in sales of our prepared foods that we keep in the fridge. It will be throughout the day, that people will come in, head to our fridge, pick up the pre-made individually packaged meals, and go. So instead of a style of business where people come in, relax and order, it is more of an on the go style. We also pulled away all of the seats, and put them outside to make it a more comfortable setting for those that do decide to eat here. We were able to stay open the whole time during COVID-19 because we are technically a grocery store, so people come in to do their grocery shopping in addition to grabbing a bite to eat.” PREMIUM PARTNERS . 407-380-2800 . WHAT INSPIRED YOUR MENU SELECTIONS? “Traditional italian food. We wanted to bring the feel of Italy to Orlando. We make everything inhouse, such as the bread and the sausage, so everything is authentic italian cooking ”

WHO ARE YOUR COMPETITORS AND HOW DO YOU STAND OUT? “As a grocery store, Publix is a major competitor for us. We are different because we are more italian based, and they’re just a general grocery store, but you know, everyone loves pub subs, so that is something we compete with. Our other competition would be the other italian delis in the area, but we offer different selections than they do. For example, a lot of them don’t have a bakery, whereas we have a full bakery selection here that we make in-house. Most of them have just the meats and the subs, but not the grocery style part, so that also really sets us apart. On our shelves we have different speciality products that we get by contacting different people all over the U.S. and working with different shipping companies to get it brought here, so I really put in the work to make sure that we don’t have the same products that our competitors have. We do this because people will come looking for specific products that you can’t typically find anywhere else such as the guanciale or the guapatini. I want to be the place that people can depend on to have specialty items.”

DOES STASIO’S HAVE A SOCIAL MEDIA PRESENCE? “So we have Instagram, which we are very active on, and we also have Facebook. We have a good amount of customers come in that discovered us on social media, especially Instagram. We do alot with our platform on there, so people will share our posts with their friends, or tag us, and that helps other people discover us and want to take a visit.”

WHAT DOES THE FUTURE LOOK LIKE FOR STASIO’S? EXPANDING TO OTHER LOCATIONS IN ORLANDO OR THE U.S.? The possibilities are endless. It takes a lot of work to run a restaurant like this because there are so many moving parts. From contacting vendors to making all the in-house products; and my family is involved in the whole process. We’re here everyday at 2am baking bread and getting everything prepared. We put our hearts into it, so being able to have a second location and provide all of that to another location would be great, but we aren’t sure what that will look like yet. It may be smaller, or possibly a bigger version, but another location will come in the future. Do you love traditional italian food or want some fresh bakery items?
