Jean-luc’s journey in Architecture began after he gained a BA (hons) in Architecture from the University of Portsmouth and he started his first job at Design Plus Architects. He worked under Mark Dennis, who Jean-luc describes as “a great Architect and mentor allowing me to dive into the world of high-end residential architecture which really was the catalyst for the work I do today.”

In 2011 Jean-Luc moved to Geneva to work for J.Schar Architects on a range of projects from apartment blocks, schools and even a new freeport in Abu Dhabi, “ I learnt that my GCSE French skills weren’t going to carry me long term so after two years, I moved back to Jersey to work for Page Architects before moving to MSPlanning in 2014.” MSPlanning provided him with great opportunities to grow and develop, as well as supporting him to become a qualified Architect and allowing Jeanluc to rise through the ranks all the way to Director.

Jean-luc, tell us about your typical day....

I am a ridiculous early riser. I struggle to shut off, my brain is always working on a design in the background, working up ideas and details; some good, some bad. Apart from working a typical office da,y I spend much of my time with clients or with the team developing ideas

and working out new ways to meet the new island plan policies, alongside our in-house planning consultants.

Have you had a career highlight, so far?

This is a tough one for me; the list is long. I think my most high-profile projects are the obvious ones such as the Wayside development, Seaside Café at Greve De Lecq or more recently Petit Cotil. For me though, it was a small house at Homefields, next to the farm shop, where we replaced two barns with a new SIP panel and glulam framed dwelling hidden behind a traditional façade of granite / timber cladding with a contemporary glazed link wrapped around a secluded courtyard. It still takes my breath away every time I go through the front door and see this ground floor living space open to the hidden courtyard hidden from the public realm.

What do you get up to outside the office?

My wife and I recently bought a listed town house, so when we are not working on that or trying out a new restaurant our time is spent with our two British bulldogs, Bentley and Frank.

What do you love about your job?

That’s an easy one. I love what I do and I have a great team around me. Coming up with new ideas and helping them grow from lines on a piece of paper to finished buildings on site is so satisfying. When clients truly believe in the design intent and allow it to develop and are over the moon with the end product, that is so rewarding.

What’s hard about your job

Managing the balance between the client’s expectations, Jersey’s strict planning policies and the architectural design journey. It is similar to walking a tight rope, any one of these elements can make the project slip off and end in disaster if they aren’t all aligned. Therefore, clients use MSPlanning due to our multidisciplinary team that consists of planners, architects, technicians and heritage consultants. Having this broad base of skills in-house allows us to successfully navigate the correct path on even the most difficult projects, providing planning approval at the first attempt.

Talk us through a recent project?

Recently we gained planning approval for the Seaside Café in Greve De Lecq, set to replace the existing café and apartments with a new café and dwelling. This was an extremely difficult and complex planning application, balancing the Coastal National Park planning policies with ecology, sustainability, public transport enhancements all whilst creating a sympathetic design that blends into the landscape and works in harmony with the heritage structures on and around the site. It was also great to win a design award for this scheme.

Meet Ellen Johnson, the head baker and coowner of Four Bakery. A chef by trade Ellen joined forces with co-owner Simon Rogers in 2022 to develop their sourdough bakery based on Bath Street. Here she tells us all about the rise and fall (terrible attempt at a half baked baking pun) of baking wild yeasted bread.

Tell us about your craft bakery?

Four Bakery is a sourdough bakery that originally started in September 2021 under the name R&R Bakehouse. I joined at the end of March 2022 and pretty much immediately Simon and I began planning on how to develop R&R into being more than it currently was. The bread was already popular, but there was an opportunity for us to provide a wider variety of baked goods and therefore develop our identity. Simon had two ambitions: have a bakery and have a chocolaterie, so we decided to split it in two. We went from offering just sourdough breads to being a full-on bakery making sourdough cinnamon buns, cardamom buns, croissants, cakes, pastries, specialty breads and chocolate bonbons.

Tell us how your journey with Four Bakery started?

I was introduced to Simon (Owner of Four Bakery) by Paul Conway (Homefields). I arrived in Jersey just before the second lockdown started, and during that time I spent it teaching myself how to make chocolate Bonbons. Paul and Cat (Paul’s wife) bought a few boxes, they were already friends with Simon who at that time was looking for someone to work for him making chocolates as well as baked goods. So Paul introduced us and that’s how it all started.

Almost everything you bake uses a Sourdough base rather than normal bakers yeast, how does this impact your baking?

It makes it very time consuming and unpredictable. Time is definitely the biggest difference between using a sourdough starter versus bakers yeast. The whole process from start to finish is 24 hours minimum for our standard Wildfarmed Sourdough, and

there are other sourdoughs that we ferment for 48 or even 72 hours. Sometimes you can go through the whole process only for the loaves to turn out flat once baked or for the shape to be perfect but the dough is very dense, and it can be very disheartening. I’d love to be able to say that our results are always ideal, but that’s not the case and that’s ok. All you can do, whether the final result is good or bad, is learn from it and go from there.

What is it that you love most about your craft?

Anything to do with food has always been very social for me, so the thing I love most is that you can share it with people. I love that customers come to the bakery to ask questions or help for things that they are baking, or even ask to have some of our starter so that they can have a go at making their own sourdough. People always come back to show me photos of the things that they have baked or even give me things that they have made and I just love it, it’s undoubtedly the best part of my day.

Anything you don’t like?

I have a profound hatred for shaping baguettes, and what makes it worse is that every other baker I know says it’s their favourite bread to shape. It doesn’t matter how hard I try, they never turn out how they should.

Who’s your main baking inspiration?

Mum. She always has and always will be the best cook in the world to me, even if she can’t make yorkshire puddings to save her life.

How early does your day start?

My first alarm is at 5:00 am. In reality, I wake up at 5:30am. I’m one of those people that sets multiple alarms minutes apart, and I refuse to change my ways.

Any words of wisdom for someone considering starting their own sourdough journey?

Just like any other new challenge, consistency is the hardest thing to achieve. Being persistent will get you the consistency that you want, so keep trying no matter how disastrous it may be at first. When you get your first perfect sourdough loaf out of your oven, you realise how worthwhile the whole process is. The first time I made sourdough I followed a basic white sourdough recipe, once I felt I was happy with the consistency I started changing certain things whether it be in the method or the ingredients. I treated that basic recipe as a template so what I now have is a recipe that is so different from the one I started with that I can call it my own, and it’s incredibly rewarding.

My Jersey ABI OVERLAND

Local artist Abi Overland who creates luxury homeware and art prints, finds solace at sunrise in the sea down at Belroute and inspiration in the wilds of St Peters Valley. Fuelled by Dandy’s coffee, we sat down to discuss weekend rituals, bacon popcorn and the best places on Jersey to let your hair down…

Home is?

I’m a westy. Always have been. I live in St. Brelade, six minutes drive to the beach, amazing bus routes and the cycle track right there. I love visiting the east, it feels like a holiday.

My weekend ritual involves…

Coffee and cats mainly. I’m usually catching up on drawing over the weekend too as it’s really the only time I get to work on my own pieces. Maybe some fresh air if I’m feeling especially adventurous. I live just by Quennevais and discovered a few years ago that you can access the top of the dunes by the cycle track. It's a pretty magical walk down to the beach - in the winter there’s a tiny mini lake that forms in one of the dune pits. I love it.

The best brunch on the island?

Hank Marvin at Rondels farm shop, the food there is just a delight, also they have bacon popcorn. How could you not love a cafe that has bacon popcorn?!

Where do you go to let your hair down?

I absolutely adore the Porter’s Store. A combination of amazing cocktails, the sneaky secret door that leads you downstairs and the most incredible interior decor. For a fun pint and good atmosphere, you can’t beat the Traf in St. Aubins. For great food it would have to be Awabi or Upstairs at Anley.

Best meal you’ve had on the island?

As far as experiences go, it’s pretty magical to go down to Faulkner Fisheries in the summer when they do their BBQ seafood, and you sit right by the water eating freshly caught and cooked goodies.

Where do you take friends when they visit?

A rib ride to Les Minquiers or the Ecrehous is always a great way to show off what’s on our door! Summer Sunday sessions at the Splash have a great vibe too.

Describe your perfect day spent on the island?

I really love to spend a good few hours walking around the zoo with my husband. Or a swim at my favourite swimming spot, Belcroute, especially if you get there early in the morning in the summertime and you get the sunrise shining right on the bay.

Where do you get your inspiration?

It’s usually when I go for a walk, strolling through St. Peter’s valley in particular, it feels like you’re really submerged in the wilderness.

What are you working on at the moment?

I have a couple of really exciting commissions at the moment which I can’t really say more about but you bet I’ll be posting about them everywhere when I can!

Mortgage market update

RATES ARE UP AGAIN

At its meeting on the 2nd of February, The Bank of England voted to increase Base Rate again by 0.5% to a new high of 4%. This is the tenth consecutive increase in just over one year, although subsequent increases predicted for later this year might be smaller, as inflation woes appear to have turned a corner.

Despite the recent increases, we still find that many mortgage providers have not been raising their rates at the same pace as the Bank of England. The impact of the latest rate increase has yet to be seen, as lenders need to balance increased rates against the need to attract new business by offering competitive interest rates.

NEW PROPERTIES ON THE MARKET

The latest figures available on the Jersey property site www.places.je show 1417 property listings, an increase of 9% from the previous month. If we look back 12 months, then the increase from January last year is 285%, although this may take into account the backlog of sales which have fallen through from last year.

A CHANGE IN ATTITUDE

It will take time for the market to accept that interest rates are not expected to fall by the levels seen back in 2009/2010, and that vendors must acknowledge that they may have to lower their expectations if they want to secure a buyer. By the same token, purchasers who need to secure a mortgage to be able to buy (the majority of people), may have to understand that their mortgage should be the only significant expenditure in their lives for the next few years. Holidays, new cars and plans for new bathrooms and kitchens may have to be put on hold.

WHAT NEXT?

Looking to the future, the consensus is that mortgage rates will gradually decline throughout the year, even if the Base Rate goes up a little more, it is then expected to drop below 4% by 2024.

Borrowers can choose between a tracker rate or from a range of fixed rates, and there is no straightforward answer as to which mortgage option is best.

Tracker rates might still increase in the short term but will also immediately

benefit from any future reductions in Base Rate.

On the other hand, fixed rates can offer peace of mind, but are generally higher than trackers and will become uncompetitive once rates fall.

CHOOSING THE RIGHT MORTGAGE

The difference between the two options will have a significant impact on a borrower’s current and future finances, and it is wise to explore and consider what the market can offer – no two mortgage providers are the same, as it is not only interest rates which will differ, but more importantly the criteria that lenders will offer when considering a mortgage application. Jersey’s covid care might have wound down but it seems we will be perpetually discussing the pandemics influence on our lifestyles, and 2023 is no different. That 70s Show
