Where do you source your materials?

The products made by A Little Bit Of... come from a number of different sources. The majority of the materials I use are given to me by local companies who make quality kitchen worktops using solid surface materials (Corian / Staron). Off cuts that are not commercially viable to store, so would have been sent to landfill. I have also secured old kitchen worktops from customers who have been upgrading their kitchens.

Can you tell us about your process?

Can you explain to us what your business name means?

I chose a name for the business that could adapt, depending on how the business developed. It is also a phrase that can have many prefixes and suffixes - e.g. - “ A Little Bit Of...” Magic or Doing “ A Little Bit Of...” Good, “A Little bit. of...” Fun

Can you tell us what inspired you to start ALBO?

I have always wanted to run my own company. Whilst teaching at Le Rocquier I designed the Map Of Jersey Puzzle initially as a teaching aid, utilising waste materials from the signage industry. My driving philosophy in design is “It’s not what it is, but what it could be” Now that I have retired I wanted to put the theory into practice and continue to utilise the skills and experience that I have gained. I believe that we should be better at utilising the world’s natural resources and minimise the amount of materials that are discarded into landfill or incinerated.

I regularly collect and store the materials provided. Preparation is a key element, in the case of an old kitchen all of the supporting materials / edges need to be removed. As part of the design process I look to see how I can maximise the materials available to minimise waste. Then look at those offcuts to see if it is possible to make something else. Over the past year I have developed a range of food platters in a variety of shapes - Rectangular, Circular, Heart, Star and this year a new platter based on the outline of Jersey.

What’s your favourite thing to make?

I particularly enjoy making the Heart of Wellbeing Keyrings. Not only do I get great satisfaction seeing how a block of material transforms into a beautiful heart, but also the pleasure and amazement of customers who love the Recycle, Reuse and Repurpose philosophy behind the products.

Do you have anything coming up that we should keep an eye out for?

I have been developing and creating a rainbow heart keyring and hope to have it available from spring 2023. This year I will continue to refine my existing product portfolio, and look forward to receiving bespoke commissions. I am also talking with several other artisans about potential collaborations.

Fast forward a few years and he’s now a globally-recognised photographer with royal and high profile weddings, renowned hotel chains, underwater landscapes and unknown forgotten villages forming his illustrious portfolio. We caught up with him to chat about secret swimming spots, surfing and sunset beers…

Home is…

Jersey and it’s pretty special. St. Brelade or St Ouens Bay have got to be my top spots although I love exploring the beautiful rugged North coastline, where you can look out over the neighbouring islands and take in the island’s dramatic cliff faces. If I have friends visiting, it’s the first place I take them.

My weekend ritual involves…

It begins by watching the beautiful sunrise from the St Catherine’s breakwater out east, joining Sal Minty Gravett for a refreshing early morning swim. I love to squeeze in a boat trip to the Minquiers with Jersey Duchess or Gosail.je. And no weekend is complete without surfing at St Ouen followed by food and beers at Sands or a sunset BBQ on the beach.

The best brunch on the island?

No brunch is complete without great coffee. Locke’s and Dandy are my go-to. For food, Nude Beach in St Aubins is amazing. I love the menu and it’s incredible to be able to watch the tide rise and fall with your toes in the sand. One of my best meals was there- it was a locally caught seafood curry eaten on a hot summer’s day with a 38-foot spring tide. The ocean lapped below our benches and a DJ played into the night. A real Ibiza-style feel right here in Jersey. It was amazing.

Where do you go to let your hair down?

I love listening to live music outdoors throughout the summer - Nude always have live music sessions and the Splash Sundays are brilliant for DJ events enjoyed at sunset. In winter, you’ll find me in Project 52.

Favourite restaurants?

For lunch it’s got to be Sands for their relaxed beach vibe but for dinner I like to head out east to Sumas for the best view of Gorey Castle. I’ve had great meals at The Anchor Club in St Aubins and Botana in St Helier too.

Any secret swimming spots?

The secluded cove at Plemont Bay offers a peaceful escape from the busy beaches. Although I think I spend most of my time down at St Ouens Bay surfing or waiting for waves! I find my inspiration by the water and tend to do a lot of my work from my van parked at the beach.

What are you working on at the moment?

I am focused on two projects at the moment. One is an ocean project, Ocean Culture life, where we are working to build a global community of ocean storytellers and guardians to raise awareness about the importance of ocean conservation and the challenges it faces. The second project is Exordi, which aims to connect brands with the world’s best creators and provide a central platform for content campaigns. This project aims to make it easier for brands to reach their target audience and improve the overall effectiveness of their marketing efforts.

Both projects aim to give a voice to important causes and create meaningful connections between people and our planet.

Stephen Neal, Siena Group

Property development involves purchasing land or a building, improving it and selling the end product for a profit. An effective way to make money from property, but it can also be risky business without the right skills. It’s a vocation that requires an understannding of negotiation, accountancy, creativity, and project management. In the first of a new series, we chat to some local developers about the many different ways you can join the industry, why recruitment for the next generation of developers is so important and the advice every new developer should know before taking the job.

Siena Group stems from a long family and corporate history of extensive property development, spanning Jersey, Europe and as far as Australia with seven decades in both residential and commercial properties. In 2017, the Group reignited its operations with Managing Director Stephen Neal, seeking and designing desirable sites such as Les Bardeaux in St Aubin and Les Beaux Champs in Trinity. Stephen shares his advice for young developers and his concerns for the future of the industry.

How did you join the property industry?

The property industry is very much in my DNA. My late father was in the property industry from the 1950’s so I was brought up living and breathing it. I suspected from a young age I would be following my father’s footsteps in property development but it wasn’t until I was seventeen that it became a reality. By the time I was twenty-one I had started my first property business in Alicante and the rest is history.

What does your job entail?

My job ranges from sourcing opportunities and arranging finance to selling the end product. The thrill of the chase is securing the ‘next’ project! The team then takes over with the next steps to move my vision forward.

So, why property development?

It’s where the finance industry meets the property world- two industries I feel passionately about. Working in property development provides the opportunity for me to meet people from all walks of life- from the first-time buyer to the HVR relocating to Jersey. At Siena Group, we’ve made sure our property portfolio provides for everyone.

What skills do you need?

An ability to identify real estate opportunities, the capacity to create connections, the analytical skills to ensure that the financing works, and the foresight to read the property market at least five years ahead. Business skills and social networking are pretty key too. You have to be comfortable being a hybrid professional!

What are the biggest issues facing the property industry at the moment from a developers point of view?

I feel in the last couple of years due to COVID and changes in planning policies we have faced far more issues than in the past. The increase in stamp duty for buy-to-lets and interest rates of late, the limited bank funding available in Jersey for residential developments, the length of time to approve planning, the continuously increasing costs of materials and the shortage of labour has really impacted the markets.

What are you working on at the moment?

We are always busy and continually looking for more Siena developments. Currently, as a matter of public record, we are working on 11 luxury apartments at Les Bardeaux and 7 unique duplex garden apartments at Old St John’s Road. We are also working on a confidential and very exciting new project, which will lead to around 30 apartments in St Helier and a single state of the art luxury property in the area of Beaumont, St Peter.

How important are environmental issues compared to, say 10 years ago?

They are extremely important as the environment is not only a hot topic but a real threat to our existence. Rising seas will eventually affect Jersey and mean that building upwards is one of the only sensible solutions! I am delighted that the younger generation are taking it very seriously.

Mortgage market update

AN ADJUSTMENT IN THE HOUSING MARKET

There have been numerous predictions that sales and lending activity in the Jersey Housing market will reduce during the course of this year and this appears to be supported by estate agents as well as all of the mortgage providers.

In the UK, it is suggested that house prices will have to fall by at least 20% to kick start a market, which is likely to fall to the lowest levels since 2008. Running parallel to this is the significant change in attitude towards risk adopted by those banks who offer mortgages, which has resulted in mortgage interest rates more than doubling in just a few months.

GREATER COMPETITION

It is uncertain if this trend will be felt by the Jersey market, and the Jersey Estate Agents Association has recently commented : ‘’There are more properties on the market, and vendors are starting to realise that as there is a lot of competition, they need to be more mindful on price if they are going to attract viewings and buyers. Vendors must be realistic about their expectations if they want to move. Transactions are still happening and offers being made’’. The Bank of England, with its eye forever focused on inflation, has steadily increased Base Rate during

the whole of last year so that it now stands at 4%. This knee jerked the banks into increasing their mortgage rates to a higher level than was perhaps necessary, with many also introducing a more stringent stress test to their mortgage applications, resulting in many potential borrowers effectively prevented from taking on the mortgage, due to them failing to qualify against the new criteria.

WHY DOES THE MARKET HAVE TO ADJUST?

Put simply, when rates are low, mortgages are cheap and house prices rise. When rates go up, debt becomes more expensive, demand reduces, and the market is forced to adjust. If this basic fact is sometimes forgotten, its because we have all been living in the former state – a low interest rate environment – for over a generation and a half.

Sadly that era appears to be over, as soaring inflation has forced the Bank of England to increase Base Rate on ten occasions over the past fifteen months, with some economists predicting that one more rise is likely to follow in late March.

WINNERS AND LOSERS

The good news is that a fall in house prices, whilst being painful for vendors, will not have much of an impact on home

movers, as they will in turn, benefit from reduced asking prices for the property that they wish to trade up to. Whilst First Time Buyers will also be well placed, as they will gain all of the benefit of the reductions, that we will inevitably witness this year.

Sadly, the only losers may be those who are planning to sell up completely without a plan to buy anywhere else in Jersey. Although, assuming they bought the property some time ago, for long term gain, they should still realise a very healthy profit margin.

INFLATION

The other good news is that inflation is starting to fall. With a target of 2%, it peaked last November at 11.1% and has now fallen by over 1%, with the market predicting that it will be returning closer to target by the end of this year.

The impact of this significant fall should mean a reduction in Base Rate by year end, in turn resulting in mortgage providers lowering their lending rates. This year will be a challenge for the housing market in Jersey which will continue, albeit at a reduced level, although what must be remembered is that things will inevitability start to improve again.
