I have the great fortune of meeting many of our new property owners, homeowners and members. One question I’m often asked is, “How can I get involved?” A couple articles this month elaborate on how that’s possible and share how our residents, area service providers and local businessmen and women are involved in making Boerne the best place to live, work and play. The common thread of people wanting to help others and give back to the community is infectious. The impact at every level is immeasurable. At the most local level, Cordillera Ranch residents and employees organize neighborhood newsletters, social media, holiday giving, litter patrols and more. District wide, parents take responsibility for their kids and are involved with the Boerne schools through school boosters such as Boerne Education Foundation, Adopt-a-Teacher programs, and good ol’ fashioned parenting to ensure their kids become better students and citizens. As you’re reading this, new Boerne ISD School Board members will have been elected because of their willingness to serve to preserve traditions in our schools. And many residents volunteer with local organizations that assist with everything from elementary after-school programs to the elderly. Businesses are also involved through foundations (such as the prominent GVTC Foundation), charitable giving of time and money by employees, mentoring our youth and through organizations like the Greater Boerne Chamber of Commerce, the Boerne Kendall County Economic Development Corporation, and the Boerne Kendall County Angel Network which you will learn more about in this issue. There are so many ways we can make our community better, and the selflessness of our residents and employees will have lasting effects beyond their service. THE PLAYER DEVELOPMENT PROGRAMS AT THE GOLF CLUB RECEIVE RAVE REVIEWS Private instruction, monthly clinics and other golf programs have helped members improve their game, and they’re here to tell us all about it.

TYLER CHAPMAN The monthly clinics Katie puts on are first class! Over the past year, I’ve been working to improve my game and decided to give the clinics a try in addition to my swing lessons with Corey. These clinics have helped me improve other aspects of my game that I haven’t traditionally given much thought. So far, I’ve attended sessions for improving swing speed, assessing club gapping, a putting clinic from one of the best putting coaches in the business, and most recently, a golf ball fitting. I have been playing golf for 27 years, and the putting clinic alone has completely changed my putting approach and technique. I also would have never considered switching from a ProV1, but after the golf ball fitting lesson and the data provided by the Trackman, the need for a switch was undeniable. I am now hitting a golf ball that creates more spin around the greens and allows me much more forgiveness. If you are serious about improving your game outside of the traditional swing mechanics, then these monthly clinics are meant for you!

had always played golf, but I never had, so I decided to take it up to stay connected socially. It has been a fantastic way to stay active and involved. Since I was new to the sport, I knew I needed to take lessons. I have taken them regularly ever since. Having that one-on-one coaching experience keeps me focused on technique and improvement. And — perhaps most importantly — it keeps my frustration level under control. The lessons help keep things in perspective. When the Golf Performance Center opened, having a coaching session is easier than ever. Being out of the elements makes a lesson possible in all weather, and the technology provides immediate feedback. Attention can be given to each tiny detail of my swing, both good and bad! When I combine my lessons with the regular clinics that are conducted here at the Club, my game improves. In the last year, I have gained distance from my one-on-one lessons, and I have become a better putter as a direct result of the putting clinics. What more can you ask for?

Jerry and I have lived in Cordillera Ranch for almost 19 years. We moved here when there was no golf course, but when the course was being built, that was all the neighborhood talk. Jerry

I have been working with Katie for a little over a year now. Her instruction, along with the technology at the Golf Performance Center, have been incredibly helpful to my game. My iron play is

Geraldo Ortiz much more consistent and my most recent fitting gave me about 20 yards on my driver and another 25 yards on my 3 Wood. Katie was able to focus on two or three key components and tailor the technology to my swing. I had no idea spin rate was so important, but it was killing my distance! She has made golf much more fun, and has easily become one of the three most important ladies in my life!

TONY COLEMAN I reached out to Corey for lessons because of the inconsistency I was experiencing from shot to shot. One shot would be great and the next would be bad. I have had a lot of very technical golf lessons and that’s the way I think. But over time I started overthinking every aspect of what I was doing (my body, my swing path, my hands, my hips, was I too shallow or too steep). Before my lesson with Corey, he asked me what I thought I needed to work on. As you can imagine, I gave him a lot of info. Corey did not get technical with me, although I’m sure he could have. Instead, he had me focus on two feelings: weight distribution in my feet and letting the club fall down into position from the top. This sounds so simple and it was for me. My ball striking consistency changed immediately. Now, when things get out of whack, these two simple thoughts help me get back on track. Additionally, we noticed some gaps at the higher end of my irons. My 5, 6 and 7 irons were all within 15 yards of each other (190-208). We scheduled a fitting session with my irons

Jill Briggs to understand the true distances. I would highly recommend everyone get their irons fitted to ensure proper gaps to give you the confidence to know how far the club will go.

JILL BRIGGS When I first heard that Cordillera’s Chicks & Sticks program was open to Ranch Members, I jumped on the chance to learn some new skills and explore a part of the Clubs that was new to me. I have participated in several rounds of the program, and it has developed into more than just an introduction for beginner golfers. Chicks & Sticks is a group ladies golf lesson, with a relaxed and fun atmosphere. I enjoy the group that has become “the lifers” (as we call ourselves), and also welcoming new members at every session. Under Katie’s direction, the program continues to change and stay fresh, while she works to make us better golfers! I look forward to my Tuesday afternoons, not only working on my golf skills, but also enjoying the after-golf cocktails on the patio and the place I live even more.

JANET CURTIS After not golfing for thirty years, Kelly Talbot encouraged me to try Chicks & Sticks last May. I found I love the program because it is an easy, non-competitive way to start golfing again. Katie and the other golf professionals present different topics, usually followed with on-course instruction and play. I have met so many ladies through Chicks & Sticks and enjoy all the fun, encouragement and laughter on the course and after!

HOW DID YOU BECOME EMPLOYED AT THE POA WITH CORDILLERA RANCH? I was made aware of an opening in the POA office and with my background in guest services and office administration, I interviewed for the position. WHAT PAST WORK HISTORY PREPARED YOU FOR THE POA? I worked as the Guest Service Supervisor at Joshua Creek Ranch for many years where I created systems that enhanced the organization and communication between the staff and members. I enjoyed the client relations at Joshua Creek Ranch and wanted to continue that within the Cordillera Ranch POA. WHAT MAKES YOUR COLLEAGUES AN ASSET TO THE POA? Individually, we are dedicated to our job positions and what is required of that position. Communication within our office environment is important to everyone involved and we all enjoy what we do. WHAT DO YOU LIKE MOST ABOUT WORKING AT CORDILLERA RANCH? I really like the close community Cordillera Ranch offers. Working in the POA, I enjoy being one of the first points of contact for new and existing property owners. WHAT ARE YOUR HOBBIES AND INTERESTS? I enjoy being outdoors and spending time with my family. We love to take off to the beach or go mountain biking. I also love to coach and play volleyball as often as I can. WHAT IS YOUR FAVORITE BOOK AND/OR MOVIE, AND WHY? Being a mom to my eight-year-old boy, I find myself watching all the Marvel® movies. When I was younger, I loved the movie Grease just because I liked the music in the movie. WHAT SEASON DO YOU ENJOY MOST, AND WHY? Spring is my favorite season. Everything turns green and the weather is not too hot and not too cold. It’s a great time to be outdoors. WHAT’S ON YOUR BUCKET LIST? I would absolutely love to go scuba diving. I grew up fishing with my dad every summer and became fascinated with all different types of fish. So, to swim with them and explore the ocean would be so much fun! ANYTHING THAT WOULD SURPRISE OTHERS ABOUT YOURSELF? I am an adrenaline junky. I enjoy learning about cars and spending time at car shows or watching drag races.

2017 was a pivotal year for Lee and Jim Clymer. Jim was retiring, and plans to move from their home in Kennett Square, Pennsylvania were underway. However, their move would actually include two locations: a primary home in Cordillera Ranch and second home in Bozeman, Montana. Lee had lived in Texas for almost 28 years and wanted to return. Jim was a native northeasterner and longed for a warmer climate. Both were accustomed to the combination of rural communities and nearby larger cities. After visiting family in the Texas Hill Country and touring the best of both worlds found in Cordillera Ranch, the decision was clear. They purchased a home a short time later. “We couldn’t wait to get here!” laughs Jim, followed by, “That’s a perfect Cordillera Ranch testimonial for the magazine!” Concurrently, their Bozeman home also became a reality. Jim decided that after traveling to Montana so often and for so many years, buying a home there made sense. “My fly-fishing brother lived in the northern San Francisco Bay area. He bought a home in Southwest Montana about 18 years ago and I shared it with him, visiting five to six times a year,” says Jim. There, Jim golfs and fishes, and cross-country skis regularly. Lee joins in during warmer months. She describes her ideal visits: “My

36 | MAY/JUNE 2021

summers in Bozeman revolve around relaxation and hosting family and friends. I don’t ski. I do putt. We never tire of visiting Yellowstone. And we have found a nice social circle there. It is a cute college town with good vibes. My winter visits over the past three years have been to be with Jim’s daughter, her husband and their twins when they come to ski. Otherwise, Jim is on his own in the winter!” Married in 2002, the couple dated during high school. Jim’s family moved from Pennsylvania to Lee’s hometown of Mountain Lakes, New Jersey just before the start of their senior year. They went off to different colleges, married others, raised families and succeeded in thriving careers. Lee ended up in Texas while Jim returned to his home state of Pennsylvania. Years passed and marital status changed for both before happenstance brought them back together. Their four children are divided cross-country as well. Lee’s oldest son Keefer Lehner is recently married and lives in Houston with his wife, Laura. He is KLX Energy Services’ CFO (formerly Quintana Energy Services), and she is the Development Coordinator for the Houston Museum of Fine Arts. William Lehner and girlfriend Abbey live in Austin where his executive positions in oil and gas and real estate investment companies have honed his talents for future pursuits. Abbey has been involved with product development for a new Austin retail establishment. Jim’s son Matthew, a real estate developer, and his wife, Michelle, have three children: Addison 11; Hudson 8; and Reagan 5. Jim’s daughter, Whitney Ross, is an attorney, and her husband, Adam, is a management consultant. They have six-yearold twins Abigail and Nathan. Jim’s offspring and grandchildren live in the Philadelphia suburbs. Lee’s undergraduate degree in Political Science and Sociology from Dickinson College provided the academic credentials that served her in Human Resources management. She began her career in Human Resources, working for Pennzoil, Stauffer Chemical, Surgikos and Coopers & Lybrand, as work and family took her from Houston to Fort Worth, Denver, Colorado, and back to Houston. Her MBA from Southern Methodist University was her big “aha” moment that propelled her to connect her career to a marketing perspective. “It occurred to me that I had been applying its basic principles in my Human Resources work. I had two products: the company and the applicants. I had to address placement, promotional and pricing issues. I had to interpret and accommodate individual motivations and decision-making processes. What lies beneath has always been fascinating to me,” says Lee. She left the workforce to raise her two sons. In 1993, she linked her experience


and education and transitioned into marketing-related assignments. Her resume includes the University of Houston Executive MBA Program, Amigos de las Americas Marketing Director, SUMA Partners Management Consulting, AIG Human Resources and Rice University Executive MBA Program. Lee explains, “Especially with SUMA, I pursued my passion for identifying, interpreting and applying the voice of the customer. We focused on finding opportunities for business development based on addressing customer satisfaction issues. We conducted focus groups, major public surveys, individual interviews at all corporate levels, and we analyzed third party market data. Client companies were extremely varied: Oil and gas, healthcare systems, city planning, communications, hospitality and transportation. My research and recommendations resulted in improved

customer service, which translated into expanded consumer bases and increased sales revenue.” After earning his BA from Swarthmore College, Jim launched his career in industrial manufacturing. During the next decade he ascended through several successful managerial positions and completed his MBA at Fairleigh Dickinson University. One of his last projects introduced him to the field of physical distribution. The seeds were planted, and as they say, the rest is history. Jim’s growing interest in commercial real estate, and encouragement from a college friend, prompted him to make a dramatic career change. As founder and managing partner of Key Development Group, Jim took on many special purpose projects and specialized in large distribution centers. He managed all stages of his projects, start to finish: determining building

size and specs, procuring property and obtaining final approvals from municipal authorities, local and county governments, EPA, DOT, and sometimes state agencies such as Historical and Archeological Commissions. “I employed land planners, engineers and architects to design the projects and associated infrastructures. We also designed connections to water, sewer, electricity, telephone, internet and natural gas utilities, often covering many miles,” says Jim, adding that each project spanned two to five years, followed by at least a year of construction. “The Kennett Square area is a crossroads for logistics and trucking that serves one-third of the U.S. population. We realized there was a niche in providing large distribution and fulfillment centers and our background in development and interfacing with municipalities allowed us to be at the forefront

in providing these facilities to the retail giants that we all order online from today,” continues Jim. “Because of the enormous change we brought to the community, our applications for entitlements were usually treated as an irritant to neighbors. Afterwards, almost everyone enjoyed the neighborhood improvements and local economic boom,” says Jim, “My ultimate goal was to promote economic growth through job creation and adding long-term large corporate tenants. While adhering to EPA regulations and improving municipal utilities, we greatly enhanced the local tax base, all for the benefit of residents and future commercial developments.” As an example, he explains, “One distribution center employed approximately 1,000 people with a median pay above the existing county median. The jobs were mostly filled by

workers driving from surrounding communities who were hired at several job fairs held in the local volunteer firehall. In that part of the world, almost 100% of applicants pass drug tests and may be hired on the spot if skills are right. That building alone paid more than $1 million annually in real estate tax shared by schools, township and county. This is tax money that does not have to be collected from residents. The employee wage tax generated an additional $200,000 to the school district and the same amount to the local township. We created an income stream for the municipal authority that allowed them to retire all debt and ensure that they would not have to raise residential rates any time in the foreseeable future.” With fast-paced careers behind them, the Clymers’ Boerne-Bozeman dual citizenships provide the perfect combination of recreation and socialization. They enjoy their time in both locales, always returning to Cordillera Ranch as their home base. Jim says, “We were impressed that the Club is such a vibrant social hub, and we very much look forward to being able to resume all the social activities.” Jim is an avid outdoorsman who likes to golf, shoot sporting clays and can be found fly fishing on the Guadalupe during the winter months to keep his angling skills honed for Montana’s streams during the summer months. Lee is enthusiastic, adding, “What’s been most surprising and delightful about living here is the strong sense of community. From the very start, we were warmly welcomed. After just a few months, I told Jim, ‘Oh my gosh, we already have people!’ Our amazing circle of friends is so supportive, caring, generous and uplifting. We know we’re in the right place!”

COUPLES THE GOLF and MASTERS HIGHLIGHTS OF SPRING By Corey Roberson, Director of Golf

COUPLES GOLF The Couples Putting Tournament was first introduced in February of 2020. The first year, we had a great turnout and laid the groundwork for a new Cordillera Ranch tradition. The 2021 iteration was originally scheduled for Saturday, February 13, but had to be rescheduled due to the wicked winter storm that swept across Texas. A new date of Saturday, March 13 was scheduled. We were afraid the date change might decrease participation since it fell the weekend after spring break, but we were delighted to maintain a full field! This event fits nicely into the mixed play category of our golf programming for Cordillera Ranch members. Couples golf is a growing category at our Club and this event is a great way to start the spring season. Our goal is to create a fun and laid-back environment so couples can enjoy socializing with friends, being outside and play a non-intimidating form of golf. The day kicked off with Andrea and Alex serving cocktails out of the beverage carts in our staging area to set the tone, and we headed out for 18-holes of putting. Each green on the golf course was setup with tee markers and the 108-player field was paired in groups of six (three couples per group). The non-intimidating part comes from just putting — we had more than a handful of ladies out that don’t play golf but enjoyed just putting! After the round, we gathered on the Cabana Patio for hors d’oeuvres and cocktails. While the focus is having a good time, there’s a little competition mixed in there, too. Our reigning champions, Steve and Cathy Stroud, finished second this year as they were bested by James and Maria Sayers who shot an even par 36. As I mentioned above, we have four categories of golfers to serve with our events — men, ladies, couples and juniors. Our men’s, ladies’ and junior events have been very successful, and we’re excited to grow our couples programming. In addition to the Couples Putting Tournament, the Club will be hosting Couples Days throughout the year. The formats will change each time — some will be a little more competition-focused and others will highlight the social side.

AZALEA INVITATIONAL There are thousands of Magnolia Lanes in the United States, but for golfers, we only think of Magnolia Lane at Augusta National. This famed Magnolia Lane is basically just a 330-yard driveway lined with 61 magnolia trees on both sides, but to golfers it represents so much more. This mythical driveway leads to the Founders Circle which is in front of the Augusta National clubhouse. It’s hard to describe why it’s so different than any other driveway, you feel like you’re entering a different world. Cell phones are not allowed and golf is the only thing anyone can think about. It truly is a special place and ignites intense feelings in a golfer’s heart. At Cordillera Ranch, we host our little taste of the Masters with the Azalea Invitational every year. Our ‘driveway’ is 6,512 yards that includes breathtaking views of the Texas Hill Country as you meander down Cordillera Trace. This year we had 26 teams of four (104 players) in the field. Each team picked two players from the Masters field and their players’ Friday scores were added to the team’s two best net balls to create the team score. The team of Dustin Noles (member), Brian Vest, Bryan Hjelm and Cory Ayers took the title with a total of 34-under par. Not only did Dustin and the boys carry their end of the load, their Masters players, Justin Thomas and Jordan Spieth, didn’t disappoint. Greetings From The Club’s

New Agronomist By Stuart Rowland

My name is Stuart Rowland (Stu) and I am excited to be back in Texas as your new Director of Agronomy. Back?Yes! Albeit I have spent the last 19 years in sunny California, I was born in Uvalde, Texas and moved to San Antonio when I was 5 years old. I am happy to be back home, close to family and here at Cordillera Ranch working alongside such great people. I was introduced to golf when I was 11 years old and played my first 9 holes at Uvalde Municipal Golf Course. Back then, it was only 9 holes. I mostly enjoyed golf because I enjoyed being outside. At age 16, my grandfather helped me find my first job at Woodlake Country Club. I had a choice: work in the golf shop or work in golf maintenance. Working outdoors appealed to me and I quickly fell in love with golf maintenance as I was able to work all day and then go enjoy that which I worked so hard on. I also figured out that waking up early for work meant finishing work with plenty of time to play a few holes every day. I was sold! After two years at Woodlake, I followed my boss to the Quarry Golf Club in 1993. I worked summers while I attended Stephen F. Austin (go Lumberjacks!) and upon graduation, my boss, Bruce Burger, told me to find a job to gain some bentgrass experience. Soon after, I accepted a job at River Crest Country Club in Ft. Worth. The second piece of advice was to be willing to move. I took that to heart and two years later moved to sunny La Quinta, California in the Coachella Valley. I spent 19 years in the desert with exceptional clubs: PGA West, The Vintage Club, Rancho La Quinta Country Club and finally The Madison Club. In the desert I was fortunate to experience the overseeding market and managing bentgrass in an extreme environment where temperatures climb to over 120 degrees in the summer. Yes, it is a dry heat, but it gives hot a whole new name! California offered a tremendous experience with the golf industry but not as tremendous as the life-changing experience of meeting my bride. Married on a beach in 2012, Rachel and I have three children: Uriah (7), Simon (5) and Taya (4). We are an active family as we like the spirit of adventure, spending most of our time outside. Each of my kids loves to ride around ‘daddy’s course’ and they are excited at the prospect of seeing deer and armadillos. I grew up hunting and fishing in Brack-

etville and Pearsall and I look forward to getting our kids out on some Texas adventures and hunts. Rachel and I are also looking forward to great Texas BBQ! We are excited to be here and join the Cordillera Ranch family. I am equally excited to bring to you and your guests a quality playing experience from amazing putting surfaces and enhancing the beauty of the Club. If you see me, flag me down and chat for a while. We can talk golf or turf and, who knows, you may even find out a few more interesting tid-bits about me, like having volleyball as my favorite sport or a story about riding a unicycle at a Spurs half-time show. Pickleball is one of — if not the — fastest growing sport in the United States with a 600% increase in participation over the last five years. More than 3.5 million people play the game nationally.This has been reflected in the growth and level of participation here at The Tennis and Pickleball Club at Cordillera Ranch, and in response, new courts are currently being constructed to accommodate our growing membership. This popular game is a combination of badminton, tennis and ping pong. Pickleball is played with paddles, larger than ping pong paddles (usually made from wood, composite or graphite), and a wiffleball. The court dimensions are the same as a badminton court. Many times, you hit the ball while facing the net like in ping pong and the movements and strategies are very similar to tennis. Site work and construction of the new courts are underway at the Tennis and Pickleball Club and when complete, Cordillera Ranch will have six dedicated pickleball courts with LED lighting. This is a great amenity for the Clubs and will be home to over 75 pickleball-playing members. This will also be a unique facility in the San Antonio area for private clubs. The Cordillera Ranch Pickleball group of “core” players meets three times a week on Monday, Wednesday and Saturday mornings. The group usually consists of 10-20 players a day. From

this group of “core” players, other groups have formed on alternate days and times, usually with four to eight players. These are typically slightly less experienced players, couples, kids, families or seniors. So, based on these numbers, we are seeing an average of 45-75 players weekly at various times. The new courts will be used in a variety of ways for pickleball social play, leagues, social events, clinics, lessons and tournaments. Hosting other private clubs at our new pickleball courts will be a great way to showcase the Ranch and meet new pickleball players from around the area in a fun and competitive atmosphere. The pickleball courts can also be used to enhance our Junior Tennis Program as the smaller courts and nets are ideal for kids 4-10 years old. Additionally, they can be used to expand summer camps and other kids’ camp programming throughout the year. Upgrading the pickleball facility will be a great way for members to meet and socialize, and it will create a path for new members to plug into Cordillera Ranch’s awesome culture. Pickleball is here to stay and The Clubs of Cordillera Ranch are ready for the future growth of this sport for men and women of all ages and levels. We should “relish” pickleball and be happy that we are no longer in a “pickle” when it comes to our courts. I look forward to seeing you at our new pickleball facility later this year. As the summer heats up and the pools open, the Swim Club provides the ideal setting to escape. Perfectly perched on one of the highest points of the Ranch overlooking the Guadalupe RiverValley, the Swim Club offers awe-inspiring views and a casual atmosphere for entertaining. Sun worshippers and recreational swimmers alike will be refreshed by the turquoise waters of the pool, or escape to the adults-only negative-edge pool for pure relaxation. Kids will have a great time playing in the Kiddie Pool or taking a ride down the water slide. And while lounging by the pool, enjoy poolside service from our staff.

Game time at the Swim Club provides laughs and a little friendly competition! Pop out of the pool and test your skills at a variety of entertaining activities for kids. POOL REFURBISHMENT Just in time for summer, the four pools at the Swim Club were refurbished in a process that took three months to complete. Existing plaster was removed and recoated with new material and color, making the surface smoother and cleaner, while helping to maintain a proper chemical balance for the water. The pool bottom pop-up jets were also removed to create a consistent smooth surface for your feet. After this winter’s terrible freeze, cracking and loose flagstone on the pool decking was repaired. For a final update, all pool chairs are receiving new fabric webbing. The Swim Club will be brighter than ever!

Give dad a morning of shooting at the Gun Club! One of the fastest growing shooting sports is the action-packed, multi-gun competition commonly known as “3-gun.” The reason for the name is somewhat obvious; competitors use three different firearms — a modern sporting rifle (MSR), that is, a rifle built on an AR-platform; a pistol; and a shotgun. The course will move through different stages and engage targets in a variety of positions. Each stage will generally require the use of different firearms and require the shooter to transition between them. The targets might include clay pigeons, cardboard silhouettes, steel targets of varying sizes and anything else we designate as a target. Distances of the targets will vary. This will be a fun event that we can tailor for both adults and kids.

Already boasting a vibrant economy, the Boerne and Kendall County area is a growing community for families attracted to the quality of education and a small-town atmosphere. It is also positioned geographically and technologically to drive greater economic development in and to our region. Growth is inevitable but there are resources in place to ensure that growth is responsible. “We have great assets in the community already, so when you think about the infrastructure of a city such as ours, we have the Greater Boerne Chamber of Commerce that serves the businesses that are already here and builds the business community; the Boerne Kendall County Economic Development Corporation (BKCEDC) is working to attract new businesses interested in locating here, retaining existing businesses and helping those businesses that want to expand; and the Boerne Kendall County Angel Network (BKCAN) is separate from both organizations but we work symbiotically to support each other, and we are focused on making Boerne visible on the funding trail throughout Texas,” explains Justin McKenzie, Executive Director of BKCAN, the non-profit organization founded in July of 2020, “What I have enjoyed is that these organizations have all had a long-time local connection and a reason to love Boerne. It is a great reminder of how unique our community is and the opportunity we have over the next decade to invest locally. It’s the spirit of Boerne.” The effort was made possible through a collaboration between Kendall County and the IC² Institute at the University of

Texas at Austin. The IC² program evaluated our fast-growing community, citing a favorable climate for internal and external business growth. “One of the things that came out of that program was the need to build our own businesses, build our own entrepreneurial spirit,” says McKenzie. The organization’s focus is to attract agri-tech, small to mid-sized software companies and healthcare innovations that will benefit the region without leaving a large footprint. Arts-related businesses are also encouraged. To date, the organization has already seen great opportunities from across the state. This has included several innovative healthcare and telemedicine businesses, a last mile delivery software platform and an exciting agriculture real estate business. “Our group enjoys hearing people pitch their companies, describe their markets and the potential. It is a unique way to learn about amazing work that people are doing and how creative innovators are,” says McKenzie. Nearby San Antonio, a research hub in the United States, attracts many young start-up companies that could land in Boerne Kendall County. “Start-ups come in but they need funding and that would have to come from the private sector. Banks are generally not willing to finance young start-ups,” states Phil Hunke, a Cordillera Ranch resident and retired pediatric dentist and president of a dental insurance company, who has served on the board of BKCEDC for almost five years and is a founding member of BKCAN. Hunke has been an Angel Investor for many years and says involvement begins in the early development of ideas. He speaks to the intelligence, creativity and innovation that he has witnessed, “From these young people come great ideas. They teach me more than I teach them.”


The innovation coming out of academia not only includes universities. Jenny Breuer, a teacher at Champion High School in Boerne ISD, is an entrepreneurial-minded person who saw the need to introduce that spirit at a high school level. She is now the director of the Incubator.edu, a national program that she is building on to create great talent in our community. In its first year at both high schools in Boerne ISD, students will have the opportunity to create a business or service and be matched with local business owners and mentors to assist in the process. Breuer explains, “Right now, it is a one-year program but the plan is for students to take it as a junior, pitch for funding and then run their business as a senior inside the next class which will be called Accelerator. For the first two years, we will work to grow the program so we can offer the second class. This first year was offered to seniors, so we are awarding scholarship money and/or seed funding to the winners.” The culmination will be presentations by students for a prize purse over $15,000. “It’s just like you see on Shark Tank although students will not give up ownership in their idea or company,” says Breuer. “We are excited to help sponsor their Pitch Night and support their program into the future,” says McKenzie, “Our schools play a

Houston-based professional services firm, her interest in BKCAN is two-fold. “I wanted Boerne to become my home, and for you to feel like a place is home, you have to dig in and get involved. This is my pathway to use my past professional experience where it will be appreciated and to find things that are passionate to my heart. I want to invest my time and Boerne is an open community that has allowed me to do that. So many people like me and others in Cordillera Ranch are trying to find ways to use our talents and get involved in things that make a difference,” says Love-Werner, one of the founding members of BKCAN who also shares her time with the Kronkosky Place/Rainbow Senior Center as Chairman of the Board. The organization would like to increase membership to 100 Angels. Hunke adds, “Some Angels are retired people who still have an interest and keep track of what is going on in the world, and would like to spend time and be involved in our kids’ futures and the future of local businesses.” The goal is to grow both: Keep our educated kids in Boerne Kendall County and entice other businesses to make our community their home. For Karen Love-Werner, another Cordillera Ranch resident with a consulting firm in Boerne and a retired shareholder of a

The need for support in the community has never been greater. The Foundation completed 32 community projects in 2020 and remained highly active through the pandemic. Last November, The GVTC Foundation partnered with nine food pantries, one Meals on Wheels program and 23 local organizations for the 8th Annual Thanksgiving Giveback Project. In 2015, Art al Fresco was created by the City of Boerne as a 5-year, large-scale sculpture competition with a stated intention to grow Boerne’s permanent public art collection. This 5-year plan was wildly successful, showcasing 40 large-scale sculptures by artists from around the country, and most from right here in Texas.

“Boerne has always been a community that values the arts and we are fortunate to have a strong artist community here. Public art contributes to Boerne’s quality of life and sense of place, and Art al Fresco was a great vehicle to expand the City’s collection,” said Paula Horner, president of the Hill Country Council for the Arts, a key supporter of the arts in the Texas Hill Country that includes artists and galleries, performance arts, the Boerne ISD Fine Arts Department and many other programs and partnerships. This initial program included a public voting element to

Art al Fresco’s origins are rooted in a long-term, grassroots effort by the Boerne arts community over many years to bring public art to Boerne. In addition to the sculpture competition, the City of Boerne has acquired other public art sculptures by renowned artists through purchase, donation and partnership. Boerne’s most photographed public art is Wild Bill Hickok, a bronze by Eric Christianson, who sculpted Wild Bill at the Texas Treasures Fine Art Gallery in Boerne. Wild Bill is located on Main Street and, depending on the season, you may see him sporting a Santa hat, a Diva Night boa or bunny ears to name a few. the City, Hill Country Council for the Arts and Texas Treasures Fine Art Gallery. Boerne’s collection includes many generous donations. Majestic Ranch Arts Foundation (MRAF) has donated several bronze sculptures to the City. Two of these are located at the Patrick Heath Public Library and include The Trio by Eric Christianson and Adventure Tales & Fairy Tales by Marianne Caroselli, who also created Lucky Ducks that is located at Main Plaza near the fountain. Other donations include Land of the Cheyenne by wildlife sculptor Jonathan Bronson — this bronze eagle was donated by Brenda Shaddox and is located on the Cibolo Trail. A favorite in River Road Park is Father Gander, a bronze sculptor by Larry Stevens of Stevens Art Foundry. One of Boerne’s most beloved pieces, the Veterans Memorial at Veterans Plaza, was created by local artist Jay Hester. Over the years, additional sculptures have dotted Boerne’s Hill Country Mile and trails for limited times, and one temporary sculpture is currently on display. Mary Woods, project manager for Art al Fresco, has enjoyed seeing how the program has been a platform to make art really accessible for the public, especially

Cordillera Ranch is a beautiful place to live — serene, surrounded by nature and offering resort-like amenities. It’s a place to relax for those who love to float the river, golf, ride horses and more.While it’s no secret that the 9,000-acre community is highly sought after, builder Todd Glowka, one of the community’s Preferred Builders and owner of Todd Glowka Builder, Inc., is here to keep it that way.

Glowka founded his business in 2002, and for the last 19 years has built custom, eco-friendly homes in varying square footages and architectural styles. His dedication to functional and designforward building has made him a go-to for community residents, and he’s won 52 local, state and national awards for several of his custom builds. For homeowners Peggy and Ron Ainsworth, Cordillera Ranch was the perfect fit for their next home. The couple, empty nesters who moved from Midland, chose the expansive community for the Jack Nicklaus Signature Golf Course, one of the top golf courses in the state. “They are avid golfers,” remarks Glowka. “When they came to town, they had looked out in Fredericksburg but felt like Boerne was a better fit for their lifestyle.” “Nothing we looked at ever seemed to click,” Ron Ainsworth adds. [But when we visited Cordillera Ranch], the 30-mile views

were breathtaking. We experienced immediate peace and felt like we found home.” They wanted an open concept — a flowing floor plan that was full of light and showcased the golf course views. They were drawn to architect Gustavo Arredondo’s modern work, as well as Glowka’s, who the Ainsworths felt immediately at ease with. “Todd met us personally at a recently completed project,” Ainsworth says. “And during the design, Todd and Gustavo made sure that our vision of the home was met, while providing guidance to avoid mistakes.” The 7,000-square-foot, five-bedroom, four-and-a-half bath home is located in Clubs Village within one of the most scenic parts of the community. It sits on 1.34 acres and overlooks the 16th hole of the Jack Nicklaus Signature Golf Course which is annually ranked “Most Beautiful Par 3” in Texas. Surrounded by

waterfalls and greenery, it’s the perfect setup for the couple and they have been thrilled with the location. Glowka, Arredondo, Aaron Shreeve (Glowka’s project manager) and interior designer Kelly Scully of Finishing Touches were the dream team when it came to completing the Ainsworth’s idyllic Hill Country home. “Gustavo and I have been working together for years,” Glowka says. “The Ainsworths like exceptional finishes (Peggy Ainsworth is a licensed interior designer) and worked with Kelly to pull off the finished product.” Glowka typically builds three differing styles of homes: True Hill Country, Hill Country Transitional and Mediterranean. The Ainsworths’ new home is Hill Country Transitional featuring clean, modern lines, Texas limestone siding, Architectural Stone imported from Mexico for this specific project, hand-troweled stucco and exposed steel I-beams throughout the residence that fits within the context of the Hill Country and Cordillera Ranch. Additionally, there are custom Black Matte Windsor Wood-clad windows, large La Cantina sliding glass doors that overlook the exquisite pool provided by Artesian Pools of Texas, soaring 27-foot-high ceilings with exposed I-beams in the main living space, and clerestory windows to allow natural light in. “I would say that 50% of the homes currently being built or in the design process are Hill Country Transitional,” he says. “It’s gotten more popular in the last three to five years.”

Other interior features include European white oak wood floors that have been lightly wire brushed and smoked, then finished with a light coat of Woka Oil. The Ainsworths particularly love the two fireplaces, a private study, craft room, outdoor terrace, pool and three-car garage. Furthermore, the home has state-of-the-art automation for full lighting control, climate control, irrigation and a security system, and a stunning open-concept kitchen with Sub Zero/Wolf® appliances and quartz countertops. While construction began in July 2019, the COVID-19 pandemic caused some delays due to crew numbers on-site and product availability. “Now, with any home we start, there is at least a six-

month delay due to materials not being available,” Glowka says. The home was completed in November 2020 with some challenges along the way, many of which were attributed to the steeply sloping site. “The house occupies the full site from left to right, so we had to stage materials for the pool before we even got started on the foundation,” Glowka says. The retaining wall and pool staging took 45 days in total, but it wasn’t discouraging at all to the Ainsworths, who were down in Boerne nearly every weekend during the build. “If they weren’t in town, they always offered to be here for us in case we needed to walk them through the house to make sure it was the way they wanted it. They were always readily available,” says the builder. Now that the home is completed, it will be featured in the 366-page Spectacular Modern Homes of Texas book, which is set to publish in late May, and Glowka proudly has three other projects set to appear in it as well. The exterior and interior of this Clubs Village home are equally as sophisticated, comfortable and charming as the couple, and they are loving their life in Cordillera Ranch. “We have found the community to be exceptional,” Ron Ainsworth says. “The people are very accepting and friendly. Shortly after joining The Clubs at Cordillera Ranch, a member told me something that stuck with me. He said, ‘Whatever you think Cordillera is going to be, when you get here, it is better.’”

BARRY DENTON Recently celebrating 10 years with the CR Realty Team, Barry Denton couldn’t imagine a better place to live, play and work than at Cordillera Ranch. Combining his careers as a golf professional and instructor with his passion for real estate development landed him in the place he was meant to be. WHAT BROUGHT YOU TO THE TEXAS HILL COUNTRY? I was born in Iowa City, Iowa where I lived my first 12 years. My family visited a relative in the Kerrville area one winter when it was sub-zero temperatures in Iowa and 70 degrees in Texas. We went back to Iowa, put the house on the market and were back in Texas by June of that year. Kerrville was a great place to grow up, and being around home construction and land development in a golf community piqued my interest for what I might like to do when I grew up. WHEN DID YOU BEGIN PLAYING GOLF AND WHEN DID YOU GET YOUR PGA CARD? I started playing golf when I was about 10 years old. Education took me to The University of Texas, and I worked at Onion Creek Club while going to school. The golf pro discussed becoming a PGA Professional with me and worked around my classes to help me accomplish my

HOW DID YOUR GOLF PROFESSIONAL AND TEACHING CAREER EVOLVE? As I was working in golf, teaching interested me the most and led me to seek out the best teachers to learn from. I was fortunate to work at Austin Country Club in the late-80’s and spent time with Harvey Penick. I then moved to Dallas and was able to observe and learn from Hank Haney. He was also gracious with his time, sharing of information and knowledge, and made it easy to understand the mechanics of the golf swing. It was great learning from two legends who, in my opinion, were on opposite ends of the spectrum in how they taught, but both got world-class results. Teaching is about communicating. I learned a lot about that and the golf swing from both. WHAT DID YOU DO BEFORE JOINING THE CR REALTY TEAM? Golf led me back to the San Antonio in 1991. I was a golf professional at Oak Hills Country Club where I focused on teaching. In 1994 I also became the Men’s Golf Coach at UTSA and conducted golf schools for Nike. I got my Real Estate license in the early 90’s in hopes of one day combining my golf experience with my long-held interest in real estate and developing. Through a friend, I was introduced to a real estate development sales opportunity in 1999. I worked for that development company from 2000 to 2011 before joining Cordillera Ranch. ANY BRUSHES WITH GOLF GREATNESS? I had the pleasure of having lunch and spending the afternoon with Byron Nelson

WHAT INTRIGUED YOU TO JOIN THE CR REALTY TEAM? Kathy and I bought property and joined the Clubs in 2006. Over the years, I got to know the Hills and the Northingtons. An opportunity to join the development and sales team presented itself in late 2010 and I started working for Cordillera Ranch in 2011. Living, working and being a member of the premier golf community in Texas is a blessing. WHAT DO YOU ATTRIBUTE TO YOUR SUCCESS AT CR?
