The calendar changes from 2021 to 2022, but the enormous success of last year (see Developers Corner on page 74) carries over with great momentum and optimism for exciting projects, development and announcements to come in 2022. Continued investment in The Clubs of Cordillera Ranch is bringing expanded amenities. Major renovations to the Cabana and poolside experience, private dining room and a major expansion of the kitchen will commence early this year, setting the stage for an unrivaled experience for our members for years to come. In addition, the main dining room and Twin Sisters will undergo a “face lift” with new flooring and a fresh look. The addition of Pickleball (fastest growing sport in the U.S.) courts and additional Tennis courts will soon be completed, expanding our ability to accommodate our rapidly growing numbers of racquet athletes. New areas of development continue at a torrid pace in The Springs with lots selling as fast as they are brought to market… and often well ahead of road and utility construction. Additionally, other areas of the Ranch to be developed will allow us to further offer a diversity in product that continues to attract so many. Lot development leads to more home construction, and more home construction has necessitated the addition of another Preferred Builder. We welcome Paul Allen Custom Homes into this elite group (featured on pages 68 - 72). So, let us look forward to an incredible year ahead filled with positive

MANAGER’S MESSAGE

2021 Year-End Review By Marc DeWall, General Manager

Happy New Year! It is hard to believe 2022 is already here but before we move on to a new year in which we have so much to look forward to, I thought I would share a few highlights from last year! 2021 was undoubtedly the fastest growing year the Club has ever had with more new members and residents than any year since the Club’s inception. At the same time, member dining usage returned with a bang as well as a few special events. Considering the fact that we are still in a pandemic and in the middle of a labor shortage, we have much to be proud of here on the Ranch. It is hard not to start with the Winter Storm that hit so many parts of Texas hard, including the Club and Cordillera Ranch community in mid-February! The Club sustained damage to various buildings, most notably the Cabana building, which was destroyed from water damage. We were very fortunate to get the MDR, Golf Shop and Locker Room open within 7-10 days, thanks to our leadership team and a restoration team that acted quickly and efficiently. The Golf Shop renovation was completed in November. It looks fantastic and definitely opened it up to allow for more selling space on the floor along with better operational office space. We still have work to do as new carpet and flooring will be installed soon in the Main Clubhouse. We are expecting to begin construction on the new Cabana building sometime in the next couple of months, which includes expansion of the main kitchen. I am excited for our members to see the plans and how they will be utilizing this new amenity! In March, we welcomed our new Director of Agronomy Stuart Rowland to the team. He has done an excellent job and continues to improve golf course conditioning. Golf rounds were basically flat this past year but the golf course remains busy and

20 | JANUARY/FEBRUARY 2022

we continue to see activity from the explosion of new golfers to the game during the pandemic. Director of Golf Corey Roberson and the Golf Professional Staff hosted member trips to Pinehurst and Lajitas this year where members had a great time! Pickleball is expanding as we are ready to open six new courts! This game continues to see a huge gain in popularity and I know our members are excited to begin utilizing the new facility. Joe and Brad are busier than ever with lessons, camps and tournaments but I hope you get a chance to stop by soon and see the new facility. Susie Phillips had a big year in the Equestrian operation as we welcomed new horses to Pasture Boarding and the team gave more lessons and riding instruction to so many new members. It has been fun to watch many of the juniors they teach compete in shows at a high level. Tamra Christiansen started with us in the Fall of 2020 and continues to hit her stride. A part-time additional Trainer just started in the Fitness Center as well, and the entire Fitness team continues to look for more ways and new group classes to help you reach your fitness goals. Finally, Shane Reynolds hosted a Signature Vacation for members to Costa Rica in November. He is busier than ever hosting hunting trips and member trips on the river or at the Gun Club. As you can see, 2021 was a great year here at the Club despite some real challenges. We are looking forward to 2022 and I hope you will be able to participate in some new events that we will be introducing this year and take advantage of the awesome amenities the Club has to offer. We wish all of you and your families a blessed New Year, and bring on 2022! Marc DeWall, PGA, is the General Manager at The Clubs of Cordillera Ranch. He can be reached at mdewall@cordilleraranch.com or 830.336.9151.

STAFF PROFILE

MEGHAN MORIARTY Head Trainer and Riding Instructor 315.771-3001 :: mmoriarty21@hotmail.com HOMETOWN: Watertown, NY

WHEN DID YOUR LOVE OF HORSES BEGIN? I have a lifelong love of working with and riding horses. I went to school at Morrisville State College to further my knowledge and education and earned a degree in Equestrian Science. WHAT BROUGHT YOU TO TEXAS AND CORDILLERA RANCH? I moved to Texas for the vast opportunities of working with and riding horses at the highest level. Most of the top trainers in the industry live in Texas. Through my network, I met Susie Phillips. Through Susie, the door to working at Cordillera opened, allowing me to pursue my dream of establishing my own training program under her guidance. Through this experience, I have been able to successfully match horses and riders. WHAT DO YOU FIND PROFESSIONALLY REWARDING? My most rewarding experiences must be watching my students realize their potential. This has been rewarding, not only for my beginner students, but also for my advanced riders. Witnessing the “aha” moment never gets old. I have also taken students to their first horse shows and have seen them perform successfully. WHAT ARE YOUR PROFESSIONAL GOALS? My ultimate professional goal is to win an American Quarter Horse Association Golden Globe at the World Show. Additionally, guiding my students to pursue their dreams and goals. TELL US ABOUT YOUR PERSONAL HORSES. I have three horses: My show horse is Platinum to a Tee. She is an exquisite gray quarter horse with unlimited potential. At four years old, this mare has already garnered awards at shows, and I expect to achieve many more awards riding her. I have two other horses who are solid training horses, Scout and Emma. Many children have learned basic riding horsemanship on them. AS A KID, WHAT DID YOU WANT TO BE WHEN YOU GREW UP? I wanted to be a veterinarian when I grew up. Unfortunately, I could not quite handle the blood and guts of it. Plus, I found my true passion was in teaching and training horses. I am also a licensed cosmetologist.

TAYLOR STONE Head Trail Guide and Riding Instructor 910.988.7513 :: tstone@cordilleraranch.com HOMETOWN: Dunn, NC

HOW DID HORSES BECOME SUCH AN IMPORTANT PART OF YOUR LIFE? I’ve loved horses since I was 3 years old. My grandparents trained horses and that’s how it all started. HOW DID YOU BECOME EMPLOYED AT THE EQUESTRIAN CENTER? My grandfather knew Susie Phillips through a previous job and after I moved down here, he connected us. WHAT IS YOUR FAVORITE PART OF YOUR JOB? Everyday when I get up and come to work, it’s a little bit different — never the exact same — and that’s a blessing. Everyone here has a different skill set but similar passions and that allows us to work well together. My love is being able to connect people with horses. WHAT ARE YOUR PROFESSIONAL GOALS? I want to be able to continue to build my skill sets and eventually open a business of my own — preferably an Equine Rehabilitation Center. WHAT MAKES A HORSE SUCH A SPECIAL COMPANION? Horses are kind a giving, and once you bond with them, they will usually give you their all. HOW DOES YOUR PERSONAL HORSE ELEVATE YOUR LIFE? Storm has been the light of my life for roughly the last 11 years. My grandparents bred and raised him to be a racehorse. Through some very trying times, we lost him for a few years during his racing career. My grandfather was able to track him down and we brought him home. Storm had some healing of his own to do — some of the people on the track were not very kind to him. However, you would never know that today. For all he has been through and done, he still will always give me his all when I ask. Now at 17 years old, he is my go-to pony horse that I use to break all the babies. This horse has taught me more than most people and he is pretty special. ANYTHING ON YOUR BUCKET LIST? I want to travel the U.S. and trail ride.

LISA AND LOU JUG Guided By Faith and Serving with Love By Jenny Webster Jurica :: Photography by David Teran :: Personal photos courtesy of the Jug family

It all started with a chair… On May 6, 1987, on a noisy and crowded deck at a sports bar in Walnut Creek, California, Lou Jug (perhaps taking a page from the famous George Strait song “The Chair”), brazenly approached Lisa Larsen with an empty chair in hand and asked, “Is this seat taken?” The short answer is that, no, the seat wasn’t taken, and Lou’s impulsive act ensured that he would forever take a place in Lisa’s heart.

“I thought it was a rather bold move,” says Lisa of Lou’s confident flirtation that night. “But when I saw his beautiful blue eyes and big smile, I decided to give him a chance.” That chance encounter led to a proposal exactly one year later, on May 6th in Lahaina, Maui, and a wedding followed on the same date, in 1989, at the Treasure Island Naval Air Station in the San Francisco Bay. The Jug’s honeymoon included travel to France where the couple was first introduced to French wines and the beauty of the Mediterranean coast, and where the couple also discovered a shared affinity for travel.

This affinity for travel has followed the couple throughout their marriage, as they instilled a love for travel in their own four children. In fact, as a high school graduation gift for each of the Jug children, the family embarked upon an international trip — the destination decided upon by the graduate — that included the whole family. Each Jug child chose their travel gift wisely so that the family enjoyed trips to England, Paris, Italy, Germany, Austria, Spain and Portugal, and included such cultural experiences as cooking lessons led by chefs from Le Cordon Bleu, a bicycle tour through Salzburg, Austria (where scenes from The Sound of Music were filmed) and a meal at Le Jules Verne, which is a Michelin Star-rated restaurant located in the Eiffel Tower. Lou has held multiple senior level positions with global institutional real estate investment management firms over the

course of his career and he currently works as part of the Global Investors Group team at USAA Real Estate. This year, Lou also celebrates his 40th anniversary in the commercial real estate industry and is especially proud to contribute to USAA’s work to help support the financial stability of active-duty military, veterans and their families. Lisa holds a BS in Nursing from San Jose State University, as well as a Master of Public Administration from California State University, East Bay. Her passion for nursing led her to work in hospice care and became useful as both she and Lou invested many years caring for their elderly parents. The Jugs wistfully recall the years of caring for their elderly parents: “We often reminded one another of the Biblical command-

ment to ‘honor your father and mother’ during this time that was punctuated by the joy of serving our parents, but carried with it the added sadness of watching their physical health decline and culminating in their eventual passing,” says Lou. In 2020, when the couple, now empty nesters, first found the window to relocate from California to Texas opening to them (to be closer to the USAA Real Estate Headquarters in San Antonio), they toured many communities in the Texas Hill Country. When they found Cordillera Ranch, though, they knew they were home. The Jugs purchased their home in August of 2020 and were immediately drawn to the hospitality and welcomeness of their neighbors and the service opportunities in the area. For the Jug family, living a life of service to others is more than just a way of life: It’s the only way that they can imagine living.

January, 2020 Wedding in Lagos

Both Lou and Lisa grew up watching their fathers lovingly serve their country (Lou’s dad didn’t serve in the military, but served their church, and as a leader in their Boy Scout troop) as well as others and this inspired the Jugs to continue their fathers’ legacies with their own family. Even when Lou and Lisa were busy raising four active children, they still managed to find time to host small groups from their church as well as mentor couples in marriage and parenting, following in the footsteps of those who mentored Lou and Lisa early in their own marriage. The Jug children grew up serving side-by-side with their parents at “The Gathering Inn,” a ministry dedicated to feeding, clothing and providing shelter for the homeless, and have vivid memories of serving meals to children who were like them and yet didn’t have a home. These days, Lou and Lisa jointly serve as Board Members for

Safe Refuge for Children + Families, which is a California-based non-profit that offers a hope-filled option for struggling families. This organization is made possible through a unique community-church partnership and provides temporary homes for children until they can be safely reunited with family. Lisa was also recently appointed to the Board of the Rainbow Senior Center at Kronkosky Place, in Boerne. It is there that Lisa’s expertise in nursing and senior care will help to guide and direct the organization’s staff and volunteers as they provide loving care and essential services to the senior citizens in Boerne and surrounding Hill Country areas. Our society is much stronger with strong family relationships, beginning with strong marriages and continuing from there,” said Lou. “We think of families in terms of all generations because it’s often the seniors who are forgotten and need the most help,” adds Lisa. The couple’s four adult children, who now range in age from 31 to 25 years old, are each wildly accomplished in their own rite. Lou Jr. works in healthcare technology in Austin and serves on the Board of Smile Train, the world’s largest cleft palate-focused organization. Megan is a Neonatal Intensive Care nurse in Berkeley, California. Son, Sam, works for the U.S. Department of Justice in San Francisco and daughter, Kelsey, will complete

her Masters of Nursing, as well as earn her Nurse Practitioner License from Yale School of Nursing in May of 2022. She looks forward to beginning her career as an Acute Care Nurse Practitioner following graduation. In addition to leading successful and demanding professional lives, the Jug’s children also find time to serve their communities, just as their parents have over the course of their marriage. Along with celebrating Kelsey’s graduation in May of 2022, the Jugs will also celebrate their 33rd wedding anniversary on May 6 with a trip to Grand Cayman. “We are very thankful for the bond of faith, the blessing of our ‘love story’ life together and a lifelong partnership of serving together in the community,” says Lou.

The Jugs have happily settled into life at Cordillera Ranch and love exploring the local shops and eateries. They are also frequent students at Ministry of Dance, where the couple has learned several ballroom dances under the guidance of famed World Open Champion ballroom dancer, Bertus Stiehler, who the Jugs describe as, “patient and kind with a great sense of humor.” A relationship that began with a humble chair and a bold gamble has grown and evolved into a loving, faith-filled partnership for the Jugs. Lou and Lisa’s 33-year marriage has granted them four wonderful children, a life dedicated to serving others, travels that have left lasting memories for their family, and now, the next chapter of their life continues at Cordillera Ranch.

GOLF

2022

AT THE GOLF CLUB By Corey Roberson, Director of Golf

Our 2022 Golf Calendar is very similar to our layout from 2021 with one exception: The El Compadre Member-Member will be moved to March instead of its 2021 date in May. We hope this change will capture a bigger field and open up the golf course a little more for regular play in the month of May. One major update for 2022 will be the addition of live scoring for every event. Starting with the 2022 MGA Kickoff Scramble, one player in each group will be identified as the group score keeper. This player will be responsible for entering the group’s gross scores. Inside the mobile Golf Genius app, players will be able to see where their strokes fall for the

given format and view a live leaderboard to see how you stand against the competition. We’ve had the ability to do live scoring for a handful of years, but it was slow and cumbersome. Over the last couple years, the technology has gotten faster and more streamlined to the point where this will be a nice benefit to our members playing in events at Cordillera Ranch. I’ll see you on the course in 2022! Corey Roberson is the Director of Golf for The Clubs of Cordillera Ranch. He can be reached at croberson@cordilleraranch.com or 830.336.4653.

TENNIS

TOYS FOR TOTS: A CORDILLERA RANCH TRADITION By Joe De Luna, Director of Tennis

Every year in December,The Clubs of Cordillera Ranch Tennis and Pickleball Club hosts its annual Toys for Tots event. This is a great way for our members to help make kids’ Christmas dreams come true. The event format has changed over the years: it has been a tennis mixer, a guest pro clinic and pickleball play day. This year, games of tennis or pickleball were followed by a threecourse luncheon in the Main Dining Room, with United States Marine Corps soldiers as our special guests. This is where the holiday magic happens. Each Club member is asked to bring at least one unwrapped toy for donation. The Marines collect the toys and deliver them to a distribution center in San Antonio where they are then delivered to kids from families in need in our surrounding area.

46 | JANUARY/FEBRUARY 2022

WHY THE MARINES? Toys for Tots began in 1947 when Major Bill Hendricks, USMCR, and fellow Marine Corp Reservists in California collected and distributed 5,000 toys to less fortunate kids in the Los Angeles area. The following year, Toys for Tots was expanded into a nationwide campaign and spread to every community where a U.S. Marine Corp Reserve Center was located. Over the last 60 years, the U.S. Marine Corp Reserve Toys for Tots Program has delivered more than 300 million toys to more than 150 million kids across the country. Major Bill Hendricks was in the reserves, but in civilian life he was a public relations director for Warner Brothers Studio in LA. He convinced many celebrities to join the cause and Walt Disney designed the first Toys for Tots logo that is still used today. This has been such a fulfilling relationship between Cordillera Ranch and the U.S. Marine Corps Reserve Toys for Tots Program. Because of such generosity, Christmas is sure to be merry and bright for more kids than ever this year. It is also an honor to host members of our military, personally extend our appreciation and get to know their experiences. Thank you to all who have participated over the years. We are truly grateful for your thoughtfulness and compassion. Joe De Luna is the Director of Tennis at The Clubs of Cordillera Ranch. CELLAR CLUB

HAPPY NEW YEAR! By Jeffrey Cohen, Wine Specialist

As we ring in 2022, let us all give thanks for being here and saying goodbye to another challenging year, 2021. This edition will speak on Sparkling Wine and Champagne. I always remind staff and friends that Champagne is a place in France, that happens to produce incredible Sparkling Wines. The great thing about Sparkling Wines in general is they are the most versatile in pairing with foods. I can’t think of a single item that you can’t pair with Sparkling Wine. The bubbles just do their thing. I use this regularly: “If you can pair eggs and toast with Bubbles, then anything will pair well!” This whole year I have heard about the shortages that were coming our way, due to horrible crops over the 2021 vintage in Champagne. After doing my research, it is true that in early April there were devastating frosts causing damage to many of

48 | JANUARY/FEBRUARY 2022

the country’s vineyards. September 6 marked the opening of “Champagne season.” The Compté Champagne — the appellations’ official trade association — announced that as much as 60% of the region’s yield might have been already lost due to the bad weather conditions. Specifically, the Compté Champagne says that 12 days of frost in early April cut yields by 30% and were followed by persistent rains that probably claimed another 25%-30%. Making matters worse, the region was also hit by a few hailstorms damaging over 1,200 acres. So, let’s backtrack to the beginning. What exactly is Sparkling Wine? All Champagne is Sparkling Wine but not all Sparkling Wine is Champagne. I think we have that covered. In the traditional method, also known as Méthode Traditionnelle or Méthode Champenoise, there are three grapes allowed to be in Champagne: Chardonnay, Pinot Noir and Pinot Meunier. The

wine grapes are picked, pressed and fermented, then bottled. Secondly, after some period, an additional bit of yeast and sugar are added back into the bottles and then corked and clamped. This second fermentation will take place in the bottle. This is the mistake that the monk, Dom Pérignon, stumbled across. Champagne is one of the finest gifts you can give someone, which is why it’s such a popular present for almost any special occasion. It’s also the drink of choice for saying cheers! Or congratulations! However, there is one question that people often ask: How long does Champagne last? You may be tempted to think it’s like fine wine, which can last for many decades, but Champagne usually has a shorter shelf life. Because of this, it is important to know when it’s best to enjoy your Champagne so it doesn’t go bad. Champagne will last longer if it remains unopened. If you’re planning on saving a nice bottle of bubbly for a special occasion, your best bet is to leave it as it is and make sure that you store it in the right way. Unopened Champagne will last three to four years if it is non-vintage; five to ten years if it is a vintage. Some vintages are designed to be aged in the bottle for years before being opened so they may last much longer than the times stated above. Vintage Champagnes tend to age better because winemakers can grow a harvest of grapes in a single year with quality aging in mind, which is more difficult to do with those from multi-year

harvests. Many of the best Champagne labels, such as Moët & Chandon, Veuve Clicquot, Dom Ruinart, Dom Pérignon, Bollinger, Taittinger and Louis Roederer, have vintages that are specifically made to age nicely. Some of their vintages aren’t even considered to be at their peak until they have been stored for a few years, when they will lose some of their carbonation but gain nutty, fruity and toasted flavors. It is also worth considering what size bottle is best for aging. Many experts still agree that the standard 750ml. bottles are very good for storing a vintage. Magnums, or 1.5l. bottles, are regarded as the best size for unlocking the best flavor possible. It is said that the larger glass surface area of a magnum allows more contact between the yeast on the inside of the bottle and the wine itself, creating more fizz. In short, you may find it better to invest in a bigger size if you plan on letting your Champagne age for a few years. I will end by wishing everybody a Happy and Healthy New Year! It is truly my pleasure serving you. Please continue to open your emails because we have an incredible year of programming heading your way. Let the celebrations continue! WELLNESS

New Year, NEW HEIGHTS Set yourself up for success in 2022. By Kelsey Grudle, Recreation Coordinator

Year after year, countless NewYear’s resolutions to lose weight, eat healthier and exercise more are made. While these are a priority at the beginning of the year, they are often abandoned by the end of January, leaving a feeling of hopelessness and failure. A NewYear does symbolize a fresh start, but it’s important to remember that it isn’t a time to make sweeping changes, trying to implement as many improvements as possible all at once. It is really about reflecting on past behaviors and setting attainable goals to make positive lifestyle changes. Starting with small, short-term goals and focusing on improving one or two behaviors at a time is a realistic approach that will provide feelings of accomplishment as well as the motivation to keep going. It is equally important to ask for support in reaching your goals, whether it be friends and family to cheer you on, or professionals who can coach you towards a successful outcome. As we enter this New Year, we have more professionals than ever to help you make the changes, whether large or small, that you are looking for. Our Spa and Athletic Club has added three new team members, making our offerings everything you need, all in one place. We would like to introduce and welcome to the Club, Oksana Robertson, Kathy Miller and Ronnie White. If taking more time for yourself has become a priority for you in the New Year or you need help unwinding knots from the past year, schedule an appointment with our newest massage therapist, Oksana Robertson. Born in Ukraine, Oksana has

50 | JANUARY/FEBRUARY 2022

enjoyed her wonderful life here in America for 20 years. She has been gifted in massage therapy for 15 years with experience in treatments such as Deep Tissue, Trigger Point, Sports Massage and Hot Stone Massage, along with specialty additions that include aromatherapy, body scrubs and more. With the addition of Oksana, our team is now providing massage services on Sundays. Oksana is available on Mondays as well, making our massage offerings available seven days a week between Oksana, Amanda, Lisa and our esthetician, JoAnn. Our incredible spa team is ready to help you focus on YOU and will help you feel refreshed and rejuvenated!

We are also excited to introduce our new professional trainers to the fitness team, Kathy Miller and Ronnie White. If accountability is your main focus, our newest personal trainer, Kathy Miller, is here for you! After a 21-year career as a United States Marine, Kathy is pursuing her true passion as a personal trainer here at Cordillera Ranch. She is eager to help you obtain your fitness goals and wants to be an inspiration in helping others in their pursuit of wellness. Kathy is thrilled to be here and is looking forward to meeting members. Ronnie White is joining our Pilates team alongside our Master Pilates Trainer, Kris Cracknell. This will provide more opportunities for our members to participate in our Pilates programs. Ronnie is excited to help Kris grow our Pilates Group Reformer classes and we are happy to have Ronnie onboard. In addition to our new team members, we are adding four new Pilates chairs to the programs. This new piece of Pilates equipment creates a stronger core and total body. The chairs will be utilized in our Advanced Group Reformer classes and will also be incorporated into other fun and challenging classes. Varying exercises on the chair are more difficult than most exercises on the Pilates reformer because the smaller space challenges your center of gravity. If you have enjoyed your Pilates practice before, get ready to take it to the next level. Our Club trainers and instructors are

ready to help you achieve your goals. Kevin Durio has been with our fitness team for five years and specializes in self-defense and kickboxing. He teaches Group Cycle classes as well. Kelly Vizzone is guaranteed to provide a whole-body workout with her years of expertise and her many certifications, including the popular ELDOA. Natalie Sales has been on our team the longest with an impressive eight-year tenure. She continues to teach our early morning group exercise classes, giving you a good sweat and a refreshing heart rate jump.

TAMRA CHRISTIANSEN Fitness & Wellness Director

And finally, our Fitness & Wellness Director, Tamra Christiansen, is excited to continue to bring you all of the programs you have enjoyed through the years while pushing our Fitness Center to new heights. As a certified personal trainer for more than 20 years, Tamra is also TPI Golf certified and is ready to help you swing your best. She has several seminars coming your way to help you stay strong both mentally and physically, and with Precision Nutrition, she can hold you accountable to your whole health aspirations. OUTDOORS

Disc Golf at Cordillera Ranch By Andrew Guzman

Disc Golf was invented in the mid-70’s in Los Angeles, California by a man named Ed Headrick. Ed was Vice President of a company called Wham-O®, which owned and manufactured the Frisbee®. Since Frisbee was registered with the company he worked for, he coined the term Disc Golf to avoid trademark issues.

During the past two years when a pandemic forced us indoors, everyone was dying for a way to get outside safely. A lot of people around the country discovered a solution: Disc Golf. The game comprises a Frisbee-like disc and Disc Pole Holes placed around an open or wooded course. In the game, players throw a disc, attempting to land the disc in the chained basket of a Disc Pole Hole in as few throws as possible. As an inexpensive outdoor activity, it’s easy to see why so many people flocked to the sport when looking for something to do that was safe during a time when proximity was an issue. Around the world there are hundreds of Disc Golf Courses designed to use the landscaping of public parks or natural areas to create challenging tracks for players. At Cordillera Ranch, there was an interest in highlighting our gorgeous parks while paying homage to our membership’s love of golf so we have decided to create our very own Disc Golf Course. The first will be a nine-hole course at Swede Creek Park. This course will wind along the Bald Cypress-lined creek and blend into the natural environment with a few tight wooded fairways and others with

52 | JANUARY/FEBRUARY 2022

wide open shots to the basket. This course will be installed in the spring of 2022. Disc sets will be available for rent to Club members at the Outfitter Center and all property owners will have access to the course. The second nine-hole course will be installed at Panther Creek in The Springs, and a construction timeline will be introduced in the future. We are excited to bring this growing sport to our members and property owners at Cordillera Ranch. The Ranch’s beautiful parklands and natural Hill Country landscapes will serve as a backdrop for a relaxing time spent in the outdoors. Our courses will be installed with tee pads and disc catcher baskets and will blend into the environment. Disc golf is a great family activity that can be enjoyed by young, old, inexperienced or seasoned players, and we hope everyone will give it a try. For more information, contact Shane Reynolds. MEMBER HIGHLIGHTS

HONORING

SOUTH TEXAS LAW ENFORCEMENT Cordillera Ranch residents provide lunch for more than 1,000 officers, including the Border Patrol, Sheriff’s Department, DPS, Del Rio Police Department, Texas Rangers, National Guard and local first responders.

As the crisis along the South Texas border increases and roles of law enforcement become more physically and emotionally demanding, a group of Cordillera Ranch residents thought it was time to recognize the efforts of these men and women and thank them for their service. Spearheaded by Reed Smith, he reached out to his longtime friend, Sheriff Joe Frank Martinez, a Del Rio resident and officer with Val Verde County, to help coordinate the effort.

56 | JANUARY/FEBRUARY 2022

“Reed Smith is a good friend of the community and he had a great idea. More importantly, he had the connections through his previous employment to make it all possible. We picked a day and drove down a week prior to the event, and within hours we were dialed in to the head of law enforcement, Sheriff Joe Frank Martinez, the National Guard, first responders and Jimmy Murdock, a Del Rio business owner and icon for his leadership in the community. With these connections we were

By Trisha Doucette easily able to create a plan utilizing a site, equipment and local businesses to make it possible,” says Gary Hellmann. News spread quickly throughout the Cordillera Ranch community and David Murdock says that 78 residents donated without a fundraising effort other than Cordillera’s Goods in the Hood Facebook page post and by word of mouth, adding, “Nearly all of the donation money was spent at Del Rio businesses.” Boerne businesses, Dodging Duck and Black Rifle Coffee, generously contributed to the cause with paper goods and coffee, and Tom Keim also enlisted the help of a friend in the food business. “Brian Murray, a longtime friend and golfing buddy, is a Regional Manager with Smithfield Foods for the border areas and wanted to help. He and Smithfield, with the help of HEB in Del Rio, donated 500 pounds of Echrich Smoked Sausage toward the goal of feeding the agents, police and first responders,” he says. In addition to the sausage, the team of 25 residents and local volunteers prepared and served 500 pounds of brisket, 350 pounds of potato salad, 60 gallons of beans, 2,000 sugar cookies, soft drinks and water. Then came the fun part. “These officers felt the love. They couldn’t say thank you enough. I received memorabilia from so

FRIENDS AND FAMILY many, ranging from the head of the Texas Rangers for that area to division leaders for the National Guard in that area. I heard over and over again how they’re always told that we appreciate their service but they all mentioned what our community did was far bigger than those words they get so used to hearing. I’m a veteran and that made me feel great to be a part of it,” says Hellman. Murdock says that the officers couldn’t believe a community all the way from Boerne, Texas, had made such an effort. On the drive home, our caravan passed through the immigration checkpoint nearly an hour north of Del Rio, and the officers on duty were overjoyed to learn we were the group who provided the meal that made it all the way to their station. Hellman and Murdock say conversations have begun for a second lunch/ dinner on a much larger scale in light of the next wave of migrants and the 10,000 National Guard just dispatched to assist in maintaining order, and the generosity is really no surprise. Scott McLallen, a new resident to Cordillera Ranch, heard about the luncheon from neighbors and jumped at the chance to serve: “One of the first things that was immediately obvious to my wife, Cara, and I after moving to Cordillera, aside from the friendliness of folks that we would meet, is the exceptional level of generosity from Cordillera residents. The amount of knowledge, time, finances and resources that our community is willing to share is truly special.”

SIGNATURE VACATIONS

2022 GOLF TRIP

WISCONSIN By Corey Roberson, Director of Golf

Every year, we organize a golf trip for the membership at Cordillera Ranch. In 2021, we hosted a couples’ trip to Pinehurst and took a large group of guys to Lajitas. In 2022, we are planning an August trip toWisconsin for guys, and Lajitas for a couples’ trip. I originally had started working on aWisconsin trip for 2020, but the pandemic stalled those plans.

Wisconsin is home to some great golf, including Whistling Straits, Blackwolf Run, Erin Hills and the newly famed Sand Valley. Our trip will hit all of these destinations as they are within a short drive of each other. Whistling Straits has two golf courses (Irish and Straits), in addition to another property called Blackwolf Run, which is home to the River and Meadow Valleys courses. The Straits course is the crown jewel of the four as it’s hosted three PGA Championships, one Senior Open Championship and most recently, the Ryder Cup. The Straits course is defined by the open, rugged and windswept terrain, sculpted along two miles of the Lake Michigan shoreline. If you recall watching the Ryder Cup this year, the wind can blow and there is plenty of trouble to be found. The Irish course at Whistling Straits is just inland from the Great Lake and features four meandering streams that cross through the grassland and dunes to form 18 interesting holes. For the trip, we’ll likely fly into Milwau-

58 | JANUARY/FEBRUARY 2022

kee and drive to Sheboygan to play our first round at the Irish course. The next day, we’ll saddle up for 36-holes with the first round on The Straits course and then play the River in the afternoon. It will be a long day but filled with some great golf. The River course at Blackwolf Run features target landing areas, large undulating greens and water or gorges on 14 of the 18 holes for a challenging, yet beautiful playing experience. We’ll be skipping the Meadow Valleys course at Blackwolf Run, which is a great track but we’ve only got so much time! The next day, we’ll head over to Sand Valley and experience the fastest-growing

golf destination in Wisconsin. Sand Valley is the latest installment in Mike Keiser’s pursuit to build Dream Golf. Keiser is the brilliant mind behind the famed Bandon Dunes, which is now home to five golf courses. Sand Valley is home to two golf courses (Mammoth Dunes and Sand Valley) in addition to a short course called the Sandbox. The original course, Sand Valley, was designed by Bill Coore and Ben Crenshaw, and opened in 2017. It features massive exposed sand dunes, firm and fast fairways, and a multitude of strategic playing options. Mammoth Dunes is designed by the Scotsman David McLay Kidd who designed the first course at Bandon Dunes. The Sandbox at Sand Valley is their latest addition designed by Coore and Crenshaw. It’s a 17-hole short course with holes ranging from 40 to 140 yards. The layout borrows some of golf’s template holes like biarritz, double plateau and redan. We’ll spend a couple of days at Sand Valley and play all three tracks before ending our trip at Erin Hills. Erin Hills is a very unique golf course as it was specifically designed to host the 2017 U.S. Open that Brooks Koepka won in commanding fashion. The golf course is routed over the Kettle Moraine areas left by glaciers, surrounded by wetlands and a river, with ground that consists of sand and small rock. The Drumlin, Erin Hill’s most recent addition, is a 63,000-squarefoot horseshoe-shaped putting course. The 18-hole putting layout is bisected by a central ridge that gives it a feel of front and back nines. I imagine after a long day of golf on a championship course, a little night putting will be pretty fun. As a whole, we’ll play six Top 100 golf courses in addition to one or two short courses and a putting course. Needless to say, this trip is all about great golf. It will be a long week as most of these courses are walking only, but we’ll have caddies to lighten the load. We don’t have the exact date or fees nailed down yet, but we should have that shortly after the first of the year. Corey Roberson is the Director of Golf at The Clubs of Cordillera Ranch. TRAVEL JOURNAL

L OS S UEÑOS R ESORT IN COSTA RICA

Recapping our Cordillera Ranch Signature Vacation In November, fourteen Club members along with two Club staff members visited beautiful Costa Rica and the Los Sueños Resort and Marina. Costa Rica is a wonderful vacation destination with its temperate climate and strong tourism industry, and the country prides itself on promoting their PuraVida way of life. DAY 1 With a relatively short flight from Houston or Dallas, the country is easy to travel to and from. Upon arrival in the country’s capital of San Jose, you are quickly reminded that although it’s the oldest democracy in Central America, it’s still a third world developing country. The infrastructure of the country is far behind what us Texans are accustomed to and there is little to no traffic enforcement on the roads.

60 | JANUARY/FEBRUARY 2022

From San Jose, we traveled west to the central Pacific coast near Jaco, crossing over a few crocodile-filled rivers along the way. After checking into the Los Sueños Resort, our week of golf, fishing and adventure began. On our first evening, we dined on fresh seafood in the small beach city of Jaco, just a 15-minute drive from the resort.

tram tour and zip line ride down the mountain. The biodiversity of Costa Rica on this morning tour was emphasized as we wandered through amazing protected land that will forever remain a haven for the thousands of creatures that call Costa Rica home. In the afternoon, some members enjoyed another round of golf while others chose to relax at the resort. That evening we visited one of the most beautiful places we saw on our trip: Villa Caletas is a hotel and special event venue with a few restaurants that are perched high on an oceanside mountain with incredible views.

DAY 2 Day 2 began with a round of golf in the morning on the La Iguana course and a tour along a mangrove river where whitefaced monkeys called home. The afternoon brought a pretty good storm to the area that downsized our group considerably! The small group of six who ventured into the rain forest on 4-wheelers had a true adventure in the rain, climbing several thousand feet into the rain and cloud forest high above the ocean. The excursion was highlighted with a stop at a small restaurant in the mountains run by a few local ladies that made some of the best food and coffee we have ever tasted!

DAY 3 Our third day had one group offshore fishing all day in search of marlin, dorado (mahi mahi) and yellowfin tuna. For several of our members who had never been offshore fishing, this was a true experience. The group landed over a dozen dorado along with some yellowfin tuna, wahoo and bonito. Although the group didn’t land any marlin that day, we brought our fresh catch to a local sushi chef at Bambu Sushi in Los Sueños who prepared what many of our members said was the best dinner they had ever eaten! The other half of the group enjoyed an all-day adventure at Tortuga Island in the Gulf of Nicoya. A high point of their trip was seeing hundreds of spinner dolphins along the way from a catamaran. Some of the group decided to do an adventurous hike into the island interior while others relaxed on the white sand beaches.

DAY 4 The fourth day of the trip began in the rain forest for an aerial

DAY 5 On the final full day of our trip, most of the group ventured back out to fish. This was the second day we fished with Maverick Sport Fishing, the premier sport fishing operation in Los Sueños that operates a first-class fleet of sportfishing boats and targets bill fish and other pelagic species off the central Pacific coast of Costa Rica. The morning was highlighted by both chartered boats hooking and fighting a blue marlin. Our final dinner together was back in Jaco at a Texas steakhouse named Hartley’s. The owner was pleasantly surprised to meet our large Texas-based group and we had a great dinner to close out our trip.

DEPARTURE MORNING On the morning of our departure, half of the group woke early to visit Hacienda Alsacia, the only coffee farm owned by Starbucks. At the 600-acre farm, a tour detailed the entire coffee-growing operation and production process, from seed to sip. Then everyone returned to San Jose for our departing flights. The group really enjoyed themselves and there were many more couples that had an interest in this trip so it will definitely be something we offer again! Pura Vida!! COMMUNITY

SERVING OUR COMMUNITY The Young Men’s Service League Boerne Chapter

By Alexa M. Johnston :: Photography courtesy of YMSL - Boerne Chapter

Paint clung to their skin and clothing, their muscles ached with exhaustion, but it was all worth it. A group of moms and their sons had spent the day painting walls and ceilings in a home through Habitat for Humanity, as just one of the many organizations that partner with the Young Men’s Service League. The Young Men’s Service League originated back in 2001 in Plano, Texas, when founder Pam Rosener established the program for mothers to serve their community alongside their high school-aged sons. This would not only help develop leadership skills, but also foster the mother-son relationship, all while investing in their community — a mission that has remained the same through the organization’s 20 years. Since its inception, YMSL has expanded to over 110 chapters in 16 states, with over 2 million hours served. In 2019, Cindy Lutz and Mona George shared the common goal of not only spending quality time with their sons (a task increasingly harder to accomplish with high schoolers) but finding purposeful ways that they could all serve the community. After learning about YMSL through friends in a nearby city, Lutz, First Vice President, and George, Chapter President, set out to establish their own chapter in Boerne with the assistance of Jennifer Hill, Chapter Secretary. They would quickly find that compassion would become an enduring theme throughout their experiences. “I personally was motivated to start this chapter because of a desire to serve my community and have meaningful experiences with my son, Price,” Hill explains. “Interestingly, we started this

62 | JANUARY/FEBRUARY 2022

chapter during unprecedented circumstances and while we have faced many challenges, I believe we have made an even bigger impact on our community because the needs are so much greater. I have seen Price grow in his compassion for others through YMSL service. What more can you hope for your kids than to have a servant’s heart?” “I love that my sons, Shawn and Guy, give it their all when they serve,” George recalls of her sons’ participation. “Even in uncomfortable situations or hard physical labor, they finish happy, and the car ride home is always the best! They are in great moods and really open up to me. Because they are getting to serve in a variety of philanthropies, it has stretched them physically and emotionally. They are put into new situations with new people, which has allowed them to grow as individuals.” “Walker has grown in his compassion towards others,” Tiffany Cone, Vice President of Website, says of her son’s involvement with YMSL. “Working with The Vault, he has learned more about the foster community, the huge number of children who have big needs and all of the sacrifices foster families make.” During the two years the chapter has been active, including navigating the global pandemic, YMSL Boerne has served 3,470 hours, as of November 2021, with 66 mothers and 74 sons currently participating. The organizations they partner with range in scope from volunteering with foster families to serving the elderly to helping clean up a highway. “Even through the challenges presented by COVID, YMSL has managed to not only become involved in the community, but make a difference in two short years through several local philanthropies,” Lutz says of the chapter’s progress. “We are proud to work together to serve others, and in doing so, teach our sons about the meaningfulness of working beyond themselves and committing time to others.” The chapter’s largest project thus far involved weeks of

preparation, along with town participation, leading up to the big event. YMSL Boerne hosted the Ultimate Gift to Boerne Blaze Special Olympics, a duathlon for athletes to compete in the runbike-run race for various prizes. Sons in YMSL trained alongside participants and raced with them on the day of the competition with local high school drum-lines, cheerleaders, dance teams and fans cheering them on to the finish line. “My favorite memory with my son was doing Boerne Blaze together,” Kristi Elizondo, Vice President of Philanthropy says. “I loved watching Ford have fun running and biking with his Boerne Blaze Athlete, who is also his friend. I loved taking pictures and capturing the joy on both of their faces.” “My son has grown in both humility and servanthood through the experiences in YMSL, especially his time with the Boerne Blaze Special Olympics kids,” shares Tina Dude, Treasurer. Young Men’s Service League not only provides a consistent opportunity for moms and sons to serve throughout the course of the son’s four years of high school, but it offers challenging experiences for these young men to grow emotionally and develop as leaders. “I love watching the boys get pushed a little out of their comfort zones at times,” Bethany Hoegemeyer, Vice President of Membership, says. “My son has learned there are so many more needs in Boerne/Kendall County than what appears on the surface. He’s also learning that volunteering is an investment in the community he has grown up in. YMSL is teaching him great leadership and accountability skills as well.” “YMSL allows my son, Connor, and I to spend time together in a meaningful way,” Jennifer West, Vice President of Communications, shares. “In this season of life, this precious time is often difficult to find. Serving others brings us closer together and enriches our relationship. We are relatively new to the area, and it has been a great experience to learn about all of the great programs and wonderful people that Boerne has. Every young man and mother have important roles and responsibilities in the chapter. The young men have learned so much about collaborating as a team and seeing how their work and preparation can affect an entire community.”

SMART SERVICE

COMMUNITY

Hill Country Family Services compassionately assists families in crisis. By Trisha Doucette

As the widely recognized formula for setting and achieving goals, SMART (Specific, Measurable, Achievable, Relevant, Time-Stamped) is just one method that Hill Country Family Services (HCFS) uses to ensure the success of the clients they serve. It is also how Staci Almager, Chief Executive Officer for HCFS, envisioned the non-profit she took the reins of in October 2018 to provide effective resources within Kendall County and accountability for community supporters. Almager’s first goal was to create a model for HCFS that did not reflect duplication within the other non-profits in Boerne and Kendall County. She saw the opportunity for collaboration between other non-profits in the community and initiated relationships. “I work on a daily basis with about 12 of my peers from other non-profits. Not one organization can solve every problem. We operate almost as one—all the non-profits,” she explains. Through strategic evaluation, everyone was able to determine the gaps of service in the community, and HCFS became the outlet for those in crisis situations. As a family crisis center, HCFS has seen how circumstances can spiral. But everything is situational. Almager says, “We try to make sure all the facts are present and we make decisions based on how to find ways to keep the family intact; to make sure people are really given the grace that they need when situations are completely out of their control. We don’t pick bad things to happen to us.” Through financial literacy training, which includes clients setting their own SMART goals, and available counseling from a licensed clinical social worker that also encompasses mental and behavioral health, individuals are better prepared to overcome obstacles. “A crisis doesn’t last forever. We want to step in and make sure you can get out of it as fast as possible. My goal is for every single situation to be wrapped up within three months, equipped with the right tools to succeed. We revisit with clients

64 | JANUARY/FEBRUARY 2022

constantly to make sure they are taking the necessary steps to reduce their barriers,” says Almager. Most individuals are introduced to HCFS through a series of referral programs developed in conjunction with The City of Boerne. HCFS also has deep relationships with the faithbased community and active partnerships with the Sheriff’s department and Boerne Police department who both hired and trained mental health Police Officers to vet situations and determine the best resources. School district counselors, doctors’ offices and other non-profit peers provide referrals, and the organization is very active on social media to communicate what they do. “We also refer people to other non-profits that fit their age and demographic so we are not duplicating services. We connect people to non-profits who can help with the situation they are in,” Almager says. While the vetting process is rigorous, some examples of service provided in crisis situations have included assistance with medical bills when people have lost their job and insurance, rent and mortgage assistance, emergency utility assistance, providing healthy self- selection groceries for short periods of time and serving women coming out of the Women’s Shelter who need clothes and home goods. Naturally, they respond to requests from her non-profits. Then there are what Almager calls the “So Whats” — the out-of-the-ordinary requests that might not fall under her umbrella but are too important to disregard. “If someone needs help, we all work together,” says Almager. For instance, at the height of Covid-19 on Good Friday, a federal holiday, Boerne ISD needed help feeding 300 kids. Between food from HCFS, the chef and kitchen from Kronkosky Place and distribution by school counselors and nurses, the kids were fed. Another example resulted from the unprecedented freeze in February of 2021. There was not a plan in place for the homeless community so Almager worked with City Manager Ben Thatcher and Adult Services Librarian Robin Stauber to open the Boerne Public Library’s community room for people to have a warm place to stay. “We didn’t have a plan for that. Afterwards, Gary Cook, Executive Director of Boerne First Baptist Church and I, all the non-profits and the faithbased community created an emergency matrix, which was sent to Ben Thatcher at the City of Boerne to approve. Emergencies can happen and with everyone’s help, we need to make sure we

over the past several years. Today, this can make it work,” notes Almager. ANNOUNCING THE NEWEST PREFERRED BUILDER

PAUL ALLEN

While Paul Allen Custom Homes may be Cordillera’s most recent addition to our Preferred Builders, he’s no stranger to the Ranch. By Drew Henry :: Photography by Paige to Page

“HIGHPOINT” Model Home in Cordillera Ridge

Lauren Keller What makes a Preferred Builder? Being designated a Cordillera Ranch Preferred Builder is no easy feat. These builders showcase a sterling long-term reputation, expert craftsmanship, personalized service and a comprehensive understanding of the Cordillera Ranch Covenants and Design Guidelines. Selecting a Preferred Builder increases your opportunity for a seamless home building experience, an unsurpassed finished product that will be enjoyed for years to come and a higher resale value. Paul Allen Custom Homes’ reputation and ongoing success earned them this recent distinction, but they’ve been well-acquainted with the Cordillera Ranch community for years. Paul Allen and his team have been building custom homes in the Texas Hill Country since 1984. With over 37 years of experience, this group knows how to guide every client through the home building process, from the first consultation to move-in day. “Paul Allen has been a luxury homebuilding fixture for many years in the north San Antonio area and has completed numerous beautiful homes in Cordillera Ranch as well,” notes Charlie Hill, President of Cordillera Ranch Development. “They share the passion we have for meticulous details and prioritize quality over quantity; they’ll fit in quite well with the acclaimed group of Preferred Builders we’re proud to have in the community,” adds Hill. “We have been concentrating on luxury Hill Country builds since day one and have been building beautiful homes in Cordillera Ranch for decades,” says President and Founder Paul Allen. “Building in the Hill Country is a unique experience. Our team plans fully custom designs from the ground up, accounting for topography, trees, views, road access, utilities, drainage and more. As an avid sailor, I take special care in selecting the ideal placement for every home myself — paying close attention to the pre-

vailing winds and sun exposure. This is the level of detail we take to ensure maximum enjoyment and satisfaction from the property. “We only recently earned our Preferred Builder status in Cordillera Ranch because we were previously invested in other Hill Country neighborhoods,” explains Allen. “However, we have always had an appreciation for the amazing community the Cordillera Ranch development team has created. We’ve not only built first homes for our clients here, but have the pleasure of building again for residents like Dawn and Ron Murray who selected a stunning hilltop setting for their new home. My wife Silvia and I have been members of the Club for many years, enjoying all of the amenities this community offers and have really gotten to know many residents.” Like the Murrays, more than 30 clients have come back to Paul Allen Custom Homes to design and build their next home, speaking to the ease of service and quality designs this team carries through. “We are constantly evolving to deliver the most superior build possible,” says Allen. “Blending new building technologies with authentic designs allows us to create dream homes that require less maintenance and deliver more enjoyment. Silvia and I build a new home for ourselves every two years or so, and each time I test new products and materials. I want to see firsthand how my builds stand up to daily life so that I can pass the best options on to my clients.” Paul Allen Custom Home’s latest build in Cordillera Ranch is their “Highpoint” Model Home in Cordillera Ridge, one of the highest points in the community. This modern retreat in the hills takes full advantage of uninterrupted panoramic views of the Texas Hill Country and boasts the latest luxury finishes. “This is one of my favorite homes to date,” says Allen. “You can see

over 20 miles from this peak and take in all the beauty of nature right from the pool.” This spacious home designed in the Organic Modern style, includes a four-car garage, an open-concept great room and chef’s kitchen, a separate caterer’s kitchen, five bedrooms, a party room, two covered patios, an outdoor kitchen and a luxurious primary suite. All of the entertaining spaces wrap around a stunning custom pool. “The primary bedroom has everything you could ask for,” adds Allen. “It includes a massive closet with dressing island, access to the patio, a coffee bar, dual sinks and toilets, and a free-standing tub that looks out over the edge of the hill. When you’re in that tub, it feels like you are taking a bath in the sky.” This model home designed for luxury and entertaining features lavish finishes to complement the outstanding amenities. The modern lines of the exterior are highlighted with smooth limestone tile, a black finish window package and durable Ipe wood to tie the contemporary structure back to nature. The interior is flooded with natural light from clerestory windows that accentuate interesting ceiling angles, and the adjoining covered patio is accented with a glass cupula. Floor-to-ceiling windows highlight the stunning views that the home design was based around. The gourmet kitchen is outfitted with a Wolf® appliance package, and Sub-Zero® wine towers store perfectly chilled wines at the bar. Hand-selected wood floors run through the home, adding a warm tone to the sleek design. The Paul Allen team believes passion fuels quality. “We put authenticity and passion into every build to deliver the best quality finish,” explains Allen. “In many ways, our principles are very much aligned with those of Cordillera Ranch. Just as Cordillera has dedicated itself to developing a beautiful community, our team devotes itself to crafting beautiful homes to live in. We are humbled to be a part of the Cordillera Ranch Preferred Builder program, and we look forward to being a part of a community we can grow with.”

DEVELOPMENT UPDATE Although Mayacama Estates (located in Clubs Village) sold briskly with six of ten lots contracting prior to commencement of road and utility construction, the hottest area of the community in 2021 was The Springs with 83 lots sold. In fact, three of our 2021 offerings in The Springs — Units 301C, Unit 302, and 302A — totaling 54 lots, were completely sold before paving and utilities were completed. If you haven’t visited The Springs lately, drive through to see how Cordillera Ranch is evolving. You’ll be amazed by the continued, rapid development and new home construction. The 3rd phase in The Springs includes two units totaling 72 lots. Unit 303 will consist of 15 lots and Unit 304 will consist of 57 lots, 14 of which sold in late 2021. Unit 304 is immediately north of Unit 302, abuts the south side of Edge Falls Road and continues towards the Guadalupe River to the east (though none of the initial release of lots will front on the Guadalupe River). Unit 303 is northeast of Unit 302 overlooking the Panther Creek Canyon. These two phases have some incredible new property types that we haven’t offered previously in The Springs. 12 of the lots in this phase will be in the 5 to 6+ acre range with gentle ter-

rain and thick native grasses, so they will be perfect for equestrian estates. We also have some of the best view properties, creek-bluff properties and large estates we’ve ever offered anywhere on the Ranch. Overall, lot sizes range from roughly 2 to 6+ acres in these units. All Unit 303 and Unit 304 lots will have central water; some will have central sewer, while others will require on-site septic. New properties in this third phase will be available for purchase with more releases through 2022. Construction of the streets and utilities are on schedule to commence in early 2022. With 125 homesites sold to date, The Springs and its beautiful parks, heritage oak trees, scenic canyon bluffs and meandering trails have captured the hearts of many people seeking their Hill Country dream home.
