This Welcome Letter gives me (us) the opportunity to share thoughts, information and even opinions. Sometimes I have an idea for a topic and sometimes the message comes to me through being involved with developing the content. This issue is certainly the latter, but a word used above keeps coming to mind this issue… Opportunity. Our feature story about the Espinal’s is about great opportunity, starting with perhaps the greatest — becoming an American. Add to that, life’s chance meeting of each other, marrying and creating a close-knit family and success in careers. The opportunity of faith, talent, work ethic and building relationships that guided their lives ultimately led them to Cordillera Ranch. Well done Arlen and Ashley! Our “world of opportunity” these days is a bit more limited physically, but I think you’ll find the articles in this issue will provide plenty of options for you to enjoy the many opportunities closer to home and inspire you to seek opportunities close at hand. Dining Room and Bar Manager HOMETOWN: Tampa, Florida FAMILY: Married with three kids THIS IS A RECENT PROMOTION FOR YOU. CONGRATULATIONS! I was the Head Bartender here at the Club for about five years before stepping up into my current role. I could probably tell you what everyone drinks at this point. It’s always gratifying to have members’ drinks ready before they ask for it. The looks on their faces when you hand them their drinks is very rewarding to me. I’m out from behind the bar, but that doesn’t mean I’ll stop doing it. WHAT PAST WORK HISTORY PREPARED YOU FOR THE CLUBS OF CORDILLERA RANCH? I’ve been in the Food and Beverage industry for about 20 years. I have worked in various positions from server up through management. I feel like the experiences I’ve had have made me very well rounded as a manager. I plan to use these experiences to better the staff and the member experience. WHAT DO YOU LIKE MOST ABOUT WORKING AT CORDILLERA RANCH? I work with a staff that is dedicated to going above and beyond for the members. Everything we do is to make the members’ experiences at the Club the best they can be. The membership is also a huge part of why I enjoy working at Cordillera Ranch. I’ve worked at a few clubs and the membership at Cordillera is second to none. Everyone is so genuine and caring. It really makes me look forward to coming to work. WHAT HAS BEEN YOUR MOST REWARDING PROFESSIONAL EXPERIENCE? I’ve had a few professional accomplishments, but for me the most rewarding is mentoring people to succeed and take my position. I’ve been lucky in my career to have some great mentors. I feel like it’s only right that I pay forward what I’ve learned to others. WHAT HAS BEEN YOUR GREATEST PROFESSIONAL CHALLENGE? Year to date, I’d have to say that COVID has been my biggest challenge. For one, staffing has always been challenging in this industry. You have people who graduate from school, move and switch jobs. With COVID, new applicants were nearly non-existent, which made it very difficult to staff. Another challenge was the CDC guidelines that seemed to change constantly for a while. WITH A CAREER IN FOOD & BEVERAGE, DO YOU ENJOY COOKING AND ENTERTAINING AT HOME? I love the industry so much that I take it home with me. I don’t cook as much as I’d like because of my schedule and family, but

when I do its usually smoking BBQ or making pizzas in my pizza oven. I have a bar that is well stocked as well. I enjoy conjuring up drinks for guests when we host parties. FOR WHAT IN YOUR LIFE ARE YOU MOST GRATEFUL? My wife, Allyson, and my kids Mason(5), Luke(3) and Brynn(1). They make me who I am and push me to do better every day. WHAT ARE YOUR HOBBIES AND INTERESTS? I’m a big baseball fan. I love to watch it and play it, and enjoy teaching my older son the fundamentals of the game and coaching his team. I also enjoy going to hear live music. I’m a big Texas Country Music fan. AS A KID, WHAT DID YOU WANT TO BE WHEN YOU GREW UP? A pro baseball player, hands down. I grew up watching the Cubs and Braves on TV and was always in awe of the atmosphere and energy each game brought. I remember playing in the street all the time. IF YOU COULD TIME TRAVEL, WHERE WOULD YOU GO, AND WHY? I’d probably go somewhere in the future. I’m really curious as to where our technology is headed. IF I COULD HOP ON A PLANE TOMORROW……. I would go to Greece to soak up the sun on the beaches of Santorini and Mykonos. The white buildings and blues roofs have always been a draw for me, not sure why, maybe because of the fresh and airy vibe it gives off. I’m really interested in the history and culture of the country as well.

Arlen Espinal has learned how to listen to the women in his life — growing up with ten sisters has a way of doing that to a guy. Born in Honduras, he was one of six children. When he was only 3 years old, his mother put his 12-year-old sister in charge and came to the United States in pursuit of a better life for her family. For several years, Arlen, his four sisters and his brother waited for the day they could be reunited with their mom, and that day came when he was 9 — not only with his mom, but with a whole new crew of siblings! The Brady Bunch had nothing on the Espinal Family — “My mom met my (adoptive) father in the U.S. and he also had several children — six daughters! We are definitely a large — and very close — family,” says Arlen. Arlen’s parents set up a life for their family in Louisiana. It was there that Arlen met Ashley. “We met when we were 14, started dating at 15 and were married at 21,” Ashley recalls happily. “We have been married 29 years now,” says Arlen. “We went to college three hours away from each other — so I just bought myself a car and went to see her,” he smiles. As the young couple started their family, Arlen was a restaurant owner in Louisiana. But his father-in-law, who owned a pharmaceutical sales company, saw his potential in sales,

and when oldest daughter, Alexis, was 6 months old, he went to work for Pan American Laboratories. “That was 1995 and it was a tiny company. It was 100% commission, but I had a lot of encouragement from Ashley and my father-in-law. They really believed in me,” he says. “So, I moved to San Antonio and lived in motels for about six months, selling antihistamines and cough syrup until I was able to bring Ashley and Alexis to San Antonio with me.” Arlen kept learning the business from his father-in-law and excelled in sales. During his 26-year career, Arlen was consistently ranked in the Top 5. He started out in sales, then moved to District Management and ultimately ended up as a Sales Director. The journey within the company took them back to Louisiana for a while, but after a trip to visit some friends who had moved to Cordillera Ranch, Ashley knew their path would lead right back to Texas. She says, “I came down to see our good friends Will and Lisa Hawkins. Will is the owner of All Pro, and they were some of the earliest families to move into Cordillera. Lisa and I were taking our girls to camp at His Hill, and I absolutely loved it here.” Ashley knew that to make another move happen, she needed to get approval at the highest level.

“I PRAYED about it, and told Arlen, ‘It’s gonna work out.’” And it did. “Three days after I told him we were moving, he called and said ‘San Antonio territory is available again!’ God really took care of us on all corners.” Ashley, who has a PhD in Theology and Christian Counseling, is the Director for Honeyrock Endtime Foundation, and has extended her faith into her job. The HRE Foundation supports ministries that in some way, shape or form promote the Gospel of Christ. Ashley explains, “We give money to ministries all over the United States and the world. One of our newest is The

28 | SEPTEMBER/OCTOBER 2021

Retreat Home for Children right here in Boerne. The Retreat provides trauma-informed, medical and psychological stabilization with on-site services for girls, ages 10 to 17 who have been exploited through sex trafficking, and we are very proud to be a part of that.” Today, the high school sweethearts have two grown daughters, Alexis (26) and Juliet (22), and in keeping with what seems to be a family tradition, Juliet married her high school sweetheart in May of 2021. (Ashley’s parents were also high school sweethearts!) Juliet’s wedding to Buddy Kyle — a civil engineer at Pape Dawson in San Antonio — took place at the family’s home in Cordillera Ranch, located on Oakland Hills. “She originally wanted a small, intimate wedding, and of course I wanted a huge one,” laughs Arlen. The ladies won again and a small destination wedding was planned for Italy. Then COVID changed their plans. “It ended up being perfect,” says Ashley. “They actually got engaged in the backyard of our first home in Cordillera, so this community was a very special place to have the ceremony.” Alexis is also close by in San Antonio, where she works as a speech language pathologist


treating elderly patients. Fun story: at Juliet’s wedding, Alexis met one of the Espinals’ dearest friend’s son, Vincent Liberato, and they have been dating ever since. Cordillera has proven to be the perfect home for the pair. Arlen, who retired in January of 2020, has become an avid golfer. “We’ve been in Cordillera since 2013, originally on Rio Cordillera,” shares Ashley. “But Oakland Hills is closer to the golf course which makes Arlen very happy,” she laughs. Arlen’s next venture will be partnering with his daughter, Juliet, in her new business that she started on her own called Lore Lingerie, and is excited about its upcoming launch in January of 2022. The couple loves all of the amenities that come with a life in Cordillera Ranch, but there’s more to it than that, says Ashley. “We do love everything that Cordillera has to offer, but it’s really more about the people that we have met here. They are ALL such good people,” she shares. “Fantastic, interesting and amazing people live here and that is really the thing that we love best.” As much as the Espinal family loves it here, they also love to

travel, whether it is to visit family in Louisiana, hang out at their ranch in Bandera or explore new places. Arlen says, “We really love to travel together, and we have been very fortunate to have been able to travel as a family to many countries! Ashley and I had a desire to travel with our kids starting when they were old enough to remember the trips. We wanted them to visit the places they were studying in school and in Scripture while they had the time to do it. It is something that has continued as the girls have grown up. We are not sure what the future holds as far as travel, but we know it will be fun going together.”

The Golf Performance Center opened in May of 2019 and is starting to show its full potential.



As a quick recap:The Golf Performance Center is a state-of-theart facility housing tools that can help every golfer play better. In both bays we have a 3-camera Swing Catalyst system and one bay is outfitted with TrackMan while the other has FlightScope® and a 3D Motion Plate. In short, we can measure everything. As golf professionals, we’ve always had the ability to use our eyes to see ball flight and the swing to diagnose what’s going on.With the addition of this technology, we can also measure the differences between swings/shots and help players visualize the changes we are trying to make. Instruction is a component of getting better at golf — another big area is club fitting. Over the last couple of years, we’ve grown our club fitting operation and this is becoming a trend at high-end private clubs. We have fitting components from the big four club manufactures — Callaway, PING,

TaylorMade® and Titleist®. We also have a few selections from smaller vendors like XXIO. Having the proper tools is part of the equation, but you also need an educated professional who understands golf club performance and can identify areas of improvement in your bag. That’s where we come-in. Our Golf Professional team is dedicated to helping our membership play better golf and through a club fitting, we’ll give you honest feedback on what works and what doesn’t. I’ve been fortunate to learn about golf club performance from some of the greatest fitters in the world including Glenn Mahler who is at the Titleist Performance Institute (TPI) and Jeff Barton who was at the Oven (Nike’s® R&D center for golf clubs). These two guys have fit every type of player imaginable, from beginners to Tiger Woods. They helped shape my club fitting philosophy and that philosophy is embraced by our Golf Professional team. Every club in your bag has a purpose. When we go into a fitting with a player, we are analyzing their current bag setup (how many hybrids, what’s the longest iron, etc…) and measuring each club on Trackman to determine where we might be able to find performance increases. This is an important principal to understand because it dictates what type of performance we are looking for in each club. The driver is a distance club — we want it to go as far as possible. Here we look at launch angle, spin rate, ball speed to maximize carry and total distance. We are firm believers in the motto ‘if ain’t broke, don’t fix it.’ That means if we can’t beat your current gear, we’ll tell you that. Our

goal isn’t to sell clubs, it’s to help our members play better golf. There are many times when tweaking the setting on a driver will increase performance enough so that it doesn’t make sense to buy a new one. We’re going to get a little technical here. Stopping power (how quick you can get a ball stop) is an important factor when looking at irons, hybrids and high lofted fairway woods because we are hitting these clubs into greens and the game is all about controlling where the ball stops. We all want more distance (myself included) and we try to give players that if we can while maintaining or increasing stopping power with these clubs. This metric is determined by launch angle, spin rate and landing angle. Many players think spin is the key in determining stopping power, but the launch and landing angles are equally important. We also need each of these clubs to fly a specific distance so that our bag is properly gapped. The rules of golf allow us to have 14 clubs, but that doesn’t mean that we need 14 clubs. Having two clubs that fly 165-yards doesn’t do us much good. PLAYING 12 #

My favorite hole at Cordillera Ranch is the often misunderstood #12. For longer hitters, this par 5 is very gettable in two and for shorter hitters, it’s a three-shot hole. I’m fascinated with it because you can play it three different ways depending on your situation. The tee shot plays from 30 feet above the fairway and is typically downwind. The fairway is deceptively wide — it’s actually 65-yards wide between the native on the left and the cart path on the right. Long hitters will find themselves 250 yards or less to the green while shorter hitters will be around the 300-yard mark. This is where decisions have to be made — you’ve got two lay-up options or you can play aggressively towards the green. The first layup area is a pinch point that goes from 28-yards in the widest spot to a mere 18-yards at the tightest point. This layup is the most conservative option and will leave you about 160-yards to the green. I see most players going for the second layup area, past the pinch point, which is actually a pretty difficult shot because it’s a forced carry to a part of the fairway that plays firm. Precision is the key here — you have to fly the ball the right yardage and make sure it doesn’t run out too far. This landing area is roughly 45 yards wide and will leave you around 100 yards to the green. The final option, which is my personal favorite, is going for the green. If you’re considering this option, shoot the big rock outcropping in the native area with your laser — if you can clear that number comfortably, you should go for it. Distance is the key for this shot — you have to clear the rocks but you don’t have to be as accurate because you have 60 yards between the native on the left and native on the right in this area. A well-played shot will leave you next to the green because everything feeds that direction. Approaching the green is fairly straightforward as there are three key areas — front left, back left and middle right. Figure out where the pin is and play a shot to that area. See you on the course! It has been fun to watch the transformation of the golf course this spring and summer as our new Director of Agronomy Stuart Rowland continues to put his stamp on it with continued agronomic improvements. While we have been blessed with somewhat cooler temps and above average rainfall this summer, Stu and his team have the golf course in outstanding condition. We have seen green speeds improve with smoother and firmer conditions. Bunker consistency has been very good. The Zoysia fairways are tighter and the golf course has played faster, which has led to better playability and health of the turf. We have also been more aggressive in maintaining the native areas, which leads to a more enjoyable round of golf for our members. While the playability has certainly improved, so have the aesthetics. Stu and his team have great attention to detail and it shows in the various aspects of the golf course. It truly is a joy to play and the agronomic conditions are as good as we have seen. It makes me proud to say I play golf at Cordillera Ranch.” – Andrew Tosdevin The Clubs of Cordillera Ranch Agronomy team continues to be hard at work as we continue our desire to “Make It Better.” But what is better? For us it is the idea that a standard practice can become more efficient, a turf cultural practice can become less invasive to keep daily play enjoyable and that we can transform existing areas to have a more aesthetic appeal. For our team, we accomplish this by using a method we call Orchestrate and Evaluate. That is, with every task, no matter how small, we will execute a process and then self-critique that process. Reflecting on the last five months, our team has made tremendous strides both on and off the course orchestrating and evaluating everything we do. In the self-critiquing manner, we’re never satisfied; however, highlighting several successes on the course is always a good idea to show how and what is being accomplished by each of our practices. From day 1 in March, our first goal was to have excellent putting surfaces for daily play as well as the upcoming member/guest tournaments. We achieved a primary goal of solid turf coverage and then began to lower heights and dry the surfaces. For spring daily play, we achieved a 12+ on the Stimp and then an amazing 14.5 for the C-Star Member/Guest. This summer, we have been able to maintain lower heights and smoother conditions by simply staying consistent with cultural and fertility programs as well as plant protectant programs. We are very happy with the results as we move into the fall and October’s aerification, which will begin the good process of promoting great root development thus producing a healthier plant for the following summer. Greens are always an important highlight of any club but we also have a desire for our Zeon Zoysia surfaces to be equally as good from tee to green. This year, we’ve been able to mow the Zoysia even lower and tighter, which gives a great presentation on the tee as well as better performance on fairways and around greens lending to the ball rolling a few more yards than usual. This summer, we aggressively vertical cut and aerified these areas and heavy sanded them (see July/August Cordillera Ranch Living column). By this, we are reducing the puffy thatch nature of the zoysia that “grabs” a chip or run-up to the green by diluting the spongy thatch layer with sand. These practices are a huge benefit to both the playability in shot making and in health of the turf.

Playability and aesthetics are our primary goal for the course. As we move into fall, we are excited to continue our important turf practices and begin anticipated projects that will sharpen every corner of the property. We will begin by defining all landscapes and mulched areas with a sharp turf edge and then installing new mulch. This detail will also be addressed in all walkways to tees and from tees to fairways. Along with these perimeter areas, all native areas will continue to be mowed down to allow for new growth and elimination of overgrowth. Our unusual summer rains have led to very thick and lush native grass and thus more attention has been focused to mow down strategic areas first for play and then all areas for health and regeneration of grass and wildflowers. Lastly, I’d like to mention a special goal: An enhancement to our Culture and Environment here in the Agronomy department. Change on the course doesn’t happen until we look at things a little differently within. Every morning after the team meets, we push in our chairs — we’ve just made the first accomplishment and small detail of the day. That transfers over time to sweating every detail on the course. Today, we are also changing our environment as the agronomy team has renovated the offices and breakrooms by repainting, renovating floors, enhancing the crew room atmosphere with furniture and TVs, and keeping an inviting presence. Culturally we also challenge ourselves to be better at what we do — our work and our interactions. This is something we also look forward to this coming season as we plan a special “Behind the Scenes” tour of the facility and our daily operation. More details this fall! Agronomy at Cordillera gets better each day. No one process on the course or in the office is a “one and done.” They are evolutionary shifts and they are fun to watch happen in the people and, in turn, the product. We are pleased with the progress and even more excited to build on those achievements in bringing you, your family and guests a great experience. Yliana E. Cadena has been creating showstopping confectionary centerpieces for many members’ celebrations at The Clubs of Cordillera Ranch since 2018. From lovely tiered wedding and birthday cakes to party treats in a variety of themes, she is a talented and dedicated pastry artist who made the bold leap from cake decorating as a hobby to a career. Diligent about pushing herself to learn more, her hard work paid off earlier this year when she was asked to participate in the Food Network Halloween Wars. Anyone who has watched a baking competition like this is well aware of the skill level required. But it takes a lot of mental and physical preparation as well. On September 19, everyone will be rooting for her as the show airs for the first time. Until then, let’s see what led up to that honorable moment. TELL US ABOUT YOUR BACKGROUND AND FAMILY. I am a native of Laredo, Texas and now call San Antonio my home. I have been married to my incredibly supportive husband, Christopher Paul, for almost 14 years. We have our three K9’s (Eat Mor, Luna and McKenzie), a daughter, Miranda, son-inlaw, Adrian, and a GrandK9 named Mary. In December of 2012, I graduated from The Art Institute of San Antonio and turned something that was once a hobby into a career. For about 12 years, my passion has been for cake and sugar/chocolate. Recently I have been more involved in attending cake shows and participating in cake competitions as well as taking sugar/chocolate classes to increase my knowledge and the techniques that are so valuable in my career.

I’ll admit, I belong to many groups that involve cakes, cookies, chocolate and sugar, and I often post my work on social media. But, out of nowhere, Food Network sent me a private message stating that they had seen my work and asked if I would be interested in participating in an upcoming holiday show. Of course, I was in total shock! I have multiple friends and sugar buddies that have been on Food Network shows, but I have never thought that my skills would ever be at that point.

DID YOU JUMP AT THE CHANCE? The time commitment required to be a competitor was approximately 30 days, so I had to make sure that I had approval from Chef Isaac. It was nerve-wracking asking for a leave that long as our bake shop had been getting many cake orders and, of course, this would be nonpaid time off. However, I was pleasantly surprised when he approved my leave!

WHAT WAS THE NEXT STEP? WHAT LED TO THE FOOD NETWORK OPPORTUNITY? For 2020, I challenged myself to grow in technique and product knowledge, with so many online opportunities being offered to learn from instructors from around the globe. I spent many days and many long hours in classes and work, but I knew that knowledge and practice do make dreams come

I sent in my full application and resume along with a slew of pictures of my work. Then came multiple levels of the interview process that took about four months to complete. In between, I kept Chef informed… one step closer... one step closer. The final call came in while I was at work and I had to interrupt Chef in a meeting to triple check that I could leave

in less than a week! My culinary team had no clue that I had been doing this for the past few months. I had not shared because I didn’t want to get my hopes up or have to share bad results should I not have made it. Chef and I kept this just between us.

SO, NOW IT’S REAL! First, I had to coordinate schedules and my flight, and then there was the COVID quarantines before and after, including testing. Upon arriving to casting at the Food Network studio in Park City, Utah, I got to meet my team for the first time. It’s pretty amazing that I was placed with a group of wonderful people that were total masters of their trade. We each took on the roles that fit us and were able to blend techniques and ideas. On that first day on the set is when reality hit me and I realized how blessed I was to have been able to make it this far. At the same time, I was star struck seeing so many artists that I follow and actually being in the same room with them... eeeek!

HOW DID IT FEEL TO COMPETE AT THAT LEVEL? It’s really hard to think off the top of your head when you are used to planning out your cake process by using inspiration pictures/draft designs, specialty tools, cake boards, molds, sprinkles, luster dusts, etc. Just to make one special occasion 10-inch cake is a multiple-day process. But now, in a baking marathon, you fall into a work-with-what-you-have mode while working on a big challenge cake using multiple forms of cakes, rice cereal, modeling chocolate, fondant, buttercream and sugar, all within a time limit. Being part of this really did require a lot of mental and physical strength. We only had a few days to get to know each other and you have to plan as you go from challenge to challenge. That is why when we were in the waiting room, we took to laughter and catching our flaws as a lesson learned to make us better.

Brunello di Montalcino is a red DOCG Italian wine produced in the vineyards surrounding the town of Montalcino in the Province of Siena, located south of Florence in the Tuscany wine region. Brunello is the name that was given locally to what was believed to be an individual grape variety; however, in 1879 the Province of Siena’s Amphelographic Commision determined that it is the same grape varietal as Sangiovese. 42 | SEPTEMBER/OCTOBER 2021

The 2015 Renieri Brunello di Montalcino was given 100 points by expert James Suckling of the Wine Spectator. It offers a gorgeous appearance with a dark burgundy color and thick saturation. The bouquet is rich and complete with layer after layer of ripe black cherry fruit intensity. It also has nice mild earthy undertones, which meld harmoniously together. This wine drinks beautifully right now and shows a contemporary style with thick extraction and soft tannins. When pairing this wine, we can start with Chef Isaac’s Signature Menu. Although this wine is very versatile, a perfect pairing is the Slow Braised Akaushi Short Rib Osso Buco with Orzo. The richness of the sauce blends perfectly with the subtle mid-palate acidity. The lightness of the wine allows a perfect balance. As I said before, this wine is quite versatile. It will be magnificent with lamb chops and quail as well.

I started working at beautiful Cordillera Ranch in October of 2020, landing my dream job during the most unlikely time to gain such luck and blessings. Since my arrival, I have been warmly welcomed by the Club’s wonderful members. Cordillera Ranch is such an amazing place to live and play. What else could I add? I decided to work with this perfection and build programming into what already works with the clientele. Many members want a great workout, so we offer classes that are designed to challenge each person in all facets of physical activity: strength building, stretching, cardio and sports-specific training.

For the Golf program, I was recently TPI certified in an effort to complement my functional style of training. I plan to further my certification and make our members stronger, less injury prone and mentally ready for every match and tournament that comes their way. Katie Dillard at the Golf Club teamed with me to have a TPI Assessment Clinic. This helped members with their Swing Connection, and many that I have worked with have reaped the benefits of what they have learned already. They look better, play better and best of all — FEEL BETTER after 18 holes. Diane Pfeiffer appreciates her needs being met for strength, flexibility and golf goals. Diane stated, “Tamra is excellent at deciding your fitness level and challenging you to be the best you can be according to wherever you are in your fitness journey.” Phil Pfeiffer feels like he moves better, plays stronger and has gained flexibility. There is so much more we will do in the future! In February of 2021, I started the Tumble Fit program for the youth athletes at the Club. This is a monthly series of tumbling classes infused with fitness components, such as obstacle courses, physically challenging games and fun! We cater to kids 4-6 years old for our Mini Tumble Fit classes and 7-10 years old for our Youth Tumble Fit classes. Tumbling helps to work gross motor skills and coordination, teamwork, strength, flexibility and skills that help in future sports. I also initiated the OutFITters Workout to the Club. This outdoor workout has brought in a consistent group of dedicated athletes every Tuesday and Thursday mornings at 7:00am. It has given the members variety, challenge and camaraderie. This class meets members where they are at in their fitness journey. My goal for The Clubs of Cordillera Ranch was to connect all programs with fitness. I have made it a point for every member to have programs that work for what they are strengthening and for what they are healing. Having strength and flexibility helps every sport in specific ways, prevents injury and helps us to do what we love for a lifetime! I believe we will have new, effective and innovative classes and programs that fit all ages and fitness levels for years to come. Cordillera Ranch is a place of limitless possibilities.

A definite trend we’ve seen in the past eighteen months is the number of ladies that have an interest in learning to shoot and practice shooting at the Gun Club at Cordillera Ranch. It’s not only Texans we are seeing, but also a large number of out-of-town folks who have recently moved to Cordillera Ranch from elsewhere. The primary areas of interest are handguns and shotguns. This fall we are bringing back a series of workshops

designed specifically for women and young ladies. Simply based on the time I have spent with our members and their guests at the Gun Club over the past few years, it’s my opinion that most women are interested in firearms and shooting for both self-protection and recreation. There are few benefits to offering shooting workshops for ladies, only. It offers a judgment-free zone for women to come


interested in learning how to choose the right guns, gear and accessories for long-term participation in shooting sports. It is important for ladies to get together in a recreational atmosphere and do some shooting just for the fun of it! It is one of the many reasons why people own guns. Our goal is to provide a safe and supportive environment for you; for many it may ease the fear when going to the range. Our workshops provide an opportunity to meet other like-minded women who love to shoot! We hear a lot in the media about how Americans are supposedly rejecting firearms and desire more gun control. That doesn’t appear to be the truth everywhere, especially in Texas! The members and guests we encounter at the Gun Club continue to support the Second Amendment and citizen gun ownership. This isn’t to say that the Second Amendment or our right to self-defense isn’t under constant attack. It is, and we need to remain constantly vigilant and active in fighting anti-gun forces. But, the growing participation of women and kids in the shooting sports is certainly a sign of good things to come. I’ve had experience at the range where new shooters are ‘told’ what firearm is right for them. Giving a new shooter a .44magnum or a .500 S&W on their first visit to the range always proves for an unpleasant first time. Do your research, look for a certified instructor who listens to your needs and wants to teach you the fundamentals of shooting. Don’t be intimidated to ask questions. If your instructor makes you feel uncomfortable with answering your questions, find a new instructor. Most important of all is to enjoy your experience and have fun. Here are some things new shooters should consider:

THINK ABOUT SAFETY. Where is the firearm stored? Will you purchase a safe? 5. CHOOSING A CARRY GUN. Do you want to carry a fullsize firearm? If you want to carry concealed, are you going to enjoy shooting a subcompact firearm at the range? For many of us, the meaning of Thanksgiving includes feasting, four-day weekends, football games, floats and family reunions. The “first Thanksgiving,” however, was neither a feast nor a holiday, but a simple gathering. Following the Mayflower’s arrival at Plymouth Rock on December 11, 1620, the Pilgrims suffered the loss of 46 of their original 102 colonists. With the help of 91 Indians, the remaining Pilgrims survived the bitter winter and yielded a bountiful harvest in 1621. In celebration, a traditional English harvest festival, lasting three days, brought the Pilgrims and natives to unite in a “thanksgiving” observance. Today we celebrate the family time together with a traditional “Thanksgiving” meal where families integrate their own customs while preserving that which they hold most precious. Whether to gather in unity, teach the young in retold stories or prepare our hearts for gratitude, the meal has become the center point to draw us together. played host to three U.S. Opens along with many other championships and is now an anchor site for the U.S. Open. This is one of the unique characteristics about golf — amateurs get to feel what it’s like to play on the same course as the pros. Dinner that night and for the rest of our trip was in the Carolina Dining Room. On Friday we took a short shuttle ride over to No. 8, which is one of the more scenic courses at Pinehurst. Many of the couples dubbed this as their favorite course. On Saturday, most of the ladies took a break from golf to experience the spa and shop at the Village. The guys split up between playing No. 2 again and the Rees Jones-designed No. 7. A couple of the ladies were itching for more golf and played the Jack Nicklaus designed No. 9. We still had one last signature piece of Pinehurst to experience — the recently renovated No. 4 course. In 2018, Gill Hanse restored the No. 4 course to be a “perfect complement to No. 2.” We got to enjoy this masterpiece on Sunday morning before departing back home to Cordillera Ranch. We played some great golf courses, had good dinners and enjoyed cold beverages, but the best part of the trip was the company. CORDILLERA RANCH CELLAR CLUB “BEHIND THE VINES” WINE TRIP Napa Valley :: July 17-22, 2022

In August, my wife, Colleen, and I hosted seven couples from the Club on a trip to Pinehurst. According to their website, Pinehurst is the “Cradle of American Golf.” They have nine golf courses, a short course called the Cradle and a giant putting course called Thistle Dhu. They have many lodging and dining options, and we selected the historic Carolina Hotel for its central location. A few couples arrived early enough on Wednesday afternoon to slap it around on the Cradle, where the longest shot is 125 yards. You only need to carry a few clubs and there’s a drink cart that you pass twice — it’s not easy, but it’s fun! That evening we enjoyed a casual dinner at Pinehurst Brewing Co. The next day, we attempted to conquer the legendary No. 2 golf course — we were unsuccessful. No. 2 was designed by Donald Ross and recently restored by Coore & Crenshaw. It has

FLY FISHING THE HIGH SIERRA

The Sierra Nevada Mountain Range, also known as the Range of Light by naturalist John Muir, runs north to south for 400 miles and 70 miles east to west. One of the special things about working at Cordillera Ranch is getting to travel with our Club members and introducing them to some of the great outdoor recreation opportunities in this wonderful country of ours. When a few members asked me about doing something special this summer, I spoke to them about visiting the high country of the Sierra Nevada. For most people who live, work and play here in Texas, the alpine setting of a high mountain range is usually only a passing thought. The further I explored their interest of fly fishing and visiting the mountains, I focused in on an area I’ve visited many times with both groups and by myself, solo — the eastern slope of the Sierra just south of Mt. Whitney. Mt Whitney, at 14,505 feet, is the highest point in the contiguous United States and just to the north, south and west of this majestic peak are hundreds of high alpine lakes full of trout. One of my favorite fly-fishing quotes is from Yvon Chouinard, founder of Patagonia, and he states that “It’s not about catching the fish, it’s about the fish catching you.” This trip is sure to be a lasting memory for all who venture into the Sierra Nevada with us! – Shane Reynolds, Director of Outdoor Recreation & Outfitter

Coach Leech is a natural educator with a dynamic personality and terrific sense of humor. We wanted to know what his coaching approach was that made him such a success, and we also found out what he learned along the way.

HOW WOULD YOU DESCRIBE YOUR COACHING STYLE? All coaches’ styles change throughout their lives — I progressed through being married, then married with children, and I coached as a grandparent and I changed again. It has to do with maturity. And the longer I coached, the more empathy I had for the players, parents, administration and other coaches. I was also a players’ coach. At timeout, I would ask the five guys, “What do you think?” Well, unless I was set on doing it a certain way!

HOW DO YOU ENCOURAGE STUDENTS TO EXCEL IN THEIR SPORT AS WELL AS IN THE CLASSROOM?

During the 2020/21 school year, the Boerne Independent School District proudly announced that legendary Boerne and Champion High School Coach and current Athletic Director Stan Leech had been named one of the Greatest Texas High School Basketball Coaches in history by the University Interscholastic League (UIL). The UIL unveiled their 100 Greatest Coaches list in celebration of 100 years of UIL Texas high school basketball.

As a coach for 32 years, I was very fortunate to have parents who made that a priority and instilled that value anyway. These kids get encouragement at school and at home. Being an educator for 40 years, I know that coaches are good classroom teachers as well. We enforce respect for teachers — they are your BOSS. Be present with what they have to say. Also, it’s no pass, no play — it’s how you stay eligible.

Coach Leech won 833 games in his storied 32-year coaching career, including 12 district championships and 27 playoff appearances, and he guided Boerne to the UIL state tournament in 1990 and 2008. He was the head boys’ basketball coach at Boerne High School for twenty-two seasons and the head boys’ basketball coach at Champion High School for ten seasons prior to retiring from coaching in 2018. Coach Leech is now in his 35th year at Boerne ISD, including his 22nd year as the district Athletic Director. “I am truly humbled and honored to be named to this prestigious list by the UIL,” Coach Leech said. “To be recognized like this is simply amazing. I am blessed to have had the opportunity to coach many great young men at both Boerne and Champion. I would not be here today without the wonderful student-athletes that I coached, as well as my Assistant Coaches throughout the years. This is simply awesome. Thank you to the UIL for this tremendous honor.” Boerne ISD Superintendent Dr. Thomas Price added, “The UIL could not have selected a better person than Coach Leech for this tremendous recognition. Coach Leech is very well respected, not only in Boerne, but across the state of Texas. He embodies everything that Boerne is, and is a wonderful ambassador for our district and our community. It is a true joy to have him be such an important part of our district and our storied history.”

WHY DO YOU THINK PLAYING SPORTS IS IMPORTANT?

I want to say that all extracurricular activities are important. When a current topic these days is mental health, we all have to feel valued. Athletics is important but let’s find an activity for everyone — band, choir, FFA, stock show, etc. Extracurricular activities are an extension of life. It’s extra. It’s how we gain value, confidence, how we get our swagger about us. If we don’t find something extra to do, we lose them.

WHAT ARE YOUR HOBBIES OUTSIDE OF BISD? I walk in the mornings about three miles — most mornings! I love everything about golf. I’m not very good — I have a 19 handicap and that’s good for me. It means its summer and I’m playing a lot! I try to play about five times a month. Since 1992, I have taught an adult couples Sunday School Class. I love preparing for it and it’s where I get a lot of relationships. Coach Leech is married to Carla Leech who taught at the elementary level for 31 years before retiring in 2015. Together, they have two adult children, Courtney and Coby, and one grandson, Jack Wells. He concludes, “Ultimately, it’s how we love the Hill Country and Boerne, and our success has to do with where we are. This place attracts wonderful people. I was very fortunate to have great players, parents and administrators.”



COMMUNITY District, or ESD. An ESD is a taxing entity that can collect property taxes or sales taxes to fund emergency services in a community. If passed, the new ESD would only support the Bergheim Fire Department and serve those in the local community. The funds would not be transferred to other communities or initiatives. This would mean ESD tax dollars of the property owners in the ESD service area would fund the costs of a larger, more appropriately- staffed fire department to serve the needs of this growing area. Hawkins explains, “While the ESD is a new tax, it is a necessary service for the protection of the area. We need the ESD tax to continue growing with the new demands of our expanding community.” The tax will allow the fire department to secure 24/7 staffing with paid firefighters, guaranteeing service and securing faster response times. With shorter response times, homeowners can rest easy knowing they are protected and also enjoy lower insurance rates. In the future, Hawkins also hopes to build and staff a substation near the Edge Falls Road and FM 3351 intersection to better serve expanding communities in the Cordillera Ranch and Waterstone communities, which make up the bulk of the properties in the service area. Although the proposed tax rate for the ESD is not yet set (and will only be after the ESD is formed), ten cents per $100 of the assessed value of a property is the current maximum tax rate for ESD’s in Texas and that is what is anticipated to be the rate if the ESD is formed. For example, an owner of a $500,000 home could expect to pay a max of $500 per year towards the ESD. “I understand how scary it is to take on another tax, but this small addition will help us return the service we are expected to deliver,” explains Hawkins. Hawkins further explained that some of that added annual cost is recovered via lower homeowner insurance tax rates. So far, the Bergheim volunteer firefighters have collected over 300 signatures for the ESD petition. The petition asks the Kendall County Commissioners to add the ESD to the November 2021 ballot for a public vote. At the election, the community will decide whether or not to establish an ESD. Hawkins says that “the community, including Cordillera Ranch Development, has been very supportive of the initiative so far.”

BERGHEIM VFD Seeks ESD to Keep Up with the Demands of a Growing Kendall County By Drew Henry When you’re in one of the most sought-after areas of one of the fastest growing counties in Texas, challenges come with the territory. Cordillera Ranch’s luxury resort lifestyle, scenic Hill Country beauty and gorgeous homes have drawn families from all over the country and Adam Hawkins, the Chief of the Bergheim Volunteer Fire Department, is passionate about making sure his operation can serve and protect the area to a very high standard. However, adequately protecting people, property and businesses in a 51-square-mile area with a volunteer fire department funded mostly by donations simply isn’t going to be realistic in the long-term, according to Hawkins. Hawkins has been with the Bergheim Volunteer Fire Department for more than ten years. He explains that what many residents of the community don’t realize is that the BVFD is 100% volunteer-run and supported by donations alone. “Unlike other larger city fire departments funded by taxes, our department has no full-time staff and no one is paid,” says Hawkins. “What this means is that every time we get a call, someone has to leave their home or job, which increases response times.” The demand of the increasing population of Kendall County is becoming too much for 14 volunteer firefighters to handle without the proper support and infrastructure. Over the last 12 years of the Bergheim Volunteer Fire Department’s existence, call numbers have risen 250%. As of July 2021, the department has already surpassed the call volume of 2020, and the need only continues to grow. To address the growing demand and better meet the community’s needs, the Bergheim Volunteer Fire Department has filed a petition for an election which would establish an Emergency Services

We believe this upgrade will not only increase efficiency but also help enhance the initial impression guests have when entering Cordillera Ranch.

GUARDHOUSE REMODEL

LIGHTING REPLACEMENT AT HIGHWAY 46

The guardhouse at the Highway 46 entrance is showing its age. We will be updating the aesthetics as well as the functionality of the guardhouse. We hope to begin this project by October and expect the project to be completed in January. The POA will keep all residents updated with any temporary changes to entry or exit protocol at the Cordillera Trace/Highway 46 entry. We will be making significant changes to the exterior, such as adding a complete glass corner to the Northeast side of the building (facing the visitor lane), which will not

A replacement plan for the entire landscape lighting system at the Highway 46 entrance is also underway. The goal is to upgrade the lighting system to a more efficient and reliable LED system featuring the entry columns, walls and landscaping. Using LEDs will not only make the lighting system more energy efficient but also much easier to repair when needed. We are working diligently to ensure the final product is also compliant with preserving our Dark Sky initiative to further preserve our views of the stars.

REPAIR AND REPAVING OF ROADS Repair, crack seal and chip sealing of Lantana Hollow, Agarita Circle, Indian Bluff, Park Ridge and Valley Knoll have been approved by the Board of Directors. The POA is working with Clark Construction, who was utilized last year for the paving of Cordillera Trace, to complete the project. Clark anticipates beginning the work in late September or early October. Any imperfections in surface (small potholes and divots) in the roads will be repaired first. After those repairs are complete, all large cracks will be sealed to deter moisture penetration, and then chip sealing will begin. It is estimated that this total project will take approximately four weeks, weather-permitting. As we near commencement of the project, the POA will release more detailed information via email to residents.

WILDFLOWER PLANTING IN THE PARKS The POA would like to thank the Cordillera Ranch Nature Club for their dedication and help in beautifying Cordillera Ranch. Discussions with Nature Club members regarding the parks system within Cordillera Ranch identified a lack of wildflowers in the parks. In addition to the added beauty, wildflowers also enhance the native environment by attracting wildlife and butterflies. As the fall season begins, POA Maintenance will begin tilling selected areas around the parks and seeding those areas with Hill Country native wildflower seeds. The seed blend being used will be based around perennial wildflowers to allow for self-propagation year-after-year. The maintenance team will be planting the seeds in a way where turf walking paths will wind through the wildflower areas.

REALIGNMENT OF MAINTENANCE With an extensive review of the scope of work the POA Maintenance Team routinely undertakes, as well as the needs of leadership, we have decided a realignment of the Maintenance Team is warranted. Lenny Tomasini will remain as Maintenance Superintendent, but recently we promoted Jeff Muenchow to Assistant Maintenance Superintendent. Jeff has worked for Cordillera Ranch for seventeen years in our maintenance department and has a wealth of knowledge of the community and its needs. We will also be selecting three Crew Leads to head up the different grounds teams. We believe this restructure will provide additional levels of accountability and better project management. Lenny will move to more of an administrative role, assisting POA General Manager Kevin Koether with capital project development and forecasting upcoming maintenance needs. Jeff will direct project management and oversight of the three Crew Leads to ensure implementation. We’re excited about these projects and are confident they will provide an improved first impression, ongoing functionality and sustainable enjoyability for our community. Ringing true to its name, the interior of this home does feel triumphant. Sales in 2021 are the strongest ever… in the first six months of 2021, 163 properties (homes and lots) sold in Cordillera Ranch! Highlights for the first half of 2021 follow (all sales data below represents closed lots and homes): • Lot sales alone were up 490% over the prior year (112 combined resale and developer lots sales closed in the first six months) • More lot sales in the first six months of 2021 than any entire calendar year in the 23-year history of Cordillera Ranch. • Average lot sales price of $322k • Home sales were up 62% over the same period the prior year. • Average home sales price (resale homes only) of $1,628,000 is up $500,000 versus the previous five-year average. • Average sales price per square foot is $340/sf (compared to $225/sf in the same period last year). • Resale home inventory remains at an all-time low with 11 homes on MLS ranging from $1.6MM to $4.9MM (median of $2.6MM). • The homes on MLS range from $370/sf to $748/sf with a median of $454/sf.

DEVELOPMENT UPDATE Although Mayacama Estates (located in Clubs Village) has sold quickly with seven of ten lots contracting prior to commencement of construction, the hottest area of the community in 2021 has been The Springs. In fact, our most recent offering in The Springs — Units 301C, Unit 302 and 302A — totaling 54 lots have all completely sold — before paving was completed. The third phase in The Springs includes two units totaling 72 lots. Unit 303 will consist of 15 lots and Unit 304 will consist of 57 lots. Unit 304 is immediately north of Unit 302 and will abut the south side of Edge Falls Road and continue towards the Guadalupe River to the east (though none of the initial release of lots will front on the Guadalupe River). Unit 303 is northeast of Unit 302 overlooking the Panther Creek canyon.

These two phases have some incredible new property types that we haven’t offered previously in The Springs. 12 of the lots in this phase will be in the 5 to 6+ acre range with gentle terrain and thick native grasses, so they will be perfect for equestrian estates. We also have some of the best view properties, creek-bluff properties and large estates we’ve ever offered anywhere on the Ranch. Overall, lot sizes range from roughly 2 to 6+ acres in these units. All Unit 303 and Unit 304 lots will have central water; some will have central sewer, while others will require on-site septic. The first 21 lots in this third phase of The Springs are now available for purchase; construction of the streets and utilities are on schedule to commence in late 2021.
