“I wasn’t born in Texas, but I got here as fast as I could.” Truer words may never have been spoken by many of us. Texas declared its independence from Mexico on March 2, 1836, so as you receive this issue of Cordillera Ranch Living, take a moment to count your blessings that we live in this greatest state by observing Texas’ 184th year of independence. Revere everything Lone Star, whether it be our flag, our beer or part of the Cordillera Ranch logo. One of my favorite classes in high school was the semester we covered Texas History. To put the importance of that class in perspective (at least Texas perspective), American History was also covered in just one semester. If you’re new to Texas, I encourage you to surf the internet for some old text books on Texas History to help with assimilating. Probably better to focus on pre-2000 to avoid the politically correct revisionist history editions. Another memory of this date was being a student at The University of Texas in Austin during the sesquicentennial year. Texans can certainly throw a celebration! Texas definitely gets in your heart and soul. When we travel out of state or out of the country and are asked where we’re from, I take great pride in saying “Texas.” There’s certainly a positive reaction no matter where you are in the world. People from afar still think it’s cowboys on horseback, tumbleweeds and oil wells… and that’s OK. They like Texans. And I really don’t feel safest or at home until we get back to Texas. Definitely a state of mind and being. Enjoy this issue’s Lifestyle article on “The Road to Freedom” to learn more about the Texas Independence Trail, battles and monuments. Enjoy meeting the Watts family as well — faith based, entrepreneurs, oil and gas, ranches and Aggies… you don’t get much more Texan than that!

I chose this career path at the age of 15. I started out as a bus boy at Hearthstone Country Club in Houston in 1995 and thoroughly enjoyed serving and taking care of members. I have lifelong friendships from those early days. I will continue to grow as a manager at The Clubs of Cordillera Ranch and enjoy this Hill Country living. HOW DID YOU BECOME EMPLOYED AT THE CLUBS OF CORDILLERA RANCH? Working in the club business in Houston, you get to meet and work with a lot of great people. Graham House and I worked together at Royal Oaks Country Club in Houston. Through the club network, along with my love for this area of Texas, I have been blessed to be able to work in such a beautiful place. WHAT PAST WORK HISTORY PREPARED YOU FOR THE CLUBS? My love for golf, along with working in a great team have always been a passion for me. This industry makes it fun to wake up and go to work each day. Working for different types of clubs such as corporate, member equity and now private ownership provides well-rounded insight to all levels of service. I get to bring good tactics and new ideas wherever I go. I am looking forward to helping my new team. WHAT MAKES YOUR COLLEAGUES AN ASSET TO THE CLUBS? Our T.E.A.M. works great together and we all have had different experiences in different scenarios over our years of service. Developing game plans and ideas is easy when we all have the same vision: Member Satisfaction! Our staff is eager to learn and looking for opportunities to grow. It is always great to watch your team members grow into bigger roles. WHAT HAS BEEN YOUR MOST REWARDING PROFESSIONAL EXPERIENCE? I would have to say it was having over 20 couples that were club members in our wedding. The value of the friendships I have made over the years is the most rewarding. As much as I try to be engaging, it’s always fun when your membership is engaging, too. It really makes for a successful understanding of everyone’s needs.

WHAT HAS BEEN YOUR GREATEST PROFESSIONAL CHALLENGE? Balancing work with my kids’ and wife’s schedules. My daughter Emersyn is in cheerleading and basketball. My son Zane wants to play everything and be everywhere. I try to spend as much time dating my wife as possible. WHAT DO YOU LIKE MOST ABOUT WORKING AT CORDILLERA RANCH? The people in this area are just laid back and so nice. They are hard-working people with great American values. Plus, I have always loved this part of Texas! It is a blessing to get to come to work and look out over God’s country. WHAT ARE YOUR HOBBIES AND INTERESTS? I love to golf and play Golden Tee. I enjoy playing pool, cornhole and anything competitive. When I can get away, I enjoy deep sea fishing and going on golf trips. At home, I love to grill steaks and slow cook pork ribs on my smoker. Love me some patio time! I am also a huge Dallas Cowboys’ fan. Go Cowboys! FAVORITE QUOTE OR MOTTO? Luke 6:31 Do to others as you would have them do to you. The Wiseman Family Chris and Jamie Wiseman have been Cordillera Ranch residents for seven months. Chris is a Project Manager with Marathon Petroleum and Jamie is a Physician specializing in Family Medicine and Functional Medicine. They moved here from Kenai, Alaska with their children Reagan who is 7, Brayden who is 5 and Colten who is 4. WHY DID YOU CHOOSE TO LIVE IN CORDILLERA RANCH? Both of us grew up in the San Antonio area and always had a love for the Texas Hill Country. We have lived in many places, initially due to Jamie’s career path in medicine and then Chris’ work in the oil and gas industry. Most recently we lived in Sterling, Alaska along the beautiful
The Norcross Family Ryan and Jessica Norcross are Cordillera Ranch residents since summer, 2019. They moved here from Fresno, California with their children Emma who is 7 and Olivia who is 5. Ryan is the Vice President of Robb Ross Foods and Jessica is a Stay-at-Home Mom. WHY DID YOU CHOOSE TO LIVE IN CORDILLERA RANCH? It’s unlike anything we’ve ever seen! When we started talking about leaving California, our good family friends suggested we check out Cordillera Ranch. We looked at other areas in Boerne and quickly realized this was where we wanted to be. The minute we walked into the dining room and saw the gorgeous view outside, we knew this place was special. It’s like this super-secret club that we can’t believe we’ve stumbled onto. The members are all so friendly and have made us feel like we’re amongst lifelong friends. There are so many different services and activities available all the time. Whether it’s golf, the gym, kid’s camps, wine dinners, movie nights, spa services or a fun family event the Club has put together, there’s always something fun to do! Everything about Cordillera Ranch is top-notch. WHAT DO YOU AND YOUR CHILDREN ENJOY THE MOST ON THE RANCH? We love all of the social events: Wine dinners and gatherings with Jeff Cohen, the family Halloween Party, Christmas on the Ranch, Brunch with Santa, anything we get to do as a family. Our kids LOVE the Kid’s Club and all of the different camps they get to be in with their friends. They’re obsessed with the horse camps, riding lessons with Miss Suzy and anything that gets them out to the stables.

Kenai River. We love being outdoors as a family. Chris loves to fish; Jamie enjoys hunting; our three kids love to be outdoors, whether hiking, swimming or having fun at the lake. Our youngest would be strapped to us starting at six months of age as we hiked glaciers in Alaska. We ultimately wanted to return to the great state of Texas and be closer to family but have the serenity and peacefulness that embodied the great outdoors. We wanted land, views and a sense of community but not quite the isolation that we experienced in Alaska. We knew the schools in Boerne were fantastic and kept finding ourselves coming back to Cordillera Ranch as it checked off our wish list items as well as having all the activities and amenities for us as a family, as a couple and each of us individually. WHAT DO YOU AND YOUR CHILDREN ENJOY THE MOST ON THE RANCH? We love absolutely everything about Cordillera Ranch. Chris gets to enjoy golfing on the weekends when he returns from his frequent work trips. Jamie has even started to take a couple
golf lessons and goes out with Chris to the range to get more practice. Better yet, our two eldest have expressed interest in golf and Brayden is frequently at the range or on the course with Chris practicing and observing. We love being able to come back on Friday evenings in the summer and head to the Club to enjoy dinner outside after the kids are done with soccer practice. The kids absolutely cannot get enough of the Kid’s Club, and the staff there has been amazing to all three kids. We love if we need a date night, we don’t have to travel far and there is the Kid’s Club for the kids. We have enjoyed the family-oriented activities such as the Halloween Bash and Breakfast with Santa. We have enjoyed being Cellar Club members and Jeffrey always has great suggestions for us. Overall, Cordillera Ranch offers many options for our family at our leisure and we are getting to meet new neighbors and friends on a regular basis despite the craziness of having three young kids in school, extracurricular activities and our work schedules. It has been a blessing on many levels that we are truly appreciative and grateful for.
The West Family Jason and Jennifer West and their children, Connor, age 14, Sawyer, age 12 and Walker, age 9, have been Cordillera Ranch residents for seven months. They moved from Argyle, Texas, just north of Fort Worth. Jason is a Trauma Surgeon at Methodist Stone Oak Hospital. WHY DID YOU CHOOSE TO LIVE IN CORDILLERA RANCH? When we were looking for homes in San Antonio, we restricted our search primarily to Cordillera Ranch. There was no other area that could compare with the amenities, quality of homes and the abundant nature activities available. We chose to live here after visiting friends who had moved here five years previously. Most people agree that our lives are marked with a fast pace encompassing careers, family and commitments as we attempt to juggle it all. But Crystal and David Watts do it all in a remarkably big way. The couple has mastered their full lives handily managing an active, blended family of three, multiple businesses and a devotion to causes they support.
Teamwork is key, says David, “It is challenging at times but for me it’s because I really do rely on Crystal for so much. In my mind, she handles a lot of our lives and businesses, and I handle the other part. There is no way one of us could do it all. Crystal and I have very similar tastes and expectations in life so it’s a comfort knowing when one of us says ‘go with this’ or ‘do that,’ it’s what the other person would have done.” Crystal adds, “We also have great teams helping us which is gold. We have personal relationships with everyone on our different teams and they know the Watts family well.”

Both are Texans — David a native of McKinney, while Crystal was raised in the countryside between Crystal City and La Pryor. The couple married in 2014 and share dual passions for the outdoors and wildlife, and a deep admiration for each other. David says, “What drew me to Crystal was and is her desire to be the best at everything she does. She isn’t just my wife; she literally is my hunting and golfing buddy as well. Crystal’s determination and big heart — whether it’s for people or the outdoors — is one everyone can see and is easily attracted to. She rocks!” For Crystal, “David has always been the strongest man I’ve known! When I met him, he had so many dreams and ambitions. He has always spoken to my heart and loved and supported all my plans and dreams,” adding, “One thing that was really special about David was anytime we were together, he always prayed before dinner and I loved him for being such a God-fearing man. He is passionate, witty and spontaneous which makes our journey together an adventure. Most importantly, David’s presence is always there for me and for our family!” Partnering with his father, David started Upland Exploration after graduating from Northeastern State University (NSU). “We basically started in a garage in Houston in 1997. We credit our success to our relationships with people in the business as well as mineral and surface owners. We have always treated everyone fairly and honestly and it has been returned 100-fold. We got our feet wet drilling 20,000-foot vertical gas wells
in western Oklahoma.” With the change in gas prices and the passing of David’s father in 2012, he needed to take the company in a new direction. “So, with the help of my new partner Crystal, we moved the company to Boerne about the same time as the horizontal drilling boom was kicking off. We’ve drilled in Texas, Oklahoma, Colorado and the Dakotas. Currently our company is focused in the DJ basin, being Northern Colorado and Southern Wyoming drilling oil formations,” says David. Together the Watts also own another oil and gas operation based in Boerne called Mbogo Energy. The name has special meaning says David,” Crystal and I are not only husband and wife, but also partners. We love being on safari (which is Swahili for journey). On safari, its 21-28 days with no phones, computers or bills to worry about. We get to be in the amazing outdoors and with each other, and share the day’s adventures at the campfire. So, once we got married, we wanted to form a company that represented us. Mbogo is Swahili for Cape Buffalo which reminds us of our many safaris together.” Having learned hunting and a love of the great outdoors from their fathers, the Watts have a great affinity for the lifestyle. They have hunted worldwide, including South America, Alaska, Canada, Spain, New Zealand and Africa. The passion is a family affair, to include son, Logan Fisher, and daughters, Bailee Fisher and Telli Watts — all holding Texas lifetime hunting licenses. Crystal and David support the Texas
Wildlife Association (TWA) and serve as directors. They are passionate about the hunting heritage — especially youth hunting — and are actively involved in the Texas Youth Hunting Program, put on by TWA and Texas Parks and Wildlife. Crystal says of their help, “Our hunting heritage is under attack more and more each day. The programs we support help maintain a balanced lifestyle for kids and parents who wouldn’t otherwise be able to enjoy the outdoors in a way that would help them appreciate what is at stake. It helps them make an informed and educated

decision whether that be as small as what bush to eradicate all the way up to who to contact in Congress to talk to about pressing issues regarding private land rights.” They are also lifetime members and are actively involved in the Rocky Mountain Elk Foundation and National Wild Turkey Federation, both non-profit organizations which they have helped raise over a half million dollars for through hunts they have donated on their Back Porch Ranch, which serves as their family home in the Texas Hill Country. The Watts also enjoy time at their Aught Six Ranch in South Central Colorado, which has an historic past. “With David having a college background in Social Studies, he’s an incredible history buff. He’s tracked down most of the original homesteads located on the Aught Six Ranch and obtained copies of the original land grants signed by the president at that time for the Homestead Act. We have started creating signs at those locations all over the ranch for people to enjoy,” says Crystal. David shares, “The

ranch historically was the playing and hunting grounds for Chief Ouray of the Utes. In 1806, Thomas Jefferson commissioned Zebulon Pike (founder of Pike’s Peak) to search for the headwaters of the Arkansas and Rio Grande. By estimation, two weeks after he discovered Pike’s Peak, he was on the ranch during a blizzard. He lost a couple of men under the conditions. He also harvested some Bison in hopes of surviving the storm. When the storm passed, he made his way through the ranch and found a pass through the mountains that is known as Medano Pass.” Crystal, who studied agriculture and business at Southwest Texas Junior College, has long understood the importance of land management and stewardship, “My parents lived off the land and my father owned a pump company. I grew up working with my dad on many ranches and I remember the urgency of getting water to ranchers when they were out.” Now she is an active advocate, “Land fragmentation is a pressing issue among private landowners. Land management is the basis of our exist-
ence and if we do not take care of our land, what do we leave for our children and grandchildren?” The Watts’ older children, who are both in Future Farmers of America, have fostered their own appreciation. They and their friends have worked the last two summers at the Aught Six. “Logan learned heavy equipment operations before he was a teenager. He also has a passion for livestock and has chosen Agri-Business as his degree plan at Texas A&M University (TAMU). Bailee also has a passion for the outdoors and loves working with our youth hunters at the ranch and at Aught Six. While she has said she would like to attend TAMU, she has not chosen a degree yet. She has, however, expressed interest in large animal veterinarian studies,” says Crystal proudly. The Watts have even been able to merge business and passion with part ownership in Prois, an all-women’s performance hunting apparel company founded by Kristie Pike. Crystal, a member of the professional staff, field tests the gear and has become more involved with the design and creation of the apparel. “I’ve tested a lot of women’s outdoor hunting apparel and Prois is extremely superior to all,” says Crystal. Logan, a talented athlete and football player at Brackett High School is the quarterback and a District Offensive M.V.P. for two consecutive years. The high school senior was recruited and committed to play football for TAMU his junior year. After signing a letter of intent on National Signing Day, he’ll begin college and football in May. David, who was a member of NSU’s National Championship football team, is enthusiastic for his son, “Logan is not only special because he is our son, but God has gifted him with amazing speed and athletic ability. After talking with Coach Fisher at A&M and seeing how excited they are to have him on the team, it was a no brainer! We love following our Aggies and we will even love it more watching Logan grow as an athlete at one of the best universities in the country. Being a college athlete on any level and any place is special and it’s not
for everyone. Seeing how talented Logan is and watching him throughout his high school career has been a blessing. He has had to overcome many obstacles coming from a small school. The limits can only be set by him.” The Watts serve as members of the 12th Man Foundation’s Champions Council and the Diamond Council which support TAMU athletics and student athletes. David says of their Aggie devotion, “My father and mother attended TAMU. My dad played football and later in life he was a 12th Man Trustee. I have unbelievable memories of attending games with my family since I was 4 years old.” Their lives are busy, but family time is paramount, “We have been very fortunate that we get to do family things together a lot. Those are normally hunting trips, attending Aggie football games and trips to ski and snowboard. We spend every Christmas, New Year’s and part of the summer at our Colorado property. We had two full family safaris together in the bush and will be taking Telli on her first safari soon,” says Crystal. Ahead there are plans to include African trips, a golf trip to Ireland and their 10-year anniversary trip, returning to Turtle Island, Fiji where they were married. But much of their time together is enjoyed at Cordillera Ranch where they play golf, and spend time kayaking on the Guadalupe and enjoying the Clubhouse. There are favorite aspects, Crystal says, “The location’s atmosphere and spaciousness are at the top of my list but closely following would have to be all the activities the Club hosts. We’ve had several parties at our home that the Club has catered, we love Chef Isaac’s limitless menus and the staff are all out of this world.” David says it was an obvious fit, “Cordillera has such a beautiful, relaxing environment with plenty of fun activities for all. We love the space and we love the Hill Country. After seeing everything Cordillera had to offer, it was not hard to make the choice.” It’s a lasting choice that includes ongoing investment in the people and community of Boerne.

WORLD HANDICAP SYSTEM New for 2020, the USGA updated our handicap system to the World Handicap System. Previously, there were six handicap systems around the world. This change provides a consistent measure of ability for all golfers regardless of geographic location. As a result, your handicap may have lowered after this introduction on January 6. Below are some of the major changes and how they will affect golf at Cordillera Ranch. • The number of scores required to establish a Handicap Index is now three 18-hole scores (was five) u Six 9-hole scores will also establish a Handicap Index • Handicap Indexes will be calculated using the best 8 scores out of the most recent 20 (was 10 out of 20) u This is a driving factor behind Handicap Indexes being lower • Course Handicaps will now be the number of strokes needed to shoot par (was to shoot the course rating) u Course Handicaps will change more from tee to tee than before u This will allow players to compete from different tees with out any additional adjustments • The maximum Handicap Index for men and women will be 54 (was 36.4 for men and 40.4 for women) u The CWGA will continue to limit course handicaps at 40 for CWGA Events • Handicap Indexes will update daily through the GHIN website/app u Cordillera Ranch will update handicaps every Tuesday morning for regular play u We encourage all play at the Club to play off this weekly trend u All tournament play at the Club will play off this weekly trend (unless noted otherwise)

• There is now a Playing Conditions Calculation that will automatically adjust score differentials for adverse conditions u In order for a score to be considered for the PCC adjustment, it must be posted on the same day you played u The range of differential adjustment is -1 to +3 • Net Double Bogey is now the max score on any hole for any handicap u If you get a stroke on a Par 4, your maximum score would be 7 u If you don’t get a stroke, your maximum score would be 6 MAX SCORE = PAR + 2 + HANDICAP STROKES There are other minor changes with the World Handicap System that will impact how your Handicap Index is calculated. This list above serves as a brief overview to explain how certain changes will apply to golf at Cordillera Ranch. While the USGA and World Handicap System encourage players to post their own scores through the GHIN website/app, the Golf Shop will continue to post scores on a daily basis. To ensure your scores are posted the day they were shot, please turn your scorecard into the Golf Shop one hour before we close. Nearly a year since opening, the Golf Performance Center at Cordillera Ranch is one of the top instruction facilities in the state. Designed by architect Jim Terrian and operated under the leadership of Director of Instruction Bryan Gathright, the Golf Performance Center at Cordillera Ranch boasts two bays — constructed by industry leader Tim Cutshall — on the west end of the Club’s Practice Park. One bay features a FlightScope® Launch Monitor, which provides an innovative combination of 3D Doppler Tracking and image processing. Cutshall installed the radar so that it integrates with camera and video data, and provides instructors and students launch characteristics of each shot. The other bay is outfitted with a TrackMan Launch Monitor. TrackMan is at the forefront of launch monitor technology and is trusted by countless tour pros. While TrackMan and FlightScope are similar, TrackMan has greater flexibility when it comes to tracking putts and short game shots. TrackMan also has an integrated simulator that will be installed later this summer. Each bay includes a three-camera system integrated with the TrackMan and FlightScope Launch Monitors that provide instant feedback on every shot and helps instructors develop a

custom plan for improvement. This technology also allows the Cordillera Ranch instruction staff to optimize custom-fit club fitting capabilities. Additionally, the Golf Performance Center has new fitting components from Titleist®, TaylorMade®, PING and Callaway. “We will continue to have demo days and the big Blockbuster Demo Day (on March 28), but with the addition of these new tools, our golf professional staff will be able to custom fit our membership right here at the Club,” says Corey Roberson, Director of Golf at
The Clubs of Cordillera Ranch. The benefit of getting fit by a golf professional is the ability to test product from different vendors at the same time. “Our goal is to help each member play better golf. That might mean a new driver or set of irons, or maybe your current equipment just needs to be tweaked a little to accomplish that goal. The process starts with testing a player’s current equipment and identifying areas of improvement. One of the biggest areas of improvement I’ve seen with players are long irons, hybrids and fairway woods that do not fly high enough to have stopping power and are too close together in carry distances. We can identify these opportunities and find clubs that will help people play better golf,” explains Roberson. The Golf Performance Center at Cordillera Ranch is one of the few facilities in Texas implementing the Swing Catalyst 3D Motion Plate. This premier swing analysis system provides a unique combination of the state-of-the-art pressure plate technology (Balance Plate) and a highly-advanced force plate. It allows instructors to study detailed foot pressure data and center of pressure patterns. The 3D Motion Plate also provides horizontal and vertical force measurements of the amount of torque and ground reaction forces generated during each swing. This data is invaluable information for analysis throughout the golf swing as the ground is the source of power and energy in the swing. The 3D data is perfectly synchronized with high-speed video images and TrackMan and FlightScope Launch Monitor technology. Artificial putting surfaces are located inside the Golf Performance Center, and just outside the building sits two new 4,500-square-foot bentgrass greens — one for pitching and chipping and one for putting. The chipping green is contoured to accept shots from several angles and distances, including those from the 1,400-square-foot practice bunker. Two teeing areas — one reserved for the Golf Performance Center and another for general usage — ensures that members can improve all facets of their game on the west end of Practice Park. Almost a year in operation, The Golf Performance Center is proving to be one of the biggest assets to the Golf Club — and golfers — at Cordillera Ranch. Gathright sums it up, “All of this incredible technology, combined with our instructors’ passion for making our members better players, certainly makes the future of golf instruction at Cordillera Ranch exciting.”

2020 tennis is off to a great start, despite a wet winter that delayed some events at the Tennis Club. In January we hosted a Ladies Boot Camp and a Junior Play Day, and we look forward to a Mardi Gras Tennis and Pickleball Play Day on February 28, as well as Spring Break play in the All-Star Sports Camp. 44 | MARCH/APRIL 2020
CORDILLERA RANCH TENNIS CLUB LADIES BOOT CAMP On January 9 and 10, Cordillera Ranch Tennis Club hosted its Second Annual Ladies Tennis Boot Camp. The two-day Boot Camp was a high-energy, two-hour clinic with drills, playbased games and some match play. Some of our members play on USTA teams, some play in fun leagues and others just wanted to burn some calories and work on their game. Participants had a chance to work with different pros as they rotated courts to work on a variety of skills. This year we also featured our Fitness Director Jane Riley as she introduced our tennis players to the TRX and Rip Trainer as one of our court rotations. It was a great two-day workout and we look forward to another in the fall. Thank you to all who participated.

CORDILLERA RANCH TENNIS CLUB BACK-TO-SCHOOL JUNIOR PLAY DAY Cordillera Ranch Tennis Club hosted our first Back-to-School Junior Play Day on a gorgeous Sunday afternoon, January 26. We had twenty-one kids of all ages and levels participate. The Play Day consisted of two hours of drills and games on multiple courts. After the games, the group got to hit for targets on the prize court. Prizes included hats, towels, grips, t-shirts and tennis balls. When the prize court was completed, the kids enjoyed pizza and chocolate chip cookies on the Tennis Club patio. It was a great day for the kids at the Cordillera Ranch Tennis Club! known for the fresh fish feature. The process starts with Executive Chef Isaac Cantu spending time to source the freshest fish available. When the dock receives the fish from the boat, it is flown overnight to the Club where Chef Isaac personally fillets the fish in preparation for Friday night. LIVE MUSIC As the sun sets, live music fills the air as we welcome musicians with local roots. J Wagner starts the season off. As a songwriter from Austin, Wagner has been dubbed “A number one best bet” by the Austin American-Statesman, and the Dallas Morning News has called him “A Texas folk music staple.” The Austin Chronicle gives his album, “The Runaway Kid,” a perfect “Four Stars” and refers to Wagner as “A commander of words and ideation,” awarding him with their pick for best Local Singer-Songwriter for 2014. FISHING THE
CENTRAL COAST OF TEXAS ON KAYAK Fishing the Texas Coastal Bend offers some of the greatest inshore fishing excitement around.The Coastal Bend of Texas is generally considered to be about a 150-mile stretch of the Texas Gulf Coast, starting at the southern end of Matagorda Island and extending to the Mansfield Cut in Kenedy County at the southern edge of the Padre Island National Seashore. It includes Refugio, San Patricio, Aransas, Nueces, Kleberg and Kenedy Counties. It has an extensive estuary bay system created by several rivers that wind their way through Texas to the Gulf Coast and are protected by some barrier island systems along the Texas coastline. 52 52 || MARCH/APRIL NOVEMBER/DECEMBER 2020 2019

KAYAKS AFFORD INSHORE ANGLERS STEALTH WHEN FISHING SALTWATER FLATS The sun had nearly completed its nightly descent, trailing a long amber tail across the glassy waters of the Lighthouse Lakes Trail. I took one last look around. About fifty yards to the west I saw the silhouette of an arched rod and happy angler. It had been a good day. Smiling to myself, I decided to paddle over and tell my buddy it was about time to head home. This is a scene that friends, members and I have repeated time and again in the clear/green flats of the Aransas Pass area since discovering the effectiveness of fishing from kayaks. Kayak fishing is not only effective, but also affordable and user friendly. STEALTH ON THE FLATS The shallow, clear flats of the Coastal Bend area have long been a favorite destination for wade fishing. However, believe it or not, as effective as wade fishing is, fishing from a kayak can be even better.
There is no other craft capable of covering water as shallow and as silently as a kayak. My kayak affords me complete mobility in scant inches of water. Also, I am able to move much more quietly in the kayak than in a boat or wading. The kayak advantage is never more defined than when covering a shallow flat with a soft, muddy bottom. These areas often hold concentrations of fish, but are difficult and tiresome to wade. A kayak, on the other hand, allows you to skim along these flats in relative comfort and without the fish-spooking splashing and bottom disturbance that often accompanies wading through knee-deep mud. Kayaking also allows you to avoid common wade-fishing nuisances such as stingrays and jellyfish while still being able to reach the shallow spots normally reserved for wade fishermen only. Once on the chosen fishing destination, the large amount of storage space on a kayak is a definite advantage over wading belts and shirt pockets. And, if honeyhole number one is not producing, it is a small inconvenience to paddle off in search of more prosperous waters as opposed to being limited to those that can be reached by foot. Essentially, a kayak combines a boater’s ability to cover water, store equipment and avoid painful stingrays with the wade fisherman’s ability to fish shallow flats quietly and thoroughly. WHAT YOU NEED The most basic and essential piece of equipment is, of course, the kayak itself. There are several manufacturers who offer a wide variety of sizes, styles, colors and options. The Outfitter Center at Cordillera Ranch offers Jackson and Ocean Kayaks, a few of the best fishing kayak manufacturers on the market. We are also a dealer for these brands and can order any type of kayak you’d need for the rivers, lakes or bays in Texas. Depending on which make and model you decide on, fishing kayaks can run anywhere from $500 to $2000. For saltwater use, the sit-on-top variety is preferable to the enclosed cockpit style that is popular for river riding. These models usually offer more stability and a large roomy cockpit. Sit-on-tops are also much easier to get in and out of, and are more comfortable if you plan to spend any length of time on the water. Usually sit-on-tops will come equipped with either recessed storage areas and straps or waterproof hatches. The type of storage you choose is a personal preference. Next, you need to select a paddle. Traditionally, kayakers use double-bladed paddles. However, some fishermen prefer singleblade, canoe-type paddles. The double-bladed paddle gives the user more speed and maneuverability but can be awkward and clumsy when trying to cast. A short, single-blade model can be easily stored in the cockpit while fishing, but can be tiring to use when paddling substantial distances. Two-piece, doublebladed paddles offer the best of both worlds. They can be used as a double-blade when covering long distances and, once in
a fishing area, they can be broken down and used as a singleblade or push-pole for tight quarter maneuvering. In addition to the kayak and paddle, there are several basic pieces of equipment that are a must on any kayak adventure. First, since you will be fishing, you need to select a rod and reel as well as a reasonable assortment of tackle. While some people opt for mountable rod holders, it is usually easier to lay the rod in the cockpit of the kayak so that it is always available for a quick cast or two. Generally, a small assortment of artificial lures ranging from soft-plastics to top water lures in one or two utility boxes will be adequate. Once underway, these can be tossed into the cockpit within arm’s reach. Since kayaks are light (usually under 75 lbs.), it is advisable to bring a small drift sock to ensure you maintain a fishable speed while drifting. A small mushroom anchor is often helpful if you plan to fish structure or in case of emergency. Lifejackets should always be worn while kayaking, even in the relatively calm bay waters. Polarized sunglasses, sunscreen and fresh water all help fight the heat. KEEP IT SAFE, ENJOYABLE When packing for a kayak trip, pack light but never sacrifice the essentials for a safe, comfortable trip. Things like a firstaid kit, compass, flashlight, sunscreen and water don’t take up much space. However, these items can make all the difference in the world should something go wrong. Before departing, alert someone to your plans. Let them know when you plan to leave, when you expect to be back and what area you intend to explore. Check the wind, tides and weather before embarking on your trip, and always wear a lifejacket while on the water. Boerne Independent School District keeps lines of communication open. With more than 9,000 students, about 20,000 parents and 12 campuses in the Boerne Independent School District, Superintendent Thomas Price, Ed.D., knows the importance of communications — not just talking, but listening. BISD has a redesigned website, social media accounts on Facebook, Twitter and Instagram, and even a new YouTube series. “We’re trying to create various formats where we can share what’s going on at the district,” he says, “and make it easier for everyone to have a voice at the table.” Cordillera Ranch Living magazine recently talked to Dr. Price about how BISD is reaching out.
CRL: TELL US ABOUT THE NEW YOUTUBE SERIES, BOERNE INSIDER! Dr. Price: Boerne Insider is designed to shine the light on some of the great things that BISD kids and staff are doing that sometimes get overlooked because there’s so much going on. Our premiere episode was in December 2019. My co-host is Courtney Darter Bruce, BISD alumni and parent. BISD Director of Communications Jocelyn Durand is doing a great job behind the scenes as director. Each monthly segment will make sure we spotlight students as much as we can. We’re experimenting and hopefully we’ll get better as we go!
CRL: WHEN YOU CAME ON BOARD IN 2017, YOU CREATED SEPARATE ADVISORY COMMITTEES FOR PARENTS, STUDENTS AND STAFF. HOW IS THAT WORKING OUT? Dr. Price: The three committees are Parent Advisory, Student Advisory and Staff Advisory, and they each meet separately. It’s been fun. I have learned a lot. It’s easy to get isolated and hear from the same people over and over again, and I wanted to make sure that I was hearing the concerns of a wider range of people. The Parent Advisory Committee gives us a chance to answer questions and clarify rumors or issues. One of the challenges from the Staff Advisory Committee was how to attract more substitutes, which resulted in the board raising substitute salaries. For the Student Advisory Committee, we’ve addressed things like dress codes, and when we were looking to contract

for cafeteria food services, the company came in and cooked for the students, who then rated the meals on a scorecard. This year, when we introduced a new incoming group of students, we asked the old group to explain what we do on this committee. “The administrators listen to us,” said one student. “They don’t give us everything we want, but we feel listened to.”
CRL: HOW ARE MEMBERS OF THESE COMMITTEES CHOSEN? Dr. Price: The Parent Advisory Committee is for any parent who wants to attend. As the group has grown, they selected lunchtime meetings as the most convenient. For the Staff Advisory Committee, each campus sends two teacher representatives, either voted on or selected by the principal. The Student Advisory Committee starts at Grade 8 with a program called Students of Character where students vote on their peers. We have a boy and girl representative in each grade from Mark T. Voss, North and South Middle Schools, Boerne High School and Champion High School.
CRL: HOW AND WHY DID THE PARENT AND STAFF SURVEYS CHANGE THIS YEAR? Dr. Price: One of the things we got feedback on was that people were tired of answering surveys twice a year. So we changed it to once a year for both parents and staff and it looks like we’re still getting just as many people completing the survey. This year we added students from Grades 3 and up. We want to ask them things, too, like how can we make it better, how can we make learning enjoyable but still hold everybody to high standards.
CRL: HOW ARE SURVEYS CONDUCTED? Dr. Price: It’s all electronic. We use customer-support and survey company K-12 Insight. All surveys are anonymous, with this safety net: If someone sends in anything really ugly or threatening, the company is able to trace it back. Otherwise, there are no consequences to speaking your mind. We need to hear the good, the bad and the angry. Sometimes anger is justified, and we can always do better.
CRL: WHAT’S NEW AND NEXT? Dr. Price: We’ll just keep going and growing. A recent demographic study shows BISD growing by at least 500 students a year for the foreseeable future. Registration for school year 2020-21 opens March 1 — the Skyward link from the BISD website is making enrollment/registration much easier, especially for multiple children from the same family. With growth like this, we can’t leave communications to chance. Improvement and development must be focused and intentional, otherwise we risk losing that small town feel that makes BISD so special. FREEDOM The Texas Independence Trail Region brings Texas’ valiant struggle to life. By Julie Catalano From the opening shots in Gonzales to the final battle cry at San Jacinto, the Texas Independence Trail Region embodies a defining — and defiant — moment in Texas history, when converging factors fueled a rising insurgency against Mexico, who initially welcomed Americans to Texas after winning independence from Spain in 1821. By 1835, the increasingly autocratic Mexican President Antonio López de Santa Anna demanded submission from the Texans in the areas of religion, government, taxes and trade, and Texans wanted self-government. The Texas Independence Trail Region illustrates that rousing story across 28 counties stretching from Bexar County (San Antonio) to modern Harris, south to Goliad, and north to Washington County. Here are a few highlights:

FANNIN BATTLEGROUND STATE HISTORIC SITE, FANNIN About 10 miles east of Goliad, this site honors the revolutionary soldiers who fought the Battle of Coleto in 1836 and were executed at the Goliad Massacre at Presidio La Bahía. The 14-acre landscaped grounds feature a commemorative stone obelisk, interpretive exhibit and group pavilion. www.thc.texas.gov

GONZALES MEMORIAL MUSEUM, GONZALES Known as the Lexington of Texas (for one of the battles that began the American Revolution), Gonzales is the site of the first skirmish of the Texas Revolution on October 2, 1835. Uneasy about the growing Texas uprising, the Mexican government demanded the return of a small cannon they had lent the town to defend against the Comanches. The Texans instead displayed a banner taunting “Come and Take It” and the Texans prevailed. The

Regarded as the world’s best example of a Spanish frontier fort, the 18th century restored presidio is a National Historic Landmark. The complex of rock construction connected by an eight-foot-high rock wall contains the museum (originally officers’ quarters), Our Lady of Loreto Chapel (the only completely original structure and in continuous use since the 1700s), and the enlisted men’s barracks. The Battle of Goliad on October 10, 1835, was the second skirmish of the Texas Revolution with the victorious Texans occupying the presidio. The final battle of the Goliad campaign — the Battle of Coleto on March 19-20, 1836 — was a Mexican victory with a devastat-
SAN ANTONIO MISSIONS NATIONAL HISTORICAL PARK, SAN ANTONIO In 2015, the World Heritage Committee of UNESCO (United Nations Educational, Scientific and Cultural Organization) designated the group of five Spanish colonial missions a World Heritage Site. Missions San Jose, San Juan, Espada and Concepción are on park grounds; Mission San Antonio de Valero (the Alamo) is in downtown San Antonio. THE ALAMO, SAN ANTONIO About five miles north of the Missions National Historical Park is the site of the Battle of the Alamo, a disastrous defeat for the Texian army. Emboldened by their victory at Mission Concepción, the rebels attacked and took the Mexican-held San Antonio at the end of 1835, using the mission as their fort. About two months later, Mexican president/dictator General Antonio López de Santa Anna led more than 1,500 troops to overtake the 100 or so defenders inside the mission’s walls. The 13-day siege lasted from February 23 to March 6, 1836. FOR THE FIFTH STRAIGHT YEAR, Cordillera Ranch real estate sales transactions (including all lot sales, home sales and new home starts) exceeded $100MM, surging to a record $132MM in total real estate activity in 2019. Home sales and new home starts drove the record activity, largely due to continued increases in average home prices as well as a large jump in the number of homes sold during 2019. While total lot sales were below 2018’s record lot sales for the community, they remained on par with the prior five years of activity. Combined lot and home sales totaled 113 in 2019, down from 124 in 2018.

TIGHTER HOME INVENTORY in Cordillera Ranch drove the average resale home price up 11% to $1.2MM and the average price per square foot of resale homes jumped 15% to $267 per square foot.

LOT SALES during the first three quarters were below 2018 figures but a strong 4th quarter of lot sales – 56% above the prior four years average for the period – finished the year off strong with 60 total lots sold (of which pricing was available on 58) in the community during 2019 at an average sales price of $253k. The Springs experienced increased sales in 2019, and the second phase was recently platted with numerous lots in this phase already sold. Phase 2 of the Springs offers home sites that are 70% larger on average than Phase 1 and many view and creek-front home sites. As has been the case for several years, Clubs Village lots and homes sold at a higher average price than areas outside Clubs Village. Lots in Clubs Village have averaged $340k over the past three years, 67% higher than the average lot price outside Clubs Village, while Clubs Village resale homes averaged $1.4MM, a 37% premium over non-Clubs Village homes in recent years. Also consistent with prior years, the majority of the home sales have been in the Ranch community (73%) versus the rest of the community capturing 27% of the home sales. This is primarily due to the fact that there is typically a
greater inventory of homes in the Ranch as there are approximately three times as many home sites in the Ranch community. As was the case in prior years, homes built by Preferred Builders continued to command the highest resale value in 2019, with an 18% higher resale value over homes built by non-Preferred Builders. IN ADDITION TO THE VALUE ADDED FOR HOMES BUILT BY PREFERRED BUILDERS, homes with Master Full Golf Memberships also influenced the average sales price during 2019, with a 28% premium in home sales price for homes sold with
a Master Full Golf Membership ($1.51MM) versus those without ($1.18MM).
