Publisher's Note Welcome to the early spring issue of Steveston Insider! February commences with our first long weekend of the year, the much appreciated Family Day statutory holiday, followed by two special occasions, Valentine’s Day and Chinese New Year. Steveston Village’s boutiques are filled with great gift ideas including chocolates, flowers, jewellery and of course, Valentine’s cards. The cover features business partners Dan Colyer, Glen Hutton, Tom Orange and Cam Slade who joined forces in 2015 to start Fuggles & Warlock Craftworks. The young company recently won Richmond Chamber of Commerce’s New Business of the Year. They are taking beer-drinking fans by storm with their unconventional brews and edgy marketing. You can find Fuggles & Warlock’s craft beer at over 500 liquor stores and it is also on tap at many Steveston restaurants and at least 100 locations in Metro Vancouver.
Having recently lost my mother, touring The Maple Residences tugged at my heart. The independent residents were so joyous and friendly that it made me wish my mother was still alive enjoying life. The Maple Residences was built in 2012 and when you walk in it is clean, bright and full of positive energy and happy seniors. Did you know 27 new businesses opened in Steveston in 2017 (Balloon Place, Ember Indian Kitchen, The Juice Truck, Purpose Smoothie, Shoppers Drug Mart, Steveston’s Best of British, The Chef’s Playground, just to name a few)? Sadly, we said goodbye to some favourites (4 Cats Arts Studio, Alegria Café, Mary’s British Home Store, Steveston Bicycle & Mobility, Steveston Village Antiques, The New Well Tavern and Zee’s Grilled Cheese). We have learned our beloved post office located inside the Steveston Museum will be closing at the end of April. Steveston Insider encourages you to support all of our local businesses so they succeed in our wonderful village. Enjoy the longer and warmer days – we’ve already spotted hellebores and snowdrops pushing through the soil as if to say, “Hello, spring is coming!”

Fuggles & Warlock Craftworks is likely a familiar name if you are a craft beer connoisseur, and if it’s not, it should be added to your ‘must try’ list in 2018. This Richmond based company was founded in 2015 and is taking beer-drinking fans by storm with their unconventional brews and edgy marketing. Fuggles & Warlock recently won Richmond Chamber of Commerce’s New Business of the Year award and they were up against some impressive competition including Beijing Capital Airlines and Miniso Canada Investments Inc. Glen Hutton is Fuggles & Warlock’s Director of Business Development and Hospitality. Commenting on the company’s original take on brewing he says, “We push traditional

styles of beer to the limit by adding a West Coast flair. You can expect brews aimed toward adventurous palettes.” The branding has a distinct focus on “geek culture” with references to video gaming and pop culture. Their original motto “Keeping Beer Weird” has recently evolved into “Weird. But Good Weird.” after the company worked with the award winning branding firm DDB Canada to freshen the marketing strategy.
Tom Orange, the company’s president says, “Pop culture, gaming, comics, anime – we’re big geeks and that branding helps Fuggles & Warlock stand out.”

All of the eye-catching labels are art pieces designed and drawn in house by Beer Design guru Dan Colyer and his wife Yuri. The name Fuggles & Warlock stems from a type of beer hop (fuggles), which is Dan’s nickname, while warlock is the nickname of one of the company’s lead brewers.
pilsner with a pleasant hop bite), Personas West Coast Common (featuring Galaxy, Citra, Helga, Ella, Topaz and Amarillo hops) and The Last Strawberry Wit (a refreshing Belgian Wit brewed with strawberries and sweetened with lactose which is delicately sweet and slightly tart).
The founding foursome includes Dan, Glen, Tom and Cam Slade who is a chartered accountant. All have contributed their diverse talents to the company’s success.
Fuggles & Warlock cans and bottled beers can be found in over 500 private and government liquor stores. In addition, growlers can be purchased at the brewery with a special promotion of $2 off two litre grower fills and $1 off one litre growler fills every Monday and Tuesday.
The decision to base the brewery in Richmond was twofold. At one time all of the partners lived in Richmond (two remain in Steveston) and Glen adds, “There was nothing in Richmond and it was certainly an ideal opportunity.” Located on Horseshoe Way behind Ironwood Plaza, it is a mere hop (pun intended), skip and a jump down the road from Steveston. The 13,500 square foot brewery was a blank shell when they took possession of the space. Within five months of renovating and outfitting the brewery the first brew was born. Current offerings include Destiny IPA (Fuggles & Warlock’s flagship IPA), Kiwami Plum Sour (a delicately tart wheat kettle sour brewed with fresh plums), Pixel Pils (a crisp Czech-style

Fuggles & Warlock is on tap at over 100 pubs and restaurants in Metro Vancouver; many of Steveston’s restaurants carry the brand. Housed within the brewery is a cozy 1,350 square foot tasting room. Glen says, “You can expect excellent service. The staff are very good and will quickly know your name.” He also points out their customers’ active role in creating the tasting room’s eclectic playlist; they write down a song suggestion and it is played the next day.

Children are welcome to accompany adults in the tasting room; video games are available so they don’t get bored while mom and dad enjoy a drink. Glen mentions hot dogs and juice will be added to the menu soon. Live music can also be heard on weekends and jam nights are always popular. Keeping things local is important to the partners and much of their casual food menu is sourced from nearby suppliers. Meat pies come from Simon’s Specialty Foods across the street, charcuterie is supplied by D-Original Sausage Haus in Steveston village, and samosas are created by Golden Samosa in Surrey.
Beer for breakfast? Bar none, their top selling merchandise is Kiwami Plum Sour beer jelly produced by Lone Willow in Ladner. Glen says they have fun with merchandising and it’s always changing.
The hash tag #fuglife has become part of Fuggles & Warlock’s identity and is used actively on social media both by themselves and their followers.
Another integral part of the company’s image is merchandise, which includes hoodies, t-shirts, hats, toques and shirts along with non-clothing items such as bottle openers, beer soaps and gift baskets.

Big plans lay ahead for this young company that has been rapidly expanding production. Glen says, “We are now on our third expansion.� Within the first nine months of production they had doubled the brewing capacity. In 2017 the brewery produced approximately 500,000 litres of beer, and in early January the brewery capacity expanded again by adding tanks capable of increasing production by a further fifty per cent.
Western provinces and the partners have recently cracked the Ontario market.
Fuggles & Warlock has already entered the export market with distribution in Japan, South Korea and Taiwan; they expect their recent entry into Brazil will be an even larger market. As well, the beer is sold in all of the

There are special things brewing for February. At the beginning of the month Fuggles & Warlock will release Hot Trub Time Machine 2 IPA (a name play on the movie). The company is known for collaborating with other breweries, and in this case they are working in partnership with Superflux Beer Co.

The Maple Residences:
Independent Living in the Heart of Steveston Village Story by Sarah Gordon

Irene McCarthy believes her decision to move to The Maple Residences was one of the best choices she ever made. After experiencing a health issue Irene realized she could no longer maintain her adored home or garden and in 2012 took the advice of a trusted professional to scout out local independent living seniors’ residences. Irene toured a few residences but it was when she discovered the recently opened Maples complex in the heart of Steveston village that she knew she had found her new home. She moved in when there were only 45 residents and has witnessed the residence fill to 164 residents.
Irene says, “July 4, 2012 was my independence day. That was the day I moved into The Maples.” The attractive five-storey building is located on the former site of the historic Japanese Fishermen’s Hospital, which was the first

hospital to be built in Richmond in 1900. Eileen Campbell, assistant manager at The Maple Residences, says, “A few of the residents were born in the Fishermen’s Hospital and have come full circle.” Each suite in the 144-unit residence includes a balcony. Admired by many is Irene’s contribution of beautiful raised flowerbeds in the courtyard garden. She is a go getter and is a very active member of her community; she is on the food, gardening and welcoming committees. While she entered the independent living residence single she has found a partner and says it is not uncommon for love stories to unfold at the residence. She and Len Rigg enjoy going on cruises together and can frequently be seen zipping about the village and along the local dyke trails on their motorized scooters. She says with a smile, “I found the most handsome man at The Maples!” Irene mentions the location couldn’t be more desirable. Situated on No. 1 Road and

It is conveniently close to the library and community centre and Steveston’s shops are literally on the doorstep. Along with other residents and staff Irene proudly represents The Maples at the Steveston Salmon Festival Canada Day parade. She says, “I had never been in a parade before. It is so much fun to see people waving and to see the excitement

when we throw candy into the crowd.” She laughs when she refers to the length of the parade and points out,” I have to charge my scooter’s battery fully that day!” Tucker Goodwin is a 56-year Richmond resident. He and his wife Betty are relative newcomers to The Maples where they have resided for one and a half years. Tucker admits that letting go of his home was challenging however, he says, “If I have to be somewhere, this is the place to be.”

Tucker Goodwin and Irene McCarthy Like Irene, health issues prompted the couple to make the decision to downsize; they opted to make a progressive move to independent seniors living. The Goodwins appreciate the freedom independent living offers them. They no longer have to care for a house or property and maintenance; light housekeeping and meals are included in their monthly lease. Tucker mentions that he and Betty normally enjoy a private breakfast in their apartment, and join the other residents at lunch and dinner in the full service dining room. If they choose to go away on a holiday all they have to do is lock their door and off they go. He advises, “Don’t make any rash decisions about furniture until you move in.” For example, the guest pull out sofa bed he and Betty purchased is under utilized, as The Maples contains a guest suite for family to enjoy. With a twinkle in his eye Tucker says he enjoys happy hour held twice weekly where he joins other residents for a beer. He is also

very active outside of the residence and participates both in a barbershop chorus and church choir.
“Participation is important. It gives you an opportunity to meet people.” Tucker Goodwin After meeting Tucker the sweet sound of piano melodies could be heard drifting from a nearby lounge. Eileen reports, “Tucker is a talented pianist and delights residents with performances on the baby grand piano.” Each month there is a full slate of entertainment and recreation programming. The choice is up to the residents, they can choose to participate as much or as little as they like. A small sampling of recent programs includes ballroom dance lessons, sign language class, visits from entertainers and school groups, painting lessons and an in house performance by the Vancouver Chamber Music Society.

The facility features a fitness room, hair salon, craft room, library, pool table, and many quiet spaces to sit throughout the building. Yoga, Tai Chi, back and balance and Theraband classes are offered seven days a week with a qualified instructor. Both Irene and Tucker are impressed with The Maple Residences’ staff. Tucker says, “They are a great bunch and a lot of fun.” Eileen concludes, “To say that I am proud to be part of the management team at the Maples is an understatement. What has

been created here is unique. It's warm and friendly as you would expect but the vibrancy of the residents is what stands out for me. Interesting people from all walks of life live here and they all have a story. Steady sales and diminished listings characterize 2017 for the Metro Vancouver housing market.
After reaching record levels in 2015 and 2016, Metro Vancouver home sales returned to more historically normal levels in 2017. Home listings, on the other hand, came in several thousand units below typical activity. In fact, 2017 Metro Vancouver home sales were the third highest achieved in the past ten years while the home listings total was the second lowest on record for the same period. The number of sales achieved vs. active listings on the market creates a ratio used to approximate whether we are in a Seller’s or Buyer’s market. Presently, we are still experiencing a Seller’s market across all property types, with the Condo Market achieving the highest sales to active listings ratio, followed by the Townhouse Market and, lastly, the Detached Market.
