2011 Spring Home Market Shows It Has Legs

The median home price for a single family home in San Mateo County increased from $587,500 in January to $634,000 in February 2011 an 8% increase, according to sales statistics from the San Mateo County Association of Realtors as supplied by the regional Multiple Listing Service. In comparison, the median price of a home was $654,500 in February 2010, a 3% drop year over year. However, last year at this time, the Federal housing incentive of the first time home buyer tax credit was in full swing and buyers were out in force before the March 31st deadline for the tax credit. The hot spots were Belmont, where a year ago, the average days on the market reached 229 in February 2010 and this February, the days to sell were a brisk 20. Redwood Shores, another hot market, had an average of 14 days to on the market in February, and Half Moon Bay at 22 days on the market, down from 158 last month. Overall for the County, the days on the market increased to 84 from 74 in January 2011, most likely due to parts of the market still showing over 100 days on the market. Closed sales were slightly down from January, to 221 versus 233 in January, with only a slight change year over year of 229 in February 2010.
