SHOPS / CAFES / RETAIL

The most traffic is around the main roads surrounding the Picadilly train station and the Mancunian Way. Because of these roads, the traffic noise and polution create an unpleasant atmosphere and views. Moreover, the main transport links consist of trainstation and bus stops, therefore creating the site widely accessible.

In closeness of commercial spaces or grocery shops greatly impact the comfort of living. The closest shops are in the Picadilly station, amounting to 482m. Thus, there is a need for commercial spaces closer to the area.

LANDSCAPE

Most of the green spaces can be noticable in the north side of the site, surrounding the river Medlock. However, the green spaces are mostly simple plots of grass making the surrounding area feel very industrial. Additionally, in the future project of Mayfield, a new par is to be constructed.


SITE ANALYSIS SUN PATH

SUN PATH ANALYSIS : The sun is shining towards the Noth side, thus most of the site is well lit. However, because the site is long, it can be cncluded that the buildings should be positioned at such distance or size that the buildings further north could reach the sun. Moreover, the sunset and sunrise would be overshadowed by the Mancunian Way. MOVEMENT ANALYSIS : Most of the movement comes directly from the Picadilly station and London Road, where the main transport links (buss and train) is. Moreover, because of the closeby stations, the enterances to the apartments should be from either side.

MOVEMENT


WALK THROUGH THE SITE Walk from the direction of London Road towards the Baring Street, passing along the Mancunian Way and private student accomodations, etc. The greenery is visible, but no distinctive green areas.

Walk from the direction of Picadilly station, passing by the old Mayfield Station and the current open market/food area - The Grub. In the future the area will be turned into a park, therefore obtaining more green space in the neihbourhood. THE SITE

THE SITE

The decision of main routes was established by analysing the transportation links (bus stops and railway), therefore understanding the main movement of pedestrians. By walking through the area it was visible that the routes completely differ. The first route from the direction of London road was more industrial, there was less greenery visible and most of the view is the Mancunian Way (highway). The second route was taken from the Picadilly Station, walking past the Mayfield Station. Because of the future redevelopment, the area will include a larger park, which would benefit the surrounding housing. Thus, in order to create an illusion of a greener neighbourhood, the main points of entry would be on the North side of the Baring Street (closer to Mayfield Station).


WALK TO THE MANCHESTER CENTER - ANALYSIS The location of the building apartment site is quite close to the Manchester center, where all ammenities like shops, cafes, etc. are. The walk towards the center takes about 15 minutes, therefore decreases the need for use of private transport as the short walking distance and the availability of a bus allows to create a no car park building to serve a more sustainable public. By observing the neighbourhood it is possible to distinguish the similarities of the surroundien area.

GREEN AREAS - most of the green areas are crwded by the masses of pedestrians and tourists having their daily walks, therefore increasing a need for a private green area.

TRANSPORT - the closeness of the transport is one of the best aspects. however, it also increases noise pollution and crowded areas, especially surrounding the Picadilly train station.

MATERIAL - Most of the surrounding buildings are made of brick, therefore creating a united theme for the neighbourhood. Thus, in order to fit in, the building should also be of similar colour or material.


CLIENT ANALYSIS By creating a programme collage of the possible placements of each area based on analysis of need of occupants, it can be noticed that mechanism room does not change size in any layout, kitchen and living room are situated close by, simillar with bathroom and bedroom. Office space further away from bedroom to decrease distraction. Office closer to kitchen to increase efficiency when having a break.

CONCEPT ON THE SITE


CONCEPT ON THE SITE : KEY ASPECTS COMMERCIAL / LIVING

COURTYARD SYSTEM SUNLIGHT - Because the site is long, decreasing the amount of apartments obtaining direct sunlight, different measures like stacking buildings and roof windows could be implemented. This would increase the comfort of the building,

COURTYARD SYSTEM - The courtyard system could be implemented to increase social connection between the neighbours. Moreover, it would increase the possibility of spending more time outside and creating a community space.

COMMERCIAL / LIVING - Creating a commercial space in the area, therefore increacing available jobs for the household, and decreasing distance between grocery shops, cafes, etc. By creating the ground floor as a commercial area would increase the use of the courtyard as a community space.


ITIRITIVE MODELS DIFFERENT POSITIONS AND STACKING


SYSTEMATIC PLACEMENT

By understanding the possible position of the courtyard and creating massings with the enterances from the main street, it was possible to further understand the positions for final placement of the units.


PRECEDENT ANALYSIS

The chosen precedent is a great example of seperating the open and closed area, mfurthermore improving the aspired courtyard system. By creating a connection point between apartments outside - fresh air, overlook over the courtyard and increase in interacion between passers by.

PRECEDENT ANALYSIS main structure vs additional structure - brick vs glass, one structure is not overbearing the other

MOVEMENT DIAGRAM : the area of movement is circling around the main structure, thus decreasing distraction (in this case for plays, talks, etc.)

Hanzas perons by Sudraba Arhitektura creates a great example of seperating area of movement and main structure. The area of movement in this case is a added structure to the old one, created of glass and metal, therefore creating a shelter, however, because of its transparancy it feels like a person is walking outside, around the building. This in turn celebrates the main structure without coering it up. Furthermore, in future design, creating a movement around the building could ensure the privacy of residents of the building.


PRECEDENT ANALYSIS MAIN NEEDS FOR LIVE/WORK SPACE :

ANALYSIS OF HOUSE OF ROLF:

The House of Rolf creates a space, where work and live comes together. The house is seperated by small inside structures, which allow each zone to have a seperate area. For example, the middle structure, downstairs encompases the kitchen and dining area, on top having an office, thus being both of close proximity to have a quick coffee run without any distractions. Moreover, the office does not have a view towards the living area to decrease distraction from, for example, family members while working.


POSSIBLE APARTMENT LAYOUTS

All of the bedrooms are situated on the south side, therefore obtaining most of the sun, the living room is situated on the north side, directly next to the walkway as it is not as private. The bathrooms are connected to the bedrooms. Overall, on the south side is private area, north side - living.

the ‘stacking‘ of the levels allows more views available, moreover works as a way to integrate possible balcony’s MASSING :

PROS - the building is taking the shape of the site in order to decrease visibility towards the Mancunian way, thus creating a different environment CONS - the area of the building taking a curve of the site does not ensure the UK regulus of two opposing windows to be as close, thus has to be redisigned

choosing a way to stack the levels in order to obtain most of the sun

creating a sheltering area from both sides in order to create a tresh hold into the area


THIRD STAGE PLAN DEVELOPMENT

As from precedents, each zone - live, work and movement, was seperated into different areas of a building. By attaching each and configuring its size (work smaller than living), it was possible to create a contionious pattern. Moreover, work space was created smaller in lenght than living in order to decrease visibility to both sides and decrease interferance with live (private space).

Each floor has a tresh hold, which seperates the public space (accessible by all) - work, staircase, to privatespace - living area. The enterance to the private area is the floor lenght balcony walkway, thus creating an interaction between neightbours, however decreasing stranger accessibility to the building (decreasing crime, etc.).
