New home sales solid in July, as June numbers revised upward

S

ales of newly built, single-family homes fell 12.8 percent to a seasonally adjusted annual rate of 635,000 units in July off a strongly revised upward reading in June, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. On a year-to-date basis, new home sales for 2019 are 4.1 percent higher than the same period in 2018. “Builder confidence continues to trend upward as lower interest rates provide for more favorable buying conditions,” said Greg Ugalde, chairman of the National Association of Home Builders (NAHB) and a home builder and developer from Torrington, Conn. “New home sales were sharply revised up-

ward in June to a post-recession high annual rate of 728,000,” said NAHB Chief Economist Robert Dietz. “While we continue to see volatility in the monthly numbers, sales continue to trend in a slightly positive direction and are in line with our forecast.” A new home sale occurs when a sales contract is signed or a deposit is accepted. The home can be in any stage of construction: not yet started, under construction or completed. In addition to adjusting for seasonal effects, the July reading of 635,000 units is the number of homes that would sell if this pace continued for the next 12 months. The inventory of new homes for sale was 337,000 in July, representing a 6.4 months’ supply. The median sales price was $312,800. The median price of a new home sale a year earlier was $327,500. Regionally, and on a year-to-date basis, new home sales are 7.2 percent higher in the South and 9.5 percent higher in the West. Sales are down 15.4 percent in the Northeast and 12.4 percent in the Midwest. n

Single-family starts improve, builder confidence on the rise

D

ue to a decline in multifamily production, total housing starts fell 4 percent in July to a seasonally adjusted annual rate of 1.19 million units from a downwardly revised reading in June, according to a report from the U.S. Housing and Urban Development and Commerce Department. The July reading of 1.19 million starts is the number of housing units builders would begin if they kept this pace for the next 12 months. Within this overall number, single-family starts increased 1.3 percent to 876,000 units. The multifamily sector, which includes apartment buildings and condos, fell 16.2 percent to a 315,000 pace. “Despite housing affordability headwinds, builders remain confident about the market and this is reflected in recent modest gains in single-family starts,” said Greg Ugalde, NAHB chairman. “Permits bottomed out in April and single-family starts hit their low point in May, and now we are starting to see the gradual improvement in the market that we’ve been forecasting,” said NAHB Chief Economist Robert Dietz. On a regional and year-to-date basis, combined single-family and multifamily starts in July rose 3.7 percent in the South. Starts declined 5.7 percent in Northeast, 7.9 percent in the Midwest and 12.3 percent in the West. Overall permits, which are a harbinger of future housing production, increased 8.4 per-

cent to a 1.34 million unit annualized rate in July. Single-family permits edged 1.8 percent higher to a 838,000 rate while multifamily permits jumped 21.8 percent to a 498,000 pace. Looking at regional permit data on a yearto-date basis, permits rose 2.4 percent in the Northeast. Permits fell 7.1 percent in the Midwest, 0.1 percent in the South and 6.8 percent in the West. Builder confidence edges down in June Builder confidence in the market for newly-built single-family homes rose one point to 66 in August, according to the latest National Association of Home Builders/Wells Fargo Housing Market Index (HMI) released today. Sentiment levels have held at a solid 64-to-66 level for the past four months. “Even as builders report a firm demand for single-family homes, they continue to struggle with rising construction costs stemming from excessive regulations, a chronic short-

Millennials show growing preference for new homes

A

mong general housing preferences, there is a noticeable upward trend in the percentage of millennials who desire a new home built for sale offered by a builder, according to a recent study by the NAHB Economics team. Between 2007 and 2018, the percentage of millennial home buyers who prefer a new home increased from 28% to 41%. This increase seems to be at the cost of the desire for a home custom-built on the eventual home owners’ lot, which fell from 37% to 18% over the same period.

Preference for an already existing home hovered around 40% during this 11-year time span. How do millennial preferences compare to older generations over time? In general, these demographic groups show a similar decline in custom preference while the desire for existing homes shows no underlying trend. However, when it comes to a new home built for sale and offered by a builder, Gen X, baby boomers and seniors are all grouped near a 30% preference level while millennials have a clear upward trend in this category

age of workers and a lack of buildable lots,” said Ugalde. “While 30-year mortgage rates have dropped from 4.1 percent down to 3.6 percent during the past four months, we have not seen an equivalent higher pace of building activity because the rate declines occurred due to economic uncertainty stemming largely from growing trade concerns,” said Dietz. “Although affordability headwinds remain a challenge, demand is good and growing at lower price points and for smaller homes.” Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/ Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. The HMI index gauging current sales conditions increased two points to 73 and the component measuring traffic of prospective buyers rose two points to 50. The measure charting sales expectations in the next six months fell one point to 70. Looking at the three-month moving averages for regional HMI scores, the South moved one point higher to 69, the West was also up one point to 73 and the Midwest inched up a single point to 57. The Northeast fell three points to 57. n

While this indicates shifting preferences for millennials, it is still important to note that the market for housing is heavily tilted toward existing homes, which is almost five times bigger than the market for new homes, according to data from the U.S. Census Bureau and the National Association of Realtors. n

HBAMT facelift!

E

fforts to update the HBAMT building and property got off to a great start last month following the creation of the CapX Fund. The fund, generated by a portion of membership dues, will provide for the continual upkeep and maintenance of the association’s headquarters while ensuring the latest amenities are available for its members. Initial projects were aimed at improving the front of the building and included landscaping, power washing, fence repairs, door upgrades and the painting of the front entrance. Nick Wisniewski and Landmark Homes did a great job power washing the fence, curb, side walk and front entrance. Nick and his crew also removed the two front trees as well as all of the overgrown bushes in the front before replacing them with fresh landscaping. The old fence boards that line the property were replaced by Andy Neuman and Handyman Connection before being painted by Brandon Rickman and Paran Homes. And Sam McAtee with Allegion replaced the front and back door handles and locks with much needed upgrades. The improvements immediately enhanced both the appearance and functionality of the building and set the stage for future projects. A big thanks to everyone who volunteered and helped with get the project off to a great start! n

Golf Tournament 2019!

T

he James Hardie Building Products Golf Tournament was held Thursday, August 15 at the Legends Golf Club in Franklin. Over 250 golfers competed in the event and enjoyed food, beverages and support at every hole from a large group of terrific sponsors. Helistar Aviation returned for the popular golf ball drop following the afternoon round. Trey Lewis took home the cash prize after his ticket’s number matched the number of the golf ball that landed closest to the pin.
