High consumer demand boosts home sales in November

N

ew home sales posted a solid gain last month, driven by strong buyer demand, low existing home inventory and buyers’ anticipation of future higher mortgage rates. Sales of newly built, single-family homes in November rose 12.4% to a 744,000 seasonally adjusted annual rate from a downwardly revised reading in October, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. New home sales were down 14% compared to a year ago. “Our members are seeing strong buyer traffic as continued low mortgage rates are helping fuel sales,” said NAHB Chairman Chuck Fowke, a custom home builder based in Tampa, Fla. “However, builders are still grappling with major supply chain issues and soaring materials costs, which are causing construction delays.” “Despite the increase in sales, housing af-

fordability remains a major concern,” said Danushka Nanyakkara-Skillington, NAHB assistant vice president of forecasting and analysis. “With building material pricing, the challenge for builders in 2022 will be dealing with higher input costs while making sure home prices remain within reach for American home buyers.” A new home sale occurs when a sales contract is signed or a deposit is accepted. The home can be in any stage of construction: not yet started, under construction or completed. In addition to adjusting for seasonal effects, the November reading of 744,000 units is the number of homes that would sell if this pace continued for the next 12 months. Inventory remains steady at a 6.5-month supply, with 402,000 new single-family homes for sale, compared to 290,000 in November 2020. The median sales price continued to rise to $416,900 from the $408,700 median sales price posted in October, and rose 18.8% on a year-over-year basis, due to higher development costs, including materials. Regionally, on a year-to-date basis, new home sales fell in all four regions, down 1.3% in the Northeast, 5.3% in the Midwest, 4.5 % in the South, and 12.5% in the West. n


Housing production, builder confidence up in November

S

ingle-family and multifamily housing production accelerated in November, due to strong demand for new construction. Overall housing starts increased 11.8% to a seasonally adjusted annual rate of 1.68 million units, according to a report from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The November reading of 1.68 million starts is the number of housing units builders would begin if development kept this pace for the next 12 months. Within this overall number, single-family starts increased 11.3% to a 1.17 million seasonally adjusted annual rate. The multifamily sector, which includes apartment buildings and condos, increased 12.9% to an annualized 506,000 pace. “Mirroring gains in the HMI reading of builder sentiment, single-family housing starts accelerated near the end of 2021 and are up 15.2% yearto-date as demand for new construction remains strong due to a lean inventory of resale housing,” said NAHB Chairman Chuck Fowke. “Policymakers need to help alleviate ongoing building material supply chain bottlenecks that are preventing builders from keeping up with buyer demand.” “Breaking an eight-year trend, in recent months there have been more single-family homes under construction than multifamily units,” said NAHB Chief Economist Robert Dietz. “Moreover, despite some cooling earlier this year, the continued strength of single-family construction in 2021 means there are now 28%

more single-family homes under construction than a year ago. These gains mean single-family completions will increase in 2022, bringing more inventory to market despite a 19% yearover-year rise in construction material costs and longer construction times.” On a regional and year-to-date basis (January through November of 2021 compared to that same time frame a year ago), combined single-family and multifamily starts are 24.4% higher in the Northeast, 9.6% higher in the Midwest, 15.4% higher in the South and 19.4% higher in the West. Overall permits increased 3.6% to a 1.71 million unit annualized rate in November. Single-family permits increased 2.7% to a 1.10 million unit rate. Multifamily permits increased 5.2% to an annualized 609,000 pace. Looking at regional permit data on a yearto-date basis, permits are 13.6% higher in the Northeast, 16.3% higher in the Midwest, 19.3% higher in the South and 22.4% higher in the West. Builder confidence edges higher Despite inflation concerns and ongoing production bottlenecks, home builder confidence edged higher for the fourth consecutive month on strong consumer demand and limited existing inventory. Builder sentiment in the market for newly built single-family homes moved one point higher to 84 in December, according to the NAHB/Wells Fargo Housing Market Index (HMI) released today. This ties the highest reading of the year that was posted in February.

Plan to attend leadership meetings at NAHB Builders Show

s you prepare your schedule for the 2022 NAHB International Builders’ Show® (IBS), Feb. 8-10, remember to plan for the NAHB leadership meetings also taking place in Orlando, starting Feb. 4. These in-person meetings are crucial as the industry continues to deal with disruptions in the building materials supply chain and other challenges that threaten to slow the industry’s momentum. Members of NAHB’s committees and councils, dele-

gates to the Leadership Council, and members of the Board of Directors will meet to discuss these key issues facing the industry in Orlando. During the Leadership Council meeting on Thursday, Feb. 10, delegates will consider resolutions and recommendations proposed by fellow delegates. All resolutions and recommendations to be considered by the Leadership Council should be submitted for distribution 30 days prior to the meeting. A resolution or recommendation sub-

And while 2021 single-family starts are expected to end the year 24% higher than the pre-Covid 2019 level, we expect higher interest rates in 2022 will put a damper on housing affordability.” Derived from a monthly survey that NAHB has been conducting for 35 years, the NAHB/Wells Fargo HMI gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. The HMI index gauging current sales conditions rose one point to 90 and the gauge charting traffic of prospective buyers also posted a one-point gain to 70. The component measuring sales expectations in the next six months held steady for the third consecutive month at 84. Looking at the three-month moving averages for regional HMI scores, the Northeast rose four points to 74, the Midwest posted a twopoint gain to 74 and the South and West each posted a three-point rise to 87, respectively. n

HBAMT leaders installed, winners awarded

T

he HBAMT’s 77th Annual PPG Paints Installation Banquet and Awards Ceremony was held December 16 at the Grand Hyatt Hotel in Nashville, Tennessee. A large crowd returned to the popular annual event this year as association members celebrated the outstanding accomplishments of the past year and welcomed the officers and directors who will be leading the HBAMT in 2022 and the years ahead. Joining 2021 President Steve Shalibo to help host the event and present awards was an impressive cast of past HBAMT presidents, including: 1999 President James Carbine; 2001 President David McGowan; 2004 President Davis Lamb; 2015 President Trey Lewis; 2016 President Randall Smith; and 2020 President David Hughes. Award recipients included the year’s top sales and marketing performers who were recognized with the presentation of the

Sales and Marketing Council’s Circle of Excellence Awards. More on the Circle of Excellence can be found on page 14 and fifteen. Randall Smith conducted the 2021 HBAMT Hall of Fame induction ceremony, a highly anticipated feature of the banquet. Prestigious association members and leaders are recognized for their many contributions and accomplishments and are officially inducted into the hall. The impressive 2021 Hall of Fame Class included Jerry Jones and Denzel Carbine. More on the Hall of Fame induction and the inductees can be found on page thirteen. Nick Wisniewski was installed as the association’s 2022 president by Gary Wisniewski, both of Landmark Homes of Tennessee. Prior to Wisniewski’s installation, outgoing president Steve Shalibo gave his closing remarks and outlined notable achievements and accomplishments made during the past year.

The 2022 president then installed the officers, directors, and chapter and council presidents who will serve with him during the upcoming year. Senior Officers for the upcoming year are Vice President Brandon Rickman and Secretary/Treasurer Jim Hysen. Local Directors in 2022 will be Kelly Beasley, Derek Budde, Danny Clawson, Jody Derrick, Jim Hysen, John Nehrenz, Laine Phillips, Ted Pratt, Eli Routh, and Wiggs Thompson. State Directors will include Kelly Beasley, Jordan Clark, Scott Ghertner, and Jim Hysen. National Directors will include Jordan Clark, Jimmy Franks, Trey Lewis, and Randall Smith. Associates Council officers installed for 2022 include President Frank Jones, Senior Vice-President Rachel Holloway, and Vice-President Margaret Tolbert.


Sales and Marketing Council officers include President Lisa Underwood, Vice President Kelvey Benward, and Secretary/Treasurer Beth Lewis. Eli Routh will serve the HBAMT Remodelers Council as its 2022 president. Chapter Presidents installed included: Roy Miles, Cheatham County; Mark Denney, Dickson County; Justin Hicks, Maury County; Tonya Esquibel, Metro/Nashville; Joe Dalton, Sumner County; John Nehrenz, Williamson County; and Nick Wisniewski, Wilson County. Volunteer chairs, who donate countless hours of their time to the association, were awarded for their continuing service during the banquet. Among those recognized were Brandon Rickman, Membership Chairman; Tom White, PAC Chairman; Mike Dillon, By-Laws Chairman; Andy Neuman, HBAMT Building Chairman; Randall Smith, FHA Chairman; and Jordan Clark, Legislative

Chairman. Jimmy Franks and Steve Shalibo were recognized for their work and contributions to the Showcase House Program. Franks and Shalibo each completed a Showcase House in 2021, projects which greatly benefit the association’s ability to continue to operate and serve the industry on a daily basis. There were many outstanding achievements and performances in 2021 and the best of the best were recognized during the evening. David Hughes won the Reese Smith Builder of the Year Award. Jennifer Earnest was the recipient the Associate of the Year Award. Steve Shalibo presented his 2021 President’s Award to Jimmy Franks. Nick Wisniewski was presented the Member-to-Member Builder Award. The award is presented to the builder member who does the most business with fellow HBAMT members during the year. And Jim Hysen won the SPIKE of the

Year Award for recruiting the most members in 2021. See page twelve for more on the Best of the Year award winners.
