If you know Nicola, you know her laugh is infectious and her accent is just so special. Time with her is effortless (and includes a decent amount of wine!). I share this because no matter where we all are in the world, there is really a special bond when we get to connect with fellow KZN locals. So the holiday is over and I am excited to be back at work. I have a fresh energy for the

n my last editor's letter, I shared with you how excited I was about the December holidays and that we’d booked a holiday to spend three weeks with our kids, who were coming together from Ballito, Texas and Amsterdam. I booked us a gorgeous Airbnb, set out in the country, not too far from Heathrow and just down the road from our lifelong friends who had moved to the UK from Westville. I think the three weeks could be a story in and of itself, but the highlight is that we all had the most amazing and special time together. The clan made trips to London, went on an Uberboat, visited Harry Potter World, was amazed by Stonehenge, and spent a rainy Christmas with old friends. Our cups are full and, while our hearts hurt after seeing the kids off as they headed back to Texas and Amsterdam, we are so grateful for the downtime spent together. It was also amazing that no matter where we were in the world, we got to find and spend time with friends from KZN! While we were in Texas, we visited the Symes family as well as close friends, Andre and Myranda Duma and their amazing baby girl, Nandi. Over December, we spent quality time with Nicola Fox and saw Gareth and Paige.

year ahead. January has been kind to me and started off well as we all get back in the swing of things here on the coast. It’s also good to be home and soak up our KZN summer, fire up a braai, and enjoy life here on the East Coast. We’ve got an exciting year ahead, both for our FabMags team as well as the Scott clan. This is the year we get to have the first Scott clan wedding, attend the wedding of Travis and Gabby and celebrate with the Strydom family, and Lorinda and I celebrate our 30th wedding anniversary. If you didn’t already know, I LOVE weddings so I’ve got some exciting stuff to look forward to and I promise to keep you posted. From Lorinda, the FabMags team and I, we want to wish you an amazing 2024 and look forward to continuing to tell your stories, celebrating your successes, and highlighting the very best of life here on the East Coast. INSPIRATION

THE JOURNEY BACK TO EACH OTHER WORDS CAITLYN DE BEER Let me set the scene. I was pregnant with my son, had just undergone surgery, and was told by two gynaes that we were likely to lose our baby. Our daughter was one year old and woke up countless times a night. I was busy launching a new company and preparing my notes and slides for my upcoming psychology lecturing post at a university. I announced to a friend that if my husband and I were dating now, we’d break up. But we weren’t. We were married, and that made all the difference. Marriage is hard work. We all seem pretty comfortable with the idea that in life, we progress. We evolve as time goes by, develop new interests, leave old jobs for new ones, let go of our six-pack for a preggy belly, and leave the comfort of home for a bond we’re bound to. And yet, we expect marriage to just work, that two people will always love each other. Somewhere amidst the chaos of sleepless nights and work stress, we’d forgotten who WE were together. We were living past each other and connecting only when caught up in a heated argument or passed out on the couch watching a series we didn’t care for. It took one massive argument for us to pause and face the facts. The question of, “Were we still right for each other?” surfaced its head, only to be stood on by a promise that we made. “We would choose love even when the other seemed unlovable.” This moment of significance triggered a process where we began our journey back towards each other again.

WE PACKED OUR BAGS But not like that. We realised that we needed to get out of our routine, our space, our stuck-ness. That year, we decided to go on holiday, just the three of us, and headed to Simon’s Town for a few days. To say this is just what we needed is an understatement. We spent time doing what made us fall in love with each other so many years before. WE BECAME HAPPY PEOPLE TO LIVE WITH Whilst we were both pursuing careers and exercise goals, neither of us was in a particularly happy space. In our attempt to build together, we chatted realistically about what each of us could do to re-establish happiness, and how we could support each other. WE EMBRACED THAT WE’RE A TEAM A psychologist once said to us that we need to get back onto the same couch - metaphorically speaking, back on the same team. Whilst it’s easier to back yourself, we admitted that it’s more beneficial for us to fight for our marriage rather than in our marriage. This sounds like a little decision, and it was, but it had huge ripple effects on so many areas of our lives. So are we hunky-dory, now? Gracious, no. Some days we get it right and others we don’t, but if hitting a rough patch taught us one thing, it was this: “Marriage is a test match; it’s not a one-day game.”

KZN Destination Wedding

INTRODUCTIONS I clearly remember the night we met. After asking me to take some pictures, Matt and I instantly connected as if we had known each other for a lifetime. At that exact moment, I knew that Matt was someone who would be in my life for a significant amount of time to come. PLANNING Our wedding was an interesting one. We didn’t give ourselves much time to plan but thankfully we both have superwomen for mothers who aided us in so many ways. We didn’t ruminate too much on making decisions and went with what our hearts truly desired. I knew I wanted to get married in an old castle and my mother found the perfect venue nestled in the South Coast which gave me that look and feel. We also knew we wanted our loved ones to stay the night and share a meal together the next morning. THE VENUE Finding the wedding venue was a challenge for us. Matt loves the feeling of being lost in a forest and I love the vintage, old romantic venues. Lynton Hall was the perfect combination of both. It also held a special place in my heart as we held my father’s memorial service there in 2016. THE WEDDING PARTY Our wedding party consisted of nine

bridesmaids and four groomsmen. My maid of honour was my cousin, Chiara. My bridesmaids were courageous, beautiful humans who all played pivotal roles in my special day. Matt’s groomsmen played an amazing role in making our day even more special than we can imagine. Beside him stood his best man, Duke Makina, who also doubled as our MC, and his groomsmen. SOME ADVICE This is some of the best advice I got: choose two non-negotiables for you and your fiancé. Mine was having the best photographer and videographer and Matt’s was to be outdoors and take a few moments to spend alone together. Once you settle on those things, everything else falls away and you trust that you hired the best for the job. Whether something goes wrong or not, often the only people that are aware of the details are just you and your partner. YOUR FAVOURITE MOMENT When Matt and I got to practise our wedding dance on the rooftop of the castle, there was this beautiful light and misty rain - showers of blessings from the big guy upstairs to remind us of his love. We watched everyone below us and felt unimaginable amounts of gratitude and love. We then got to do our dance again in front of everyone we adored and landed the lift with perfect precision!

International Destination Wedding INTRODUCTIONS Our friends played cupid and organised a lunch for us. I already knew him from my yoga studio but after that day, I knew he was my person. PLANNING THE WEDDING I absolutely love planning and organising so the A-type in me just loved the process. There are some difficulties with planning an international wedding - language barriers, exchange rates and not being able to see everything in person. We knew what the venue looked like because we had been there a few years before. Having been to Bali a few times before also meant I knew the lay of the land and had contacts for things like transfers and accommodation. THE VENUE I loved the idea of a small wedding. It meant we could have all the people we love the most on an island with days in the sun, exploring the island, and getting together at restaurants in the evening. I knew having our wedding in Bali also meant the people who really wanted to be there would make it happen. I knew we would end up with only the people most important to us. THE WEDDING PARTY I just had my sister as my maid of honour, and Mark had his brother and his best friend as his best men.

Having my sister up there with me was incredibly special. We organised transfers to take guests from the hotel to the venue and back. The night ended at 1 a.m. and everyone on the last shuttle had their shoes off and sunnies on. Once we got back to the hotel, there was a mandatory night swim and I even jumped in with my dress! SOME ADVICE This is the one day that’s about you. Don’t worry about what anyone else will think and how they think it should be done. Take a moment, many moments, to pause, breathe and take it all in. Stand back from your wedding and watch it happen for a moment. Also, budget and keep a spreadsheet of absolutely everything. I included everything from how much it cost to print our invites and pay for a marriage certificate to how much we extended our bar bill. YOUR FAVOURITE MOMENT I loved standing at the end of the aisle with Mark, just the ocean behind us, and the feeling of knowing we’re making this commitment to each other. I loved our first dance - we smiled the whole way through! Mark says his favourite moment was when we went down to a little private beach to take photos and looked up at the deck, watching the people we love most mingle and watch the sunset.

TELL US A BIT ABOUT YOURSELF I'm a 26-year-old Durbanite and the proud owner of Hustle Fitness Studio in Umhlanga. Having been born and raised here, I'm deeply connected to this vibrant city. My journey began as a professional surfer, fuelled by my love for the beach and outdoor adventures. I now own a gym where I assist others, especially women, to reach their fitness aspirations and lead healthier lives. Outside of work, you can often spot me at the beach, riding waves, or immersing myself in the great outdoors. TELL US ABOUT THE WORK YOU DO AND THE BUSINESSES YOU RUN I own Hustle Fitness Studio, a private gym that offers personalised fitness experiences. Recently, I launched an athleisure clothing line that combines style and functionality. Additionally, I have a fitness app where I share my passion and help others achieve their goals. I love what I do and am dedicated to making a positive impact in the fitness industry, especially in Durban.

HOW DID YOU GET INTO YOUR LINE OF WORK? I started my journey as a professional surfer, channelling my passion for the sport into my love for exercise and training. Initially, I began personal training and boot camps to support my surfing career. However, I stumbled upon a hidden niche in the industry, which unexpectedly grew in 2020. Since then, I haven't looked back. I am incredibly passionate about what I do and continue to love every moment of it. WERE THERE ANY CHALLENGES YOU FACED DURING YOUR JOURNEY IN THE FITNESS INDUSTRY? I faced numerous challenges. For nearly three years, I struggled to build my clientele, and at one point, I contemplated giving up and pursuing a full-time au pair job in Cape Town. It seemed impossible to create what I

envisioned in KZN, as others couldn't see my vision. Additionally, being young when I started at 19 years old, I often felt like I wasn't taken seriously. Despite these obstacles, I persevered and overcame these challenges to create something truly remarkable. WHO HAS BEEN THE BIGGEST INFLUENCE ON YOUR LIFE? My biggest inspiration is Bethany Hamilton, a surfer who achieved remarkable success despite having only one arm. She serves as a constant reminder that anything is possible if you stay focused and work hard. Her story has motivated me to push past limitations and pursue my dreams with determination. WHAT LESSONS HAS YOUR CAREER IN THE FITNESS INDUSTRY TAUGHT YOU? I've learned a valuable lesson that will stay with me for life. Teaching has taught me that not everyone will have

the same abilities or understanding as I do. Being a great teacher means being able to adapt my mindset to accommodate someone else's needs and desires. What I am most proud of is my clients' incredible support and loyalty. I am grateful for each and every one of them, as their continued presence is a true blessing. hen you know, you know. Matthew Davies knew he wanted to marry Gabrielle Akal, but hadn’t made the decision on an exact date to propose.“I knew that I was ready to grow with Gabs and that I didn't want to be with anyone else. For those two reasons, and obviously her killer sense of humour, I chose to drop the knee,” he explains. They had a stunning engagement in Greece when they were abroad for a family trip. He felt it would be the perfect opportunity for him to pop the question. “Gabrielle’s brother, sister-in-law and nephew live in LA and were meeting us in Greece. We don't get to see them often, so I thought it'd be really special to do it with them there. Gabs and I absolutely love Greek food and the beach, so it was a no-brainer!”

Planning an ultra-romantic surprise can’t be easy – sometimes you need some inside help. “My family assisted me with the ring’s design and keeping it safe and out of sight before we went to Greece. I kept her mom in the loop during the process of the ring being made.”

“I had written a speech before we left for Greece which included all of our highlights, how much I love her, and all that shmooshy stuff,” Matt shares. “The weather was perfect and the sea was calm. She loved the speech and loved the ring even more!”

At the time, he didn't really have a plan regarding the proposal itself, but he knew he wanted to do it on a beach and found the perfect private beach in Crete. He had also never met her brother in person. “So, I literally met him and within a few days I was like, "Dude, just a heads up, I'm going to be proposing this holiday.” He took it

But how did you plan all of this and keep it a secret, Matt? “Haha, with great difficulty! Gabs should have been a private investigator. She always finds the presents that I buy for her and can smell a surprise from a mile away!” With the help of family, he was able to keep everything a surprise until the right time and it was a resounding success.

Love in the Cape As Luke Taylor drove to gym one day, he decided it was time to propose to his girlfriend, Tasmin Hewitt. “We had been dating for 10 years and were best friends for 13 years. I knew she was the one from the first day I met her,” he shares. Luke wanted to find the most beautiful place with natural surroundings to pop the question, as he knew Tasmin would love it. “I chose Clifton 4th Beach in Cape Town because that’s one of the most beautiful places in the country - the

ocean meets the mountains all in one view. I managed to find a secluded rocky area overlooking the beach and facing the mountains.” He always had a feeling that he’d propose in Cape Town, and Clifton was perfect with its picturesque views. They had a beautiful, intimate moment just as he wanted it to be. Luke had kept the ring for two months, waiting for the perfect moment. “Tasmin was going to Cape Town so I thought I would go with her and bring the ring along

should I find the perfect time to propose,” Luke recalls. Before they left, he visited her mom to ask for her blessing. “That was probably the scariest part of the whole process!” he exclaims. They stayed with Luke’s brother and his girlfriend in Cape Town and he let them know he was planning to propose. “The idea for the proposal was a picnic on the beach, watching the sunset and drinking champagne,” Luke explains. It was a good idea considering how beautiful Cape Town sunsets are, not to mention the stunning photos they’d get. “Keeping it a secret was obviously the hardest part. Not telling family and friends felt very odd,” he says. Still, Luke decided to keep the secret under wraps and only told two people. “Hiding meeting the jeweller and getting the ring made was difficult because often we know exactly where the other one is, but I managed to make a plan. The ring was easy to hide in my jacket pocket, which wouldn’t be touched, so it sat there waiting for the right opportunity to play out.” All of his efforts were not in vain. Tasmin loved everything and, of course, said yes!

Surprise on a Safari Brenton Naicker had been meticulously planning his proposal to his girlfriend, Bianca Naidoo, for some time. “When my best friend in New York told me he was coming down to SA to propose to his girlfriend, I thought it would be the perfect opportunity for us to plan something in tandem - mainly because I knew Bianca would never expect it, and finding a way to make it a surprise was really important,” he shares. Safaris are especially significant to the couple. They both feel a very strong connection with God when they’re out in nature. “She also mentioned to me a while ago that an outdoor engagement would be her perfect proposal (which I stored in the memory bank obviously) - so proposing on a safari trip was a nobrainer,” he explains. Bianca’s family was in on the surprise, and, fortunately, everyone kept it under wraps. Their friends, who had just gotten engaged the day before, joined them on the safari, making the

moment even more special. Some of her closest friends and family members were discreetly part of the entire planning process. “We’ve been together for such a long time so I understand her and what she likes, not to mention she's quite vocal about it!” he exclaims. He also involved an event planner whom Bianca works with quite closely. “She knows that Bee loves the finer things in life and understands her style and taste quite well. This resulted in the perfect proposal setup,” Brenton explains. He made sure everything was a secret until the last minute, making sure everything went according to plan. “My best friend proposed the day before, which was all part of the plan. I knew the last thing she would expect was for me to propose the day after,” he divulges. “Also, she thought the reason we were going on safari was to celebrate his engagement, which further threw her off the trail.” Mission accomplished!

CLIFTON SCHOOL

tarted in 1924, Clifton School ran as just a preparatory school up until 2002, when the college was added. In 2023, the school saw the inclusion of the Grade 00 class. Clifton prides itself on holistic education. Boys are equipped with the knowledge and guidance to believe in themselves, knowing that it is their unique attributes that sets them apart from others. It offers an inclusive environment that focuses on the connection between the boys and staff. They are strong with traditions built over the last 100 years while constantly aiming to be innovative in thinking. They aim to allow every boy to achieve in his specific areas of interest. No specific department is put on a pedestal at Clifton, and this is echoed through their actions. Sports, academics and culture are all considered to be of equal importance. Recently, Clifton has been very active in upgrading their facilities including the upgrade and opening of the Prep and College IT rooms, as well as the inclusion of podcast equipment, green screens and virtual reality gear. The most recent addition is the inclusion of a new field that

This building can accommodate 120 boys as well as five staff members. 2024 is a big year for Clifton as it is their centenary year. their wedding, I knew I wanted to know more about it. I’m a huge Star Wars fan and this photoshoot really resonated with me. I loved how they incorporated elements of both of their interests into the wedding decor, their outfits and even their rings!

When I saw a post of Akram and Lameesha re-enacting a Jedi versus Sith battle at

lady who captured this gorgeous couple’s wedding. “Photography has always been a passion of mine, and after a few years of working as a computer programmer, I decided to pursue my passion as a photographer back in 2009,” she shares. She started with family photoshoots and smaller events and then found her place in wedding photography.

Akram and Lameesha are an ambitious couple who own a company that offers taxation and advisory services to clients in the Umhlanga area. Additionally, Akram is an entrepreneur and Lameesha, a Chartered Accountant, is now involved in academics as the Programme Manager for the School of Finance and Accounting at Varsity College. These two phenomenal

people tied the knot in June last year and decided that they would have elements from both of their ‘fandoms’ on their special day. Elana then incorporated this idea into their wedding shoot. The theme of the wedding was Star Wars meets Harry Potter! The colour scheme was green, gold and black, with the green

representing Lameesha’s Harry Potter house, Slytherin, and the black reflecting the Star Wars influence. They chose songs from the Star Wars original soundtrack for their entrance songs - talk about an Imperial March instead of a Wedding March! The souvenirs they chose were Harry Potter-themed macarons and a Star Wars cake topper that said: “Love you to the Death Star and back”. Quite the commitment in my opinion! The box holding their rings was designed to look like something straight of Harry Potter, with the Sorting Hat on the front and the manifesto of the Marauders on the inside. Lameesha’s dress shoes were Cinderella-inspired - they looked like real glass shoes and had “Live like there’s no midnight” written underneath them. Finally, they each

had customised pairs of Converse sneakers, Harry Potter for Lameesha and Star Wars for Akram. Elana usually does her wedding shoots at the end of the reception when the guests have left. “I go into a flow state with all my shoots. I read the room, look at the decor, listen to the couple, understand their likes and dislikes, and, if I have freedom of creativity, I do my own thing,” Elana explains. With this couple, she knew their respective fandoms were especially important to them and so she incorporated them into the photos by doing a creative photoshoot. Elana made sure to show off their customised sneakers and beautiful decor, and when night fell, out came the lightsabers! “To create the look of a lightsaber battle, I used my two Godox LED Lightsticks which can turn blue and red,” she expresses.

The main shots were taken to represent the battle between the light and dark sides. After we filled in our details, Dr Kajal took us to their photoshoot room to snap a few shots of our skin from various angles while doing different expressions. The acclaimed Dr Ehlers brothers then took us for our in-depth consultations. Dr Vincent Ehlers and I went through all my skin concerns, mainly hydration and redness, as well as my current skincare routine. Here’s where the photos came in! I was guided through an extensive analysis of my skin - the good parts and what could be improved upon. Based on this discussion, he suggested two sessions - a lactic peel and NCTF and Skin Booster

injections. Containing hyaluronic acid and other peptides, NCTF is a micro-injection that plumps and brightens the skin, removing fine lines and dark under-eye circles. Skin Boosters are injected under the skin’s top layer (local anaesthetic is administered beforehand) to improve the skin's elasticity, hydration, texture and overall appearance. It’s a great option to do a few days before a big event! After Amy consulted with Dr Francois Ehlers, they decided to target her pigmentation and fine lines with a chemical peel followed by NCTF injections and Botox for her forehead. To prep for our peels, Tumelo and Kajal took us for our dermaplaning - removal of facial hair with a blade, leaving your skin softer, glowing and better able to absorb products. The peels were a relaxing experience. The therapists were very careful while applying

I was excited to return to the clinic three days after our initial treatments, which gave my skin enough time to flake slightly from the peel to reveal a more radiant complexion. Dr Vincent explained the entire process of administering the injectables, from the needles to any sensations I may feel. The experience was surprisingly painless and the recovery was effortless. I only had a few bumps around my eyes, but after one to two days, my skin looked and felt more plump, my complexion was more even, and I truly glowed. Although Amy has a fear of needles, her NCTF and Botox injections were far from scary. She felt no pain without any anaesthetic and says that a facial with extractions is far more uncomfortable! The Botox takes three to five days to activate and is fully effective after 14 days. As someone who loves skincare but has never done any aesthetic treatments, this was an insightful, incredible experience. Not only does my skin look flawless, but I learnt more about my skin type and what products would boost its appearance. A BLISSFUL SUMMER LUNCH News Cafe Umhlanga WORDS KAI COATES

efreshing cocktails, delicious food and an inviting atmosphere are what you will find at News Cafe Umhlanga. We indulged in a leisurely lunch outside on their deck, whilst enjoying the fresh summer air. Sitting in one of their cushioned outdoor booths, their upbeat vibes filled the space, and we were excited to start the experience with a few drinks. What sunny summer’s day would be complete without a cocktail? A Mexican Spritz, made with grapefruit tequila, was a vibrant fiesta in a glass, and their Float Like A Butterfly caught my eye. This tequila-based cocktail (with blueberry purée, orange juice, lime and a float filled with butterfly blue pea flower extract) not only tasted like a day on the beach but had a surprise element as you watched the butterfly blue pea float slowly drip into the drink. If you don’t drink alcohol, News Cafe has just the drink for you. Their Virgin Berry, made with frozen mixed berries, mixed berry purée, mint, orange juice and Schweppes Lemonade, is perfect to feel included on the “It’s five o’clock somewhere”

train. After a few sips and a bit of banter, it was time for tapas! Two dishes stood out to all of us. Their Corn Ribs with harissa mayo were sweet and tangy and provided the real ‘rib experience’ - saucy and all! Of course, we had to get their jalapeño poppers - five fried balls filled with cream cheese, cheddar cheese, mashed potato, spring onion, chives and diced jalapeños, placed on top of a dollop of sriracha mayo. They were not overly spicy and very tasty. With so many fabulous options, it took some discussion to choose our mains. This is the best part of any review, and News Cafe’s menu offers something for everyone. Michaela chose the grilled calamari, well-seasoned with Cajun spice and lemon butter and served with chips and a chopped tomato salad for a balanced selection of textures and tastes. Dhivashni went with their perfectly cooked fried hake with three grilled queen prawns, chips and a jalapeño mayo for an extra zing and spice. Amy tucked into their moreish Zucchini and Mushroom Pasta, a garlic and lemon zest linguine with olive oil, piquanté

peppers, chopped rocket, zucchini and mushrooms - a scrumptious dish for any vegetarian that is packed with flavour. Lastly, I decided to try something fresh, so I went for the Smoked Salmon Salad. Served on a bed of fresh baby leaf lettuce with cherry tomatoes, cucumber, feta, avo and topped with a delicious drizzle of their lemon and dill dressing, this is the ultimate summer salad. Refreshing and filling! We left with new favourites and a list of our next must-try dishes. Make sure you choose News Cafe as your next lunch spot - you won’t regret it!

Best Practices for Acne-Prone Skin WORDS DR PARUSHINEE NAIDOO Acne, breakouts, pimples and blemishes are not concerns isolated to tweens and teens. Studies show that up to 25% of women in their 40s are still struggling with breakouts. While acne manifests physically, the impact is also psychological. Low self-esteem, isolation and anxiety are often associated with chronic breakouts. Acne occurs when hair follicles are clogged with oil and dead skin cells, leading to the formation of pimples, blackheads and whiteheads. Here are some best practices to help you take care of your skin: CLEANSE GENTLY: Use a gentle, nonabrasive cleanser to wash your face twice a day. Look for cleansers that contain ingredients like salicylic acid, which can help to unclog pores and reduce acnecausing bacteria. AVOID OVERWASHING: While keeping your skin clean is important, overwashing can strip your skin of its natural oils and lead to increased oil production, which can worsen acne. MOISTURISE: Even if you have oily skin, using a light, non-comedogenic moisturiser is essential to keep your skin hydrated. Moisturising can help maintain a healthy skin barrier and reduce the risk of scarring. USE NON-COMEDOGENIC PRODUCTS: These are less likely to clog pores and contribute to breakouts. Avoid heavy, oilbased products and choose those labeled as “oil-free” or “non-comedogenic”.

SUN PROTECTION: Sun exposure can lead to hyperpigmentation and worsen scarring. Use a broad-spectrum sunscreen with at least SPF 30 daily, even if it's cloudy outside.

SCARRING PREVENTION: Avoid picking at your skin and prioritise gentle, consistent skincare. If you have particularly deep or persistent acne, early intervention from a skincare doctor can help reduce the risk of scarring. MAINTAIN PATIENCE: It's important to remember that managing acne and preventing scarring is a gradual process. It often takes time to see results from skincare routines or treatments. It's essential to take a holistic approach by considering your skincare and lifestyle factors as well as seeking professional guidance when needed.

SELLER DISCLOSE, BUYER BEWARE WORDS GRANT GAVIN

O

ver the past 17 years of running a real estate agency doing over 450 home sales a year, I have come to realise how emotional a property transaction can be, for sellers, buyers and agents alike. For the homeowner, selling your family home, filled with many years of memories, comes with a variety of emotions, starting from the day you allow ‘visitors’ into your space who all have their own opinions and perspectives on the place that you cherish most. For the purchaser, emotion plays a big part in their buying decisions. We often see how buyers will choose a home based on emotion first, and then they will justify their choice with logic and reason. Emotion is a massive driver of human behaviour, and the excitement that comes with the early stages of the house-hunting experience can so quickly fall apart once the buyer moves in. Here are two fundamental aspects that I believe can assist with making the sale and purchase of a property a far more stress-free experience: 1. A SELLER’S DUTY TO DISCLOSURE A seller has a legal duty and responsibility to disclose to the prospective purchaser, via their agent, of any faults in the property that they are aware of. Real estate agents are required by law to have a signed disclosure document from the seller to present to all prospective purchasers at the time of viewing the property. Experience has shown that these faults can reveal themselves in time, and the seller will

ultimately get drawn into conflict when they do. Therefore, it’s better to deal with them upfront professionally. This disclosure document is not to be confused with the Voetstoots Law. Voetstoots is still a valid part of property law in South Africa, as it protects the seller from faults in the property that they are not aware of. Should these faults appear once the buyer has moved in, the buyer would have to prove that the seller was aware of them at the time of sale. 2. A PURCHASER’S RESPONSIBILITY TO PROPERLY INSPECT A buyer has a responsibility to properly inspect the property for sale. Most Agreements of Sale will have a clause stating that the purchaser has been given this opportunity. All visible, unhidden defects in the property are not necessarily required to be pointed out by the seller. Hence, it is of vital importance that the purchaser does not get swept up in the emotion of the purchase and fails to properly inspect the home. After all, you are buying a second-hand home, and faults and maintenance issues will reveal themselves. Buying or selling a home should be an exciting time of your life, a new life stage, and a chance to make new memories. By following these two fundamental aspects of the property transaction, both buyers and sellers can avoid having to deal with the unnecessary emotion that has the potential to sour such a special moment.
