May: the most fabulous month (according to all May babies, of course!). It is also a special time to celebrate Mom. On top of that, we get a public holiday and a day to vote, too. Speaking of goals for Seaward, Justin writes an article about problems that face estates and how you, as residents, can overcome them.

Then, we get to know resident Linda Herbst and her furbaby, Odi. She shares her story and why she loves Seaward. Ballito City Church also looks back on the fun they had during the Easter long weekend.

Chairperson Office Feedback

The Trustees of Seaward Estates play a crucial role in ensuring the Estate is the best it can be. Between approving plans and managing events, they do a lot for the Seaward community. And, at the top, sits the chairperson. We get to know more about our current Chairman, Andrew Bigley.

When Andrew was young, he visited Ballito to stay in his family’s holiday flat. In 1992, when Andrew was in Grade 9, he moved down to live on the North Coast full-time as a “Vaalie”. He attended Stanger High until Grade 11 and then matriculated at Northwood. He is now happily married, has two daughters and has been calling Seaward Estates “home” since 2009.

Andrew has worked in various industries and is knowledgeable about each of them. He spent time in the printing industry and television and then found

his place in live shows and events, doing everything from event production to content creation.

So, what does his role as Chairman entail? Being the chairperson typically involves leading meetings, ensuring all members are heard, facilitating discussions and making final

decisions when necessary. His biggest aim is to foster cohesion among all members.

“The potential of Seaward is still very untapped,” says Andrew. “I appreciate the tight-knit community, convenient location, security and affordability relative to other estates.”

I’m Linda Herbst. I grew up in Johannesburg but have lived in Ballito for 26 years. I moved here when Ballito was just a village and everyone knew everyone. I met and fell in love with my husband, Paul Herbst. We were married for 22 years before he tragically passed away. My eldest son, Sevaughn Herbst, passed away in a motorbike accident three days after my husband.

After the death of my husband and son, I considered moving to another town or province but Ballito is my home. It is what I know. My whole identity is here. I realised how many friends I had in tough times and how much love and support the community has for one another.

I am a mom to my son, Skyler, and my furbabies, including Odi, a Search & Rescue trained Belgian Malinois. If you know the breed, you will know there is not much time for hobbies

as ‘maligators’ keep you very busy.

I own a recruitment company that has been going since 2015, and we specialise in recruitment in the mining industry. We have just launched another two companies focusing on engineering, construction and renewable energy recruitment.

I live in a cul-de-sac in San Paulo. It was the only home I looked at in Seaward Estates and instantly knew it was the place for us. I love the level stand and wrap-around garden, which is big enough for my furbabies to spend their energy.

Seaward Estates was an easy choice because of its great location, pet friendliness, sense of community and safety. My home is also less than a kilometre from my office, which is a bonus! I love how pet-friendly the residents are and how tolerant they are. It’s

amazing to see little ones playing in the streetsthe way we did as kids. Seaward is safe enough for them to be kids.

I have been asked many times how I survived the loss of my husband and son within three days of each other. My only response is that I chose to survive. I am an avid believer in the power of thoughts. You create your reality by how you choose to see things. My reality was that I lost the love of my life and my eldest son, but my reality was also that I was still alive and my son, Skyler Herbst, who was in Grade 12, and my dogs needed me. I live by the quote: “Life does not happen to you, it happens for you.”

Challenges Are Not Unique - Attitude Is

We’re not alone in our challenges. It’s important to realise that the issues faced in Seaward are not unique to our Estate. Estates all around us are trying to find their way through a myriad of issues that span ageing infrastructure, uncompleted or non-compliant building projects, financial hurdles and fractured or divided communities at loggerheads with each other.

Challenges are not systemic to the North Coast. They are faced nationally and internationally. The CAI (Community

Associations Institute) Exchange Network is a global forum where estate managers, trustees, managing agents and other HOA stakeholders are able to raise questions, share challenges and ask for advice or help. The chat board is active - really active!

But it’s not all doom and gloom. A recent study by the same group which involved HOAs from South Africa, Australia and the US found that only 9.83% of homeowners were ‘very unsatisfied’ with their estate while 66.62% thought their estate was ‘good’ or ‘very good’. The balance of respondents was neutral.

It’s good to know that two-thirds of us are actually content and happy in our estate. It also validates that it’s probably 10% of owners who are unhappy or vocal on a regular basis.

What can we do to foster a closer, and dare I say, more successful, community? The same association conducted a study in 2022 to determine if there were any stand-out actions estates could adopt. Their findings were really interesting.

Owners felt they would be 80% less likely to complain to the HOA if they knew their neighbours! The ability to have open, honest conversations and resolve conflict is improved if you get to

know the people who live around you. Social events foster great community engagement and spirit. 34% of all homeowners said they would feel more aligned with their fellow neighbours and more likely to volunteer and become involved if they spent more time, socially, with others in the community.

Lastly, communication rounded out the top three contributors (clearly!).

The point? Our attitude towards each other, our trustees and our ‘brand’ 100% determines the trajectory of our community and the success of our estate. If we, the owners, are going to make a difference, it’s going to be in how we tackle challenges together!
