FROM THE CEO LETTER

Dear residents of Cotswold Downs,

As the landscape outside of the Estate continually evolves, our strategic approach to delivering on expectations and creating sustainability outside of areas that are within the mandate of the Estate remains essential to the preservation of our Estate and community.

Managing Expectations Amidst an Evolving Landscape

The external environment is continually evolving, presenting us with new challenges and opportunities that require our utmost attention and adaptability. While we have always prioritised the maintenance of security, infrastructure and compliance within the Estate, it is essential to acknowledge the need for flexibility and fluidity in our approach.

Our ability to pivot our focus and reallocate resources efficiently is crucial for addressing emerging challenges and ensuring the long-term sustainability of our community. This adaptability is exemplified by our current endeavours and focus on water sustainability, a vital aspect of environmental stewardship and community well-being.

Re-Prioritising Long-Term Capital Replacement Plans

In light of the evolving landscape and our commitment to self-preservation, it may be necessary to re-prioritise our long-term capital replacement plans. This strategic realignment is a prudent approach to ensure we are adequately prepared to meet future demands and seize new opportunities. Our capital reserve fund remains a cornerstone of our financial planning, serving as a safety net for covering the replacement of infrastructure and facilities. By maintaining a balance between the quantum of infrastructure on the ground and the variety and complexity of facilities offered, we can effectively manage the demands placed on our capital reserve fund and levy.

Strengths That Set Cotswold Downs Apart

Despite the challenges posed by our ever-changing external environment, Cotswold Downs possesses several key strengths that place us at a distinct advantage:

• Critical Mass: With just over 550 homes on the Estate, we have achieved a critical mass that allows us to meet our operational fixed-cost

requirements efficiently. This scale not only enhances our financial stability but also ensures that strain is not placed on the individual levy in meeting the requirements of the Estate.

• Prudent Capital Reserve Fund: Our meticulous and thorough approach to managing the capital reserve fund ensures that we are well-positioned to cover the replacement of infrastructure and facilities. This prudent financial planning is a testament to our commitment to long-term sustainability and the preservation of your lifestyle.

• Balance Between Infrastructure and Facilities: By maintaining a pragmatic balance between the infrastructure in the ground and the facilities provided, we can effectively manage the demands placed on our capital reserve fund and your levy. This equilibrium is essential for ensuring that we can continue to deliver the high-quality amenities and services that our residents deserve.

Conclusion

In conclusion, the journey towards preserving our lifestyle, enhancing our value proposition, and ensuring the security, sustainability and appreciation of our assets is an ongoing process that requires careful planning, adaptability and foresight. At Cotswold Downs, we are fully committed to navigating these challenges with integrity, diligence and a steadfast focus on the needs and expectations of our residents.

We are confident that our strategic approach to estate management, coupled with our key strengths and prudent financial planning, will enable us to thrive amidst the ever-evolving external environment. Together, we can continue to make Cotswold Downs a premier destination you are proud to call home.

Thank you for your continued trust and support.

Warm regards,

Bring your life

The Quandary........ Open Mandate or Sole Mandate?

The meaning of an exclusive sole mandate versus an open mandate.

A sole mandate, also known as an exclusive mandate, means you authorize only one estate agent or agency to market your home. An open mandate means that multiple agents or agencies will be able to market your home. When you see multiple advertisements posted for the same home, it’s usually because the seller has provided an open mandate.

Should you sign a sole mandate? Yes, and here’s why...

Simply put, it’s quality over quantity. It may seem intuitive that more agents marketing your properties mean more opportunities to sell them. However, that is not the case. One of the greatest myths amongst sellers is that the more agents they have working on their property, the higher their chance of selling the property, quickly. The truth is, that in any area, at any time, there is only one pool of buyers searching for property. If your property is priced correctly, the buyer will invariably end up with your chosen agent.

MEET KHULEKANI HLONGWA

KEEPING THE GREENS EVEN GREENER

Christél: Hello, Cotswold family! Today, we chat with Khulekani Hlongwa, the newest greenskeeper at Cotswold Downs Estate. Welcome, Khulekani!

Khulekani: Thank you kindly! It's fantastic to be here.

Christél: So, Khulekani, let's dive right in. Can you tell us a bit about where you're from?

Khulekani: Of course! I hail from a quaint little village up north in Mtubatuba called Makhambane. You might know it if you're familiar with the iSimangaliso Wetland Park.

Christél: Sounds like a beautiful spot! Now, tell us about your family.

Khulekani: Ah, my family – the heart and soul of everything I do. I'm the eldest of four siblings, with two wonderful sisters and a little brother. Mom's the real MVP here, holding us all together with her sewing business. Oh, and I've got three adorable kiddos – two boys and a girl. Family time is the best time, whether it's at a gathering, on a little outing or just chilling at home.

Christél: I can relate! Isn’t family the best? So, what drew you to the world of greenkeeping?

Khulekani: It all started back in 2012 when I landed a gig as a general worker at a golf course. Being outdoors, tending to the grass

– it felt like home. And when I started delving into the science behind turf maintenance, I was hooked. Plus, I've had some incredible mentors along the way who showed me the ropes and ignited my passion for passing on knowledge.

Christél: Working with golf courses must be quite the adventure. Care to share a bit about your experience?

Khulekani: Oh, it's been a rollercoaster, in the best way possible! From Durban Country Club to Beachwood Country Club, each course has its own vibe. But Cotswold Downs? That's where I've truly found my groove. Being part of a team that's dedicated to making our greens the envy of the country – now that's something special.

Christél: And do you play golf yourself?

Khulekani: Absolutely! I’ve been hitting the links with my mates since December 2023. Who knows? Maybe you’ll see me go pro soon!

Christél: We'll keep an eye out for you on the leaderboard! So, how are you finding your time at Cotswold Downs?

Khulekani: It's been a blast, honestly. The team spirit, the drive for excellence – it's infectious. And knowing we're ranked among the best? That's the cherry on top.

Christél: What's your favourite part about being a greenskeeper?

Khulekani: Setting goals, working our magic, and seeing the results firsthand. There's nothing quite like it.

Christél: And how do you tackle the challenges that come your way?

Khulekani: Teamwork - simple as that. We face them head-on, learning from each other and thinking on our feet. And hey, a little innovation never hurt either.

Christél: Wise words indeed. Lastly, what's your plan to take Cotswold Downs to the next level?

Khulekani: Keep the dream team going strong, stay ahead of the curve with industry trends, and never forget the little things that set us apart. With that recipe, the sky's the limit.

Christél: Well, Khulekani, it's been an absolute pleasure chatting with you. Here's to many more years of greenkeeping greatness!

Khulekani: Cheers to that!

And there you have it, folks – Khulekani Hlongwa, the man with a plan to keep Cotswold Downs Estate's greens even greener!

FROM PLATES TO PAVEMENTS

A WAITRON’S JOURNEY TO ULTRA MARATHON GLORY

In the busy streets of Clermont, Pinetown, a new chapter in the town’s sporting legacy is being written, not on the soccer field, but across kilometres of asphalt and dirt trails. We caught up with Thabani Ngcobo, who you may recognise as one of the senior waitrons at Grimaldi’s. He’s a local long-distance runner who’s not only chasing personal bests but also redefining perseverance. From bodyguard to waitron and marathon runner, this is a tale of speed, sweat and the spirit of running.

Christél: Let's kick off with how you started running. What got you into long races?

Thabani: It all started with a bit of fun, really. Shane Ellis, my old boss, and Zen, my fiancé, nudged me into it. I guess you could say I sprinted into long-distance running from a standing start!

Christél: What is it about running that you love so much?

Thabani: Running is my slice of zen. It's that sense of accomplishment when everything else is up in the air. It's my way to clear my head and, honestly, my quality "me" time.

Christél: Clermont, Pinetown, is your home. How has it shaped you?

Thabani: Oh, Clermont! It’s known for its soccer talents and musical vibes more than its runners. But here I am, hoping to put us on the map for marathons too. It’s a place of talent and heart.

Christél: Your journey hasn’t been without hurdles. Can you share some of the challenges?

Thabani: Beyond the hunt for good nutrition advice and safe places to train, the real test came with a diagnosis of spinal TB. It was a steep hill to climb, but here I am, still running.

Christél: Balancing work and training must be tough. How do you manage?

Thabani: Zen's motto is my guide: "Where there's a will, there's a way." My dawn patrols are sacred - that's when I train, carving out time before the day’s duties.

Christél: Reflecting on your achievements, what stands out as your proudest moment? Thabani: Bagging a personal best and a silver

medal in the 2023 Comrades Marathon. That moment was golden – or should I say, silver?

Christél: Who lit the spark for you to start running?

Thabani: Funnily enough, I began as my fiancé’s bodyguard during her morning runs. Protecting her turned into a passion of mine, and the rest, as they say, is history.

Christél: During the grind of tough races, what keeps you pushing through?

Thabani: I focus on the hard training and the cheer squad I have in my family and friends. Their support is my fuel.

Christél: Mental preparation for a marathon is crucial. How do you get race-ready?

Thabani: I zone out negativity, remind myself of the finish line, and keep close to fellow athletes who dream big like me.

Christél: Any advice for someone wanting to hit the ground running?

Thabani: Start with fun runs. Your quest for personal bests and the camaraderie with fellow runners will naturally propel you forward.

Christél: Looking ahead, what’s on your running horizon?

Thabani: 10 Comrades Marathons and chasing down a sub-six-hour finish. Just saying it, gets the heart racing!

Christél: Lastly, how does running make you feel?

Thabani: It’s my second wind, my happy place. Crossing a finish line - there's no feeling quite like it. It’s like I’ve conquered more than just miles.

As the sun sets on Clermont, one thing's clear: this town might be famous for its footballers and singers, but its runners, with their stories of resilience and races run, are the heartbeats echoing through its streets.

OLIVER EDY Resident Feature
OUR
Three

Shane Vieira, the Sports & Leisure Manager at Cotswold Downs Estate and a qualified cricket coach, sits down with three of his promising young talents, Oliver Edy, Kelly Browning and Noah Haskell. These three youngsters are already leaving their marks on the cricket pitch, and Shane is eager to hear more about their burgeoning careers.

OLIVER EDY

At just 10 years old, Oliver, affectionately known as Oli, is already leaving an indelible mark on the cricket pitch. With a passion for the game that burns brightly, Oliver's journey is one of dedication, inspiration and impressive achievements. In a recent interview with Shane Vieira, Oliver shared his love for cricket. “I like cricket because it is fun,” he exclaimed. “It is an individual as well as a team sport. You can challenge yourself to meet lots of goals - 50, 100, hat trick, fifer.”

His admiration for the game extends beyond just playing. Oliver is an avid supporter of the Proteas and the Rajasthan Royals. When asked about his favourite player, he didn't hesitate to mention David Miller. “I like his batting style,” Oliver explained. “If you need him to score runs for the team, he usually comes to the party. He is South African.” But Oliver's passion for cricket isn't just about hitting sixes and taking wickets. He understands the qualities required to excel in sports: good manners, sportsmanship, teamwork, dedication, ambition, focus and self-motivation.

These values, instilled in him by his supportive parents, serve as the foundation of his success. Outside of sports, Oliver finds joy in reading and building with Lego. However, his greatest inspiration comes from watching South African players succeed on the international stage. His aspirations are equally high - from making the KZN u11 team to one day representing South Africa. Oliver's list of achievements is already impressive for someone his age. From starting in the Dolphins School of Excellence to being named Player of the Tournament at Action Cricket in 2022, his talent is undeniable. With numerous centuries and notable bowling

performances under his belt, Oliver's star continues to rise.

As he continues to pursue his dreams both on and off the field, Oli is an inspiration for young cricketers everywhere, proving that with passion, dedication and the right support, anything is possible. Keep an eye on this young prodigy as he continues to make waves in the world of cricket.

KELLY BROWNING

Kelly (13 years old) is carving out her place on the cricket pitch with remarkable talent and dedication. With a passion for the game that's evident in every match, Kelly's journey in cricket is already one of promising achievements. “I love cricket because it is a team sport but at the same time, it is individual,” Kelly says. “It’s always changing and has lots of ups and downs during the game.” Her enthusiasm for the dynamic nature of cricket is palpable, reflecting her deep understanding of the game's intricacies.

When asked about her favourite team, Kelly proudly mentions her first team at Thomas More College. However, her admiration extends beyond her local team to her favourite player, Heinrich Klaasen. “He's also got red hair like me,” she laughs. “And, he's an excellent batsman who can make runs when needed.”

But it's not just talent that Kelly values in sports; she emphasises the importance of being coachable, disciplined and always striving to improve. “The most important quality of a sportsman is to be coachable,” she asserts. “Always willing to learn and give your best.

”Beyond the cricket pitch, Kelly enjoys reading, watching movies and spending time with friends. Her inspiration to excel in cricket comes from her aspiration to one day play for the Proteas women's team, a dream fuelled by her brother, Ryan, who introduced her to the game.

Kelly's impressive cricket figures speak volumes about her skill and determination. With bowling figures of 4/4 and a batting highlight of 63 not out at the KZN Festival,

27 COTSWOLDS

Kelly Browning is undoubtedly a rising star in the cricketing world. As she continues to hone her craft and chase her dreams, Kelly serves as an inspiration to so many aspiring cricketers. With her talent, passion and unwavering dedication, the future of South African cricket shines bright in her capable hands.

NOAH HASKELL

Noah (13 years old) is proving himself to be a rising star on the cricket pitch. His passion for the game shines through as he discusses his love for cricket, his favourite teams and players, and the qualities he believes every sportsperson should possess.

For Noah, cricket isn't just a game – it’s an experience that can be both calm and exhilarating, with the potential for excitement or disappointment in the blink of an eye. This dynamic nature of the sport captivates him, drawing him deeper into its world.

When it comes to favourite teams, Noah's loyalty lies with the Proteas on the international stage and DSG at the club level. His admiration for Ravindra Jadeja stems from the all-rounder's prowess as both a bowler and a batsman, particularly recalling Jadeja's impact in carrying India to a World Cup final. But beyond the skills displayed on the field, Noah emphasises the importance of character. To him, a true sportsman embodies qualities of respect, honesty and integrity –both towards opponents and the game itself. These principles guide his approach to cricket and life in general.

Outside of cricket, Noah is a multi-faceted individual with interests ranging from tennis to

hockey. He even enjoys inventing mini-games, showcasing his creativity and love for sports beyond the boundaries of traditional play.

Noah's inspiration comes from his parents, who instil in him the values of perseverance and self-belief. Their encouragement fuels his determination to excel and disregard naysayers, focusing instead on doing what he loves. Noah's talent on the field is evident in his remarkable achievements, such as his standout performance in a 100-ball game for Kearsney U14A. With figures of four overs for nine runs and three wickets, including a hat-trick, Noah's skill and dedication have helped propel his team to success, including securing victory in the final at Kingsmead against Westville.

As Noah continues to up his game and make waves in the cricketing world, his journey stands as a testament to the power of passion, hard work and unwavering determination. With each match, he inches closer to realising his dreams, leaving an indelible mark on the sport he loves.

OF CONSERVATION & COMMUNITY ENGAGEMENT Our Partnership with The LionHeart Experience
A New Era

In the lush green landscape of Cotswold Downs Estate, a new partnership is blooming, one that promises not only to enhance the natural beauty of the Estate but also to enrich the lives of its residents. The dynamic duo behind this exciting venture is none other than Richard and Candice McKibbin, the passionate founders of The LionHeart Experience.

With over 15 years of experience in the wildlife industry, Richard and Candice bring a wealth of knowledge and a deep-rooted love for conservation to Cotswold Downs. Their journey

began in 2016, following a two-year leopard research project in the iSimangaliso Wetland Park, St Lucia. Since then, they've been involved in various wildlife conservation efforts across South Africa, from rhino conservation in Phinda to bird monitoring for wind farm developments.

The LionHeart Experience isn't just about research and conservation; it's about bringing people closer to nature. Through their new project called ECHO, Richard and Candice aim to implement conservation initiatives within residential estates like Cotswold Downs, creating a symbiotic relationship between

humans and wildlife. By protecting the natural habitats within these estates, they hope to preserve endangered species and foster a deeper appreciation for the environment among residents.

One of the most exciting aspects of this partnership is the opportunity for residents to get hands-on with conservation projects right in their own backyard. From birding workshops to butterfly surveys, residents can actively participate in monitoring and protecting the diverse wildlife that calls Cotswold Downs home.

NATURE

The LionHeart Experience also hosts wildlife events and nature walks, giving residents a chance to connect with nature in a meaningful way.

But it's not just about conservation; it's also about community. Richard and Candice believe that by engaging residents in conservation efforts, they can foster a sense of pride and responsibility for their environment.

Through citizen science projects and community outreach, they aim to build a stronger, more connected community within Cotswold Downs.

The benefits of this partnership extend beyond conservation and community engagement. By investing in wildlife management and ecotourism, Cotswold Downs enhances its appeal as a premier residential Estate.

The presence of diverse wildlife and conservation initiatives adds value to the Estate, making it not just a place to live, but a sanctuary for both residents and wildlife alike.

Looking ahead, Richard and Candice have big plans for Cotswold Downs. From habitat restoration to reintroducing indigenous species, they're committed to making a lasting impact on the Estate and its surrounding ecosystem. Through their passion, expertise and dedication, they hope to inspire others to join them in their mission to protect our planet for future generations.

As residents of Cotswold Downs, we're thrilled to welcome The LionHeart Experience into our community. Together, we can create a brighter, greener future for our Estate and all who call it home. Let's embark on this journey of conservation and community, hand in hand with Richard and Candice, and make Cotswold Downs a beacon of hope for wildlife and humanity alike.

CHOC

Lighting the Path Through Childhood Cancer

Childhood cancer is devastating, and nothing prepares a parent for this diagnosis. It is vastly different from adult cancers, which are mostly lifestyle-based. Childhood cancers are bloodrelated and tumours, with leukaemia being the highest percent of diagnoses, followed by tumours.

CHOC is a parent support organisation, formed in 1979, and is the leading NGO in childhood cancer in South Africa. We aim to provide holistic support for children and teens with cancer and their families. In 2001, CHOC nationalised all parent groups in South Africa, thereby creating a national organisation. CHOC partners with hospitals that have treatment units that focus on children and teens with cancer. All of our services are at zero cost to the family. We do this by providing four core programmes at Inkosi Albert Luthuli Central Hospital in Durban and Greys Hospital in Pietermaritzburg. This means that all children in the 11 districts in KZN have only two hospitals that specialise in childhood and teen cancers.

ACCOMMODATION

We have a CHOC House in PMB and a CHOC Lodge in Durban. We accommodate a caregiver and child when they come in from diagnosis to remission or end of life. We provide board and lodge during this time. It includes a warm bed, three meals per day, bathing facilities and staff

to ensure the process is smooth. Children and teens also stay for extended periods of time for radiation and chemotherapy, especially to control infections.

PSYCHOSOCIAL SERVICES

We are the only NGO that has a MOU with the Department of Health to have social workers and social auxiliary workers based in the ward to provide services to these families. They focus on breaking news, providing therapeutic intervention and ensuring our services reach families, essentially holding the hand of the family throughout this journey.

CHILD, TEEN AND PARENT SUPPORT

Transport Support: Indigent families are given transport money to go home and return for treatment so that the children and teens do not default. This service is provided because we recognised a high default rate and acknowledge that children with that default will not survive.

Bereavement Gift: Cancer is a life-threatening diagnosis, and if a child succumbs to cancer, their family receives an R1000 immediate gift to assist with data and travel. We have also partnered with AVBOB to assist indigent families in transporting children who pass on to their home from the hospital for burial.

Care Bags: Every child is given a CHOC backpack with goodies on arrival and every

caregiver is given a welcome bag on arrival.

Awareness and Advocacy: The earlier the prognosis, the better the diagnosis. We do awareness in communities with traditional healers and the medical fraternity to ensure children are diagnosed early so they can have a chance to survive.

Our NGO receives NO funding from the government, and we depend on individuals and corporates as well as our events to raise funds. As an NGO, we are compliant with all our documents and provide a section 18A for tax purposes. It’s because of the humanity and generosity of good people like yourselves that we can survive to continue with our work.

Beating the Odds!

In August of 1999, our family received news that would change our lives completely - our son, aged six, was diagnosed with leukaemia.

In July, a few weeks earlier, while on holiday in the Berg, he seemed unusually tired and, on our return, we visited our GP. We went home believing the 'virus' would be overcome in a few days. Sadly, this was far from the reality of what we were dealing with. His cancer was at stage 3 on diagnosis and the prognosis was poor. We were shocked beyond belief, and I was wracked with guilt not to have picked it up sooner!

The journey was traumatic and watching his little body battle chemotherapy, radiation and painful invasive procedures was unbearable. Living with him in an isolation ward in hospital for over a month, I found myself praying that somehow his suffering could be transferred to me.

The struggle to save his life lasted a few months and his treatment protocol, a few years. Throughout this time, against all odds, we watched him fight and we were in awe of his indomitable spirit. The excellent medical support, his fiery determination to survive and certainly help from a greater power got him across the line! I will never forget the first time he smiled, after many months, while watching The Jungle Book in his hospital room, enjoying the vultures' silly banter!

Over the years that followed, every success was a miracle. The child who was wheelchair-bound due to severe muscle wasting made the KZN squash team in his Grade 8 year! The child who received intensive radiation to his brain graduated with a BMus honours degree!

Today, he is 30 years old, a very deep-thinking, serious young man, a dedicated teacher and a talented musician, who still carries psychological scars but uses them to help young people in deeply insightful ways. He has been the family's inspiration, shaping our daughter’s medical career and reminding us constantly to live life fully, to not sweat the small stuff and to be grateful for each new

day. His dad calls him his hero! A triumph of the human spirit!

Akhail's story is a successful one, but the reality is that for so many others, it isn't. Childhood cancer, if picked up early and treated with the complete protocol, has a high success rate. In South Africa, far too many children do not survive - they are left undiagnosed, or diagnosed too late, and

they do not have access to hospitals for the extended duration of treatment.

Organisations like CHOC are invaluable as their services help fill a lifesaving need. Promoting awareness of the early warning signs of cancer is a huge initiative of CHOC and one that prompted me to become involved with this organisation, having personally experienced the heartache of

40 COTSWOLDS
RESIDENT FEATURE

having missed them. I have been involved in CHOC's interactive learning programmes with the children at Albert Luthuli Hospital. The joy on the faces of the children, who for two hours in the day, can play, learn, have fun and just be children - a respite, albeit brief, from their suffering - is both heart-rending and uplifting to observe. Positive energy and an optimistic mindset are so crucial to their healing.

Over the past few years, our Cotswold family has contributed much-needed resources for these sessions, providing puzzles, toys, games as well as warm beanies and

scarves - many are admitted to the hospital with just the clothes on their backs! At the CHOC houses, moms and their children are given accommodation, three meals a day, transportation during the course of treatment that often spans years, as well as necessary psychological support.

Cancer drugs are expensive, and this organisation also steps in when there are shortfalls, too often, at public hospitals. As an NGO, funding is crucial to ensure the organisation can carry out their amazing work.

Precision by Numbers and Commitment to a Safer Community

WORDS COTSWOLD DOWNS SECURITY TEAM

GREETINGS,

COTSWOLD DOWNS COMMUNITY!

In the heart of our beautiful Estate lies a welloiled machine dedicated to ensuring the safety and security of each and every resident – the Cotswold Downs Security Operation! Buckle up as we take you on a journey through the staggering numbers and exciting initiatives that make us stand out.

PERIMETER PROTECTION

First up, let's talk about the massive 7.6-kilometre perimeter that surrounds our haven. Our fantastic fence patrollers are on the job, doing a full inspection every single day. These inspections include a comprehensive test of all 46 electric fence zones and 37 perimeter cameras. That's 7.6 kilometres per day per patroller and a total distance of 30.4 kilometres per workweek. That's some serious footwork, and each day-shift patroller clocks in an average of 1612 kilometres per year.

Our night-shift patrollers are no slouches either, covering a whopping 2918.4 kilometres annually

and several scheduled perimeter patrols each night shift. These patrols are done through rain. Our patrollers know how vital this duty is and do it with diligence and pride. Talk about dedication!

EYES EVERYWHERE

We've got a visual surveillance network that covers a significant portion of all our high-risk areas, with 90 camera stations strategically placed across the Estate. And guess what? There's more to come in 2024 and 2025!

37 of these cameras are stationed on the perimeter fence, equipped with virtual perimeter technology. Any suspicious movement near our fence and our team is on it, ensuring a swift and analytical response.

DAILY CHECKS AND LIGHTNING-FAST REPAIRS

Each of our 37 perimeter cameras and 46 electric fence zones undergoes a daily check and functionality test. Faults are repaired and retested before the night shift kicks in, ensuring

our security system is always in top-notch condition. Even when lightning strikes, our onsite technical team is lightning-quick, completing repairs immediately to ensure fully operational systems at all times. Talk about effective repairs and maintenance capabilities.

VISITOR MANAGEMENT AT ITS FINEST

We're not just about security; we're about convenience too! With an average of 13,720 pin-coded visitor entries monthly through

42 COTSWOLDS

our three gates, we've streamlined the process with a licence plate recognition system. We even monitor Leisure Centre visitors from the point of entry until they reach the Leisure Centre, preventing wrong turns into the village and keeping an eye on speedsters. Now, that's what we call next-level visitor management! And don’t forget - in the spirit of making your life even more comfortable, we utilise the OneSpace Connect visitor management app! With GPS pin-drop location for your visitor, no more lost deliveries or wandering guests. Download the app and embrace the convenience.

CONNECTED CONTROL ROOM

Our 24/7 operational control room is the heartbeat of our security operation. With 82 household alarms already connected, it's the place where all the magic happens. Do you have a household alarm system? Contact our control room and get loaded onto our monitoring system. We will gladly monitor your alarm system for you.

Did you know we have a dedicated CCTV controller monitoring all cameras day and night? And here's a fun fact – all of our response systems in the Control Centre get tested every shift. These include ADT armed response and the Glovent panic assist. That is 730 system tests conducted every year. In security, effective communication is key!

ARMED SPECIAL INTERVENTION UNIT (SIU)

Cotswold Downs is proud to be one of the few estates in the country with an onsite dedicated Armed Special Intervention Unit, complete with a K9 unit and a 4x4 vehicle.

Our Estate also has a dedicated shift inspector who conducts scheduled internal patrols that are guided by GPS locations in all the villages and high-risk areas.

They conduct internal scheduled village patrols each night, covering 32 kilometres

per full patrol. That is 96 kilometres per night shift and an impressive 35,040 kilometres per year.

In conclusion, the Cotswold Downs Security Operation is not just about numbers; it's about a commitment to keeping our community safe, secure and connected. From daily patrols and cutting-edge technology to onsite armed units and convenient apps, we've got it all covered. So, here's to a community where security meets innovation, and we all thrive together!

COMEDY CORNER

Bibliophilia Is Not a Perversion!

WORDS HECTOR

Gentlemen! Do you remember the fi rst time a policeman called you “sir”? I do, and I distinctly remember looking over my shoulder to see who he was talking to. “Sir” had been preceded by, “Would you mind blowing into this device…?” Fortunately, I was as sober as a judge, although in South Africa that might not be an appropriate metaphor.

I don’t know if ladies experience this sort of epiphany, however, for men, the milestones that mark progress through life are epiphanies like mine, Rolling Stones’s records and… books!

Books, to the uninitiated, are the things that movies are made from. Reading a book is really like having a movie playing inside your head, and you’re the director. The author will

create the plot and the characters, then you get to choose the stars and the camera angles. Books are available in an infinite variety and tell amazing stories without ad breaks and trailers for “forthcoming attractions”. What’s not to love?!

Books can also be used to store information, a bit like a hard drive on a shelf, and unlike Google, the information can be accessed when the Wi-Fi is down or the load is being shed! At Cotswold Downs, these are significant advantages. Brilliant!

Being allergic to broccoli and exercise, I also feel that holding the book myself should count as “weightlifting”. By the way, I feel much the same about lifting glasses of beer… and this is a form of exercise in which even ladies can indulge without getting out of breath - unless

of course they’re holding a Mills & Boons! Saves a gym subscription!

The big downside is that books are expensive; nah! Let’s be honest, they are VERY expensive, but this is a downside no longer. Enter Kevin McGeer. If you could bottle his enthusiasm, you’d make a fortune!

There’s now a bookcase of donated volumes sitting in Clementines. They are there for you to use and return, and it don’t cost nuffin! If you’ve got books to add to the collection, bring them along and they’ll find a welcome. It might be a bit pretentious to refer to the bookshelf as a “library”, but hey-ho! You’ve got to start somewhere, so browse and borrow, learn and return, and enjoy! Bibliophilia beckons!
