Dear Palm Lakes residents, When I was considering what to write about for this article, I paused to think about the last year and how unbelievably fast it has flown by. I was reminded that I have been managing Palm Lakes Estate for nearly five years now. I found myself reflecting on the remarkable journey we have shared, and I am proud to see how this incredible Estate has grown and evolved into a wonderful, vibrant community. The spirit of fellowship has truly flourished in our close-knit village. Throughout the year, we have witnessed neighbours coming together to support one another in times of joy and, unfortunately for some, tragedy. I would like to honour those members of our community who have sadly lost over this past year and pray for peace and comfort to their family and friends, especially as we approach the festive season. We have maintained a focused approach to conservation and environmental matters over this last year, working closely with Richard and Candice McKibbin from The Lionheart Experience, whom many of you have come to know and love. They have to

be some of the most passionate people I have ever met and worked with. They have such a vested interest in the future of our beautiful Estate. The promise of development in our vicinity of the KZN North Coast, such as Club Med in Tinley Manor and the possible hospital on the neighbouring property, is extremely exciting. This not only encourages future growth and investment in our area but will most likely add to the value and demand for property within our Estate. I would like to say a special thank you to my incredible team of staff who have helped me successfully run the Estate. Each one works with such a sense of pride, dedication and genuine passion for everything they do. I like to encourage open communication and collaboration as well as regular brainstorming sessions which foster a sense of unity and shared purpose. Each member brings a unique perspective to the table, contributing to a harmonious blend of creativity and strategic thinking. With a small management team, there is an ‘overlap’ of duties and knowledge with other departments, which allows each member

to chip in and help out at any time, with any duty or responsibility. Thank you to the Board of Trustees who so willingly and voluntarily give of their own time and energy, even on weekends and after hours. We really appreciate your ongoing support and guidance! As the Estate Manager, I am immensely grateful for the privilege of being a part of this flourishing community known as Palm Lakes. Your dedication to making it a truly exceptional place to live is what makes it more than just an Estate; it is a community in every sense of the word. Dear fellow Palm Lakes owners and residents, We are approaching that time of year when we experience so many mixed feelings. We are looking forward to the December holiday break, but we are simultaneously frustrated, tired and impatient after 12 rapidly fleeting months. With load shedding, water interruptions, rising interest rates, and conflict locally and internationally, it is no wonder that we might feel like a worn-out rag. Having said all that, I want to remind you that the fact that you could survive all the above is reason enough to take heart and be grateful for another year. We can choose to end the year on a positive note. One positive thing is that our bridge was successfully fixed and opened for traffic! Is it just me or are you also still preparing to merge into one lane just before the fixed bridge?

As I am writing this message, AmaBokoboko has reached the final for their fourth Rugby World Cup title. The trends are that we have only won the Rugby World Cup every 12 years and we have never lost a final. We also won the last time we played New Zealand in a Rugby World Cup final. That means that either way we are going to break one of our trends, namely winning every final or winning every 12 years. My sincere desire is that we can break the latter. As a country, we need every opportunity to build and come closer as a nation. We, however, have many opportunities to come closer together right here in our Estate. Let us choose to reach out to one another and build relationships rather than isolate ourselves. Thank you to the HOA team who work consistently and tirelessly to ensure facilities and infrastructure are wellmaintained as well as provide new facilities on an ongoing basis. My sincere gratitude to the newly elected board for all their support, hard work and time taken to manage the affairs of the Estate.

To all of our new homeowners and residents, a warm welcome to Palm Lakes. We hope you have all settled in and are enjoying a life of tranquility and peace. On behalf of the Board of Trustees, I would like to wish every family a lovefilled December break. I pray that you will have protection from every evil, prosper in all areas of your life, and experience lots of love and hope in the coming 2024. MEEt tHE NEIGHBOURs

T

he Buthelezi family was made up of five members when we first joined Palm Lakes Estate in May 2019, with a plan to build our house on the land that we bought. Sadly, in December 2019, my husband passed away in a tragic car accident. Since then, I have raised our two beautiful daughters, Siyamthanda Esethu Buthelezi (11 years old) and Melokuhle Nandi Buthelezi (six years old), and our handsome son, Bandile Thuba Junior Buthelezi (seven years old).

When he passed, he was doing his master’s degree in civil engineering at WITS University and had started his duties as Director of Technical Services at the MEC’s office in the KZN Department of Transport.

It has not been an easy journey after his passing, and it took me four years to finally have a place called home within the Estate. I believe he is now at peace knowing that the children will be raised in a safe place like Palm Lakes.

I graduated in 2011 and again in 2015 from Mangosuthu University of Technology. I now hold a Diploma in Accounting and a Bachelor of Technology in Cost and Management Accounting. I’m currently a full-time employee at the KZN Department of Social Development in the finance section. I’m also very interested in properties and currently own three apartments in Durban as well as a piece of land within Palm Lakes Estate which I’m developing.

My late husband (Sboniso Thuba Buthelezi) and I (Snenhlanhla Princess Nkunzi Buthelezi) met at Mangosuthu University of Technology in 2008 and started dating in 2010. Mr Buthelezi had a successful career in civil engineering.

Siyamthanda loves swimming, netball and hockey. She wants to be the first female South African President, a doctor, or a TV presenter and movie star when she grows up. Melokuhle loves swimming, ballet and modelling.

She wants to be a pilot or doctor when she grows up, but she also plans to be Miss South Africa and Miss World one day! Bandile loves swimming, soccer and rugby. He wants to be a scientist, construction and logistics businessman, or a professional soccer or rugby player when he grows up. They are all currently enrolled at Curro Salt Rock. Palm Lakes is such a lovely Estate, with beautiful facilities like the Clubhouse and Mini Palms, which my kids love so much because they love swimming. I also enjoy the beautiful dams, bucks and friendly community, not to mention the high level of security! Palm Lakes gives off holiday vibes. I don’t remember the last time I went on holiday, because when I’m in Palm Lakes, it feels like I’m on vacation every day. We’re only seven minutes away from Tiffany’s Shopping Centre, 10 minutes away from New Salt Rock Shopping Centre, and 15 minutes away from Ballito Junction. It is just so convenient!

A

s part of managing the precious wildlife and biodiversity on Palm Lakes Estate, the environmental team has embarked on a new phase of monitoring our mammals by initiating camera trap surveys. Camera traps have revolutionised wildlife monitoring and research around the world. It is a non-invasive way of getting ‘eyes on the ground’ 24 hours a day, seven days a week, without having any impact on the movement of the animals. It gives us insight into the lives of very secretive and elusive species, particularly nocturnal animals.

There is a huge amount we can learn from camera trapping: •

Species Diversity: We learn about what species are present on the Estate. Tracks also help us with this, but in certain areas (like Palm Lakes, which has a very hard substrate), tracks are very tough. Camera traps capture the movement of animals that are hiding from people, and, at night, they can move freely. Population Density: By using specific and targeted methods, we can use camera traps to determine the number of a particular species that is present on the Estate.

Locating a Specific Individual: They can be used to find a specific animal, an injured individual, or other.

Documenting Fascinating Behaviour: We can see animals interact and behave in ways not usually seen.

We set our cameras up for phase one, which ran for one month, to do a broad spectrum survey. The intent was to determine where wildlife hotspots (where there is increased movement of various species) are, to get an insight into various populations, and to hopefully detect the presence of unusual species that we have not yet

recorded on the Estate (or they were previously known to be here but we are unsure if they are still present). We were very pleasantly surprised at the results! Firstly, we were able to conclusively determine the presence of at least one blue duiker. Another surprise came in the form of a scrub hare. We thought we had found scrub hare droppings before, but had not yet confirmed them. This camera trap photo from the northeastern corner of the Estate confirms that there is at least one present on Palm Lakes! During some of our night surveys on the Estate, we had brief visuals of water mongoose. During the day, we see their tracks all over the Estate. This survey captured them on most of the cameras. We saw what is likely a mother and her large offspring near the southeast side of the Estate. During the day, they sleep in wetlands, thick vegetation or burrows, but they cover a lot of ground at night as they roam far away from water in search of prey. They eat predominantly crabs, frogs and insects as well as small birds, mammals, snakes and any other small prey they can find. Their droppings usually show a significant amount of crushed crab shells and they are often mistaken for otters.

Another mongoose that we knew was present on the Estate, via tracks as well as via a video sent to us from a resident, is the white-tailed mongoose, the tallest mongoose in Africa. They have a very bushy, white tail (occasionally this tail can be dark!), very high hindquarters, and resemble something like a skunk or honey badger when first seen. We managed to get one capture of this species in the southwest of the Estate! We captured banded mongoose moving in and out of the Estate boundary, and we also captured the fourth mongoose known from the Estate, the slender mongoose. We saw what appears to be mating

behaviour, seldom seen from this solitary species. Another species that we have recorded tracks and droppings of, but have not yet seen it in the flesh on the Estate, is the greater cane rat. We captured quite a few of them on the Estate and a little family together. They hold one another’s tails sometimes to stay close to one another. Another fantastic species that we knew was on the Estate but had never seen is the rusty-spotted genet. We found a midden/latrine in an area where they regularly drop droppings as a territorial marker, near Loerie Dam. We had also found their tracks once or twice on the western side

of the Estate. We were extremely surprised as we were not only able to document their presence but, using unique spot pattern IDs (each genet has a unique spot ID, much like a human’s unique fingerprint), we were able to confirm a minimum number of four different individuals. We will definitely consider doing targeted surveys in the future to determine the actual number of genets on the Estate. What was also interesting is that we were able to document one individual (likely an adult male) in three separate camera trap locations. Here you can see the image that shows how far it travelled. These results give insight into how much information one can get from camera traps and the right approach!

As you can see, our phase one survey was extremely successful and exciting, and this is just the start. I want to extend my gratitude towards Palm Lakes Estate and the management team as they have constantly shown that they are dedicated to the environment. Hopefully, this ongoing work with camera traps is going reveal some very exciting secrets and useful information.

Make New Friends… Be Part of the Palm Lakes Community woRds KAREN BONSALL

It has been a wild social ride on Palm Lakes Estate this quarter, with Cimaron Willaert (062 839 1792) and her events team continuing to live up to their mantra of “never a dull moment” for our multi-generational community. They have made us proud by planning and implementing many varied events that continue to strengthen our spirit of having fun and caring for others on our Family Estate. This past quarter saw a Kids Market, Fishing Competition and Halloween, with a Diwali Market, Christmas Market, Christmas Carols, Fairy Light Walk, Santa Run and Kids Christmas Party still to come! There is no excuse to be lonely couch potatoes in this environment. There are art and yoga classes, line dancing classes, monthly quizzes with Quiz Masters Gordon Amos, Jono Heath and Stewart McDonald, weekly Park Runs with a fry-up breakfast afterwards, Canasta, Bridge and Mahjong groups, and monthly Pub Nights at the Dragonfly Clubhouse! Still to come is the Retirement Village Christmas Party, organised by Anne O’Leary and her team, and a Christmas Eve dinner held by Erica and Hannes at the Clubhouse. The underprivileged are never forgotten. Caring residents put together 127 Santa Shoeboxes for distribution to less fortunate children. Toni Sweet collects good, unwanted clothes and household items on an ongoing basis. These can be dropped off at 14 Baron Lane or the HOA Office. The Love For Humanity Group knits and crochets garments that are donated to those in need. Local animal charities Sables Creatures and Feline Feral Fund have also benefited from the generosity of those coming to Quiz Nights in the form of food, accessories and monetory donations. Many residents enjoy these events and being part of the various groups. We encourage all moms, dads, grannies and grandpas to offer their help for even one event or charity drive next year! It’s a great way to meet new friends and learn new skills. Just a reminder that our popular Honesty Library at the Clubhouse is always grateful for good-quality fiction and non-fiction books.

A

re you moving in or out? Perhaps you bought that stunning table you have been saving for, and it’s almost delivery day! The HOA Office needs to be informed whenever you intend to move furniture in or out of the Estate, even if it is just selected pieces of furniture. To help outline this process, we have put together a step-by-step guide on how best to arrange for the movement of your furniture. No more trucks waiting at the gate! 1. The first thing to do is to complete the Palm Lakes Furniture Form. You can get this form from the HOA Office

or on your MyEstateLife app. Simply complete this form and email it to admin@plhoa.co.za for processing. 2. Once this form has been sent through, and the HOA Office has acknowledged receipt, your truck is ready to arrive at the gate. Remember: Drivers need to have their original driver’s licence with them to be able to enter the Estate, and any workers will need their original IDs too. 3. On the day of delivery or collection, you will need to issue an access code from your MyEstateLife app to the removal company, which they can use to come through the gate.

You will receive a notification of their arrival. Remember: All removals or collections will need to take place between 7:00 and 17:00. Please ensure your appointed furniture company is aware of this. No access can be provided after 17:00 unless special permission has been granted. Important: It is imperative that the furniture truck is aware that a maximum weight of eight tonnes is permitted, and no articulating vehicles will be permitted. Should your truck be too big to enter, you will need to arrange for a shuttle to ferry the furniture to and from your property.

What this means is that when you decide to sell or rent your property within Palm Lakes, the process becomes quicker, more efficient and far less stressful. We have equipped these registered agents with everything they will need to conduct your sale or process your rental with very little hassle to you.

Accessibility: As part of this programme, registered agents receive biometric access to Palm Lakes via the Main Gate. This ease of access is designed to ensure that authorised agents can enter efficiently without compromising your safety and peace of mind. A Directory of Professionals: Thanks to this initiative, we are able to maintain a list of registered agents. This list is featured in the Palm Lakes Newsletter, as well as in this magazine! This makes it easier for you to find dedicated agents who understand the standards of our community.

How Does It Work? For agents to register for the programme, they will need to supply us with their valid FFCs and pass an annual examination. This ensures they are duly qualified to conduct sales

and rentals, as well as tests their knowledge base of Palm Lakes specifically. Successful applicants will then receive their registration for the entire calendar year and will be available to assist you whenever you need. The process of registration also highlights these agents’ commitment to providing excellent service to you as residents. This programme isn’t just for real estate agents; it’s about making your life in Palm Lakes even more carefree. Palm Lakes Estate recently launched our long-anticipated Estate Agent Registration and Orientation Programme for 2023, whereby interested agents have the option to become registered with the Homeowners’ Association, thereby providing them with a more convenient means to operate in a professional manner within Palm Lakes Estate.

This program has been a huge success and will benefit not only the agents but also homeowners, by providing them access to estate agents who have a close working relationship with the HOA and possess the required knowledge of Palm Lakes, including the necessary rules and procedures that are pertinent to our Estate. We believe this will, in turn, ensure that new owners and tenants

are properly informed when moving into Palm Lakes.
