welcome

T

he evolution of residential estates in South Africa, particularly along the East Coast, has been nothing short of remarkable. What were once secluded havens behind closed gates have now transformed into vibrant, interconnected ecosystems offering more than mere exclusivity. These communities have evolved into zones where modern amenities, businesses, facilities and more converge, creating an unparalleled living experience.

Estates now demand a deep understanding of financial intricacies, legal compliance, technology integration, and community engagement

However, this evolution brings complex challenges that demand owners and trustees to take on increased responsibility. Governance and finance within these communities now require a more advanced and insightful board of trustees. They serve as the linchpin, ensuring that these evolved estates, whether newly developed or longestablished, not only thrive but also uphold promises of quality living, safety and sustainability. Gone are the days when community management simply meant maintaining fences and landscaping. Estates now demand a deep understanding of financial intricacies, legal compliance, technology integration, and community engagement. Managing them requires astute leadership capable of navigating complex governance and compliance structures in ever-evolving financial landscapes. Yet, this transition isn't a challenge; it's an opportunity - a catalyst for better estates. A proactive and knowledgeable board of trustees can ensure longterm sustainability, reducing stress for homeowners and estate stakeholders. The right vision, coupled with adept financial management, fosters amenity growth, promotes sustainable practices,

and meets short and long-term infrastructure needs. When governance and finance obligations align with experience, knowledge and insight, the results magnify the original vision and work of the original developers. Residents benefit across the board, and these communities become more than residences; they become thriving ecosystems where families flourish and bonds strengthen. The key lies in recognising the pivotal role trustees play in shaping the destiny of these communities. Investing in knowledge, expertise and innovation within the boardroom ultimately translates into long-term benefits for all. Lacking any of these elements can lead to less-than-adequate results, creating a challenging path to both rectification or recovery. Let us embrace the demands, and benefits, of modern-day estates ensuring careful selection of trustees and focusing on the collective, collaborative involvement of owners - a team effort. When a community collaborates, it doesn't just maintain itself; it elevates itself. Feel free to share our latest edition with friends, take it to the office, or leave it on the coffee table. We've enjoyed putting it together and are confident you'll enjoy it too. God bless.

The Ideal Solution Pl anta t i o n S h u t t e r s

I

n the realm of interior design, few elements hold as much timeless charm and practicality as shutters. Whether your home boasts grand windows drenched in sunlight or more intimate spaces requiring a touch of privacy, shutters are the epitome of versatile sophistication. No one knows this better than the team at Plantation Shutters. They specialise in the design, manufacture and installation of superior-quality timber, aluminium and security shutters. The company has become the preferred choice for discerning homeowners, top interior designers and architects who value both security and style.

If you’re interested in keeping your house secure in an aesthetic way but don’t know where to start, Plantation Shutters has just the tips and products. Marketing Director Briggie Kirchmann shares six spaces perfectly suited for the use of shutters: 1. Embracing the Sunlight: This is the primary reason why shutters were invented - to shield an opening from a lot of sunlight. To this day, they remain unparalleled in their ability to strike a balance between light and airflow. Consider the north-facing side of your home, where the morning and midday sun can sometimes overstay its welcome. Installing shutters allows you to orchestrate your own morning light symphony, adjusting the louvres to your liking and then fully opening them once the sun has moved. When afternoon glare and heat set in, the reversible magic of shutters saves the day.

20 WWW.ESTATESMAGAZINE.CO.ZA

2. Bathroom Bliss: For those cherished moments of solitude in the bathroom, shutters offer a simple yet elegant solution. A flick of the wrist allows you to angle the louvres, providing the privacy you seek. Moreover, shutters can be designed with split louvres, allowing you to close off the lower section while keeping the top half open. 3. Concealing Unwanted Views: We've all encountered those unattractive spaces, be it a neighbouring boundary wall, façade or nondescript back alley. In these cases, shutters can remain closed with the louvres angled. The result? The light and air can still circulate in the room, but the unsightly view is obscured. 4. Security Meets Fresh Air: Security and fresh air need not be at odds. Not everyone wishes to mar their windows with bulky and unsightly burglar bars. There are times when we yearn for the unrestricted flow of air. Security Shutters offer the assurance you need, allowing you to leave your windows open with unwavering peace of mind. 5. Perfect Proportions: Certain windows and doors, for example, those with slender, towering profiles, lend themselves beautifully to the embrace of shutters. 6. Artful Archways and More: Archways, portholes and triangles are beautiful features in a home, but they can prove tricky to dress when coverage is essential. Custom-designed shutters work beautifully in unusual spaces as

they showcase the shape whilst providing the necessary shade and privacy. No matter the area, Plantation Shutters has the perfect shutter to complement your space while keeping it secure. Their Security Shutters are designed and manufactured to be strong and stylish, suitable for both internal and external use. They utilise a unique two-way locking system. The T1 and T2 Timber Shutters are made from the finest solid timber. The broad range of colour and natural timber stain options will ensure that you find the style best suited to your home. Plantation Aluminium Shutters are the perfect solution for barriers or enclosing areas that do not require full security. It is a high-quality aluminium shutter that gives you the durability of aluminium and the versatility of indoor or outdoor use and is fitted with a non-secure patented “double throw” flush lock. The new Fixed Louvre Shutters are ideal for exterior applications. They are available in 3 different louvre designs and are a natural addition to the trusted Plantation Shutters offering. Not only do they completely transform the design aesthetic of any home, they are also outstanding for sun-filtering, air flow control and privacy. By maintaining a commitment to quality without compromise, Plantation Shutters continues to secure and style homes beautifully throughout South Africa with their broad offering. 031 266 7151 info@plantation.co.za www.plantation.co.za

ost can agree that the clubhouse is the heart of any estate. It’s a place where people connect, relax, work, exercise and enjoy the benefits of estate living. Located in the Sibaya Precinct, KZN, Gold Coast Estate boasts an extensive array of amenities that cater to the diverse needs and interests of its

residents, fostering a vibrant and well-rounded community experience. Developers DEVMCO knew it would not be complete without a jawdropping clubhouse. The Gold Coast Clubhouse was conceptualised as a versatile and flexible structure with several key objectives in mind. Primarily, it aimed to create a relaxed and comfortable environment, functioning as an extension of residents' homes as well as a gathering space.

In line with this vision, the Clubhouse was strategically designed to accommodate both social areas and more private zones. The ground floor, characterised by an open layout, seamlessly connects to a secure kids' play area (including a putting green and games room) at the rear, and a spacious infinity pool and deck at the front, offering picturesque views of the wetland and sea. The upper level adopts a more adult and exclusive ambience, featuring enclosed spaces conducive to business meetings, a luxurious wine collection, and a cigar bar. This creates a sophisticated area for parties, corporate functions and conferences. The architectural form of the building embraces an unfussy yet elegant design, presenting a contemporary interpretation of Natal veranda-styled structures. This approach not only contributes to the aesthetic appeal but also ensures a fitting response to the local climate and context. But DEVMCO did not stop there. Deviating from conventional enclosed gym spaces, the facility prioritises natural elements with ample views, fresh air and natural light. The design incorporates a two-storey, modernistinspired 'glass box' as its foundation, complemented by a protective aluminium mesh brise-soleil, addressing concerns of heat gain, sunlight shelter and privacy. It also features a kinetic screen, comprising 14 000 perforated aluminium tiles, individually mounted on pins, which ripple and shimmer in response to the wind. Its dynamic nature not only contributes to the building's identity but also aligns with the subtropical climate of Durban. The location of the facility is also strategically significant to the overall urban design of Gold Coast Estate. Its placement is designed to activate a central park adjacent to it, encouraging pedestrian activity and contributing to the vibrant communal green space. The Clubhouse, with its architectural ethos designed to maximise coastal views, provides residents with a unique opportunity to connect with nature. This integration of indoor and outdoor spaces encourages residents to appreciate the beauty of the surrounding environment. Moreover, the sports facility is strategically located alongside an infinity-style pool and a large deck, creating a tranquil space for residents to unwind outdoors.

“The Gold Coast Clubhouse is poised to play an integral role in shaping the identity of Gold Coast Estate,” says developers DEVMCO. “As we look forward to upcoming developments and initiatives, we anticipate that the Clubhouse and sports facility will continue to be a driving force in fostering a strong sense of community and connection. Whether through additional amenities, cultural events or wellness initiatives, the Clubhouse remains a cornerstone of the estate's commitment to a holistic and wellbalanced lifestyle.”

In the realm of interior design, the fusion of styles often leads to the creation of unique and personalised spaces that reflect the tastes and preferences of the client. Such was the case for a recent project where a client sought a modern Scandinavian farmhouse look but desired to infuse it with the distinctive flair of Michean van Riel Interiors. This

endeavour posed a delightful challenge, requiring a careful balance between the clean lines and simplicity of Scandinavian design and the bold, innovative touch that characterises Michean van Riel's aesthetic. Specialising in interior architecture, interior design and interior decorating, they are driven by a young and passionate team. ESTATES MAGAZINE 33

They pride themselves on their unique flair and ability to redefine luxury living. With extensive experience in residential, corporate and commercial projects, the team is able to turn any space into a celebration of elegance, comfort and serenity. Their approach to every project is rooted in partnership, so clients can look forward to ongoing communication at every stage of their project. This also allows them to keep pace with the transformation of their space. This is especially important during the consultation process, where the team strives to capture every facet of their client’s vision. A dedicated work ethic and commitment to service delivery are evident in every detail, from adherence to deadlines and budgets to the criteria considered when selecting suppliers and contractors. Neutral colour palettes dominated the space of this project, with an emphasis on creams, taupe, black and natural wood tones. The furniture and decor were carefully selected to embody the minimalist ethos, featuring sleek designs that create an overall sense of openness and luxury.

Furniture selections boasted a combination of natural materials like wood, wallpaper, leather and high-quality fabrics, providing warmth and inviting textures to the space. All fabrics and wallpapers were sourced from Home Fabrics, who never disappoint with keeping up with the latest trends and supplying the best functional fabrics that any homeowner can enjoy. Integrating Michean van Riel's distinctive flair into the design involved introducing bold patterns, unique textures, and unexpected design elements. Their signature use of statement pieces, such as bespoke furniture and joinery, injected an air of eclecticism into the otherwise minimalist canvas. The introduction of vibrant patterns and suprising materials created focal points, breaking the monotony and infusing the space with a touch of luxury. The result? A space that is as beautiful as it is easy to live in.

Meet theTEAM

story actually: two stay-athome moms, who missed our monthly estate magazines (we had recently moved to Ballito), purely by accident started the first estate mag for the estate we lived in. In a blink of an eye (and because of a bit of a competitive streak as a competing JHB business started chatting to local estates), we decided this twoman band needed to expand. That is how it all started!

BOSS LADY Tell us a bit about creating FabMags FabMags started as Estate Press because, right at the beginning, we only did estate-based magazines. When we branched out into community mags, we decided the name had to change to something that covered all that we do. It's a cool

42 WWW.ESTATESMAGAZINE.CO.ZA

We have always been KZN-focused (we have it all covered from Ballito to Midlands). Today, we are 16 staff members strong with 10 print mags (community and estate-based), three locally based business directories, five estate-based digital magazines, and two/three under-license magazines for clients annually. As Justin always says, we are still successful because we LOVE what we do. We love the people we work with, we love the stories we get to tell, and we love being communityfocused.

CO-FOUNDER Tell us a bit about when you joined FabMags Lorinda started Estate Press while I was still at Derivco. It wasn't too much longer after that that I resigned from corporate life and joined her in the business. From there we grew and expanded until where we are today. Obviously, roles have changed over time but it's been amazing to be a part of such a wonderful local story. What do you love most about working at FabMags? As one of the “older players” who's been around and on the team for a while, it is difficult to choose. I'd say my favourite thing is definitely the team. The results are 100% a result of the amazing people who work together every day. They have such an inspiring ethos and dynamic.

An Unplugged

Ignite creativity and outdoor joy this summer with our guide to screen-free activities for your little ones. From sidewalk chalk art to crafting nature's bracelets, discover simple and delightful adventures that will make this season unforgettable.

as the festive season approaches, the school year comes to an end and all the kids are at home. there might be that extra stress of keeping the kiddos busy without the help of screens and electronics. so this summer, get your kids outside! some of the best memories are made when you have to use your own imagination or the creative side of the brain. An added benefit of living in an estate is that your kids get to play freely and safely outside, but what must they do? Don’t panic - I have a few super simple and easy ideas for kids to do outside this summer that only take about 45 minutes.

creative fun

Do you have a plain driveway in need of a creative touch? Sidewalk chalk, the ultimate outdoor drawing companion for kids, can transform that space. What makes this activity even more appealing is that it allows your child's imagination to soar freely. You can either let them come up with their own ideas or provide a prompt. The best part is that it's not a permanent transformation - simply hose it down when you're done. Before using sidewalk chalk on your driveways, check your estate regulations to ensure it's allowed. Need some inspiration? Consider tracing your body or any object to create unique outfits, colouring them in, or crafting a Christmas story. The possibilities are endless, and with so many imaginative creations out there, it's time to set your kid's creativity free.

nature’s Bracelet

I came across this idea on TikTok, and it's incredibly clever. Whether you have a garden or enjoy a stroll in the park, either setting works perfectly. All you need is your wrist and some wide, clear sticky tape. Cut a piece of tape long enough to wrap around your child’s wrist, but position it with the sticky side facing up, ensuring it doesn't touch the skin, to create a bracelet. Now, as you embark on your walk, collect small leaves, flowers, pieces of bark or anything intriguing you come across, and stick them to the tape, forming “nature's bracelet”! This engaging activity encourages kids to take note of what they're collecting. You can add a twist by instructing them to collect items of a specific colour to make the hunt a bit more challenging, or keep it focused on small items - you might be surprised at the treasures they discover just by paying closer attention.

ESTATES MAGAZINE 47

locAl

If your child isn't keen on bracelets, crafting a cardboard picture frame presents a fantastic alternative. Simply grab a leftover cardboard box and cut out a square roughly the size of an A4 sheet, then carve out a smaller square within it to fashion a picture frame appearance. Use wide clear sticky tape or contact paper to cover the central hole, creating a surface for attaching items. Head outside or take a stroll in the park, and encourage your little ones to gather leaves and flowers to compose their unique artwork within the frame.

Do you have a couple of egg carton sheets lying around, perhaps tucked away in the crafts box? Well, I've got an exciting kids' activity that only requires two egg carton sheets, some paint and a set of paintbrushes. Start by taking one sheet of egg cartons and cutting them into various sizes, resembling miniature Lego building blocks. Get creative and paint each block a different colour. Once the paint is dry, grab the other intact egg carton sheet, and it's time to assemble the puzzle. Think of it as a Tetris challenge, with different-sized pieces requiring strategic placement to complete the design. It's not only enjoyable but also a fantastic brain teaser for kids. Make the most of summer and estate living by encouraging your kids to have fun outside! Just remember: don't forget the sunscreen!

Simbithi Eco-Estate, where I worked for approximately three years. I was then offered the position of Estate Manager at Brettenwood Coastal Estate, where I stayed for nearly seven years until I was headhunted by the CEO of the Palm Lakes development company and Chairman of the Board. The prospect of new challenges and the opportunity to implement fresh ideas and systems at Palm Lakes appealed to me, leading to my exciting transition.

What do you love most about your job? Being in an environment where I can actively witness and tangibly see my own management style come to life. It's immensely rewarding to contribute to the development and success of the estate and see the positive impact on residents. What challenges do you face as an estate manager? Managing an estate of this size, with more than 1000 homes and over 3000 residents, comes with the challenge of accepting that it's impossible to keep everyone happy 100 percent of the time. People have different expectations.

Tell us a bit about yourself and your estate I have enjoyed being the proud Estate Manager of Palm Lakes Family Estate for over four and a half years. I consider myself fortunate to lead a great team of staff dedicated to ensuring that Palm Lakes remains a home where residents experience not only a wonderful quality of life but a true sense of community. Family is very important to me. Earlier this year, I had the privilege of marrying my incredible wife, Debby. Between us, we have four awesome boys - Noah, Jonathan, Kaiden and Matt.

50 WWW.ESTATESMAGAZINE.CO.ZA

How did you end up being the Estate Manager of Palm Lakes Family Estate? Initially, I trained as a game ranger and spent 12 years living in the Okavango Delta and Chobe in Botswana. A series of promotions propelled me from the untamed landscapes to the head office of one of Southern Africa's largest safari companies, in Johannesburg. During my time in the bustling city, I re-evaluated my situation and decided to make a move. I relocated to the coastal town of Ballito, KZN. Here, I took on the role of Building Control and Environmental Manager at

What makes Palm Lakes Family Estate special to you? What makes Palm Lakes truly special is the emphasis on community. Amidst a myriad of estates nationwide, ranging from quaint complexes to grand gated developments, the key to resident happiness, in my experience, lies in fostering a sense of community. I've witnessed the estate evolve into a thriving community with a heartbeat of its own. Being a part of this transformation is immensely fulfilling, and I take pride in contributing to the creation of a place that goes beyond being just an estate.

The architectural theme of the estate is “contemporary country”, with high ceilings, open spaces, and bedrooms with direct access to outside verandas that create a light and airy atmosphere. The thoughtful orientation of the houses optimises sunlight and warmth during winter while providing natural ventilation on hot summer days. Safety and security are of utmost importance at Windspur Estate. Our multi-layered approach includes a gatehouse with electric gates, monitored electric fencing, vigilant security personnel, monitored beams on houses, and armed reaction units. With these measures in place, they are committed to preventing any potential breaches and creating a

secure and comfortable environment for everyone. Windspur Estate is well on its way to becoming a vibrant, thriving estate with two-thirds of the plots already sold and 12 houses completed. Some owners have even chosen to purchase a second plot, enhancing the estate's open spaces and green areas. The remaining 10 unsold plots come with a requirement for construction to begin within a year, ensuring the estate's continued development.

THE BEST RESIDENCY PROGRAMME IN EUROPE

TWO GENERATIONS ALL GET RESIDENCY FOR LIFE! WORDS JENNY ELLINAS

“99% of all millionaires become so through owning real estate.” - Andrew Carnegie A growing number of South Africans are exploring the option of purchasing a property overseas to acquire permanent residency and leave a legacy for their family. But, the choice of where to invest can be daunting. Cyprus – a full member of the EU – currently has the BEST permanent residency programme on offer, where two generations of the same family all secure permanent residency for life through the purchase of a single property! There are a number of other reasons why Cyprus is so appealing: 1. NO LANGUAGE BARRIER: Being an exBritish colony, everyone speaks English. Road signs, telephone and municipality rates accounts are all in English. You will feel right at home.

There is a massive infrastructural drive and Paphos (the province on the west of the island similar to the Western Cape) is a winner of the 2023 European Capital of Smart Tourism. 3. POLITICALLY STABLE: Cyprus has a democratically elected government and has a president with zero tolerance for bribery and corruption.

4. INCREDIBLE LIFESTYLE: You have every modern convenience coupled with amazing outdoor living, lots of outdoor activities and loads to do.

Cyprus represents an excellent plan B investment destination and the property prices are affordable. The choice of where to buy is very personal and the type of property depends on your lifestyle requirements, budget and long-term plans. We will find you your ideal home!
