Downtown L.A. is blooming with new hot spots and the rooftop pools are open and filling up for our enjoyment. The best part of a city center is finding unique and chic outdoor spaces. Parks, terraces, rooftops, and outdoor activities are even more popular in DTLA because of their unique views and our great weather. In real estate outdoor patios are a rare find and loft dwellers are always searching for great spaces especially during spring time, so, let’s get ready for summer! The great outdoors are in bloom and why not think about expanding your living and entertaining space. A great idea for indoor / outdoor living is to decorate with potted plants, interesting lighting and comfortable furniture. Think about the use of color with rugs, wall coverings, art and define each area lending an air of the exotic. Online Real Estate Shopping vs. the Professional Real Estate Agent by Tiffany Gatto

Long gone are the days of pouring a cup of coffee, opening the Sunday paper and browsing the real estate listings over a leisurely breakfast. While sifting through different areas, photos and descriptions, you would find yourself picking out your dream home and planning the perfect future along with 2.2 children, your dream car and perfect mate to share your fantasy. Nowadays, those with real estate envy can whet their appetites 24hours a day, between the online real estate listings, a myriad of real estate websites and the host of networks with different real estate based television – featuring homes for sale, dramatic real estate reality shows, design shows, and my personal favorite the fixer-up home show. The National Association of Realtors found that 52% percent of people go online first when they are considering buying a home. And what a great option it can be as you can refine your search to include all your preferences including locations, number of bedrooms or bathrooms, views, whatever your wants and needs may be. There are street-view maps, virtual tours, mortgage calculators, area statistics; you name it- it is online. If you're looking to actually purchase a home, however, the ubiquity of real estate can make the prospect of a search overwhelming. The process is not friendly, regardless of who you are or how much money you have to spend. When a new home is just a glimmer in your eye, you can use online and mobile tools to help get started, but sifting through online listings can be the equivalent of joining a dating site where the perfect online home never matches the reality and the information listed is either out of date or simply untrue! With the prevalence of the internet, more information has become available to the average home shopper or seller, but is that enough when it comes to your largest financial investment?

Many people are under assumption that public real estate websites have the same information that is available to real estate professionals. Not so.

The truth is realtors have access to a great deal more valuable information than what the public sees. There is information like how many times the property has been offered for sale, and when, for how much, and how many times it has sold in the past. Real estate agents will also have access to the listing date, expiry date, required deposit and information that play a vital role in determining value or developing a negotiation strategy. This information could make the difference between getting your offer accepted or being overlooked as a “non-serious” buyer.

Realtors also have access to information such as what similar homes in the area have sold for, how often they become available for sale, how long it takes on average for a home to sell in the area. This type of information is vital when determining the true value of the home. Online real estate sites simply pull from data strings, so when living in an area like Downtown Los Angeles, the same zip code will pull up homes in the Historic Core and value them against homes which are skid-row adjacent. The computer string has no personal way to differentiate the difference from one street to the next in this type of growing area. The online “determined value” can be therefore greatly skewed and simply confusing.

Each buyer is unique, each seller is unique, and every property is unique, as is each buying or selling experience. It's because of this fact that the value of utilizing a professional real estate agent will never be duplicated by simply performing an internet search. It is the knowledge and expertise which they bring to the table that allows them to interpret the information of your unique situation and help you in making this very important decision. You may look at a piece of information one way and a professional will see it from a completely different angle—an insiders' perspective which can change everything. There are other things to think about when searching real estate online. Some sites are less than stellar and some can even steer you in the

wrong direction, baiting you with homes that are not actually for sale at prices that seem—and are—too good to be true. The online information can be so out of date that homes you see for sale currently have actually sold months and months ago. While searching real estate online is a great way to get started and can help to define exactly what you are looking for and where, retaining the services of a professional real estate agent, who is an expert in the area you are searching, should be an integral part of your purchase.

You want to choose an agent that knows the area(s) in which you are searching, that is able to provide sales information, has a long term history in real estate sales, references and will he be available to show your home to potential buyers or show you homes when it’s convenient for you – or will you have to rearrange your schedule for him? Remember, just because your sister’s cousin’s best friend is a real estate agent, that doesn’t mean they are the right agent for you. Be wary of an agent who looks too eager to make a quick sale. A good agent will want to build a solid relationship with you, so that you call him whenever you want to buy or sell your next home. A recent CM In The City design project was in the EVO building in South Park. The EVO building is a purpose built loft apartment project constructed in 2008.

The apartments were built with construction grade elements and wood flooring, and had cabinetry finished in an orange tone. In spite of these features, this loft was what we refer to as having “Great Bones.”

! !

The design plan ~ Re-imagine the loft into a sophisticated space with timeless elements and a more loft-look. Brick was a must to give this DTLA space the look of a real loft. Adding a brick accent wall is more possible than you might think. Each one of these ¼” slices of real used brick had loads of individual character: Some bricks had colors, divots or various levels of fading. The strategic placement of each brick veneer helped the wall achieve an authentic look.


Refinishing the floors throughout the unit in a dark cherry finish made an immediate impact, as did the new cabinets and open shelving in the kitchen.


The kitchen was opened up to the loft by removal of the floating cabinet above the sink. Florescent lighting was removed and a new lighting plan was designed to incorporate task, ambient and accent lighting.

The beautiful new kitchen had improved storage, a ventilation system and lighting. The bar/counter was made more functional but adding an elegant overhang and barstools. Keeping with the more sophisticated look and feel, the entire back and side walls were covered with a Carrera marble, variegated cut subway tiles and a stylish new ventilation hood. The floating shelves were finished in the same rich black as the cabinets. Floating shelves are the perfect solution for a loft: Everything is at your fingertips and also beautifully displayed. The next time you are in the market for a new loft pay attention to the “Bones” of the property. Is the layout (walls and windows) good? Does it have the view you wanted? These issues are the things that can’t usually be changed in this type of structure.

Staging a property for sale is one of the ways this partnership comes to life. Recently, LA LOFTS Realty partnered with the Design firm, CM In The City, to stage a fabulous property at the Ritz Carlton Residence.

Why stage a property? Actually, there are a few reasons. First, as noted by the Real Estate Staging Association, “Staged homes sell 73% faster than non-staged properties and typically they sell for more money.” Secondly, the buyer gets to see the potential of the new home, without the distraction of the current owner’s belongings.

This fabulous 3 bedroom, 3½-bath residence has African zebra floors throughout, high-end appliances by Gaggenau and views to die for. A prospective buyer would get all of this, plus the legendary service of the Ritz Carlton. Surprisingly, even a property this stunning benefits from staging. “Upon entering this property, the views hit you immediately,” said Mary Alice Slattery, of CM In The City. ”But, the living room is so large that a buyer might not be able to envision its potential,” she added. Co-owner of CM In The City, Cathi Marcoly, shared, “By adding furniture groups you can better illustrate where you could place a dining space or seating areas.” Cathi also shared, “Staging is not just about furniture. While it is usually the basis for your design; your selection of art, plants and accessories are just as important, especially with a property of this level.”

The staging process begins with the building: Important is the type of building and its location. “This tells us a good deal about our potential buyer,” said Mary Alice. In this instance, the property is The Ritz Carlton Residence at LA Live, located in the sports and entertainment hub of downtown LA and home to a wide variety of high profile tenants. “These facts, along with the Ritz Carlton mystique, speak to the lifestyle a potential buyer would expect,” said Cathi. “This tells us a lot about the level of staging that is needed,” she added.

After the type of staging is determined, it is time to decide on the individual pieces that will best highlight the unique and special features of the property. “For example,” Cathi said, “In the living/dining area, it is important to define the space and to layer it with various elements. Area rugs help to define a space, but then just as important, is the furniture placement.” Cathi further explained, “As this room is long and fairly wide, we chose to place the furniture on angles, which filled the space, and allows maximum seating and enjoyment of the amazing views.”

This large room, with a glass wall including floor-to-ceiling sliding glass barn doors, is located immediately adjacent to the living room. Mary Alice said, “This room needed to be styled as an office, but as it was visible from the living room, the accessories and furnishings needed to coordinate with the living/dining area. We wanted our desk placement to be facing out so the new prospective owner could envision him/herself enjoying that great view everyday while working,� she added.


This property has 3 bedrooms, but any of these rooms could be used in other ways. “To demonstrate this,” Cathi said, “we staged the master bedroom with luxury elements such as the hand-tufted headboard, beautiful linens, and wonderful art to give it a retreat feeling.” She continued, “Another room was staged as a guest room, and the third as a sitting room or after-dinner bar room.”

Warmer weather marks more than just the beginning of summer fun...it's when combating fleas, ticks, and pesky mosquitoes is in full-effect for most pet guardians. Sunny So-Cal weather and the sometimes difficulty in effective parasite control typically makes pest prevention a yearround battle for most of us, especially with regard to increasingly resistant “super” fleas. The pursuit of great outdoor pleasures, travel, and frolicking fun times with our pets demand that we are prepared for the best and worst scenarios unwarranted critters can bring. To get ready, the three most important aspects to consider are your pet, your environment, and your lifestyle; determine what prevention and/or treatment measures are the best/safest for your individual situation and to ensure hassle-free fun in the sun.

Your lifestyle – More than ever, our animal companions are as active as ever, joining us on outdoor recreational or social outings, be it hiking, camping, and to parks, beaches, and beyond. Just as you would not forget your sunscreen, don’t forget their pest prevention. Consider also that traveling outside of southern California into areas with higher risk for other pests like ticks and mosquitoes increases their exposure for other diseases, thus it’s important to prepare them appropriately for the local environment. It’s equally necessary to take preventative action for your animals that socialize often with others in daycare or boarding situations where exposure to fleas from their friends may be higher.

Your pet -- Flea-allergic dermatitis is one of the most common skin conditions effecting pets. For an allergic animal, often just one fleabite can cause an uncomfortable flare-up of itching and hair loss that can be difficult to treat. Comb/check your animal regularly with a flea comb, and bathe often to prevent pests or to detect them early. Chemical preventatives and year-round treatments may not be best for older, sick pets, or those highly sensitive. Seek natural alternatives to repel pests or treat them without toxins. Fleas and other parasites target less healthy hosts, as well as puppies and kittens with weaker immune systems – Feed your animals a healthy diet to build immunity and for a strong foundation.

Better for our pets and us, if possible, go chemical-free and choose pest prevention solutions that are biodegradable, non-hazardous, natural blends without poisons or artificial ingredients. The essential oils and herbal extracts (peppermint, neem, geranium, eucalyptus, cedar) repel the fleas and other pests, are hypoallergenic and non-toxic, and safer when ingested while selfgrooming.

Your environment – Fleas can live very comfortably in our homes, yards, and in the outdoors during our mild yearround weather. If your animals have ever had an instance of fleas – even just a few- it’s important to take preventative measures to avoid an on-going problem and eradicate all possible life-stages of fleas. Indoors – Vacuum or wash floors and furniture often, and wash bedding routinely in hot water. Outdoors – Create a barrier in your yard and treat your outdoor spaces, using a non-toxic, natural compound diatomaceous (dye-atom-ay-shus) earth or with cedar sprays and repellants.

Loft living can be a tight squeeze for dogs — get them out & stretch their legs. !

Making time for exercise with your dog can be an adventure even in the city — and it will enhance both of your fitness levels. Dogs make the ultimate exercise partners. Wagging tails will never flake on you and they are always ready to go. Get out there together. Take a walk- simple but effective. Taking the time for a long walk everyday is one of the best methods of exercise out there. Don’t forget to take a different route to keep things fresh. If you have a high energy dog, consider hiking in the local trails for a greater challenge. Look for urban agility challenges… Take the stairs not the elevator, leap over parking curbs or up on benches, wind through cones or fencing, and try doggie push-ups (“sit-down, sit-down”) at traffic signals while you wait. Make the urban landscape a challenge! Teach an old dog a new trick. Even the simple act of teaching a dog a basic trick can be great exercise for the mind and body. Play fetch- As simple as a walk, but still invaluable exercise. This is good for your arms and will enhance your dogs focus skills and agility. Consider a “Chuckit” for extra distances but the use of your own good old fashioned ‘guns’ is highly encouraged. Run- Jogging is a great form of exercise, but for dogs, it is something we all need to start cautiously. Dogs need to be both mature and fit enough to run distances. Also, run early or late in the day during hot weather, and always bring water for your dog. Lastly, sight hound breeds, such as greyhounds, are sprinters not long distance runners. Downward facing dog for your dog? Discover a new sport. Whether you can imagine it or not, it’s real. Doga is out there and it could be just right for you and your pooch. There are many new sports and clubs to join. Consider looking into these and trying one out: Agility, Flyball, Nose work, Earthdog, Tracking, Herding, Lure Coursing, and Musical freestyle. Zoom Room, a fitness room for urban herding, can offer a great space to practice agility and blow off some steam. Finally for all you scooter-riding, mushing enthusiasts, there is even a new dog powered scooter on the market. We know many of you are away from home for much of the day so here are a few tips for encouraging your pooch to stay active when you are not home. Play hide and seek. Hiding a treat or a toy in a closet, under a bowl, or in a different room will keep your dog’s brain engaged. Give them toys that encourage movement while you’re at work. Try Boomer Ball, which is a soccer-style, colorful ball that many dogs enjoy rolling around. Premier’s Busy Buddy line has a Tug-a-Jug toy and the Kong Wobbler can keep the food motivated pooch tossing and tugging. Get a dog walker (or better yet a dog hiker). It’s strange to image that your dog could have so much fun without you. Parenthood is chock full of doing what’s right for them.

Lastly, some important health considerations; before starting any new exercise program make sure to have your dog checked for any health issues that may be aggravated by exercise. Short legs go twice as far. Small or short-legged dogs usually don’t need as much walking as larger dogs - their legs go twice as far. Shape dictates function. Breeds with short or flat noses (brachycephalic breeds) can have trouble breathing when exercised vigorously or in our hot mid-day Los Angeles temperatures. Youthful energy ≠ endurance- Sustained jogging or running is not recommended for young dogs whose bones haven’t finished growing. Because large dogs are more prone to rapid growth, cruciate ligament injuries, osteoarthritis, sustained jogging can be hard on their joints and bones. DANIEL BOSLER This month GDCA is joining in the celebration of the fine art of photography. Featured in our May exhibit “EMOTION” is Los Angeles based photographer Daniel Bosler. Having been a successful commercial photographer for many years, Bosler rarely publicizes his personal work. We are all the more pleased to be able to profile these moving visual essays. For the purposes of our exhibit we decided to focus on three chapters within his collection: ‘Tango’, ‘Street Musicians’ and ‘Paris’.

Capturing the human moment is Daniel Bosler’s specialty. Whether he is finding the spirit and soul of Tango in dancer’s faces and hands, or empathizing with the lonely reverie of a street musician lost in their craft, or fevering along with the good old boys in their chess matches in the park – expression is always revealed in the most sensitive way, but to dramatic effect.

His early days of studying journalism allowed him to bring an effortless naturalism to his visual storytelling. His eye has been said to expose a “lyrical touch from everyday events and people”, as he intuits “the common moments, emotions and bonds that we share”.

Bosler’s richly saturated BW and color photography brings to life our fantasies and in some cases our memories – in either case we are there, in the room and in the moment, experiencing the joie de vivre of Paris nightlife, feeling the heat and smelling the sweat and wood of the dance-‐studio floors, hearing the echoes of music float down the cavernous subway halls... Getting lost in Bosler’s images is the next best thing to getting on a plane.

TOWARDS A CREATIVE LA

After raising $5000 through a successful Kickstarter campaign, Row Gallery is proud to announce its launch with our very first show on June 12, 2014 during ArtWalk on the corner of 6th and Spring. In this exhibit we will showcase selected artwork from all walks of life. Our team at Row wants to provide opportunities for emerging artists that may be overlooked by major institutions and hope to change the current standard of how galleries function. By allowing new talent to be placed alongside established artists, we hope to help professionalize and support the next generation of creative thinkers. The idea for Row Gallery all began with a collaboration on a giant 8x6 foot canvas. After painting with a group of over twenty homeless creatives in the Lamp Community Art Project, we saw firsthand how art brings people together to form a community with the power to create something bigger than the individual. As an avenue for expression, art serves an important role in creating meaning and reasserting a sense of self, ultimately shaping more positive ways of living. With this in mind, we ultimately hope to create a stronger arts program for the underprivileged in Downtown Los Angeles by partnering with nonprofits, schools, and prisons. Everyone has the capacity to create art, and through our program, we hope that the expression of the individual shines through in the immense cityscape of Los Angeles. Our first show will be the first step towards increasing the influence of art in Downtown. All the commissions that we take will go back into enriching the arts in Downtown LA through one of the various non-profits that we work with. Within the next year, Row Gallery plans to host artist talks, auctions, community art events, and even more shows to assimilate art throughout Los Angeles. Within the next five years, Row Gallery wants to provide scholarships and classes to underprivileged artists of all ages, and teach them the business of art, not just give them money like most scholarships do.We hope to see you at our first show at our great space in downtown provided to us by LA Lofts Realty. We will have an engaging collection of art and would love to see you there on the corner of 6th and Spring during ArtWalk on June 12 - let’s get creative!

THE WORLD IS A SAFE PLACE by Jim White

In this ongoing section of our monthly online magazine DTLA LIFE, I mentioned that we would continually focus on all the "GOOD" things that are happening in DTLA to address the many challenges that exist within our urban environment. In this month’s section I am going to present you with some statics related to homelessness and explain how one of the organizations we support “Home For Good” is making a huge difference in the lives of people all over Los Angeles. I have learned that LA County has more people living on its streets than anywhere else in the country. We see this reality every day as we walk down the streets of Downtown. But, this doesn’t have to be the reality for Los Angeles. Community groups, civic leaders, local service providers, and civic minded citizens in and around Downtown have joined in building systems and investing in a real and permanent solution to the problem of homelessness; it’s called housing! It is not just simple, it is effective. A United Way study discovered that in LA County, it is 43% cheaper to place someone in permanent supportive housing than to leave them on the streets. Housing these vulnerable neighbors not only saves money, it saves lives. The most vulnerable people living on our streets are given the chance to start again with the support they need to be successful. As a result, over 85% of them stay in housing and continue to improve their lives. LA has more people living on the streets than anywhere else in the country… let’s take a look at the homeless numbers in more detail: · 63% of all homeless individuals in LA are unsheltered sleeping in cars or out on the street · 33% are suffering from mental illness · 32% have earned a Bachelor's degree or higher · 12% of those that are homeless in LA are veterans · Homelessness is a countywide issue 26.5% of our homeless neighbors reside in Metro Los Angeles

When we compare these statics to other cities, here is how it looks: · LA County is the capital of chronic homelessness, and it has more than twice as many chronically homeless people as New York City · If LA County were its own State, it would have the 3rd highest homeless population. It has more homeless people than the entire State of Texas · LA County accounts for 1/3rd of California’s homeless population · LA County has 4 times more homeless people than San Diego County, and 5 times more than San Francisco · LA County has more homeless people than the cities of Las Vegas, San Diego, San Francisco, San Jose, and Seattle, combined · Over 90% of LA County’s chronically homeless is unsheltered; this is the 2nd highest in the nation for major metro areas · LA County is #1 in veteran homelessness, with almost twice as many as New York · 8.8% of all homeless in LA live in Skid Row Here are some quotes from people living on the streets: · Currently homeless person: “I’m scared to sleep at night” · Currently homeless man: “Living on the street makes everything ten times harder - the little things become big things” · A client quote upon being housed and asked how it feels: “I feel human again” · Thanks to the work of Home For Good, one case manager said “After years of working on Skid Row, I

finally feel like we are working together� Seeing the community and financial benefits of permanent supportive housing, United Way of Greater Los Angeles and the Los Angeles Area Chamber of Commerce joined forces in 2010 to create the Business Leaders Task Force which released Home For Good, an action plan to end chronic and veteran homelessness in LA County by 2016. The Task Force is a group of business leaders from throughout Los Angeles County who have come together with a commitment to end homelessness in our region. As a result of these collaborative efforts, over 13,000 homeless individuals have been housed through Home For Good partners. We continue to make progress every day towards ending homelessness, but need help continuing to help our homeless neighbors. A vibrant outdoor gathering place, Grand Park is a beautiful public park for the entire community in Los Angeles County.
