FROM THE EDITOR Thank you for continuing to support our brand new emagazine, “DTLA LIFE. When beginning the online magazine our thought process was not only to update our neighbors and friends with all of the new options in dining, art, fashion, music, retail and real estate, but also to educate the many other Angelinos who still think of Downtown L.A. in terms of its past life over the last 40 years. With more than 500,000 people working in Downtown L.A. and yet only 55,000 plus living here, there is clearly still a large disconnect from our other great Los Angeles neighborhoods. Whether you think of the many beach cities, Hollywood, the Westside, Beverly Hills, the Valley or any other area in Los Angeles County, each has its own personality and draw of community where Downtown L.A. still continues to find a personality all its own and ways express it to the fullest. It is our goal with this issue of “DTLA LIFE” focusing on the “new Downtown L.A.” to continue to show the myriad of reasons that 50,000 plus of us choose to call this area home. Bringing to you a number of new projects on the rise in Downtown L.A. and exploring the plans for our great city center continues to excite and inspire us. LA LOFTS Realty ® has the #1 market share in Downtown L.A. real estate sales and is the most knowledgeable team of realtors in the area. We are proud to be your agents of choice since and promise to continue to be more than just your realtors, we are your neighbors. LET’S

TALK

ABOUT

THE FUTURE OF DOWNTOWN L.A. by Tiffany Gatto

Nestled between four freeway boundaries, (I-10, 110 Freeway, I-5 and the 101 Freeway) Downtown L.A. boasts a myriad of distinct neighborhoods and communities. In the early 1990s the rebirth of our city center was not as clear as it is today. Risk-taking developers picked and chose abandoned, dilapidated, sometimes mere shells of formerly grand buildings to revitalize them into modern, trendy new homes. Others simply started building from the ground up quite ornate, over the top, amenity filled apartment homes in previously deserted areas for forward thinking Downtown L.A. dwellers. Some very brave retailers and restaurateurs chose formerly questionable areas to open boutique shops and new foodie venues. Prior to the real estate crash of 2007, success was almost guaranteed and everyone had their eyes on Downtown L.A.

Brand new super towers, revitalized theaters, updated historic buildings and formerly deserted industrial warehouses have turned into the most advanced business and hotel towers, creative hotels, loft and apartment homes and both boutique and major retail shopping centers. It’s a fun day to read an article in GQ Magazine that named Downtown L.A. as one of “America’s Next Great Cities”.

How devastating was the real estate crash around the country with Downtown L.A.’s revitalization among the nation’s unfortunate victims. However, here we are nearly 20 years later from our first projects and 7 years following the devastating crash watching the projects rise again and the cranes now busily working on many corners of Downtown L.A.

!

!

!

What an array of food choices in Downtown L.A.! The range, from food trucks to gourmet restaurants, farmers markets to our beloved rebirth of the historic Grand Central Market continues to delight foodies’ neighborhood wide. I believe at last check, we boasted five of the nation’s top restaurants. As a matter of fact, Bon Appétit magazine actually named “Alma” located on a formerly deserted corner of the historic core the best restaurant in the country. We are equally excited for the passing of the moratorium placed on new low-rise buildings in the historic core. Developers like Joseph Hellen (owner of the residential rental towers; Spring Arcade Building, Jewelry Trades Building and the Chester Williams Building) have also committed to

building new residential super towers within our own historic core. The mix of historic buildings and new towering skyscrapers jutting skyward tingles my senses. As a former New Yorker, it is just too much fun to be a part of it all.

!

Red carpet retail is also a part of our “New” Downtown L.A. With the addition of Urban Outfitters, AESOPS, Mac, H&M, Zara, Target, Tanner Goods, Acne Studios, Pale Violet, Hotel 1171 all featured in this issue of “DTLA LIFE”. I say bring “it on Downtown L.A.”, not only are you a great place to live, I believe that we are on track to be one of the best cities in the country once again.

!

As a founder of LA LOFTS Realty ® and a top real estate agent in Downtown L.A. I personally invite you to contact me to answer any questions you may and of course to offer my services and help you find your perfect home in Downtown L.A.

Korean Airline held the world’s largest continuous concrete pour last month to commemorate the brand new $1 billion development on the former site of the Wilshire Grand Hotel. The project located on the Northwest corner of 7th and Figueroa, the new tower will be the tallest building west of the Mississippi with 73 stories including 900 hotel rooms and 400,000 square feet of oďŹƒce space. Completion is expected in 2016.

METROPOLIS

Bordered by the 110 Freeway, Francisco, Eight and Ninth Streets and 27 years after its inception, METROPOLIS broke ground last month in a small ceremony. The 6.33 acre site was purchased from IDS Real Estate Group by the Shanghai based developer Greenland Group. So far the project has announced a residential (300 units/38 stories) tower and a (350 room/19 story) hotel. This portion of the overall plan is expected to take 30 months and three additional towers are expected to include commercial, retail and other residential towers are expected to break ground thereafter.

A 700 unit residential building at the corner of 8th and Grand is quickly shooting skyward and is expected to complete construction by the 3rd quarter of 2015. The planned 27 story tower broke ground in January of 2013. The San Francisco based Carmel Partners are bringing the 700 rental units to market and a 42,000 square feet Whole Foods Market to the neighborhood. They also have further plans for additional residential towers in the area.

888 OLIVE

The Eastern Columbia Lofts will no longer be the tallest building on 9th Street. Vancouver based developer Onni Group, is progressing with the construction of a 32 story tower which includes 283 apartments and ground-floor retail. The new tower, named 888 Olive, is set to be finished in 2015.

6TH STREET BRIDGE

Built in 1932, the original 6th Street Viaduct, a 3500 foot long bridge that connects the Arts District of Downtown L.A. to Boyle Heights has been severely weakened by an internal chemical condition calling for its demolition and reconstruction. The new replacement bridge has an estimated cost of $401 million dollars and the design renderings amplify the sweep and style of the original 81 year old bridge. Demolition and construction are slated for 2015 and will also feature pedestrian access, bicycle lanes and direct connections to the L.A. River.

A $160 million dollar project featuring more than 420 residential units in multiple 6-story buildings, 78,000 square feet of retail space with its own planned 15,000 square foot on-site super market and 802 parking spaces. This is a major addition to the Arts District. There is also a plan for a 5,300 square foot gallery and community space called the Arts District Center for the Arts on site. Completion is expected ahead of schedule for the project which runs along Santa Fe Avenue just across from SCI-ARC.

The Broad Museum continues moving forward directly south of the Walt Disney Concert Hall on Grand Avenue across from the Colburn School and MOCA. Besides the 2,000 piece contemporary art collection, additional features include parking for 370 cars, 50,000 square feet of exhibition space, and outdoor plaza, restaurant and FREE admission. This $140 million art museum will again solidify Grand Avenue’s place as the epicenter for Downtown L.A. theatre, music and the arts.

SPRING STREET APARTMENT TOWER / STATIONER’S BUILDING

Downtown Management continues to move forward with its plan for a 40 story tower in the center of the most densely populated area of the historic core. Currently a parking lot on Spring Street between the Spring Arcade Building (another of Downtown Management’s apartment buildings) the new tower will feature 6 stories of parking and a ground floor for retail. There will be modern amenities and balconies for these new residential units.

FOURTH AND BROADWAY TOWER

Izek Shomof a known developer in the historic core is taking on his first ground-up project with the planned 36 story residential tower located on Fourth and Broadway. The building is planned for 400 units and residential parking and would take the place of a previous single-story retail store. Designs, budget and ground breaking details are expected to be announced soon.

ART

SPOTLIGHT

QATHRYN

BREHM !

Qathryn Brehm is one of Downtown’s original artist settlers, dating back to the 1980s, fearless and ahead of her time. In addition to being founding member of ‘Vulva Video’ she is also an accomplished muralist and has remained a key player in Downtown Art Scene as well as in the ongoing the feminist art movement in California.

!

GDCA is proud to present selected highlights of Brehm’s library of work on the heels of the recent release of her book ‘“Good Toys gone bad” – a humorous photo discussion of social convention, sexual identity and intellectual evolution’. This March GDCA is displaying selections from her “Toy Series”, “Saints and Sinners” and “Girl Group Series”. All of her playful and poignant mixed media examinations shine the light on female stereotypes, while her inherent wit and humor undermine the same, celebrating the strength and essence of femininity. Her heroines are clever, seductive, beautiful and empowered. One piece in particular, “Three Generations of Women in Comics” examines the treatment of women in comic strips from the 30’s, the 50’s and the 70’s. As the critic and artist/ art historian / muralist Christina Schlesinger said,“…(Brehm’s) constructions, montages, and collages are little stages for stories of women’s empowerment and history…”

!! !! !! !! !! !! !! !! !! !! !! !! !! !!

!! !! !! !! !! !! !! !! !! !! !! !

While much of this work was created several years back, it remains important today, as the feminist movement remains vital to any comprehensive social and cultural advancement. Change demands courage and ongoing truthful examination of oneself and others, and as Qathryn Brehm beautifully illustrates, a healthy measure of humor as well. "My desire to create means I never have to stop listening, engaging, observing or dreaming." says Qathryn.

!

To learn more about the artist please visit her website at qathryn.com and please come and observe, smile and dream along with us at GDCA on Spring Street at the corner of W. 6th Street, or call us at (323) 309-2875.

THE WORLD IS A SAFE PLACE As we mentioned in our January issue of DTLA LIFE, There are so many exciting things happening in Downtown Los Angeles (DTLA). LA LOFTS Realty ® is proud to be a driving force in growing the rebirth of DTLA. Our team is also very focused on the many social issues that impact and shape our ever evolving community. In this ongoing section of our monthly online magazine DTLA LIFE, we will continually focus on all the "GOOD" things that are happening in DTLA to address the many challenges that exist within our urban environment. As mentioned previously, in upcoming issues of DTLA LIFE magazine, we will outline how the current state of homelessness in DTLA came to be and how we can all stay "future focused” in order to solve the issue today. I moved to DTLA from New York in early 2000. I was immediately ‘blown away’ by all the magic of the Historic Core. I was fortunate to find an amazing loft in a 1904 Beaux de Arts building at the corner of Fourth and Spring Street. I was thrilled to be living in such historic fabric. During my first full week in DTLA I realized I was one of only a few people living in my building, adaptive reuse had just started, and there were not many residents. When I first ventured out one evening, I was shocked to discover my real neighbors. They were approximately two thousand homeless people living on the street just outside my loft. I began doing research to better understand what was going on. I started meeting the people on the street to hear their stories of how they became homeless and I began to investigate what was being done to help with the problem. I started to learn the true complexity of the issue and I started to learn how I could get involved and how I could attempt to make a difference. Please stay tuned in future issues of DTLA LIFE as I describe my quest to learn more about the homelessness issue in Downtown Los Angeles and what you can do to get involved. I truly believe that together, we can all end chronic and veteran homelessness in Los Angeles. It starts with learning as much as you can about the issue and having the desire to get involved. This is our DTLA community and together we can make a big difference. LA LOFTS Realty ® has partnered with three organizations that are making a difference to end chronic and veteran homelessness within our downtown community. Considered by many as the pioneers of south Olive, The Well is a singularly original space. Part store, part salon, part studio/event space, there is nothing ordinary about their approach. Hatched initially as an unsanctioned hair salon/photography, studio/event space somewhere in the tangle of warehouses residing below DTLA, The Well built a nation of artists, artisans and tastemakers in the oh so coveted 18-34 demographic. But, in order to realize the vision of becoming a full circle lifestyle brand, The Well had to upgrade their quarters and get legit. So they loaded up the truck and landed at Olive and Olympic, a relatively mainstream location compared to first home, yet still comfortably on the outskirts where the edginess and energy remain. Their “new” turn of the century warehouse offers men and women’s designer fashions, hair and nail styling and a multi purpose event studio space that works like a Swiss army knife to deliver 4,000 sq. ft. of custom environment. Fully equipped DJ setup? Check! State-of-theart lighting system? Got it! Custom AV system, but of course! Full service in house event production support-no worries!

!

Step through the front door and there is an immediate where am I feeling. From the slim horizontal display window to the white curvilinear counter and undulating dark wood walls, the rulebook seems to have been tossed out the window. Clothes and accessories are displayed in cut-in racks and shelves lending an almost art gallery vibe. The merchandise is mined from local, national and international lines to deliver an intriguing blend of cut and sew and high contemporary brands, casual ready to wear with rare vintage items. The space also houses hair salon and nail station staffed by highly trained stylists and equipped to cut, color and style you with precision and grace. And one can’t help but wonder what is going on behind the white and acid green fanfold walls this week. A confident, original voice that should be listened to.

Buzz was created to be different from anything else. Mission accomplished. Whether a selfappointed expert or recently street legal, BUZZ’s ever evolving selection of curated wine & craft beer (current count 4,000 wines, 500 beers) will serve up something to your liking and give you an education in the process. Explore on your own or have one of their incredibly knowledgeable and friendly staffers show you around. These guys love what they do and can’t wait to tell you all about it. Champions of the nontraditional winemakers, Buzz celebrates the artisans who create small productions or as Buzz likes to say “wines that taste like they came from somewhere.” They taste 300-400 wines a week, but only add 20 wines a week from those tastings. As a result, there is always a dozen or more open bottles on premises, so chances are great that whatever wine they are really excited about on a given week is available for tasting.

!

They stock more than 500 of the world’s best artisan beers in their refrigerated case all 90 point or above (a reference to the BOS (Beer Advocate Overall Score “outstanding” rating) see, you are learning things already!) The promise is to offer the most unique and best beer for the dollar.

!

When you find something you like, buy it! The stock changes daily so that recent find may not be on the shelves by the end of the week.

!

Buzz also hosts weekly tasting events. With names like Thursday Flight Night and Beer O’clock, you know you are in for a good time. But you don’t have to wait for an event to enjoy the bar. Many an epic night has started at Buzz and many view Buzz as the place to start. The space is intimate and inviting with a white marble beer bar (repurposed from construction in the building it resides in) and stools deliberately designed to look light but carry enough weight to make anyone think long and hard before using one to end an argument. And as a backdrop, a screen plays odd but charming vintage movies and clips.

!

They like to say buzz is more like a record store than a museum. A welcoming space where browsing and sampling is encouraged, as long as you’re at least 21.

PETS ! ! !

Passion for Pet Nutrition: Pet Food Advisors. As the saying goes, 'what you don't know won't hurt you'... well not totally so when it comes to choices in pet food. Do you really know what goes into pet food and how it's actually made? You might be seriously shocked to learn the truth. We believe feeding your pets is feeding your family. As pet caregivers, we have to choose wisely for those we love because our domesticated friends don't have that choice. What they intake has a direct effect on their behavior, coat, energy level, chronic illnesses, and much more. So, if you think feeding your pets should be as easy as scooping dry kibble from a bag and pouring it into a bowl, you may want to think again—and, think outside the bag. All natural, organic, holistic—what does it all mean anyway? Does the quality of meats and vegetables in food really make a difference in your pets’ health? Absolutely! Just as we need to be increasingly aware of our own food sources in a world of GMOs and food safety issues and the ‘farm to table’ movement (or the ‘farm to friend’ movement in the pet world) gains more momentum, we are reminded of one simple principle, fresh is best – for you and your pets. Local community-minded independent pet retailers are most often a trusted and valued source of information for many facets of pet care, including leading the pack on pet nutrition knowledge and product selection. Passionate about healthy pet nutrition, these pet industry retailers provide a high-level of customer service not found in the grocery or big-box aisles, engaging with pet guardians about the types of food and health supplements best for their pets (including a variety of raw and fresh food diets, or base diets to support a homecooked meal plan), educating on the difference in the quality of pet food ingredients, and delivering a variety of pet care options you can consider to ‘go natural’ with/for your animals. As consumers become increasingly more aware of pet food quality concerns, the independent pet retailer is a dynamic part of any pet-friendly neighborhood.

! ! ! ! ! ! If you are curious about the connection of pet health and wellness and food, we challenge you to: • Revisit your notions on health in which conventional ‘Western’ medicine is defined as the treatment of disease, contrasted by “Eastern’ medicine that is measured by the absence of disease, and learn how to incorporate a holistic lifestyle for an integrated approach in pet care • Understand how using natural food and supplements, whether as a preventative, or as therapy, is the foundation of health and the most important aspect of wellness for both you and your pet • Gain insights from personal experience dealing with chronic illnesses in our own pets like cancer, kidney disease, hyperthyroidism, allergies, and more – and the important role nutrition plays in creating, avoiding, or managing these illnesses Once you learn more about what truth lies inside that bag of kibble, it’s very likely you will have a ‘fresher’ perspective on commercial pet food. We encourage you to change up your feeding routine for the health, happiness, and longevity of your companion animals. Our Pet Experts are here to help you anytime, and we look forward to seeing you in-store at Pussy & Pooch to learn more about ‘What’s in their Bowl’. Live well!

ASK THE VET - What’s the best food that I can feed my dog? This is probably one of the most common questions that we are asked as veterinarians. With so many people today concerned about what they are putting into their own bodies, more and more pet owners are also focusing on what they feed their dogs too. While there are certain health conditions that will require some pets to be on specific prescription diets, we do have general guidelines for answering this very common question. First off, your pet has to like the diet and their digestive systems must agree with the food. No matter now organic or fresh the diet, if your dog won’t eat it, it’s not the right diet for him/her. Also if your pet loves a particular diet but vomits or has diarrhea whenever (s) he eats it, it’s also a no-go. Once you’ve found a diet that your dog likes and that treats their gastrointestinal system well, you’re ready for the next step. Second, read the ingredients. Remember that ingredients are listed by quantity - the first listed ingredient is the most abundant in that diet. We prefer that the top 23 ingredients in the list be whole, real, recognizable foods. Turkey, deboned chicken, sweet potato... is a better list than corn meal, chicken by-product, meat... Some of these
terms can be ambiguous, so let’s clarify. •

Meat: unidentified mammal tissue

Byproduct: this term does not define what specific tissue is used in the final product. Byproduct could include good things like organ meat (heart, liver, etc.) or other more questionable tissues (like fat, bone, blood) not typically used as human foods in the United States. Byproduct does not include things like horn, hooves or hair.

Meal: this term simply refers to any ingredient that has been ground or otherwise reduced in particle size.

pet likes, one that agrees with your pet’s gut and one that is made with real, fresh, whole ingredients. Enter home-cooked diets! Especially when the source and quality of the ingredients are a concern, homecooked diets are very appropriate. Veterinarians used to worry that even with whole, fresh ingredients going into a home-cooked diet, the end product was still not 100% nutritionally balanced in regards to vitamins and minerals. DTLAvets works with an innovative company called Just Food For Dogs, whose philosophy regarding pet food is right in line with our own. But they have solved the problem of mineral and vitamin deficiencies with their easy to follow home-cooked diets and their DIY nutritional blend packets. Developed with a veterinarian, each of their 5 published recipes (www.justfoodfordogs.com) is coupled with a unique nutritional powder blend that rounds out that particular diet and makes it 100% nutritionally sound for dogs. So delicious are their diets that we went to their flagship store in West Hollywood last month for a cooking class and “tasting” (read: we brought our own wine for the food pairings!) The truth? This stuff looks and tastes better than any microwave meal I’ve ever seen. Bon appétit! - Dr Leia Castañeda

Concerned owners should avoid feeding diets listed with generic descriptions of meats or animal byproducts in favor of diets with specific meats listed. Lastly freshness is ideal. The longer your pet’s food a has been sitting around, the more likely you are to find preservatives and other stabilizers in the diet. But please don’t misunderstand us. We are by no means saying that kibble and canned foods are unhealthy. However if the question is “what is the best food I can feed my dog?”, we would tell you that it is one that your

WHERE AM I? !

Congratulations to Sean Harrigan, our winner of DTLA LIFE’s inaugural Where am I? contest. While many readers suggested numerous Chinatown restaurants and bars, this brass-toned Chinese Guardian Lion lamp graces the bar of the Peking Tavern, DTLA’s Chinese Gastro pub. Peking Tavern is located in the basement of the National City Tavern Building, 806 Spring Street on the southeast corner of Spring and 8th. Having guessed correctly, Sean Harrigan has won his choice of a bottle of house white or red wine to be enjoyed with friends at the Peking Tavern. Owners Andrew Wong and Andrew Chiu’s subterranean watering hole celebrates authentic Beijing street food, traditional Chinese dishes in xiaochi or small bites form (think Chinese “tapas”). The room is a fusion of old and new, there is always a fun event or promotion in the works. The staff is as friendly as they come. Toast the Year of the Horse with one of 18 taps or an innovative cocktail created by mixologist Cari Hah. FITNESS DOG JOG ! ! ! ! ! ! ! ! ! by Des Grisham PRIVATE/EVENT TRAINING desgrishamdg@gmail.com

It looks like our next season has arrived early, and what a great time to spring down Spring Street! For those of you who have dogs or a business walking them, why not switch it up to a dog jog!

!

Pick a short term goal. Say, from here to that trash can and dash or sprint with your dog to that point. Walk a little, recover and next block pick another point to sprint to. Repeat this 5, 6, 7, 10 times. Whatever your doggy walk distance, splash those intervals in. It feels good to briefly go full out, and trust that your pet will love it too! If running is not your thing, there are also many steep inclines to walk as you ascend throughout the city. One route or course I like to take is heading West up 2nd, climbing 2nd at Hill and traversing in and out of the financial district. Then continuing through the 3 tiers of the Grand Park where there are lots of stairs (2 at a time) and finish with the climb up the Disney concert hall stairs and cooling down by strolling in the lovely garden at the top. All are dog friendly areas and streets for keeping you, Fifi and Fido fit and free!
