FROM THE EDITOR Happy Valentine’s Day! While the rest of the world suffers in below freezing cold temperatures coupled with polar vortexes and frostbite warnings, we find ourselves in Los Angeles basking in the 80 degree weather and year round sunshine. What a great place to be. WE LOVE DTLA! It’s no wonder that GQ Magazine named Downtown LA "America's Next Great City”. DTLA certainly offers every facet of a great city not to mention home to the best weather in the world. With many of the top restaurants in the country, trendy nightspots, art galleries, cool speakeasies and both major and eclectic retailers. We are definitely the city to watch and the place to be. However, I think the one thing that the national press will never understand about DTLA is the community. It is not only a "great American city" but truly a great American neighborhood. As DTLA continues to grow we can only hope to retain some of the original fabric of the eclectic heroes that pioneered the rebuilding of DTLA. Downtown welcomes a grand diversity of residents and businesses, and offers a warm place to make your home. It is our pleasure to bring the latest information to you every month on all facets of DTLA Life and welcome your submissions as well. Being"Bullish"on DTLA! by Tiffany Gatto


Recently the key word when talking about Downtown LA is "bullish". Everyone is "bullish" from restaurateurs, developers, private business owners to major retailers. Every single person interested in making money or a good investment is talking about Downtown LA I promise having never worked on Wall Street, I don't think I have ever heard the term "bullish" used more than while attending the Central City Association's "Opportunity Knocks Downtown Los Angeles" symposium last month. Consider major Downtown LA stakeholders like Wayne Ratkovich who is turning the old Macy's Plaza on 7th Street into "the BLOC" by investing over $150 million dollars into the renovation and continuing to preach their support and belief in Downtown LA. How about our friends at the Ace Hotel who have turned the once dilapidated old United Artist Theatre on the corner of 9th and Broadway into the most talked about new hotel in the country! Being a DTLA small business owner and stakeholder for almost 10 years, I have had the privilege of watching our city center go from oblivion to absolutely red hot. Real Estate crash and all, while prices have risen and fallen with the tides of the market not one city in the country seems to have retained and regained better or faster than DTLA.

So, what does this mean to me, you might be asking yourself? I am not a big time developer with $150 million lying around and a dream big enough to foresee the need for the largest retail, residential, office and commercial center in the state. I am still renting and maybe I still believe I am not in the position to buy my own home. My question to you is, “Have you ever done the Math?” If every major developer and retailer is bullish on Downtown LA, your neighborhood, don't you think you should be too? If these developers are willing to sink hundreds of millions of dollars into new projects that are 2 to 5 years in the making and believe in your neighborhood so much, shouldn't you?

Let's discuss the formula necessary to solve the equation and do your own math. This will be the most important financial decision you can make. It is also very personal, easy to get wrong, and should be carefully considered. The cost of buying does not only include the differential between your monthly rent vs. your monthly mortgage payment. The overall cost of home ownership includes many other deciding factors, including how long you are going to stay in your first home and what you may be able


to re-sell your home for at the end (price appreciation). There are things to consider like tax brackets and interest rates. Be sure to do your homework and be sure to choose a realtor who specializes in your market to help you through the details. While nationally it is still 35% cheaper to buy than to rent, you must be sure that you are clear in your chosen neighborhood and market, and that you understand the difference.

As an example our company LA LOFTS Realty has been selling homes in DTLA for over 10 years. With the only real estate office located in the Historic Core and the longest Downtown LA track record, we have resold some properties multiple times. It is particularly interesting to talk about a buyer in the Historic Core to whom we sold a 1,000 square foot unit in a historic building after the "crash" in 2010 for $355,000. We have just resold the same unit for this buyer for $590,000. This is $235,000 sales price increase in just 3 years! I can't think of many legal ways to get this kind of return on your investment in the quickest time! Obviously, with the fluctuation of the market timing (not location) is everything. With our major stakeholders "bullish" on DTLA and a myriad of new projects, retailers, restaurateurs and private business owners continuing to flock to Downtown LA, don’t you think it is time to call our office and discuss your purchase opportunities? Only you can decide if you are ready to be "bullish" on DTLA and I think by studying the market and watching the nationwide investments pouring into DTLA it is a good time to consider buying your own piece of the city.

GONZALO ALGARATE !

GDCA gallery was proud to introduce Gonzalo Algarate to DTLA with his masterful minimalist painting “Lapiz”. It depicted a single pencil leaning against a grey wall, casting a dramatic shadow. The minimalism was so profound that “Lapiz” was featured in American Contemporary Magazine, and subsequently sold.

!

“Lapiz” marked the beginning of a new series, entitled “Shadows”: ‘interpretative portraits’, depicting the artist’s subjects through “an object which defines the person”, rather than their visage. Every object represents the distillation of a lifetime, or the crystallization of a present moment. Once again, the individual shadows are a key component to each painting.

!

These highly personal, hyper realistic objects defy logic in their visceral 3-dimensionality. Each object floats in space, casting its unique, mysterious shadow against a monochromatic background. Crucial is that the objects do not touch their background, that there is no “point of connection”. In doing so he ensures that the object, (the subject), retains ‘primary focus’. “When there is a point of connection, you are required to share focus” says Algarate, very much like in relationships, in life.

The idea for any given painting comes to Gonzalo over time, gathering internally until all the visual details fall into place. When the vision is complete, he is propelled to the studio and releases it onto the surface or medium of choice. (Algarate is also a supremely gifted sculptor).

!

The artist considers his challenge to offer a unique perspective or interpretation of life through his artworks. It intrigues him to portray a recognizable object in such a way that makes us recall our personal and often intimate associations with it. He says he cannot help it. The world simply presents itself to him that way. It’s his own unique perspective through which he views life, and gifts it back to us.

Are you fit for DOWNTOWN? !!

For nearly five years now I've had the pleasure of joining the ranks of artists dwelling, creating, imbibing and thriving in this exciting, historic land known as Downtown LA. People thought I must be crazy to leave the "other" side delving into my newly discovered art medium so late in life. There is some truth in there somehow. However, there are bills to pay and one must do many things to stay above ground. So, I continued with real life here as a fitness professional. For over 20 years I've run, jumped, lifted, marathoned, and instructed everything under the sun! Literally - in the outdoors. The confinement and lack of creativity in training in gyms had become wary and unstimulating to both my clients and myself. The beaches, and bluffs, parks and canyons became the refreshment that all were craving.

One fine day while sitting out on the patio having an adult beverage at our beloved Spring Street Bar, some locals, now friends, asked me "How do you do it? "I replied simply" well, just like you: I lift my glass, tilt my head and swallow" No no, they all shook their heads, laughing and explained. "How do you manage to stay so fit and indulge?"

And here I am with fit tips and tricks that I do regularly, simply by walking around and utilizing all that our city has to offer. At work, at play, be it night or day, everything adds up when you SWITCH it up!!! So you CAN do both, yet keep it more in balance and still be a tighter, firmer, better feeling Downtowner!

The newer training information these days is to use short intervals with maximum effort, repeatedly with recovery. So whether you are walking 6 blocks in heels, taking your pet out for a poop or weaving your way to another district on foot, try giving it all you've got!

So for your Valentine’s date, my first tip to you is “HIP HEELS”: This one is geared towards our femme friends. It is my personal way and favorite for keeping my legs, hips , gluts and thighs looking good guys. When I am not in work clothes or training, I am forever in high heels! They simply are feminine, sexy and fashionable. Looking confident is key, yet there IS absolutely a technique to walking in heels and looking comfortable doing it. First, lift your rib cage off your hips, so to speak, by bringing the chest up and dropping the shoulder blades down your back. This creates a small arch that is protected by your abs being engaged, which btw makes your backside look REALLY nice! Next elongate your neck by bringing your chin up and in a little. Never look down, but eye level or above. Allow your hips to shift and squeeze as you step on that leg, take medium to big strides while keeping knees close ...imagine a tiny figure 8. If in a stairwell, do a tiny little kick back or flare into each "cheek". I know this sounds robotic or very contrived, of course, BUTT you will get all the components together with practice and it will become more natural and posture perfect.
