OR A BUYER?


Do you own your home or do you rent? Do you have dreams of building equity in a future investment to call your own or do you prefer a “live by the seat of my pants” changeable lifestyle? Some of us are planners and some of us are more frivolous. To help move along your thought process, below is a list of the pros and cons of both Renting and Buying. Take a moment, review the options and then call me… I’ll be happy to sell you your first home! Extremely low mortgage rates (sometimes less than 3%!!!) and rising apartment rents (with no rent control) have led some people to dive into homeownership. However, others are choosing to wait in spite of the incentives to buy. The truth is, there’s no one right answer when it comes to determining whether to rent or buy a home, except for YOU! PROS & CONS OF RENTING Advantages: No Maintenance Is Required. If the garbage disposal breaks or you need a plumber, getting maintenance is as easy as calling your landlord. It’s Easier to Move. If you are not settled into your career or could have an opportunity to relocate in the near future, it is much easier to switch to a month-to-month lease or sublet than it is to sell your home. Home Market Rises and Falls. No one has a crystal ball, including me, but ask any of my clients who purchased in the down market of 2008/2009 and have sold this year for profits in the hundreds of thousands and that should help your considerations. Disadvantages: Your Monthly Payment Can Increase. Rents have been rising in many cities, and Downtown Los Angeles population is exploding with zero rent control, so you most likely are facing an increase in your monthly rent as soon as your current lease ends. You Don’t Build Equity. When you rent, your housing payment provides you with a place to live, but will not provide you with an asset to sell when you are ready to move. You Don’t Receive Tax Benefits. Homeowners can deduct their mortgage interest payments and their property taxes from their federal income tax, which reduces the final cost of homeownership. Renters cannot deduct any of their housing expenses. You Can’t Paint or Remodel Without the Owner’s Approval. While some landlords are kind enough to let you paint your apartment, you’ll have to get their permission and consult on the color. If you want to make other changes or upgrade an appliance you’ll have to put in a request with your landlord or apartment manager. PROS & CONS OF BUYING A HOME Advantages: You Can Build Equity. Historically, homes rise in value anywhere from 4% to 6% per year. Even if your home doesn’t increase in value, though, you’ll be building equity as you pay down your mortgage as long as your home maintains its value. You Can Take Advantage of Tax Breaks for Homeowners. Homeowners can deduct their mortgage interest payments and property taxes when they itemize their federal income taxes. These deductions offset the cost of your housing. Think about the historic core for instance, where the Mills Act for Historically appointed landmarks can save you up to 85% of your annual property taxes.


Your Housing Payments Will Stay Stable. If you choose a fixedrate mortgage, your principal and interest payments remain the same for the duration of the loan. However, your homeowners’ insurance and property taxes can change. You May Be Able to Use Your Home as an Investment. If you buy a home and choose to leave it, you can rent it out rather than sell and generate income. This works best if you can cover your mortgage (or more) with rental payments. With this in mind, it pays to choose a home that will make a good rental property in the future. You Can Settle in a Community. Once you commit to owning a home, you are more likely to become more involved in your community because you know you’ll be there for years. You can get to know your neighbors, perhaps join a homeowners’ association, or volunteer for projects that benefit the community or the local school. You Have the Freedom to Decorate as You Please. One of the joys of homeownership is the ability to change your environment to suit your tastes. Of course, if you live within a development with a homeowners’ association you may have a little less freedom with your home’s exterior, but you can still paint your kitchen purple if you like. Disadvantages: You Have to Pay for Your Own Maintenance. As a homeowner, you must spend time and money keeping your home in good repair. You need to set aside funds for unexpected expenses, such as appliances that break, a service contract on your furnace, or the need to replace your windows. Your Home Is an Illiquid Asset. If you would need to sell because of a job relocation or change in your circumstances, you may not be able to sell your home as quickly as you would like or for as much money as you want. You Must Pay Property Taxes. Property taxes can go up, making your home less affordable. Your Home Could Lose Value. I wish I had a crystal ball, but in some cases, there’s no guarantee that your home will increase in value over time. Buying a Home Requires a Cash Investment. You need to use up your savings for a downpayment and closing costs and for other expenses of homeownership. That cash won’t be available for other investments. IMPORTANT QUESTIONS TO CONSIDER 1. How Long Do You Expect to Live There? While buying a home may be one of the most expensive investments you’ll ever make, it also requires a major emotional investment. If you are considering buying a home, be prepared to stay in it for three to five years in order to recoup the cost of buying. If you can’t make that long-term commitment, you’re


probably not ready for the responsibility of homeownership. 2. What Are the Costs of Buying? Most mortgage lenders are happy to work with first-time buyers to explain the mortgage process and pre-qualify you so you know how much you can borrow. But be careful to consider how much you want to spend on your housing and whether you are ready to make the long-term commitment. 3. What Are Your Future Plans? While no one really knows exactly where they will be in five years, you should think carefully about your goals for your career and for your personal life. If you hope to climb your career ladder – but may need to relocate to do so – then renting may be the best option, unless you are certain you want to own an investment property. If you are single and hope to be married, you need to think about your home purchase in terms of whether it will be comfortable for two people or a small family, or whether you will want to sell it or rent it out in a few years. If you are married and hope to start a family, and thereby intend for one spouse to work less or stop working altogether, make sure your housing budget can accommodate a reduction in income. Lastly, if you have an avocation that you love but costs money, such as golfing or skiing, make sure you keep that in mind when you create your housing budget. Buying a home is a major decision, but when faced with rising rents in Downtown Los Angeles and the current low mortgage interest rates that make purchasing more affordable, you should take the time to consider the pros and cons of both renting and buying. Long-term homeowners, even those whose homes lost value during the recession, can build wealth that can be used to fund their retirement or pay for college. As long as you can comfortably afford your housing payments and are emotionally prepared to commit to homeownership, buying a home can be a smart financial move. NIGHT ON BROADWAY by

Councilmember José Huizar’s “Night On Broadway” celebration on Saturday, January 31st, featured an outdoor festival and free innovative, multi-cultural entertainment in seven of Broadway’s historic theaters – open to the public especially for this event. Night On Broadway celebrated the 7th anniversary of Councilmember Huizar’s Bringing Back Broadway initiative - a 10-year plan to revitalize the iconic Downtown L.A. corridor. The event featuring venues throughout Broadway and the outdoor festival occurring between 4th and 7th streets welcomed a big crowd enjoying a beautiful night and great entertainment. Since its launch in 2008, Councilmember Huizar’s Bringing Back Broadway has focused on revitalizing Broadway and its historic theaters and has led to a surge in new retail and restaurants on the historic street and is becoming a focal point for creative office and boutique hotel development with city policies aimed at reactivating upper floor spaces. The recently adopted Master Streetscape plan ushered in by Huizar has created the City’s largest Road Diet, with 10 city blocks transformed into plaza space. Another key part of the initiative includes plans to bring the beloved Streetcar back to Downtown Los Angeles.

The plan is obviously working better than everyone had imagined. Broadway has become a destination with luxury retailers like the uber fashion brand ACNE STUDIOS, cosmetic store AESOP and rumors that New York famous Chelsea Market developer , who recently purchased the 1.1 million-square-foot complex, now known as Broadway Trade Center, is going to bring High End brands like Tiffany’s, Gucci and Louis Vuitton to be part of the 200,000 square-foot chic food-court, 500,000 square-feet of office space and a hotel with as many as 200 rooms. There would also be child and pet care facilities, a health club, two swimming pools, a community park, an urban farm and a luxury spa with a Turkish bath. The roof would have restaurants, bars and outside decks around light wells to be carved into the building to add illumination. We are far gone from the general mocking feeling against the opening of the ACE HOTEL last year in that area. The blocks near the trendy inn have attracted now upscale visitors and the attention of investors creating probably the most exciting destination in the city. And believe me, it is just the beginning of a renaissance that we will witness faster that we think.

Well it only took 80 years, but there is now some new office space available on Broadway! Built in 1928, as the Schulte United Department Store, (A “Woolworth’s style” department store complete with a 125 seat cafeteria counter) the building has been reinterpreted as a creative work space, now named the Broadway Arts Tower. The trick with these conversions is keeping the inherent charm of the of the historic building (think bronze inlays, brass handrails, brick work and hardwood floors) while delivering the modern amenities demanded by contemporary businesses. So far, so good as already most of the prime spaces have been leased. First time visitors might be disoriented by the fact the building’s main entrance and grand staircase is from the back alley (Lindley Place)- but truth be known, that is how it was originally designed.

Regulars to the Fashion District rejoiced with opening of Preux & Proper, in “pie slice” created at the merging of Spring and Main Streets at 9th. Word is Preux & Proper salutes the cuisine of New Orleans by pairing “Southern California farm-to-table freshness with the robust flavor of New Orleans.” Only in DTLA would you find a Muffaletta Board on the same menu with a Kale and Quinoa Salad. Downstairs, Preux is cocktails and counter service with a 30 bottle wine list, 12 beers on tap, six frozen daiquiri flavors as well as classic southern cocktails. Super Charged burst on the scene about a month and a half ago, offering simple, colorful clothes for girls size 2T -6X and boys. Happily, the prices aren’t supercharged with graphic tees starting at $8.00 and topping out at $60 for a Hoodsbee, a signature item that is a hoodie that can fold up in a plush friend. (or is it a plush friend that unfurls to a hoodie….). The Brainchild of Evy of California, a major manufacturer/licensor of Hello Kitty, My Little Pony, Vader and Transformers apparel, Super Charged is an experiment into the retail. The space has a remarkable mural by artist Marissa Luca that is deceptively simple. At first glance it seems to be just a cartoon rendering of the DTLA skyline, however it is it a rather ingenious compression of several key buildings. It you have a close personal friend under 3 ½ feet, chances are they would be happy to check this out with you.

From all the early reports, Redbird has hit it out of the park with the winning combination of an elegant and interesting space, innovative menu and warm, professional service. Frankly it would be a surprise if it wasn’t a standout. Combine a previously sacred space steeped in local history with culinary heavy hitters Neal Fraser, Amy Knoll Fraser and Bill Chait and you are off to a serious start.. The restaurant occupies the former rectory building and courtyard garden of the Cathedral of Saint Vibiana a beautiful space on its own, now reinterpreted as a lounge. 24 seat bar and dining area. The name Redbird is a term for papal cardinals vestments. Opened currently for dinner only, Tuesday through Sunday nights, lunch menus are now being developed.

The DTLA pizza range wars are heating up. The newest contender, 800 Degrees Pizzeria had landed squarely in the financial district at Flower and Wilshire to serve the surging lunchtime and dinner crowd. For the uninitiated, 800 degrees uses handmade dough, assembles fresh ingredients on said dough and then bakes it for 90 seconds at, you guessed it, 800 degrees. Brothers Kieran and Chad Roberts have created a bright, attractive space offering a comprehensive selection of cold pressed juices and your choice of beef, chicken, or veggie Jamaican Patties. (Essentially the Jamaican cousin to the empanada) They hit it early, opening at 8 a.m. Monday – Friday, (9a.m. Saturday and 10a.m. on Sundays.) A DESIGNING LOOK AT THE

LA ATHLETIC CLUB Recently I joined interior designers, Cathi Marcoly and Mary Alice Slattery from CM In The City as they toured the Los Angeles Athletic Club. Located at Olive and 7th in the Historic Core, this members only club has been a mainstay in DTLA since it’s doors opened in 1880. In addition to being a complete athletic club that would satisfy any athlete the Los Angeles Athletic Club is also a boutique hotel and residence filled with great amenities, not the least of which is the stunning 2-story indoor pool. The iconic glass dome ceiling showcases a beautiful art deco chandelier. There is a running track, which stretches all the way around the second level of the pool enclosure. The entire space is as stunning in the daytime as it is at night. Cathi‘s and Mary Alice’s tour focused mostly on the common areas of the club, including spaces recently renovated by interior designer Tracy Beckmann. Cathi explained that renovating a historic building is an inspiring and complex project to undertake. As the newer target clientele is younger, a balance must be found to maintain the history, keep the current members comfortable yet bring in elements that speak to potential younger members. This design juxtaposition is demonstrated throughout the common spaces. Cathi and Mary Alice shared a few examples starting in the clubs Innovation bar. The Innovation bar and adjacent restaurant, Famous Players have an abundance of Art Deco Charm and mid-century flourishes. The Innovation is one of the oldest bars in Los Angeles and has great private rooms, which were especially popular during prohibition days. Both spaces were re-designed to maintain the club feel, but pops of color, unique side tables and a few fun accessories bring it current. As in most bars, there is the need for a large television. Mary

Alice spoke about the smart choice to frame out the television. She added, “By building a custom frame around the television you are able to have a massive television without having it take away from the grandeur or the space.” The large back wall in the bar is painted in blackboard paint and a collection of antique tennis rackets is displayed on it. In addition to the rackets displayed, there are two schematics for building a rackets. Cathi shared that this is a perfect example of how collections gathered and displayed together can make a great design impact. Cathi and Mary Alice were impressed with the simple yet perfect choices made in the renovation of the business center. The redesign is a perfect example of modernizing a space while keeping a nod to the past. And what a past it is….. The Los Angeles Athletic Club has a storied history, from bringing the Olympics to Los Angeles and providing a place for generations of our local athletes to train and so much more. Athletics is the foundation of the Los Athletic Athletic Club and the public athletic spaces, famous trophies and historic photographs throughout the building demonstrate this. Being the home of the top college basketball award in the country is a good indication of the expert basketball facilities you could expect at the LA Athletic Club. The public restrooms were recently redone and the locker rooms are in progress. Here are a few looks at the beautiful ladies rooms on the main floor. Cathi and Mary Alice loved the final results of this renovation. Cathi shared that the use of marble tile is not only beautiful but helps to maintain a historic look. Using a monochromatic color scheme, in this case white and gray, and adding classically designed hardware and fixtures makes for a timeless look that will appeal to all. Both Cathi and Mary Alice were impressed with the choices made to make this space truly a rest”ful” room.

The Los Angeles Athletic Club is a great slice of DTLA life. The boutique hotel rooms are well appointed and beautifully designed. You can view some photos on their website. This is a great place for hosting out of town guests or booking your own close to home get-a-way. Our tour ended in the bar where we enjoyed fabulous manhattans. We all found the space comfortable and inviting and felt that if it were quiet enough we would be able to hear the walls talk. “727 South Spring”, is only a block and a half away from the old ‘Delson”. It was previously Edgar Varela’s and DrkRm Gallery’s space – many will remember the popular Ansel Adams exhibit. NewFilmmakers LA is in the Valentine’s Spirit With Love Themed Films In the name of love on February 7th, 2015, NewFilmmakers Los Angeles (NFMLA) celebrates Valentine’s Day during its monthly film festival at the AT&T center in Downtown LA. To kick-off the event, there will be a pre-reception and to top-off the night, in the filmmaker lounge, there will be an after party with a full bar and appetizers. ‘Tis the season for Award ceremonies. Amongst the celebrated feature films, one can find a pattern: the presence of love. “Boyhood” shed light on motherly love and the dynamics of sibling relationships, while “American Sniper” concentrates on brotherly love and patriotism. The love for pursuing a passion despite the challenges was portrayed through “Birdman.” And the ultimate love story of the season, “The Theory of Everything” where, at a personal and professional level—emotionally, mentally, and physically—love stands up to a physically debilitating disease and ultimately triumphs. Love is often at the foundation of many stories, something NewFilmmakers LA film festival brings to the forefront in its upcoming film festival on February 7th, 2015. The screening features twelve short films revolving around three categories: Love and Laughter, Love and Consequence, and Love and Loss. The Skinny on Canine Diabetes


WHAT? Diabetes mellitus is caused by a lack of insulin. Insulin is the vehicle that “drives” glucose into the cells of the body. Without insulin the cells of the body will starve even if there is plenty of glucose (energy) in the bloodstream. WHY?

Know how to watch for signs of hypoglycemia. Weakness, tremors, twitching, collapse and seizures are signs that may indicate low blood sugar levels. Diabetes mellitus in dogs is similar to type 1 diabetes in humans - both are associated with a genetic predisposition or an autoimmune inflammation of the pancreas, the organ that produces insulin. Dogs usually do not show signs of their illness until their pancreas is totally unable to produce insulin. TREATMENT? Most dogs are treated with twice daily injections of insulin for life. Diet is another important part of maintenance. A low-carb, low-fat, high-fiber diet is important to help control glucose levels. MONITORING? Regular veterinary monitoring is extremely important. Insulin requirements may change over time even if a dog has been on the same dose of insulin for years. We recommend check-ups with blood and urine tests every 6 months. It is also vital for owners to keep a close eye on the pet’s thirst, urination and weight - these are important signs that help reflect how well controlled the diabetes is at home. OTHER PROBLEMS? Diabetics have reduced immune defenses which predisposes them to secondary infections like bladder and skin infections. The pancreas is prone to inflammation, which can cause gastrointestinal upset and can make regulation of the sugar levels difficult. SPECIAL CARE AT HOME? Water, water, water. Make sure there is plenty of it. Make sure to note if it’s suddenly disappearing. Diabetics are predisposed to dehydration and just because the pet may be drinking more doesn’t mean that they are well hydrated. In fact, pets who are drinking more water than normal are usually dehydrated. Their thirst increases because something about their bodies does not allow them to utilize all the water that they are drinking. So they are never satiated - and they just keep drinking. So keep your eye on the thirst. Ideally meal times and insulin injection times are consistent.

Friends & Animals - True Love is more than Fur Deep Our human instinct to love, be loved, to nurture, to belong to group, to bond with another being-- all needs quite often fulfilled by our animal companions who offer their loyalty, protection, and emotional support. For some of us, our longest relationships (excluding family of course!) are those we have had with our pets. They have endured all of life’s ups and downs with us, faithfully by our side. In my own personal experience, my longest current relationship is at nineteen years and counting-- Not many other people can say they know me as well as my cat! With animal companions there are no break ups, no fighting, disappointments, heartache- it’s a true friend until the very end. For some, pets are best friends forever, a sidekick, a wingman, a lil’ homie... For others, pets are family members, more like children to childless people and couples, or an empty nest-filler for attentive parents. Either way you dissect it, our pets are the objects of our affections (and sometimes obsessions), as they enhance our lives in so many ways. True love? A Bond with Benefits A growing field of research routinely points to the positive effects of the human animal bond, with mounting evidence and case studies citing improvements in the health of people, contributing to our wellbeing, and impacting our physical, emotional, and social needs. All types of therapeutic outcomes from treating autism and kids with disabilities, to support for the elderly and victims of abuse, to treating veterans with PTSD, and including reducing your own stress. Wouldn’t you agree that your pets do improve your mood? Studies have shown that a loved pet can exert a calming influence on blood pressure and heart rate when the owner is performing standard tasks designed to induce mental and physical stress (University of Buffalo). Although being a pet caregiver isn’t for everyone with the added expense and responsibilities that comes with pet care, for most people, the benefits of having a pet outweigh the drawbacks. Dogs and cats can reduce stress in your life and bring you support when times get tough…personally, I believe petting to the best remedy for a bad day and have no shortage of takers in our household. Retailers everywhere are poised to capitalize on the next big holiday frenzy-Valentines Day-February 14. The holiday of love, lovers, couples, weddings, marital bliss, companionship, friendship and our eternal quest to be loved, accepted and romanticized, our need for approval, our quest for the holy grail of life-LOVE. No place on earth says LOVE more than the Hawaiian Islands. With their cascading waterfalls over porous lava rocks into natural pools fit for swimming lovers, Hawaii is the capital of LOVE. We have all seen the images of the physically attractive young couple under the Hawaiian waterfall. He, with a tanned, chiseled muscular physique, she the personification of the nubile Goddess, wet hair drenched by the waterfall, flawless skin, perfectly shaped melon-esque breasts almost covered by an island print bikini top. He, holding her in his arms, she looking longingly into his eyes… the Ad industry’s’ idea of love, romance and the happiness utopia. What registers in our brains as we see this carefully crafted image, is that somehow our lives have not measured up to this fabrication of the LOVE“ ideal”. This is especially impactful if you live in Los Angeles, where Hollywood’s idea of romance permeates society at every turn.

On January 29th, 2015 I attended an event in Downtown Los Angeles along with national and local government officials, non-profit and philanthropic organizations and the local business community came together to pledge to end veteran homelessness in Los Angeles County by the end of 2015. At a press conference hosted by Home For Good, an initiative by United Way of Greater Los Angeles and The Los Angeles Chamber of Commerce to end veteran homelessness in 2015 and chronic homelessness in 2016, the joint task force unveiled a detailed Action Plan to meet its collective goals. I am proud to be on the the Home For Good Business Leaders Task Force. Since its launch in 2010, Home For Good partners throughout the region have housed over 12,000 veterans, with a current rate of 438 veterans housed each month. To achieve the goal of eradicating veteran homelessness by the end of the calendar year, the community must house 538 veterans per month. Los Angeles Mayor Eric Garcetti; County Supervisors Sheila Kuehl, Mark Ridley Thomas and Hilda Solis; and leaders in the non-profit, philanthropic, and business sectors were in attendance to publicly renew their commitment to the goals set forth by Home For Good, including ending veteran homelessness by the end of 2015, chronic homelessness by the end of 2016, and ultimately all homelessness in the region. Secretary of U.S. Department of Veteran’s Affairs, Robert McDonald, was the keynote speaker at the event, which took place at The Rosslyn Hotel in DTLA, a SRO Housing Corporation, a permanent supportive housing facility for formerly homeless veterans. “We need to welcome home our veterans with much more than a smile and a hug, but with a life,” said Los Angeles Mayor Eric Garcetti. There are 39,500 homeless men and women in Los Angeles County, of which 4,618 are homeless veterans. To bring about solutions to end veteran and chronic homelessness, the Home For Good Action Plan zeroes in on four core drivers to end veteran and chronic homelessness: sufficient resources, efficient service delivery, excellence in quality and strong public and political will. “Every region in Los Angeles County is impacted by veteran homelessness, and it will require a strong and collective effort to eradicate the issue and house our homeless veterans still living on the streets,” said Elise Buik, President and CEO, United Way of Greater Los Angeles. “We are grateful to receive renewed support today from our federal partners, local officials, non-profit organizations and the business community, and believe this cross collaboration is what is required for us to be successful. I’m confident that with this group effort, renewed focus and expansion of the proven Coordinated Entry System, we will eradicate veteran homelessness in Los Angeles County in 2015.” “If we end veteran homelessness in L.A. County and across the country, imagine what else we can do,” said Robert McDonald, Secretary of the U.S. Department of Veteran’s Affairs.
