FROM THE EDITOR It is my pleasure to welcome you to the first issue of DTLA LIFE. Back in the year 2000 when our company ULTIMATE LIFE LIVING was born, we collectively realized that Downtown LA living meant more than just Real Estate sales. It was our intention and our duty to inform those Angelenos who were interested in repopulating our city center of what was happening right under their feet in an old bank vault, over their heads on a neighboring rooftop or about to pop up in an old rusty theatre that had sat empty for 35 years withering away. DTLA LIFE has now surpassed a simple newsletter update and I am continually impressed as I watch history repeat itself and our city come alive. Art, Music, Technology, Theatre, Food, Life, Style is happening all around us and DTLA LIFE will be your go to e-magazine for the latest news in Downtown LA. We invite you not only to read about your favorite new venue, retail store or loft property, but to write about it and send your articles to our offices. This magazine is not only for you to enjoy, but to participate in with your views, ideas and information. REAL ESTATE Seasonal Home Buying in DTLA ! Oh, to have a crystal ball…

It is an interesting time in real estate and that within itself is a great understatement. While traditionally, home buyers and sellers have considered the winter a slow season for sellers, the continued growth in DTLA as well as increased access to real time information have made this time of year as busy as most others.

DTLA has always been a real estate island. Think back just 15 years ago when the major foot traffic in DTLA was paid for time by the hour. Things have changed and we are in one of the hottest real estate markets in the country. Brand new hotels are being built and opening to support the tourist and convention trade, national retail brands go head to head with trendy pop-ups to lease the retail spaces on Broadway, new restaurants and super cool venues open weekly while the population soars and the limited availability of both rentals and condos tightens.

Downtowner’s will agree that we follow the beat of our own drummer no matter what the topic, but it is hard to move from the facts. Prospective homebuyers locked out of the spring and summer seasonal markets are still concerned with inventory as their biggest challenge, although they still prefer to believe the winter is a good time to buy because sellers are more motivated to sell and more willing to negotiate, or are they?

LA LOFTS Realty has been in the DTLA real estate game long enough to see it all. Our post apocalyptic (real estate market, that is) sellers have seen profits into the hundreds of thousands of dollars. This has created a listing frenzy, but sellers are still feeling empowered as they watch their neighbors sell quickly and for a maximum return. Imagine purchasing a home in 2010 for $150,000 and selling it less than 3 years for 2 to 3 times that amount. I would love to know somewhere else where you can see that kind of return on investment?

According to a survey of more than 1,300 visitors to realtor.com conducted from November 7th, 2013 to the November 16th, 2013, 45% percent of buyers in the market said there’s not enough inventory in their price range. The survey also found that a surprising number (19%) of prospective homebuyers are planning to do all cash deals. This does not make it easy for the rest of us. Unless you have been squirreling savings away in preparation for this market conundrum your chances to win against all cash buyer bids can be difficult. The reasons most often cited for selling a home in winter were seller desperation! Where oh where have those days gone? Sellers are feeling confident and buyers are working hard to find their perfect deal.

“This summer and spring home-buying season was particularly challenging for buyers, especially first-time homebuyers trying to compete with all-cash offers and bidding wars because of reduced inventory,” said Alison Schwartz, vice president of corporate communications at realtor.com, in a statement, “In fact, a quarter of the winter home-buyers revealed they are in the market now because they were unable to find a home during this last home-buying season.”


Housing analysts generally consider a six month supply of existing homes for sale as an even matchup of supply and demand. Anything less can indicate that demand has outstripped supply. While we are seeing more and more sellers come to market as prices increase the population growth in DTLA still keeps the market hot. However, there are more facts to further confuse those coming to market on either the buyer or seller side, let’s think about for a moment, cause and effect.

The National Association of Realtors’ (NAR) Chief Economist Lawrence Yun recently forecasted that 2014 sales of existing homes will be flat due to factors including declining affordability, limited inventory and tight mortgage lending standards. Yun expects inventory shortages will continue into the spring buying season, which could keep a lid on sales. NAR is forecasting that when all the numbers are in, 2013 sales of existing homes will finish up 10% percent from last year, at 5.13 million. What! Home sales will flatten? I just told you a myriad of reasons why you should stay away from buying this winter, or did I? Flatter sales expected due to the loss of some buyers to the market can mean an opening for you. Have you considered buying a new home? If so, have you ever deduced your “buying power” by having a FREE pre-qualification determined with a bank or mortgage broker? Prices may be higher and inventory tighter but a market still exists in our ever growing DTLA community is not out of reach and a great investment. So, here you are without a crystal ball and “seasonal buying” potentially behind us, my suggestion to both buyers and sellers this winter is…

Ace Hotel Downtown Los Angeles opens in the historic United Artists building and theater – a Broadway landmark built in 1927. The theater was the flagship for United Artist’s, the maverick film studio founded by Mary Pickford, Charlie Chaplin, Douglas Fairbanks and D.W. Griffith. Ace Hotel will be reactivating a 1,600-seat performance space in the Spanish Gothic, original marquis theater of United Artists, which will also house a screening room. For the hotel and theater’s interiors, Los Angeles-based design collective Commune worked in concert with Atelier Ace on the design of public spaces and guest rooms that reflect the rich architectural heritage of its surroundings. "Ace Hotel Downtown Los Angeles marks our second opening in California,” remarked Alex Calderwood, Co-founder of Ace Hotel Group. “Restoring this landmark is the kind of project we dream of and we’re proud to be a part of the ongoing revitalization of Downtown Los Angeles.” Ace Hotel currently has 4 locations in the United States: Seattle, Washington, Portland, Oregon, Palm Springs, California and New York, New York. Downtown Los Angeles is about to change and 2014 will be a turning point. After several years of great bars, coffee shops and restaurants openings, now we are seeing a revolution in retail. ACNE STUDIOS Acne Studios now open at the Eastern Columbia Building in Downtown LA the largest store to date, situated in an iconic Art Deco building in the bursting Downtown area and containing a café and a giant mushroom, marks the landing of Acne Studios in Los Angeles. The turquoise and golden clad Eastern Columbia Building was designed by Claud Beelman in 1930 and is located on South Broadway in the old theatre district of Downtown Los Angeles. It is widely considered the greatest surviving example of Art Deco architecture in the city. The Acne Studios corner location occupies over 5,000 square feet on the ground level and will carry men’s and women’s ready-to-wear and denim as well as bags, accessories and footwear. The store also includes ilcaffè – Acne Studios Creative Director Jonny Johansson’s favorite coffee shop in his hometown of Stockholm.

“It wasn’t our original intention to open in this part of Los Angeles, but we fell in love with the Eastern Columbia Building as well as the opportunity to do something beyond a flagship store. We feel that there is something vibrant and interesting going on in Downtown L.A., and we are excited to become a part of this transformation”, says Mikael Schiller, Acne Studios Chairman. The Eastern Columbia Building store is the latest example of the new Acne Studios store design concept, with its pink terrazzo flooring and contrasting clear blue carpets, perforated aluminium structures and Acne Studios designed furniture. The store also features “Giant triple mushroom” – an installation by Belgian artist Carsten Höller who resides in Sweden and is a friend of the brand – and a dedicated area for private shopping appointments.

THE BLOC

Los Angeles-based developer The Ratkovich Company, in partnership with National Real Estate Advisors and Blue Vista Capital Management, announced today the purchase of Macy’s Plaza in Downtown Los Angeles. Comprised of 1.8 million square feet of retail, office and hospitality space, Macy’s Plaza inhabits the full city block bounded by 7th, 8th, Hope and Flower Streets. After undergoing a $160 million renovation, the existing structures and plaza will be renamed The Bloc. Construction is expected to begin in the first quarter of 2014 and is anticipated to be completed by the third quarter of 2015.

Central to the revitalization of the historic 7th Street retail corridor, The Bloc will be the largest single asset mixed-use property in the city of Los Angeles. Anchored by Macy’s, more than 400,000 square feet of outdoor retail space will provide a curated experience of local boutiques, artisans, premier retailers and restaurants. The 700,000-square-foot luxury office tower and 485-room Sheraton Hotel will be completely renovated to become a premium shopping, dining, business and leisure destination.

The Bloc will be LEED (Leadership in Energy and Environmental Design) certified and will be the first Delos WELL Building Project in Los Angeles. The WELL Building Standard outlines an aggressive and achievable guideline for limiting pollutants, toxins and other environmental conditions that pose immediate and long-term threats to public health.

The Bloc is the latest project in the evolution of Downtown Los Angeles, which will create a positive economic impact for the public. “It’s great to see that The Ratkovich Company will be spearheading significant improvements for the Macy’s in Downtown. They are a champion for great development and understand what we’re trying to do to continue the revitalization of Downtown,” said Councilman José Huizar, District 14, Los Angeles. “Seventh & Flower is one of the most active intersections in the city – a key passageway for residents, workers and tourists. In a few more years, this will also be a hub for the Downtown LA Streetcar that will help connect this area to the many other destinations in Downtown. The design team working on The Bloc has been led by Johnson Fain, known worldwide for its award-winning work in commercial, residential, institutional and hospitality properties. The retail is being designed by Studio 111 and McCartan is spearheading the interior design of the Sheraton Hotel. EPT Design is responsible for all landscape and streetscape design and Selbert Perkins Design is the signage designer. CB Richard Ellis (CBRE) brokers Jeff Pion, Deron White and John Zanetos are representing The Ratkovich Company on the office tenant side; Scott Kaplan, Richard Rizika, Erik Westedt, Mitchell Hernandez and Katherine Wilson are representing the retail tenant side. Dick Schnell of Colliers International represented the buyer in the acquisition.

OUTFITTERS Urban Outfitters relights the Historic Rialto Theater Marquee located at 810 S Broadway, the two-story Urban Outfitters Rialto Theater serves a pertinent role in revitalizing Downtown Los Angeles. Since it announced it would be coming to Broadway, the community has eagerly watched the progression of the renovation. “The Rialto movie palace building still has incredible character you can feel the history when you are there. NIGHTLIFE The Must Is Back Our popular tavern and gathering place that closed in 2010, is back in a new downtown Los Angeles location. Soft opened since the first week of December, the former beer and wine establishment returns to the Historic Core, where it abruptly lost its lease following a two-year run. It is everything its loyal and long-waiting patrons enjoyed in the first location and more. “People have been anticipating our comeback,” said Coly Den Haan, sommelier and co-owner.“ Our neighborhood and our patrons have been extremely supportive.”

Named after the juice created by the first pressing of grapes during the winemaking process, the Must will keep wine at its core but boast an expanded bar with liquor and signature beer- and wine-themed cocktails, plus a revamped menu. It will be significantly larger, with a patio, an outdoor bar on the ground floor, and a private wine cellar tasting room in the basement”.

Co-owner Rachel Thomas says that despite its expansion, the Must will retain its warm, casual ambiance. For example, guests will be able to grab a drink or bite to the sounds of deejays spinning music on various nights. Thomas describes the space as “design-oriented and cozy” and says its old world meets new world atmosphere will appeal to patrons whether they walk in wearing heels or flip-flops. “The Must will be inclusive,” said Thomas. “We want people to feel comfortable trying new things. There’s no attitude. You can sit wherever you want, and you don’t have to order food. If you want to spend $6 on a glass of wine, you can. If you want to spend $20 on a glass of wine, you can.”

While the Must will bill itself as an establishment without a theme, Den Haan and Thomas have planned special events to entertain patrons throughout the week. Sunday night is game night, with Jenga, Connect Four and other favorites. Magic Mondays will feature supper and magicians. And a monthly event called Dinner in the Dark will offer diners a guided four- or five-course meal with food and wine or beer pairings to enjoy while they are blindfolded.

Soon after they’re opening with happy and dinner hours the restaurant will also offer weekday lunch and weekend brunch. The Must will bring back original restaurant favorites like the Fluffernutter (a sandwich of grilled brioche, almond peanut butter and marshmallows with chocolate dipping sauce), Your Mama’s Chicken (pan-roasted poultry with cornmeal mush), soy Hamburger Helper, and a create-your-own grilled-cheese sandwich.

The new chef, Drew Coleman, who shares the owners’ influences of “southern comfort” American”, is also bringing in new dishes including Carnitas Shepherd’s Pie, Hush Puppies, Biscuits with Red Eyed Gravy and a number of vegetarian and vegan options like the Beet Loaf.

Downtown residents and ourselves cannot wait to try the new/old dishes under the new roof. Our favorite neighborhood hangout is back with the smile of Coly and Rachel bringing us a MUST for Downtown Los Angeles.

Artist Rina Bar-Zohar’s work is both beautiful and thought provoking. Her most recent "Under the Wrap" series is an examination of both ancient and contemporary cultures' ambivalent relationship with the nude female form. Bar-Zohar's women are wrapped with gauze-like materials, which are both alluring and alarming as they range from sensual drapings, revealing the naked beauty underneath, to protective layers through which the women shield their sensuality and vulnerability. Either way, the nude figure appears too powerful to be experienced in its purest form. Illustrated in glorious Mische Technique, Bar-Zohar’s rich yet transparent nudes stretch the very essence of light, as if they were lit from within.

Bar Zohar’s ladies represent the 'eternal essence, beauty and power of woman', free of time and place and culture. Of equal thematic importance is the cycle of life: her women are born, experience transformation and ultimately disintegrate to become part of the greater whole. Her painting "Veil in the Wind" unravels the fabric around a non-existent lady - she has de-materialized. All that is left is the wrapping, in the process of falling and being carried off by the wind.

The 2014 International CES opened this year as a record breaking show with more than 3,200 exhibitors across the largest show floor in history – more than two million net square feet of exhibit space – breaking last year’s previously set record of 1.92 million net square feet. Innovation and the promise and power of technology drove this year’s pre-show press events that kicked off with CES Unveiled LAS VEGAS on Sunday night with 99 tabletop displays where exhibitors provided a sneak preview of their show floor product launches. Dropbox: Dropbox is a free app that allows you to bring all your photos, documents, and videos to one offline storage place. Your uploads are always safe with Dropbox because they secure your files with a 256-bit AES encryption as well as a two-step verification system.
