L

et’s face it: Winter gets a bad rap, the season of our discontent and all that. Baudelaire had many an unkind thing to say about it—its limping days, its ennui, its “sour fruit of incurious gloom.” We don’t often think of winter as the time of reinvention and reuse but rather as a domestic penance of snow shoveling and wood piling; as Sinclair Lewis once said, “Winter is not a season; it’s an occupation.” It’s the period of hibernation, of deciduous trees gone bare to store their energy through the long months, fields lying fallow, the Hudson Valley and Catskills resting beneath blankets of snow. And of snowplows and blowers and salted roads. This is the dawn of Yin in ancient Chinese medicine: dark, slow, cold, inwardfacing energy. It’s the time to retreat and contemplate. Even Baudelaire, was inspired by its challenges, finding beauty enough among the barren trees and blankets of snow—or suffering enough because of those things—to write about it. We think the critics of winter have it all wrong. Winter is, in fact, a time of reinvention and inspiration. So for our Winter 2014 issue we’ve meditated on the homes and businesses that have been reborn, in a way: reused and recycled to craft a new vision or experience. Of the three Rs—reduce, reuse, recycle—most of us focus on recycling. We scrub our plastic yogurt containers clean and place them in bins. Then they’re carted off to a plant that might turn them into the next generation of yogurt containers (or they might be reborn as fleece). Recycled materials are common in homebuilding these days, from construction panels crafted from rice and maize to decking made of old plastic bags and bubble wrap. Recycling converts the material—sometimes turning it into something else— for a new purpose. But what of the second R? Salvaged materials are in fashion, too—everything from pavers to cabinet castoffs. They require no real reinvention, no boiling down to their original parts to be transformed into something else; all you need to do with them is to slot them into a new spot, perhaps to adjust their function. And reuse, of course, inherently promotes reducing, the first, easiest, and perhaps most important R. The stories we bring you have salvaged materials, new uses for old land, and unexpected results from expert rearrangement. In one home, a designer transforms the space primarily by arranging and displaying the owner’s furnishings and artworks in brand new ways, making connections the owner had never thought of (“Working for the Weekend,” page 18). In another, an 18th-century farmhouse is expanded and modernized, but keeps many of its original elements intact; the master woodworker who owns the home lovingly handsanded the hewn beams himself. When he couldn’t salvage the wood flooring, he spent hours making the new wood look old, oiling and polishing until it had the same worn beauty as all the reused materials in the house (“Rekindled,” page 31). We also feature a story about a nonprofit that connects fledgling farmers to landowners; this group helps the land find new purpose—fallow fields reused (“Link in the Food Chain,” page 12).

Wood, of course, is a natural contender for reuse, and in this issue we see it at work in many ways. In a luxurious log “cabin” (it has eight bedrooms, so perhaps cabin isn’t quite the right word), huge timbers make this capacious home seem cozy (“Wonders of Wood,” page 39). We take on woodstoves—not the old fashioned cast iron models that have remained the same for centuries, but a new crop of high-modern stoves, at home in any mid-century modern pad, as well as energy efficient (“Burning Bright,” page 25). You may be readying yourself for winter, retrieving those old mittens and hats from the basement, stocking up on ice melt, and changing the batteries in your flashlights in case of major storms. But don’t forget the promise of the season, in all its offerings, from cross-country skiing to the chance to ponder the state of your own home. Perhaps you, too, will find the inspiration to reinvent your home this season. Remember, of course, that without winter, spring and summer would be much less sweet. Best,

Shake Up Sawkille. The Rhinebeck-based furniture company Sawkille makes tables, seating,

beds, and lamps, but these are works of art, not places to park your butt or your belongings. Owner Jonah Meyer says he sees himself as “a sculptor who happens to be running a woodshop.” His partner and fellow designer is Tara De Lisio. The aesthetic is “farmhouse modern,” meant to evoke the heritage of the Hudson Valley, including Shaker furniture, but updated and stylized. The company can customize most pieces, for individual buyers or for architects and designers working with clients. Rhinebeck design author Ballinger and her colleagues, fellow journalist Crane and award-winning designer Gilmer, provide solid advice about selecting and working with design professionals, choosing a layout that works with your lifestyle, and meeting specific design challenges in aesthetically pleasing and functional ways. Are there space limitations? Green energy considerations? Allergy or accessibility issues? Here are solutions, with photos of dozens of kitchens that make you want to move in and start cooking.

Functional Forms Materia Designs. Materia Designs aims to “blur the lines between art, design,

utility, work, and life.” To do this, owners Megan Sommerville and Matt Ensner use their backgrounds in fields from choreography to landscape design as inspiration for their lighting, furniture, home accessories, and, increasingly, residential and commercial interior design projects. Their Tibialis lamp, for instance, is an interpretation of a tripod lamp, crafted of American hardwoods with either brass or nickel hardware; it’s meant to evoke a surveyor’s tool. Historic House Tours During The Holidays

T

he Hudson Valley’s historic homes are getting dressed-up for the holidays. Arresting to look at the rest of the year simply by way of architecture and location, in the holiday season they are strewn with dazzling lights and host events that allow visitors to experience the homes and grounds in new ways, from treasure hunts to food-and-wine parings. Below is a list of historic homes in the Hudson Valley that open their doors to the public to celebrate the holiday season. DECEMBER 5-6, 12-13, 19-20

A Dazzling Celebration of the Season Boscobel, Garrison Spectators can walk the candlelit paths of Boscobel, decorated with thousands of lights. The celebration continues throughout December, offering different events each night, including ice carving, magic, music, and an appearance by Mr. and Mrs. Santa Claus. F

arming is big business in the Hudson Valley and Catskills. There are over 2,000 farms and 400,000 acres of farmland in the Catskill Mountains alone, reportedly earning $300-$400 million annually. Agriculture is the economic backbone of upstate New York, whether for small organic farmers hocking their eggplants at farmers’ markets or larger operations wholesaling to New York City restaurants. But that doesn’t mean that keeping the agricultural industry alive upstate isn’t a rough row to hoe (so to speak). According to American Farmland Trust, a farmland conservation organization, almost a third of Hudson Valley farms are run by farmers over the age of 65, many of them without descendants willing or able to take over the family business. For those members of the younger generations who do want to venture into the farm fields, a number of challenges face them, from access to land and capital, to equipment, education and labor. Finally, development pressures continue to make farmland appetizing to real estate eyes. “You have this demand for high-quality, fresh, naturally grown food from local and regional markets, as well as downstate markets in New York City,” says Beth Forster, Farm to Market Manager at the Walton, NY-based Watershed Agricultural Council, which assists farm and forest land owners to help protect the New York City watershed. “It creates an economic opportunity, but to meet that demand that we need farms and we need farmers.” That’s why, in 2010, the Council got a grant from Farmhearts, an organization that is “committed to lending a hand to the hands that feed us,” according to their mission statement, to create Catskills FarmLink. It’s a kind of dating service for farmers looking for land and landowners looking for someone to 12

farm their properties. Landowners can advertise their property in the site’s Land Listings section, where those interested in farming shop around. The math is pretty simple. “There are so many dairy farms that are aging and may or may not have someone in the family who wants to take over,” says Forster. “And we have a lot of second homeowners who can get a tax break if their land is farmed.” Meanwhile, there’s a modern back-to-the-land movement among Milennials and Generation X: They have the will, but not the land. FarmLink’s mission is to “promote the Catskills as a great place to operate a small, diversified farm,” according to their website, which entails a multifaceted approach. They don’t just connect farmers to land; they support them by way of sharing resources. On the site are farming guides, with educational documents about soil and climate considerations, financing, and farm infrastructure. Catskills Farmlink aggregates and shares business plans and grant opportunities. There are guides for landowners on leasing issues and sustainability. At the time of this writing, there were around 50 land listings on the site, in all seven counties that touch the watershed itself: Delaware, Greene, Ostego, Schoharie, Sullivan and Ulster, representing hundreds, if not thousands, of available acres. But availability doesn’t equal ease of access, which is why linking tenants to landowners is so important. “If we’re talking about somebody who doesn’t have any credit, is only a few years out of college, isn’t established in any sense, then a mortgage is out of the question,” says Eleanor Blakeslee, a farmer herself who administers the FarmLink website. “FarmLink is set up so they can lease land or come up with creative arrangements for accessing land.” Blakeslee also suggests that newbies use the site to find a farm to work on before venturing out of their own.

Nonprofit groups connect farmers to land and support them by way of sharing resources. Catskills FarmLink isn’t the only upstate group trying to preserve farmland and attract a new generation of growers. A site with a similar mission, Hudson Valley Farm Finder, helps farmers and farm-owners find each other in other parts of the Valley, like Orange, Albany and Washington Counties. Catskills CRAFT (Collaborative Regional Alliance for Farmer Training) works with Farmhearts, Pure Catskills (a “buy local” campaign and resource guide), and the Watershed Agricultural Council to prepare new farmers for the industry, providing knowledge that gets lost when children don’t take over the farm from their parents. Catskills FarmLink’s impact is modest, but growing. There have been two official links so far. Tuff-a-Nuff Farm in Walton found 500 acres of land through Catskills FarmLink, and 10 acres of fallow land with its own farm stand in the Ulster County hamlet of Mount Tremper was rented through the Catskills FarmLink Land Listings page. Forster says there is e-mail every week from folks who are already farmers in spirit, if not in practice. They ask her things like if the land is still available, if she can connect them with the owners, how the quality of the soil is and if there’s a barn or a living post. What they get in response is often a list of questions themselves. “Because there are so many factors that go into successful farming, you really have to ask them what kind of farming they plan to do. Some land is more suitable for livestock; some is better suited for growing things.” Perhaps most importantly, FarmLink asks potential farmers about their marketing channel—how are they planning to sell what they grow or raise. Farmers’ markets? Wholesale to the city? Their own farm stand? “We ask what they want to grow and how they want to sell it,” Forster says, “and that can help you understand if a piece of land is right.”

Athens

Out of the Spotlight By Brian PJ Cronin

S

ome spots along the Hudson River are simply more idyllic than others. The bend in the river where the Village of Athens sits is one such spot. It lies across the river from trendy Hudson, and the fact that no train stops here shields the village of 1,700. Its preserved 19thcentury street plan is stocked full of historic houses, with access to the river just steps away. Native Americans first settled in the area more than 10,000 years ago. European settlers purchased the land in 1665, and by 1778 horse-powered ferries were shuttling passengers across the river to the City of Hudson. The fortunes of Hudson and Athens have always been linked; as the former grew into a bustling whaling port, Athens flourished by building ships and bricks. But the in 1935 opening of the Rip Van Winkle Bridge, spanning the river just a few miles to the south, eliminated the need for the famous ferries and shipyards that had put the village on the map 150 years prior. Like many Hudson River towns, Athens declined in the wake of the highways, bridges, and suburbs of the mid-20th century. But, unlike others, no urban renewal campaign forced the knocking down of neighborhoods. As a result, the layout of Athens remains remarkably similar to that of its glory days in the 1800s, and this explains why the village boasts two historic

districts containing over 300 landmarked houses. Second Empires, Queen Annes, Federals, and Greek Revivals proliferate in the village’s three-and-ahalf square miles. There are many vacant storefronts in the intact downtown, but there are also some new businesses sprouting up and giving Athens the air of a town slowly ripening, ready to be rediscovered. THE SCENE While Athens attracts weekenders, second-homeowners, and expats from New York City (and rapidly gentrifying Hudson), Athens is a real small town, buoyed by families that have lived there for generations. The crime rate is literally almost zero, and the poverty rate is a relatively low 7.6 percent. Like many Hudson Valley towns, it’s also not particularly diverse; the population is 93 percent white. The public schools, of which there are few, don’t have a stellar reputation, though they fare better than some. There is plenty for the outdoorsy type: the historic Hudson-Athens lighthouse; the Middle Ground Flats in the middle of the Hudson, accessible only by boat. Back on land, the Athens Cultural Center provides classes, exhibits, and performances. It’s one of the few “places to go” within the village; for most

Athenians, “going out” still means “going to Hudson”—those empty storefronts really do need to be filled. The village’s dining scene, though, is quality over quantity. The Crossroads Brewing Company features their own award-winning beers and a local, seasonal pub menu. The Stewart House at the recently restored Athens Hotel features a cozy pub and outside riverside dining when the weather is hospitable. If you can’t find it at the Stewart’s gas station and convenience store in town—the village’s lone nod to the modern age—it’s a 10-minute drive down the road to the Price Chopper and Walmart in Catskill. THE MARKET Athens is renowned for its ample mix of historic architectural styles, but the condition of those houses is varied as well. Lovingly restored Queen Annes sit next to down-at-the-heel Victorian stick-style and Italianate homes. Stock is limited, so patience is a virtue. If you’ve got the stomach and time for sweat equity, this is where your dreams may come true. And since Athens remains happily untrendy (for now), expect to pay significantly less than you would across the river in Hudson. This means everything from a three-bedroom Queen Anne for under $250,000 to a restored four-bedroom stone Federalist house from 1812 for $925,000. Elementary School, (kindergarten through fourth grade). After that, students graduate to the Coxsackie-Athens Middle School and CoxsackieAthens High School, seven miles up the road in Coxsackie. Nearby private schools include Faith Christian Academy (pre-K through 12), four miles away in Stottsville, and Columbia Christian Academy (1 through 12) and Hawthorne Valley School (pre-K through 12), both 10 miles away in Ghent. Red Hook

Playing It Safe By Upstate House staff

O

ne of the most charming things about the Village of Red Hook is that it’s not overly charming. Sure, it’s got a mostly intact and walkable downtown, with close-knit Italianate and Second Empire Victorian two- and three-story buildings. And, yes, a few new businesses that maintain a patina of hipsterness have opened in recent years: There’s Get Juiced, an artisanal juice bar, and Tivoli Mercantile, which sells hand-printed sweatshirts and wooden toys. But there are some decidedly nonartisanal spots that have remained: the beloved Williams Lumber, a 3,000-square-foot hardware store in the center of town, and the historic Village Diner, an original 1920s rail car diner. An Xtramart gas station, situated at the village’s main intersection of Routes 9 and 199, keeps the town from trending toward the quaintness of Rhinebeck. The Town of Red Hook, which includes hamlets like Barrytown and Tivoli, is different from the village, though they bear the same Dutch name. Red from the fall leaves and Hook (from “hoek,” the Dutch word for peninsula) from Cruger’s Island in the Hudson. In prehighway times it benefited from being bisected by Albany Post Road, the main drag of the day, and, like many

Hudson Valley towns, had a variety of industrial activities that gave way to agricultural ones. It’s now a hotbed of dairy farming and fruit-growing. THE SCENE The dining scene in the Village of Red Hook is surprisingly robust given its size: The population 1,951 was in 2012. There is a selection of ethnic food, including Tello’s Green Farms, which serves Latin fare, and the Red Hook Curry House, as well as finer dining spots like Mercado. The town’s cafés, which have been taking root in folksy Victorian houses down the street from the gas station, are often filled with students from Bard College in nearby Annandale. Like many Hudson Valley towns, Red Hook lacks diversity; at last count, it was almost 90 percent white. Red Hook’s movie theater offers discount tickets to studio movies, while those looking for art films head over to Upstate Films in Rhinebeck or the many cinematic and cultural offerings at Bard College. It’s a family-oriented town, with community events like Winterfest, which features caroling, hay rides, and tree lighting, and Hardscrabble Day, a community street festival with offerings that range from rock music to well-stocked farm stands.

DIRECTIONS: From the Taconic, take the exit for Route 199/Red Hook, or Exit 19 from Route 87 and across the Kingston-Rhinecliff bridge. The Amtrak station is eight miles south in Rhinecliff and the Metro-North train stops in Poughkeepsie, about 35 minutes away. The Dutchess County LOOP bus travels from Poughkeepsie.

The crime rate was 92.5 in 2012, compared to the national average of 265.8; almost all of that was theft, with no murders, rapes, or arson. THE MARKET Red Hook remains a reliably affordable place. As of this writing, the average listing price for the Town of Red Hook (there was no data for just the village itself ) was around $350,000 (though that was almost $30,000 more than the week before); that includes riverfront mansions. But in the village itself, there was only one property for sale over $500,000, a $990,000 subdividable lot geared toward developers. The 12 other homes for sale (including four foreclosures) were almost all well below $300,000. It’s got a sturdy housing stock. As you head outside of town, there are more ranch houses; in town, there are the Victorians or modestly sized eyebrow cottages. The further outside the village, the more diversity of home styles, sizes, and prices. Per the website City-Data, property taxes in 2012 were fairly reasonable: $5,778 for homes with mortgages and $4,750 for those without.

Her task was a lively reorganization of the couple’s art collections and existing furniture, including the couch from Shabby Chic, dining table from Restoration Hardware, and Knoll Wassily chairs picked up from flea markets and tag sales over the years.

W

hen Jessica Musumeci and David Curcurito, creative directors at Seventeen and Esquire magazines, respectively, bought their nineyear-old modern home in Stone Ridge two years ago, much about the structure and its setting pleased them. Musumeci loved the 1,800-square-foot contemporary’s open spaces and light, and the skywalk that joined the main house to a separate artist’s studio and guest house. Curcurito, who had owned a place in High Falls and loved the local hiking and rock climbing, liked the landscape that surrounded the house, its open floor plan, and the low maintenance of a new house. But the inside needed to reflect the couple’s aesthetic, which Musumeci describes as “coordinated, yet warm and fun.” upstate HOUSE

The couple set about toning things down, shifting the Southwesternthemed colors outside to whites and earth tones. They made it a priority to get away from their hectic city work lives and crowded Upper West Side apartment, so they transformed the studio spaces into separate guest quarters, allowing friends and family to more easily visit. After a year, though, Musumeci still didn’t feel she’d gotten things right. Every way she assembled her belongings seemed wrong. She relayed her aesthetic conundrum to her stylist-friend Leanne Ford Shaffer, with whom she had worked on magazine photo shoots. Shaffer had recently revamped a schoolhouse outside Pittsburgh in a mash-up of classic rural wainscoting and pop overtones that had been featured in Country Living magazine. She has a penchant for striking juxtapositions: wicker porch furniture with 1970s leather couches and coffee tables made from old doors. “A mixed aesthetic is what makes a room feel good, even when you can’t quite pinpoint why and what that is,” Shaffer says. Shaffer suggested she and her husband come up from Pennsylvania, where their design firm, Acre Creative, is based, to work on Musumeci’s place for a weekend. Musumeci assumed the offer of such a grand favor was a joke. “Finally I said, ‘No, really, when should I be there?’” says Shaffer. The stylist/designer had a method that appealed to Musumeci: She would use the homeowners’ own items to redecorate. After that, “Jessica sent me a ton of pictures of what she had in her house and what she had in the garage,” says Shaffer. Shaffer and her husband Brad left on a Friday and were in the Hudson Valley by 2am one chilly Saturday morning last autumn. By the time the Shaffers left the next afternoon, the home was transformed, mostly with Musumeci’s own things. “She started pulling out my old drawings and playing with the pages of old books and everything started to take shape like magic,” says Musumeci. Shaffer had brought just enough odd antiques and knick knacks to augment and highlight what Musumeci already had. They made wallpaper in the guest room out of pages from an old atlas bought at a flea market. They resurrected long calligraphic study scrolls that Musumeci had made in art school to hang in another. For balance, they pared classic old leather-and-wood furniture with a wall full of graphic black-and-white art. They stacked firewood in a wall recess and fashioned cubbies in the staircase into a cozy bar. upstate HOUSE

The results are warm, more stylish than stark, highlighting the natural elements in each room. Musumeci says she immediately felt comfortable with the changes Shaffer helped her make, and comfortable with the price of well under $2,500, including paint, antiques, food, and wine. “She was brilliant in helping me figure out exactly where to place the furniture and where to hang everything so the house became more like a home,” says Musumeci. “In 36 hours, we created what I now see as something very natural and organic.”

The Evolution of the Modern Woodstove By Sam Pratt

I

n the house I grew up in, a menacingly hot woodstove was the unintended focal point of our living room. Our glazed-green Jøtul occupied its own grotto, jutting from the middle of the wall to accommodate an L-shaped flue. The Jøtul needed its very own tile patio to prevent its overheating the hardwood floors. Though this green monster gave a serious boost to our boiler during the cold months, there was no glass front that would allow us to watch the roaring flames. The chimney belched smoke into the neighborhood, and it required frequent maintenance. While the Jøtul’s looks meshed with a lowceilinged 19th-century house, tending it required the skills of a locomotive engineer melded with the courage of a lion tamer. Well, no more. With recent technological advances, most woodstove downsides have been eliminated: fewer emissions, less space, sleeker details. If you were concerned about a Franklin stove clashing with your Harvey Probber and Milo Baughman furnishings, fret not. The occupants of more contemporary, minimal Dwell-ings now have ways to stay warm that blend into a modern interior. Instead of a gigantic, ornate iron box on legs with a clunky old pipe sticking out, one can bring a Danish modern flair to the task of incinerating timber.

For her own home, interior designer Megan Oldenburger of Woodstockbased Dichotomy Interiors opted for a rectangular Large Flush Wood HybridFyre fireplace insert by FPX: a three-cubic-foot black rectangle that slides into most existing fireplaces, can handle 24-inch logs, and can be watched through a glass face. But, Oldenburger says, “For producing the most heat and being the most efficient, freestanding woodstoves are a better option.” Unlike such inserts, modern woodstoves aren’t prone to ashes blowing back into the room, and involve less constant stoking with fresh fuel. Oldenburger favors the Shaker model from Wittus for its “clean lines but still a hint of tradition,” with either a long or a short “bench” attached for sitting next to the fire or stacking supplies. This ziggurat-shaped stove sits on spindly yet sturdy legs. And unlike the old Jøtul, you can actually enjoy the fire through a square glass pane—giving the room the best of both woodstove heat and fireplace effects. For a less mannered and more minimal aesthetic, Oldenburger recommends Wittus’s Cubic line of stoves, which she says evoke “an industrial furnace.” The tallest Cubic unit evokes the enigmatic, dark monolith from 2001: A Space Odyssey, only it’s full of sparks rather than stars. Mark Mendel of Monterey Masonry in Sheffield, Massachusetts, has retrofitted the homes of what he calls “discerning clients” tired of contending with “obsolete, inefficient woodstoves from back in the day.” As the Wittus dealer for Columbia, Dutchess, Berkshire, and Litchfield Counties, he points out that older stoves are at best 40 percent efficient, “spewing out particulates that coalesce in the chimney and form creosote,” posing health concerns and requiring expensive regular cleanings. Modern woodstoves, Mendel adds, can achieve as much as 93 percent efficiency, “generating more heat from less wood”—which also means less log lugging. In any case, he says, virtually all woodstoves are more efficient than old fireplaces. Both Mendel and Olderburger agree that fireplaces often draw more warm air up the flue than they project into a room. Since Wittus units run up to $10,000 for the top-of-the-line models, Mendel recommends Morsø for those seeking similarly clean lines at a lower price point. Built from recycled cast iron, Morsø’s line starts at $999. The freestanding, cylindrical Morsø 7600 series was designed by Danish art icon Monica Ritterband. Just a little over three feet tall and about a footand-a-half wide, the 7600 series can pump out as much as 35,000 BTUs per hour, heating up to 1,200 square feet. The units can be positioned as little as one inch from the nearest wall using a top-mounted vent. For those wanting to clear even more floor space to squeeze in a second George Nelson bench or Eames lounge chair, other Morsø series models can be wall-mounted. Oldenburger recently previewed some new models featuring a turnable fire area, which allows views from all over the room. She also suggests clients consider the Rais X-Basic model for its sturdy-but-minimal look, which garnered it a Red Dot Design Award several years ago and earned it a place alongside the Nest thermostat and the Nespresso coffeemaker. Of course, not all modern options will be to everyone’s taste. A few brands trend more toward Jetsons than Philip Johnson. The stoves in Adriano Design’s Stack Stove series sit on thick wooden stools with oblong cylinders or rectangles atop them and a perforated, Connect Four-style top. The Broseley Evolution series edges toward International Style, perhaps conjuring 1990s big-screen TVs.

Rekindled JOSH RICH BREATHES NEW LIFE INTO AN 18TH-CENTURY GREEK REVIVAL HOME By Susan Piperato | Photos by Deborah Degraffenreid

s a professional housewright—an 18th-century term for a builder of wooden houses—Josh Rich pays tribute to old houses for a living. So when it came to creating a home for his own family, he paid a troubled Colonial-era house the highest compliment: Instead of demolishing it, he took it apart and put it back together again. Rich, owner of the Dutchess County-based carpentry and building firm Home Enrichment Company, bought the house in 1996, intending to start a family there. He was drawn to the house’s location atop Long Mountain in the town of Kent, with views of the Hudson River and the Catskills. Although the house was in poor condition, with rotted wood and a dismal foundation, Rich liked its setting, layout, and Greek Revival style enough to preserve what he could and replicate the rest. “It was important for me to save everything that was there,” says Rich. Knowing that the house—“a trapezium, with no equal sides any which way”— would need significant repairs, Rich consulted a local historian along with Poughkeepsie architect Daniel Contelmo, his collaborator on more than 20 traditional-style houses. According to the historian, half of the house had been moved to its present location from elsewhere on the farm, although he wasn’t certain of its original location. “It was dragged by oxen,” Rich says. “He could see the strap marks.”

In 2001, Rich spent three months disassembling the house and sandblasting its beams. “There was more than 200 years’ worth of stains and paints on them,” he says. “I had to tent myself in and use the sandblaster, so they are really quite charming.” The side door, much of the flooring, and the foundation were falling apart, so Rich installed a drainage system and built new stone walls, designed by Contelmo. For the interior, Rich replaced the original wide wooden floorboards with newly cut boards that he “distressed and waxed, one at a time, for an old feeling,” says Contelmo. “It’s like being back in time, seeing him and his guys whittling a piece of wood when another builder would find a way to jam it in and make it fit.” To “formalize” the house, Contelmo designed period-style wainscoting and a new staircase and newel. He also left in certain structural flaws, like a slightly uneven dining room, to lend authenticity and charm. Contelmo’s new plan follows the house’s original footprint, retaining such details as its triangular Pine Plains-style windows placed above the eyebrow windows in the back and exterior mahogany columns and window trim. Additions include a family room on the ground floor, wraparound porch, in-ground pool, cabana, outdoor fireplace, and garage. The house’s few modern amenities include Energy Star appliances, an energy-efficient heating and cooling system, and uplighting installed on top of exposed beams to light the ceilings. Milk paint was used on the kitchen cabinets and the entire house is painted in historical colors. Contelmo also designed a three-level, wood-framed barn in authentic period style, which Home Enrichment assembled without nails. The barn, which features a basement, a main floor of 1,575 square feet, and a loft, provided a workshop from which Rich could direct the project. Today, it houses Home Enrichment’s offices. It took six months to reassemble the house, including installing wooden joinery throughout, rebuilding the foundation, and reassembling its two fireplaces and chimneys using reclaimed brick—“and another eight or nine years to finish the place,” Rich jokes. The property was originally a 1,000-acre bull farm built in the early 1800s. Today, thanks to Rich’s diligence, the 3,200-square-foot house is set on 8.5 landscaped acres and boasts four bedrooms and 2.5 bathrooms. Rich was right, it was a good place to start a family: He now has five children, seven chickens, three goats, and two Labrador retrievers. 30

o many prospective home buyers, the thought of purchasing undeveloped land and building their own house is logistically—not to mention economically—daunting, especially for those who are new to the area. It may seem easier and cheaper to buy an older home on ground broken by a previous owner. But as those who’ve been looking Upstate and not finding what they want may be happy to hear, that’s not necessarily true. The process is far less intimidating than one might think with the help of the right real estate broker. In addition to their usual search-and-sell role, experienced brokers can help a client source raw land, hire a construction company, and generally guide them through the building process. “We’re able to help the buyer select potential lot sites, walk the land for them, research the market and resale values, develop a floor plan, and understand their financing options,” explains Regina Tortorella, licensed salesperson at Coldwell Banker/Village Green Realty’s Windham office. “And we can pair the new owner with the home style that’s right for them and their environment.” The process makes sound financial sense, especially in Greene County. “Currently, houses here that are 15 to 20 years old are priced about the same as most newly constructed local homes,” says Tortorella. “Which means that it’s possible for a buyer to build a completely new home—based on plans they themselves approve—for the same price as an older one.” For instance, the cost of land, site improvements (electricity, well, septic, driveway) and the building of a 2,000-square-foot home with three bedrooms and two-and-a-half baths starts around $389,000. In Jewett, an acre of land without a view can run $8,000 to $10,000 dollars, and up to $15,000 with a view. In Windham, where some 50 new undeveloped lots were recently listed, $50,000 buys an acre with a view, and $18,000 buys an acre without one.

A knowledgeable real estate agent can also help buyers choose an area to build in, one that will suit their lifestyle best, whether that means being close to a town or more secluded. They can also show them examples of local builders’ work. Compared to neighboring Ulster County, there is a wealth of affordable land and a low tax base in largely rural Greene County, which is about a two-hour drive from New York City. Many downstaters are attracted to the area as it makes building a budget-conscious second home possible. “Many of the buyers I work with live in the New York Metro area,” Tortorella says. “They love the contrast that a property in Greene County provides to their urban home.”

The owner’s fantasy came to life with the help of internationally renowned architect Murray Arrnot, who married the luxury log cabin associated with Aspen or Jackson Hole to a contemporary style. The walls are made of 14-inchthick Western red cedar from British Columbia, but the design incorporates elements of natural stone, glass, and cast iron. A kind of castle of the Catskills, the owner calls it “rustic contemporary.” “The guiding principle of the design comes from the two creeks that flow through the property,” says Arrnot. “The whole structure has the feel of a natural evolution, as if it grew right out of the site.” The home has won awards from both the American Institute of Building Design and the International Log Building Association, and the architect’s shake-and-concrete roof design— another award-winner—will last “forever,” Arrnot says. There are multiple stone fireplaces, radiant heating, and central air conditioning; during the warmer months it offers a surrounding outdoor deck and patio areas, a gazebo, and stone bridges. Inside, the home has a towering cathedral ceiling and eight-foot-wide hallways, and it comes with an accompanying guest cabin. 38

Telling Dwellings The rooms in this stunning book by Ulster County-based design writer and former creative director of Metropolitan Home are unforgettable storytellers. O’Keeffe profiles 30 distinctive homes created by artists, designers, and architects, several of whom live in the Hudson Valley. She includes brief descriptions of her subjects’ childhood homes, aesthetic education, and design philosophy, choosing a pithy quote for each chapter (“I’m a Minimalist at Heart but I Need to Touch Everything.”) But the gorgeously photographed rooms speak for themselves. Newly designed or elegantly converted from urban lofts, colonial farmhouses, a vintage railway station, and an Indian haveli, these unique living spaces are sublimely creative, bold, and idiosyncratic: Not everyone dreams of having a taxidermy baboon or lifesize majolica goat on the table, but it’s nice to know somebody does. 64
