s I write, in November, we are already at work on our lineup of house profiles for 2018. We’ll cover some newly constructed houses: a “sleeve” house of cement and steel overlooking the Hudson River; a brightly colored house made of shipping containers, set in the midst of gently rolling hills; and a rustic tiny house, sited deep in the woods, that’s spare in design, yet big on bookshelves. We’ll also cover rejuvenated older homes, including an urban industrial warehouse-turned-loft and workspace and imaginatively updated residences. This diverse group of houses is indicative not only of appealing new design and building trends, but also of the Hudson Valley’s creative and economic resurgence and population influx, both of which are fueling the creation of new housing. Thankfully, there is greater sensitivity toward history, with care being taken to preserve all versions of the past—the grand and the lowly—than there once was. As a resident of Kingston’s Rondout district, I’m particularly alert to the honoring—and dishonoring—of local history. In the 19th century, the Rondout was a thriving working-class neighborhood, but it was famously ruined in the 1960s by the federal government’s urban renewal program. Part of President Johnson’s War on Poverty, urban renewal razed streets and destroyed thousands of antique homes and storefronts in Kingston, Newburgh, and Poughkeepsie, displacing working-class populations. But if urban renewal had any kind of silver lining it’s this: These days, the smallest historical nuance is more likely to be seen as valuable. In Hudson, for instance, even 17 century-old fishing shacks, once used year round as homes by commercial fisherman and local hunters, are ripe for renewal. Although Hudson’s City Council voted to demolish most of them in 2015, the New York State Historic Preservation Office declared the site—which has appeared on maps since the 1880s—eligible for the National Register of Historic Places, just in the nick of time. In August, Governor Cuomo announced that a $10 million grant would be awarded to Hudson for various projects, including $165,000 to stabilize the 6

shacks and improve access to the site. If $165,000 isn’t enough to preserve the shacks, volunteer workers are already signing up, with plans underway to repair 10 shacks and create a museum showcasing fishing equipment and memorabilia from the shad fishery, which shut down in 2010. Meanwhile, in Kingston, which, like Hudson, is suddenly gentrifying, newcomers like photographer Aaron Rezny are transforming the cityscape but taking care to safeguard the past in the process. In 2014, Rezny decided to move his studio upstate from New York City, so he bought a 7,000-square-foot vacant warehouse. The Welch Industrial Building, built in the 1890s, was a factory, auto accessories store, and machine shop. “I have an interest in architecture and design,” Rezny says. “I could afford to indulge that passion, while at the same time significantly lowering my overhead and integrating myself into the growing Midtown Arts District.” Rezny shifted the building’s entrance to the side alley, removed siding to reveal its original brick walls, and took down the ceiling—at which point he was “fortunate to discover and lovingly restore fabulous wood trusses, a huge architectural feature that had been covered for at least the last 40 years.” Now the historic building houses a photo studio, office, and loft apartment, and a photo gallery will open soon. With its poured concrete floor gleaming below the trusses, the interior feels both modern and antique, and won Rezny a 2017 stewardship award from the Friends of Historic Kingston. He says he’s honored to carry a piece of Kingston’s past into its future. “The energy of Kingston’s transition reminds me of what SoHo felt like 30 years ago,” he says. Rezny’s right: Things are exciting in Kingston, which, like Hudson, has just won a $10 million state grant. But let’s hope that what happened in Soho, and is now happening in Hudson—artists and longtime residents being pushed out in favor of wealthy folks and national chain stores—doesn’t happen here.

DESIGNER STEVE MORRIS STRIVES TO CREATE THE UNEXPECTED. To that end, he has a penchant for marrying divergent materials together. His pieces glean strength from their steel components, while wood softens the look; meanwhile, the use of glass or acrylic affords the penetration of light, opens up visual space, and allows for the insertion of colored lighting, which can be adjusted to change a space’s mood. Morris creates staircases, railings, gates, furnishings, lighting, and other custom items at his Port Ewen studio for projects throughout the Hudson Valley and New York City. When a Dutchess County client wanted easier access to his basement wine collection, Morris suggested a radical solution, offering surprises at every step: a stainless-steel and acrylic fan of stairs descending directly from the contemporary home’s dining room to an underground tasting lounge with temperature-controlled wine storage. To begin the job, a circle five feet in diameter was carved into the hardwood floor near the back wall of the dining room—an initial step decidedly not for the faint of heart, notes Morris. The unfinished basement’s suddenly becoming visible through that gaping hole, with the sawdust flying off the jigsaw, was a point-of-no-return moment. One-inch-thick, see-through acrylic treads, attached to a central metal post, were installed leading to the lower level. The dining room opening is covered by an acrylic hatch that opens and closes via a remote switch. The closed hatch can be hidden with a rug or left in plain view. Morris added colored LED lighting to the staircase, allowing the homeowner to set the scene from romantic to festive. The staircase is surrounded by floor-to-ceiling slats of stainless steel perforated with openings to hold up to 180 bottles of wine. Even this element is lit from behind by an LED array, also controlled remotely, which can be adjusted to fill the atmosphere with a soft glow or flash jewel tones. 8

Downstairs, a sliding glass panel divides the space into two zones—one with a small tasting lounge, and the other, a serving bar with more bottle storage. The serving bar, paneled in redwood reclaimed from a disassembled water tower in New York City, is outfitted with brushed zinc countertops on vinegarpickled oak cabinetry. The eclectic décor makes the space feel simultaneously modern and retro. Here, the wine collection is kept at 60 degrees. At the heart of this surprising space is its heated lounge, which is lit by a custom wall sconce and ceiling fixture and equipped with an entertainment system. “We put in Milo Bauman chairs facing a television mounted on the opposite wall, the walls are covered in Venetian plaster, and the mirror is made to look like an old faded bar-back,” Morris says. “My concept was to make the space look like a variation on a speakeasy”—and with this luxurious, tuckedaway space, he’s succeeded. All that’s missing is the secret password.

Fab Fabrics Dunja Von Stoddard grew up drawing in her mother’s Hudson Valley painting studio, and her earliest memories of brightly colored, simple, shapes never faded. Today Von Stoddard creates colorful linens and pillows by starting with a sketch; experimenting with pattern, repetition, and color; and screenprinting each piece by hand in the 19th-century barn she’s converted into her studio. Dutchess County photographer Francesco Mastalia (Organic, Dreads) makes breathtaking images using a process that predates the Civil War. Wet-plate collodion prints require long stillness, making some of the poses in his new book Yoga seem downright impossible. But the vintage technology captures a spiritual energy; Mastalia’s subjects glow from within. Photography also has mystical elements: As he reminds us, it is an alchemy of sunlight, time, and vision. Renowned yogis (including Radhanath Swami, Krishna Das, Sharon Gannon, David Life, Rodney Yee, and nonagenarian Tao-Porchon Lynch) appear alongside devotees who speak movingly of their practice. Though Mastalia traveled the world for this project, many of its striking prints were created at Rhinebeck’s Omega Institute and Kripalu Center in the Berkshires. Textured linen binding, letterpress titles, and gold endpapers complement the artisanal quality of the photographs. A beautiful gift from the heart to the body and soul.

Amalgam of Opposites Kingston-based ceramicist Kathy Erteman approaches her art by combining a reductive modernist concept and traditional techniques. In this way, her work is both abstract and natural, and she is able to embrace the surprises and challenges inherent in working with clay. “The essence of my ceramic work is restrained minimal form, activated by surface treatment,” Erteman says. Using her hands to perform a delicate dance between control and chance, she creates vessels that are at once soft and rigid, spare in form and rich in texture. KATHYERTEMAN.COM
Cold Spring resident Dar Williams has crisscrossed the country for decades, singing in venues large and small. On the road, cafes are her office. Besides providing a congenial place to write lyrics, these gathering spaces let her take a town’s temperature by overhearing local news from gregarious creatives and browsing bulletin boards “where people put up little business cards and goldenrod-colored flyers for pancake breakfasts.” What makes a town feel like home, Williams wonders; not just where you live, but where you belong? Barn: Form and Function of an American Icon SUSAN CAROL HAUSER
Barns exert a nostalgic pull on the imagination. The mere sight of one stimulates the other four senses, conjuring the sunbaked scent and scratchy texture of hay, the fresh taste of warm milk and the creaking of old wooden doors. There might be a swing hanging from a high beam. Or there might be a barn dance inside. Barns even have their own linguistic idioms (were you brought up in one?). Susan Carol Hauser introduces five iconic American barn styles—English, Bank, Prairie, Dutch, and Round—along with more specialized structures such as silos, corn cribs and granaries, livestock stalls, and airy tobacco-drying lofts. She also explores immigrant influences and vernacular decorative details such as hex signs, quilt painting, and sculptural weathervanes, and explains how the color red came to predominate: Cheap and plentiful, iron oxide paint additives helped wood resist rotting, creating the classic “barn red.” Chock full of evocative photos, this last book by the prolific late author and NPR commentator Hauser is a barn-lover’s dream. 12

I
t’s been a tough year for farming across the country. While drought and forest fires destroyed crops in California, Hudson Valley farmers lost many fruits and vegetables at harvest due to an extremely wet spring. But pioneering environmental architect Michael McDonough has a plan that could not only insulate growers from the whims of Mother Nature, but also create thousands of jobs. His enterprise, Tongore Brook Farm, located on his 30-acre property in Stone Ridge, is the prototype. The farm is housed within an 18-feet-tall, 3,000-squarefoot greenhouse near McDonough’s home on a heavily wooded, rocky Catskills slope, 900 feet above sea level—not the most viable site for an intensive agricultural venture. But this four-season greenhouse is a feat of engineering: It runs on 10 percent of the energy of a conventional facility and can produce 25,000 to 30,000 pounds annually. After three years of crop testing by experienced growers, McDonough took over the growing in 2016 and began producing certified-organic microgreens and specialty crops for chefs and local grocery stores. Tongore Brook Farm’s microgreens are sold at local Hannaford and ShopRite stores, Emmanuel’s Marketplace in Stone Ridge, Peter’s Market in Napanoch, Adam’s Fairacre Farms, and Mother Earth’s Storehouse in Kingston. “Greenhouses of this sort would normally get to 140 degrees or higher [in the summer], which would make it virtually impossible to run them, unless you put a lot of energy into it—big, big air conditioners, big fans,” says McDonough, a
longtime Ulster County resident whose practice is based in New York City. “Cooling and, in particular, dehumidification, takes four times more energy on average than heating. So, in the summer, that gets to be problematic.” Humidity is not only expensive to control but also dangerous for plants, he explains, as too much moisture causes disease. The majority of cooling systems, from AC units to refrigerators, rely on compressors, which use a tremendous amount of energy. Determined to avoid the cost and negative environmental impact of using a standard cooling system, McDonough, a self-taught engineer, decided to invent something new. In 2006, he applied for a grant from the New York State Energy and Research Development Authority (NYSERDA) to develop a compressor-less system for cooling and dehumidification. The magic of McDonough’s system is housed in a small, hangar-like building that sits near the greenhouse between two well caps. This little building’s roof supports a 1,200-square-foot solar array that enables Tongore Brook Farm to run a net-zero energy operation. The outbuilding also houses McDonough’s proprietary tech cluster. Inside the hangar, a panel of PVC and copper pipes, filters, valves, and meters takes up an entire wall. In the middle of the near-symmetrical arrangement is a small, inconspicuous metal box—the plate heat exchanger. At the heart of the two-stage, closed-loop system is a basic law of physics: hot goes to cold. Cold water passes

through coils in the greenhouse floor, which pulls heat out of the air. After circulating, the warmed water passes into the hangar, transferring its heat load to cold groundwater through the exchanger, and then returns, cooled, to the greenhouse. Only on the hottest days of the year does a high-efficiency backup compressor kick in to cool the groundwater a few extra degrees. The greenhouse system has taken layer after layer of tweaking. “I have always tried to innovate in all the [areas] I’ve worked in,” McDonough says. “I had to learn plant science and biology and soil microbiology and composting microbiology because I have to understand the temperature and impact of all the different processes.” With quickly producing microgreens, McDonough can turn a square foot of greenhouse space around in less than a week, meaning each of the 20 beds has the capacity to generate up to $25,000 worth of produce a year. And if McDonough installed two-level beds—which he calls “a modest vertical farming methodology”—he could increase his yield by 50 percent. While the initial setup costs for a facility like McDonough’s are steep, the potential return could be a huge stimulus for the region’s economy. “The bigpicture goal is to develop four-season farming for the Northeast to provide year-round food and jobs,” McDonough says—and not just jobs for farmers, but also engineering and tech positions for building and maintaining microgreengrowing facilities. To that end, he is pursuing both private equity and community-based funding to develop a commercial greenhouse in the Kingston area that would use the same technology as Tongore Brook Farm but on a much larger scale. McDonough’s envisioned 30,000-square-foot facility could create 10 to 20 year-round jobs, with the potential to gross around $5 million per year. Although the project’s details are still under wraps, he hopes to see the facility open within the next two years. If all goes well, this next greenhouse may mark the start of a new chapter of the region’s agricultural legacy. 16

any Hudson Valley towns reinvent themselves, fueled by dynamic Main Streets and infusions of newcomers, but that’s not the case in the tiny hamlet of Accord (pronounced “Ack-ord”), one of the largest of the Town of Rochester’s 23 communities, tucked away into a largely undisturbed swath of land at the center of Ulster County. Accord’s residents maintain deep ties to its centuries-old agrarian roots and revel in its superb natural setting, far removed from any hustle and bustle, and with few commercial disruptions—save from a smattering of pick-your-own farms and eateries. The main lure here are the far-reaching countryside and verdant farmland that skirts the Rondout Creek on its way to the Hudson River, and the spectacular views of the Shawangunk Mountains. “It’s affordable, and you have access to a lot of outdoor things: cross-country skiing in the winter, hiking and swimming in the summer. You can be outside year round here,” says Terri Ritter, a retired schoolteacher who has lived in Accord for 17 years. “From my house, I can basically walk for miles and miles in the woods, which I love to do. It’s just a beautiful place.” With its Colonial history dating back to a late-17thcentury settlement built upon by waves of Dutch, French, and English farmers (the Town of Rochester was incorporated in 1703), Accord has since watched its economy ebb and flow. Remnants remain of the old D&H Canal, which ran along the Rondout Creek through Accord from 1828 to 1902, and the O&W Railroad (from 1902 to 1940), which stopped in Accord from 1902 to 1940, bringing a steady stream of New York City visitors each summer. But Accord has never strayed far from its farming heritage: Set at the heart of the rich Rondout
Valley region, a floodplain wedged between the Catskills and Shawangunks, the hamlet remains fertile ground for agricultural ventures. THE SCENE Two local farming associations are based in Accord: Stick to Local Farms, which markets open-to-the-public regional farms, and the industry-driven nonprofit Rondout Valley Growers Association, whose members include Saunderskill Farm Market, founded in 1680 and in family hands for 13 generations. The market overflows with fresh produce and baked goods, and includes a greenhouse stocked with plants and flowers. Nearby, the Italian-owned, certified-organic Westwind Orchard offers pick-your-own apple orchards; a farm stand turning out jams, maple syrup, and honey; and a wood-fired pizza pavilion—a new hard ciderhouse is set to open in spring. Next door is field-to-tap farm-brewery Arrowood Farms, opened in 2016, which serves organic small-batch craft brews sourced from hops and grains grown onsite; last year, Arrowood partnered with Graze Farm to Table to serve Hudson Valley-sourced fare, too. Come Christmastime, Bell’s Christmas Trees is a go-to destination for cut-your-own spruce and fir trees. Flying Change Farm is open year-round for horseback riding lessons for both kids and adults and even offers workshops in hobbyhorsing—children’s competitions involving the “riding” of toy horses created from stuffed horses’ heads on sticks, a craze begun in Finland. Restaurants are scarce in Accord, but two standouts are the quaint Friends and Family II Hillside Restaurant, set within a rustic stone building and serving classic Continental cuisine, and casual newcomer Mama Boyz,

which has been gaining rave reviews for its signature “stuffed burgers.” Or grab your own meat to go from the novel trio of self-service, 24-hour Applestone vending machines at Accord Plaza: The cuts here are stocked fresh daily from Josef Meiller Farm & Slaughterhouse in nearby Pine Plains. The biggest show in town is the Accord Speedway, which brings loud-andproud racecar action to its quarter-mile oval dirt track on Friday nights from April through September. Or, using your own wheels—and considerably less speed—take a drive along the Shawangunk Mountains Scenic Byway, a section of the 88-mile-long scenic route passes through Accord along Route 209. For cycling or hiking, hit the O&W Rail Trail (part of the D&H Canal Heritage Corridor), which runs adjacent to the Rondout Creek for 3.5 miles between Accord and the neighboring hamlet of Kerhonkson; plans are currently underway to expand the trail on a continuous run from Kingston to Ellenville. THE MARKET Accord’s housing stock—renowned for boasting generous parcels of land— includes classic farmhouses, midcentury homes, cabins, and Colonial-era stone houses. A good portion of homes here are snatched up by weekenders. Locals like Ritter don’t seem to mind, though. “Those people have integrated nicely into the community,” she says. “I think they’re all here because they love what the area has to offer.” Accord’s median home value is $229,500; at press time, there were approximately 35 single-family homes listed, mostly in the $160,000-to-$399,000 range. Priced at $299,000 is a renovated, threebedroom, 1,680-square-foot, 1920s farmhouse, within walking distance of Westwind Orchard and Arrowood Farms, featuring slate and mahogany floors, high vaulted ceilings, stainless-steel appliances, French doors, and a large deck overlooking 1.5 acres of “meadow-like” land.

edged between heavy hitters Hudson and Rhinebeck, fronting the Hudson River’s east bank in the southwest corner of Columbia County, Germantown seems at first to be sleepy, but its pulse is quickening. The hamlet’s two-block-long commercial district has been reclaiming a cluster of late-19th- and early-20th-century buildings along Main Street (County Route 8). “It’s the preserved Main Street, America, that Beacon and Hudson aren’t,” says marketing and branding professional Rachel Levine, who has split her time between Germantown and Brooklyn for the last five years. “This town retains its rural charm,” agrees Paul Caccamo, the executive director of the nonprofit children’s organization Up2Us Sports, who bought a 1795 house in Germantown and moved there from New York City in 2016. “Other towns are really getting more like New York.” Low-key, family-friendly Germantown maintains a distinctly rural character wherein the community ties run thick and the levels of pretension are refreshingly low. Down by the river—an access point for boating and fishing—dramatic Catskill Mountains views linger in the distance—the very same ones that inspired 19th-century landscape painter Frederic Edwin Church to build the Olana estate just a few miles to Germantown’s north. Germantown’s major turning point in Colonial history took place in 1710, when Livingston Manor was settled by about 1,200 Protestant Palatines from Germany—hence the town’s name, with many of today’s denizens descending from this group. Since evolving from its agrarian roots to a residential community seeded with an influx of weekenders, Germantown’s new and thriving grassroots
entrepreneurial scene has put it on the map. “People are making their dreams happen here,” Levine coos. THE SCENE Anchoring the vibrant Main Street corridor is the nostalgic Otto’s Market, a neighborhood grocery, deli, bakery, cafe, and nerve center that’s been around since the 1920s (and was bought last summer by Back Pocket Pasta guru Colu Henry and friends), offers townsfolk local produce and artisanal products seven days a week. Across the street, the always-buzzing Gaskins corner restaurant earned the town culinary accolades when it debuted in 2015, with husband-and-wife restaurateur team Nick and Sarah Suarez turning out a seasonal dinner menu of locally sourced, classic American dishes (like the customer favorite, the grass-fed burger), served up in a rustic, country tavern setting. The town is missing a dedicated bar, but that gap should soon be filled by the Central House Inn, a six-room hotel built in 1876 that was restored and reopened in 2011 following historic stints as a brothel, speakeasy, and assorted taverns. Proprietor Martin Lueck aims to revive the inn’s long-shuttered Prohibition-era bar (a onetime speakeasy run by local gangster Jack “Legs” Diamond) as a tavern serving drinks and small plates next spring. Also in spring, Lueck’s brother Mike will open Reana’s Roadside Diner north of the hamlet on Route 9G as an old-fashioned, all-American eatery set within a 1950s-era dining car. For shoppers, a crop of new boutiques is reanimating Main Street. Alder East debuted in April as the East Coast outpost of Portland, Oregon-based Alder & Co., a purveyor of clothing, accessories, and housewares

sourced from small-scale, high-end designers, along with hyper-local goods like the six-year-old Field Apothecary & Herb Farm’s herbal oils, tinctures, and teas, which are grown and packaged just up the road. Next door to Alder East is the 1.5-year-old, Brooklyn-transplanted Luddite Antiques, offering an eclectic collection of turn-of-the-century-to-1960s antiques from New England and New York State. Further down Main Street, furniture designer and woodworker Michael Robbins opened a showroom of custom-made wood furnishings in June; next door, Mary MacGill Jewelry, featuring original jewelry designs in gold and semi-precious stones, opened last fall. On the cultural front, next to Gaskins is the Instar Lodge, opened last August, which is the brainchild of interdisciplinary artist Dawn Breeze. A creative hive, the center buzzes with rotating exhibitions, artistic workshops, and artist residency programs, all set within an atmospheric 19th-century building that once served as an Odd Fellows lodge. Further afield, more than 90 acres of public green spaces and riveraccess points beckon, including recreation haven Palatine Park, Dales Bridge Recreation Area on the Roeliff Jansen Creek, and Cheviot Park and Lasher Memorial Park, both set on the Hudson River; plus, there’s the KEEP Conservation Foundation preserve, a 143-acre bird sanctuary. THE MARKET Germantown’s median listing price is $252,325. About half of the houses in town were built before 1940, offering a noteworthy, though limited, stable of historic homes in varying states of preservation and renovation. At press time, there were roughly 20 single-family homes listed, mostly in the $240,000-to$550,000 range. Priced at $535,000 is an eight-acre country cottage retreat, offering 1,548 square feet of living space that includes three bedrooms and a great room with cathedral ceiling and fireplace, and expansive grounds that feature a wisteria-coated deck, in-ground pool, pond, and English gardens.

THE AESTHETICS OF SUCCULENTS Wherever succulents grow, they contribute a natural tone to the ambiance of a space, as demonstrated by Victory Farmhouse in Jeffersonville. This country house, built in 1847, was recently renovated by Tiffany Bernardo and Ed Nacional, designers and founders of the housewares store Victory Home Goods. Victory Farmhouse doubles as Red Cottage rental and a showroom and model house for Victory Home Goods’ products, showcasing Bernardo and Nacional’s personally designed housewares and original artwork. Designing with succulents means taking into account their textures, sculptural attributes, colors, and placement. At Victory Farmhouse, attentiongrabbing succulents grow in virtually every room, juxtaposed against sleek midcentury modern vintage pieces, custom furniture by Jacob Rauch, handcrafted flatware, and fine linens. Balancing a dramatic succulent, its container, and the surrounding space can create a natural yet orderly ambiance. To achieve this balance at Victory Farmhouse, Bernardo and Nacional have potted their succulents in vintage and contemporary pots made of ceramic or metal. “We love using vintage patterned or illustrated bowls as planters,” says Bernardo. ucculents are heroes in the plant world. They can live in harsh conditions—usually deserts—by storing water in their leaves, roots, or stems. Their extreme adaptability demonstrates what is quite possibly the greatest resolve to live of any plants. Plus, succulents are so aesthetically intriguing, and offer so many physical and psychological benefits to humans, that they have become a trendsetter for homeowners and decorators. And yet these complicated plants can be quite confusing. How much care do succulents require? How often do they need to be watered? How do you choose from among succulents’ varied and striking forms, and incorporate these plants successfully into a room’s design?
DEFINING SUCCULENTS The category “succulent” can be applied to thousands of plants. Popular desert plants like the Cacti family, along with the species Aloe and Crassula ( jade), all fit under the broad succulent classification. Though succulents are native to arid regions like the Southwest, the West Coast, and Mexico, their adaptability also helps them thrive indoors. As houseplants, succulents are trending as bestsellers in garden shops. But their popularity is not only due to the fact that they are low maintenance and hard to kill. Their bold, sculptural forms make them the go-to plants for interior designers. Succulents add unusual textures, idiosyncratic and sometimes rugged beauty, and even fractal geometry to a room. They can be used to complement a woody décor or soften the look of a room containing sharp, modern furnishings or lots of digital devices. And along with their arresting, dramatic appearance, succulents seem to have more character than your average houseplant. They show us what resilience looks like—both indoors and, surprisingly, even outside our Hudson Valley homes.
PLANTS WITH BENEFITS Life is always better with houseplants. A 2009 article in the Journal of Environmental Psychology, “The Psychological Benefits of Indoor Plants,” cites 21 scientific experiments on the effects of indoor plants on overall psychological health. According to the majority of the studies, people benefit in many ways from growing greenery indoors. In seven of the experiments, participants consistently rated rooms containing plants as more attractive, pleasant, or comfortable than rooms without plants. In three studies, participants’ stress and anxiety levels were lower when they were in the presence of plants; and in three other experiments, participants even experienced higher pain tolerance with plants nearby. Some succulents even offer physical benefits. For instance, aloes actively purify the air. They also contain a sweetly scented gel in their stalks that is easily absorbed into the skin and can be used to heal sunburns and insect bites, control facial oil, and moisturize the skin. Cactus gel can be applied to hair after washing. It’s high in amino acids and iron, both of which are essential for hair growth, and contains double the amount of fatty acid, fiber, and protein as the popular haircare product Argan oil.

CARING FOR SUCCULENTS Ready to welcome some succulents into your home? A few commonly known genera are sold as houseplants: Haworthia, Crassula, Senecio, Echeveria, Aloe, and Kalanchoe. Identifying the differences between these plants can be tricky, as plants within the same genera can look wildly different from each other. For example, a Senecio rowleyanus resembles a string of tiny green pearls, but a Senecio radicans has leaves shaped like bananas. To keep it simple, most succulent experts and sellers use the species’ common names rather than Latin-based botanical nomenclature. Mary Fris, owner of Flora Garden and Home in Beacon, who says she has sold thousands of succulents as houseplants, recommends several plants with fun names, all suitable for beginners: Donkey’s Tail is a collection of braided, trailing stems; Peanut Cactus is shaped like a finger with spines; and Old Man’s Cactus is a single stem with modified spines that look like white hairs. Fris has one simple rule when it comes to caring for succulents: “They don’t like wet feet.” Caring for any plant is all about controlling its light, water, soil, and location. For succulents, the more natural light and the less water, the better. Fris advises setting up two recurring calendar reminders for succulents: one for watering, and another for changing the soil. She also recommends placing succulents away from heat sources in the winter months—“Just as it isn’t good for humans to be near heaters 24/7, it isn’t good for plants,” she says—and emphasizes the importance of monitoring the soil by touch: If the soil is moist, don’t water it. Succulents, she notes, enjoy neglect. For ambitious gardeners, succulents are some of the easiest plants to propagate. Depending on the type of plant, propagating it can be as straightforward as breaking off a leaf or a stalk and letting it dry out, which provokes new root growth as the plant searches for water and nutrients, before planting it in a new container. Succulents can also be grown from seeds, but that requires a lot of patience, since seedlings can take from six months to a year to grow a single inch. For Hudson Valley homeowners with a green thumb, succulents can be addictive—so much so that growing them indoors may not be enough. Want to declare your love of succulents to the outside world by gracing your front yard or deck with them year-round? Surprisingly, there is actually one succulent that’s native to Ulster County. Francis Groeters, PhD, who cofounded Catskills Native Nursery in Kerhonkson in 1999, is an expert on the Hudson Valley’s native plants. For outdoor succulent growing, he recommends the Opuntia humifusa, or Eastern Prickly Pear cactus. Simply plant this cactus in a spot that gets full sun and good drainage, he advises, and then leave it alone. The plant blooms bright yellow flowers in the summer and produces edible fruits in fall, which are said to contain anti-inflammatory, antioxidant, and anti-aging properties. This resplendent, adaptable, and resilient plant can help turn a house into a home. Not only can it live year after year outdoors, even through especially cold winters, but it can also be grown indoors in a container garden, making it fit for both expert and novice plant owners. Just beware, as you fall in love with the Eastern Prickly Pear, of its spikes.

Farm of Ages A historic farmhouse takes on the future. By Brian PJ Cronin | Photos by Jesse Turnquist
I
n 1989, Leslie Farhangi took a house-hunting trip on a lark with her then-boyfriend, John Tuke—nothing serious, just an excuse to get out of New York City. And on their last day upstate, everything changed. Immediately upon entering the Dakin-Coleman House, a Colonial farmhouse in the Dutchess County town of North East, they looked at each other and said: “This is the one.” “I don’t recommend buying a house like that,” Farhangi laughs. “But we just had a connection right away.” And that connection has endured all these years: Farhangi, a retired lawyer, and Tuke, who is CFO at the nearby Hotchkiss School, married and raised three sons, now ranging in age from 14 to 23, in the house. Having multiple sons comes in handy when there’s mowing to be done, jokes Farhangi—and since the 4,000-squarefoot house, built in 1790, sits on 200 acres of land, there’s always plenty of mowing to be done.

With the help of architect Leonard Baum, who specializes in Colonial restorations, and archival information courtesy of the house’s status on the National Register of Historic Places, the couple restored the house to its original state, as nearly as possible, by removing 20th-century bay windows; reopening built-over doorways; and using salvaged wooden flooring, support beams, cold-storage doors, and antique kitchen equipment to create a working 18th-century home with minimal updates. Although the 125-year-old antique stove had to be installed upon a custom-built platform to compensate for the fact that people were a lot shorter back in the 1890s, its timeless quality has made the kitchen the home’s lodestar. “What I like about the stove,” says Farhangi, “is that it’s neither in style or out of style”—an apt description of the entire house. “I watch HGTV, and I love the new kitchens they always show, but in 10 or 20 years, all those kitchens are going to look dated.” The 19th-century stove peacefully coexists with an 18th-century farmhouse sink and a contemporary tiled backsplash, along with custom-built Colonial-style dark wooden cabinetry. The living room, adjacent to the kitchen, continues the Colonial theme with a regal fireplace framed in brick and luxurious leather chairs, but features a contemporary cathedral ceiling. The room’s warm-toned wood finishes connect the Colonial and modern eras; it’s only after spending time there, soaking up the ample light from its high windows, that the tall ceiling seems unusual for the Colonial era. Built in 2002, the living room’s height provides a welcome relief from the low 18th-century ceilings throughout the rest of the house. When viewed from the outside, the addition fits right in, as if it has been there for 200 years, despite the backyard courtyard with its modern grills, contemporary patio furniture, and soccer equipment. “My goal is that a hundred years from now, people will still think that the addition harmonizes with the rest of the house,” Farhangi says. 28

The original front hallway, which is far wider than most Colonial hallways, was a mystery to Farhangi until she discovered the remnants of a beehive oven in an upstairs bedroom. This told her that the house was originally a twofamily residence, and the extra-large wooden front door served as an entrance for both families. “The thinking is that they drew an imaginary line down the hall,” she explains. “One family lived on one side of the hall and the other family lived on the other side of the hall.” Today, the stately green hallway makes for a dramatic entrance. But Farhangi says her family prefers to enter the house from the side through the mud room, which features a bevy of windows, white wainscoting, and sunny yellow walls. Upstairs, the four bedrooms and three bathrooms have been returned to their classic state without being made to look precious. That’s especially true in Farhangi’s sons’ bedrooms, where book stacks, athletic equipment, and posters share space with 18th-century furniture. One bedroom features a mural depicting the local landscape in the 1920s, a 30

brick fireplace, and an antique rug. The master bedroom has a cathedral ceiling built with salvaged wooden beams, pale blue walls, and white cabinetry. The white, wooden-walled bathrooms each include modern cabinet sinks and showers along with Colonial artwork hung from picture rail moldings. These days, Farhangi keeps busy on the property with a 300-foot-long row of peonies that were planted on the property long before she moved there. Every June, she says, a breeze blows down the rolling meadows surrounding the house, cooling it without any need for air conditioning—in the 18th century, she notes, “They really knew how to site houses”—and spreading the peonies’ scent throughout the property and the house. Farhangi finds the scent so intoxicating that she bottles it. In 2014, she and a local herbalist made peony tinctures to create Peony Vodka, which is distilled in Kentucky and available throughout the region. Its subtle peony flavor is designed to convey the feeling of a crisp, early summer evening in a Hudson Valley garden.

The property features two wooden barns—one built in 1790, the other in 1845—that serve distinctive purposes. The older barn, with sunlight streaming through its wooden slats, came stored with discarded antique materials and furnishings that were used in renovating the house, while the 19th-century barn houses Farhangi’s other business: boarding retired horses. “The horses can hang out here and enjoy their golden years,” she says. The horses also help restore the property to its original purpose as a farm—which Farhangi and Tuke are passionate about protecting. In 1993, they worked with their neighbors 32

to create one of the few rural historic districts in the state, the Coleman Station Historic District, which consists of their property and seven other farms whose boundaries haven’t changed since the 1700s. And the couple also had a conservation easement put on their property to prevent any future development. “We just love all of this so much we want to protect it,” Farhangi says. “I want it to survive into the future as it is now. Of all the things I’ve done in my life, including volunteering and raising my sons, this is what will probably have the greatest impact in 100 years, and that’s very meaningful to me.”

M
ost people searching for a historic home hunt for one with elegant charm, but Eric Kater sought out Oak Hill House precisely for its odd, patchwork layout. In 2003, Kater was working as an advertising writer at Time, Inc. and itching for
an upstate refuge. One day, while prowling the internet, he found a house sitting directly on the main drag in Oak Hill, a once-prosperous tanning village in Greene County. “I basically just threw a dart at a map,” Kater says. “Then I saw the house and it seemed so long and so interesting looking that I had to come see it.”

The house’s rambling, quirky layout intrigued Kater. As soon as he saw it, he was smitten by the very aspects that would put other homebuyers off, like its lack of a front lawn. “To me, front yards are useless,” he says. “I love that because the house is so long, it just blocks the road, making it very secluded in the back.” To that end, the front door is almost never used. Pulling off Main Street, guests park in a short driveway alongside the house and enter the property through a gate set among hedges at the back. The gate gives way to a serene garden that looks fit for a lawn party of the landed gentry: There are towering maples, a bluestone patio, manicured flowerbeds, and antique cast-iron furniture. The half-acre property is shaped like a pie slice, with Main Street as the crust. The level garden area behind the house gives way to a hill that slopes down to a narrow creek, where Kater has set up a fire pit with benches and a hammock for “camping experience without the hassle.” In the 19th century, a narrow-gauge railway ran across the creek and through the backyard, transporting goods like bluestone, hay, tanned hides, and fruit from the Erie Canal to downstate markets. Adventurous guests can wade into the water and find pieces of the stone foundation. The original Dutch-style, H-bent-framed house, a small, post-and-beam box, was built in the 1780s. Throughout the 1800s, one- and two-story additions were added to three sides, resulting in the rambling 11-room, 3,700-square-foot house Kater fell in love with. Since buying the house in 2003, Kater has fixed it up in stages, starting with addressing its structural issues like rebuilding the stone wall in the basement and replacing rotted floor joists, then progressing to aesthetic improvements like painting and refinishing both bathrooms. Like many second-homeowners, when Kater isn’t upstate with friends and family, he rents the house on Airbnb. “This place is great for parties—there are lot of places to gather, and all the rooms have their own vibe,” he says. With three bedrooms and twice as many beds, the house sleeps up to 10 people. And Kater doesn’t shy away from hosting big groups, claiming that the old house is happier when it’s thrumming with life. walls and original, wideboard hemlock flooring. Modern stainless-steel appliances pair with antique oak cabinets and a butcher block island. Kater says the decor was something he “discovered by feel, after getting to know the house.” The hallmark feature is wood of all textures, types, and grains, which is mostly accented by a soft but saturated earth-tone palette: sage green, burnt orange, ochre. “Part of the fun of the house is mixing the past with the present,” Kater says. “I don’t like hanging out in a museum or antique shop.” (That said, the house is stocked with antiques from all eras, many of which Kater bought for a song at Mooney’s, an auction house in nearby East Durham.) The focus of the dining room is a long, antique harvest 38

table. “The table came out of a barn in Catskill, covered in paint. I bought it for $100 and stripped it,” Kater says. He says his thriftiness makes him relaxed about wear and tear; he insists the house is “not precious,” which is in keeping with its original intent. At one time the house was occupied by Thomas Adams, a nail-maker and relative of President John Adams. “It was always more of a pioneering homestead house than a fine home of the time,” Kater explains. As such, he has preserved as many of the house’s original details as possible to create a rustic but comfortable space. “This not a showplace. It’s meant to be used,” he says. “The tables are all old—if you spill something, no problem.” In a small room in the oldest section of the house, Kater

has staked out a gentlemen’s bar. The room’s shiplap wooden siding and low ceilings remind Kater of a ship bar or captain’s quarters, so he has furnished it clubhouse style, with red vinyl barbershop chairs and midcentury woven brown leather chairs gathered around an Adirondack-style coffee table. A curated liquor selection and floor-to-ceiling bookshelves round out the clubhouse experience. The decidedly manly space is softened by a plush wool rug Kater bought in Morocco. He says this room is his own take on the Catskills country style, “a world-traveler’s hodgepodge.” The first floor also houses a full bathroom, bedroom, and TV room with 1800s Georgian paneling, but the highlight is the great room. Kater removed the second story over this room to create a vaulted ceiling, leaving a small sleeping loft at the back. “I don’t have children, but my friends do,” he says. “Kids love the loft. It’s the perfect house when you’re little—all these staircases, places to hide. It has a magical quality to it.” A cast-iron Jotul wood stove serves as the room’s focal point, situated before a wall of windows that let in the southern light; along the walls are shelves of books from Kater’s former career as a New York Post book reviewer. The room feels at once expansive yet cozy, worldly yet familiar. Kater also renovated both bathrooms—upstairs and downstairs—using mix-and-match reclaimed wood. “The good thing about a really old house is you can just throw wood at it, you don’t have to match,” he says. He used barn wood, hemlock, and pine, as well as wood salvaged from the great room. The downstairs bathroom features an antique soapstone sink, which Kater believes came from a high school science lab, and a shower made of Brazilian slate, echoing the prevalence of stone in the region. Upstairs, Kater moved the sink outside into the hallway, creating a spacious ladies’ bathroom with vintage wallpaper and a salvaged clawfoot tub from Brooklyn. “If someone had told me how much I’d have to deal with, I probably wouldn’t have signed on, but I’m very happy I did,” Kater says. “It’s like a relationship—it’s one of those things you take a chance on and just go for it. You don’t know where it’s going to lead, but you surrender to the forces operating beyond your control.”

The property offers ample opportunity for exploring the woodlands, participating in outdoor sports year round, or simply spending time ensconced at home with loved ones, far from the fray.
I
n wintertime, Deer Meadows, a 433-acre estate backed by a tree-covered mountain in the Greene County town of Roxbury, is as charming as a scene portrayed by Currier & Ives. Each year, since the Semoff family purchased the property in the 1950s, its members of all ages have gone sledding down the property’s expansive, sloping front lawn and laced up their ice skates to glide over one of its three ponds. Meanwhile, in the background of this happy scene, smoke rises from the chimney of the main house, where a fire crackles in the fireplace in the living room, waiting to welcome the family back inside. “When it snows, it looks virgin and untouched,” says Lisa Semoff, who grew up at Deer Meadows. “Holidays there were the best.” Located at 675 Ploutz Road, three hours from New York City, Deer Meadows is the definition of quiet country escape. The property is anchored by an inviting five-bedroom, four-and-a-half-bath main house and barn built in 1837. It also offers many opportunities for year-round outdoor fun, including skiing in the winter and hiking in the summer at nearby Windham or Belleayre mountains, each just 40 minutes away; or hiking, mountain biking, ATV riding, and encountering wildlife on the estate’s own small mountain.
“The birds I’ve seen there—the owls and eagles, the beautiful red and blue birds—you don’t see them when you live in the city like I do,” says Semoff. When Semoff’s grandfather purchased the property as a hunting retreat in the 1950s, the farmhouse had a mere four rooms. Between 1995 and 2003, Semoff’s father added two floors and two wings to the farmhouse. Nestled against the mountain, 75 percent of which sits on the property, the house looks charming with its white wooden siding, burgundy shutters, and long front patio. Inside, on the first floor, are three separate living spaces—a living room, dining room, and kitchen—with more than 20 windows providing plenty of natural light. The idea for her father’s addition, says Semoff, was to focus specific family activities in one room at a time, a nod to a more traditional style of living. “You go to the living room for the fireplace to hang out, you go to the kitchen to dine, and for drinks you have the wet bar,” she explains. The house is entered through a sturdy wooden farm door; on the left side of the Colonial foyer, which features white walls and hardwood flooring, is a brightly lit, cream-colored living room with two windows on either side and a fireplace framed by black marble and an oak mantle.

On the opposite side of the foyer is a cream-walled dining room, also with four windows, and a wet bar with a sink and wooden cabinets. The chef’s kitchen, situated next to the dining room, is outfitted with custom cabinets and an island with a sink and wine rack, plus Viking appliances and two Subzero refrigerators. Sharing space with the kitchen is a breakfast nook with east-facing picture windows topped by a dramatic halfcircle window, which lets in plenty of morning sunlight. Down the hall from the living room is a spacious firstfloor master bedroom with a white-painted mantel and black-marble fireplace, windows on three sides, and an ensuite bathroom. The second floor features three additional bedrooms, including a second master bedroom and ensuite bathroom. The 1,600-square-foot basement provides a separate guest quarters with its own back entrance and patio. It’s anchored by a common room with tile floors and its original white chestnut ceiling. A small walk-in kitchen, accessible from the common room, includes a range, counter space, and refrigerator. In addition, there is a bedroom featuring tile floors and ceiling lights, and a family room with hardwood floors and brick facing. A piping connection is available for an antique pot-belly stove that has been stored in the barn. A brick patio accessible from the guest quarters offers a view of an approximately 200-year-old tree with an old farmer’s sickle still embedded in its trunk. Just 75 feet beyond the tree, a stream trickles down the mountain into the valley. Sweetman creates each piece in her shippingcontainer studio at Sweetman Farms, where she often works with her professional welder husband, Douglas, whom she met while scouting for farm equipment, and married in 2015. These days, Sweetman is focused on two projects: building metal sculptures for Orange Regional Medical Center in Middletown, and running the monthly lecture series “Do You Love What You Do?” at Pennings Farm Maket in Warwick. Upcoming guest lecturers include Roger Moss of Sustainable Warwick (December 13); Deep Living author Susanne MeyerFitzsimmons, (January 17); Sweetman herself (February 14); and Dave Kurdyla of DK Forgeworks (March 14). Each lecture runs from 6pm to 8pm; tickets are $15. For Sweetman, the public event is a natural outgrowth of her art. “I’m about creating my own business, working on the fringes of the architecture world in an entirely new medium, and the design-build aspect—I love what I do,” she says. “I love to know what makes people tick, what gets you going, how you became who you are. AGRISCULPTURE, a design studio that turns metal farm equipment into art and home furnishings, launched with a project that not only led the way to a creative future for metal artist Amy Lewis Sweetman, but also incorporated her past. Growing up on a former farm in Cornwall, Sweetman discovered “old, antique, rusted metal things” in the barn and yard while playing and doing chores. “I’d wonder about them,” she remembers. “I liked the shape of them.” And she never forgot them. Nor did she forget learning, while studying architecture at Cornell University, the famed architect Louis Kahn’s advice for students: “If you’re ever stuck for inspiration, ask your materials for advice,” Sweetman recounts. “You say to a brick, ‘What do you want to be, brick?’ And the brick says to you, ‘I’d like to be an arch.’” So in 2012, while creating an outdoor sculpture for Cornell Cooperative Extension’s Sullivan County offices, Sweetman naturally turned to antique farm equipment—and took its opinion into consideration. “I asked this old disc harrow blade I’d found on the side of the road, ‘What would you like to be?’” she says. “And the disc—which is a cool, giant metal plate attached behind the plow that spins before and after plowing—said, ‘A fountain.’” Sweetman titled the fountain Grow—“I like verbs and action,” she explains—which was prophetic.
