Greenbuild 2009, billed as the world’s largest green building conference and expo, lived up to its promise of growth and opportunity for Main Street Green, this year’s theme. Nearly 28,000 attendees from all sectors of sustainable design, construction, and furnishing gathered in Phoenix last month to share innovative practices, debate the issues, see the latest high-performance building materials, systems, and furnishings, and network with other stakeholders. The tone was decidedly optimistic, as vendors reported brisk business and strong interest for their products and services. New York was well represented at the show, from an attendee and vendor standpoint. Below are just some of the highlights.

Davis discusses what urban planners, developers, and residents can do to reduce light pollution.

I don’t think you can find many people who are unhappy about 2009 coming to a close. It’s been one of the worst economic years on record, ranking up there with 1981/82. But I think much of the current economic malaise is not due to the welldocumented excesses that created this crisis, but rather to our PDAs, which make the 24-hour news cycle instantaneously and constantly available to us. While these are not the cause of the crisis, they certainly haven’t helped—as a culture, we’re finding it ever more difficult to turn the damn things off. Since I stand guilty as charged, I’ve taken to unplugging mine for one day each month. This brings me rest as well as renewed perspective, and I’m hoping it will do the same for others who dare to unplug. Should once-monthly unplugging take off, I’m sure news organizations on both ends of the political spectrum will call it un-American, maybe even attributing economic double-dip recession or a dead cat bounce to it. But unplugged or not, we’ve made it through the worst of the crisis and there are signs of life coming from various industries, including manufacturing, finance, and real estate. Let’s hope these seeds of recovery take root in 2010. Speaking of growth, ScheinMedia had the privilege of producing the Hudson Valley Green Real Estate Development Conference at Kingston’s TechCity on October 28 [see story, page 20]. Although held 100 miles north of Manhattan, the event attracted more than 200 high-ranking executive attendees as well as speakers from New York City and the tri-state region. Financial investment looks for opportunity, and right now billions of private and public investment dollars are being placed throughout the Hudson Valley. And so we at ScheinMedia wish you a prosperous New Year, full of opportunities.

A Green Valley ScheinMedia conference convenes 200 Hudson Valley green development stakeholders to share market insights.

I

n the Hudson Valley, it’s easy to be green. With a pool of skilled workers, green-minded architects, developers, and economic development agencies willing to lend a hand, as well as a rapidly growing green technology industry and a bundle of state and federal incentives ready to be tapped, the region is positioned as a leader on the green development front. That was one of the key messages presented by participants of ScheinMedia’s Hudson Valley Green Real Estate Development Conference, held at TechCity in Kingston this fall. As 200 industry stakeholders convened for the half-day event, executives from local and regional economic development corporations, federal and state agencies, private investors and developers, designers and architects, and others discussed critical issues in the green development arena, such as market opportunities in the residential, commercial, and industrial sectors, finding and training employees, and the state of

economic development and financing in the Hudson Valley. Of course, the conference also served as a premier networking event for industry executives. Some noteworthy speakers included: Ned Sullivan, president of Scenic Hudson Inc.; Adolph Everett, chief of RCRA PB, Region 2 of the EPA; Vince Cozzolino, president and CEO of The Solar Energy Consortium; Michael Oates, president and CEO of the Hudson Valley Economic Development Corporation; Jason Black, regional architect at Reckson (a division of SL Green); and Lance Matteson, president of the Ulster County Development Corporation; among many others. The choice of the conference location—TechCity— was brilliant in its intent. The 258-acre center, formerly owned and operated by IBM, is being redeveloped to serve as a technology hub in the region. What piqued the interest of green-minded attendees was the notion that this well-constructed site (built to

defense industry standards) can serve as a model for sustainable real estate development. J. Michael Divney, partner at Divney Tung Schwalbe, notes that “The embedded energy that exists in buildings like this offers a fundamental platform upon which sustainability can grow.” Indeed, it was this sort of forward-looking perspective that permeated the event. Other revelations exposed at the conference include that despite the economic downturn, companies in the green development and green technologies sectors are hiring workers— hundreds of them. Meanwhile, there are companies such as Precision Flow Technologies Inc. and Kingston Block & Masonry Supply, LLC that have helped position the Hudson Valley as a product innovation leader. Kingston Block, for example, offers developers the chance to bolster the LEED rating on their project with cement blocks made of recycled glass and concrete.

Neil J. Alexander, LEED AP, partner and chair of the Environment & Sustainability Practice Group at Cuddy & Feder LLP, summed it up this way at the event: “When you try to make your business case for green, many factors go into it—PR is a big component; corporate social responsibility, tax incentives—but also what I call future proofing—you’re getting out ahead of the curve. You’re getting there before the wave.” Kingston Block’s product also reduces CO2 emissions—which was another key point of the conference: overarching goals should include reducing carbon emissions. Robin Andrade, principal of Andrade Architecture PLLC, says, “We’re now coming into another revolution—we can’t sustain ourselves on fossil fuels.” But to get there, the green development stakeholders need to work together. That means a marriage between economic development agencies, investors, and developers, as well as builders and designers. “Green is now bringing civil engineers and architects together for the first time,” says Joseph Minuta, principal of Minuta Architecture, PLLC, during one of the panel discussions. As for location, Alan Ginsberg, owner and chairman of TechCity Properties, says the Hudson Valley has a rich inventory of green-minded residents—a big plus for the green development movement. “We don’t have the luxury of being located in New York City or White Plains…but we are in a region that is green, where people want to be green,” he says. As for the future of green real estate development in the Hudson Valley, a conference-related survey indicated that there’s business activity in the sector and that companies are seeking incentives to support these projects. 2009: The Year In Review For New York House and our readers, 2009 might have opened at the peak of the “great recession,” but it closes as a “great green ascension” begins to transform how people do business, work, play, and live. The last year was full of green firsts—from New York City’s first private, singlefamily, LEED-stamped, remodeled home in Riverdale and the roll-out of a zero-net energy development in New Paltz to the first LEED condos in Murray Hill and the launch of the Innovative Green Design Awards by New York House magazine. Speaking of New York House, green design and living were celebrated in stories and interviews that included subjects such as legendary architect Robert A.M. Stern; Orange County Choppers; the developers of Hudson Harbor; TechCity in Kingston; and architect Dan Kaplan; among many others. Celebrities such as Melissa Leo, Dar Williams, Matthew Modine, and Kate Pierson graced our pages—sharing their passions and views of home and sustainable living. And of course there were highperformance homes—old and new, big and small—and many that are stunning in design, with magnificent and breathtaking views of rivers, mountains, and valleys. SM

On the news wires, 2009 generated many LEED-stamped buildings and project announcements as thought leaders convened to discuss green real estate development, greenhouse gas emissions, and green design initiatives throughout the Hudson Valley and New York metro area. Meanwhile, businesses big and small made commitments to sustainability. In the public funding sector, officials such as Congressman Maurice Hinchey (D-Saugerties) funneled federal stimulus money into local projects and earmarked money to support solar energy technology in the Hudson Valley. In addition, public and private partnerships were formed to help create green jobs and development as well as green retrofits of existing buildings. The latter includes the formation of a $1 billion mortgage facility managed by the nonprofit Community Preservation Corporation (see related story on page 28) that is aimed at low-income, multi-family housing. In short, 2009 was a year we committed to do and live better, and to make Earth Day something that happens more than once a year. n

and redevelopment. “Scenic Hudson has been preserving land along the Hudson that will play into this strategy, making sure the beauty of the region, the quality of the parks, and the quality of life in the region attract business and jobs,” he explains. “We’ve seen a half dozen new solar companies investing here, really beginning what I hope will continue.” Of course, initiatives such as The Solar Energy Consortium (TSEC) are expected to drive on with the mission of helping to attract companies here while economic development corporations across the region also work to position the Hudson Valley as a techfriendly place to do business. Sullivan describes the region as a “green corridor” with scenic and ecological assets as well as economic value able to attract green businesses, which “reduces energy costs and reduces our dependence on fossil fuels.” Melissa Everett, executive director of Sustainable Hudson Valley, says it’s important to note that “green issues don’t follow easy, yearly cycles, or legislative calendars, [but] arise from pressures and opportunities, not to mention perceptions.” For 2010, energy policy and supply remain key issues, “as regional players [move] to define the Hudson Valley as a clean energy corridor,” Everett says, adding that the region has an opportunity in regard to renewable energy technology for consumer distribution and use. “We believe that the Hudson Valley can be a leading region in standing up to short-sighted policies and taking leadership to create a powerful alternative vision,” she says. Greg Schnabel, of Big Green Oil, based in Bethel, says he’s most excited about New York State’s “tax rebate program that makes it very easy to bring [in] renewable heating oil. It’s the most affordable choice.” For its part, Big Green Oil offers “a 20 percent biodiesel solution that reduces emissions by 78 percent and saves [consumers] money,” Schnabel says adding that the state tax rebate ends in 2012. In the meantime, job growth in the green sector is expected to continue despite a stagnant economic

or 2010, the mantra “reduce, reuse, recycle” will add “redevelop” to its green pledge as the real estate sector engages in a development model that centers on sustainability. Experts also see increased economic opportunities in 2010 that include real job growth emerging from this trend, which will require partnerships between public and private entities. In addition, industry insiders expect a weeding out of false green initiatives and green talk with more measurable and quantifiable results. John Parkinson, executive director at the Urban Land Institute New York, noted that one of the top trends of the past year included “resetting the bar” in regard to ecological and economic sustainability “from both an urban and regional standpoint.” For 2010, this trend will continue, experts say. For his part, Parkinson cites projects such as the Chelsea Highline in New York City, an adaptive reuse of an elevated and abandoned rail line that was transformed into an urban park where people can connect to open space in a new and meaningful way. Regionally, Parkinson and others say transit-oriented development (TOD) projects such as TechCity in Kingston serve as models for adaptive reuse and green redevelopment. Sadie McKeown, senior vice president and director of the Community Preservation Corporation’s Hudson Valley and Connecticut region, expects green retrofits and redevelopment to take center stage in 2010. For CPC, the funding focus is on low-income, multi-family housing, but developers and owners in other housing segments can take advantage of a variety of tax breaks and incentives for their green projects, according to regional economic development officials. “Green advantages in 2010 will include building on existing footprints, integrating existing transportation facilities and capabilities, and perhaps most importantly, [leveraging] access to green funding,” Parkinson adds. Windfall For Energy Retrofits Community Preservation Corporation’s $1 billion mortgage program helps multi-family housing owners reap savings from energy upgrades. By Arthur Zaczkiewicz; photographs by ROY GUMPEL

magine you’re the cooperative owner of a preWorld War II, multi-family building. The building’s boiler is 30 years old. The roof is not insulated, and the windows are original. It’s no wonder the energy bill is $1,800 a month. Now imagine cutting your energy costs by at least 20 percent. That would be a savings of over $4,300 a year. What would your co-op do with that money? Sound enticing? Well, there’s a new mortgage program that was recently launched by the Community Preservation Corporation (CPC), a nonprofit lender, aimed at helping owners of multi-family housing make energyefficient upgrades as well as green retrofits. The $1 billion program—a public and private partnership between CPC, Freddie Mac, public employee pension funds, several public agencies, private investors, and Deutsche Bank—can also be applied to new green construction and is specifically targeted to low- to moderate- and middle-income multi-family buildings, including cooperatives. The overarching goal of the program is to reduce greenhouse gas, but for owners of multi-family housing the bottom line means reduced operating costs and improved cash flow. From an industry perspective, the program also involves collecting empirical data to show how much a green retrofit can save an owner on a per28 new york house / December 2009

This information will be used in a database that can be tapped by industry lenders. This would be an evolutionary step for the lending sector, which has faced difficulties in creating standardized lending

models for green projects due to an appraisal process that doesn’t recognize the financial benefits of green retrofits. Michael Lappin, president and CEO of CPC, says the mortgage program’s “realistic goal is to increase energy efficiency of existing apartment buildings by 20 percent or more while reducing greenhouse gas emissions.” Lappin expects to finance “retrofits for up to 15,000 apartments over the next few years. But to change the urban landscape we will also need to adjust the financing landscape.” Lappin describes the program as unique—especially “in regard to its scope, potential, and importance.” Lappin explains that there’s a broad offering of funding vehicles for new green development, but not for green retrofits of existing buildings, which makes up the bulk of the market. In New York City, for example, 60 percent of the residential properties are circa pre-World War II and in dire need of renovation and energy efficient upgrades. “This program is designed to tighten up these buildings,” Lappin says. “It is simple in concept and simple in execution.” The green retrofits include installing more efficient boilers, water heaters, windows, insulation, and lighting, as well as insulating exterior walls and roofs. Lappin says there’s a variety of management expertise in the market, and many building owners and operators don’t

This project addresses this weakness. “We also want the process to be easy and sensible,” he adds. “We want it to be a one-stop shop for a building owner, in particular the smaller operators.” The program’s first step involves an energy audit, which is followed by the normal appraisal and environmental review audits. In the energy audit, the focus is on where energy is lost. The retrofit addresses the inefficiencies via new boilers, added or replaced insulation, Energy Star windows and appliances, and CFL lighting fixtures, including motion sensors. What helps finance the green improvements is the refinancing aspect of the program. A lower overall rate on the financing facility allows for funding the retrofit. The mechanics of the financing involve renovation and refinancing costs per apartment unit of between $80,000 and $100,000, according to CPC officials. This price tag includes $5,000 to $50,000 for the energy retrofit and “other improvements.” To make this work, the private funding portion is augmented by subsidies that include tax exemptions, abatements, grants, lowcost secondary loans, and other financing vehicles. Michael Sturmer, partner of Bronx-based real estate management firm Lemle & Wolff, said the CPC program offers a “great opportunity” for building owners and managers who face rising operating costs due to inefficient boilers, drafty windows, and poorly insulated roofs. “The benefits of an energy audit, creating a baseline, and making changes such as installing new [energy efficient] boilers and windows as well as adding insulation to roofs and exterior walls are enormous,” Sturmer says. “Replacing bulbs with CFLs and installing motion-sensing lighting fixtures can also make for huge energy savings. And the benefits are realized in the short- and long-term.” Lemle & Wolff manages 300 buildings with about 9,000 units. Sturmer says energy retrofits can result in “double-digit energy savings.” The company already has one of its buildings participating in the CPC program and Sturmer says more buildings are in the pipeline for retrofits. Lemle & Wolff is also building new, green buildings under the program. Sturmer praised CPC and this program, describing it as groundbreaking in regard to offering building owners and managers the chance to make energy-efficient improvements. He says this is the first time lending programs have been infused with a green purpose for improving multi-family housing.

Sadie McKeown, senior vice president of the Hudson Valley and Connecticut Regions of CPC, says even though the overarching goal of this program is to reduce green house gases, it is a challenging sell to many building owners. Instead, the focus for owners and operators is on how the retrofit can help them see at least a 20 percent drop in energy costs. “Building owners care about saving money and they will see a decline in operating costs and an increase in cash flow as a result of the retrofit,” McKeown says. McKeown says CPC is working with community development corporations, municipalities, and other players to “bring all of the funding incentives to the table” while making the process for the owner as simple as possible. It’s important to note that the funding vehicles for this work are already in place, but the CPC program connects it together in a seamless way from the point of view of the borrower. For the funding partners involved in the program, the green aspect is appealing. New York State Comptroller Thomas P. DiNapoli praised the program, saying in a statement that it was “an important evolution in the New York State Common Retirement Fund’s long-standing partnership with the CPC. It is encouraging to see the CPC carrying its vital lending programs into sustainable green construction and rehabilitation. These investments are helping to make affordable housing projects more energy efficient. They also make good sense as pension fund investments.” Regarding the database, the work involves longer-term monitoring of the retrofits to quantify energy efficient improvements. The database will grow, and in time can be used in other markets in the U.S. This aspect of the program is where vendors and other green real estate stakeholders can benefit. Companies that supply green products and services as well as energy auditors who create the baseline documentation can take advantage of the business opportunities presented by this program. In the end, Lappin concludes: “It generates green jobs.” n

ouldn’t it be great if there were a way to jump into a warm pool on a cold day and not have some eco guilt trip about it? Well, there is. Equip the pool with a solar thermal water heater, and swim your blues away, sans guilt. There hasn’t been high visibility of solar thermal in the U.S., unlike solar photovoltaic systems, which have become increasingly popular. But with the New York Solar Thermal (NYST) Roadmap initiative, launched by the NYST Consortium, and increasing product choices and awareness, things are changing. There’s a 30 percent federal tax credit for the cost of a solar thermal water system. There’s an additional 25 percent New York State tax credit, which means systems can be purchased for a 55 percent discount, with end costs totaling about $4,500 per system. According to a recent symposium held by The Solar Energy Consortium (TSEC), the payback for low-cost solar thermal investments is quite fast, as water heating accounts for about 20 percent of home energy costs in New York, and heat accounts for 30 percent or more. With such affordability, it’s no wonder Hawaii is mandating solar thermal water heaters. In Israel and Cyprus almost 100 percent of homes use solar thermal. So do millions of Chinese and Japanese households. In Germany, solar thermal will be required in both new and existing buildings by 2015. rom the street, Hallie and Mark Wachen’s Ardsley house looks like any of the neighboring homes in this Westchester hamlet. The houses here are Dutch colonial inspired and seemingly cookie-cutter in design— exactly what you’d expect to find in an upscale suburban housing cluster. But step closer and peek inside the Wachen home, and it becomes immediately clear that a recent green renovation has transformed a large part of this house into a well-lit, functional space without enlarging the footprint. “We basically dismantled the typical suburban floor plan and turned it into something else,” says Joe Eisner, of Eisner Design, the New York-based architect on the green renovation. The project, completed this past summer, includes the use of recycled materials, bamboo, and fluorescent lighting fixtures, as well as nontoxic and low-VOC finishes. The Wachens’ green renovation was a complete reconfiguration of a large portion of the house, transforming a former playroom and dark basement into a space that includes an airy and spacious atrium (with small balcony), a gym, home office, bar, bathroom, children’s play area, guest room, sun room, children’s study, and a living room. The living room and sun room are located on the first floor while the other rooms take up space in the former basement. The renovation centered on breaking through the basement walls and installing windows as well as interior glass walls that maximize harvesting southern exposure light. The millwork throughout most of the renovated portion of the house is bamboo, a rapidly-renewing, sustainable material. On the first floor, the living room, sunroom, and entryway to the atrium feature bamboo shelves as well as wall finishings. The wall between the

settled on one that fully utilized the basement space in a functional, livable way. For Mark’s office, the space is a “great work environment,” he says. As co-founder and chief executive officer of Optimost, a technology company launched in 2001 that describes itself as a pioneer in the next revolution of online conversion rate marketing, Mark needed a workspace that would foster his creativity. To achieve that, Eisner positioned the desk against several windows that look out on the landscape of the backyard. Eisner describes the process of creating the renovation as organic. “The scope of the work grew as ideas were presented,” Eisner says, adding that the project started out as a simple basement renovation. But Eisner’s interest was piqued as he envisioned a knockout of some of the walls and with the creation of another floor—another living space—for the home.

What also makes the renovation unique—and green—is a design that retains the same footprint of the house. “There was no reason to expand the square footage of the house, so we didn’t,” Eisner says. The Wachens acknowledge that they are recent converts to green living. “We were a light shade of green,” Mark says, laughing. Adds Hallie: “Yes, we always tended to be a little green, but we were not that knowledgeable.” Both say the decision to make this renovation as green as possible was easy, especially as sustainable and recycled materials are now readily available in the market. “If you can make it green, why not?” Hallie adds. “We created functioning spaces for the family that include a play area, a gym, an office, bath, and guest bedroom,” Eisner says, “that are designed to be used—and they are. We created another dimension to the house which didn’t exist before.” n

clearance for borrowing.” Lines of credit are often crucial for small businesses, according to Moskowitz, and they are among the hardest hit by these restrictions. “Lines of credit are the lifeblood for a lot of people who own small businesses. They need it during certain times when they have cash crunches, and they’ll pay it back relatively quickly, but there are times that they do need it,” he explains. “If they’re getting a hard time to go on this, or [the banks] are raising their rates, that’s just one more burden they have to bear just to stay profitable.” As far as tax planning, Moskowitz points out some things that should be avoided, namely the Alternative Minimum Tax (AMT). The AMT, according to Moskowitz, is “a second calculation, which gets rid

with clients’ lines of credit. “That’s a very cornerstone issue because banks are a little tentative about lending unless you meet certain protocol,” he relates. “We’ve been finding that, besides just the financial statements, we have to give them very detailed projections of what their income is going to look like before banks give

But 2010 marks the end of the $100,000 maximum—as of next year, it will be unlimited. He adds that there are new perks for converting to a Roth IRA. “If you take your IRA and convert it to a Roth IRA, you pay tax on it, which is the bad side,” he says. “But at the end of the day, whatever money is left in the Roth IRA will no longer ever be taxed again. So as long as you keep it in the account and then retire with that money, that money will be tax free,” he explains. “So any future growth won’t be taxable anymore on the account—that’s a big transition.” Moskowitz has been dealing with many clients concerned about the recession. One of the most prevalent concerns, according to Moskowitz, has been

of almost all of your itemized deductions, and they tax you either 26 or 28 percent depending on your income.” And the worst part is that if the AMT comes out to more than your income tax, you have to pay the difference. “It’s very important that you sit down in November and December and do some planning for yourself,” he says. “It might be more advantageous to recognize income this year versus next year, or defer deductions to next year, depending on what your situation is.” Another smart decision in tax planning, according to Moskowitz, is to take advantage of the various green tax incentives—both federal and state. “It’s not new, but there’s a whole bunch of provisions for energy efficient products. For example, if you buy energy efficient windows, efficient air conditioning, and heating units, or if you use alternative fuel, they’ll give you credits,” he says. He also mentioned New York State’s brownfield incentive program, in which developers can receive tax credits for cleaning up and redeveloping land that was previously used for industrial or certain commercial projects. But Moskowitz adds that no matter how much planning you do, it’s essentially a waiting game at this point. “I think everybody expects taxes to go up, but we still don’t know what the bite’s going to be yet,” he says. Get your planning done as soon as possible; when you’re done, it might be a good time to relax and take your mind off of things. Moskowitz adds, “At this point, it’s pretty much ‘wait and see.’” n istockphoto.com

Fortunately, there are experts who can help during this stressful time. Mark Moskowitz, senior tax director at Goldstein Lieberman & Company, LLC, offers some advice for year-end tax planning. Moskowitz notes some of the changes that are coming for 2010, particularly with individual retirement accounts (IRAs) and Roth IRAs. A Roth IRA differs mainly from a traditional IRA in that there are fewer restrictions on withdrawals. “The next big one for next year is a conversion of IRAs. Solar Thermal vs Solar PV

Q:

Dear Paul, I was thinking of putting solar photovoltaic (PV) panels on our roof as we get lots of sun at our newly acquired residence. We currently have radiator heat fired by natural gas. I thought with solar PV we could offset all the electricity we take from the grid and it could enable us to get all our electricity from the sun. I’ve recently heard about solar thermal panels but don’t know much about them. It seems that more people know about solar PV than the other solar thermal technologies. Am I just out of the loop? Can you tell me anything about solar thermal? Would you recommend that I go with solar PV like I had planned or just go for solar thermal because it seems so much less expensive? Also, I was told one can use solar thermal to heat a pool. We have a large gunite pool heated with natural gas. Would you recommend converting the pool to solar thermal heat? —Duncan, Huntington Bay, Long Island

Dear Duncan, Great question. In this month’s Our Green Future column I discuss solar thermal, so your question allows me to explain more about the technology. You are not out of the loop and your observations are correct. Solar thermal technology is not as well known as solar PV, but as I explain in Our Green Future, this is about to change. Solar thermal technology can be used to heat water; this is definitely something you should look into right away. This type of system can also be incorporated into radiator heat and other systems like radiant floors, so your house sounds like it would be a perfect candidate for a retrofit. (Flat plate solar thermal systems do not work for radiant heat applications but vacuum tube systems do.) As for your pool, I would definitely convert to solar thermal. This is easy to do and as any solar thermal vendor can show you, the financial return will be well worth the initial investment. Solar thermal systems generally take fewer years to realize return on investment than other renewable energy options like solar PV and geothermal systems. In terms of looking at solar PV vs solar thermal, if you can afford to capitalize both types of systems I would recommend that. While the payback for the more costly solar PV may not be as fast as solar thermal, solar PV still has a real payback and is well worth the investment. More and more financial institutions are considering loans to cover costs of renewable energy installations, and such systems will make your house more valuable—not to mention the environmental benefits that come with being a good steward of the planet. hat if someone said you don’t need a home heating or cooling system? Until recently that would’ve seemed implausible, but at one point, so was saying you don’t need gasoline for cars, which we now know is true. But many of us Alternative Energy know who killed is not so Alternative the electric car: energy companies that wanted us to think we had no choice. Technology and a greater knowledge of what’s available to us, the consumers, have given us a choice, and one good choice is the passive house. The German passive house (Passivhaus) concept came about in the 1990s. The idea is to build homes that are well insulated, using the sun’s heat as well as shading and ventilation techniques, so that they need no mechanical heating or cooling system whatsoever. In North Carolina, Enertia Building Systems has created a similar concept, building homes without conventional HVAC systems. Likewise, visionary architect Michael Reynolds’ “Earthship Biotecture” homes also need no mechanical HVAC. Closer to home, Adirondack Alternate Energy designs passive solar homes that keep homes warm in winter without a furnace. We’ve come to rely on centralized energy sources, thinking that without them modern life as we know it would not be possible. Ideas like the passive house demonstrate that out-ofthe-box thinking is not always so radical. By being proactive we can build homes that operate comfortably using little or no conventional energy. What’s more, by minimizing environmental damage caused by dirty energy like oil, more resources can be put into developing a healthy economy, instead of trying to make a sickly economy feel better by subsidizing the wrong energy sources.
