Lessons Learned? Wait a Generation Following the recent oil rig explosion in the Gulf of Mexico, I was asked to appear on The Alyona Show on Russia Television to discuss whether we’ve really “learned anything” since the devastating BP oil spill in the Gulf last spring [visit: http:// www.youtube.com/watch?v=CXfE5atXBMU]. But that question is loaded, because we all know that the real issue is not whether we have learned anything, but rather how we will approach similar situations in the future. The recent explosion was a great way to dive back into the problems with offshore oil exploration and production. So far, it appears that all of the parties responsible for the explosion—from the owner of the rig to the U.S. Coast Guard to the local authorities—acted immediately to find out exactly what had gone wrong. Secondly, the White House quickly got in front of the story. From a public relations standpoint, everyone looked their best. And yet what have we really learned? We need to look back at the 1989 Exxon Valdez disaster as a prime example of how “learning from” and “fixing” an oil disaster don’t always match up. The Exxon Valdez tanker oil spill, in which an estimated 25 million to 32 million gallons of oil were dumped into Prince William Sound as the tanker left Valdez, Alaska, for Long Beach, CA, is well documented, and its effects on the environment are still being felt

today. Ostensibly, that disaster might not have taken place had the tanker’s captain not passed out in his bunk after a bender, leaving the third mate at the helm. However, there were a multitude of other problems that led to this disaster, including a faulty sonar system and the fact that the Exxon Valdez was a single-hulled tanker. As a result, Congress passed the Oil Pollution Act of 1990 (OPA), which addressed many of the problems that led to the Exxon Valdez spill. The OPA noted that an estimated 60 percent of the oil would not have been spilled if the vessel had been double-hulled. In other words, more than half the oil would have remained on the ship if construction standards had been different. Subsequently, the OPA mandated a phase-in for all oil tankers to be doublehulled. Unfortunately, however, the phase-in isn’t due to be completed until 2015—26 years after the disaster. So, what have we learned in the five months since the BP disaster and in the 21 years since Exxon Valdez? If history is any indication, it will most likely be at least a quarter of a century before any real progress will be made on completely repairing the problems that led to this latest oil disaster in the Gulf.

Waste Not, Want Not Like most people today, I’m looking for ways to save money on heating. Not a stretch, since my natural tendency is to conserve—thanks to the “waste not, want not” values my parents instilled in me. I remember my parents would turn off our oil burner during the summer—why waste oil when we didn’t need heat or hot water during the day? The downside, of course, was those times we’d forget and have to yell from the shower: “Would someone please turn on the oil burner?!” [Don’t know how Mom and Dad managed with three teenage girls in the house.] As a homeowner, I find myself cringing at the constant rumble of the oil burner, which similarly also supplies our hot water. A few years ago my husband and I got into the habit of turning it off during the summer—until the service man told us that was creating condensation and corrosion, reducing the life of the boiler. So now, as we gear up for the heating season, I’ve researched a few alternatives— like separating the hot water from the oil burner and installing a computerized heat economizer on the furnace. reduction, but installers and users report an average of 20 to 30 percent energy savings. Take that, Big Oil! My plan for a hot water heater—a much bigger investment—will have to wait a few pay periods more. This year, however, my husband and I also bought smarter. We joined an oil buying cooperative that a friend organizes. Collective buying can truly save you some cash. Our former oil company had offered a pre-pay capped fee of $2.99 per gallon, plus a 20-cent surcharge per gallon just for the convenience. Most companies quoted prices around that range. But with 12 to 15 households buying at one time—some of them purchasing 1,000 gallons or more per season—our co-op was able to negotiate a rate of $2.68 per gallon. Depending on usage—always the key—the savings could be as much as $500 per household. We also got a $99 service plan that includes a free burner check-up and cleaning, so that sweetened the deal. I felt so emboldened by our efforts to reduce our usage, I only ordered (or “protected”) 500 gallons of oil (down from 550 gallons we used last year) and am determined to use much less than that. onarch at Ridge Hill is a residential community located on 7 acres within Westchester’s Ridge Hill, a 1.3 million-square-foot mixed-use development under construction by Forest City Ratner on an 81-acre hilltop site between the New York State Thruway and the Sprain Brook Parkway. Natural Vision

Through sustainability analysis and innovative development, Ecological is greening real estate for the future. By Susan Piperato; photographs by Roy Gumpel

cological is a New York- and New Jersey-based group dedicated to “creating value for real estate through sustainability.” Founded in 2008 by landscape architect Anthony Sblendorio, founder of Back to Nature; Joseph Grano, chairman and CEO of Centurion Holdings LLC; and former Governor of New York George E. Pataki, Ecological offers sustainability evaluation and monitoring for individual buildings and portfolios as well as innovative green residential development. New York House met with Sblendorio, Grano, and Pataki this summer at Pataki’s Rockefeller Center offices to discuss Ecological’s present and future. What’s the story behind Ecological? Anthony Sblendorio: Gov. Pataki, Joe Grano, and I got together two years ago and talked about what was happening in real estate, finance, and sustainability. We realized that those three sectors were not effectively working together and there is an interesting opportunity to move beyond LEED certification, providing new services to commercial building owners, looking at the world of development and land development, and implementing a regenerative approach, which requires a more creative way of financing and requires a new way of looking at regulation and approval processes. That’s why the partnership made so much sense. Pataki is a leader in the world of sustainability as it relates to regulation— he created the first tax incentive for green building in the country and his work at Battery Park City was revolutionary and stimulating, becoming the first green residential high-rise on the planet. And Joe, having run one of the largest financial institutions on the planet, has a great understanding of finance and developing business. I was a leader in regenerative development, doing some of the first green projects in New Jersey, and having a proven record of cooperating and helping communities understand sustainability and getting those projects through the approval process. How did you three meet? Joe Grano: I hired Anthony’s company, Back to Nature, to be my land planner for a home I constructed four years ago. I wanted it to be as green as possible, and his company is a cutting-edge model in getting that done— Anthony’s house even has geothermal heating. I’m always looking for gaps in the marketplace and it became apparent that the environmental movement was gaining momentum and was probably a long-term trend, so I decided to open a company that would facilitate going green. I brought in Anthony and Gov. Pataki, as well as Pat Molloy, chairman of Goodrich Petroleum Corp., as an investor, and we became the founders of what is now Ecological.

What does Ecological do? Grano: We have three lines of business. We can come into your buildings and monitor your carbon footprints and your energy usage and give you some high-level recommendations. You can unplug a Coke machine for three hours in the afternoon and save $750 a year, for example. Mayor Bloomberg has just passed legislation that says all buildings 50,000 square feet and larger have to understand their footprint and have a baseline—that’s what our monitoring business is about.

Sblendorio: Let me tell you about our most recent project, Mine Brook. It’s a 90-acre site in Basking Ridge, in Somerset County, NJ, that was destined to be sold for conventional McMansion development. We worked with the community to help them understand their zoning; we wanted to create a model that looked like it had been there for a long time so it respected ecological’s mine brook development in basking ridge, nj, and honored an agrarian community. You have access to local food, common buildings, and a sense of community; there’s an extensive network of nature trails and open space. We provide everything from a green hybrid car service, to organic dry cleaners, to full concierge service with full amenities, but it’s all-around sustainability. We’re finding that it’s appealing to people who want to

downsize. Their taxes are high, their energy costs are high, and the concept of still having your own singlefamily home, but having everything taken care of for you, including firewood on your front porch, is appealing. What will real estate and development be like in 10 years? Gov. Pataki: We’re going to see new communities arising that have a magnificent quality of life where you have on-site power generation, on-site food being grown, where you can harvest timber in a sustainable way, restore wetlands and have enhanced wildlife and biodiversity options, post-development and pre-development, and do it in a way that is not just environmentally friendly and quality-of-life friendly, but that is also economically effective and efficient. Grano: Number one, environmental consciousness— particularly with this BP spill—is spreading. It’s just going to accelerate the consciousness of environment. Second, you’ve got legislation being passed. New York City is a great example. By the end of 2012, Bloomberg wants all cabs in New York to be hybrids. The Kyoto Protocol, of which we are not a member, wants carbon emissions in automobiles to go from 330 grams per kilometer down to 130. We will pass similar legislation as a nation. And third, since it is a growing industry, it has an economic reality to the nation because we have to get employment back up. Sustainability and alternative energy will be the fastest-growing segments of employment. That’s going to receive a lot of government subsidy and a lot of focus, I think, in the next decade. I think you have a growing green client base. There’s still a gap in the marketplace that requires a solution. And that’s what we’re here for: to provide the solution to fill a gap. n newyorkhousemagazine.com 21

s the heart of a home, the kitchen is used for more than just cooking. It is a place where friends and family gather on a frequent basis, a place where even the smallest of things count. With homeowners bringing in more healthconscious food, it makes sense for their kitchens to be filled with healthy living and earth-friendly components. Environmentally responsible, do-it-yourself renovations can make a big difference in a home, contributing to indoor air quality, water, and energy savings, and many without tremendous cost. When homeowners think of greening a kitchen, they may envision big-ticket items and monthlong jobs with big dollar signs, but transforming a kitchen doesn’t have to be so involved, experts say. “Start practically and smart—taking small steps is always the key,” says Sarah Beatty, owner of Green Depot, a supplier of environmentally friendly products. Due to the economy, people are staying right where they are, and now is the best time to spruce up the home, she says. Beatty suggests starting with what you have. If your cabinetry is still in good standing, refinish it with a low-VOC coating, like Petri’s Parlay 21, a water-based polyurethane with a hard, durable finish. “Recreating your space with color can make a huge difference,” Beatty says. Or if painting your walls fits your upgrade, use a non-VOC paint such as Benjamin Moore’s Natura line. In addition to changing color, changing the lighting of your kitchen will immediately update its look. LED undercabinet fixtures will emit light comparable to a typical fluorescent fixture, but will use around half the

energy. Although the initial cost is higher, LED lighting will save money in the long run. To add to the visual changes made in the kitchen, practical ones are just as important. Kate Talbot, a designer at Millbrook Cabinetry & Design, says that recycling stations have become a big request in her store. Millbrook Cabinetry & Design offers numerous options to insert sorting stations into cabinets to give homeowners more of a reason to separate paper, metal, glass, and plastic from trash. “Having at least two big separate containers is one of the biggest trends we have seen,” Talbot says. With the added initiative to recycle comes composting. Doug Mazeffa, research director of Greenopia, an online directory of green living, says that under-the-counter composting is best for homeowners who are serious about enriching their soil. He recommends NatureMill’s under-the-counter series, which ranges from $299 to $399. Although the price may sound steep, it can hold up to 120 pounds of waste per month (including meat, fish, dairy, and pet waste), and make compost within two weeks. If that isn’t exactly the price point you were looking for, try a small countertop version with Plow & Hearth’s Bamboo Composter, priced less than $50. It provides a simple way to store your scraps before discarding them in the backyard compost bin. Another big change you can make in the kitchen is getting

rid of bottled water. “There are some nutrients in tap water you are missing out on when drinking bottled,” Mazeffa says. A product like the GE Carbon Filtration System, which easily installs under your kitchen counter to improve the taste and odor of ordinary tapwater, will remove all mercury, VOCs, and pesticides. It will cost around $200, so if that isn’t in your budget, a $30 Brita can also do the trick. Another drinking solution comes from Beatty of Green Depot: “Instead of buying soda, purchasing a stand-alone sodamaker will not only save you money but also help you use a lot less energy.” She suggests the SodaStream JET Starter Kit and has found this product to be extremely popular over the past year. Updating cookware is another important step, starting with pots and pans. Look for PTFE- and PFOA- free cookware, with non-stick options like Cuisinart’s Green Gourmet set, which is made of 70 percent recycled stainless steel, or EarthPan’s Hard Anodized set. In addition to changing out pots and pans, change out your utensils. Enrico Products, an all-natural line of about 120 products made from reclaimed and renewable wood, believes in putting less plastic into consumers’ hands. Chad Richardson, owner of Enrico Products, says that selling sustainability is very important in this economy. “We offer a very unique

Luckily for homeowners, rebates are still available for energy- efficient appliance purchases. Utility companies like Central Hudson will pay you $50 to recycle your old, working refrigerator or freezer, while manufacturers like Miele, Asko, and Viking will throw in added incentives to purchase new appliances. For example, if you buy any Miele EnergyStar-qualified refrigeration appliance or dishwasher, you will receive a free S7 vacuum cleaner. “Whatever it is you are looking to replace, just do it with a green one. Not only will it help save energy, but will save you money in the long run,” Mazeffa says. Yale 360 reported: “Centers for Disease Control scientists found that most individuals carry a mixture of metals, plastic polymers, pesticides, Legislation solvents, fire retardants, and waterproofing aims to agents, all commonly protect public present in modern buildings.” from toxins. Friends of the Environment reported, “Less than 20 percent of the chemicals in our cosmetics have been tested for safety by the industry’s safety panel, meaning that we don’t know what our products do to us when we use them.” According to the Environmental Working Group, “The Toxic Substances Control Act of 1976 grandfathered some 62,000 chemicals on the market in 1976, despite the lack of safety data to support this policy. Closer to home, one can make a difference by purchasing truly green cleaning products. Choosing sustainable home furnishings need not be daunting— here’s a guide for the conscious consumer. By Gina Marinelli; photographs provided

hoosing furniture is no longer just about selecting an item from a catalogue or even off a showroom floor. The decision can be as thoughtful as choosing what kind of vitamins to take, or which snacks to give your children. With labels such as “No VOC,” “FSC Certified,” or “Made with recycled material,” options may seem overwhelming, even in a growing market for green home furnishings. However, like antiques, there are many newly manufactured pieces that come with a story behind the piece of furniture. Companies including Home Trends and Design, based in Austin, TX, are specializing in using mango trees for their furniture. According to Inglis, mangos are the most prevalent fruit in the world and their trees are usually harvested for 15 years. After the tree can no longer bear fruit, the wood can be used to create a piece of furniture that will last another 15 years, if not much longer. Interior designer Sara Bengur names Tucker Robbins as one of her favorite green furniture companies. Bengur, who mentions she has seen a growing demand for green home furnishings, acknowledges that Tucker Robbins is being environmentally responsible by using

materials such as naturally fallen trees and setting an example by supporting small, under developed communities around the world. However, there is so much more to furniture than just wood and Mazeffa states that in the ecofriendly market, “Anything with fabric is a tougher area.” Usually people will choose an organic cotton, he says, when searching for a green fabric. Unfortunately, alternative fabrics such as hemp or bamboo do not yet have a stable market. Luckily, Q Collection, with its flagship showroom in Manhattan, offers some wonderful alteratives to soft furniture. According to the company, Q Collection uses a wide range of ecofriendly fabrics including alpaca, hemp, leather, linen, viscose, wool, and Oeko-Tex certified cotton. In addition, for those who are refurbishing or love the charm of an antique, there are companies such as twenty2, located in Brooklyn, with a wide selection of green fabrics. The fabrics, which are usually distributed directly to interior designers, are hand printed and use water-based inks on linens and cotton/linens blends, says Kyra Hartnett of twenty2. While some people may prefer to support a small and local business such as twenty2 or Furnish Green, there are several big-name, highly-recognized furniture brands manufacturing green products worldwide. IKEA, Ethan Allen, and La-Z-Boy are leading the way in environmental initiatives, Mazeffa says. Most major retailers and manufacturers “at least offer a few green furniture alternatives,” he continues. As New York House readers may recall, La-Z-Boy was an Innovative Green Design Award winner in 2009 for being a major American furniture manufacturer creating wide-scale awareness. The company’s EcoComfort line uses soy-based cushions and fabrics. IKEA, Mazeffa says, has always been following green practices, especially since it’s based in Europe, where environmental standards are higher. But IKEA is now simply promoting more awareness of its efforts. Just because there are a slew of options available for ecofriendly furniture doesn’t make the decision much easier. However, with some pre-planning and general understanding, the search can be more enjoyable. Think of what you want to achieve: whether it be impeccable indoor air quality, using recycled materials, or supporting a local business, and most likely there is a green home furnishings company that will share the same values. n

All the eco-acronyms can be a bit confusing. Sure, a green expert may speak the lingo fluently, but for the conscious consumer, here are some key terms to understand and recognize when shopping for green furnishings. FSC-Certified A product marked as FSC certified has been approved by the

Forest Stewardship Council after passing 10 principles that cover everything from environmental to community issues. An independent, globally recognized, nonprofit organization, the FSC promotes responsible harvesting of the world’s forests. It is known for strict guidelines that ban harvesting more than what grows back, replacement by tree plantations, toxic chemicals, and genetically modified trees. The FSC also strives to protect biodiversity, rivers and streams, rare and ancient trees, and to support indigenous peoples. fscus.org

SFI-Certified Certification from the Sustainable Forestry Initiative means

researches and conducts tests to determine textile toxicity levels in all stages of production. Technology to Expand Solar Power Options

Q:

Dear Paul, We’re thinking about buying a solar PV system. Can you make any recommendations? I’m especially curious about any new cutting-edge technology coming to the market. I’d hate to buy an expensive system and find out in a few years the quality and efficiency of solar is way better and the price has gone way down. —Susan, Ulster County

A:

With New York state rebates, state and federal tax credits, solar systems available now have never been more attractively priced. I just priced out a 7 KW system with a $7,500 net cost after all the “green gravy.� This specific system generates 65 percent of power needed for the average house ($1,200 value per year), according to installer Mercury Solar Systems. This is a good investment now, because the system will pay for itself long before the panels wear out. Importantly, the majority of costs for solar systems are labor and installation, so adding or changing panels in the future will not be so costly as technology improves and prices go down. While not quite here yet, there’s an explosion of new solar power options heading our way. One is the Sunfish from Seattle-based Clarian Power. It’s a self-install solar module that plugs into existing power outlets. The DIY solar kit installs on the side of a home, on a deck, in a garden, or on a rooftop and does not require installers. Expected costs are $3,000 to $4,000 per KW before subsidies. Clarian Power estimates a payback of three to four years or less after rebates and tax credits. See clariantechnologies.com Exploring new PV technology options right now in the region is difficult: Despite a growing number of installers, it’s hard to find much diversity in solar PV technology available for purchase. I’ve found a half-dozen brands (with substantial price differences depending on manufacturer) that most installers work with. A recent attempt to buy thin-film PV for a metal roof in upstate NY resulted in only one company (again, Mercury Solar Systems) that could do the job. My advice: Do not hesitate to install a solar system because technology is advancing. The savings are immediate. So install a system now with at least a few KWs of panels. When the new PV technology comes in the near future, you can always add more KWs. Before you install, do everything you can to cut back on electricity consumption. With LEDs and new high-efficiency appliances, you’ll need fewer KWs of panels to power your home. Good luck. —Paul

A Boat with a View

orn out of prefabrication and the efficiencies that come with it, the MetroShip offers New York City loft-like living on the water. Inspired by sleek, modern design, the MetroShip is changing the perception of houseboats from crude buildings set on rafts to luxury ships, resembling dockside condos. Walking through sliding glass doors, you step off the dock and onto hardwood floors. Light switches are touch-sensitive, unmarked buttons; a flat-screen HDTV faces the bed, and a $20,000 stereo comes installed on the boat. Not to mention the views of midtown Manhattan from the bedroom of the MetroShip docked in Lincoln Harbor. David Ballinger, designer of the MetroShip and prefab entrepreneur, says the idea came while living in a cramped London apartment in the 1990s. Living opposite two pirate ships, Ballinger imagined life on the boats to be much more liberating than his shoeboxsized apartment. “I thought that I could live in one of these things and have twice the space I do now,” Ballinger says of the ships. “I would have no neighbors and it would be quite a cool way of living.” The vision was simple, Ballinger explains: a home you can take anywhere, where all you need to move are your

furniture and your clothes. However, transforming his dream into reality wasn’t as easy. Ballinger spent seven years trying to build the MetroShip, but for some reason, he says, something always went wrong. “All kinds of stuff stopped it from happening,” Ballinger explains. “It was only when I bought an old houseboat on eBay and completely remodeled it to make it very, very modern” that he was able to move forward. Ballinger describes the encounter as “pure fluke;” buying the boat on eBay was a last-ditch effort to create the MetroShip. He bought the boat in 2006, and by 2008 Ballinger had his prototype. Lane says his original plan was to design and build his own boat in North Carolina, where he is originally from. At the time, MetroShip was still purely concept. In the following years, Lane’s plans for a houseboat evolved and MetroShip produced a prototype. Lane began looking for a houseboat and says “it was a matter of good luck” that he found a listing for the MetroShip when he looked on eBay. “When I got this job with [Rafael Viñoly Architects], I decided I was going to stay in New York for a while, and then decided to buy the MetroShip instead of building my own,” Lane says.

When it came to design, there were a few important goals that Ballinger had in mind. These features also appealed to Lane, not only as an architect, but also as the MetroShip’s newest inhabitant. Ballinger’s goal is to change the way the industry looks at houseboats, not only from a design standpoint, but from a production one as well, allowing him to create boats efficiently. Ballinger’s company, GDM Ltd., owns several other prefab companies that build sheds, cabins, play areas for children, and now luxury houseboats. The same prefab concept used to build these landlocked structures is integrated into the MetroShip’s construction. The boats are easier to manufacture and the product is better quality, Ballinger says. In addition, the prefab model allows them to build boats quickly, and Ballinger can customize boats “within reason and practicality.” Aside from its building efficiencies, Ballinger put an emphasis on finding the best way to create stability in the water. “I really wanted it to be a house on the water, and have it feel like a house, with little movement,” Ballinger explains. The foundation of the MetroShip is a heavy steel hull, creating a low center of gravity. The kitchen and bathroom are purposefully located at the boat’s center, further maintaining stability.

According to Lane, the steel hull sets MetroShip apart from most manufacturers who use aluminum and fiberglass. For Lane, the steel hull is one of the ship’s most appealing features because it will allow him to keep the MetroShip in the Hudson River year-round. Boats with fiberglass hulls must be taken out of the river or dry-docked because of the ice in the Hudson. As for the design features you can see with the eye, the MetroShip’s translucent wall panels help create the boat’s sleek, modern look, as well as providing insulation and natural, diffused light all day long. The panels are made of crushed, recycled glass mixed with a polymer for a smooth finish that’s nearly self-cleaning. “Nothing can stick to it,” Ballinger says. “These panels have been tried and tested and have the perfect application for the water because they don’t corrode.” Furthermore, the panels provide insulation in the winter, while preventing solar gain in the summer. For Lane, who plans to live on the boat year-round, the insulation the panels provide in the winter is very important. “It’s insulated like a house, not a boat,” Lane says. “The wall panels give you the same insulation value of a residential studded wall with fiberglass insulation.” Prior to Lane’s purchase of the MetroShip in Lincoln Harbor, the boat served as a model home docked in Connecticut. Nearly 1,000 people toured it when it was located in Stamford and, later, Greenwich. The MetroShip, starting at a base price of $290,000, sells predominantly to customers in the Northeast— unusual for houseboats, which have the largest market newyorkhousemagazine.com 33

in Seattle and throughout large lakes in middle America, Ballinger says. However, he also has boats throughout San Francisco, Miami, Chicago, and Washington, D.C. Ballinger says the company aims to sell the MetroShip as a “piece of real estate on the water,” which means the boat needs to be packaged with a dock in a marina. Ballinger says most customers usually have a preference of where they want their boat, but for those who don’t, the company will negotiate with a marina on the customer’s behalf.

The package makes the transition to houseboat living much easier—especially for the next customer Ballinger is working with: a retired couple, who have “sold off everything in their suburban home” to move into a new two-level, three-bedroom MetroShip. Currently, the MetroShip is on a seven-to-10-year waiting list for dock space in San Diego’s Sea World Marina. In the next year, MetroShip will be receiving dock space at the 79th Street Boat Basin in Manhattan after a five-year wait.

In the future, Lane plans to take the boat around Manhattan once or twice a year, and hopes to travel up the Hudson. In the meantime, Lane’s bedroom continues to face midtown Manhattan, where he takes solace in sitting on the aft deck enjoying a drink, watching 8 million people beneath the twinkling city lights. n

If you feel the need to de-clutter or refresh your home environment, these easy steps can help. BY ROSALYN CHERRY

• I feel anxious just thinking about letting go of sentimental items. Instead: I can create a pile of sentimental items I can’t give up now and a pile of sentimental items I could possibly let go of. It is OK if I don’t decide on the first pass. I can move on to the next item. If it is your intention to live a simpler life then you will take action to let go. Ready to start with 15 minutes? Fifteen-minute sessions add up and become easier over time. As you pick up each item ask yourself: Does this belong here? Do I need it? Do I want it? Is it useful? Does it reflect who I am now? Does it add to my life? Whenever you let go of an item, you are flexing and strengthening your de-clutter muscle (give away, toss, sell, donate, and recycle). Sorting what you have is at the heart of the decluttering process. This is where you are the expert. Whenever you are going through items to decide to toss or to keep, you are the one to set up the categories for sorting. Having your own meaningful categories can help you get past potential roadblocks. You can create categories such as “donate to the high school yard sale” and “donate to the library fair.” When you know where an item is going, it’s easier to let it go. This includes being aware of all your recycling options locally and beyond. For example, freecycle.org and squidoo.com/ recycle-everything supply lists of recycling options for most items. This is your process. Make it work for you. Your unique set of guidelines can apply to more than sentimental items, but also unfinished arts and crafts projects, collections, unsolicited gifts, and everything in between. You will find your own flow as you continue to let go. With consistent effort over time, you will see results. Now the refresh mode. Since you are doing this for your own peace of mind, think about the rooms in your home. Do you remember what is on each wall, in every corner, and on the top of all surfaces? Does your home

environment reflect who you are now with new lifestyle changes and interests? Identify what is no longer useful or adds to your life. Treat it as clutter. Oftentimes the familiar becomes invisible and you fail to recognize you are weighed down by things you no longer connect with. You know the best approach to refresh your living space. A corner? A whole room? Going green? A combination? You may want to add color to the walls, change the lighting, or put in new carpet. Be sure to explore the wide range of environmentally responsible alternatives now available. You may want to improve the energy efficiency of your home. You may want to update family photos and replace old picture frames, repot plants, replace worn-out furniture, or rearrange wall hangings. Maybe you are ready to let go of some travel mementos from your younger days of exploring the world. Perhaps keeping the most meaningful will help you reach your goal. Remember this is your process. You are the expert. As you research options, especially going green, you may find yourself changing what and how you initially wanted to refresh. Listen to yourself and you will always enjoy refreshing your home with pleasing results. n

You move forward in life, open to possibilities instead of being weighed down. It is a glorious feeling of freedom that is attainable with time and effort. Sound impossible? It really isn’t. Whether you are looking to de-clutter or to refresh your home environment for greater peace of mind, there are two areas where you are the expert: first, in deciding what to toss and what to keep. No one can decide for you. Second, in what you are telling yourself when you get stuck. When wanting to get rid of too much, negative self-talk is the most common roadblock. Attitude is everything. By following this advice I’m confident you will overcome your obstacles. Let’s start at the beginning. Do you think you have too much stuff, and do others comment on these observations? Or do you think it’s time to simply refresh? Maybe you have too much stuff and don’t know where to start. Or maybe you’ve started and stopped so many times you feel hopeless and helpless. Only you are present for your thoughts and beliefs about de-cluttering. Let’s change this to a more productive self-talk that will move you forward to take action in becoming clutter-free: • I do not have enough time. Instead: I can take baby steps. I can start with 15 minutes. That’s it. • I feel overwhelmed with so much stuff. Instead: I don’t have to think about how much there is to do. I only need to think about what I can do today. I can begin with one item and try a few more after that. • I’m a procrastinator—always have been; always will be. Instead: I’m the only one who can do this. I think I need support. I need a buddy to keep me company while I get started.

An energy recovery ventilator provides a constant, balanced fresh air supply. The result is an impressive system that not only saves up to 90 percent of space heating costs, but also provides a uniquely terrific indoor air quality.” New York-based architect Garrick Jones was a member of a Passive House project in Syracuse. “My favorite part of the Passive House methodology is its foundation in conventional building practices,” he said. “It strives for net zero with few bells and whistles.” In Jones’ opinion, “If the Passive standards continue to be regionalized there will be no stopping it. At the very least, I believe the basic concepts behind Passive House are influencing a universal refinement of standard building practices.” The great thing about Passive House is that it does not rely on expensive technology to achieve its goals. Venus will be retrograde in Scorpio and Libra through mid-November, helping us sift through our emotional attachments and material belongings and decide what comes with us into the future and what gets to stay in the past. That said, Venus retrograde always brings visitors from the days of yore. Old friends and lovers can turn up. They may be visiting, they may be here to stay for a while, or they may be reminding us of the prior emotional orientation we left behind, and why we did so.

Know your plastic from your cash. Make sure you can tell the difference between sex and love. True creativity comes from within. This you already know, but I suggest you remember every day. You’re likely to be focused more on the ‘in’ side than on the ‘out’ side—your process at the moment is deeply internal, yet there are suddenly clear signs that your ideas need to find their way into the wide world, come what may. Major obstacles are resolving themselves, as if by their own initiative. People who resisted your efforts in the past are more likely to cooperate than they have been in recent months. And you know that maintaining your own emotional core is essential to your creative process; but you don’t want to take that too far. At a certain point you will need to dive into full participation, casting off your hesitancy and working with the resources that you have.

So many trials and tribulations are behind you that you really have just one thing of which to be alert—and that is your tendency to doubt yourself. You’re starting to gather your resources, and this is welcome news. That place is your vision for the future, which is rapidly taking shape and form rather than being the kind of ethereal notion to which you’re usually accustomed. At a certain point you will reach escape velocity and your present situation will dissolve into history. Yet one thing is necessary first: that you identify the moorings that hold you back. You may think that you are slacking or hesitant when it comes to taking action. I would suggest that you are bound to the present by certain attachments, which thanks to Venus retrograde you now have a chance to evaluate. You don’t necessarily need to cut those ties, but it would be wise to know what they are, know what they mean, and loosen the knots.
