REEP Rewards, Reap Savings As Congress grapples with the American Clean Energy and Security Act of 2009 and its controversial cap-and-trade legislation, there’s a key energy efficiency and green job creation provision at stake that merits immediate passage. It’s deemed so important, it’s expected to be a stand-alone bill. But it needs support. The Retrofit for Energy and Environmental Performance (REEP) program is a national initiative to provide direct cash incentives for retrofitting existing buildings, with goals of cutting energy use by 20 percent or more and significantly reducing water use. Retrofitting is a cost-effective way to cut carbon emissions and create jobs, with every dollar invested in efficiency improvements saving consumers and businesses an average of $4, proponents say. The per-building incentives would be capped at 50 percent of retrofit costs. Properties achieving at least 20 percent energy savings can receive additional incentives for efficient water use. For homes, this means $1,000 for prescriptive measures designed to cut energy consumption by at least 10 percent or $2,000 for measures meant to cut it by 20 percent; $3,000 for demonstrated savings of 20 percent, plus an additional $1,000 for each additional 5 percent in energy savings. The commercial benefits are equally lucrative. To do the work, many more green professionals are needed—certified energy and environment auditors, inspectors, raters, and retrofit contractors—as well as training programs to enhance this workforce. The REEP bill has 39 Democratic co-sponsors, but no Republican co-sponsors, at least five of which are needed to ensure bipartisan support. Co-sponsors include Maurice Hinchey, Paul Tonko, Carolyn B. Maloney, and Steve Israel. The bill is endorsed by many nonpartisan trade groups like the National Association of Home Builders, the National Association of Realtors, the Real Estate Roundtable, and the National Association of Real Estate Investment Trusts. In the August issue of New York House, the headline of an article about a zero-net energy home mistakenly stated the house was “Off the Grid.” While the home produces its own power, it does not operate independently of public utilities. In fact, the electric power it generates is converted to alternating current and fed directly into the grid and sold to the utility via net metering. Zero-net energy homes without battery backup and power storage systems are vulnerable to grid failure, so if the electrical grid ever failed, the home would be without electricity or water. In our July Expert Advice column, “The Heat is On,” it was stated that co-author Richard Cavanagh was a Radiant Panel Association-certified designer and installer. The Burning Issue Despite the drop in oil prices, now is still a great time to invest in an energy-efficient heating system. by lindSay SuchoW; PhotograPhS Provided

ast year, the home heating industry was poised for a revolution, as homeowners embraced (like they never had before) the idea of clean, green, energy-efficient heating systems. Oil prices reached an all-time high, with households locking in at nearly $5 a gallon. Action against global warming was prevailing. And it seemed every politician, scientist, and economist was advocating the resounding need to “reduce our dependence on foreign oil.” In 2009, the economy is sullen. Oil prices have plummeted. Concern for the planet was replaced by worry over finances. The renewable energy push was weakened by fears of upfront costs and an urgency to squirrel away precious funds that may have been once intended for an energy efficiency makeover. “It’s a tough time for any product,” says Marcia Olenych, co-owner of Mountain Flame in Arkville, a distributor and builder of Tulikivi stone fireplaces and wood stoves. “I think everyone’s having a hard time selling anything at the moment. People have just been very afraid.” So why is now a good time to upgrade your home’s heating system? “I believe if you polled the general public, they would say that it’s a temporary relief we’re getting with oil prices,” says John Wright, vice president of Hudson Valley Clean Energy in Rhinebeck. “There’s no disputing that we’ve reached peak oil…The fact that we’re extracting it from tar sands in Canada shows that we’re desperate.” And it’s not just low oil prices that have an expiration date. The unprecedented financial incentives currently available for energy-efficient upgrades certainly won’t last long. “Now is the time to act, because you never know what energy prices are going to be down the road,” says Ryan Moore, project manager with the New York State Energy Research and Development Authority. “We’re seeing prices slowly creep up again—especially at the pump. We’re encouraging people to do it now. Do

it while the incentives and tax credits are still there.” As part of the 2009 American Recovery and Reinvestment Act, federal tax credits are available for 30 percent of the cost, or up to $1,500, in 2009 and 2010 for energy-efficient upgrades to insulation or HVAC; the installation of non-solar water heaters; as well as biomass stoves (wood, corn, or pellet). However, which items qualify for the tax credit differs for new and already-existing buildings as well as for primary and secondary/vacation homes. “There’s so many rules…There’s a lot of things that people don’t understand, and you’ve got to make sure they understand it, or the IRS is going to come after you,” says Mountain Flame’s Olenych, adding that most Tulikivi models are above the efficiency rating needed for the tax credit. “If you’re going to claim that tax credit, you really have to know if you qualify or not.” But there is a tax credit available for both new and existing homes—again, at 30 percent of the cost, but with no upper limit—for the installation of geothermal heat pumps, solar water heaters, small wind energy systems, and fuel cells. These credits are available until 2016. New York is an especially advantageous state for home heating system upgrades; the New York Energy $mart Loan Fund offers loans of up to $20,000 (or $30,000 for Con Edison service customers). The state also offers low-interest financing or 10 percent cash back for energy-efficient equipment

installations, or even up to $5,000 back if you’re income-eligible, Moore says. Many utility companies are also hopping on board by offering their customers rebates for energy efficient heating. Central Hudson Gas & Electric, for example, is offering energy-efficient heating and cooling equipment rebates of up to $1,000 for residential customers. However, if you’re still not swayed, experts ask that consumers consider the future of their planet. “It’s worth it to do it, not only for your wallet and pocketbook, but for the environmental benefits,” says Moore. “Everybody’s about going green nowadays, and this is one easy way to do it.” Ultimately, another expert says, investment in sustainability is not just for your own fortune—but for ensuring a healthy Earth for future generations. “There is an old saying that goes ‘the best time to plant a fruit tree was 20 years ago, the next best time... is now,’” says John Abullerage, president and owner of Advanced Radiant Design. “It’s like planting a fruit tree for the future. Once you increase your energy efficiency, you reap the fruits of that investment forever. Some years you get more fruit, some years you get less. However, if you never plant the tree, you get no fruit. ike it or not, chilly weather is quickly upon us. For many homeowners, that means making room in the garage, attic, or basement for those tents, kayaks, and skimpy clothes that are about to be put on sabbatical. Why not give those items a green, ecofriendly place to hibernate? A storage space is exactly what it sounds like—a place to keep your “stuff.” And let’s admit it: When a room is inhabited by “stuff” rather than people, we forget the importance of keeping it clean and healthy. The garage is one of the home’s biggest culprits for toxic fumes. Take a quick inventory of your motor oil, pool and landscaping chemicals, and other hazardous products, and make sure they’re stored properly in tight containers. Similarly, if you park your car in the garage, place a pan underneath the vehicle and check it for fluids to keep your floor free of ugly grease spots. Wash gardening and landscaping tools before putting them away for the season. Attics and basements have similar issues when it comes to being green; but namely, mold is Public Enemy No. 1. To kill mold naturally, try tea tree or grape seed oil mixed with water, which will eliminate mold in a few days. Also, care2.com says that straight vinegar reportedly kills 82 percent of mold. Pour some white distilled vinegar in a spray bottle and apply to the moldy area. It should dissipate in just a few hours. And while you’re organizing, consider storage items that are made with recycled content and/or green materials. a love shack and a lazy meadow B-52s star Kate Pierson finds refuge from the busy rock-and-roll life in her green home in the Hudson Valley.

t was love at first sight. As quickly as her fans fell for her in 1976, Kate Pierson fell for the Hudson Valley in 1987. The B-52s were visiting a friend of guitarist Keith Strickland, and Pierson was in the market for a more permanent residence. She saw a house she just had to have, bought it, and made the move from New York City to the Hudson Valley, where she’s lived ever since. However, while the geography hasn’t changed, she now lives in a different house than the one she bought in 1987—and it’s easy to see that energy efficiency was a motivation for the switch. Pierson is a strong advocate of sustainable living and green initiatives that reduce our carbon footprint. “Obviously green is important for our planet,” Pierson 26 NEW YORK HOUSE / September 2009

says. “It’s survival now. It’s not about being politically correct or anything…We have to be green.” She wholeheartedly reflects this sentiment in her life. Pierson’s new house has a much different feel from the “love shack” of her band’s hit song. She built a house that implements some of the most effective sustainable technology, including passive solar and large windows so the house is naturally warmed by the sun. To complete the heating system, the house uses the efficient radiant floor heating only as a supplement to the incredibly efficient Tulikivi fireplace. The rest of Pierson’s cozy escape from rock stardom doesn’t leave much room for improvement at being green. Her pool is filled with salt water to cut the usage of chlorine and other cleaning chemicals. The patio is made entirely of rock from a local quarry and the

house was built with some recycled timber. Beneath the ground, there is a water tank that collects rain water to be used in the organic garden or to fill the pool. Pierson’s daily life is also filled with environmentallyfriendly behaviors, like buying local goods; growing, canning, and pickling her own vegetables; using natural cleaners such as baking soda; and using steam cleaners. And of course, she is an adamant recycler. Pierson’s recycling effort has been brought to a new level with a less musical business venture: Kate’s Lazy Meadow Hotel in Mount Tremper. Pierson, who calls herself a “hippie at heart,” decided to purchase an old cabin motel and renovate it. After two long years of renovation and decorating, and with a ton of help from her life partner, Monica Coleman, on the business side

of the operation, the motel was open to the public. At first, the project focused on restoring the rustic feeling and beautiful appearance that the land had lost prior to Pierson’s purchase. Landscaping was important to Pierson because she wanted to return the land to its former glory, in her eyes, as the “gateway to the Catskills.” In an effort to retain its charm, Pierson decided to recycle everything imaginable that was left on the property, reusing and revamping everything from appliances to furnishings to the sign out front. To make the place more energy efficient, the insulation of the cabins was redone. The cabins and trailers are much more energy efficient than other resorts due to its size and insulation, she says. Fruit trees were planted, and local gardeners brought in native plants to fill out the now beautiful meadow. Don’t look now, but

Pierson hopes to put in a windmill there someday. A great thing about Kate’s Lazy Meadow is the alternative it provides to the typical family vacation, says the wig-wearing singer. The promotion of local businesses and green initiatives at the motel is well above the standard of “run-of-the-mill.” Relaxing outdoors and shacking up in a cozy energy-efficient cabin is much more environmentally-friendly than going to an amusement park or staying at a hotel in a big city, says Pierson. And it may even be more fun. Away from her green Hudson Valley home, Pierson is once again on tour with the B-52s, performing hits like “Roam” and “Whammy Kiss” as well as new titles such as “Juliet of the Spirits” from the band’s latest album, Funplex, released in 2008. The band has stayed together for more than 30 years, and Pierson notes a

key reason for their success is their family-like nature. Through all of their years together, Pierson says, “You always know that you have each other.” The members were close friends before they formed the band and, to this day, they hang out together after shows. The unique sound that has propelled the B-52s to their enduring popularity comes from the collaboration of the four members, says Pierson. “You get into a collective unconscious state and stream-of-consciousness style of writing.” That stream of consciousness has taken their fans on an incredible ride of musical creativity: rocketing through the wilderness, from their own Private Idaho to Planet Claire, and under the commotion in the ocean where they saw a rock. A

millstone fountain stands in the center of a courtyard lined with hand laid stone walls and beautiful beams of reclaimed timber, and it’s within view of the majestic Hudson River. It sounds like a description of a classic, vintage manor. In fact, it’s just one of the many timeless visages of Hudson Harbor, a green residential development under construction in the Village of Tarrytown. Hudson Harbor is a beautiful 24-acre development located right on the river, just north of the Tappan Zee Bridge. It’s being built with sustainable principles in mind, saving energy for the 238 homes (100 townhouses and 138 condominiums), most of which have waterfront views. The townhouses are being priced from $1.25 to $3.1 million, while the condominiums are going for $575,000 to $1.25 million. Also in the works are a 5-star restaurant, a bakery, a pool, a marina, and a spa, as well as other amenities that improve the surrounding community. With guidance from townhouse expert Charles Lockwood, author of Bricks & Brownstones, the homes have been modeled after original New York townhouses. Unique façades separate each townhouse from the other; different stonework and windows make the homes appear to have been built at different times. Hudson Harbor is just one of many projects in the works for National RE/sources, a real estate and investment firm based in Greenwich, CT, that was founded on sustainable principles more than 15 years ago. The company owns 1.5 miles of waterfront on the Hudson River and has projects planned for Sleepy Hollow, Yonkers, and Edgewater, NJ. National RE/sources, which has owned this Hudson riverfront land for 12 years, had plans for this development that were limited by an old asphalt plant. Plans for more industrial occupants did not advance far along the application process, as many iterations of the proposal were suggested and given input by village officials, residents, and groups such as Scenic Hudson. The breakthrough for National RE/sources was the

purchase of the plant and the land it was on. This allowed the developer to put in a proposal to the town that they were really excited about: Hudson Harbor. Inside Hudson Harbor’s town homes and condominiums, every floor, wall, furnishing, and appliance is top-of-the-line. The bathrooms have beautiful Botticino marble floors and walls, a Kohler steeping tub, and a separate glass-wall shower. Kitchens in condos boast a KitchenAid stainless steel refrigerator and range. In townhomes, the Bilotta-designed kitchens include a Wolf dual-fuel, self-cleaning range, a Sub Zero refrigerator, a Bosch dishwasher, and a GE microwave oven. The big-name brands are just an example of the developer’s effort to build the homes with quality, and even a sense of grandeur. What goes unnoticed to the eye, but perhaps is more striking to the buyer, are the green energy systems and materials. The premier example of sustainable technology at Hudson Harbor is the geothermal heating and cooling. A copper pipe goes down about 70 feet into the ground filled with a bio-degradable substance

These systems will last about 50 years longer than others, and will save homeowners nearly 50 to 60 percent off their energy bill, he says. In addition, Hudson Harbor includes many sustainable materials: a majority of them have been recycled or purchased locally; the cellulose insulation is eight inches thick, will conserve energy, and is made from recycled paper, for instance. The proximity to the Tappan Zee Bridge and other forms of public mass transportation (it’s within walking distance to the Tarrytown train station) contribute to LEED points (Hudson Harbor is striving for gold certification) and its Energy Star rating. Hudson Harbor is being built in multiple phases. Currently, phase one of the construction (56 units) is complete, with the first homeowners projected to move in this fall. About 15 units have already been sold, more than enough for the first phase to be deemed effective. Hudson Harbor hasn’t been heavily advertised, says Cotter: “Once people come down and see it, it speaks for itself.” Another thing helping sales is the wide range of target buyers the development is attracting. Cotter

notes that some units are designed for people working in Manhattan, while others that feature private elevators would be alluring to empty-nesters looking to downsize and retire in comfort. Plus, there is the obvious attraction of the Hudson River. Financing for the development has gone smoothly, thus far, Cotter says. “I’d be foolish to suggest that we weren’t concerned, given the current economic climate. And we have dealt with one of the biggest challenges; we have been able to find lenders to provide loans without any presale requirements,” Cotter says. Construction of the second phase—42 units, mostly condominiums—is set to begin in the spring. Cotter says that going into this next phase, there are at least three banks willing to finance the construction. All told, the completed Hudson Harbor development will cost around $300 million, according to Cotter. The project needed the support of the village and Scenic Hudson to get the ball rolling. Avoiding an adversarial approach, Cotter went to Scenic Hudson and the Village of Tarrytown early in the process to work with them in the creation of the proposal. Explains Cotter, “Instead of having an arm wrestle for a number of years, we asked Scenic Hudson what was a plan we could all sign on for, and then we all tried to accomplish that. It was a much more constructive process than in other communities.” Scenic Hudson President Ned Sullivan credits Cotter as the prime component in the successful collaboration. “Joe Cotter was very open to input from both the public and the citizen advisory that was formed,” Sullivan says. “Scenic Hudson was very involved in all of those public processes, and providing our input every step of the way… I would give Joe Cotter and National RE/sources high marks for their collaborative spirit.” Scenic Hudson is not necessarily pro-development, according to Sullivan; the group just works to shape the development as it occurs. In the case of Hudson Harbor, Scenic Hudson sought to allow public access to the waterfront, as well as maintain the view of the shoreline and give the sense of a public space. The plan for a $10 million river walk on the property was a major point that all three sides believed in and came together to complete. The $10 million river walk will be financed by all three groups involved. Scenic Hudson is contributing $2 million to the plan, including $1 million pledged to be donated by Tarrytown resident Kathryn W. Davis, says Sullivan. According Village Administrator Michael Blau, the village is responsible for $5.5 million ($1.2 million after grants). The public park will provide the greater community with a mile of waterfront that had been privately owned for more than a century. Blau believes that the river walk will be a great asset to the community: “It was one huge sea of asphalt… They’ve now cleaned out that site, and we’re getting

beautiful housing on that site. We’re getting other amenities…that will serve that little community and the rest of Tarrytown.” Sullivan agrees. “It’s a real story of an industrial site that has been reclaimed for multiple uses and having the public park, and public access instead of that asphalt plant—I think it’s really terrific.” Again showing his collaborative mindset, Cotter said, “The communities coming together creating a $10 million public park… restoring the land, giving the public access to waterfront, and then creating a lowdensity green community…I think that’s more of the story.” n

ive years ago, Dan Leader fell in love with a mountaintop spot near Woodstock. The spot had a house on it, so he bought the house, even though it wasn’t quite his style. Leader is the busy founder and owner of Bread Alone bakery in Boiceville, producing more than 40,000 pounds of fresh organic breads each week. He also travels quite a bit—be it to greenmarkets from Albany to Manhattan or to South Africa, where he’s working to create and distribute micro-business container bakeries for the hungry—and needed a peaceful spot to touch down between missions. “I loved the location, loved being outside here,” he says. “But the inside…It was just funky, inconvenient and not very pleasant. I knew it wasn’t what I wanted, but I could never envision how to do a different interior—until I met Shari. I was almost at the point of deciding to sell and move on. The last thing I need is a complicated house.” Leader’s rescuer, Shari Markbreiter, is a partner of MH Studio in Manhattan and a greenmarket fan. She and Leader met at the market, and when he told her of his housing woes, she wanted to have a look. Seeing the place, with its wasted spaces, mildew-smelling basement, and cranberry-and-green bathroom, she felt a plan coming on. Markbreiter and her partner Benjamin Huntington changed the fractured layout of the kitchen by closing the bedroom hall doorway. One thing Leader didn’t want to do was enlarge the carbon footprint. “Everybody thinks you have to expand, but even though it’s more of a challenge, it’s wonderful to reuse and repurpose what exists,” says Markbreiter. “It’s an older house with good solid timbers, so we worked from there out. We started with fundamentals—it was very poorly insulated. Not anymore. It feels tight now. It’s a huge energy saver.” “Replacing the floor helped too,” says Leader, gesturing happily to the glowing reclaimed chestnut boards. “Never in my wildest dreams did I believe this house could become clean, tight, and dry, with such an open feel.” Markbreiter knew the kitchen had to be special. “Here’s a man whose whole career is food, who’s cooked for some of New York’s finest restaurants, and he was living with a stove that only had one working burner,” she says. “We design some fabulous kitchens for people who almost never use them. It was exciting to think through every detail with someone who actually loves food.” A Dacor stove with convection oven, powerful burners, and a serious exhaust fan turned out to be just the thing. “I like the feel of the handles and knobs,” says Leader. “I’m sensitive to that stuff…We had four people cooking here last weekend, and it was comfortable. Everyone had room to move.” In the living room, a fireplace with a cast iron insert and a thermal masonry wall above provides primary heat, with an oil furnace for backup. Down in the basement, the original hand-hewn beams contrast nicely with the new sheetrock and on-demand hot water heater—no more mildew here. The bathroom, no longer an energy-sapping flood of dark colors, has a glass shower enclosure, dual-flush toilet, and deep tub with a view of the woods. Opening up the lines of sight and getting rid of wasted space gave the house a roomier feel without changing the footprint. Velvety-sleek surfaces like the honed marble floor in the master bathroom are a sensual bonus for someone whose first love is the tactile delight of kneading organic bread dough. “It’s still a little house, but it doesn’t feel little anymore,” says Leader. “I look forward to coming home now.” And while Markbreiter admits a sustainable home may be easier to accomplish from the ground up, she acknowledges that Leader’s home is a testament to the feasibility of an affordable green renovation. “Retrofitting for sustainability may be harder than building new with a huge budget, but it’s obviously not impossible,” says Markbreiter. “It just takes thought. We were fortunate to fall into a very good network of local contractors who understood the need to make sustainability a priority without spending a ton of money.” (The cabinet maker and provider of the restored flooring were found, she notes, in New York House advertisements.) The total makeover came together for somewhere under $150,000—and the impact on Leader’s life is clearly priceless. “I have three grown children, and now they all love to come and stay and bring their friends—and we can accommodate everybody in comfort,” he says joyfully. “And no more unfinished feeling. This is a happy house now.” n

Zira: Fantasy Island of the Caspian Sea

asdar, the zero-waste, carbon-neutral city planned in Dubai, has some serious green building competition with the announcement of the sprawling resort and residential development, Zira Island, off the coast of Baku in oil-rich Azerbaijan. Zira is a sci-fi fantasy dream world designed by Danish architects Bjarke Ingels Group (BIG). The development will have solar thermal panels for hot water, photovoltaic cells, and its own offshore wind farm. Buildings will be heated and cooled by heat pumps connected to the surrounding sea. Waste water will be cleaned at a treatment plant and recycled for irrigation. Solid wastes will be composted and used for top soil, fertilizing the island. Storm water will also be harvested. According to BIG, Zira will be “entirely independent of external resources.” The million-square-meter project will have seven residential towers in the shape of mountains as well as 300 private waterfront villas. Initiatives like Zira should be applauded, especially from countries like Azerbaijan that have plenty of oil to burn. Whether luxury “insta-cities” like Zira prove to be anything more than elitist green enclaves amidst the rest of a not-so-green region remains to be seen. Hopefully average citizens and lower-income communities will benefit from green technology developed for wealthier enclaves. Otherwise, despite how green Zira Island really is, it might just be offset by the lack of sustainability and fair green housing in the rest of Central Asia and the Middle East. —Paul McGinniss

The whole concept of wasted breath might just be a thing of the past now that Origo Industries in Liverpool, England has developed the Eco-box, which captures human breath when it is exhaled indoors and uses the CO2 to help create biofuel. The Eco-box is being tested at Liverpool John Lennon Airport in Liverpool, which Energy from is the first airport in breathing put the world to capture human breath exhaled to good use by travelers and use it in a process that creates green energy. Originally designed to capture CO2 and reduce vehicle emissions, the Eco-box uses captured CO2 at the airport as a feedstock for algae, which is refined into biofuel that is then used at the airport. The Eco-box technology is similar to the process where CO2 emissions from power plants are captured and used to make cement. Both processes take CO2 out of the air and help combat global warming. In addition, this sequestration of waste CO2 creates useful products, demonstrating that the very problem of pollution could be a novel solution. hether you are looking to remodel your bathroom, finish your basement, or considering an addition on your home— the REGREEN Residential Remodeling Guidelines are ‘the ultimate guide’ for your green renovation. The American Society of Interior Designers’ Foundation (ASID) and the U.S. Green Building Council (USGBC) partnered on the development of the guidelines and targeted educational resources for sustainable residential improvement projects. “REGREEN brings together information for a variety of practitioners, trades people, and homeowners in a way that didn’t exist before,” says Thom Banks, deputy executive director of ASID. “It contains information that is organized and presented in a truly useful manner and applicable for those diverse audiences. In the process, it expands awareness of sustainable building principles, putting [them] in practical terms that everyone can understand.” In 2008, the Energy Programs Consortium estimated U.S. homes consumed 22 percent of the nation’s energy and caused 20 percent of greenhouse gas emissions. Approximately 82 percent (as projected by the U.S. Census Bureau’s 2007 data) of the current housing stock will still be in use in 10 years, confirming the need to green our existing housing stock to achieve carbon reduction goals according to the USGBC. Although the guidelines are primarily used by building professionals like interior designers, architects, and contractors, REGREEN also offers approachable content and layout, making the document an essential resource for savvy homeowners and do-it-yourselfers. The guidelines are organized by project type— kitchen, bathroom, bedroom, deep energy retrofit, among others. GREEN FROM THE START Think about the big picture! Regardless of the type of project, take a whole-house approach. Green building encompasses all systems in the house working together to reduce the environmental impact. Begin by developing comprehensive planning steps: The client interview starts with open-ended questions to determine reasons for the renovation (vision, concerns, budget, timeline, etc.). Building assessment takes into account the building-site interfaces including climate, home performance, mechanical systems, and interior spaces. Employing the REgreen principles, Stelmack deconstructed a client’s inefficient kitchen (RIGHt) and recycled appliances, countertops, and fixtures; installed counters from remnant soapstone from a local supplier; added energy-saving task and ambient lighting and Energy Star appliances; and reused existing solid wood cabinet boxes, while a local manufacturer made new solid wood door fronts with natural finish. She also refinished the wood floor; refinished and painted trim and woodwork, and used zero- and low-VOC paints, recycled-content wire storage racks, and recycled-content tin tile backsplash.

A cost-benefit analysis reveals the sustaining value that green building brings to the overall project goals and objectives. Code and zoning issues management is a proactive approach to complying with municipal codes or neighborhood covenants. PROJECT TYPE Now focus on your “project type,” where the guidelines help zero in on the scope of your remodeling project(s). Within each of the project types there are three major elements to consider: Integrated predesign issues offer the greatest opportunities for reducing environmental impacts by asking key questions. Consider environmental strategies for all systems in the home including HVAC, plumbing, and electrical. Project scope and strategy lists are organized by building system or sequence of remodeling. Project case studies provide an inspirational glimpse of successful projects.

STRATEGY LIBRARY Included in the guidelines is an amazing library of nearly 200 green remodeling strategies organized by environmental topic—along with images, references, and resources. GREEN PRODUCTS The green product checklist provides features of a sustainable product and the company that produces it, allowing you to ask informed questions before specifying a product. A green product directory of websites provides reliable research sources. WHAT’S NEXT Both ASID and USGBC have launched educational programs offering various levels of learning opportunities through webcasts, presentations, and workshops. Developing the guidelines has been a wonderful example of an integrated project approach. “[The ASID/USGBC collaboration] has brought together the leading organizations for interior design and green building around a project for which both perceive tremendous value,” says Banks. “In the process, I think USGBC has gained a greater understanding of what interior designers really do; the importance of their work, and its impact (and potential impact) upon the ‘greenness’ of the built environment. Dear Paul, The recent article in the Canadian newspaper The Tyee, “How Angelina, Bono, Gisele, and Madonna Are Destroying the Planet,” chastised U2 and other celebrities for not being green and having an excessive carbon footprint. It said, “The carbon emissions of Bono’s band’s world tour are equivalent to the waste created by 6,500 average British or Irish people in an entire year.” The author asked, “What if celebrity news carried its own version of a nutrition label? But instead of calories, or health risks, how about a label that gets at celebrities’ impact on the planet?” What do you think about this? —Laurie, Sag Harbor Hello Laurie! The writer of the article in The Tyee should state their own travel carbon footprint, whether or not they did a home energy audit, drive a gas guzzler, recycle, compost, and use alternative energy. If we’re going to “label” celebrities we should label everyone. Nobody gets off the hook. Celebrities should be held accountable for their behavior. However, I disagree with the writer’s tone and argument. For instance this statement: “A few weeks ago, uber-feminist Naomi Wolf praised Angelina Jolie’s independence, symbolized by her ability to fly her own plane, without even mentioning that if every woman did that, we’d need a million planets worth of resources to support the human population.” Clearly, not every woman on the planet will have her own plane like Angelina Jolie, who is also a United Nations Good Will Ambassador. Not every woman will be U.S. Secretary of State Hillary Clinton and not every man will be like Bono and have a rock band that brings joy and connectivity to millions of people across the globe. Robin Bronk, executive director of the Creative Coalition, commented on celebrity carbon footprint: “Most celebrities are very concerned and educated. This is a community that has shown they understand community responsibility. Like most business owners they’re aware of what they should be doing. This isn’t a fringe issue anymore.” The entertainment business is increasingly aware of the need to cut down or offset one’s carbon footprint. It’s not just the entertainment world either: from Wal-Mart to Wall Street— many agree we need to seriously address the environmental impact of our actions. Bronk said: “Anybody who runs a business should be concerned—whether it’s a celebrity, a production company, or a dry cleaner. It’s the cost benefit of everything you do, of any business decision. So what needs to happen is all of us as business owners need to be concerned with carbon footprint.” Some celebrities and businesses probably need to be reminded how wasteful they are and how to be more ecofriendly. But the regular population also needs to be reminded of how they can be better stewards. Let’s all stop pointing fingers, join together and get the work done. —Paul

eptember is all about Mercury retrograde, which lasts from the 7th to the 29th. This is going to be an interesting one, straddling the line between Virgo and Libra three times; making three squares each to both Pluto and Uranus in the process; and a series of conjunctions to Saturn in Virgo. In other words Mercury, the planet of the mind, is going to be engaging with (and working its magic on) very large forces. There is also a dialogue here between the power of reason and the power of beauty. We need pretty pictures and we need solid ideas. We need to vision our lives and we need to work out certain issues logically. Now is the time for all of the above.

Aries (March 20 – April 19) Beware of toil. Most things you think need to be done actually don’t need to be done; and when the time comes they should be a little easier than you think rather than more difficult. However if you dive into work unconsciously, without a plan and without a clear goal, you may find yourself lost in a maze of unrewarded effort. The key will be to let your mind do as much of the work as possible. Take five times longer thinking about what you need to do and why. Work out the issue until you have a breakthrough. I know, this is a tall order for an Aries, but you’re not just impetuous. You like things to be easy.

Taurus (April 19 – May 20) Part of the creative process involves letting your inspiration flow like a waterfall; part involves the use of things like sandpaper, databases, and chisels. Mainly, however, this thing we call creativity involves courage, if we’re ever going to go from the idea stage to the manifestation stage. If you meditate on courage rather than the work or work product, you will get a lot further than you have recently. The issue I see is that while you feel pulled to develop your potential and take a chance, you’re scared of that same potential. Now you get to test the logic of this: not in theory but in a series of creative experiments. Proceed with faith.

Gemini (May 20 – June 21) You seem to keep clearing out the same emotional closet over and over again, only to find more debris. At this point you may want to figure out who keeps putting it there. Is it you or someone else? But I suggest you just keep clearing, because if you do, sooner or later you’re going to find something different: a different kind of emotion, and a different kind of intelligence. I can describe it briefly. There are thoughts that consume energy and thoughts that give us energy. The one that you find is the kind that creates energy, helps your mind rest, and is focused on beauty rather than imperfection. Learning this one distinction is the point of the whole experience.

Cancer (June 21 – July 22) Remember that you’re a person who is guided by your feelings and your feelings are different than your emotions. Emotions are a form of output. Feelings are a form of receptivity. It is that simple. We do feel our emotions, like we hear our own voice when we shout in a cave. The rest of our feelings are all

the other data that comes in through our senses and psychic openings. The key will be clearing enough of your mental space to be able to listen and hear the messages that are coming in. Some will get you to look at your life a new way.

Leo (July 22 – August 23) With Saturn moving through your solar second house of resources, most astrologers would say you’re supposed to be living in tight times. I have seen that Saturn creates financial opportunities as well as any other planet, though for its part by making us persistent. Now you need to be persistent in the face of some insecure people who will try to convince you that either the sky is falling or that the value of your portfolio is falling. You can’t do anything about the sky, but you are in the flow of some innovative business or investment opportunities. Some will be quite good—but I suggest you work the bugs out until after Mercury stations direct on Sept. 29.

Virgo (August 23 – September 22) There is no such thing as perfection, but apparently you are on a hunt for some of the stuff. You just need to define it in a way that allows you to actually meet the standard, which by all accounts will be revised approximately twice a day for at least the next month. I’m just wondering why you feel you need to work so hard toward this particular goal. What you really need is to shake off your insecurity. You know, the insecurity you don’t admit that you have, which you cover by using your obsession with impeccability. You usually hold yourself up as an example; this month, let it be an example of how beautiful it is to be rough around the edges.

Libra (September 22 – October 23) If you only knew the thoughts that were in your mind, you would be shocked. I’m looking at a few of them right now—the ones you’re going to be thinking next week. They are so incredibly intelligent, but you never seem to type them into your BlackBerry before you forget them. Here is a short list of the ones to remember: the person who has the phone number of someone who would definitely want to hire you; the long-elusive strategic key to your business plan; the simple way to fix the security breach in your company’s website; the direct phone number to your senator. Some things are worth writing down.

Scorpio (October 23 – November 22) It is true, you have mixed feelings about being a socialite. You aren’t really one, but you do what you must, purely out of necessity, or because your boss needs you to. Those are pretty good reasons, but there are better ones coming your way. It would appear that this is the month to actually meet several people you’ve known on the Internet for a long time. There would also appear to be an old friend coming back into the picture. They either want to help or need your help. It doesn’t matter which—I suggest you approach either potential the same way. Once the conversation starts, the actual plan will come out—and it will serve you both.

Sagittarius (November 22 – December 22) You like to give the impression of someone freewheeling who absolutely trusts the plan of the universe, but in reality you’re as meticulous as a computer engineer about designing your future. I would suggest it’s time for a comprehensive review of the different versions of this plan, as they have evolved. For some of you, they date back as far as 28 years. For others, you can safely go back to about 1995. You’ve made a long series of revisions of your core ideas, and you’ve arrived at a breakthrough point. You’ll need to be shrewd and observant to see this, because the concept you’re after will finally emerge from something you’re certain has been a persistent failure, error, or flaw.

Capricorn (December 22 – January 20) You’ve been training yourself to take a more spiritual view of existence. It’s not easy: in many ways the world is a living testament to how badly things can go. For your part, you want something that is ineffable and based on faith to take a logical course through your mind. Miracles and revelations, though, work on a different kind of logic than most worldly endeavors or thought processes. You seem obsessed with finding a rational solution to something that is really about letting go and letting God. Now, the issue is how to do this and, as far as I can tell, it will come in a moment when you have no other possible solution to a particular issue. In this case, giving up will serve you brilliantly.

Aquarius (January 20 – February19) You consider yourself intelligent, and I would say you’re right—but you don’t give yourself enough credit for that intelligence coming from intuition. There comes a time, however, when it’s necessary to break out of the scientific method. You are facing something that requires you to be methodical in your thinking, and to understand every step in the process. You need to check and recheck your logic. If you’re not finding flaws in your thought process, look more carefully. There is probably at least one significant one and several small ones. Note that you can’t rush this process. You can safely assume it’s going to take about four to five weeks: and in that sense, time is on your side.

Pisces (February 19 – March 20) You are trying to work out a relationship or arrangement with someone whose viewpoint is changing so fast it’s making your head spin. This is a good sign. Fortunately, you’re accustomed to absorbing plenty of fluctuation in the people and the world around you. You have a knack for understanding people and their genuinely unique situations. The thing to do in this situation is to keep understanding, and encourage this person to keep stating their situation in their own words. There seems to be a dialogue between something “real” and something “ideal.” There is another dialogue between the past and the present.
