Jeff Gordon’s office is a bit more extreme than most. It’s hot. It’s loud. You don’t want to know what he spends on gas. So when Jeff gets home, he wants to be comfortable without spending a fortune on fuel. That’s why when it was time to decide how to condition his house, Jeff chose a WaterFurnace geothermal heat pump. A WaterFurnace geothermal system uses the clean, renewable energy stored in your backyard to save up to 70% on heating, cooling and hot water. It’s the environmental equivalent to planting an acre of trees or taking two cars off the road. It’s good for the environment, it’s great for your budget and thanks to a 30% federal tax credit, now is the best time to act. Visit waterfurnace.com for more information and to find a local dealer.

A Very Mighty Wind What happens when millions of gallons of oil spill into the Gulf of Mexico, threatening environmental destruction and the loss of thousands of jobs? You’d think that a move toward renewable energy—such as the Obama administration’s goahead last month for the Cape Wind project off the coast of Nantucket and Cape Cod—would be met with much fanfare. Well, things didn’t work out as planned. Several constituencies are planning to pursue lawsuits to block the development of the 130-turbine wind farm, which is projected to produce 75 percent of the region’s energy needs and reduce carbon emissions by 735 thousand tons every year. Even newly-elected Tea Party Senator Scott

Brown is opposed to the wind farm. I suppose that he hasn’t figured out how to fuel his ol’ pickup truck with wind. This opposition is NIMBYism at its worst. The Gulf area is going to be dealing with a catastrophic event for years to come, with untold economic ramifications. It’s amazing that anyone remains unwilling to make bold progress in safe, renewable energy development that will prevent similar catastrophes from happening again. Would these same groups oppose wind farms in Detroit, Gary, or even New Orleans?

“What is green? When I hear green, I see red.” —Cheryl Terrace It’s in this spirit of education that New York House proudly presents its second annual Innovative Green Design AwardsSM, covered in full detail beginning on page 18. This year’s competition had five judges who took roles as both activists and educators. The panel represents nearly every green stakeholder: a sustainable architect, high-performance home builder, green interior designer, green marketing researcher, and sustainability consultant—who are homeowners and consumers themselves. They vetted each of the entries and debated the issues surrounding the manufacture, lifecycle, innovation, usefulness, beauty, and sustainability of each product. The judges didn’t mince words—where there was a performance issue, they spoke up. Where there was a steep

IGDA judging took place in Manhattan on April 28. L-R: Ellen Honigstock, Emily Herendeen, Nancy Meyer, Joanna Black, Cher yl Terrace, Mark Jupiter. Doug Mazeffa participated via conference call.

Small Footprint; Big Impact As the green movement gains momentum, so does the influx of products that purport to save energy, reduce carbon emissions, and be sustainably manufactured, among numerous other claims. Consumers—and professionals in the trade— have to educate themselves in order to distinguish truly sensible, ecofriendly products from those with exaggerated claims of green.

Publisher Jonathan A. Schein

“These [big companies with only one green product or line], they change, but change happens by demand.” —Joanna Black learning curve on a new product that would diminish its performance or create other problems, they gave the thumbs-down. They quickly eliminated “useless products” and discovered several instances of “greenwashing.” In one such instance, an existing product design was described with elaborate claims of energy savings—in truth, this varies depending on several factors—while there was nothing inherently ecofriendly about the materials, manufacturing, or lifecycle of the product. Another product purported to solve the problem of phantom load, but draws electricity itself, and requires elaborate computer setups to operate. Taking their roles a step further, the judges admonished large corporations for not doing more to reduce their carbon footprint and offer consumers a wider array of truly sustainable products. Too many of these large firms have a “token green product” when they could afford to transform their operations or launch divisions devoted specifically to ecofriendly goods, services, and processes. It’s our hope that IGDA serves to educate consumers and design and building professionals alike about products that have a small environmental footprint but a big impact. Equally importantly, we hope this competition inspires manufacturers to take note of what matters to green home builders, architects, interior designers, and homeowners in the world of high performance, responsibly-made, sustainable products.

Jubilant June “It is the month of June, the month of leaves and roses, when pleasant sights salute the eyes, and pleasant scents the noses.” —Nathaniel Parker Willis

Reducing indoor air humidity by 30-60 percent will decrease mold growth. Children born in fall and winter are more susceptible to develop asthma due to mold and pollen. To decrease mold growth, homeowners must find the source of excess water and moisture, fix leaky plumbing or other sources of moisture. The key to getting rid of mold is ventilation, whether through air conditioners, dehumidifiers, or exhaust fans. Epa.gov; Nytimes.com/thorax.bmj.com (medical journal)

These top achievers showcase exemplary home products in terms of energy efficiency, cradle-to-cradle and sustainable manufacturing, technological or design innovation, and aesthetics. This international competition drew submissions from across the globe, among them a daybed from Indonesia, salmon skin leather from Chile, appliances from large U.S. and European manufacturers, recycled cement blocks from a Hudson Valley firm, and lighting crafted at a Vermont forge. This year, products were judged by five experts in their respective fields: sustainable architect and retrofitter Ellen Honigstock, sustainability consultant Joanna Black, green builder Mark Jupiter, green marketing researcher Doug Mazeffa, and ecofriendly THE SECOND ANNUAL interior designer Cheryl Terrace. The discussion focused on the environmental impact of materials and resources that went into creating these products, as well as their design, price, and practicality. The judges sought a healthy combination of—if not all—these criteria in winning products. They defined a clear standard for innovation; that SM it was about the advancement and originality of technology. Subsequently, there were no awards given in the bedding and window treatments categories, since neither had submissions that fit these standards, the judges concluded. Panelists favored “products that offer a solution to problems in the marketplace,” says Jupiter, specifically citing do-it-yourself retrofit products. Judges were passionate about the issues at hand, critical of product claims, and uncovered a few instances of greenwashing. As Terrace put it, “we held [the manufacturers’] feet to the eco fire.” In some cases, the judges also favored lesser-known companies. “Promoting underdogs is about getting them to where they want to be,” Jupiter said. The endorsement of products from relatively unknown companies, like Big Ass Fans’ Isis Fan, the winner in appliances, was also about creating awareness, enabling those who put environmentally conscious principles into action to expand in the marketplace. The panel took a definitive stance on corporations that have the resources to operate divisions devoted to sustainable products or production processes, but that only offer a “token” green product or line. There were several in the competition. Judges reproached these companies to improve their eco-mission. This led to the special mention for big companies making small steps, presented to Shaw for its recycled polyester ClearTouch flooring. The panelists had one caveat: they’d like to see Shaw establish a residential carpet recycling program and create a 10-year sustainability plan. Special mentions were made for design, utility (“unsexy” practical home products), local manufacturing, and social responsibility. Below is the complete list of 2010 IGDA winners. Please join New York House in celebrating the winners at an IGDA cocktail reception at GreenBuildingsNY on June 16 at the Jacob K. Javits Center in New York. —Additional reporting by Nancy Meyer and Christina Jelski

The judges ELLEN HONIGSTOCK, RA, LEED AP, is principal of Ellen Honigstock Architect PC, where she is committed to making existing buildings healthier, more energyand water-efficient, and environmentally responsible. She is also the LEED for Homes Advocate for the Urban Green Council, the co-chair of the Homes Sub-Committee for New York City’s Greening the Codes Task Force, and teaches the 1,000 Green Supers Program at the SEIU Local 32BJ Thomas Shortman Training Fund. JOANNA BLACK is founder, president, and chief sustainability consultant of G-Squared, a sustainability consulting firm and communications agency that helps clients like Earth Day New York and New York Health & Racquet Club develop ecofriendly initiatives. Prior to founding G-Squared in 2007, she owned a New York City public relations and marketing firm for 5 years and also co-founded Hip E Living, a Green America-certified retailer based in Woodstock.

Appliances Isis Fan Big Ass Fans With a girth as large as its name suggests, Big Ass Fans’ Isis Fan took top honors for its efficiency: it can circulate as much air as nine ceiling fans. Made of lightweight aircraft grade aluminum, the fan measures 8 to10ft. in diameter, and can be installed in ceilings 12ft. or higher. This caused some discussion among the judges; Black felt it may not be for everyone, only for large spaces with high ceilings. Jupiter felt it important to highlight a lesser-known product like this, to raise awareness in hopes that the company can expand its line and prosper.

DOUGLAS MAZEFFA received his master’s degree in corporate environmental management from the Donald Bren School of Environmental Science and Management at UC Santa Barbara, where he studied green markets, eco-labels, and consumer perception of the environment. After completing his thesis on consumers’ environmental concerns and ecolabel accuracy, Mazeffa was hired by Greenopia, where he serves as research director at the firm’s Santa Barbara office. MARK JUPITER has more than 15 years of creative, entrepreneurial experience and is co-founder of New World Home LLC, where he oversees the production and LEED certification of each new factory-built home. He was the principal driver in establishing the first LEED for Home Platinum-certified homes in the Georgia and New York markets, and is a respected speaker on topics related to green business initiatives. CHERYL TERRACE, owner of the New York City ecodecorating and green interior design firm Vital Design, Ltd, has dedicated her career to promoting “human and earth-friendly” design. In the business of creating greener homes since 1997, Terrace has been featured on Planet Green network’s “Simply Green with Danny Seo,” as well as in publications like Westchester Home, New York Living, Natural Home, Domino, Sustainable Residential Interiors, and New York House.

CRITERIA FURNITURE/HARD GOODS Alfresco Collection Loll Designs Loll Designs’ Alfresco Collection, with its UV-protected furniture made of 100 percent recycled material, was the clear winner in this category. Ecofriendly and original, Loll’s product “requires special technology and innovation,” says Mazeffa. The judges also awarded Loll for completely incorporating sustainable principles into every aspect of production, like utilizing recycled packaging, contributing to the building of windmills, and the planting of trees.

entires were evaluated on the following criteria:

To be eligible, the product must: • Have a defining green or sustainable attribute (in design, material, increased energy efficiency, reduced embodied energy, etc.) and/or be made in a sustainable way incorporating the cradle-to-cradle concept • Be new, but available to consumers (on the market less than 2 years) newyorkhousemagazine.com 19

interior finishes Lime Putty American Clay

Located in Sullivan County, EcoTech Spray Foam offers an ecofriendly and energy-efficient alternative to fiberglass insulation. Made partially of soy products, the foam has no VOCs or chemicals that harm indoor air quality. It’s also economical, creating better insulation that can reduce heating costs. Said Terrace, “they’re creating awareness for spray foam,” something the judges agreed was crucial to home energy efficiency. 20 New York House / June 2010

A longtime standard in environmentally friendly wall treatments, American Clay’s products are “a great alternative to wallpaper,” says Honigstock. They’re also “super green” adds Terrace. American Clay’s Lime Putty adds hardness and protection to plasters, and can be made into lime wash. It enlivens American Clay plaster by changing the color or adding sheen to it.

Miele submitted three appliances, the G2002 Dishwasher Series, Super Large Capacity Washer and Tumble Dryer, and Independence Series MasterCool Bottom-Mount Refrigerator. Rather than single out one of these products—like the dishwasher, which in the Economy setting uses an industry-low 1.2 gallons of water—judges felt Miele deserved special distinction for producing highquality, extremely durable products. “They are built to last,” Mazeffa said. “It’s not something you have to throw out in 8 to 10 years.”

The WAC Lighting LEDme Downlights provide highly efficient recessed lighting with the additional benefit of dimming ability. “You already have the most efficient light bulb, but being able to control the wattage based upon the time of day is a great idea,” says Mazeffa. As a replacement for traditional lighting, the product is ideal for retrofits, Honigstock adds. The downlights have 50,000 hours of potential life, which if turned on 8 hours a day equates to about a 17-year lifespan.

Lulan Artisans

Bosch

Made of 100-percent hand-woven silk with natural and low-impact dyes, Lulan Artisans’ Diamond Fields window panels were the judges’ top pick for furniture/soft goods. While judges did note the water intensive procedure it takes to make organic cotton, which in itself is not very sustainable, they decided that Lulan was the most socially and environmentally conscious in its category and the beauty of design was unmatched. Lulan is dedicated to recycling and to its weavers, spinners, and dyers, paying them fair wages, and supporting their local communities.

Bosch also submitted three appliances: the AutoChef Induction Cooktop with sensor technology, the Vision Laundry stackable, frontload machine, and the 800 Plus Dishwasher. The judges recognize Bosch for leading in energy efficient machines, using the least amount of water and electricity compared to other appliances. Bosch’s Vision washer uses 13 gallons of water per cycle and includes an EcoAction button, which can reduce energy by up to 20 percent per wash load.

Pozzotive Plus Concrete Brick Line

BIG COMPANY, SMALL STEPS Shaw Floors ClearTouch Shaw Floors

Kingston Block & Masonry Supply, LLC A Hudson Valley company, Kingston Block won in the building materials category for its innovation and being wholly green, from its locally found, recycled content to its manufacturing process. With no harmful contaminants or VOCs, Kingston Block’s Pozzotive Plus line requires only 12 percent of the energy typically needed to make clay brick, is environmentally friendly, innovative, sustainable, and contributes LEED points to projects. Honigstock says, “This is the unsexy infrastructure stuff that nobody will notice but that makes a huge difference. The payback is purely environmental from pollution and emissions, on the lifecycle side.”

FLOORING Traditional Cork Flooring Expanko Cork Expanko Cork took top honors in flooring for innovation, for its ability to be sanded and resealed and applied in various settings. The judges also chose it as a renewable alternative to hardwood. Like a sheep sheared for its wool, a tree is shed of its bark to make cork flooring; the cork grows back, and can be harvested numerous times during its lifespan. Black noted that when installing cork flooring, to keep it truly ecofriendly, be sure to use water-based zero VOC adhesives or create a tongue-and-groove ‘floating floor’ without using glue.

Shaw’s ClearTouch floor coverings are an innovative, beautiful product, the judges agreed. They’re made of polyester that is 25-percent recycled (of soft drink and water bottles), and Shaw has a recycling program in place to provide such material. While the judges agreed that this was a good start, Jupiter noted that “it is a very specific line within Shaw,” which otherwise does not employ sustainable practices. The judges would like to see Shaw’s 10-year sustainability plan, with the hope that the company expands sustainable divisions and decreases the destruction of forests used for its hardwood flooring.

“If we could talk about the use of innovative material and beautiful product, I’d like to give Shaw and the recycled polyester recognition.” —Ellen Honigstock newyorkhousemagazine.com 21

RECYCLED CONTENT, DESIGN The Refined Line

Odegard, Inc.

Verte Collection IceStone IceStone, a Brooklyn-based company, makes countertops out of recycled glass and concrete which are cradle-to-cradle certified; indeed, sustainable practices are incorporated into every aspect of the company. While Honigstock applauds the company for updating its design aesthetic with more mass appeal, Jupiter notes that the product’s performance is not comparable to that of its peers. “If you have to refinish a countertop every year it’s not worth it,” he says. While IceStone’s vision is the correct one, the judges felt that for them to recommend it to consumers, the company would need to bolster product performance.

Odegard was recognized for its long history of socially conscious practices and its innovative use of hemp in its Verte Collection. Mazeffa felt it important to highlight this innately sustainable material because, “it is an underutilized fabric” that has “a much smaller production burden” than others. The Verte Collection utilizes undyed hemp and gently dyed wool to create carpets that are as ecofriendly as they are beautiful, echo Terrace and Honigstock. Owner Stephanie Odegard is also the CEO of RugMark, which has curtailed child labor in weaving industries across the globe—something Terrace notes is a part of the company’s “do the right thing” mentality.

“At Greenopia, we push hemp a lot because it is an underutilized fabric that typically has a much smaller production [footprint]. With recycled content, there’s typically only a 10 to 20 percent energy recovery, so it’s not as big a saving as a lot of people think.” —Doug Mazeffa

other Solon Composter System Blanco

DESIGN, INNOVATION Composite Landscape Pavers VAST

Blanco’s Solon Composter System is built right into a kitchen cabinet, making composting integral to the kitchen. The judges were split on this—half voiced praise for it—the others expressed concern for potential leakage and loss of countertop and drawer space. Honigstock felt that stainless steel composting bins that can be placed anywhere in the kitchen are just as efficient, while Black and Jupiter both felt that the counter inset was functional, convenient, and would encourage composting. They all agreed that composting is an important practice that needs to be brought to consumers’ attention, and that this product is one way of doing that.

plumbing fixtures Hydroright Dual Flush Converter As green as they come, VAST Composite Landscape Pavers make use of cutting-edge technology to transform recycled post-consumer rubber and plastics into construction material. Made of 95percent recycled car tires and plastic containers, this paving material is cradle to cradle, immune to salt, and very low-maintenance—ideal for driveways, patios, pool areas, rooftop applications, and more. VAST’s pavers come with an innovative grid system that seems to dramatically reduce labor expense, improve installation quality, and reduce or eliminate pollution from stormwater runoff. 22 New York House / June 2010

MJSI MJSI’s innovation can convert any traditional toilet into a dual flush with settings for high and low and uses up to 70 percent less water. It also gets rid of the flapper, which deteriorates over time and needs replacement, notes Honigstock. It requires no tools to install, works with standard flush valves, and includes a 5-year warranty. At $25, this product is affordable and is “the one thing that everyone can do cheaply,” says Mazeffa.

IGDA judges decided to use this competition to educate consumers about unfamiliar terminology and to advise them on what to look for when shopping for certain home building and furnishing products. Below are some useful definitions and resources. —Christina Jelski

Hubbardton Forge Hubbardton Forge, a Vermont lighting company that has won numerous awards for environmental excellence, was recognized for its environmental leadership and social responsibility. The Vortis Pendant includes an energyefficient lamping option and is built to last. Hubbardton Forge utilizes sustainable manufacturing processes throughout its business; it has decreased VOC emissions and other hazardous waste by 98 percent and water discharge by 97 percent in recent years.

Composting Resources abound for city dwellers who want to compost indoors. Undercabinet composting is a popular method, sometimes utilizing worms or wheat bran and microbes to speed up the process. Products like Nature Mill’s undercabinet composter offer a simpler alternative, or residents can purchase a composting bin from the NYC Compost Project (nyccompost.org). Scraps for composting can be deposited at the Union Square Farmers Market or at the Lower East Side Ecology Center Community Garden (lesecologycenter.org).

Cradle to Cradle Also known as C2C, cradle-tocradle design focuses on keeping products out of landfills by creating a cyclical method of manufacturing. Rather than going from cradle-to-grave at the end of its lifecycle, a C2C product can be recycled and its materials repurposed. Cer tification is done by McDonough Braungar t Design Chemistry (MDBC), authors of the book Cradle to Cradle. (c2ccer tified.com).

Energy Star A government-backed program that rates products based upon a set of criteria specific to the type of product. Energy Star’s main goal is to reduce emissions and pollutants, to offer consumers high-functioning, energyefficient products. The Energy Star label can be found on appliances, window treatments, building materials, electronics, heating and cooling devices, lighting, fans, plumbing products, and more. (energystar.gov)

FSC Certified A product marked as FSC cer tified has been approved by the Forest Stewardship Council after demonstrating adherence to 10 principles which cover everything from environmental to community issues. An independent, globally-recognized, nonprofit organization, the FSC promotes responsible harvesting of the world’s forests. It is known for strict guidelines that ban: harvesting more than what grows back, replacement by tree plantations, toxic chemicals, and genetically modified trees. The FSC also strives to protect biodiversity, rivers and streams, rare and ancient trees, and to suppor t indigenous peoples. SFI Certified Cer tification from the Sustainable

A novel solution for cramped city bathrooms, this product eliminates a bathroom sink by incorporating it into the toilet. After flushing, fresh cold water goes through the faucet for hand washing and then drains back into the tank to be used for the next flush, cutting down on water usage, which also decreases plumbing and piping costs, says Mazeffa. Honigstock notes that this is “pushing the envelope” and hopes that it opens homeowners’ eyes to the way plumbing works, enlightening them on how much water goes into a toilet and how one can efficiently decrease water use.

“I would love to see [the Caroma integrated sink/toilet] in New York City restaurants.” —Joanna Black 24 New York House / June 2010

Forestry Initiative means wood and paper products backed by the American Forest & Paper Association, a national group that is much less rigorous than the FSC. SFI policies permit practices such as large clearcuts, logging close to rivers and streams, the use of toxic chemicals, conver ting old-growth forests into tree plantations, and the use of genetically modified trees, according to a study from the National Resources Defense Council. environmental benefits of a particular product or service in order to be seen in a positive light. With the ubiquity of “green” products, this concept is becoming prevalent in advertising and marketing, meaning it is important to investigate manufacturers’ claims when purchasing a product or service.

Induction cooking A more efficient method of cooking, an induction range cooks food in about half the time of conventional cook tops, and does so with less energy. Instead of heating the cook top and then warming the pan, the pan is directly heated so cooking is faster and less heat is lost off the sides.

LED Light-emitting diodes, or LEDs, are a long-lasting, more efficient alternative to traditional light bulbs. Although more expensive than incandescents or fluorescents, LEDs offer a payback in energy savings, longer lifetime, and greater reliability. LEDs that give light quality similar to incandescent are just now entering the market and prices are expected to come down. Lifecycle analysis A lifecycle analysis evaluates a product or service’s environmental impact. Each impact area of a product is examined in great detail, including impacts associated with material acquisition, packaging, use, disposal, and transportation. This helps the consumer choose a product or service that is the least harmful or wasteful.

Passive solar gain Passive solar gain technologies, like installing windows that face toward the sun, can help home owners harness the power of the sun without complicated, mechanical systems. The sun’s rays heat the home, meaning less fuel is used for heating. Phantom load/phantom electricity Electronics such as cell phone chargers, TVs, DVD players, stereos, and microwaves continue to draw power in “power save” or “sleep” mode, even if they are not being used. This results in “phantom” or “vampire load,” which can be avoided by using a power strip or timer, making it easier to turn all electronics off when not in use.

R-Value/R-Factor R-factor measures the efficiency of insulation, of thermal resistance. For windows and walls, the higher the R-factor, the better insulated a home is, meaning less heat is lost, higher energy efficiency, and lower heating bills. This comes into play in windows, wall insulation, and window treatments. The R-value decreases depending on installation, thickness of the surrounding walls, caulking, or seal around the windows, among other factors. Claims of R-value can be highly exaggerated since the key to R-value is first and foremost proper installation.

GPF Gallons per flush. The most recent plumbing industry standard is 1.6 gpf for traditional toilets, while dual-flush toilets usually range from 1.28 gpf to .8 gpf.

Greenwashing The act of misleading consumers regarding the environmental practices of a company or the

VOC Volatile organic compounds, VOCs, are often harmful to the environment and human health. Unfortunately, VOCs are common in traditional building materials and finishes, so it is always important to look for paints, carpets, and coatings that are low- to no-VOC.

NO AWARDS GIVEN: Judges declined to give an award for bedding and window treatments, as they felt none of the submissions met the criteria of the competition, most notably those of design and innovation. In bedding, they praised one company for use of organic materials, but felt the product didn’t meet the remaining IGDA criteria. In window treatments, there was considerable debate over manufacturer claims, specifically the R-value and performances of certain products. The panel felt that large corporations have a responsibility to reduce the environmental impact of their manufacturing and create truly green products rather than put marketing spin on existing products.

Edward Fields

11th Floor

Known for its bespoke, hand-tufted, custom-designed carpets, Edward Fields has been making carpets and rugs for more than 70 years. This flagship showroom features the firm’s iconic designs, such as the earthy, speckled Terra rug and its newest collection, Riviera, inspired by French grillwork and parquet floors. These new collections also repurpose older ones, says Director of Business Development Jeffrey Brody. “Some of them are iconic Edward Fields designs that have been translated into more current technique and fiber content.” The luxurious, hand-tufted, knotted, and flat weave carpets made of wool and silks are made to order. Owned by parent company Tai Ping, Fields is designer-driven as opposed to trend-driven, like Tai Ping, and meant for the floors of timeless Park Avenue apartments, Brody says. Collection pieces can be customized by color and an added bonus: “They wear forever,” Brody says.

Karen Williams, co-principal with Robert Schwartz, attends cooking demonstrations and schools around the world to learn the latest techniques, use the latest cooking equipment, and bring these to clients. Passion for cooking informs her designs; every kitchen is highly functional according to the client’s usage, but is also exquisitely designed for quality and longevity. St. Charles of New York offers a wide variety of brands and styles of cabinetry, appliances, countertops, and fixtures, from very traditional to contemporary, and integrates them seamlessly. An example is a vignette featuring a Wolf cooktop and deep fryer flanking an integrated sink whose front profile matches the Wolf appliances. A traditional butler’s pantry in onyx is stunning, as are glass cabinets with marble tile. Exclusive products abound, including LaCornue’s built-in rotisserie, the only one on the market. All wood cabinets are made in the U.S. and are FSC-certified, but St. Charles also favors veneers, which create virtually no waste in production, as well as metal cabinetry made from 70 percent recycled material. Its new metal cabinetry is 90-percent recyclable as well. DAVIS & WARSHOW Fourth Floor With its expansion completed last November, Davis & Warshow now showcases in more than 7,000 square feet a vast array of sinks, faucets, showers, bathtubs, and vanities, and exclusively houses Kohler’s premiere program line. “I don’t think there’s any other kitchen or bath showroom in the city that meets the LEED requirements that we do or stresses environmentally-friendly products like we do,” says Director of Showrooms, Sheldon Malc. “It’s the mission of Davis & Warshow.” Built with sustainable, medium-density fiberboard and low-VOC materials, the expanded showroom also features low-flow and dual-flush toilets, LEED-compliant aerators and showerheads, and a new, eco-friendly brand of vanities, Waterfall. Meanwhile, Kohler, as part of its WaterSense program, features toilets that flush on 1.28 gallons—the lowest on the market. “I do a lot of research and I try to choose lines that differentiate us,” adds Malc. “I want to concentrate on what we’re good at, and that’s what we did with this showroom.”

EXQUISITE SURFACES

Ninth Floor

A family-owned European company, Exquisite Surfaces specializes in imported stone, terra cotta, and tile, as well as beautiful hardwood flooring. “We pride ourselves on finding new products all the time and we travel all over the world to find them,” says Showroom Manager Alexis Nataf, adding that latest finds include a line of stone from China that is “reasonably priced. Although we work with a high-end clientele, people are looking at pricing and want to combine quality with reasonable prices.” Another new discovery is Exquisite Surfaces’ ecofriendly engineered wood, which consists of a thin layer of hardwood placed over sustainable, fastgrowing wood material. Manufactured in Belgium, the engineered wood also uses safe, nontoxic finishes, which Nataf adds, are slowly becoming standard for all Exquisite Surfaces products. “People are demanding less hardwood and more ecofriendly finishes, but these things are also becoming mandatory,” he explains.

NOVA STUDIO

Third Floor

Although home to seven European brands, the Nova Studio showroom is a little like the set of a favorite cooking show. Arclinea’s kitchens are the focus of the space, with streamlined cabinetry, spacious island countertops, and industrial shelving creating a perfect marriage between form and function. “One issue people have with German or Italian products is that although they are beautiful and well-designed, they are very cold,” says Marc Schlesser, senior designer. “We take a different approach. The way we merchandise, it’s always shown with [kitchen equipment and supplies.] That’s the way people live, and that’s the Arclinea message: real kitchens for real people.” Prolific Italian designer Antonio Citterio collaborated with the brand, adding innovative touches like countertop plate warmers, hidden sockets, and a grow-light for fresh herb plants. Other features are ecofriendly, such as Arclinea’s recyclable down-draft hoods, no-VOC/formaldehyde materials, and FCC-compliant woods. “We want to show the best of European design,” explains Schlesser. “Arclinea is very sleek and modern, but very different from what you see elsewhere.”

VALLI & VALLI

Fifth Floor

Known for elegant door levers and handles, cabinetry hardware, and other finishing touches, Valli & Valli understands that great design extends to a home’s smallest details. “People sometimes don’t usually put a lot of emphasis on the door hardware, but for us, it’s very important,” explains Valli & Valli Director Marinella Formenti. “When you visit [a home], it’s the first thing that you touch.” Begun in 1934, the Italian-based company now features “artistic handles” created by some of the design world’s biggest names. Frank Gehry, Antonio Citterio, Zaha Hadid, Mario Bellini, and Gae Aulenti are among the more than 40 creative collaborators who have worked with the brand, and this newly expanded showroom was designed by Yoshimi Kono, president of Kono Designs. “The showroom has really helped us brand our name,” says Formenti. “Designers and architects can come in and they can really feel and touch our product and see how different we are from our competition. We want to show people what is the best of the best in the market.” But Valli & Valli is also hoping to bring its innovative designs to a wider audience with Ecostile, a more affordable line.

Sub-Zero/Wolf Fifth Floor One of Sub-Zero/Wolf’s newest products featured in its A&D showroom is the latest in cooking efficiency, the Induction Cooktop, which uses 90 percent of the energy to heat the middle of the pan, instead of escaping off the burner. Corporate Chef Dan Coleman Teitelbaum demonstrates its efficiency in the showroom, boiling five cups of ice in three-and-a-half minutes. The cooktop is just one of the company’s many energy-efficient products. “We’re virtually all Energy Star now,” Marketing Director Frank Sorrentino says of the product line. “One of things that we’re very conscious of is green building and green kitchens,” he adds. Sub-Zero/Wolf’s products are also all made in the U.S. and its refrigerators boast superior food preservation, particularly longer life for produce. Designs represent the latest trends, including flush cabinetry with little hardware, stainless steel and hidden refrigerator doors, matching cabinetry and narrow, single-door “columns” refrigerators and freezers, ideal for small spaces.

Exclusive highlights include Bardelli’s Fornasetti Collection, the centerpiece of Hasting’s Italian tile collection; the Marathi bath collection from Tulli Zuccari; and a new collection of bath furniture designed by Emanuele Montanelli. Additionally, Hastings showcases its minimalist Atmosfere Collection, of ecofriendly polymineral composite, and its sleek Chelsea tub, of silk-like resin. Newly-built white mica cabinetry creates a stunning contemporary statement, and granite block porcelain in black, gray, and white from Porcela lends an artistic touch to any décor. Hastings has also expanded its array of fashion-forward art tiles that transform a wall into a mural—in geometrics, oversize florals, whimsical patterns, and more. To make the tile selection process easier, Hastings installed a new slide-out tile display rack system.

Made in Italy, more than 90 percent of Boffi’s products can be customized, from color to dimensions to hardware. Boffi’s showroom features the newest kitchens with partnership-appliances from Miele and SubZero, and sinks from Foster. Some of the most striking products are the bathtubs, luxurious and free-standing like the Ciotola, a white ceramic basin in which the body can fully submerge itself.

A Turn for the Better

Entrepreneur-turned-environmentalist, Shiva Vencat brought the first dome home in the U.S. to the Hudson Valley. BY Emily Herendeen; photographs by deborah degraffenreid

H

idden on a 28-acre plot in the Hudson Valley, there sits a floating, pod-like spaceship of a home—that looks like it could take off at any moment. The structure is a dome home, the only one of its kind in the U.S., constructed from Patrick Marsili’s French design by owner Shiva Vencat. The exterior is deceptive; it’s only inside that one fully grasps the openness and the vast dimension of the structure that measures 2,500 square feet. “It’s a very surprising effect,” Vencat says. While its shape is what makes it most unique, it also enables the home to be environmentally friendly and responsible. The dome sits on a steel ring which can rotate the structure to track the sun, making use of passive solar energy. “You can turn it [if ] you want to have breakfast facing the mountain and lunch facing the forest,” says Vencat. He rotates the house twice a year, however, in summer and winter, to face away from and toward the sun. The house’s long, trapezoidal windows reach up toward the dome’s summit, soaking up so much sun that on winter days, Vencat rarely uses heat. “It could be very cold out there and just the sun is heating the house, but the heater won’t kick in,” Vencat relates. Vencat, originally from Mauritius and then France, learned about the dome concept from a newspaper in France. It had won environmental prizes in Europe, and he contacted the builder, dreaming of building his own. After moving to New York City, Vencat bought land in the foothills of the Shawangunk Mountains 15 years ago, but did not begin building until 2000, and the house was completed in 2003. Costing $250,000 to build, the structure required an additional $250,000 for the interior’s custom design, necessary to accommodate the home’s curves. Afterwards, Vencat invested in the company, becoming CEO of Domespace Inc., the U.S. subsidiary of Domespace France Inc. Domespace Inc. is currently trying to find a market for these homes in the U.S., but would need to become real estate developers, Vencat says, to purchase land, build, and then sell the domes. The dome shape has benefits beyond passive solar energy, he says. The frame is cedar, an innately sustainable material that is resistant to bacteria, mildew, rotting, and never needs refinishing. Inside, it is insulated with wood pulp and floors are made of materials from certified forests. Because it does not come in direct contact with condensation from the ground, it’s moisture free. It is also anti-seismic and hurricane proof, making it a perfect for natural disasterprone areas like California, Florida, and Louisiana, he says. “It’s a very organic building,” Vencat says, “it actually moves.” The house may tilt during an earthquake, but can be adjusted back to its normal 30 new york house / June 2010

“You can turn it [if] you want to have breakfast facing the mountain and lunch facing the forest.” –Shiva Vencat position. In extreme weather, wind runs right off, since there’s no frontal surface to resist and lift the structure. An entrepreneur with an eye for the innovative and ecofriendly, Vencat started his career in metal and mineral trading and was involved in processing and mining nickel, copper, and cobalt, bearing material into intermediate and finished products. “I was in an industry that was not really taking care of [the earth],” he says. Vencat has since ventured into more ecofriendly pursuits, building compressed air cars in his role as CEO of Zero Pollution Motors. He also promotes geothermal and solar energy in India, and is distributing a filter from India that purifies or “dynamizes” water. “I’m trying to make sure we’ll have clean energy to clean the planet.” The common denominator of what I do,” he notes, “is trying to do things that can make money but are also good for the environment.” The home’s curvature demands furniture and fixtures that follow it—the kitchen counter is shaped like a racetrack, illuminated by an overhead, bent light fixture made by local steelworker Jeff McKelvey. The curved interior necessitates custom-made furniture and built-in storage to maximize the space. Shelves are built-in, closets are also curved, and beds are tucked into the wall arcs. The modern, minimal design aesthetic features clean lines, furniture and appliances in whites, creams, tans, and stainless steel. A small, black piano sits beneath the window, where Vencat’s eight-year-old son, Rohan, practices his lessons and composes his own music. Countering the modernity of the furniture are the accoutrements to any home with children—shelves full of books and movies, stacks of board games, and toys, like Rohan’s miniature car tucked behind the staircase. The shape of the house also may contribute to some unexplained, mysterious phenomena, Vencat suggests. He sleeps better here than in Manhattan, and the orchids and plants that died in the city are now flourishing. Supposedly, the most beautiful aesthetic

proportions—called “the golden ratio”—are found in the pyramids of Egypt, cathedrals, Da Vinci’s Vitruvian man, and in the dome home. This golden ratio is not just a measure of beauty, but of unexplained perfection, Vencat explains, recalling a test he did with a model pyramid and an egg. He cracked an egg inside the pyramid and it solidified rather than rotted. While he can’t put his finger on it, the home seems to contain similar properties. “There is some sort of resonance,” he says, “There’s no equipment to measure it, but something happens.” While the house is certainly one-of-a-kind here in the U.S., it is like any home—a work in progress. Vencat hopes to put a fireplace in the center of the home, and he also plans to install geothermal heating, an indoor Zen garden, and a fish pond on the surrounding property. But Vencat’s sustainable lifestyle and business ventures are part of the larger goal: to provide a safe and healthy environment for Rohan and future generations. He cites the Native American proverb: “We don’t inherit the earth. We borrow it from our children,” adding, “If we plunder the earth what are we leaving for our children?” n

hipping is one of the most polluting and unregulated world industries. Low-grade ship fuel oil has many times the sulfur content allowed in diesel fuel used in automobiles. There are almost 100,000 cargo ships trolling unregulated international waters, spewing particulate matter and hazardous chemicals into the atmosphere, negatively affecting air quality at ports and regions near shipping activity. Enter German company SkySails, which engineered a brilliant solution to make gas guzzling ships earth-friendly—equip them with “the world’s first practicable towing kite propulsion system for commercial shipping.” SkySails’ kites fly hundreds of feet in the air tethered to the ship, pulling the vessel along. The company states: “Depending on the prevailing wind conditions, a ship’s average annual fuel costs can be reduced by 10 to 35 percent. Under optimal wind conditions, fuel consumption can temporarily be cut by up to 50 percent.” With a push to clean up the vastly unregulated international shipping industry, ship retrofitting is coming just in time. The U.S. EPA announced recently it seeks to impose stricter emission regulations on marine vessels along U.S. coastlines, which would dramatically cut air pollution. The U.S. is the first country seeking to establish an emissions control area around its coastline. What’s cool about SkySails is that they take the existing infrastructure of active ships, and literally pulls them into the future. They save money, help the environment, and help transition a dirty industry toward a zero net energy model. Just the kind of creative thinking that makes one realize that the problems of today are in fact the opportunities of tomorrow. —Paul McGinniss

June is Garage Door Safety Month

T

hink about it, your garage door is the largest moving part in your home! Due to its size and weight, it has great potential to cause injury or damage property. Statistics show that an average of 20,000 people each year are treated in hospital emergency rooms for injuries related to garage doors. We all want to keep our families, pets and property safe from harm so in honor of Garage Door Safety Month, we have put together some rules to prevent accidents from happening to you!

• • • •

GARAGE DOOR SAFETY RULES Educate your children about Garage Door Safety. Do not let children operate garage doors. Be sure activation buttons and remote controls are out of children’s reach. Never stand or walk under a moving door. Do a monthly maintenance check and call a professional if you notice any problems.

Now that you know your basic safety rules, we want to provide you with a list of precautions you can take to help be sure your Garage Door is always on track. 1. Have Old Springs Replaced. If your door has two springs, even if only one is broken, replace both! This will ensure that your door continues to work efficiently. 2. Check Your Cables. Visually inspect the cables that attach the spring system to the bottom brackets on both sides of the door. If these cables are frayed or worn, they could break and may need to be replaced. 3. Springs Can Be Noisy. Before calling a professional service technician, use a spray-on lubricant. If the noise persists, call a professional for service. 4. Installing A Garage Door Can Be Very Dangerous And Is Not Recommended For A Novice. If you attempt the installation by yourself, be sure to follow the manufacturer’s installation instructions carefully. 5. Retaining Cables. If your garage door has extension springs, it should have a retaining cable that runs through the spring and secures to the wall or ceiling at each end. A retaining cable can keep a broken spring contained. If you have extension springs but no retaining cable, call for an inspection. 6. Struggling With Your Door? If your door does not go up and down smoothly, you may have an unsafe condition. Even older door systems should operate smoothly. 7. Watch Your Fingers! Many unsuspecting homeowners injure their fingers by placing them between the door sections to pull down on the door. Never place your fingers between the door sections. Use the handles! 8. Tamper Resistant Brackets. The bottom brackets on a garage door are connected to the springs and are under extreme tension. They should be adjusted or loosened only by a trained technician.

9. Stay On Track. When buying a replacement garage door, don’t be tempted to save a few dollars by putting the new door on the old track. The track and sections work together as a system. 10. Regular Service. Your garage door is typically used every day so over time, parts can wear out or break. An annual visit from a trained door systems technician can keep your door operating safely and smoothly for a long time. 11. The Manual. Keep the owner’s manuals for your door and opener near the door for easy reference. 12. Garage Door Openers. Be sure the reversing mechanism on your garage door opener works properly. We recommend that you have your garage door opener professionally installed and checked periodically. 13. Wall Panel Control & Remotes. Be sure the wall control panel is mounted at least five feet above the floor and the garage door remotes are out of your children’s reach. 14. Rolling Access Code Technology. Be sure your opener has rolling access code technology. Rolling access code technology changes the code of your automatic opener after every use, so the thieves’ universal controls are rendered useless. 15. Is the garage door opener system properly attached to your garage door? Be sure your opener is attached to your door with an opener reinforcement bracket. Failure to properly install this will cause damage to your garage door and will void the manufacturer’s warranty. Be sure you have the proper configuration for your garage door model and size. Refer to the installation manual for specific instructions.

techniques are incorporated in every project

So stay safe! If our rules and prevention list have given you concerns regarding your garage doors or openers please give Clegg Bros a call today! We would be happy to provide a free safety inspection! Plus to celebrate Garage Door Safety Month we will give 10% off any service call through June 30th 2010*, just use the code NY HOUSE. *Not to be combined with any other offer.

How Does Commingled Recycling Increase Recycling Rates?

Q:

Dear Paul, Have you heard much about commingled recycling? Someone I know in upstate New York can throw all their recyclables into one bin. The waste company takes all the different kinds of recycling on the same day without having to be sorted or organized in different containers. This seems like a great idea but I’ve never heard of this before and wonder how common it is. I recycle religiously, but this commingling will make things much easier. —Aimee, Woodstock Hello Aimee, There’s mingling at parties and events. Now there’s mingling at recycling centers— among the waste, that is. A few waste companies now offer commingled, or “single stream” recycling. This means you can mix up all recyclable materials and not have to worry about multiple bins or thinking too much about what goes where and will be picked up when. In researching this issue I found our own production director at New York House magazine, Jessica Housen, recently moved to Greene County. A few months after she moved in, the company County Waste sent her information offering single stream recycling. They gave her a free, garbage can-sized bin to use. So Jessica started putting all her recyclables in one bin. Recyclables were picked up the same day trash got picked up. A few months after beginning this service, County Waste sent a letter to Jessica and her neighbors saying that since they started single stream, the recycling rate went up a whopping 75 percent (a study in England showed similar findings). Jessica explained: “My monthly charge went down because the amount of trash picked up went down so much while my recycling went up. Being able to throw all your recyclables— paper, glass, cans, all the plastics—into one bin makes it so much easier to recycle. It made me feel so good when I got the letter. It made me want to recycle even more. I tell my boyfriend— ‘you can recycle that!’” Jerry Cifor, a County Waste principal, told me: “We’re the only company in our market area offering single stream recycling. The system has been around for about five years but pretty much the whole country is heading in this direction.” He said County Waste designed its own facility to sort all the recyclables in the Port of Albany. Recycling statistics show that only about one-third of the trash in America gets recycled. And other countries aren’t doing so well, either. Austria has one of the highest rates, but still only recycles 60 percent of trash. This kind of “throw away” mentality is about to be thrown away. We can all help. See if your waste hauling company is planning to commingle. Tell all your friends to commingle. If the companies who haul your waste don’t offer single stream recycling, tell them they’re swimming upstream in the wrong direction and might want to look into it if they want to keep their passionate customers happy. For details on the subject, visit: http://earthfirst.com/single-stream-recycling-how-does-it-work/ Good luck!

How should we re-engineer the Earth to counteract damages?

G

eoengineering is manipulating Earth’s climate to slow or reverse global warming. A recent international conference on Climate Intervention in California drew 175 people to discuss the upsides and downsides of geoengineering. Jeff Goodell, author of How to Cool the Planet, reported on Grist about the conference: “the term ‘geoengineering’ lumps together two very different ideas about how to cool the planet—technologies that reduce the amount of sunlight that hits the planet, as well as technologies that reduce the amount of carbon dioxide in the atmosphere.” Geoengineering ideas include sucking CO2 out of the air with “scrubbers.” One problem with that, however, is where to put all the CO2 that we take out of the air. Another idea is to block the sun’s heat via sulfur-aerosol injections in the atmosphere. One potential side effect is acid rain and the risk that stopping injections could create temperature surges and potential calamity. A third idea is multi-billion dollar reflective spacecrafts that would circle the globe and deflect sunlight. The last—and the craziest—idea is to create human-made volcanoes that generate airborne particles and gases to reduce sunlight. These “solutions” remind me of what some people do in New York City apartments to keep from overheating in winter: they open the windows and let the heat out. This “solution” doesn’t address the root cause of the problem. One geoengineering idea that makes sense to me: reforestation. Call me old-fashioned, but replanting the Amazon and other forests that have been cut down makes more sense than spraying aerosol in the atmosphere or flying space ships around Earth to reflect sun light away from it. Hello, Iceland: don’t even get me started on creating volcanoes. —Paul McGinniss

inner space

horoscopes for your home life by Eric Francis Coppolino / june 2010

J

upiter and Uranus arrive in Aries this month, forming a spectacular, visionary conjunction on the Aries Point—the first degree of the zodiac. For all of us, this is a leap-ahead point; a chance to embrace a new dimension of potential and to release the emotional and mental baggage that has held us back in the past. I know that every self-help book ever written offers a prescription to help us do precisely this. Victor Hugo said that nothing is as powerful as an idea whose time has come. Now, imagine this applies directly to you.

Aries (March 20 – April 19)

There are times when we try to redefine ourselves, and times when we simply discover that we’re someone new. Despite your best efforts to assert who you are, events this month will give you a whole new basis for how you know yourself, think of yourself, and relate to your own existence. This sounds like a tall order, I know, though the astrology is not subtle. You’re likely to discover that the most significant developments are ones that were in progress for many years prior to their becoming obvious. And they relate to who you associate with as much as how you consider yourself: the two are closely related. Let new encounters give you the space and freedom to be a new person.

Taurus (April 19 – May 20)

You exist with a “self within yourself,” and this can be confusing or challenging, because it’s not always possible to access that inner being. Then there are times when that entity announces its presence and gets your attention. You may find yourself making decisions based on entirely different criteria; you may find yourself in a struggle to resist or deny the inner changes you feel. It’s never easy to be at odds with who you are. True, being entirely oneself presents certain challenges, but at least they are part of a quest for authentic existence. We are entering a time of mandatory integrity—and for you, that means being true to your existence from the inside out.

Gemini (May 20 – June 21)

You don’t ask too much from life, but rather far too little. Life is offering you a series of opportunities to see what is possible, and to allow that to expand the bounds of your perception. Observe the extent to which you’ve allowed the groups of people you surround yourself with to define who you are. You’ve been tired of this for a while and you appear ready for the alternative: to make your own scene. This means to step out of what’s expected of you in such a vivid way that you take leadership in your own life and in the world around you. When you’re done, you will be surrounded by people who you influence more than they influence you.

Cancer (June 21 – July 22)

You now have the freedom to break through any glass ceiling that’s holding you back: particularly in your career, but in truth, in any other aspect of your existence. In your continuous quest for perfection or truth (depending on the day), you may have overlooked the prerogative to define your existence in your own way: as a divine right. It is true, your parents thought of you a certain way and as you grew older, you made a series of revisions in the name of practicality. The options you now have, and the potential that is about to come due, will help you break free from the past, and assert your freedom to choose in ways that you would have never imagined possible.

50 NEW YORK HOUSE / June 2010

Leo (July 22 – August 23) We are all limited by our beliefs and by our idea of what we think is possible. You seem to be aware that how you define yourself simultaneously defines your potential experience. Therefore, stretch all your definitions of yourself: what you’re capable of, where you will travel, how far you will take your creative aspirations and most of all, your faith. It’s true that the angle where the most spectacular astrology occurs this month is on the angle where we look for information about religious influences or ideas about the “higher self.” For you, I would say that agenda item one is: having faith in yourself. Logic and reason will get you so far; then you will take the leap.

Virgo (August 23 – September 22) One of the most popular discussions in self-help circles these days involves the notion of “sacred contracts” and an extension of the idea of karma (cause and effect). Caroline Myss, a proponent of this idea, says, “I believe that we each agree to the terms of our contract before entering the physical realm of this world.” But since most of us don’t remember that realm of reality, it’s a little like waking up and telling you that you’re subject to an agreement you made while you were talking in your sleep. For you, this is a moment of choosing as regards all contracts, agreements, and understandings, whether made “consciously” or not, whether in this realm or some other. To do this will require being alert and awake to an unprecedented degree, though that is always the price of freedom.

Libra (September 22 – October 23)

phases of your life. In the process, you’re likely to encounter shadow material: fear, guilt, hidden issues, and unexpected consequences of past actions. You might say, “I wish I could have the creative part without the shadow part.” Yet one of the gifts of authentic creativity is to give the shadow a purpose, and to use it to advance your life rather than set you back. This, you see, is the true creative process: it not only creates what is new, it deals with what has come before, and reinterprets it. Indeed, I doubt there would be much creativity without the abundant shadow material on our level of existence. Hopefully it won’t be long before oil companies figure this out, but if your chart means anything, you can get the benefits of this equation right now.

Capricorn (December 22 – January 20) You are likely to have a vision this month for what would set you free emotionally. You might even experiment with taking action, though one thing at least is clear—you will feel the bounds that surround you, and the bonds that hold you. You will see the influence of the past and have an extended moment where you know that you have an option to experience your life a different way. Despite the liberating, revolutionary nature of the moment, you may not take action, fearing you’re not quite ready—even if you know certain developments are inevitable. I suggest you decide in advance whether under ideal circumstances, you would choose something new when you’re feeling frustrated and defeated or positive and optimistic.

Aquarius (January 20 – February19)

Everything is a relationship and every relationship comes back to the one you have with yourself. Now is the time to take it to heart; to see the process in action. Certain events this month will seem to be coming from “outside of you”—that is, originating entirely in circumstance, or in the minds of others. And yes, you have the ability, the responsibility, and indeed the privilege of responding. Yet what, that you are experiencing, has its origins in your own consciousness and life path? What choices have you made that have led you to this moment? Note, you’re subject to those choices but you’re not a prisoner of them. In fact, the more clearly you see that your vision is what you get, the more you’re likely to refine your vision and therefore create what you want.

For someone devoted to ideas, none is ever too good. Yet there are authentic breakthroughs. When you encounter such a concept, it’s not an idea in the conceptual sense but rather a living, breathing archetype that takes up existence at the core of your life. You are approaching such a juncture, where your personal values, your highest ideals and what you do with your days are coming into alignment, or rather, to fulfillment. Much that you previously could categorize, sort out and study has become so real that it defies intellectualization. Indeed, this is your opportunity to stop thinking of your existence in mental or intellectual terms and to move from your core, with full authenticity. One result of your considerable growth and introspection is that no other option is viable.

Scorpio (October 23 – November 22)

Pisces (February 19 – March 20)

After 20 years of doing metaphysical consulting I have come to the conclusion that most people don’t know they exist. I know that many think they know they exist, but thinking you know something and actually knowing it are two different matters. You are in one of those moments where you discover, and know beyond any doubt, that you are actually part of this world. Yet to maintain that awareness takes vigilance. It’s not like collecting your bachelor’s degree. It is possible to forget that you are both in and of the world, and that your awareness and therefore ability to choose is the most prominent driving factor of your experience. You are about to have some radical wakening experiences, and to make the most of your life, you would be well served to remember that you exist.

Life can move slowly for a Pisces. It’s as if you’re watching existence from the caboose of the train and yours seems like the last car to pull into the station. Then all of a sudden things surge forward. What happens this month may have the feeling of being premature, but you need to remind yourself that you’ve worked for it, and that you’ve endured many delays and diversions on the way to getting to this point. This particular encounter is a portal to the future that you will have the opportunity to go through, wherein you can see your trajectory in life clearly enough to envision something different and beautiful, make corrections, and reach for something that has long eluded you. The key is to remember these facts when the time comes—and it is boldly arriving.

Whether you’re ready to buy your first home, move up, or thinking about a second home, this is a great time to buy. Prices are down and it may be years before rates get this low again. Hudson Valley Federal Credit Union (HVFCU), with offices throughout Dutchess, Ulster, and Orange counties, offers a wide range of mortgage solutions to suit your needs.

Sect. 402 of TSCA 248 Rt 295, Chatham, NY (518) 392-4443 • Fax (518) 392-5056 open 8am to 5pm Monday - Friday • 9am to 1pm Saturday

Here are some reasons why you need to look to the credit union for your financing needs: • Our mortgage rates are among the lowest of any local financial institution, even if your mortgage falls into the “jumbo” (more than $417,000) category. • You can couple the credit union’s attractive mortgage rates with the lowest closing costs around. • We offer a wide variety of mortgage solutions, even some where we will pick up the tab for mortgage insurance. Good things come to those who don’t wait. Get the wheels moving on your purchase by contacting HVFCU at 845.463.3011 or online at hvfcu.org.

Connoisseurs of Extraordinary Properties – Lower Hudson Valley Ellis Sotheby’s International Realty is the premier real estate agency on the west bank of the Hudson River in the lower Hudson Valley and services Rockland, Orange, Sullivan and Ulster Counties, New York. We specialize in uniting extraordinary homes with extraordinary lives. Our mission is ‘Passion, Experience and Reputation.” These three tenets guide our business. We are Passionate in our interactions with clients and customers and get inspired and excited by unique architecture and locations. It is important to note that unique architecture is NOT defined by price. Our Experience is diverse and has enabled us to successfully market and sell a range of fine properties. Our Reputation is always paramount. Our agents continue to “raise the bar” and strive to do better with everything we do. We love what we do! Ellis Sotheby’s International Realty is a leader in the marketplace as we sell the most expensive properties in Rockland and Orange Counties. Since 2005, we have held the record year after year for listing and/or selling the most expensive properties in Rockland, and we have been involved with the top and record year sales in Orange County as well (source: GHVMLS). The Sotheby’s International Realty® brand is based on the heritage of Sotheby’s Auction House, which was founded in 1744 in London. Since then, the name has stood for the most valuable and prestigious possessions in the world. This reputation is built as much upon exceptional service to clients as on the notable art, antiques, jewelry and other objects that pass through its hands. Ellis Sotheby’s International Realty operates much in the same way as the auction house and is founded on the same commitment to exceptional service that characterized the firm’s dealing for more than two centuries ago. Sotheby’s International Realty is led by a group of savvy marketers who have a vision to bring the brand and Ellis Sotheby’s International Realty to new heights by creating an exceptional network of over 500 companies around the globe that share the same vision

and values as the auction house. We are extremely analytical and sensitive to understanding the needs of the marketplace. Our agents stay on top of industry and economic trends to best guide our customers and clients in today’s challenging environment. We “lead,” we don’t follow. Our office utilizes “Leadrouter,” a lead management tool that sends customer requests directly to the listing agent’s cell phone within 10 minutes of email inquiry from any of our 18 partner websites, seven days a week. This quick response provides immediate information and gratification to our client base and is a better way of doing business. As in art, antiques, wine and collectibles, the appeal of an extraordinary home is its distinctive character. Ellis Sotheby’s International Realty professionals represent unique properties throughout the lower Hudson Valley. Allow us to artfully unite you with the perfect home. Thank you.
