Jeff Gordon’s office is a bit more extreme than most. It’s hot. It’s loud. You don’t want to know what he spends on gas. So when Jeff gets home, he wants to be comfortable without spending a fortune on fuel. That’s why when it was time to decide how to condition his house, Jeff chose a WaterFurnace geothermal heat pump. A WaterFurnace geothermal system uses the clean, renewable energy stored in your backyard to save up to 70% on heating, cooling and hot water. It’s the environmental equivalent to planting an acre of trees or taking two cars off the road. It’s good for the environment, it’s great for your budget and thanks to a 30% federal tax credit, now is the best time to act. Visit waterfurnace.com for more information and to find a local dealer.

Goin’ Mobile As we’ve covered green and sustainability over the past few years, our main focus has been the home: from building a new home or rehabilitating an existing property to finding the healthiest living spaces. Throughout the process, we’ve learned there is always more to learn and report on. This month’s issue focuses on transportation and explores the greenest modes of getting from one place to another. Although statistically the percentage of our population moving closer to urban areas with mass transit available is growing, there is still a great preponderance of automobiles on the road—something that is not likely to change in the near future. With this in mind, we offer

you a look at the greenest rides available to us now and at technologies coming on line to cut down on our collective carbon footprint. On another note, based on the success of the Hudson Valley Green Real Estate Development Conference last October in Kingston, NY, we’re pleased to announce that we’re taking that show on the road with our first stop in San Francisco on March 25. In so many ways the Hudson Valley is truly a leader in the field of green and sustainability and it’s gratifying to see its success moving into other areas. Driving Factors When it comes to adopting new habits and behaviors like changing one’s mode of transportation, there’s always the question of motivation: What’s the driving factor behind the change? Is it for personal, health, or economic reasons, or a desire to reduce one’s carbon footprint? Our cover story, “Green My Ride,” by Tarez Eisen, explores the plethora of options in the non-gasolinepowered vehicle realm. While all of these alternatives would certainly reduce carbon emissions, I have to wonder just how realistic they are to the average consumer who’s just trying to make ends meet these days. Overall, these greener vehicles are still more expensive and not as fully-featured as traditional ones. Consumers have got to ask how many years it would take to recoup their investment. This notion of payback is quite real in consumers’ minds—it’s a major driving factor. As an ardent supporter of renewable energy, I would love to own an electric car powered by solar panels on my garage. But the economic realities stand in the way of my realizing that dream. Until there’s very little or no discrepancy between sticker prices on the new hybrid and electric cars and their gas-powered counterparts, the greener alternatives will continue to represent a small fraction of the U.S. vehicle market. Sad, but true. While we were preparing this feature, I came across an interesting report that illustrates how little Americans walk and bike to get around. The study, Bicycling and 10 NEW YORK HOUSE / March 2010

Walking in the U.S.: 2010 Benchmarking Report shows that where bicycling and walking levels are higher, obesity, high blood pressure, and diabetes levels are lower. Higher levels of bicycling and walking also coincide with increased bicycle and pedestrian safety and higher levels of physical activity. Among the main conclusions, this report finds that lack of investment in biking and walking could be contributing to higher traffic fatalities and chronic disease rates in the U.S. The publisher, The Alliance for Biking & Walking, argues that in these times of high gas prices, a warming climate, increasing traffic congestion, and expanding waistlines, increasing bicycling and walking are goals that are clearly in the public’s interest. The incentives are obvious, but turning them into reality requires a shift in mindset and habits—from the convenience of the car lifestyle to a more deliberate and conscientious attitude towards transportation. What’s even more convincing for me (and perhaps for consumers) is that walking and biking are free. If we all were to leave our cars at home just one day a week and carpool, bike, or walk wherever we needed to go, we’d save money, enjoy a little more exercise and interaction with others, while lowering our carbon footprint. Those, for me, are terrific driving factors. Your neighbor,

March LIGHTLY “It was one of those March days when the sun shines hot and the wind blows cold: when it is summer in the light, and winter in the shade.” —Charles Dickens

Close to 30 percent of the greenhouse gases released in the United States come from transportationrelated emissions. Instead of driving to work, use public transpor tation, ride your bike, or carpool a few days a week. For every gallon of gas that is saved, carbon dioxide emissions are reduced by 20 pounds. In Living with Wine (Random House, 2009; $75), Samantha Nestor takes us into the homes of oenophiles (including Ryan Seacrest) who have adapted their living spaces into lavish and protective habitats for their collections of wine. Nestor includes collectors like Lynn Frame and Rick Hoskins, who decreased their carbon footprint by building their cellar in a pre-existing 1950s-esque concrete bunker in the foundation of their home. They used reclaimed wood, solar power, and decided to forgo air conditioning by keeping the room at its natural temperature. Building Innovation Robert Politzer, Green Street Inc. founder, uses his teaching experience to advocate for sustainable building and green living. By Gina Marinelli; photographs © philip jensen-carter

robert politzer finds inspiration from nature, specifically at inwood park, where his Harlem River Resoration Project was granted $25,000 to build a pier for recreational boating and to accommodate the sloop clearwater.

he greenest project of all is usually the one that is not done.” While this may not sound like a conventional marketing line for a green construction company, it’s advice proffered by sustainable builder Robert Politzer, CEO of Green Street Inc. But conventional isn’t an adjective one would use to describe Politzer, who calls himself an “oddball” in New York’s green construction arena. Politzer, a former high school biology teacher (who taught the subject in both English and Chinese on the Lower East Side), launched Green Street Inc. in 1998, having previously specialized in lead and mold abatement with Healthy Home Environmental. A LEED Accredited professional with a master’s degree in environmental policies and environmental construction, Politzer saw his future take shape when he began work on a green renovation project in Soho—on Greene Street, incidentally. With a long-standing dedication to environmental issues, Politzer finds the term “green” distasteful, and prefers to call his work “smart.” As Tim Button, partner of Stedila Design, Inc. and a collaborator of Politzer’s interjects: “I want the word ‘green’ gone—it’s not the color of the month.” Politzer agrees and says that green or smart construction is anything but a fleeting pratice. In a market that he describes as “the beginning of the green industrial revolution,” Politzer uses some unconventional methods to stay at the forefront. One of Politzer’s most impressive projects is the millwork in The Visionaire, the LEED-Platinumcertified condominium in Battery Park. Green Street Inc. implemented ecofriendly cabinetry, using wood certified by the Forest Stewardship Council and all with low-VOC finishes. Politzer and Buttons, who is responsible for the interior design, are creating not only green and healthy living spaces, but some of the most luxurious homes that New York City real estate has to offer. Another major project for Green Street Inc. was a $3 million renovation of two penthouse apartments on Fifth Avenue, which were merged into one massive green penthouse. When it comes to a project of this size and in a space that already uses high-quality materials, Politzer says it’s the de-construction that is more important than anything else. Keeping the Three R’s in mind (reduce, reuse, recycle), he says that deconstruction is used to salvage as many existing components as possible. “We skimmed off all reusable products, fixtures, appliances and sent them off to a re-use showroom,” he explains. The Fifth Avenue penthouse, with its 360-degree skyline view of the city, houses some of the greenest materials including FSC-certified wood, LED lighting, low-odor/low-VOC finishes, and recycled glass tiles in beautiful hues that cover the bathroom walls. “Aesthetics didn’t have to suffer at all,” Politzer assures. He says the materials used in most sustainable and green projects are very similar, but it is Politzer’s integrated approach to the design/bid/build process that makes his company unique.

The trick, Politzer says, is to find people of an architectural background, artistic sensibility, understanding of the design process, and with a strong backbone. However, not every green professional is the real deal. To help distinguish the true pros, Politzer has also launched Green Street Connect, an online green business community. As the industry grows, Green Street will be able to provide an outlet for clients to find legitimate green professionals that have already been vetted. In return, this will drive business, he says. But Politzer has other, perhaps more theatrical, plans up his sleeve when it comes to spreading the word about environmental issues. “The Village Green” is Politzer’s version of a sketch comedy TV show (“Saturday Night Live”-style) that will spread knowledge as well as laughter. This idea for a television show on green building was conceived about eight years ago. Politzer, who acts as host of “The Village Green,” was inspired after attending a taping of “The David Letterman Show” and realizing that in order to bring his ideas to fruition, “it would have to be entertaining,” he says. “The Village Green,” which will be adapted for all electronic media, is being shopped around for sponsors, including Discovery’s Planet Green network. Politzer realizes there is always a risk involved when it comes to a construction project—green or otherwise. While the construction industry was hit hard by the recession, Politzer says that the green industry is continuing to grow. “Even though we do green

construction, it’s still construction, still a lot of headaches and challenges,” Politzer says. “Not for the faint of heart.” While his business is not immune to economic realities, Politzer says his team’s integrated approach is proving successful: Green Street Inc. has recently signed onto $2.5 million worth of new work. Smart, green building is only going to expand as tax credits are offered and new mandates passed on green construction, Politzer says. He even predicts an upcoming trend in integrated agriculture due to “a big, local food movement.” This could mean producing food on New York City rooftops and then using the waste to heat the greenhouses. There’s a lot of innovation taking place in green construction and Politzer is working hard to ensure Green Street, Inc. is part of that future. n

In many cases, a renovation or new construction project is multifaceted—the designers, builders, or brokers can work separately, even if on the same site. “It’s madness doing it the traditional way,” Politzer believes, referring to one extreme example in which an architect didn’t physically view the construction site until it was nine months underway. Communication is key for a project’s design, construction, and finances, and Green Street Inc. pitches not just great ideas, but also a competent and reliable team. “These are people I want to trust,” says Politzer, who works regularly with Buttons, among other trusted green professionals, such as Jack Beyer of Beyer, Blinder, Belle Architects and Planners.

He’s pictured above at one of his favorite meeting places, the indian road market and cafe, located near his home.

n e e Gr My Ride

Though small, the singlepassenger electric NmG from Myers Motors (below) has enough trunk space for convenience, efficiency, and even a “whole cart of groceries,” notes Dana Myers, Owner of Myers Motors.

Whether you commute on two wheels or four, more practical and sustainable options are plentiful. By Tarez Eisen; photographs provided

N

avigating the green transportation landscape seems more like an Oz-esque “Electrics and hybrids and biodiesels! Oh my!” task than an excursion into ecofriendly alternatives. Options abound for travelers wanting to be green, and while there’s no single correct path, it seems that whether you choose walking, biking, or earth-friendly cutting-edge technology for personal vehicles, they all travel a yellow-brick road toward a truly emerald future. It’s been said that anywhere is within walking distance if you have the time. But for those without a direct dial to Dr. Scholl’s, and a longer trip than is walkable, the next greenest option is the bicycle. According to Wiley Norvell, communications director of the transportation reform group Transportation Alternatives, there are nearly 185,000 daily New York City bike commuters, with numbers growing every day in part because of increased safety and efforts like the Biking Rules education campaign in and around Manhattan. “We have safer bike lanes, and safer street designs, some lanes that are physically separated from traffic altogether. And as more and more people have biked in New York, drivers have become much more anticipating of their presence,” he says. “The days of taxi cabs swerving across your path without looking, I wouldn’t say are over, but are in remission.”

22 new york house / March 2010

Likewise, bike commuters maintain a positive outlook on sharing city streets. “I feel 100 percent safe when I go out riding,” says Bert Cebular, owner of the NYCeWheels bike shop on the Upper East Side. One good way to feel safer is to keep up with traffic, he notes. Electric bicycles, especially the Sanyo Eneloop Synergetic Hybrid Bicycle, are a helpful and practical option for city and country commuters who want a little more oomph in their pedals. Available in the U.S. for the first time in September 2009, the Eneloop runs on a 25.9 volt battery and features three rider-assistance modes: Standard, Auto, and Power-up. The Standard mode works on a 1:1 ratio, wherein the rider’s output is matched by the engine’s output. Auto mode judges the cyclist’s needs and can boost the engine’s power output to a 1:2 ratio when it senses that the rider is struggling. The Power-up mode runs at the maximum 1:2 ratio all the time, giving the rider the benefit of making longer and harder trips with less fatigue. All of these modes are possible through regenerative capabilities, which means power is pumped

back into the battery when the rider uses the brake, so ride range and power are increased. The Eneloop, which retails around $2,300, has a maximum range of 46 miles on one charge and will make the rider empowered and energetic, says Sanyo spokesman Aaron Fowles. It can help with transport, commuting, or even function as a primary vehicle for those with lower travel needs. “We see this as a commuter option, for people who are mindful of the environment, who are worried about driving a car and contributing to CO2 emissions. The concept is very sustainable,” says Fowles. Another two-wheeled option is the Zero S, available from Zero Motorcycles. The Zero S is a street ready, fully electric motorcycle available for $9,950, with a top speed of 70 mph, 60 mile range, charge time of less than four hours, and an overall efficiency of less than $.01 per mile, the company says. It’s half the weight of a conventional motorcycle and has other benefits as well. Founder Neal Saiki explains, “An electric motorcycle doesn’t require a special outlet, you can just plug it in anywhere. And it’s light enough that you can ride it right up the sidewalk into your office building…it’s really light and convenient and clean, no oil, nothing dripping out, nothing flammable on the motorcycle,” he says. “It’s really safe.” But for travelers not yet ready to commit to a twowheeled ride, Myers Motors offers the single-passenger, all electric $29,995 NmG (No more Gas) and doublepassenger DUO (Doesn’t Use Oil) vehicles. Nearly 76 percent of workers in the U.S. travel alone to work, a number that confirmed Myers Motors owner Dana Myers’ suspicion when he saw mostly vacant cars on the road while driving his daughter to school. “The whole point of a single passenger commuter vehicle is that you’re only using up the space that you really need for the vehicle,” he says. “…most travel can be done with an electric car, or electric vehicle.”

left to right: the all-electric Tesla Roadster, able to travel 0-60 mph in 3.9 seconds, with a 244-mile range, and charge time of less than four hours, is touted as “performance with a clean conscience;” Zero Motorcycle’s electric Zero S, With a frame made of aircraft-grade aluminum and an economy of less than $.01 per mile, is a light and efficient alternative for travelers.

“The whole point of a single passenger commuter vehicle is that you’re only using up the space that you really need for the vehicle.” —Dana Myers, Myers Motors The aesthetically quirky NmG has a lithium battery with a life of around 100,000 miles, a 50-to-60 mile range and 70 mph top speed, though Myers says, with a larger battery, a 100-mile range is possible. The DUO, available for sale this year, has similar specifications with more limited maneuverability in traffic, since it is designed for two passengers. “It’s fun to drive,” says Myers. “You can’t have a bad day driving one of these things, because you get so much positive affirmation driving it.” Classic designs with a green twist are also available from luxury car companies like Mercedes Benz, Audi, and BMW. Options range from the S400 Mercedes Hybrid to Audi’s clean-diesel A3 TDI, which was named 2010’s Green Car of the Year at the December 2009 Los Angeles Auto Show. Achieving an EPAAlthough originally designed for utility, Sanyo’s Eneloop Synergetic bicycle is now a viable option for commuters because of its three-speed regenerative, pedal-assist capabilities that make for extended, less physically demanding rides.

estimated 42 mpg highway, the A3 TDI is 50 percent more fuel efficient than comparable gasoline engines. For those with a love of the open road and zero gasoline dependency, Tesla Motors serves up the twopassenger Roadster. This innovative, all-electric sports car has a top speed of 125 mph, a range of 244 miles, and an expected battery life of 100,000 miles. If luxury, speed, and sustainability are what you are after, the $101,000 Roadster offers all three by way of its 375-volt air-cooled motor with base output of 288 peak horse power, its lightweight body, and a variety of design options. Knowing the available options to go green will take you far. As Norvell of Transportation Alternatives advises, one need not try to overhaul everything at once. “Start small.” n

Dear Paul, I know residential properties can net meter, meaning sell electricity to the grid generated from solar PV and wind turbines. This offsets electricity cost from the utility because one can sell electricity to the grid and only need buy it when there is not enough sun or wind. I thought commercial buildings can also do this now. But I read recently about a small business in upstate New York that was told by the power company it doesn’t have to buy the power generated from the PV installation at the business. This means the business can’t offset its electrical use from the grid by generating its own clean energy. What’s the real deal? Can commercial buildings net meter or not? —Mike, Saugerties Hello Mike, You are correct. Residential homes can net meter and install renewable systems sized up to 25 kw, which is large enough for most homes to generate the full amount of power needed. In 2008, legislation passed in New York allowing non-residential users to net meter. The law’s intent was to allow energy generated from wind and sun by non-residential customers to be sold back to the utility—in effect, to mandate utilities buy this clean energy. The small business you mention that was told by the power company it can’t net meter is Hudson Valley Clean Energy (HVCE) in Rhinebeck. Jeff Irish, president of HVCE, told me: “It’s frustrating because for years the utility companies were attempting to stop net metering. They don’t like solar because they’re motivated to sell electricity. Solar threatens sales.” Basically, the utility companies were trying to get around the intent of the 2008 state law which allowed non residential net metering for the first time. Irish said: “This was not what the legislation was intended to do. Even after the legislation they were still trying to limit commercial net metering.” Carol Murphy, executive director of the Alliance for Clean Energy New York, (ACE NY) confirmed that after the 2008 legislation, utility companies created roadblocks to circumvent the legislation’s intent. But luckily, as Murphy clarified: “New state legislation will pass in the next few weeks that will close the loophole which circumvented the intent of the law.” She added: “Net metering is so important and I’m glad the utilities have come around. There’s lots of federal money around for schools and municipalities to get renewable energy systems. It’s so important to do this now and not miss the chance to leverage federal dollars.” The good news is commercial net metering will soon be a reality in New York, without any hindrances or attempts to block this important change. Murphy at ACE concluded: “The more solar and wind we have at homes, schools, businesses, the more people will realize the technology really works. Alternative energy is not so alternative. It’s not a boutique form of energy.” For information about ACE, visit aceny.org. —Paul

personal space Isaac shamah’s meditation room on the third floor is simply furnished and has sweeping river views. He envisioned a house that reflects the healing aspects of his meditation and psychotherapy practice.

A

s we climb the stairs of his 1860 Victorian, catching stunning views of the Hudson River through curved double-paned bay windows on the landing, Isaac Shamah explains that if it is just dark enough, low lights gently come on a few inches from the floor throughout the house as we walk by. “I have done several 10-day ‘sits’ at the Vipassana Meditation Center in Massachusetts, he says, “and auto motion lights like these silently guide you through the meditation areas. They light your path just enough to see where you’re going.” This idea of soothing, meditative space that both sustains and celebrates the surrounding environment was the path Isaac, his wife Nitza, and their 10-year-old twin daughters chose when they found this house in Nyack, 25 miles north of New York City, and began a green renovation. “There is a sacredness, a spirituality to caring for the environment,” says Shamah, a former partner in an importing business in New York City’s garment district, and now a psychotherapist in private practice, with an office in the house. The house sits snugly next door to “Pretty Penny,” Helen Hayes’s grand estate where she lived for over 50 years. In 1996, talk show host Rosie O’Donnell

bought both houses, reportedly using what is now the Shamahs’s home for the babysitter. When Isaac and Nitza bought the 5-bedroom, 4-bathroom house in 2000, it was covered in grey aluminum siding, parts of the third floor had long ago been partitioned for use as a rooming house, and there was a small, hard-to-access kitchen, redone in the 1980s. The first project was the kitchen. “I wanted them to circulate happily through the space,” says local interior designer Meryl Foster. “The kitchen was diabolical… you had to go through a maze to reach it from the front door. It stopped any organic flow of light and air through the house.” “To me, it was all about creating a beautiful, green, and healthy environment in the home and the garden,” Shamah explains. “I wanted the house to also reflect the healing aspects of both my therapy practice and meditation.” Foster designed the layout of the new kitchen and then worked with another designer, Philip Barcellona, during the construction phase, to create the central hub of the family living areas. The footprint was enlarged and appliances and cabinets were replaced. Whenever possible, Isaac and Nitza insisted on “recycling” furnishings from previous homes. “They

have such a casual lifestyle,” Foster says, “that was the lead I took.” A giant Holly Hunt dining table in the sunroom serves as the family dinner table, while the so-called formal dining room near the front of the house is for ping pong. The sunroom was rebuilt when a back entrance was added to the house, leading up a stairway to the sunroom, with solar window shades, which spans the back of the house. The sunroom then opens into the kitchen, giving a bird’s eye view of Isaac’s organic gardens in the back. Even in winter, cold frames in the garden burst with lettuce and Swiss chard. At the height of summer, the gardens yield organic tomatoes, eggplant, squash, garlic, rhubarb, soy beans, and more. Leftovers and scraps go back to the garden as compost, mixing in fall leaves collected from neighbors and horse manure (traded for cucumbers) from a nearby farm. The entrance to Isaac’s office is, appropriately, right off the garden. “In gardening, as in psychotherapy, you’re dealing with the energies of growth and healing,” he says, walking through the raised garden beds that are wintering over. “The house, too, needs to be as much integrated into the Earth and nature as possible.” One of the first things the family did was have the house tested for air leaks to mitigate loss of heat in the

The kitchen was reconfigured to be the central hub of the house and family space. The family often prepares food grown themselves. At the height of the season, Shamah grows more than 20 different varieties of organic fruits and vegetables. Cold frames (right) make winter lettuces, chard, and hardy vegetables possible.

winter and cool air in the summer. Rim joists under the floors were sprayed with polyurethane foam insulation and the plumbing and electrical penetrations between the basement and ground floor were sealed. On the exterior, the walls were pneumatically densepacked with loose blown fibrous insulation, primarily recycled newspaper. About 30 percent of the family’s year-round electricity comes from a 3.4 kilowatt solar installation on the roof. Under the roof, a thick layer of insulation is designed to increase the R value and reduce the loss of heat. An inverter in the girls’ closet on the third floor changes from DC to AC in the summer and unused power goes back into the grid, giving the Shamahs credit with the utility company, Orange and Rockland. A 90 percent AFUE (Annual Fuel Utilization Efficiency) gas furnace heats the home. Shamah keeps the three zones in the house, and a fourth for his office, set to 68 degrees in the day and 65 at night. All the old double hung windows, and even the crank windows in the curved walls, were replaced with double-paned, vacuum-sealed units. The second floor master bedroom suite includes a family TV area and a master bath. This bathroom and one more on the second floor, both done in black and white tile, may be renovated in the future. Another bedroom serves as a workout room; a third is for guests. Up the stairs again, by the path of the meditation lights, at one end of the former “boarding house” third floor, the girls share a suite of rooms in cotton candy pink, where a round tent of hanging ribbons “with a Moroccan feel” that Foster designed after several consults with them, hangs in a corner turret. “From a psychological point of view,” Isaac says, “children are often put into a space of someone else’s creation. I think it was important for them to be part of the process.” At the other end of the third floor is Isaac’s meditation room with a few simple floor pillows and sweeping Hudson views. “It’s all about doing the internal work,” he says, “so your mind, your garden, and your house are as healthy as possible.” n 28 new york house / March 2010

bbott and Mills is a reliable source for your home’s heating fuel as well as a dependable servicer and installer of heat and air conditioning systems, well pumps and water softeners. What began as an oil heat company has evolved to an energy company that cares for all facets of your home’s comfort. Today they are Abbott & Mills Energy, offering the best energy solutions including renewable sources such as Solar Water Heating and Geothermal.

Geothermal

is the technology that harnesses the Earth’s natural thermal energy to heat and/or cool your home. Geothermal systems are energy efficient, environmentally friendly and cost effective. You can even use your geothermal system to enhance or replace your current method of water heating. Homeowners, who currently use geothermal systems in their home, are very satisfied because of the comfort and significant savings this technology provides!

Solar Water Heating

is an environmentally sound way to reduce your energy costs and increase the value of your home. This renewable energy can be used for heating your water, heating your living space and even heating your pool. The best part is that the fuel used – the sun – is free! It is great for the environment and in the long run, great for your wallet too.

2010 Homebuyer Tax Credit

A summary of Solar Water Heating benefits: It is one of the best ways to save money on your utility bill! You can save an average of 60% a year. It enhances the beauty of your home - The collector plates resemble skylights and can be mounted on any type of roof or ground racks. It requires minimal maintenance. It is great for the environment – reducing green house emissions & dependence on foreign energy. It is more affordable than you think The government is currently offering tax incentives to those who make energy saving home improvements. After installation you may qualify to receive a 30% Federal Tax Credit and a 25% NY State Tax Credit.

If you have never worked with Abbott & Mills Energy before, we encourage you to take the time to find out why they are one of the Hudson Valley’s long standing businesses. Abbott & Mills Energy will be celebrating their anniversary on September 18, 2010 with an Open House. The public is invited to attend and celebrate 75 years of business.

One of the best homebuyer opportunities has been extended – the rebate for firsttime homebuyers of up to $8,000. There is now also a new credit worth as much as $6,500 for long-time homeowners. Qualified first-time and long-time homebuyers must enter into a binding contract to buy a home on or before April 30, 2010, and close on the home by June 30, 2010. This is a great time to buy. Prices are down, home inventories are up, and it may be years before rates get this low again. Here are some reasons why you should look to the credit union for your financing needs: • Our mortgage rates are among the lowest of any local financial institution, even if your mortgage falls into the “jumbo”(more than $417,000) category. • You can couple the credit union’s attractive mortgage rates with the lowest closing costs around. • We offer a wide variety of mortgage solutions. There may never be another home buying opportunity as great as this. For more information or to get started, contact Hudson Valley Federal Credit Union at 845.463.3011 or online at hvfcu.org.

Green Marketing: What’s It All About? Savvy consumers should verify claims about a product’s eco-responsibility and marketers have the obligation to “walk the talk.” By Beth Bengtson

what’s wrong with this picture? companies touting a sustainable message need to bring that philosophy into the board room as well as the consumer marketplace.

O

ver the past few years we’ve seen a proliferation of messages touting products’ environmental benefits. You’ve seen these ads on TV and the Internet, in newspapers and magazines. Simultaneously, the marketplace for these products has rapidly expanded. Wal-Mart, Target, and Home Depot now carry green products. Indeed, green has gone mainstream. This increased demand and distribution has led to a sea of green messaging in the marketplace, which is otherwise known as “green marketing” or as we can call it at my company SDialogue, a “green smog.” But what is green marketing, and when is it best employed? And how can consumers sift through the haze? The American Marketing Association (AMA) defines green marketing as the marketing of products that are presumed to be environmentally safe. You have to love the word “presumed” in that definition—no wonder people have questioned the effectiveness of green marketing. But research has shown that some firms are truly benefiting from green marketing. The firms that actually “walk their talk” have the most success, as the

30 new york house / March 2010

marketplace quickly weeds out inauthentic messages, products, and services, thanks to savvy and smart consumers.

Only when price and performance are comparable does touting a green message make sense. One green marketing success story is Clorox’s new Green Works product line. One year after launch, the consumer products giant’s line of ecofriendly products captured 42 percent of the consumer market for natural cleaning products—without hurting the market share of existing companies such as Method and Seventh

Generation. So as consumers realize that nontoxic products exist that work as efficiently as toxic products, this market will continue to expand. Given the choice, consumers prefer not having toxic cleaners in their homes. For a business, it’s important to note that just doing green marketing and touting environmental benefits is not enough to sell your product or service. When Clorox brought its new line to the market, the company made sure the product worked as well as toxic cleaners and was comparably priced. Only when a product’s price and performance are comparable with others’ does touting a green message make sense. For home buyers or consumers looking to purchase green products or services, the key is to make sure the company is indeed “walking the talk.” This may require some research, but increasingly, companies are promoting their sustainability efforts on the Internet and in published reports. Look for testimonials from other consumers who have already purchased green products and services. Check out user reviews on websites such as epinions.com and amazon.com. An excellent resource for researching green products is

thegreenguide.com and greenseal.org, which has a product search tool. For businesses—whether you’re a real estate development company, green home builder, green home furnishings supplier, or a green designer—the communication strategy requires some thought. As a company looking to tout your greenness, you should first assess if your company, product, or service has the credibility (facts and figures) to make the claims that you want. Are your messages relevant and aligned with your business? Can you translate your data so that it has meaning and people can relate to it? For example, just telling people to change their light bulbs to save the environment does not make for behavior change since the environment is not a primary concern for most consumers. However, when the message relates to people’s values, the impact is greater. In Utah, for example, the message, “Wind Power Can Fund Schools” was found to be a more effective message than, “Wind Power to Save Water” as residents were more concerned about schools than water. Another case involved a utility company that was trying to minimize blackouts. A message of, “You’ll save Money and It’s better for the Earth” was less effective than messaging that used peer pressure as a motivator. In short, the more people can relate to the message, the more effective it is. In the end, effective green marketing–for a business– goes back to the basics. Know your target market, make sure the product or service meets the needs of the market, make sure the pricing is competitive, and then make sure your messaging is authentic and aligns the product or service with the values of the target market. Remember that “being green” can be the tie breaker when choosing between different products and services. n

hen redecorating walls, going green might not be what one thinks of when considering a style or design scheme. Yet many companies are offering sleek and stylish ways to decorate that are distinctly ecofriendly. There are numerous ecofriendly wallpapers and wall decorations, as well as paints and plasters, that are natural, good for you, recyclable, and/or used from reclaimed sources. Decorating doesn’t have to be another hazard to your health and the environment; it can be a project that is as green as it is beautiful. Wallcoverings and natural wall decorations like grass cloth are current popular decorating options for wall upgrades, says Frank Cohen, president of Sun Wallpaper and Paint in Poughkeepsie. He says they are becoming popular again for two reasons: “One is the faux finishing movement is starting to wind down and that look has become a bit stagnant,” he says. “Secondly, the higher end wallpapers from England such as Farrow & Ball and Sanderson can add elegance and design to any home and really make a design statement.” Kate Dayton, owner of Green Courage in New Paltz, says that grass cloth is popular because it provides visual interest. “It just gives a beautiful texture to a wall,” she says. Honeysuckle vines are another natural product being used by interior decorators like Tim Button of Stedila Design. One thing Button advises to consider when designing with ecofriendly products like honeysuckle vines is durability. “If you have to replace it every year I don’t care how organic it is,” he says. “It’s a problem.” Two wallpaper lines he uses that are “tough” are Innovations and Carnegie. He has even used Carnegie’s products in wet areas, such as bathrooms, because they are antimicrobial and because they “hold up really well,” he says. Innovations’ “Innvironment” line includes cork and grass cloth coverings in various shades, patterned paper made from non-woven pulp, or a tiled look made from recycled paper. Some of

“Part of being ecofriendly is creating a good air environment for our products within the home.” —Carolyn Tierney, Ferrium Design Studio, ASID Innovations’ products are also cradle-to-cradle certified. Carnegie’s sustainable wallpaper line, which runs $18 top $36 per yard, is made of water-based inks and coatings that replace the hassle and smell of vinyl and adhesives. Another staple to wall design is the transformative standard—paint. Brands like Mythic and Aura by Benjamin Moore are no-VOC (volatile organic compounds, which are harmful to health) paints that make indoor projects bearable. “You can paint in the middle of winter and not worry that you’re harming anyone or yourself while it’s being done,” says Dayton. Cohen of Sun Wallpaper and Paint says his store carries three lines of zero-VOC/low odor paint: Elements by California Products, Lifemaster by AkzoNobel, and Eco by Farrow & Ball. From the earth to the interior, American Clay is a natural plaster from the ground that can transform a room with a Venetian stucco look. Faux stucco finishes create a look that clients have been seeking out for the past 10 years, says Carolyn Tierney of Ferrium Design Studio, ASID. Beyond its physical

appeal, American Clay offers additional benefits. It is a mold inhibitor, odor absorbent, and has heat control properties that make a room cooler and warmer when necessary. “Part of being ecofriendly is creating a good air environment for our products within the home,” Tierney says. Plaster runs at about $55 to $115 per 50-pound bag and mixing pigments cost between $14 and $33. If you’re looking for textured walls, Omnova Solutions Inc. has introduced Avant and Scion lines made through Recore and Ecore, two ecofriendly methods used to create wallcoverings. The company’s commercial wallcoverings are printed with water-based inks, are cadmium and mercury free, and do not contain or degrade to PFOAs (another potentially harmful chemical, Perfluorooctanoic Acid). They’re also made from recycled goods and are recyclable after use. Avant and Scion offer modern and classic designs. Avant’s “Popcircles” displays circles in purples, blues, and earth tones. Scion’s “Rocco” offers a subtle geometric pattern in cool natural shades. They also have more subtle 34 new york house / March 2010

and natural looks in earthy tans, reds, grays and browns. Reclaimed and innovative, Coco by Kirei is another alternative, a decorative tiling or paneling made out of reclaimed coconut shells. The woven basket-like tiles are available in light, dark, or mixed shades (hues of tan and brown) and can be displayed vertically or horizontally on the walls to give a beachy, organic feel. Cheryl Terrace, interior designer and principal of Vital Design LTD, sees greening your interior as a cohesive part of being mindful about the environment and the source from which the goods come. She says one great way to make a bold statement with your wall is with a neutral background and a statement art piece by a local artist. “You can just paint your walls with Benjamin Moore Aura—a beautiful, beautiful background and then enhance that with the visuals and the creative energy of supporting local artists,” Terrace says. Whether you’re looking to use local artwork, the decorated look of printed wallpapers, natural plaster, or classic paint, decorating your interiors and being ecofriendly can be easy, accessible, and above all, stylish. n

ince the birth of the Internet, the newspaper business has been on the decline. But with the development of LG’s Flexible Electronic Newspaper, old-time newspaper businesses might just be able to give electronic journalism a run for its The resurgence of digital money. all the news that’s fit Reading tactile versions to “print?” of magazines and newspapers is a special joy, especially while on a train, plane, or bus. And despite our culture’s embrace of digital media, many are hesitant to embrace a purely digital approach to reading, i.e. using a laptop, BlackBerry, or other handheld device. At least until now. LG’s flexible e-paper is designed to look and feel like a newspaper but is a revolutionary technology whereby data is downloaded into the “paper”. This technology gives you the paper without paper, cutting down on all the energy and waste involved in printing and distributing the old newsprint editions. Media magnate Arianna Huffington said at the 2009 X Prize Conference: “It’s not newspapers that need saving, it’s journalism.” Flexible e-papers mean we can save both journalism and newspapers, albeit newspapers without the paper. What’s cool about flexible electronic newspapers is they allow people to go on living in the past while embracing the future. One can hold onto electronic news like The Huffington Post now, literally. Clever devices like this might just revive the newspaper industry, which deserves to be saved, along with all the trees. —Paul McGinniss

horoscopes for your home life by Eric Francis Coppolino / March 2010

T

he mighty equinox is about to arrive, introducing what promises to be the springtime of our lives. Feel the vibrations. What we go through in the spring of 2010 will shake society, and open the minds of many—at least for a moment. Yet you have the ability to make this a threshold, not a temporary awakening. Whether you free your mind or free your body does not matter: one will follow the other dependably. The important thing is to not cling to the past, cling to yourself, or for that matter, cling to anyone.

Aries (March 20 – April 19) You’re not the goodie-goodie you like people to think you are, despite how you flaunt your wild side. Though you would probably never own up to that contradiction, it’s time to worry less about your image and more about how being authentic draws authentic people toward you. I suggest you admit to your chaos, your passion, your craving for freedom. I suggest you admit to the true fact that your attractions follow no special logic, no rules, and in the end, know no bounds. You could spend a lot of time worrying about why you have tried to pretend otherwise; you could wonder why you’re caught in the structure that you’re in. Or you can simply be free.

Taurus (April 19 – May 20) You have an active imagination; it’s so active, you rarely give yourself a chance to step out. Yes, Taurus is the sign most often associated with physicality and grounding and all of that, but lately you seem more in your head than usual. You seem to be searching and dreaming and exploring in there. That’s fine, as long as you take some of what’s in your head, and put some of that pancake batter onto the griddle. True enough, you don’t have to. You can keep stirring it in your mixing bowl. You can keep adding sugar. But as long as you do that, you’re always going to have batter and you’re never going to have hotcakes.

Gemini (May 20 – June 21) Don’t expect your social experiences to follow a plan, or even your vaguest notions of what you thought you wanted. I would propose that you will figure out what you want in a series of experiments, at the end of which you will have given up on a few old friends and made some brilliant contacts with some new friends. This is the time to desire new people, places, and experiences. In fact, it’s time for them to desire you right back. I would say if you don’t want attention, don’t leave the house, but not even that will work. Remember this attention parlays into your workplace or professional activities. You will be rewarded for good work, so keep your focus.

Cancer (June 21 – July 22) You cannot control the outcome of events, and you don’t want to. What you can do is pay attention to the flow and skate along with the game. And it looks like a fast game, for sure, where the rules change. Mars finally stationing direct is likely to improve your attitude about money, as long as you remember to invest it in what has lasting value, or in what fits a long-term plan. You feel like you have a 36 NEW YORK HOUSE / March 2010

lot of mojo, which remains true as long as you apply every molecule and photon of it consciously. There is a direct relationship between awareness and power, and at this opportune moment I suggest you add some ambition. Not a lot, just enough.

Leo (July 22 – August 23) You’re about to get a surge of energy—though I suggest you go for the slow burn. Keep your flame blue and clean and at just the right temperature. In other words: plan for the long run. Mars is about to station direct in the first degree of your sign; then over the next 10 weeks it will work its way clear across Leo, touching the natal Sun of everyone born under your sign. Through the long Mars retrograde, you’ve done a fine job reinventing yourself. I suggest you stretch gently into this new concept of who you are, rather than inflating like an airbag. You’ll be tempted; yet the long-term outlook says that if you pace yourself, the very best is yet to come.

Virgo (August 23 – September 22) You now know the truth about a health situation that has long troubled you, taxing your peace of mind in a way that you’ve let on to only a few people in your life. Though you prefer to be truthful, you were correct in not spreading your anxiety, mainly because you knew it would come back to you. Now that your worst fears have been proven unfounded, you can spread something else, which is your unmitigated vitality. And that will come back to you, just like anything else you broadcast. In the next six months, this echo effect is only going to intensify, and you’ll need to be clear with what is yours and what is not.

Libra (September 22 – October 23) This is not the time to seek stability in your relationships— it’s time for something better. This theme repeats over and over this spring, any way you shuffle, slice, or dice the planets. You need to trust the stability within yourself. Most people seek structure on the outside, and give their relationships a too-difficult job. The difference, in the end, is about maturity; when your life moves as fast as it’s going to move, and becomes as unpredictable as it’s going to become, you need to know where your center is, and you need to know how to get there fast. Then you will be able to play fast and loose, something that is unusual for you, but which you’ve craved for a long time.

Scorpio (October 23 – November 22) It may be driving you half-mad that a partner can’t hone in on their sense of identity. But then, you’ve been wavering on a commitment for many weeks, and this commitment has a lot to do with who you are; or rather, with acknowledging who you are. There is more to this commitment than meets the eye, because of the depth of the understanding involved. In a sense, you’re making an agreement with yourself about the role that you deserve in the world; which in turn is a reflection of how powerful you are willing to believe you are. True, over the past few months you’ve given yourself many reasons to doubt, but in truth you’ve discovered just as many to have confidence.

Sagittarius (November 22 – December 22) Few astrologers would advise someone born under your sign to take a little extra risk, fearing what you might do. However, I’m aware the extent to which you have put the restraints on yourself in recent months, and have retreated far from your usual swashbuckling self. Here is the key: respond to your feelings and not your mind. Start from where you feel safe. That is a feeling you can actually trust. From that space of safety, take a step; then when that works out, take another step. You may, along the way, feel the impulse to leap in feet first, and I wouldn’t want to stop you; just make sure you’re absolutely willing, with no hint of hesitancy.

Capricorn (December 22 – January 20) It’s time to make some fast, bold professional moves; primarily this is the time to make sure you’re as visible as possible. If you stay where people can see you, you’ll increase the chances of success significantly: success as you define it. I have an idea of what that is: the privilege of expressing the person you actually are in your professional life. Capricorn is often accused of being ambitious; I see the matter differently, as a quest for authenticity that brings you through many incarnations of your career and your role in the world. In actual fact, you must try again and again till you find the place not where you fit, but where you are free to exist.

Aquarius (January 20 – February19) In astrology there are, occasionally, before and after moments. That is the easiest way to understand, or to even see, the meaning of how the planets move. You have now arrived at an “after” moment: after a very long spell of the need for clarity, coexisting with yourself in a kind of misunderstanding. You have resolved something, or perhaps you’ve just observed something, but it goes so deep into who you are that it seems to reach across all your lifetimes. In any event, however you choose to think of it, you have turned one page of your life and embarked on a whole new volume of existence. The territory changes fast from here: take careful, conscious steps and always notice where you are, and whom you’re with.

Pisces (February 19 – March 20) Know good times when you’re in them—and you are. These are not the kind of good times that melt into the background of history, forgotten because of their comfort. This is a moment that stands out rather than stands back, and which you may consciously, willingly, and lovingly use to enter a new phase of your life. I trust that you feel a certain energetic relief, relaxation, and the growing sense not that you have enough, but that you are enough. Keep that feeling, and remember the idea, if you lose contact with the inner orientation. It is fair to say that everything is about to change—in ways you would have wished for, if you could have ever predicted what was possible.

Taking Free Power Out of the Air: New charging device seems like science fiction

A

istockphoto.com / julie novak

fter reading about RCA’s new Airenergy device that takes free electrical energy out of the air and uses it to power gadgets, I thought: Nikola Tesla, forgotten father of modern electricity, radio, and wireless communications, must be working from the afterlife. Tesla developed alternating current electricity and invented the radio. He bought land on the cliffs of Long Island Sound in 1902 and commissioned architect Stanford White to build a stately brick laboratory with a magnificent 187foot broadcast tower crowned by a spaceship-like steel sphere. Tesla’s dream was to use the tower to broadcast news, stock market reports, and private messages across the ocean. Tesla also envisioned using the ionosphere to transmit electricity wirelessly. In the spirit of Tesla, the RCA Airnergy converts wi-fi antenna signals in the air into usable power to recharge its own battery. To recharge a cell phone or other gadgets you then plug the Airenergy battery into the device via a USB to transfer the power. Sadly, Tesla died destitute, in New York City, of heart failure in 1943. It was only after his death that the U.S. Supreme Court upheld Tesla’s patent that recognized him as the inventor of radio. Luckily, many of the amazing things he envisioned are being realized today. Granted, with Airenergy, one needs to be near wi-fi spots to charge devices, but with airports and many other places offering wi-fi, Airenergy will come in handy. It’s not clear when Airenergy will be available. Earliest estimates by RCA are summer 2010. —Paul McGinniss a new device is being developed to harness free electrical energy out of the air for use in powering gadgets, recharging batteries, and more
