New Year Full of Hope Happy New Year! This isn’t only the beginning of a new year but also the beginning of a new decade. It’s the second decade of the new millennium and it doesn’t seem that new anymore— especially after the past three years of a rather sour economy. However, the one thing for sure is that in order to make the most of this time one simply needs to keep moving forward and focus on what works and what new projects can help build that propulsion. We basically have two choices: Either meditate on what has been a very difficult period and focus on the negativity,

or take the chance and believe that tomorrow will be better. I’m voting for the latter because, in truth, there is no other choice. It’s times like these that make you smarter by seeking out the new. And that’s what we at ScheinMedia plan to do in 2011 and this new decade: We’re seeking out the new and finding possibilities where none apparently existed before. With that, we wish you the beginnings of a very prosperous and healthy New Year!

Introducing the Faces of Green Living As the new year unfolds, so do so many of our ideas for stories that need to be told. This month, we embark on a year-long endeavor to be a matchmaker of sorts: to introduce you to people we feel you need to know. These are the “Faces of Green Living,” a series of stories that underscores our new tagline, The Voice of Green Living. In our cover story, “The Faces of Green Development,” we introduce you to 10 of the movers and shakers in sustainable development—folks who have succeeded in creating beautiful structures with significantly-reduced energy consumption and environmental impact. Each of these “faces” has a different approach to sustainable building: some feel that the greenest possible building is a small, compact one with a tight envelope; others favor renewable energy systems to generate electricity, hot water, and heating and cooling; while others combine the best of the U.S. Green Building Council’s LEED program, EnergyStar, National Home Builders Association’s National Green Building Certification program, and Passive House

principles—whether or not they file the paperwork to earn certification in any of these programs. As we began compiling the list, we had more than 25 names of building professionals from New York to Albany. We found it difficult to narrow the list to the handful we ultimately selected, but feel these are the faces that best represent stories that need to be told. Our hope is that their stories will inspire others to do likewise in their building and renovations, and will even inspire potential clients to seek them out for projects. As we progress through the year, we’ll introduce to you many more faces—in all aspects of green living— so that more voices will be heard in the dialogue about sustainable living. NEW YORK METRO REGION’S GREEN RESIDENTIAL STRUCTURES IN REVIEW

M

urray Hill’s first green condo, 303 East 33rd, is situated in a vibrant neighborhood that’s filled with a variety of stores, boutiques, and restaurants, plus movie theatres and coffee shops, but that hasn’t seen much development until recently. Upon completion in early 2011, the 12-story, 128-unit luxury development will be the first LEED-certified building in New York for Toll Brothers Inc. and its partner The Kibel Companies, which owns the corner property and neighboring buildings. The site, between First and Second Avenues, formerly housed a Catholic church, school, and rectory, and is the future site of a stop on the developing Second Avenue subway line. Kibel redeveloped the property with a long-term vision of creating beautiful housing options for young professionals, families, and empty-nesters, according to Peter Levenson, RA, principal of Kibel. Designed by Perkins-Eastman, the building is set back from 33rd and is freestanding, which is unusual in corner properties and allows for windows on all sides. All of 303 E. 33rd’s layouts, materials, and mechanical systems were designed to maximize efficiency and ensure well-being and sustainability. Green attributes include high-efficiency boilers, a water-source heat pump, high-performance window walls, superior insulation, and a 5,000-square-foot landscaped roof terrace, among others. Each unit has bamboo flooring and many have outdoor terraces and balconies. Kitchens have water-reducing fixtures, EnergyStar appliances, and glass and bamboo cabinetry. Amenities include on-site valet parking and a fullservice concierge. The roof terrace will have a recessed reflecting pool, a bocce court, and outdoor grilling and dining area. The building will also have a media lounge, a children’s playroom, and a fully-equipped fitness center. There are one-, two-, and three-bedroom homes in 60 different layouts, including a few two-bedroom, two-bath duplexes with home offices, walk-out terraces, and 17-foot living room ceilings. There’s the three-bedroom, fourbath triplex penthouse with 1,700 square feet of outdoor space, which is going for roughly $4.5 million. Prices start around $575,000 for a studio and step up from there. About 30 percent of the units are in contract.

ocated in Brooklyn’s northern Williamsburg neighborhood, The Edge is a waterfront development that, by its completion, will offer a projected 1,075 luxury condominium residences with more than 60,000 square feet of retail space and below-grade parking for 700 cars. Located at Kent Avenue between North 5th and 7th Streets, the development is three blocks from the subway, and one stop from Manhattan. With approximately 1.75 acres of open space, The Edge is situated on a redeveloped waterfront, which includes piers and a water taxi landing. Anthony Aebi President, Greenhill Contracting Anthony Aebi is credited with building the first zero-net energy homes in the Northeast and is building communities around the concept that homes should produce more energy than they consume. Having started his career doing loft renovations in New York City, Aebi moved to the Hudson Valley and began stick-framing homes, which left him unsatisfied due to their inefficiency. He experimented with ICFs, better windows, better insulation, and a tighter building envelope, and then tried solar electric and hot water systems and geothermal heating and cooling, as he found it hard to sell a luxury home without air conditioning. The results were two beautiful, spacious, luxury EnergyStar and LEED-certified homes in Esopus with all the bells and whistles—with no energy cost to the purchasers. The problem: No one purchased them. Because there are no comparables, the appraisal system doesn’t yet recognize the enormous long-term benefits and operational savings to these homes, and the down economy—the homes are still available. Aebi recognized the need to provide the same zero-energy benefits in mid-range homes, and developed Green Acres in New Paltz, a 25-lot subdivision within walking distance to schools, shops, and recreation. Five homes are occupied and two more are under construction. Each so far has put back into the electric grid much more power than it consumed. One owner whose former house cost $6,000 per year for energy estimates that with his home’s energy savings and all the federal and state rebates and incentives, he’s got a 7-year payback on the upfront investment. Greenhill purchased the 11-lot Scenic Meadows subdivision in Gardiner last fall and plans to create another zero-energy community. Aebi is evangelical about zero-energy homes: “It’s a more sustainable way of living—and it makes more economic sense,” he says. And “if energy prices go up, the houses will be a whole lot more affordable.”

Lou Marquet is a builder with a passion for creating highlysustainable neighborhoods that set new standards for construction innovation and environmental responsibility. For example, two LeylandAlliance projects have been accepted into the LEED for Neighborhood Design Pilot Program; one of its projects is in the LEED for Homes Program; and the company was the first builder to develop a national demonstration PATH program with HUD. Warwick Grove, an active adult community built with high performance and energy savings in mind, has won numerous national awards for its master plan and classic architecture. Marquet’s experience over four decades includes a broad array of construction projects, including the adaptive reuse of landmark properties in New York City; the development of new residential communities in both urban and suburban locations; office, residential, and hotel construction; high-rise resort communities in Miami Beach; and resort hotels in the Caribbean. Because of his expertise and commitment to green development and helping preserve open space, he speaks often at land-use forums and conferences and has been recognized for his community volunteerism and leadership. “The market always speaks. My hope is that the significant number of green development projects that are being built will soon demonstrate a proven cost benefit to the homebuying customer. This will translate to customers insisting on buying energy-efficient and sustainable homes. Add the burgeoning arrival of Gen Ys who are already green-minded to the mix and green building will become the new standard, not the exception,” he says.

William Wallace Principal, William Wallace Builders Will Wallace grew up in the Hudson Valley, as a teen working weekends and vacations and then full-time for his father’s homebuilding business, where he learned the fundamentals of design and construction. An avid artist, Wallace earned a master’s degree in art and taught painting, drawing, and sculpture before launching his own construction company in 2005. Wallace has made a name for himself in sustainable design and ecofriendly construction, taking a holistic approach to each project, whether it’s an energy retrofit, addition to an existing structure, or ground-up construction. Luxury and aesthetics are not compromised by going green; and on the flip side, green can be affordable, he says. Wallace incorporates principles from Passive House design and the EnergyStar and LEED programs, even if homeowners choose not to file for certification. Passive solar design, continuous insulation envelopes, rain collection and permaculture systems, and foundations made of continuous concrete walls with insulated concrete forms (ICFs) are the norm. Often a home can achieve ultra-low energy consumption simply through a tight envelope and highefficiency boilers, yet he integrates solar thermal hot water, heating, and solar electric where it makes sense. Wallace feels that the greenest homes are small, but recognizes that not everyone chooses small-space living. He takes a creative approach to each project, to minimize waste and environmental impact, while keeping within the client’s budget. Ultimately, Wallace would like to create smart, sustainable developments run with renewable energy and where all the resources are used wisely.

Mark Jupiter and Tyler Schmetterer Co-Founders, New World Home Mark Jupiter and Tyler Schmetterer, Skidmore College roommates who have been best friends for over 25 years, pooled their resources to launch New World Home with the belief that their green modular homes can transform the housing industry. New World Home builds and delivers homes that are historically inspired, affordably priced, and exceed the highest green standards in the industry. Its New Old Green Modulars (NOGMs) have achieved LEED Platinum and NAHB Emerald certification, without relying on costly renewable energy sources (e.g. solar panels, wind turbines, geothermal systems, etc.). Through superior building science, smart design, and an ultra-tight building envelope, the homes achieve a minimum of 50-percent-plus energy savings over a typical site-built home from day 1. Having built several NOGMs in New York, Georgia, and New Jersey, the company has a program to expand nationally through a turnkey licensing program to provide “on-demand housing”—working with developers, builders, landowners, and realtors to create regionally appropriate, sustainable housing. Because its homes have such a short building timeline, there is no longer the need for speculative building. This “on-demand housing” model, the executives feel, will become quite popular. New World Home is building a home in New Jersey for the former Governor and Head of the EPA Christie Todd Whitman’s family. It’s on target to be the first LEED Platinum and NAHB Emerald factory-built home in that state.

Alexander Durst Co-Vice President, The Durst Organization Alexander Durst is the project manager for the proposed redevelopment of the Carvel Country Club in northern Dutchess County. The Development is a master-planned golf and recreation-oriented second-home community of about 650 homes with beautiful views of the Catskill Mountains and the Berkshires. The homes center around a lake, and will feature an exceptional golf course, clubhouse, tennis, swimming, and hiking, along with preservation and permanent protection of over 1,700 acres of open space. Extensive time and resources have been devoted to the careful planning of this project so that it is environmentally sensitive, sustainable, and is visually and socially compatible with the rural character of the surrounding communities. Additionally, Durst is directing all the environmental remediation of The Durst Organization’s development site on West 57th Street between 11th and 12th Avenues in Manhattan, including the project’s participation in the New York State Brownfields program. He also oversees all of The Durst Organization’s environmental regulatory compliance and approvals and is a member of the team negotiating the Condé Nast lease for One World Trade Center. “Over the last decade my family has built more than 5 million square feet of sustainable buildings in New York City,” said Durst. “Our goal with the Carvel property is to replicate and expand our commitment to environmentally responsible design, construction, and operation from the urban context to a second home/rural redevelopment. It is an exciting challenge, but extraordinarily important for the continued growth of the green building movement.”


William G. Balter Co-founder, Wilder Balter Partners William G. Balter has been involved in real estate development for more than 15 years, having been active in purchasing and repositioning bankowned real estate and redeveloping several mixed-use, commercial, and industrial properties before co-founding Wilder Balter Partners. Balter’s more recent focus has been on developing luxury and affordable housing in Westchester County. Under his leadership, in fall 2006, Wilder Balter Partners decided to “go green” and only incorporate building products and practices that result in a healthier, more energy-efficient, and environmentally responsible home by achieving EnergyStar rating and LEED for Homes certification, to guarantee a green home for homeowners. In fact, Wilder Balter was the first LEED for Homes builder in Westchester County. The firm built 64 EnergyStar homes in Yorktown in its Glassbury Court at Hunterbrook community, which all sold out and helped differentiate Wilder Balter from others. Currently, Wilder Balter is working on a few affordable developments, including one in Cortlandt Manor in Westchester and a similar one in Putnam County’s Carmel area, using solar panels. Its 90-home development in Philipstown, a 55-plus active adult community, has closed on roughly 20 homes and sold another 15, while the first few homes earned LEED Gold certification. A new luxury development of 17 high-performance homes in Upper Nyack is also underway. Under Balter’s leadership, the firm will be going back to the 30 communities it owns to do energy retrofits and “green them up,” the executive says. As technology advances and prices come down for solar and geothermal systems, Balter sees green building becoming commonplace. “I think a lot of what we do will become standard construction in a few years,” Balter says.

Peter Berman CEO, The Ruby Group The Ruby Group, based in Goshen, is a diversified company that serves as builder, developer, construction manager, and consultant on a wide array of light commerical and residential projects. Under the leadership of Peter Berman, a third-generation builder and project manager, The Ruby Group has built a number of LEED-certified homes. It just completed a 48-bed student housing project at Sullivan County Community College, which was the first project in the SUNY system to earn National Green Building Standard (NGBS) Gold certification from the National Association of Home Builders and is pending LEED Gold certification. The company is committed to green building, and takes a holistic approach to each project. While many of its green techniques aren’t “sexy,” Berman says, they play an enormous role in bringing down building and operational costs, environmental impact, and often the time it takes to complete each project. Of particular note is the way it handles labor and materials purchasing: Historically, the labor and materials are done separately, creating much waste. On Ruby Group’s sites, it’s done by the specialist, so for example, the owner of the drywall company will purchase the drywall, which reduces consumption. Incorporating exacting building science standards, such as tight envelopes through air sealing, using modulating condensing high-efficiency boilers, as well as reducing and recycling waste and other practices, have become standard. “We see green building advancing, but the challenge is few customers are willing to pay for it,” Berman says. He predicts that once the recession passes and the market picks up, green will be a differentiating point for builders.

Charles Petersheim Principal, Catskill Farms Chuck Petersheim worked in construction in New York City before moving to Sullivan County after 9/11. He started a construction design company geared to New Yorkers who wanted to renovate older homes upstate and immediately recognized that “first-time homebuyers shouldn’t be engaged in This Old House fantasy.” He’s since created a niche in building “new old homes”—ones that are inspired by old architecture and have that rustic charm but are high-performance, ultra-efficient, and have low environmental impact. Catskill Farms has built 70 of them. “We stumbled onto green building because our homeowners—young, creative New York executives, said $300,000 was the price point and the only way to do it was to shrink our houses. A small home is the greenest thing you can do.” Another element was affordability, which is achieved not only in the upfront cost but through operating costs, Petersheim says. “We wanted our houses to be super-high-performance, which is a byproduct of what our customers want: highperformance, low-cost, low-maintenance getaways.” Through ultra-tight insulation (thanks to Petersheim’s other company, EcoTech Spray Foam Inc.), the homes don’t lose heat and they don’t need air conditioning, which cuts down on ductwork and energy costs. Screened porches and big windows do the trick. “I’m confident our homes can go head-to-head with any home…and we’ve never used the green word—ever! Our owners don’t care that it’s green, to them it’s just a smart house,” he says. Catskill Farms hopes to expand from Sullivan County and take its smaller homes at lower prices to places such as New Paltz, Stone Ridge, Woodstock, Rhinebeck, and Saugerties.

He has led Omega’s environmental stewardship through innovative conservation efforts, including campus-wide recycling and composting, sustainable purchasing and support of local agriculture, water conservation, and changing campus electricity over to 100 percent wind and solar technology. Ecofriendly products, noVOC finishes, and local and recycled materials are staples at Omega. Backus provided visionary leadership for the Omega Center for Sustainable Living (OCSL), an environmental education center built to meet the highest standards currently available in sustainable architecture: It’s the first green building in the United States to earn both LEED Platinum and Living Building Challenge certification. It features a state-of-the-art wastewater filtration system called the Eco Machine, which Backus says helps “connect people in a more direct way to nature through their waste. It’s been very, very profound: They see all their bodily functions have a tremendous impact on the environment and quality of life. It’s been an exciting adventure.” Building professionals from around the world come to see the OCSL and learn how to incorporate these techniques back home, in addition to the schoolchildren and university students, corporate and government officials, and Omega workshop participants—26,000 participants each year. Omega is now expanding its main office building by incorporating best practices and building techniques from Passive House, LEED, and Living Building Challenge Backus says, “We’re continuing our commitment to developing the built environment in total harmony with the natural environment” and making an impact on the building industry. He envisions demand growing for sustainable buildings, including green-energy retrofits to existing structures, and as costs come down, this becoming the norm. Water conservation, he predicts, will be the next biggest challenge, as “flushing toilets with potable water is a crime itself. [America] needs to wake up to the preciousness of water.”

Mark Eickelbeck COO, Executive Vice President, AVR Homebuilders Mark Eickelbeck has been with AVR Homebuilders for more than 23 years, moving through the ranks as project manager, regional manager, and chief operating officer and executive vice president, posts he’s held for more than 10 years. Additionally, he’s overseeing the proposed Valeria development of 147 new town homes around a 43-acre lake in Cortlandt Manor; and the large-scale mixed-use development with 1,600+ proposed units at Hudson Landing, in Kingston. Hudson Landing is unique to the Hudson Valley in not only its scale but also its Traditional Neighborhood Design, with its diversity (condos, townhomes, apartments, workforce, live/work, etc.) all designed based on market demand and public input. Indeed, AVR has set up public surveys for every aspect of Hudson Landing, to allow the end users and community to shape the development. Smart designed it masterfully, taking a small space and transforming it into a perfectly functional work and storage space, while optimizing every inch available. This type of design played to SieMatic’s strengths as a company that specializes in space-saving accessories and ecofriendly design. Suited with tons of counter space and ample storage, two of Fleming’s main requests, this L-shaped kitchen is the perfect place for Fleming to unwind with her daughters, who were also a big part of the process because they like to bake and cook. Smart also helped Fleming choose her Miele cooktop, oven, hood, and dishwasher, while convincing her a 30-inch EnergyStar-rated Sub-Zero fridge and 27-inch wine fridge, accompanied by two additional fridge drawers underneath, would work best with her needs. ith a newly vamped-up image, sporting straight hair and rocker bangs on her new album, Dark Hope, classical opera singer Renée Fleming has embarked on new ventures in her professional as well as personal life. The Grammy Award-winning soprano, most known for her renditions of Mozart and Verdi, recently released her first pop/rock album with covers of Peter Gabriel, Leonard Cohen, and Death Cab for Cutie songs. Now, after a three-year renovation, her apartment on the Upper West Side of Manhattan has also undergone a makeover. Fleming says with a little help from her friends at SieMatic and Miele, her newly finished kitchen is hitting all the right notes. “I was really looking for a contemporary feel, perfect for the style of my apartment and also for the city landscape that I live in,” Fleming says. During the time her home was being renovated, Fleming, who has been called “the people’s diva,” was featured on the televised We are One: The Obama Inaugural Celebration at the Lincoln Memorial concert for President Obama, performed for the Prince of Wales at Buckingham Palace, and became the first woman in the 125-year history of the Metropolitan Opera to headline an opening night gala solo. Needless to say, her schedule was quite full. But even with a full plate, Fleming had no problem collaborating with interior designer Marina Lanina of David Kleinberg Design Associates and SieMatic’s National Design Director Susan Smart on the kitchen makeover. While Fleming’s mandate was to create a beautiful kitchen, the end result is a very ecofriendly and highperformance room. The partners she chose—SieMatic and Miele—have exemplary sustainability practices and products. SieMatic, a Forest Stewardship Councilcertified company that works under a “zero waste” mandate, converting waste to zero-emission energy, will help lower anyone’s carbon footprint. Miele’s resourcesaving appliances have won numerous design and efficiency awards. This new green kitchen complements the lifestyle choices made by Fleming and her daughters, 14-year-old Sage and 17-year-old Amelia. “A lot of things I do were drilled into me as a child, and they turned out to be very useful,” Fleming says. Her father, passionate about environmental conservation, had a profound influence on Fleming growing up and surrounded her with this ethic. Despite the amount of travel the three-time Grammy winner does, from Stockholm to London, Toronto to Chicago, or right in her own backyard to the Metropolitan Opera, she makes a conscious effort to behave in a hotel as she would at home, by conserving water and electricity, she says.

“She entertains a lot, so having a place for her to store her own wine and wine she receives as gifts was very important,” Smart says. Perhaps the best part about her new refrigerator is the one-gallon container on the top shelf labeled “Tap Water: Please refill if empty.” Fleming says she doesn’t believe in water bottles, and drinks tap water all over the world, unless told it’s unsafe. Located next to the fridge is an under-cabinet double trash can used for recycling, something that Fleming says her young daughters would come home and teach her about during their days of middle school. “We are really good about recycling, and the children are more sensitive to it because they learned it in school,” Fleming says. Despite all the changes made to the space, what the designer left untouched was the countertop with views of the outdoor living area and Manhattan. The nook, with two stools, was a space Fleming insisted on, Smart says. With all the traveling this accomplished singer has planned for a recital tour beginning this month, to Quebec, Washington, D.C., New York’s Carnegie Hall, Ann Arbor, Montreal, and San Juan, she can look forward to returning to her luxurious, comfortable home in the heart of the city. n

Energy-saving lighting solutions abound, but it helps to know what works for each application.

n the world of lighting, it’s no secret that LEDs are the energy-efficiency front-runner, boasting the longest lifespan, highest efficiency, and least-harmful-to-health materials. According to the U.S. Department of Energy, artificial lighting constitutes almost 15 percent of electrical use in a home. By replacing bulbs, and installing new fixtures and control systems, homeowners can potentially save 50 to 75 percent of this electricity. Replacing old light bulbs and fixtures Bulbrite has with energy-efficient ones is one way expanded to start, with the options ranging from beyond the most expensive, LED (light-emitting lightbulbs to diode), to less expensive CFL (compact this LED desk fluorescent) and halogen bulbs on the lamp—ideal market. Many homeowners are familiar with the coil-designed CFLs, which can provide light without having to be replaced for up to 15,000 hours. While they are considerably less expensive than LEDs, they have been found to contain small amounts of mercury, which if broken can contaminate homes or, if not disposed of properly, landfills. While they are considerably more expensive, LEDs can last for up to 35,000 hours. Despite the upfront cost, “Consumers are really excited about long-term energy saving, the long life of the product, and it helps them feel like they’re being more environmentally friendly,” says Kim Miller of Sea Gull Lighting. In May, Philips unveiled the 12-watt EnduraLED light bulb, the industry’s first 60-watt incandescent replacement, which, at 806 lumens and a 25,000-hour lifespan, exceeds EnergyStar standards. GE’s Energy Smart 9-watt LED, unveiled last month, replaces a 40-watt incandescent, and earned the first EnergyStar rating for an incandescent-shaped, general purpose A-line household bulb. But Cathy Choi, president of Bulbrite, advises consumers to consider usage when deciding upon an LED, CFL or other type of light source. “LED may not be the one-source solution for every application,” Choi says. than bedrooms, she says. Lighting designer Michael Stiller adds that not all fixtures are created equal, and consumers may want to consider buying a fixture made for LED rather than simply swapping out an incandescent bulb with one. Fixtures are designed to house a specific bulb, “which is the one thing that makes LED replacement problematic,” he says. As with many energy-efficient products on the market, consumers also need be wary of greenwashing and exaggerated claims. For LEDs, this includes suspiciously low prices. “If it seems too good to be true, it is,” says Stiller. He applies the motto, “Try it before you buy it,” and only recommends products he has previously used or of which he has seen samples. Another tip in considering LED bulbs and fixtures is to think in terms of longevity. They are long-lasting, but if you put in the overhead costs, you want to make sure the company will be around in 10 years when it needs replacing, he says. While there is still room for improvement, technology has enhanced LED lights to include a wider range of colors, sleek contemporary designs and control over brightness. Sea Gull Lighting offers LED lights in coolto-warm tones and has introduced dimming capability on its LED Surface Mount Downlight. This fall Sea Gull also launched a small LED Festoon bulb for underthe-counter and cove lighting that snaps in and out of existing fixtures. WAC Lighting is also using LED technology in new, stylish applications, like their shimmering glass LEDme Quick Connect Pendant. “It’s an energy-efficient, cool-tothe-touch, beautiful glass option,” says President Shelley Wang. The company also redesigned the product so there is no visible hardware and to adjust heights easily—perfect for hanging in pairs or triplets. Installing lighting control systems is another way to supplement energy-efficient products and simplify lighting tasks. Watt Stopper offers a variety of lighting control devices, including vacancy sensors, convertible occupancy sensors, and time switches. Each product is designed to cater to a specific need or room in a home. “We try to provide the amount of light you need at the time and place you need it,” says Director of Marketing Communications Rita Renner. “Sometimes [the sensor] does turn on lights for you, but sometimes it means not turning on the lights,” she says. For other settings, a convertible occupancy sensor will reset a sensor to turn lights on and off when motion is detected and is perfect for a laundry room, pantry, or garage. A time switch is scheduled to turn on and off at specific times—ideal for outdoor or storage lighting. These products add to the effortlessness of lighting efficiency, Renner says. “People don’t want something that’s hard when they are living there, their kids are living there, or have an older parent living there. They want something that’s intuitive and easy.� Other control products are marketed by Leviton, which offers traditional sensors, timers, and a dimmer made specifically for CFLs. Lutron offers single-room or wholehome control solutions, including one that will turn your interior/exterior lights on from your car. Will Your Home Pass the Energy Score Test?

W

e might all have to become a bit more label-conscious when it comes to our homes, now that home energy audits with corresponding efficiency labels are becoming more common. In 2009 the Wall Street Journal reported that Austin, Texas began “requiring homeowners to conduct energy-efficiency audits before they can sell their house…Austin joined at least two other U.S. cities—San Francisco and Berkeley, California—that require the audits…” By 2012 the European Union will require homes for sale to have an Energy Performance Certificate. Similarly, in Victoria, Australia, the Nationwide House Energy Rating Scheme label was proposed. In Great Britain landlords can even be fined for residential properties without sufficient insulation: By 2015, any tenant who asks for energy-efficiency improvements cannot be reasonably refused by landlords. Luckily, the government provides financing for improvements and states there will be no “upfront or net negative” costs to landlords. In the UK, specific mortgages are also available for homeowners to make energy improvements. The U.S. Department of Energy recently launched the Home Energy Score program (Homeenergyscore.gov), which scores a house after low-cost energy audits. The new FHA Power Saver Loan program will provide low-interest loans for energy-efficiency upgrades recommended by the Home Energy Score program. Whether or not this federal initiative will lead to mandatory home energy labels is anybody’s guess. But anyone buying or selling a house today should surely make energy efficiency a top priority. Like it or not, more energy audits, labels, and efficiency mandates are coming, whether or not landlords or consumers make them a priority. —Paul McGinniss

Municipalities Going Green There are many steps communities can take to reduce energy costs, waste, and carbon emissions. By Sarah Charlop-Powers; photographs by brenda cagle

I

n the absence of a federal climate bill, states and local governments are leading the way in addressing climate change. There is a strong commitment in many communities to reducing greenhouse gas emissions. New York, New Jersey, and Connecticut are governed by the concept of “home rule.” In home rule states, municipalities exercise control over land use, waste, and water. Our communities must comply with state and federal laws, but have a large degree of local autonomy. In this environment, local action becomes an important way to change behaviors. As the following case studies illustrate, municipalities can take advantage of outside funding and resources and engage citizens to make changes to meet these goals. Getting Started Last winter, volunteers from the Town of Rosendale wrote grant proposals to fund retrofits to their town’s highway garage. They requested money to add insulation to the cinderblock building and to install a solar array. In a highly competitive funding environment, their applications were turned down. At that point, members of the Environmental Commission decided to take a step back and look at the big picture. They worked with the New York State Energy Research and Development Authority (NYSERDA) to conduct low-cost energy audits of five municipally owned buildings. Energy audits, which cost either $100 or $400 for buildings spending less than $75,000 per year on electricity, provide an assessment of the condition of a building’s insulation, heating, cooling, and electrical systems. “The energy audits provided us with valuable suggestions about how we could save energy that include cost estimates and payback projections,” says Town Supervisor Patrick McDonough. The audit fee is refunded once the

customer shows receipts to indicate that at least some of the recommended measures were installed. With the awareness that they could save both money and energy, the Town Board formally created a volunteer task force this summer to explore energy reductions. The task force’s first step was to join ICLEI, an international group that has helped over 1,100 local governments to reduce emissions and address climate change. Using ICLEI’s software, communities can track their energy consumption by sector. The climate task force created a website to expand the scope of their efforts and will host public events this winter about energy-saving incentives for residents and local businesses. Rosendale is also working with Central Hudson, which provides free lighting upgrades for government buildings. 10 Percent Challenge Red Hook, in Dutchess County, is a front-runner in energy conservation, having secured more than $300,000 to install solar panels on its town hall and firehouse. These projects will save thousands of dollars each month on their electric bill and are a wonderful showcase of renewable energy technology. The town was also awarded $52,000 from NYSERDA to hire an energy consultant to create a climate action plan and a greenhouse gas inventory as a basis for further action. This summer, the Town of Red Hook entered into a year-long partnership with Sustainable Hudson Valley. “The 10 Percent Challenge has two goals,” says Sustainable Hudson Valley’s Executive Director Melissa Everett, “to reduce energy use by 10 percent and engage 10 percent of citizens as leaders.” The campaign began in August with the help of volunteers from the Student Conservation Association, who went door-to-door providing information and resources for savings. The formal launch on October 10 with 10 events, including a footrace and clothing swap, brought the first 150 participant commitments. Investing in the Future In addition to its participation in the Climate Smart Communities program, the City of Kingston has worked closely with NYSERDA’s Focus on Local Government program. Focus on Local Government helps local governments to access funding and offers a range of services including providing assistance related to creating inventories of energy use, developing and implementing energy reduction strategies, and monitoring progress.

Kingston completed a NYSERDA energy-efficiency study in 2007. Based on the recommendations of the study, the city hired Wendel Energy Services to complete an Energy Performance Contract to make the energyefficiency upgrades. The project was completed last year at a cost of $2.1 million. The upgrades will save 896,492 kWh in annual electric savings and $170,610 in annual energy costs. Kingston is using stimulus funds to hire a climate analyst in 2011 to develop a local action plan and greenhouse gas inventory. Long-Term Planning In 2007, the Town of Bedford developed an Energy Advisory Panel to study the issues leading to climate change and carbon emissions and to produce a Climate Action Plan for the Town. In January of 2009, the group hosted the Beacon Environmental Summit with the goals of informing the community about key environmental issues and increasing citizen involvement. The summit focused on actions that would further the goal of 20 percent communitywide greenhouse gas emissions reductions by 2020. The Climate Action Plan that was drafted with input from this summit outlines over 70 projects that will be undertaken by the community and municipality to meet these reduction goals. The Town of Bedford created a guide for other communities interested in following in its footsteps. Bedford’s “summit-in-abox” is the template for an upcoming environmental summit that is being planned in the Town of Clarkstown. Lessons Learned We should not underestimate the power of local action. More than 80 communities in New York State have signed onto the Climate Smart Communities Pledge. Each of these commitments represents a desire to reduce energy consumption and to plan for the future of the places that residents call home. Whether or Not They Grow Vegetation, All Roofs Can Be Green

Q:

Dear Paul, Have you heard of many green roofs being put on homes in New York? I’m curious, as there doesn’t seem to be much news about residential green roofs and I am wondering how easy it is to do for a house and the relative cost/benefits. —John, Brooklyn

A:

Hi! In general, roofs that incorporate vegetation are taking off more quickly in urban areas than rural or suburban settings. New York City has some amazing green roofs, including a 2.5-acre garden on top of a U.S. Postal Service facility. A super-cool 7,200-squarefoot green lawn was designed for a public space on top of a restaurant in the new Lincoln Center plaza. New York House has done some good stories on green roofs. One was “Green Overhead: Creating a living roof just got easier” (http://www.metrogreenbusiness.com/archive/article. php?issue=46&dept=52). The article had information on Rochester-based Green Living Technologies (agreenroof.com), which sells lightweight modular green roof systems that are installed with interlocking trays or panels and can come pre-planted. Prices start around $10 per square foot, not including installation. The modular nature of this product reportedly makes installation easier, but if you don’t DIY, plan on full cost between $10 and $20 per square foot. Check out the resource links to dig into some local resources on green roofs. A good New York contact to check out is Amy Norquist, founder of Greensulate (greensulate. com). A dual-function product I just discovered is the GoGreenRoof Water Harvesting System that includes a cistern that collects rainwater off the green roof via hidden gutters. The water delivered into the cistern is used for the drip irrigation, which waters the roof vegetation and can also be diverted for other watering purposes (gogreenroof.biz). As to cost and benefits, green roofs can be quite stunning and awe-inspiring, both from the perspective of standing on them and seeing them from a distance. They also reduce energy for heating and cooling and water runoff and filter pollutants and CO2 out of the air. All in all though, if you are not flush with cash, green roofs are definitely not the top priority in green spending. If you have limited funds, it’s better to become more energy efficient and/or buy a renewable energy system. I look at the notion of green roofs as a sort of metaphor: Green roofs, like green homes are not so much about physical things as about living a healthy, fully integrated life. Thus, green roofs in the end are not just about growing vegetation on them. Green roofs can mean white roofs reflecting heat in hot climates. They’re made with recycled rubber shingles and collect water. Better yet, green roofs generate electricity or hot water and proclaim, “I don’t need dirty fossil fuels anymore.” —Paul Have a question for Paul? Know the No. 1 reason that people need couples’ therapy? Here’s a mega-hint: “I thought I knew him,” women will cry on the therapy couch. “But look at the paint color he picked for the kitchen! How can I stay married to a man like that?” Yes, home improvement projects bust up more marriages than bimbos. If couples went to therapy BEFORE the hardware store, think how many fights could be avoided. I know what I am talking about. It turns out after 29 years, 11 months, one day, and two hours of marriage that I didn’t know my husband was so passionate about grout. He didn’t know I could care less. And we both had no clue that teaming up to pick out paint colors might have spelled doom for our union. It was a rude awakening for both of us. After all the muddling through, you would think we’d know all there was to know

me more!’’ I wisecracked. We should have known that the grout debacle was a warning signal: Go home. Go home now. But did we listen? Heck, no! Tensions were mounting. Not only were we already annoyed, but he is color-impaired and can’t tell green from blue, while I am color-phobic, petrified of anything that is not in the realm of white, off-white, and off-off-white. There we stood, paralyzed before a rainbow wall of paint samples. Every color I chose screamed “BORING!’’ while he said, “How about hunter green?’’ as he pointed at sky blue. Stupidly, I reminded him of our last paint trauma, which ended with me having nightmares about red paint and Stanley Kubrick and him having to listen to my complaints about the nightmares. It was about five years ago. I had caved and gone along
