IS IT JUST ME OR HAS 2023 passed in the blink of an eye? Already we are thinking about end of year parties, summer getaways, and lazy days on the beach. To help you through this busy period we have a host of great reading in this special Celebration edition. Let’s start with our celebrity interview. This time we chat to famed actor, director and producer Sir Kenneth Branagh about his latest project A Haunting in Venice. As he explains, the setting is almost as important as the plot in this new Hercule Poirot mystery, with the beautiful Italian city forming the perfect backdrop to the action. While our General Manager Bryan and his wife Angela didn’t make it as far as Venice, they did spend the European summer travelling through France, Italy, Spain and Portugal. The pair combined an organised tour with a self-drive holiday and have some timely advice for anyone planning to do the same. Be sure to check out their adventures in the Well Travelled section of this edition.

If you are looking for something to do a bit closer to home, might I suggest a leisurely lunch or decadent dinner. Our resident foodie, Marj, has researched some of the Coast’s best ‘venues with a view’ and, let me tell you, they are spectacular. We’ve also headed down to Northern NSW to check out the new summer menu at the elegant Tweed River House and researched some ‘site-specific’ wines that will upscale your festive soirées. Still on the subject of delicious wining and dining, our good friend Max Alfieri is offering up an amazing competition prize in this edition, with one lucky reader winning an Italian dining experience for 6 people at his new Pacific Fair restaurant, Modo Mio. Details are on page 28. I think that Poirot, maybe like Agatha Christie, maybe like all of us, continues to fascinate us because he continues to be surprised by what human beings are capable of and what passion will lead them to. The passion in the first film for revenge, in the second one for lust or greed you might say, the desire to own or possess someone. And in this film, I think a question about whether there is anything beyond us, whether there is anything on the other side – a ghost, a god. Something that would make meaning of some of what I’ve just touched on, the apparently arbitrary nature of why human beings do the extreme, the criminal, violent and fatal things that they sometimes do. >>

Can you talk about why you chose to set this in Venice? It is endlessly mysterious. It was critical that we spent time in Venice to allow our cinema audience to really enjoy the thrill that is being there at any time. But when it’s linked to being part of a real mystery, a city that really invites you to the mysterious, whether it’s through people being behind masks, being behind fog and mist, being lost in alleyways that are shadow-filled, being in front of palaces that are gorgeously ornate but also rather intimidating, surrounded endlessly by statues with the scales of justice and the sword of justice, making you wonder, ‘What do they have to be so just about?’ What was it like working with fellow Oscarwinner Michelle Yeoh? Joyce Reynolds is a character who enters the house mysteriously and announces that there are so many voices and so much pain in this house and she will lead a séance.

So she brings in a sort of sense of psychic entitlement, a personal sadness and a sort of naughty intelligence. Michelle Yeoh can carry this kind of thing with ease. She has a soulful quality in her, Michelle, which we know from her wonderful work. And yes, if you believe that anybody can talk to the other side, you believe that Michelle Yeoh in playing Joyce Reynolds can. And that that price, if it is a price to pay, is one that she feels the burden of. So once again, I was so happy with all of the actors but Michelle is another example of bringing a depth and a humanity to something that could otherwise be merely on the surface, the showman who is tricking people perhaps with this séance. Instead, I think she has a doubt and question and like her throughout, she herself is a walking mystery. In terms of an enigma, Michelle brings to Joyce Reynolds that quality that has the audience lean forward from the moment she appears.

This is a very different kind of role for Tina Fey. What does she bring to this? Tina Fey has a sharpness and an intellectual bite and comic sensibility that the world knows of through many wonderful pieces of work. She brings that, and this sort of tremendous energy, to the life force that is Ariadne Oliver. People say it’s the closest character across all of the books that she wrote to Agatha Christie herself. So if this is true then Miss Christie must have been provocative, entertaining, naughty, really sort of garrulous, playful. And Tina brings all that to the role with a sharpness and a sense of period. Tell us how this is different from your previous two Poirot outings in Murder on the Orient Express and Death on the Nile? The instinct across the couple of films we’ve made is to see whether this could be more of a chamber piece, so a smaller number of suspects but with Michael Green, our screenwriter, taking the license to involve a couple of additional sub plots of his own. >>

He always speaks with and has the approval of the Agatha Christie estate. And James Pritchard, one of our executive producers and her great grandson, has always been a very important figure in finding the right tone that allows for the real die-hard fans to feel that the stories are Agatha Christie-like in spirit. So Michael reduced the number of people, transposed the setting from England to Venice and then chose to take a different route as distinct from the first two films, where the first part of the movie is about the energy and the speed of leaving on a luxurious mode of travel, a fantastic train or a wonderful cruiser. In this case, we’re already in a sensational place, which is eternally pictorially ravishing. And he traps the suspects fairly early on in a stormy Venice where water, rain and traffic and the Hallowe’en night will not allow people to escape from this haunted palazzo.

Can you talk about working with composer Hildur Guðnadóttir on the soundtrack? Hildur is someone who can respond to what we had in mind for this one, which is to find music that told the interior life of Poirot through the story of the film and also the interior life of the palazzo. So it was more a sort of mood piece, a kind of soulful mood piece that was reflecting some of the unease, some of the tension, some of the unanswered questions. And it was interesting to invite someone like this to really respond with their own natural reaction to the way the story took them. Her mother was a great reader of Agatha Christie and so Hildur was very, very familiar with the world of this English crime procedural. But she has in her work an access to a haunting quality, a soulful quality, an eerie quality, a fractured quality, a damaged quality.

2023 HAS FELT LIKE the year we have been set free to roam without masks, mandatory COVID tests and the fear of lockdowns. And it seems many Australians decided the place to explore this summer was Europe, my husband Bryan and I included. Spain and Portugal have been on our bucket list for a few years now, and after hearing fabulous stories about southern France, we decided to add that to our itinerary. We’re fairly confident travellers and make a good travel team, but we were a little concerned about how much we wanted to see and how we could ensure we didn’t waste any of our precious holiday time. We researched self-drive and group tours, and I also followed other travellers’ stories and recommendations for itineraries and tips. Before too long, I realised we wanted the best of both worlds: someone to do all the hard work for us and keep us on track, as well as the flexibility to create our own adventure and spend time as we please. We eventually locked in our hybrid European adventure, self-driving through southern France, then enjoying a small group tour of Spain and Portugal, before finishing with a few days of R&R in Barcelona. We felt excited, mixed with a bit of trepidation, about both parts of our trip, so I thought I’d share our experience for other adventurers considering a European holiday. >>

WELL TRAVELLED

Our trip began in France, where we jumped straight in, driving ourselves around the Champagne region, French Alps and Provence before finishing in the French Riviera. We knew at our first stop, Reims, that we’d made the right decision. There are so many small, history-filled villages in the region that we were reluctantly pulling ourselves away from each one, only to find another a short drive away. We were 2-3 days ahead of the Tour De France and stumbled across the route while visiting one of the towns. Deciding to follow this marked route, we explored winding mountain roads, rock caves and stunning creeks with water so clear we could see the fish as we drove by. We would never have discovered this on a tour, and we made the most amazing memories on that drive. Upon leaving Chamonix, we thought a quick trip through the Mont Blanc tunnel to Italy might be fun. I wish I understood what the man inthe ticket booth was saying as I’m sure he thought we were two crazy Aussies when we said we just wanted to pop through the 11.6km tunnel to grab a coffee in Italy then head straight back to France. Regardless, he ushered us through and off we went, wondering what we would find at the other end. More beautiful scenery and quaint villages, as it turns out. The timing of our trip meant we were fortunate to visit Provence during peak lavender season and I was keen to explore some of the fields I'd seen in pictures. We stayed in a beautiful little Airbnb, and when we asked the hosts if they could direct us to the best lavender fields in the region, we were not disappointed. We were sent in the opposite direction to where we were heading and were told there would be no tourists or cars, and that these were the best to see. It was easy to get there with our own transport, and we were the only two wandering through the beautiful lavender, taking pictures and dodging bees, something you don’t get to experience in photos.

The Epitome of Elegance During this leg of our holiday, we also drove the Verdon Gorge, lunched with the locals, discovered Fort Briancon and experienced much more than was on our original itinerary for France. We said goodbye to the car in Nice and, after some sun and fun along the coast, flew to Spain to begin our organised tour. Apart from our start and end point, I really hadn’t looked too deeply into our itinerary. There was a sense of relief landing in Madrid – we no longer needed to worry about where we were going and how we would get there. That was short-lived when our driver didn't show to pick us up, however, after a few phone calls and a little bit of waiting, we were on our way. Having not chosen the accommodation, our expectations were pretty low, but even with high expectations, they would have been exceeded at our first hotel – five stars in the centre of Madrid was not what we were expecting after our airport debacle. Once we settled into our room and started to wind down, it actually felt like we were on a new holiday, and we were keen to meet our travel buddies. Unfortunately, we missed the meet and greet on the first night as we were still working to our own times, exploring the city, eating tapas and shopping. However, we were snapped into tour mode quickly when we found a little reminder note under our door with the departure time for the next day. Trepidation turned very quickly to high-fiving our new companions the following morning when we realised there were only seven of us on the tour and our mode of transport was a Mercedes van. Thankfully there was also a very organised lady onboard who was able to update us on where we would be going each day. As the tour went on, we relaxed further and it was lovely to wake up every morning with everything organised for us. These weren’t the big food courts where tour buses line up or the restaurants full of travellers, they were authentic areas that really allowed us to enjoy the food and culture of Spain and Portugal. Fado singing in Lisbon, olive oil tasting just outside of Ronda and Flamenco dancing in a cave are all experiences I know we wouldn’t have discovered if we weren’t with guides. We also dined in a castle and a wine cellar under the Plaza Mayor in Madrid and enjoyed a taste testing at the oldest port distillery in Porto. It was these unique experiences that we found most valuable on our tour, and I really enjoyed the educational component of the trip as well. Spain and Portugal are fabulous for shopping, and there was plenty of free time to explore, do some retail therapy, and spend time away from the tour group. At the end of the tour, we took the train to Barcelona to finish off our adventure. Relaxation was top of our list in 'the city of prodigies', and we enjoyed more tapas, eating gelato and admiring Antoni Gaudi’s unique architecture whenever we could pull ourselves away from the rooftop pool at our hotel in the Gothic Quarter. Breaking down our Euro summer, we felt like we had three holidays in one … our road trip through France, the tour of Spain and Portugal, and food and fun in Barcelona. One thing I love about travel is that you learn so much about yourself when you’re taken out of your everyday routine and familiar environment. We discovered that we really enjoy our spontaneous adventures, they seem to be the memories we laugh about and share with our family and friends. There are definitely pros to a tour as well, especially if you’re time-poor, a solo traveller or want to meet others to travel with. We’re already planning our next adventure, but for now you can find us on the beach recovering from this one.

FOOD WITH A VIEW From the beach to the Broadwater – these Gold Coast restaurants offer the perfect blend of fine food and picturesque panoramas. Until recently, however, most ‘dining with a view’ took place at surf clubs overlooking beaches decked out in red and yellow flags with lifesavers on patrol. YEARS OF TIERS Winemaker Brian Croser brings decades of experience and innovation to the industry.

WORDS TONY HARPER … IT SEEMS LIKE IT WAS ONLY YESTERDAY, AND AIN’T IT FUNNY, HOW TIME JUST SLIPS AWAY?’ I wish I could include the melody, it would make this intro so much better, But that’s the crux-line of a magical song written by Willie Nelson at the start of the 1960’s; sung at various times by Elvis Presley, Bryan Ferry and a host of other amazing musicians. For me, the best version is performed live by Willie himself in 1997 (tight plaits, scraggly beard, nice hat), surrounded by Kris Kristofferson, Mel Tillis, Billy Joe Shaver, Ralph Emery … more. His guitar, Trigger, has never sounded better, Nelson’s fingers have never moved more fluently, and the song was never more poignant. It’s on YouTube: find it, and if the mood strikes you, listen to it as you read this. It is a song that has riddled my thoughts (you know how a tune gets stuck?) since I had dinner with Brian Croser two weeks ago. He was in Brisbane to celebrate 20 years of Tapanappa wines, the birth of which seems so, so much like only yesterday.

But as Willie tells us, time has a habit of slipping away. I was in my twenties when I first met Brian; he was a wee bit older but already legendary. It was like meeting a rockstar. So, let's rewind a few decades. Petaluma was a vinous icon and Brian Croser – its founder – was, is, one of the most revered wine figures in the country. He pioneered, in Australia, the Burgundian notion of site. We had region and place, but site wasn’t, then, much of a thing. These days, it's everything. Croser was like a modern-day Charles Darwin, banging his drum with a great deal of intellect, influence and fervour. He also tested the tried notions of the Australian wine religion and turned things, not quite topsy-turvy (like Darwin) but definitely on to a different path. He was relentless, but also meticulous, studied, precise. And his argument regarding the importance of site was aimed, I believe, to better Australian wine.

It’s a missive, like Darwin’s, that is now woven into the everyday. It simply made sense, and Petaluma became one of the darling wine brands of Australia. It had an exploratory site at Piccadilly in the Adelaide Hills (and didn’t that exploration turn into something both wondrous and widespread?), Hamlin Hill in the Clare Valley, and a plot – the Evans Vineyard – on the famous Terra Rossa soils of Coonawarra. And within the Adelaide Hills vineyard there was Tiers; a site within a site. To this day, Tiers remains an important vineyard for Brian Croser. When Petaluma was grabbed by Lion Nathon in 2001 (a nasty business), Croser gradually backed out of what was once his own company and began to regroup and reconfigure as Tapanappa, following the same philosophy of distinguished sites, but starting afresh in terms of vineyards … except Tiers. That he retained, with an agreement to share its fruit with Petaluma, an arrangement that (perplexingly) still stands.


The new vineyards were Foggy Hill on the Fleurieu Peninsula, and Whalebone in Wrattonbully. Foggy Hill he planted to Pinot Noir, once again crusading into a region never before planted to vines, not far from the southern reaches of McLaren Vale, but in its own realm on the jutting Fleurieu Peninsula, almost touched by the ocean. The Pinots it makes are ethereal, perfumed, delicate but structured. Now that the vineyard has some decent vine age, the wines are singing. And enough time has passed for a block within the vineyard – called Definitus – to be singled out as something special. The Definitus wines – while still gossamer – have more intensity, body, richness, than those from the greater vineyard. Another site within a site. The Whalebone vineyard – then named Koppamurra – was hunted (Croser had a history with its fruit), purchased,and renamed after the discovery of ancient (35 million-yearold) whale bones in the nearby limestone caves.

Here, it's all about the ancient soils. The Whalebone vineyard is planted to Cabernet Sauvignon, Merlot, Cabernet Franc and Shiraz, so its wines are all about structure and longevity. But for me, the most enthralling part of this tale is the Tiers Chardonnay and its roots that still tie both Petaluma and Tapanappa. For two wines that have the same vineyard source – although I believe there are fairly firm guidelines about who gets what from where – these days they are poles apart. Let’s not dwell on the much-diminished Petaluma wines. Let’s talk about Tapanappa Tiers Chardonnay. What it doesn’t do, and has never done, is conform to fashion. Every Tiers Chardonnay made by Brian Croser pays homage to the Tiers vineyard and the attributes it brings to the wines. I’ve been tasting Tiers chardonnays over decades, and there is a definite ‘Tiers-ness’ to them all. Brian Croser has never been scared of oak influence, and there is plenty of rather sexy

lemony, savoury oak as a kind of escort to the fruit; then and now. He hasn’t, in recent years, fallen prey to the cult of sulphides and skinniness – super-model chardonnay – that characterises so much of the top-tier, east-coast wines. Nor did he do the opposite early on, making overtly rich, artefact (that’s a term I’ve stolen from Brian Croser) laden wines. Instead, they have always tiptoed along the middle path, using oak and glimpses of artefact for complexity, but letting the purity of the Tiers vineyard steer the wines. There are perhaps a dozen Australian chardonnay producers that jostle for the top spot: Farr, Cullen, Tolpuddle, Vasse Felix, Oakridge … others. But Tapanappa Tiers is emphatically in the mix. It is site-made liquid gold.

The boutique apartment market has seen significant growth in the past five years, with 108 projects to be delivered across the Gold Coast’s beachside suburbs in 2023, compared with just 26 in 2019. The southern coast has typically experienced the greatest rises, with the blue-chip suburb of Mermaid Beach leading the pack with 18 boutique projects to be delivered this year. Jamie says: “The suburb is a popular but tightly held coastal suburb with many locals rarely leaving the area. As the boutique apartment market matures, we believe many developments sitting in DA will start to materialise.”

Palm Beach followed a close second with 16 projects being delivered, then Bilinga with 12. “This is one of the last strips of original beachfront opportunity,” Jamie says. “Neighbouring Tugun and Kirra are experiencing immense growth, which is driving up the demand for a slice of this original southern Gold Coast beauty.” The northern suburb of Main Beach, where high-rises saturate the skyline, is also worthy of note following a significant shift towards the boutique market. There are currently 11 projects set for delivery this year, compared with one solitary project being delivered across the four years to 2022. “Traditionally attracting a more mature demographic, more than 60 per cent of the population is aged 60 years-plus,” Jamie says. “Main Beach is currently experiencing a surge in demand from locals seeking to downsize, but also interstate buyers from Sydney and Melbourne seeking to relocate or acquire a holiday home.”

Arguably, the progenitor of this playboy craze is Californian company Singer, a dream factory for anyone wanting the world’s most exclusive – and exquisite – Porsche 911. Singer insists it ‘restores and reimagines’ 1989-1994 Porsches at the direction of its customers, but the changes are so complete they might as well be making a new car. Such as its latest example, the DLS Turbo. The legendary flat-six engine is re-made and boosted with special parts, interior hard and soft surfaces re-done to high standards of craftsmanship and bodywork enhanced to look the same, but subtly, stunningly different. Importer Zagame Automotive has helped a few Australian enthusiasts into a Singer, starting the process by sourcing a right-hand-drive donor car to ship to Los Angeles.

The buyer visits the factory to establish every fine detail of the bespoke specification and is kept informed until the car is finished. There will be no rush; masterpieces take time. Zagame’s Edward Butler says while a Singer is expensive – imagine 10 or 15 times the original price of the donor car – it becomes an instantly-appreciating asset. If tastes run to British rather than German models, there’s the Eagle E-Type, based on the svelte Jaguar roadster. Again, it’s an end-to-end re-imaging of the original – recognisable but thoroughly modern under the skin. THE SHOCK OF AN EV HOLIDAY Usually, one of the motoring enthusiast’s pleasures on a foreign holiday is renting a car you haven’t driven before. Well, think again if your plans include an EV. If anyone could master the novel complexities of renting an electric car in Europe, it should be my journalist colleague Iain Curry, who co-owns a news website devoted to the subject of EVs and travels with his French-speaking wife. “God no. Just don’t,” said Madame Curry after a recent family holiday in France. “The nightmares were many and often,” Iain explained. “A sh***y, obscure Chinese electric car. Broken public chargers. Thieving, Euros-stealing public chargers. A stuck charging cable. Unreliable, lying phone apps. Dropping to just three km range when Chinese EV refused to charge. Losing five hours trying to charge instead of enjoying a pichet of chilled French rose at a riverside cafe. “My job means I’ve been driving, charging and living with a variety of EVs for years,” he continues. “I know all about range anxiety, charging infrastructure, types of charging and the importance of route planning and contingencies. “Even with all my relevant experience, our holiday electric car experience bordered on the disastrous. “What would it be like for an EV novice? I witnessed how easy it would be to completely run out of charge (leaving you stranded), which eats into precious holiday fun time, or could even have you missing booked events and flights.” The Currys and their two children endured a trouble-strewn week that would have sidelined even the Griswolds. “Of course, your holiday may be different,” said Ian. “You may find the best charging infrastructure in the world. “But what if you bank on this and it doesn’t actually work? “We’ll not risk renting an EV overseas again. Not until there’s better and more reliable infrastructure and a simplified way of paying for charging." But not all was lost for the Currys. “Our holiday moved on to a week in England. “I rent a Vauxhall Astra with petrol engine. I almost cry with joy at paying $3 a litre for unleaded at a servo. ELECTRIC DREAMS Lotus switches on to a big future. WORDS CHRIS NIXON ELECTRIFICATION could soon mean you can own the exotic Lotus you’ve always wanted. Early next year you will be able to buy the first Lotus SUV, called the Eletre, and in 2025 a four-door sedan called Emeya. The British make with its roots in Formula 1 has been known throughout its history – with just a couple of exceptions – as a sharply-focused sports car builder. Plenty of people wanted a Lotus, but the lack of comfort and utility was too much to accept. But yet again a Chinese giant riding the popularity wave of electrification has lit a fire under a legacy brand from the other side of the world. The design flexibility of battery-electric powertrains has allowed Lotus and its Chinese owner Geely to create the all-electric Eletre and Emeya. These models are the foundation of an extraordinarily ambitious plan by Geely to transform Lotus from a cottage-industry constructor of fewer than 600 cars in 2022 to a supercar powerhouse churning out 150,000 by 2028. And, blimey, they will even be made in China instead of Norfolk, England.

It’s certainly a big move into a posher part of the car market – the Eletre is being touted as a rival to the Porsche Cayenne SUV and the Emeya will target the Porsche Taycan. Alongside these are the Emira sports coupe, recently landed here as a $185,000 successor to the small Elise/Exige/Evora line and the Evija, a 2000 (!) horsepower electric GT coupe with a $5 million price and sold-out order book. Exciting times are ahead and the good news for local car-loving readers is that Lotus now has its own dealership in Brisbane’s supercar precinct in Newstead. Lotus Cars Queensland, in Longland Street, is within a kilometre of showrooms representing Ferrari, Lamborghini, Maserati, Jaguar, Bentley and Rolls-Royce, Porsche, BMW, Mercedes-Benz, Audi and Lexus. Managed by Craig Rose, Lotus Cars Queensland has moved from a shared location with Motorline BMW at Springwood, since that business changed to a new owner. With the manufacturer’s big plans getting into gear, Rose can look forward to his electric Lotuses adding some spark to a very exciting motoring scene.

HYUNDAI’S 280 KMH TRACK HERO TRACK days have become a thing for people who love to drive their fast cars fast, but when participants risk throwing their expensive Ferraris or Porsches into crash barriers or blowing up their engines it helps if they are wealthy (or foolish). But Hyundai has an alternative. I was astonished to read recently the updated Hyundai i30 N sedan due early next year has a top speed of 280 kmh. A Hyundai! Surely that’s fast enough for all but the most daring supercar driver, however the Porsche-alternative proposition gets even better when the Hyundai lists for just a little more than $50,000 and comes with a 5-year/ unlimited kilometre warranty that uniquely covers track day use. That doesn’t include crash damage, obviously, but as Hyundai encourages the N-model owner to test their cars’ performance it will cover mechanical failure. How does a compact Hyundai sedan reach 280 kmh? Well, most likely it never will in an owner’s hands but it’s the potential that counts and the more important levels of acceleration, braking and cornering will be commensurate. Bravo to Hyundai for bringing horsepower to the people.

WORDS NICK NICOLS THE FUNDAMENTAL FORCES of supply and demand are hard to ignore as the property market continues to defy gravity, with the latest forecasts from KPMG hinting that another boom could be on the way. KPMG, one of the ‘big four’ accounting firms, is expecting capital city house prices to hit record highs over the next 18 months, building on heady gains that already have pushed median prices to new peaks for some capitals in the September quarter. KPMG forecasts a jump of 4.9 per cent for houses in the nine months to the end of June 2024 – followed by a 9.4 per cent surge over the following year to June 2025. Apartment prices are expected to go along for the ride with an average increase of 3.1 per cent by next June, followed by a 6 per cent lift the year after. Dr Brendan Rynne, the KPMG chief economist, says supply and demand remain the most powerful forces at play in the current market even though interest rates are at their highest level in more than a decade. “Despite high interest rates, constrained supply will likely dominate the factors influencing property prices in the short term and result in continued price gains in most markets during FY24,” says Dr Rynne. “House and unit prices will then accelerate further in the next financial year as dwelling supply continues to be limited, due to scarcity of available land, falling levels of approvals and slower or more costly construction activity.” The KPMG economist is basing the price-growth forecasts on several demand factors including high migration levels and the surge in rents pushing more people into the homebuyer market. Interestingly, Dr Rynne is one of many economists forecasting a drop in interest rates in the relative near term. While most economists have walked back expectations that this will occur in 2024, Dr Rynne says it may be a possibility in 2025 which he says will throw more fuel on the fire, driving house prices higher. “There are some factors pushing the other way, the main one being mortgage stress,” he says. “First-time buyers now need to use around half their earnings on mortgage payments – a significant rise from a third just three years ago. “But on balance the factors pushing prices up will more than counter those restraining them. “Market dynamics vary across different cities so there will be considerable regional variations,” he concludes.

The KPMG forecast comes on the heels of the PropTrack Home Price Index showing a surge in median home prices in the September quarter to record highs in Brisbane, Adelaide and Perth. The median price in Brisbane hit $762,000 in the September quarter, with the rebound from a pullback in 2022 coming faster than expected. Sydney was just shy of its record of $1.057 million after 10 successive months of growth, while Melbourne still had some way to go to hit new highs. For those already in the property market, the latest property price gains are reflected in the Australian Bureau of Statistics’ most recent data showing household wealth rising for a third straight quarter, up 2.6 per cent or $379 billion in the June quarter of 2023. Rising prices of residential land and dwellings drove the increase in household wealth, contributing 2.1 percentage points to the overall quarterly growth. Of course, an improved household balance sheet doesn’t help household budgets, which the ABS concedes remained under strain in the June quarter. They are unlikely to have improved in the latter half of the year, but price gains have at least kept the number of distressed sales at bay with SQM Research showing distressed property listings rose just 1.3 per cent in September. This compares with a 14.3 per cent surge in capital city listings in the spring selling season which positioned September as the strongest month for new listings since April 2022, and the best September since 2018. Asking prices for properties were also up, with SQM Research revealing an 8.1 per cent increase for the combined capital cities for September compared to a year earlier. Brisbane sellers were even more ambitious, seeking an average of 9.8 per cent more than a year earlier. SQM Research managing director Louis Christopher says the lift in listings nationally is a sign of confidence by vendors that the current market offers good selling conditions. “Buyers would also be noticing the increase in choice of stock,” he says. “However, a note of caution as we also did record a rise in older stock which suggests there are vendors with overly lofty pricing expectations in the market. “And while activity has increased in 2023, it is not a boom market by any means.” But if KPMG’s forecasts for the next 18 months are any guide, 2025 might be the year to watch.

SUMMER OF GOLF Stars gear up for the Fortinet Australian PGA Championship in Brisbane.

THE FORTINET Australian PGA Championship is one of the major highlights of this year’s summer of golf and will see the DP World Tour season commence in Brisbane at the Royal Queensland Golf Club. A stellar field of Australian and International players will compete for the Joe Kirkwood Cup and $2 million in prizemoney, the richest prize on the ISPS Handa PGA Tour of Australasia. Australia’s top-ranked golfer, Cam Smith, will return home for the country’s two majors – the Fortinet Australian PGA Championship and the ISPS HANDA Australian Open. The world No.11 will defend the PGA title that he won in front of a raucous home crowd last year when the championship returns to Royal Queensland on 23-26 November. He will then try to win his national open for the first time when The Australian and The Lakes golf clubs in Sydney host the ISPS HANDA Australian Open on 30 November - 3 December.
