s softer, lighter and cooler breezes ring the change of season, it’s time to revel in the gentler warmth of early autumn. By the time you receive this issue, you’ll no doubt be enjoying the last of the welcome run of public holidays, or will have taken the opportunity to head out of town to stretch the long weekends to their max. Personally, it’s my favourite time of year to entertain – having the time to bake is a real pleasure. If the kitchen is the hub of your home too, then our focus in this issue (on page 29) will inspire an update or even a complete makeover. Be warned, there’s lots to tempt! One of the most fascinating reads to emerge at this time of year is always the Knight Frank ‘Wealth Report’, part of which we have extracted for you on page 37. London-based editor Andrew Shirley presented the latest trends in Joburg recently, with a focus on the movement of global wealth, what’s happening in property and, of course, luxury trends. Interesting to see the PIRI 100 (Prime International Residential Index) results, marking the change in price of prime residential property in 100 cities: Cape Town is ranked eighth, with a 13,2 per cent annual change, and Johannesburg ranks 19th, with 8,7 per cent. But equally interesting are the 40 most important cities in the world to UHNWI (Ultra-High-Net-Worth Individuals) – Johannesburg is 28th on the list, and Cape Town is 36th. Tanzania’s vast Selous National Park, a World Heritage Site, covers more than 45 000km2 (about triple the size of the Kruger) and has a remoteness about it that cements its reputation as Africa’s largest undisturbed wilderness area. Azura Selous, on the banks of the Great Ruaha River, is Azura’s most recent acquisition, complementing the luxury-retreat brand’s exotic beach resorts in Mozambique (Azura Quilalea and Azura Benguerra). This is laid-back bush luxury at its finest. One of two lodges in this untamed section of the Selous, its visitors are guaranteed exclusivity and the solitude they need to savour their safari. At this time of year the Selous resembles an English country estate, with lush grass beneath majestic shade trees – an impression we quickly discarded when our first game drive yielded up a pride of 14 lions lolling on the sun-warmed rocks in a dry riverbed not 3km from the unfenced lodge. The following dawn presented us with one of the best safari experiences ever as a pack of 17 utterly relaxed, inquisitive wild dogs played beside us for hours.

WHAT I LOVED ABOUT IT The lodge is understated, intimate and supercomfortable, with decor that is contemporary enough to give one a profound sense of place while avoiding the overstuffed colonial cliché. The secluded plunge pool at one’s private riverfront tented villa is a delightful touch, while the central rim-flow infinity pool, which seems to merge with the waters of the river beyond, provides a front-row seat to all the game action at the water’s edge. The daytime soundtrack is provided by the hippos crowding the river, and river-cruise sundowners are a great way to examine them up close. Or try your hand at tigerfishing, G&T at the ready. Azura prides itself on serving meals in unexpected locations. For sheer indulgence, it’s hard to choose between the magical five-course dinner, served by lamplight on the banks of the Great Ruaha while askaris keep an eye out for hippos, leopards and lions; and the braai deep in the bush, where the lodge staff create a fairyland of lanterns, lighting up the inky, mysterious bush. 011 467 0907, azura-retreats.com

A

brand-new estate posits a totally blank canvas, creatively speaking. Fourways’ Steyn City, although years in development, has only recently reached the stage of having its first few houses built, and so no precedent exists for style. It’s a chance for architects and designers to do something entirely new. And unlike many lifestyle estates, there are no restrictions as far as the aesthetic goes. Architect Bryan Charters of Nsika Architecture & Design took this opportunity for freedom of expression on board when he merged elements of country and city in his design of a large openplan family home on the estate. The resulting hybrid is a contemporary take on farm-style living, with the emphasis on indoor-outdoor ow and entertaining. On the entry side of the property, an enclosed courtyard provides the interior equivalent of a wraparound porch, one side formed by the corrugated-iron garage whose overt nod to a barn is a charming first impression of what is a fresh and innovative collaboration between Bryan and renowned interior designer Stephen Falcke. Once inside, the impact is down to the scale of the spaces. Double-volume in parts, and with very high ceilings elsewhere, the spaces celebrate the quality of light for which Johannesburg is known while echoing barn-like proportions as well as touching on urban loft living. Here Bryan has emphasised the height still further with exposed ceiling trusses. ‘I squared these off to

give them a slightly cleaner, more modern effect,’ Bryan explains. The ground oor is one large open-plan living area that encompasses living, cooking and dining zones, a walk-in cold room and a separate bar. ll are free- owing and are demarcated by groupings of furniture rather than physical divisions. Because open-plan is how we live now. But there was a practical consideration behind the layout too. ‘I wanted there to be a visual link between the spaces and the different levels,’ Bryan says. ‘It was designed as a family home, so if the children are upstairs in the pyjama lounge and the parents down in the kitchen, they can keep an eye on them.’ To Falcke fell the job of putting together a decor scheme that could command the huge space without becoming overly busy, a challenge he answered with a tightly conceived palette, loads of graphic patterned textiles and consistency through textures. Furniture is chunky but has been kept simple, in line with both Bryan’s and Falcke’s visions. Artwork is stacked on the walls, while pendant lights hang low to further fill the space. Stephen took his cues from the architecture. ‘I drew on the strong industrial slant of Bryan’s design as the basis for the modern direction of the interiors,’ he says. He also acknowledged this in the smaller details and edgy accents, such as the studding on the kitchen stools and layered metallic tones, while paying homage to Bryan’s interpretation of ‘country’.

The materials speak to the blending of country vernacular and industrial edginess, the no-nonsense grey railings used as urban foils to unfinished timber shutters and the occasional ash of red brick. ll would be e ually at home in an urban environment as it would in a rustic setting. On the profusion of unfinished surfaces, Bryan says, ‘ wanted to combine that raw, cool feeling you’d expect to find in a ew ork-style loft with the relaxed rusticity of a farmhouse.’ Bryan wanted to infuse the bedrooms with a more luxe feel. ‘ t sika we do a lot of hospitality and hotel design and we wanted to bring a bit of that resort-style sense of ease into the bedroom spaces.’ In the main suite, this is evident in the designated dressing zone and interleading bathroom. In the children’s bedroom, a folding shutter screen separates the bedroom from the bathroom. A long, covered veranda runs the length of the si able ground oor, echoing the generous proportions of a farmhouse porch, albeit with contemporary outdoor furniture. This space is accessible from numerous doors off the living room and features a pizza oven, built-in braai and swimming pool with views of the estate. The seamless marriage of these laid-back outdoor features and the luxury amenities parallels the surprising but successful blend of tradition and modernity that Bryan and Stephen have brought to bear on the home. Q: What are some of the latest innovations in kitchen countertop materials? A: Womag carries a vast range of unique quartz-based surfaces that imitate marble; marble itself is not recommended for kitchen countertops, because it is quite porous, stains easily and is vulnerable to acid foodstuffs, such as citrus and vinegar. Recently, Womag also started supplying porcelain slabs for kitchen countertops. Printed in high resolution, they are very realistic and look similar to marble. These slabs are lightweight because, although they are available in big pieces, they are only 6mm thick.

Q: How would you advise a client who’s looking for a suitable kitchen countertop material? A: The material needs to be durable and must be able to withstand the heavy-duty work that kitchen tops are exposed to. The best and most commonly used materials for kitchen countertops are granite and quartz-based surfaces, such as Phoenix Stone. Q: What are the main differences between Phoenix Stone, Silestone, travertine, granite and marble? A: Phoenix Stone and Silestone are man-made, engineered stones. LUXURY RESEARCH Much of ‘The Wealth Report’ deals with important themes, such as global wealth distribution, the world’s most important cities, property markets and investments. But we also look at exciting items, such as luxury goods, classic cars, art, ewellery and fine wine. Of course, this being a serious research publication, we naturally look at such purchases from an investment perspective. The latest results from the Knight Frank Luxury Investment Index, which tracks a theoretical portfolio of 10 investable luxury assets, show that many of these investments of passion have seen their values continue to rise. Although, according to the results of our Attitudes Survey, the personal pleasure they provide is the main reason most ultra-high-networth individuals (UHNWI) like to collect beautiful

and pleasurable things, one suspects that even the most epicurean collectors would prefer that their treasures grow in value. Coloured diamonds are the latest addition to our index. Given that jewellery has historically been a common way to store and transfer wealth in many cultures, diamonds are perhaps one of the most multifunctional assets in the index, with some high-profile sales proving the enduring appeal from an investment perspective. Pearls, which until recently were considered rather old-fashioned, are also rising rapidly in value. This trend is being helped by the almost total lack of supply of new natural pearls, coupled with strong demand from the rabian ulf, where many of the world’s finest pearls were originally harvested. Indeed, much of the recent demand for luxury goods and investments has been driven by wealth creation in regions with burgeoning economies, such as Asia and the Middle East. It is therefore intriguing to see that the UK tops our new Big Spenders Index, compiled for ‘The Wealth Report’ by Ledbury Research. The index tracks the countries likely to see the strongest growth in spending on big-ticket luxury items by their own H W populations and visitors from abroad. It would be fair to say that the UK secured poll

position off the back of the many visitors who ock to ondon’s luxury stores and increasingly out-of-town designer outlets such as Bicester Village, the second most-visited destination in the UK for wealthy Chinese tourists and part of a string of similar ‘villages’ around the world.

LUXURY SPENDING TRENDS Drawing on extensive monitoring of luxury markets around the world, Ledbury Research picks out interesting developments within the main luxury goods categories.

YACHT MARKET RECOVERS At the 2014 Monaco Yacht Show, shipbuilders, brokers and outfitters all said that the market was improving – 35 per cent more superyachts were sold in the first half of the year compared with the same period in 2013 (Camper & Nicholsons International). This is despite some caution in the industry because of the political uncertainty within Russia and the Middle East, traditionally seen as the strongest markets for superyachts.

WOMEN’S WATCHES BOOM Women have traditionally been more interested in smaller, unobtrusive styles unable to accommodate the complexity and multifunctionality of traditional men’s watches. But a fashion for slightly larger watches and jewellery, combined with the growing purchasing power of women, particularly in luxury strongholds such as China, is helping drive sales. The share of female watches in the market has risen to around 35 per cent from 20 per cent in 1995 Bain ltagamma .

Ralph Lauren is pioneering this strategy through its newly unveiled line of smartclothes, dubbed Polo Tech. Embedded technology in the clothes allows users to monitor their bodies with their smartphones.

Robust returns on diamonds of more than one carat, mounting demand from Asia and the prospect of mines running dry all point towards the increasing attractiveness of precious natural diamonds as an investment asset. Global diamond supply is expected to plateau by 2020 and drop off significantly in the following decade, according to mining giant De Beers. ‘Fancy colour diamonds’ – a technical term in the industry for stones of exceptional colour – are far rarer than white diamonds and are performing particularly strongly. The 9,75-carat Mellon Blue right set a new world auction record for the carat price of a blue diamond when it made $32,6m at Sotheby’s New York in late 2014. Most sales, however, do not take place at auction, so tracking the change in price has been difficult. But a new index created by the Fancy Colour Research Foundation, which records deals at all stages of the supply chain, is more transparent. Overall, fancy pink, yellow and blue diamonds have increased by 167% in value since 2005.

BRIGHT LIGHTS, BIG CITY Virtually everybody likes to talk about house prices, particularly the value of their own home. But for ultra-wealthy individuals who may own houses around the world, keeping track of their portfolio’s worth is not that simple. Knight Frank’s newly enlarged Prime International Residential Index (PIRI) now includes performance data for 100 of the world’s key luxury city and second-home markets and is recognised as the sector’s most comprehensive performance benchmark. So, what does the PIRI 100 tell us about prime market performance in 2014? Which UHNWI property owners will be rubbing their palms, and who will be less cheerful? Well, the picture is certainly mixed around the world. Those lucky enough to have property in the US are unlikely to have any complaints, as domestic and international demand fuelled price growth. European destinations fared less well, with values dropping on average by 0,4 per cent across the continent. Overall, city markets around the world outperformed second-home sun and ski destinations. Of course, the analysis is about more than just what happened last year. While past performance is interesting, what the astute property owner will be more concerned about is future trends. The globalisation theme is highlighted by the rising number of UHNWIs who are looking to shift their domicile. The growing use of private jets for business and personal purposes is another re ection of rising wealth-mobility.

f you don’t know where you are going, you might drive straight past it. The Liz Loubser jewellery studio and Tinsel Gallery might be tucked away behind what looks like an everyday red-brick wall in the Randburg suburb of Risidale, but what’s inside is anything but ordinary. Framed by an immaculately groomed apple-green lawn, the contemporary charcoal facade of the building sets the scene for a synergy of creativity and dedication to a dream. Run by a team comprising a mother, her son and her daughter-in-law, the business has been a long time in the making. After studying jewellery design at Stellenbosch University, Liz Loubser moved to Johannesburg and started her own custom jewellery-making business, which she operated out of a workshop from the very same home she still lives in today. ‘I have gradually expanded the business over the years, but it was four years ago that my husband and I bought the house next door. We redesigned the building with the late architect Rocco Bosman, to incorporate two workshops and a gallery, and opened up the property to become one,’ says Liz. The space is inspiring. Clean, white and industrial, but not without warmth and character, it’s exactly what you might expect from a successful gallery. Exposed rafters in stained timber provide texture overhead, while steel windows give it a minimalist New York edge. Known for her one-off pieces, Liz makes only custom-designed jewellery items for private clients. ‘We don’t supply to shops,’ she explains, ‘It’s more special and exclusive that way. Everything we make is unique.’ Among her most popular commissions are wedding and engagement bands, necklaces, earrings, brooches, jewellery for men and bespoke luxury objects. Liz’s son Eric, who followed in his mother’s footsteps and graduated from Stellenbosch University with a degree in jewellery design, has recently moved Tinsel, co-owned by him and his wife, Geraldine Fenn, to these premises. Tinsel already had successful branches in Parkhurst and at the Old Biscuit Mill in Cape Town’s Woodstock. But when the space next door to Liz’s became available, Geraldine – a fellow Stellenbosch jewellery design graduate –

saw an opportunity. ‘It just made so much sense to move next door,’ Geraldine says. The original Liz Loubser gallery was renamed The Tinsel Gallery and is now the responsibility of Eric and Geraldine, who, while still designing their own custom creations, have big plans to take it to the next level. The new Tinsel has the same ethos as the former but takes a more focused approach. ‘We now make more high-end design pieces,’ explains Geraldine, ‘while the gallery itself has also grown somewhat.’ With a permanent collection available for purchase, the Tinsel Gallery will host six shows this year, with the aim of showcasing local jewellery design talent. ‘Jewellery doesn’t get enough “airtime” in this country,’ explains Geraldine. ‘There are so many incredibly talented local designers, so we are trying to create a platform for their work and to encourage an interest in bespoke pieces.’ Each team member brings something different to the worktable, resulting in a rich melting pot of unique styles. Liz describes her style as ‘classic with an African influence’, and Geraldine is inspired by antique jewellery. By chance, Eric’s style seems to bridge the gap between them with his reinterpretations of classic looks. Liz takes me next door to have a look around her home of 25 years. The creative energy is palpable and it is easy to see how it might have overflowed into the neighbouring gallery. ‘My house is a collection of all the things that have caught my eye over the years,’ says Liz. ‘Everything I own, I absolutely love.’ This is evident in the curated collections of ornaments, the art deco furniture items and the array of local art that adorns every square centimetre of the walls. ‘When we were students, we used to barter with each other,’ Liz explains. ‘I’d exchange jewellery for beautiful artworks.’ Liz’s love for travel has taken her all over the world and has influenced the look and feel of her home. Likewise, her jewellery, which is distinctly eclectic and global in appeal. Traditional sculptures from Ghana appear completely at home alongside a colourful crystal chandelier from Italy, for example. ‘I saw this chandelier on a trip to Florence and I dreamt about it for eight years until I eventually went back and got it,’ she reminisces. ‘T

he cost of living in Port Elizabeth is much lower than other cities around the country,’ says Charlotte Vermaak of Chas Everitt International Nelson Mandela Bay, ‘but the quality of life is exceptional. Even though it’s a city, you are still 10 to 15 minutes away from everything. There is no traffic congestion, and crime is still relatively low in comparison with other major cities. ‘There are ample opportunities for giving children a healthy upbringing, including many beaches and the Addo Elephant National Park,’ she continues. It is an ideal city for raising a family, with its range of excellent schools, she adds. Development is set to explode in a few nodes, the most far-reaching being the Coega Industrial Development Zone (IDZ), which is likely to change the face of the city. ‘Coega has made history by signing 10 investors at an investment value of more than R1,8 billion, which will attract thousands of job seekers and create massive demand for accommodation,’ says Vermaak. The Baywest precinct will be rolled out over the next 10 to 15 years and will include 4 000 dwellings, secure office parks, a light-industrial node and conservation areas, she says. ‘On completion, it will rival Sandton and Century City.’ According to Justin Kreusch, Pam Golding Properties agent in Port Elizabeth, the Boardwalk entertainment centre in Summerstrand is getting a R1-billion makeover. ‘Building has yet to start, but we are expecting most national brands to form part of the tenant mix.’

The beach plays a big role in life in this Eastern Cape city, says Nikki Strooh of Harcourts Beachfront, but opportunities to live in the seaside suburbs of Humewood, Summerstrand and Walmer are limited as there is a dearth of development land in these popular areas. There is huge demand for housing in the suburbs surrounding Summerstrand and this is being answered by a number of developers. Several new developments are under way in South End, including Shumbalala Estate, with two- and three-bedroom properties from R770 000 to R1,327 million, and Stanbury Park, a retirement village with frail care, where homes are selling for between R799 000 and R1,47 million. One of the most exciting projects is the new suburb of Westbrook, which is being developed by Amdec. ‘It’s a R4-billion mixeduse development on 128 hectares of open land which will have a new Life Mercantile hospital and a Curro private school nearby. Oak Ridge is the first residential node under development and will offer 222 Tuscan-style homes and semidetached units set on pristine grounds,’ Vermaak says. Crossways Farm Village, on the other hand, has revived the concept of farm living, where communities look to the land for their daily needs, says sales consultant Christo Slabbert of RE/MAX. Halfway between PE and Jeffreys Bay, Crossways is nestled in the foothills of the Baviaanskloof Mega Reserve. Built on a working farm, 17 residences have been completed and plots are available from R265 000 to R1,9 million.

Who’s buying and what are they paying? A large percentage of PE’s population are salaried individuals working in the automotive industry who were prevented from becoming homeowners by a poor economic outlook. ‘But there is a turnaround in the fortunes of PE as we see large investments being made in new malls, such as the Bay West Mall, which will be opening at the end of May 2015,’ says Vermaak. ‘Many of our clients are people who are moving out of the townships and into previously white suburbs. We have seen an increase in the number of first-time buyers, and as a result, the biggest portion of properties currently on the market fall within the R650 000 and R1,2-million bracket. ‘Some of the suburbs that house properties at these prices are Lorraine, Providential, Richmond Hill, Kamma Park, Rowallan Park, Charlo, Westering, Lovemore Park, Humewood, Framesby, Kamma Heights and Sherwood.

‘The lower-priced properties are selling well, while those over R5 million are selling a lot slower,’ Vermaak says. PE’s housing backlog is being delivered a decisive blow by the R6-billion Coega Ridge Development, which is expected to add 40 000 new units to the city’s stock. Then there is the Walmer Link development and Sakhasonke Village, which are targeting buyers earning salaries between R1 500 and R15 000. Salisbury Park will offer 70 freestanding two- and three-bedroom homes ranging from R679 000 to R889 000. Strooh reports that the off-plan development Humewood Villas is proving very popular. ‘The units sold at prices from R775 000 to R875 000, a price range currently in very high demand in the beachfront area, especially among young buyers and investors.’

SIX THINGS YOU NEED TO KNOW ABOUT MANDATES Giving an agent an instruction or ‘mandate’ to sell your property means there is a contract between the two of you. Make sure you understand all the implications

H

ome sellers must first decide whether they want to award an open mandate, which means they can ask more than one agent to market the property, or a sole mandate, in which case their selected agent will have the sole right to market the property for the duration of the agreed mandate period. Sellers must keep in mind that a mandate does not have to be in writing in order to be binding. An agent is entitled to regard a verbal instruction to sell a property as a mandate, and problems can arise if the seller has already awarded a sole mandate to another agent. For instance, in cases where the verbal mandate leads to a sale while the sole mandate is still in force, the seller will be liable for damages equivalent to the agreed commission to the sole agent, in addition to paying commission to the selling agent. A further caveat with regard to a sole mandate is that the holding agent may be entitled either to commission or to damages equivalent to that commission, should the owner find a buyer off his own bat during the period in which the sole mandate is in force. The third thing for sellers to note is that double commission may also be payable on an open mandate if, for example, the property

is sold through an agent who did not introduce the buyer to the property. The selling agent as well as the agent who introduced the buyer will have a valid claim for commission. Sellers can, however, protect themselves against potential ‘double commission’ claims by making sure they award all mandates in writing, and include a clause that stipulates that commission will be shared if the situation arises in which the selling agent is not the same as the listing agent. It is important to note that in terms of the Estate Ageny Affairs Act, sole mandates must in any event be in writing. Sellers should make it a condition of their mandate that all potential buyers must be prequalified for bond finance before viewing the property. This is to ensure that they will be able to secure the necessary finance to buy the property and have enough financial resources to pay the

additional costs, such as legal fees, transfer duties and registration costs. Many a transaction has dragged on and on because buyers’ finances were not in order. In some instances, transactions have had to be cancelled, which means a lot of wasted time and energy for the seller. Sellers should also be wary of awarding a mandate if they don’t really have any intention of selling but just want to ‘test the market’. The danger inherent in this practice is that they may be liable to pay compensation to

an agent who fulfils the mandate by introducing a willing buyer who can afford the property and matches the asking price or makes a reasonable offer to purchase. Finally, sellers anxious to conclude a quick sale should resist any urge to change a sole mandate to an open mandate, because instead of speeding up the process, much of the marketing effort already put in by the sole agent will go to waste, and the newly appointed agents will have to start from scratch to drum up interest in the property.

THE INS AND OUTS OF COMPLIANCE CERTIFICATES Having all the paperwork to hand before listing your property for sale can speed up the transaction and give you enough time to address any problems

T

he first step for homeowners who want to sell is to establish which compliance certificates are required in their area. The electrical certificate of compliance (ECOC) is a legal requirement in all property transactions, as are the separate certificates stating that all gas installations and electrical fencing installations comply with prescribed safety standards. Certain cities and regions may require additional certificates. In Cape Town, for instance, home sellers must now obtain a plumbing certificate as well as the electrical and gas certificates, which must be lodged with the attorney handling the transfer of the property. In many cases, they will also need to supply a beetle-free certificate in order for prospective buyers to be able to obtain a home loan. A beetle-free certificate is also generally required in KwaZulu-Natal and other coastal areas where borer beetles can be a problem in exposed woodwork and roof rafters. Usually this beetlefree certificate only specifies two types of borer beetles, Hylotrupes bajulus and Oxypleuris nodieri, but other wood-destroying insects, such as the Anobium punctatum beetle and various species of termites, are actually more common in many parts of South Africa, so buyers should ensure that these are also included. Electrical and gas certificates of compliance are intended to ensure that the property’s electrical system is safe to use and that any gas appliances, such as stoves and fireplaces, have been properly and safely installed. What many owners may not realise, however, is that the ECOC is now valid for a maximum of two years only, and that they are also required by law to present such certificates to an inspector on request – not only when they are selling their property. Existing certificates are also invalidated if any alterations are undertaken, and a new

certificate will have to be issued once work is complete. Aside from it being a legislative requirement, there are two reasons why it is important for homeowners to have a valid ECOC: it should mean that the home’s electrical system and any further installations are safe for the occupants; and if a property incurs any damage as a result of an electrical fault, the insurance company will require the owner to provide a valid ECOC and could dismiss a claim if there isn’t one. When it comes to obtaining the ECOC, homeowners should take care to appoint a reputable electrical company registered with the Electrical Contractors’ Board to inspect the installation and issue the certificate. Cases have been reported where unscrupulous contractors stipulate unnecessary modifications or ‘repairs’ in order to inflate their fee. When in doubt, check the credentials of the contractor and also make sure beforehand how much he will charge for the electrical inspection. If the fee sounds too high, obtain additional quotes. Take similar precautions when obtaining any of the other certificates you may require. Once the property has been transferred, the new owners should obtain and safely file copies of all relevant certificates. Then, if any problems occur they will be able to contact the person or company that issued the certificate, who will be responsible for rectifying the matter. If they approach any other contractor at that stage, any work done will be for their own account and the validity of the original certificate will be negated.
