y lifelong fascination with colour, patterns, texture and ancient cloth traditions created a natural path for my art to be transferred onto a variety of lifestyle and interior surfaces. Being an artist with a background in colour therapy, I know how much olour a e ts our livin and wor in environments, and my desi ns are aimed at reatin a sense of ow and connection within spaces. I have an innate curiosity about the world around me and I love to travel. On my travels I collect not only fabrics but also inspiration with my eyes. Markets draped in colour and hidden shops stacked to the roof with layers of textured cloth tell us stories of the traditions, cultures and history of the people who wear and use it. ll my wor is in uen ed y my intera tion with nature and its cycles, symmetry and mysteries. It is in redi le what detail one finds in the smallest things and how it is echoed in larger bodies. There is a stillness in nature’s symmetry that reminds me of Buddhist mandalas: the impermanence of it all re e ted y mon s spendin hours reatin mandalas in the sand and then destroying them. My 2018 collection, called Traces, found its form in the lush beauty and fascinating layered depth of an island jungle and in the life cycle of leaves – growth to decay, and decay feeding growth. There are three ranges in the collection: Jungle, Autumn and Leaf Greens. The world we live in o ers many ways to deepen the scope of one’s art and designs through collaboration. This excites me! I’ve worked with other creatives on a yoga lifestyle range, as well as a natural body product range where my customised designs were printed on the packaging. My collections are all digitally printed on high-quality fabrics, wallpaper, wood and cork. I’m currently exploring printing on leather. Running a business centred around the use of sustainable materials is important to me; I am constantly searching for materials that leave a small footprint and that are recyclable.

eraldine Fenn and Eric Loubser’s home in the Johannesburg suburb of Melville, where they live with their two boys, Hugo and Felix, is a little like a treasure chest. Which is appropriate, because they are two of South Africa’s best and most exciting contemporary jewellery designers. As people who work with small, intricate designs, it’s not surprising that there is a density and level of detail in their home that suggests a sensibility trained to understand the power and si nifi an e of o e ts. Geraldine and Eric point out two characteristics of jewellery that they feel colour all aspects of their lives. First, says Geraldine, jewellery is intimate. It’s worn close to the body, so it’s personal, and people identify strongly with the jewellery they wear. Second, says Eric, there’s always a story involved. eople ive ea h other ewellery to mar si nifi ant occasions; it usually comes with strong associations. “Jewellery tends to be passed down to loved ones,” he adds. “You connect with people in a very sentimental way being a jeweller, especially a jeweller who reworks old pieces, so I think we are quite sentimental people.” He doesn’t mean sentimental in the sense of being nostalgic or indulging rose-tinted ideas about the past. Rather, it’s a sensibility that expresses itself in a curiosity about people’s relationships with their personal histories, and a fascination with the artefacts of the past and how they carry meaning in the present. eraldine and ri s house, unsurprisin ly, is filled with heirlooms and stories from the past and present. “We like things that have a story,” says Eric. “We don t li e ettin stu for the sa e of ettin stu . A lot of the old furniture I inherited is very European, and I love them, but it’s also nice to add

objects. Everywhere around the house, on shelves, walls, mantlepieces and in display cabinets, she’s created assemblages or installations that trace ideas “that I play around with”, and often inform her jewellery collections. “I never really start out with a fi ed idea of what want to do, she says. ather, many of her jewellery designs start with something that catches her eye, combines with something else and starts advancing associations and forming something larger than itself. The displays she reates mi pre ious and incidental discoveries, combining kitsch and cute aestheti s weddin a e fi ures, netsu e, atholi imagery, skulls, thimbles… the list goes on. But holding it together is the question of meaningful objects, intimacy and aesthetics, past and present. ri s e plorations of the aestheti s of ute and Eastern motifs adds another layer to the range of in uen es, often in the form of erami fi ures, such as those by friend and collaborator Frank van eenen, whose iant Shy Girl sculpture tries to hide in a corner of the living room. Geraldine and Eric have favoured inherited furniture, preferring to modify or update it rather

than preserve it in pristine condition. “We are quite lucky, because my parents have quite a lot of inherited furniture,” says Geraldine. “I have family from France and England, so we’ve collected a lot of antique pieces that have been passed down.” There are contemporary pieces sprinkled amon the vinta e finds and anti ues, which tend to be from local designers – the dining table is by Gregor Jenkin and the server by Dokter and Misses. But none of it, it seems, is a ove a it of modifi ation. The Gregor Jenkin table has had a lick of paint, chairs from Eric’s parents have been upholstered and reupholstered. The outdoor dining table on the patio has been surfaced with a mosaic that 56

incorporates copper etching plates from Geraldine’s grandfather. “My English grandfather did etching,” she says, “and I inherited all his etching plates. They were packed away, wrapped in paper most of the time, so we had this table made and the plates are part of the design. They’ll get a bit worn, but now I see them every day.” In other instances, they have even been transformed into artworks. Above the bed in the main bedroom is an intricately pinned assemblage by Gina Waldman. Geraldine commissioned her to create something with lace and gloves she’d inherited. “These are all gloves of my grandmother’s and great grandmother’s – these tiny white leather gloves. I don’t


know how they had such tiny hands.” Past and present collide in other pieces. There’s a Queen Anne-style chair upholstered in African wax-print fabric, and Victorian lamp stands are topped with shades in contemporary African prints. “I love doing that – I love mixing antique European and modern African design,” says Geraldine. “A lot of the old furniture I inherited is very European, and I love them, but it’s also nice to add a contemporary African vibe.” Another major feature of the house is the burgeoning collection of local contemporary art. Geraldine and Eric often collaborate with artists for the exhibitions they hold at their studio, Tinsel, and cross

over themselves between art and craft. Geraldine, especially, makes jewellery-sized silver sculptures. They have ended up exchanging jewellery for artworks with a number of their contemporaries. ri o es that artists an t a ord their ewellery and they an t a ord art, ut y e han in their wares, they’ve found a way to give everyone what they want. There are works by Wayne Barker, Conrad Botes, Frances Goodman, Brett Murray and more. “It’s actually quite nice, because you remember the story with a lot of them,” says Geraldine. That word again – it’s the stories around objects that gives them meanin and si nifi an e. It’s inevitable, given whom they’ve befriended, whose work has interested them, and whom they’ve collaborated with over the years, that the art and objects also explore areas of interest similar to Geraldine and Eric’s – sentimentality, craft, kitsch, consumerism and cultural artefacts – adding a layer of self re e ivity to the home as a whole. ut the overwhelming impression Geraldine and Eric’s home imparts is a sense of intima y. t s a spa e filled with personal history and moments of si nifi an e, memories and ideas. HENDRE & MIAS

With an idea to launch a new arm of his property-development business DEV by Hendre Bloem in a real working space, Hendre zeroed in on a house in Woodstock. “I know what I like when I see it,” he says. He bought the property as the start of this new venture. Hendre had a good idea of what he wanted the house to look like but knew he’d need the help of an architect, so he approached Mias from Fifty8 Twelve Design, whose knowledge of property development, master’s in architecture and eye for detail complemented Hendre’s skills in interior design. “Hendre and I always said we would like to collaborate on a project, especially one where we could buy, design and renovate with a view to ultimately selling or renting it out ourselves,” says Mias. “When Hendre found this house we started investigating the possibilities of how we could add value to it.” Together, they planned the renovation and came up with a concept, compiling a wish list of Cape Town designers, artisans and craftspeople whose work would come together to create a layered and exciting space. Focusing on Cape Town companies but including a range of styles and price points, from the high end to the artisanal, resulted in a real and relatable 64

end result. “We thought it would be great to furnish the house the way we think a future owner would rather than create a showroom e e t, usin outh fri an designers and artists to showcase their products,” says Mias. The duo’s selection criteria for this project included designers who’re excelling at their craft and pieces that would complement or contrast with the architecture. “What I love about the designers we’ve used is that their work is timeless yet they also bring in local and traditional motifs and methods,” says Hendre. I was inquisitive and would explore my village trying to find clay to play with. I think I’ve been into the world of art and design ever since I can remember! It is important to collect pieces from various galleries and artists, or your collection might become just the opinion of one gallery or a time stamp for a specific period in your life. Looking at art in situ can make it more accessible to a collector as opposed to only seeing it in a whitecube gallery. At SMITH we aim to make the experience of engaging with art a positive one and available to all.

After studying fine art and sculpture in London, my work took me through many art and design related domains; fashion, photography, set design, film. There was no real coordinated career path, just an organic journey that evolved.

Attention to detail pushes him further and what he creates is simple yet over the top. WHAT DO YOU THINK SOUTH AFRICAN DESIGNERS AND ARTISANS ARE GETTING RIGHT? I feel local designers bring together African and European trends beautifully and make them their own. The blending of Scandinavian simplicity with the warm feel of Kalahari desert hues, for example, makes for interesting juxtapositions. As a society, we’re not afraid to break the rules and think out the box – characteristics that lead to creative design solutions. I was fortunate to be exposed to textiles and ceramics, and it’s where I met my current business partner. We reconnected in Cape Town and shared a common vision of starting a business. WHAT DO YOU ENJOY MOST ABOUT YOUR PROFESSION? I love the freedom of creating my own work. I am fortunate to be doing what I love; it motivates me to get up in the morning. WHAT OR WHO INSPIRES YOU? I draw inspiration from colour, pattern and texture, and from what’s around me, my background as a Xhosa woman and traditional African art. My latest series, Umthwalo, is an ode to women and the load they carry. WHAT’S NEXT FOR YOU? After studying industrial design at Cape Tech and furthering my studies in Sweden, I wanted to return to Cape Town and felt I had something to offer the growing design industry. I have always understood materials and enjoyed detail – such as how something is put together, the relationship of objects in space, balance and proportion. WHAT DO YOU ENJOY MOST ABOUT YOUR PROFESSION? The opportunity to find work fun, challenging and in constant flux. It’s a great privilege to be able to build something and to love your work. WHAT DO YOU THINK SOUTH AFRICAN CREATIVES ARE GETTING RIGHT? I think we are building a really robust industry, which is starting to find an identity that we can be very proud to call South African. It’s not instant, but rather a slow maturing into something that represents our diverse and creative cultures.

I studied architecture, but my parents were furniture makers on the Garden Route, so I learnt much of what I know about traditional cabinetry from them. WHAT DO YOU ENJOY MOST ABOUT YOUR PROFESSION? I love working with solid wood; it has a great smell and texture, and has an innate integrity that isn’t present in most other materials.

It’s refreshing to see a number of South African designers exploring their own ideas and not simply copying international designers. We have a diverse social tapestry for designers to draw on that gives our work a distinct aesthetic. WHAT’S NEXT FOR YOU? We are moving factories soon. I am excited about all the positive energy that comes out of a move.

Interior design for the purpose of creating a covetable showpiece that stands out on Airbnb, Booking.com or longer-term rental sites is the secret weapon of investors who’d like to make the most of a property’s potential. “Features such as license-plate recognition, control rooms and 24-hour on-demand call centres for security, medical assistance and a range of other emergencies are becoming the norm in modern developments,” says Nicholas Stopforth, managing director of Amdec Property Development and a former resident of Melrose Arch. The increased safety ensured by a smarter city can also help to facilitate the walk-everywhere lifestyle preferred by many millennials. A number of smart features are soon to be be present at the Amdec Group’s Harbour Arch in Cape Town and One on Whiteley in Melrose Arch, Johannesburg. Think electric-car charging stations, waste recycling, water-saving facilities, rainwater harvesting, low-energy LED lighting and, of course, fibre connectivity. Clever use of technology could bring homes closer to attaining “the sustainable trifecta”. That’s the name given to the standard for a building of the future: producing all the electricity it needs with solar panels or another alternative, supplying the residents’ water needs with rainwater tanks, and ensuring that 90% of a building’s waste has been separated and redirected for re-use, composting or recycling. For Brandon Robertson, director and architect at MTA Bloc Architects, technology informs many of the ways in which his firm’s buildings are planned with the environment in mind. “We design our residential buildings to open up via shutters, sliding screens and operable walls so they’re climatically adaptable,” he says. Equally exciting as the ecofriendly new developments is the regeneration of existing buildings. “We find delight in repurposing buildings and achieving better efficiency,” says Brandon.

This is not a new trend, but one that continues to grow as more people moving to the city opt for smaller spaces to get a piece of the urban action. WHERE WERE YOU BORN AND WHERE DID YOU GROW UP? I was born in Johannesburg and my family moved to Cape Town when I was six years old. I grew up in Hout Bay, and that is also where I live today. DESCRIBE WHAT YOU DO IN ONE SENTENCE I bring creative and practical solutions to the design aspirations of my clients. TELL US ABOUT YOUR HOME I have lived in various places in Cape Town, but Hout Bay is home. I like the village feel, yet it’s only a 20-minute drive to the city centre, where my office is. I like to catch the sunset on my way home, and the time allows me to clear my mind so when I get home I can enjoy time with my family. WHAT DOES “HOME” MEAN TO YOU? I think the term means sanctuary and security; it’s somewhere you feel most comfortable. My daughter says home is where the Wi-Fi connects automatically.

ARE YOU OFTEN TEMPTED TO REDESIGN YOUR OWN HOME SPACE? Every day. All houses can be considered as ongoing projects, just like when someone is creative even if they aren’t creating all the time. I recently completed the refurbishment of our master bedroom and bathroom, which has been a very fulfilling project. HOW IMPORTANT IS INTERIOR DESIGN IN TERMS OF PROPERTY INVESTMENT? This could be compared to asking how important design is when producing a Ferrari. There are many elements, but the way it looks and how its parts work together are important. Without a doubt, interior design is one of the most important investments one can make, be it for a new or an existing property. The correct use of space when every square metre is expensive is important to get right, and how a room works in conjunction with the rest of the space. If it works, it adds value. inhouse.ws

WELCOME Outlook flat, but a great time to buy Like everyone else, we had hoped that the technical recession would be staved off so that we could move to a new growth phase, but the challenges run deeper than anticipated, compounded by recent global and emerging market pressures. The lingering issue of property expropriation remains a challenge, and in this regard we welcome the clarity provided by President Ramaphosa in parliament and in meetings with Prime Minister Theresa May of the UK, President Xi Jinping of China, agricultural bodies and stakeholders.

decisions. The economy and property market have always had to deal with challenges, from political instability to high inflation and interest rates, sometimes as high as 16% to 25%. At 10%, the interest rate is still at some of the best levels in three decades. The number of home loans granted is up year-on-year, and with the flat price growth, it is an excellent time to buy. The buyers’ market is here to stay for the rest of this year and perhaps well into next year, but that should not signal that there are no opportunities for sellers – far from it.

It is important to filter out noise and misinformation, and focus on facts. It is still safe to invest in property. The president has been clear that there will be no wide-scale expropriation or nationalisation, property rights will be protected, and illegal land grabs won’t be tolerated.

Sellers should guard against holding out for unrealistic prices: it will take time for the market to take an upturn. History has shown that property prices generally outperform economic growth, and there are many stories of “if only” from those wishing that they had bought during a particular time. It is still safe to invest in real estate and, with such a beautiful country, a lifestyle without compare and a standard of living that is still affordable by international standards, there is no reason to wait: it is time to invest in South African property.

While the market is in a downward trend, it is nowhere near the lows of the 2008 global financial crisis. What we are seeing is still part of the fallout of the Zuma administration’s poor economic and political

STBB AND THE PROPERTY DEVELOPMENT COMMUNITY TACKLES TOUGH TOPICS AND THE EXPROPRIATION DEBATE On 5 September 2018, STBB hosted approximately 600 members of the Western Cape property development community at the CTICC for an evening of thought-provoking debate. The keynote speaker was Adv. Thuli Madonsela who spoke on the expropriation without compensation debate. Other speakers included Jonty Cogger from Ndifuna Ukwazi addressing inclusionary housing, the City of Cape Town’s Brett Herron who illuminated the progress in the City’s affordable housing policy and Manfred Braune from the Green Building Council of South Africa. As Adv. Madonsela stated, certainty regarding property rights is crucial for South Africa’s well-being. “Certainty is essential to the rule of law and will assist investors in anticipating risks,” Madonsela said. What is to be understood with the word ‘risk’? Not noticeable from the media frenzy surrounding this question, there is a solid framework within which any amendment to section 25 of the Constitution will take place and there is no ‘risk’ of arbitrariness or unreasonableness in what will come. Yes, there will be legislation allowing for expropriation without compensation; but the instances where such a

drastic step will be allowed, will be circumscribed. As Adv Madonsela suggested, an example could be where government had previously given a larger Adv. Thuli Madonsela tract of land to a church, and now seeks to expropriate an unused portion thereof, without compensation, for land reform purposes. How can one be so sure that the process will not allow arbitrariness? The constitution itself requires that the rights enshrined therein may only be changed in terms of principles of reasonableness and fairness. Further, any change must also comply with section 36 which narrowly circumscribes how and when constitutional rights may be curbed. The latter generally requires that the rights of all parties are valued and weighed up and that there must be an investigation into the availability of less restrictive measures to achieve the same outcome. Importantly, an amendment is impermissible if it undermines the principle of the Rule of Law, which upholds the requirement that citizens’ existing rights must be carefully cherished.
