KELLY BERMAN Kelly is a writer and communications consultant with a focus on design and innovation on the African continent. She’s worked on various magazines in London and handled communications for a university in New York City but her biggest thrill has been promoting South Africa’s rich creative talent since returning to Cape Town. She was deputy editor of Elle Decoration South Africa. She managed the Design Indaba Expo for two years and helped shape its brand by initiating a strategic shift to focus more on the rest of Africa. She delved into the world of architecture for an in-depth look at what’s driving design now for our special report on page 46.

JACKIE MARITZ A calm, cool head under pressure and one of the sunniest members of The Creative Group team, Jackie is celebrating 10 years with the company this month. She started as a temp and worked her way up into a completely indispensable problem-solving production role. Although she never imagined that she’d work for a company where deadlines are the order of the day, she’s come to enjoy the structure they offer. She was born in Gauteng, but has lived all over the country, and between Cape Town and Mossel Bay for the last 12 years. Now she can’t imagine living far from the ocean.

igh above the clouds last week, I happened to be listening to ‘Almost Home’, Damien Jurado’s lyrics on Moby’s Innocents album. Headed for Cape Town, I was consolidating my thoughts and planning ahead for a busy week but that track, for some reason, transported me back a few years to an earlier album that triggered memories of a flight back from London. It was a time when I’d made a conscious decision to buy property again in South Africa and all I wanted to see was the mountain welcoming me back. Music always shifts my thinking like this in the plane, on a train, in an Uber. And it worked again: blissfully distracted from my trapped spot in the middle seat, I let it take me away. I’m an aisle girl, you see. Celebrating your home or a place to call home is one of the most grounding rituals of life. And sometimes it takes being away to realise it, especially if you’re sitting tight till the rand comes out of its wobble. Now’s the time to take a fresh look at your home, brainstorm with your interior designer or spend a weekend reinventing and restyling your soul spaces, to give each one new life and renewed energy. And while you’re at it, steal some ideas from ‘Be our guest’ on page 31 and make the most of summer by updating or creating outdoor rooms to enjoy late into the night. For me, creative inspiration comes from many sources. A visit to a vibrant hub like Jozi’s Work Shop New Town (above) whose inspiring tenants we profile on page 38, always makes me realise what we have to offer. As a nation, our creative juices are flowing aplenty. For starters, our special report this month (page 46) has an architectural focus in which Kelly Berman explores what she calls architecture’s ‘power to the people moment’, with smart innovations in the use of space, sustainability and urban regeneration. Be sure to catch up with us online on realestatemagazine.co.za. And we’d love you to subscribe to our weekly newsletter, where we’ll be posting our highlights from the Design Indaba, the Cape Town Art Fair, That Art Fair and Emerging Michelle Snaddon Creatives 2016. Ready. Set. Wander. Blok’s new home, NINEONS, languishes in the perfectly named Green Point, which cuts a parkland swathe from the blue of the Atlantic Ocean to the edges of Cape Town’s city centre. In the shadow of the stadium this is a fitness paradise with clubs of all descriptions and a flagship gym all within jogging, running or strolling distance from each other. But it isn’t all work-out and no play, as the sun sets over the sea, the firefly lights of gems waiting to be discovered twinkle into life, making a journey through a myriad of cultures, sounds and tastes a simple walk in the park. TICKLED PINK Tashas is known for its stylish cafes, each with its own personality, menu twist and accompanying decor. The latest conversation piece is the Flamingo Room at the Nelson Mandela Square branch, an Art Deco extravaganza in salmon pink and emerald velvet located between the mallside alcove and outdoor section. Bound for socialmedia stardom and ripe for special occasions, the venue’s combination of plush pink fabrics, scalloped-tiled floor and brass detailing throughout is high-octane glamour. A watercolour portrait of Madiba by South African artist Victoria Verbaan takes pride of place and reminds us of our heritage and heart. tashascafe.com

Radley’s new Sporting Society range is testament to the longevity of the sport-luxe trend that’s been creeping into every It Girl’s wardrobe over the last few years. And it’s a trend we’re loving because if done well, as in the case of Radley’s polished leather handbags, it can seamlessly combine ultimate comfort with high-end glamour. The range takes inspiration from Britain’s outdoor sporting greens, home to bowls and badminton games, which have been translated into geometric shapes, stripes and two-toned hues in a palette of pastels, swimming-pool blues and neons. radley.co.uk

CAR NEWS

EVER?

BMW HAS LAUNCHED THE NEW 7 SERIES, SUPPOSEDLY SUPERIOR IN EVERY WAY. BUT IS IT REALLY? TEXT Charleen Clarke PHOTOGRAPHS Supplied

‘T

his is the best BMW we’ve ever produced,’ pronounced Edward Makwana, manager of group automotive communications BMW Group South Africa at the South African launch of the new 7 Series earlier this year. It was a seriously bold statement and, coming from BMW, says a lot. This is, after all, a company that’s renowned for delivering sheer driving pleasure – in dollops. So does the 7 Series deliver on his promise? Let’s start by looking at what we all see first: the exterior design. I’m not convinced that it’s the best ever. BMW has, after all, produced some legendary cars over the years. I’m still nuts about the 1950s 507 Roadster – sure, it nearly bankrupted the company, but it was just gorgeous. And in this century there was the i8, which is impossibly beautiful. That said, while the new 7 isn’t quite up there with those icons, it’s far from a sloth in the design

18

MARCH 2016

RE_Mar2016_CarReview.indd 18

department. And what I do like is that everything is there for a reason. Take the air flaps: they don’t just look pretty, they do a sensible job, opening only when there’s an increased air-cooling requirement. This improves aerodynamics as well as making the front end look quite yummy. Inside the car, there’s absolutely no doubt that this is the best BMW ever – it’s drop-dead dazzling. Reminiscent of a gentleman’s club (sans the smell of cigar smoke), all the materials are distinctly first class and the seats are extremely comfortable both front and rear. Sadly, not everyone will experience the sheer driving pleasure that ‘the best BMW ever’ delivers, and that’s a pity because this is a gem of a car to drive. Out on the road, it feels smaller than it is. Of course, if its size does bother you, perhaps because your garage is rather narrow, then hear this: you can park it by remote. If that doesn’t cement its position as the best BMW ever, nothing will.

CLUB 9 & THE DUTCHMAN’S CAR CARE CLINIC ONE-STOP SHOP If you’re the type of person who’s going to invest in a classic car, you’re not going to let it ever run or look anything less than absolutely pristine. To that end, Club 9 in Bree Street, Cape Town is a one-stop shop. Here, owner Dirk Molsen has created a classiccar showroom-cum-coffee spot in a slick, industrial space where car enthusiasts can come and enjoy good food, company and cars all in one location. Part of the multi-pronged operation that keeps the collectors’ pieces running and looking as good as they do is the onsite after-sales side of the space. The Dutchman’s Car Care Clinic is run by Johann Botha, who turned his love for supercars into a thriving specialist detailing and cleaning business, while Bryan Rütgers, a Porsche expert, offers service and maintenance facilities. These passionate petrolheads will keep your pride and joy in perfect working order while you enjoy a well brewed cup of coffee. club9.co.za

WHOSE RIGHTS TRUMP ON THE SALE OF A PROPERTY? It is not uncommon in close family circles that one grants the other servitude–type rights over property on the understanding that such rights should be enforceable against third parties for the lifetime of the sibling or parent. However, compliance with the Alienation of Land Act as well as formal registration are required to convert such rights to “real rights” that are immune against attack from third parties, especially where the property changes hands.

This was the lesson learnt from the judgment in May last year in the matter of Troskie v Liquidator of RSD Construction. Troskie’s brother had years ago informally granted him the right of habitatio over a property and when the brother sold that property, the purchaser was advised hereof and the arrangement maintained. The purchaser was however subsequently declared insolvent and the liquidator sought to sell the property without acknowledging Troskie’s rights.

The court upheld the liquidator’s claim as Troskie’s unregistered rights over the property granted no real rights. Property law has many intricacies and unknown compliance requirements. Make sure when you sell, buy or grant any rights in respect of land that you consult with an expert property law practitioner. Contact us at www.stbb.co.za or on info@stbb.co.za.

THE HOUGHTON OFFERS AN ENVIABLE LIFESTYLE, A WORLD-CLASS GOLF COURSE AND A REFUGE WITHIN THE CITY TEXT Julia Freemantle PRODUCTION Julia Freemantle PHOTOGRAPHS Karl Rogers

ITS COMBINATION OF LIFESTYLE OFFERINGS, LEISURE FACILITIES AND LOCATION IS PROVING TO BE A WINNING FORMULA

E

state living has risen stratospherically in popularity over the last few years, with property demand outstripping supply nationwide. The appeal of convenience, security and a hotel lifestyle is universal and these properties are more often than not being sold faster than they can be built. The Houghton in Johannesburg is one such success story. But it’s more than its status as an estate that’s making people buy here. With the first two phases already sold out, its combination of lifestyle offerings, leisure facilities and location is proving to be a winning formula for investors and residents alike. The two blocks are built in a curve hugging the Jack Nicklaus-designed golf course and 7,9-kilometre walking trail, with the hotel currently going up in the middle. While this will certainly add prestige to the property, it already operates and feels like a hotel for those living in the apartments, due to the services and facilities available, from the pool, gym and wine bar, to transport services and conferencing capability. The choice between garden apartments on the ground floor and the lock-up-and-go’s upstairs is a hard one – the gardens have pools and outdoor dining areas, but higher up you get the views, and the views here are arguably some of Joburg’s best, sweeping across the course and over the treetops.

26

MARCH 2016

RE_Mar2016_ShowHouse_V2.indd 26

The three-bedroom apartments at The Houghton are the smaller of the units available (there are also four-bedroom and garden apartments), but don’t feel that way. All bedrooms are en suite and the open-plan footprints create a disproportionate sense of space. For this particular 220-square-metre space on the sixth floor, interior designer Deborah Hewison conceived a neutral but elegant colour palette which creates a calm and luxurious feel. Glossy surfaces, plush fabrics and metallic accents are countered by the occasional earthy African touch, symbolic of the contemporary, balanced lifestyle the estate offers. This extends outdoors to the covered verandah where the proportions lend themselves easily to outdoor living. Adding to the executive feel of the apartment is the lift that opens directly into the entrance, a detail that accentuates the overall atmosphere of exclusivity at the estate. Security too is a big focus – screens at the front door fed by surveillance cameras at multiple locations provide a bird’s-eye view and add to the feeling of safety that’s afforded by the stringent access control to the property, and the building itself. As a result, the apartment feels like a refuge, from the urban sprawl as well. It’s this level of detail, across all aspects, that makes The Houghton such a desirable address. thehoughton.co.za

DARK DESIRABLES At last year’s Melbourne International Flower and Garden Show, Australian landscaping firm Acre Studio (acre.com.au) walked away with third prize in the Landscaping Victoria Boutique Garden category for its minimalist entry ‘Avant-Garden’. Designer Brett Robinson says that he wanted the entry to show that hardy gardens and small spaces can still be soft and calming. BEST SEAT IN THE HOUSE Interior-styled furniture designed for the outdoors is a trend that continues to dominate, whether in styling, fabric or form, and statement seating is a great way to set your space apart 2 The Siesta outdoor sofa by Spanish design company Andreu World (andreuworld.com) has been created to fit as comfortably into a living room as on an outdoor deck. It owes its adaptability for the outdoors to a treatment known as EPL-5, a cutting-edge formula similar to that used in boats and cars which provides protection from the elements. The cushions are also available in outdoor fabric. Andreu World products can be ordered locally through Tonic Design (tonicdesign.co.za) 3 We love the contrast of the bright colours and organic shape of Paola Lenti’s Otto outdoor seat, typical of the playful yet contemporary aesthetic of this range. Made from the designer’s signature material, Rope Corda 10, comprised of 100% polyolefin and created for outdoor use, it’s available locally through the Modern Home Company (modernhome.co.za) 4 As the first range of products to come from the Dedon Island Resort (dedonisland.com) in the Philippines, the Swingrest, designed by the resort’s co-architect Daniel Pouzet for the luxury furniture brand Dedon, is the evolution of the brand’s much-loved Nestrest range. Both ranges have woven basketlike bases and are designed to be suspended from the ceiling. The Swingrest is available locally through Canetime (canetime.com) 5 The Asian Traveler Chair by designer Stephen Burks for French furniture company Roche Bobois (roche-bobois.com) is part of his range of Traveler designs. This piece is made from materials suited to the outdoors in a fun, summery palette of primary colours

SWITCHED ON Creating ambience throughout an outdoor node is becoming more sophisticated, thanks to technological advances in outdoor lighting materials, LEDs and solar power 6 Although not specifically designed for the outdoors, the intricately cut and shaped glass of the Ginger glass pendants by Edmondo Testaguzza for Italian lighting design company Karman (karmanitalia.it) create a rippling effect when natural light strikes them – creating a warm and moody indoor atmosphere, outdoors. They’re available locally through the Modern Home Company (modernhome.co.za). For a similar effect, consider K Light Import’s Dimpled Amber Glass Pendants (klight.co.za) 7 With their woven multicoloured cord structure, the Agadir floor and table lanterns by Paola Lenti (paolalenti.it) aren’t only visually appealing but are up there in the tech stakes too. The LED bulbs are powered by batteries chargeable through any USB port and can last up to six hours. The lanterns are available locally through the Modern Home Company (modernhome.co.za) 8 Gathering at the fireside, whether it’s to cook food, share a meal or simply tell stories, is a tradition that extends throughout humanity, across time and around the globe. Bringing it into the 21st century in an utterly stylish way are Ana Mir and Emili Padrós of Spanish design studio Emiliana, with their Fire Pit Zig Zag for Spanish outdoor furniture company Kettal. The simple aluminium form makes it perfectly suited to most styles and outdoornode aesthetics. It’s available locally through Marlanteak (marlanteak. co.za) 9 Suspending an ornate chandelier over an outdoor dining table is the epitome of bringing the inside out. In this Hollywood Hills home by Xten Architecture (xtenarchitecture.com), the dramatic light fitting creates a romantic ambience and LED or solar-powered bulbs mean no fuss over wiring

LIVING ALFRESCO Spending time outdoors has evolved into a multifaceted experience that in many instances includes cooking too. As a result, these spaces need to facilitate various activities as well as protect against the weather 10 This Ibiza home designed by London-based interior specialist Caroline Legrand (carolinelegranddesign.com) is a fusion of beachhouse chic and 1970s style. Natural materials such as the indigenous Sabina wood, Filipino fishing-basket lamps and vintage rattan chairs at either end of the dining table provide a multitextured finish, while casual, mismatched seating accommodates flexible numbers 11 Shutters are an excellent way to create an outdoor room that’s versatile in terms of its level of exposure to the elements. These folding and sliding track shutters from Plantation Shutters (plantation.co.za) in matt silk grey give this outdoor space an indoor level of sophistication and blend beautifully into the colours of the Ballito coastline

first for the city, the newly launched Work Shop New Town (WSNT) presents more than 100 fashion, design and lifestyle brands under one historic roof, in an area that’s been given new life in the last few years thanks to the developers, Atterbury. We get the inside scoop from some of the creatives who’ve based themselves there.

JULIAN AND TREVYN MCGOWAN, SOUTHERN GUILD As the curators of Cape Town’s Watershed and now WSNT, not to mention their worldwide recognition as ambassadors of African and South African design through their export agency Source and collectible design showcase Southern Guild, the McGowans know how to promote African design. But with WSNT they’re taking it a step further, into fashion. source-sa.com, southernguild.co.za How did the WSNT concept come about? JULIAN: The developers, Atterbury, wanted to activate the space with a different kind of retail environment, and because of our work on the Watershed in Cape Town, they approached us to curate and design Work Shop New Town. They’d developed the Newtown Junction shopping mall alongside, and they’re accustomed to conventional retail, but they wanted this new space to be revolutionary.

What was it like working with Atelier Interiors? TREVYN: Julian worked with Adri van Zyl from Atelier Interiors on conceptualising and designing the space. They collaborate really well – Julian comes with his big-vision ideas, and Adri hones and focuses them with her understanding of retail interior design and how it needs to flow as a working environment. Working with a heritage building, with a roof that could not be changed in any way, meant that they had to think creatively about how to contemporise an old, disjointed building into one big open-plan space that still allowed for specific pockets of interest. The way the roof structure has been turned into a strong aesthetic aspect within the interiors adds to the visual language. How does the design of WSNT reflect Jozi’s heritage? TREVYN: The visual language includes incredible steel structures that Julian and Adri created to link WSNT to Joburg’s gold-mining legacy, alluding to the history of the space. This building used to be known as the Potato Sheds, and the area was the main hub for fruit, vegetable and meat markets, tanneries and breweries in the city, and subtle cues within the interiors reference this. Our hope is that what was once the heart of Joburg’s commercial industry will now become the main retail destination for African design.

DENNIS CHUENE, VERNAC After graduating in fashion design, Dennis started experimenting with the plastic material of the mashangani bag, aka the grandma bag or China bag. Fast-forward 11 years and he’s established Vernac, a brand of fashion and lifestyle accessories using the patterning of the mashangani bag as its trademark. He tells us about the layered meaning and representation of the bag and why WSNT is a fitting home for his brand. vernac.co.za Why the mashangani bag? My preoccupation started with seeing them on every corner and taken on longdistance trips piled on top of taxis and buses. The bag represented a historic and aesthetic feature, which resonated with migrant labourers and those poverty-stricken individuals who move to other countries or the city in search of a better life. It’s a global concept too – I learned that in Germany they’re known as Turkish suitcases, in Boston they’re called Chinatown totes, in England they’re Bangladeshi bags, and in West Africa they’re called Ghana-must-go bags. What’s the best part of having a shop in WSNT? It’s been a lifelong dream to open my own store in Joburg. This is the place that migrants, local and otherwise, come in search of a better life, so it felt fitting and appropriate to have my shop here, in the very centre of an economic hub of Africa. What excites you about this initiative and its role in the upliftment of Jozi's Newtown area? I’m all about re-creation and recycling, as you can see from my products. This opportunity breathes new life into an old historic space and brings people back to the inner city. There are many products out there that are over-commercialised and not unique but WSNT celebrates carefully curated and handcrafted products and gives creatives a platform to sell to people who want to be individuals rather than conformists.

CRYSTAL BIRCH, THE REAL CRYSTAL BIRCH Cape Town-based stylist Crystal Birch’s creative venture as a milliner has the local fashion scene abuzz with her new space at WSNT. Here she talks about her hats and why African fashion is having a renaissance. therealcrystalbirch.com How did you first get into millinery? I always knew I wanted to be in fashion – from an early age, I started cutting up my clothes and I’ve always loved hats. Growing up in Tzaneen as a young girl I felt that a hat wasn’t only a necessary accessory in the hot climate but also a great fashion statement. After I studied fashion at Elizabeth Galloway Academy of Fashion Design in Stellenbosch, where I graduated in 2006, I wanted to specialise in something but kept putting it off and got into fashion styling instead. It was a trip to Ireland that reignited my interest in millinery, when I turned three lampshades into hats. I loved people’s reactions to them and decided it was a direction that I needed to explore. What was the inspiration for your newly launched range of hats? It was to do something ethical and local, as well as to do my own thing – and what better way than to protect people from the sun in summer and keep them warm in winter, all while looking good and using locally sourced materials?

‘PEOPLE ARE ALWAYS EXCITED THAT I MAKE HATS; IT’S NEVER A DULL CONVERSATION’ CRYSTAL BIRCH

What are your thoughts on current African fashion? Africa is where it’s all happening; so many countries are excited about African designers and what’s going on here right now. I’m especially excited for men’s fashion designers Lukhanyo Mdingi, Nicholas Coutts, Adriaan Kuiters + Jody Paulsen and Rich Mnisi. Other local creatives whose work you admire? Missibaba, for its quality leather accessories; Pichulik, for the way creative director Katherine collaborates; jewellery brand Famke, for staying relevant; fashion label Selfi, for its use of colour; and MaXhosa by Laduma, for his heritage pride.

LUCY MULIMA, AYA GOODS Originally from Zambia, Lucy has always loved fashion. After completing a journalism degree and honing her skills as a stylist, and publishing and PR intern, she realised that designing clothes using African cotton wax print as a way of exploring cultural signifiers was the direction for her to take. And so Aya Goods was born, with its first standalone store at WSNT. ayagoods.com What’s the inspiration behind your brand? I’m continually inspired by the resilience and drive of the human race. Africans in particular amaze me in terms of our resourcefulness and defiance in the face of difficulties. With this in mind, I set out to create a range of eclectic and minimal yet striking garments for the culturally aware individual. How did the opportunity to have a store in WSNT come about? I applied for a store at The Watershed in Cape Town’s V&A Waterfront but they were full, so when the opportunity to become a tenant at WSNT came up, I gladly accepted. I felt it would be a great space in which to contribute to the South African and African fashion narrative. Your thoughts on the current state of South African fashion? South African fashion is in an interesting space right now. There’s so much talent and creativity in terms of what designers are putting out, and there seems to be proliferation, or exchange, if you will, on a global scale. Local brands are steadily becoming the first port of call for the conscious consumer wanting to know where their clothes are made, which challenges the perception that African design doesn’t sell. It’s a perception that’s also being challenged by the Chinese counterfeiting of local designers, as seen by the mass production of African-inspired fabrics and garments.

NALEDI MAZABANE, SOPHIA BALI Naledi, who describes herself as an all-round artistic person, earned a diploma in arts and design after leaving her native Zimbabwe and before flexing her creative muscles in graphic design. But it was jewellery design that ultimately captivated her. https://www.facebook.com/SophiaBali-1028229770540332/?fref=ts How did Sophia Bali come about? I’ve always been a huge lover and collector of ethnic jewellery, and one day I had a lightbulb moment, and I knew it was the medium I’d been searching for. The name Sophia Bali is a combination of the Greekderived ‘Sophia’, meaning wisdom, and an Indian name, ‘Bali’, meaning mighty warrior. The name speaks to wisdom gained over the years, as well as the strength to have walked my journey. The pieces are designed to express the many facets of a woman: her strength, wisdom, sensuality, femininity, confidence, fierceness and uniqueness, her story, her personality, her aspirations. What excites you about WSNT and its role in the upliftment of Jozi’s Newtown area? From the moment I heard Trevyn McGowan talk about this initiative, I was hooked. Johannesburg is such a large city yet we have no sense of community, especially as designers. A lot of us aren’t trained designers, and if you didn’t go to university or college where the bridge would have been made between you and other designers, then it becomes very hard to know who’s who and what they’re doing. That’s what makes this such an exciting initiative: it’s that bridge, and you become part of a community of like-minded people who have similar interests and visions, all feeding off each other to take African design to the next level. Collaborations become possible and easier as you get to know each other, as well as learn from each other. It’s no longer a case of ‘mine’ but ‘ours’, and what we can do together.

BLACK COFFEE AND LOVE JOZI Although different in their product offering, fashion label Black Coffee, founded in 1998, and T-shirt and lifestyle design brand Love Jozi, founded in 2005, are always found together in the same retail space. It’s a strategy that’s worked for each label. Jacques van der Watt and Bradley Kirshenbaum tell us why. blackcoffee.co.za, lovejozi.com Tell us about your business model BRADLEY: Even though our design styles are very different, our products are similar in their creative approach. Everything we do is conceptual, and always designed with modern sophistication, so the woman who treats herself to a Black Coffee coat will also buy a T-shirt for her nephew overseas, and the Love Jozi client who orders a bulk quantity of Skyline Keyracks as corporate gifts will at some point buy a Black Coffee concept dress for his wife. The different price points of the brands also balance out the sales – both perform equally in numbers, but differently in quantity. What’s the best part about being based at WSNT? BRADLEY: It’s the first retail space that we’ve been in that’s part of a mainstream development. The tenant mix is excellent and it’s great to have neighbours who complement each other so well. What excites you about this initiative and its role in the upliftment of Jozi’s Newtown area? BRADLEY: Newtown was the first downtown area to uplift itself culturally in Johannesburg’s recent

regeneration. But then it dipped when all the activity got focused on other areas, such as the Maboneng Precinct and Braamfontein. Now that it’s had a new financial injection with Atterbury’s investment in Newtown Junction, it’s going back to being a true inner-city hub. Historically the area was the place to trade in Johannesburg, and it’s exciting to relive that. JACQUES: I’m excited about reshaping the history of Newtown. The Market Theatre played an important role in Johannesburg’s history. I had a stand at the fleamarket at the Market Theatre on weekends while I was studying, so I know the area well and it’s exciting to see the transformations. It seems as if the world is finally starting to take notice of the immense talent in African fashion. What are your thoughts on this? JACQUES: The African fashion trend has been visible globally for quite a few seasons. Many international designers have taken inspiration from this. It would be great to see bigger recognition for African designers on the world platform. Which other proudly South African fashion brands do you admire? JACQUES: I like Kisua, for its bold African aesthetic; Superella, for her consistent individual approach; and Clive Rundle, for his uncompromising contribution to the local industry for as long as I can remember.

FROM LEFT Out of the ashes of a ruined terraced house in Liverpool, UK, rises Assemble’s design for a greenhouse – a much-needed public amenity; Paragon’s design for Sasol’s corporate headquarters includes a series of bridges that link the various parts of the building and keep the interior feeling open and less monolithic

hen the rebuilding of a neglected Liverpool neighbourhood is hailed as award-winning art’, something significant is up in the world of architecture. The news in December that Assemble, a group of young London-based architects, had won the Turner art prize for its Granby Four Streets cluster of terraced houses, an urban-regeneration project, may have rattled the art world, but it can only be good news for architecture. It’s shone a spotlight on a major shift towards more holistic, humane buildings designed to enhance the lives of those who inhabit them. Assemble worked closely with resident organisations on a plan to reclaim public space and refurbish the terraced homes dating back to the early 1900s. They preserved the buildings’ architectural heritage but introduced a playful and modern approach that included turning a dilapidated, roofless house into a walled public garden and designing clever room dividers with built-in storage. The studio has used the platform presented by the Turner prize to set up a social enterprise called the Granby Workshop, which involves locals in the manufacture of furniture and fittings, such as mantelpieces made from rubble and other discarded components found on site. Assemble’s other projects include the Cineroleum, an old petrol station in London transformed into a cinema sheathed in billowing metallic curtains made from three kilometres of recycled roofing membrane. Similarly, Folly for a Flyover, also in London, was a performance space under a motorway that hosted 40 000 locals over the nine weeks it was open. The studio’s work – which they will present to local audiences at Design Indaba in ape Town this month typifies a worldwide move to more socially responsible building solutions that create an interactive and welcoming environment for the human beings who inhabit them. MINDING THE HOUSING GAP Like Assemble, Johannesburg studio Architecture for a Change (A4AC) produces structures that are temporary, self-initiated and community-based. And indeed, across Africa, small studios are coming up with innovative solutions to pressing issues such as a lack of affordable housing, the needs of informal traders and emergency shelter. ‘People are realising that a small percentage of the planet’s population – between one and five per cent can afford true architectural services, and that the real need is in the 90 per cent living in impoverished conditions,’ says Anton Bouwer of A4AC.

RAMMED-EARTH CONSTRUCTION HAS A HISTORY THAT DATES BACK OVER 10 000 YEARS

Bouwer and his partners, Dirk Coetser and John Saaiman, have focused their efforts on finding low cost, low impact solutions tailored to the African conte t. ‘It’s a challenge for us as designers to change mindsets about what constitutes a house,’ says Bouwer. ‘People still see houses as bricks and mortar.’ Many of their designs use prefabricated components, such as the Legson Kayira Community Centre and Primary School in Malawi, which was manufactured in their Randburg workshop, then packed up and transported to the site, where locals added masonry walls and woven-grass ceilings. A4AC’s Mobile Housing Unit is a container house with a pitched roof, a retractable screen offering shade and security, a built in bathroom and kitchenette, and low-energy features such as solar power and water heating. It’s envisioned as an alternative to the backyard shacks that many South Africans end up renting from residents of RDP houses. They’re hoping the unit has appeal for large corporates such as mining companies that rely on migrant labour. A mobile housing solution offers the option of renting to own, being sold back, or relocation should the worker return home. PUBLIC SPACE IS PARAMOUNT When it comes to larger-scale public and corporate buildings, architects are often insisting on taking the greater good into account. Cape Town architect Heinrich olff’s porous design for The atershed at the A aterfront makes provision for public space within the building by incorporating a central ‘street’ that invites a steady stream of pedestrians, workers, shoppers and tourists. Increasing urban populations have made public space in cities all the more crucial. ‘South African cities are starting to increase in density but they’re still nowhere close to those abroad,’ says Hugh Fraser of Paragon Architects. ‘This has a major impact on public transport and the fabric of cities. Sandton can now benefit from the autrain, and corporate buildings also obviously have a much bigger impact on sustainable architecture. Buildings that accommodate thousands of staff members can make huge contributions to water and energy savings and reduced waste production.’ HOW OFFICES CAN MAKE AN IMPACT A plant filled pia a was the starting point for aragon’s design for the Alice Lane commercial hub in Sandton, which consists of three o ce buildings. Phases one (Marsh) and two (Sanlam and Santam) were completed in 2013 and 2014 respectively. hase three an o ce building for owman ilfillan that includes ground floor retail space is due for completion this year. The entire precinct is aimed at achieving a four-star Green Star rating, and has been conceived as a green lung incorporating lushly planted ‘pause points’ and courtyards for employees and the public. aragon created a two winged structure for the owman ilfillan building so that every o ce is located on a perimeter and e posed to light. The building includes s uare metres of fritted (finely porous) glass that contributes to solar control, and makes use of technology that has developed since the other two buildings were completed.

MAKING MUD MODERN

Building with mud, sometimes called ‘rammed-earth architecture’, is an age-old construction method that’s being revived locally by architects Silvio Rech and Lesley Carstens, and in West Africa by Atelier Koe. ‘Earth construction has a history of over 10 000 years, but is often associated with poverty,’ says Clément Dagneaux of the Senegalese studio. ‘Cement, in contrast, is a relatively new building material.’ Atelier Koe’s Eban Aya mud home, which won second place in the Nka Foundation’s Mud House Design Competition in 2014, combines bamboo and a compressed-earth shell that provides natural insulation and cooling, humidity regulation and acoustic properties. The construction has a near-zero carbon footprint. Atelier Koe has shown how mud can be used at the higher end too, in private homes such as Khamsa House south of Dakar. Built with stabilised-earth bricks using the clay-rich soil dug directly on site, the residence is serene, contemporary and imposing, with voluminous spaces enveloped by thick red walls. The walls create an iconic structure and a striking vernacular that the studio is developing as its signature.

GARDENS IN THE SKY Farther afield, ietnamese architect o Trong Nghia is proving that verticality doesn’t have to mean less green. His studio’s newly unveiled design for the Diamond Lotus housing scheme in Ho Chi Minh City consists of three 22-storey towers linked by aerial bridges bursting with bamboo and other plants. Each of the 720 apartments will have its own planted balcony, giving the illusion of being rooted in the ground. The plants shield the building from the harsh tropical sunlight and their combined effect punctures the city’s cement surface. o Trong Nghia is fast making a speciality out of finding innovative ways to design buildings around, underneath and alongside gardens. Houses for Trees offers an alternative model for greening the cityscape by treating buildings as giant pots, with trees planted on their tops. One thing is becoming abundantly clear: as technological developments enable architects to reach ever higher with gravity-defying designs, their approach needs to be rooted in the human needs on the ground. As Paragon Architects put it, the aim is to ‘contribute to a better future in better cities by thinking long term and driving quality decisions’.

GRAVITY-DEFYING DESIGNS NEED TO BE ROOTED IN THE HUMAN NEEDS ON THE GROUND

FROM LEFT Vietnamese architect Vo Trong Nghia’s studio has found innovative ways to add more green to Vietnam’s cities. Its new design for the Diamond Lotus housing development has bamboo growing on every level and an aerial park joining the three towers; on a smaller, more modular scale is its Houses for Trees, which conceives of the building as a plant container

GLOBE-TROTTING AFRICAN ARCHITECTURE Perhaps no local firm is better placed to comment on Africa’s rising influence on the West than Stefan Antoni Olmesdahl Truen Architects (SAOTA). Global demand for the Cape Town-based practice’s cleanlined contemporary design has exploded, with residential and corporate commissions flooding in from all five continents. The Apex Tower and Garden Court in London, completed in November 2015 by SAOTA as design-concept architects and Darling Associates as project architects, is a sleek glass- and aluminium-clad addition to the city’s skyline. And currently being built in Lagos is Kingstower, a 15-storey office block sheathed in an innovative shading screen.

Driving the firm’s global expansion is the way its buildings respond to their context and landscape, ‘whether that setting is a South African cliff edge, a Swiss lake edge, a Russian steppe, a Middle Eastern oasis, or an iconic urban location,’ says Stefan Antoni. South African’s indoor-outdoor style of living has resulted in a laidback but luxurious aesthetic that others want to emulate. ‘The way we live in and through our homes is unique,’ says Greg Truen. ‘Inhabitants of harsher environments, such as Europe, distanced themselves from the outdoors and became used to living with more barriers between them and nature. When they experience our aesthetic, they respond, and wish to replicate it in their own homes.’

Frank Kleinschmidt is the winner of the 2015 Corobrik Most Innovative Landscape Architecture award. The University of Cape Town graduate won for his innovative Street Tactics boardgame, which explores the exciting urban-design concept of ‘tactical urbanism’. This trend, which started to gain momentum in 2010, involves the use of less-expensive community-based interventions to improve urban spaces. According to Kleinschmidt, it’s a form of civic intervention that allows private citizens and communities to use lowcost temporary measures at grassroots level to improve problem areas in their neighbourhoods themselves, thereby avoiding bureaucratic processes. The game focuses on Foundry Road in Salt River, where players can evaluate different design scenarios put forward by different characters with different agendas and resources. Players then consider the legacies, good and bad, that these temporary installations leave behind. corobrik.co.za

GOING PUBLIC According to Pam Golding Properties Western Cape managing director Laurie Wener, properties near good transport links have shown stronger growth than those that aren’t. Over the last six years the City of Cape Town has invested significantly in public transport, a big bolster to the city’s real-estate market. By September 2015, the MyCiTi Bus service had 31 routes covering about 1,27 million kilometres each month. There were 36 stations, more than 500 bus stops and more than 215 buses in the peak-hour periods, transporting 47 909 passengers each weekday. ‘Given the increasing numbers of vehicles on the road, rising fuel prices and people’s expectations of convenience, the more varied transport options you have, the more capital gain you can expect,’ says Wener. pamgolding.co.za

THE FIRST THINGS TO DO WHEN MOVING INTO A NEW HOME TEXT Patrick Cairns PHOTOGRAPHS iStock

M

oving into a new house is always a whirlwind of things to do and remember. It’s commonly thought of as one of the most stressful experiences in life. It is, however, also one of the most exciting. Taking charge of a new house and making it your home can be a great time to express yourself. Before you jump into the decorating and landscaping, however, it’s best to make sure that you have the right things in place for a long and happy stay. Getting a few basics right when you first move in can make a lot of difference in the long run. A good way to start with making a home your own is to change all the external locks. Even if the previous owners are sure that they’ve given you all the keys, it’s best not to take any chances. You can’t be sure what keys they may have lost, given to someone else for safekeeping or forgotten about. Even if you’re happy with the level of security on the property, it’s still a good idea to have a locksmith come around to have a look and make possible recommendations about features such as security gates and whether you might want deadbolts on some of the doors. Unfortunately, you can never be too careful, and it’s better to feel sure that you’ve taken the necessary steps to boost your safety.

It’s important to familiarise yourself with the electric circuit board. Label the breakers so that you know exactly which parts of the house each is responsible for, as this will save you a lot of time and stress when something does go wrong. Check that you don’t have any water leaks. Simply take a reading one morning before you go to work when nobody is in the house, and take another reading when you come back. If the meter has ticked over while you were away and nobody was running any water on the property, you need to call in a plumber to find the problem. Finally, go for a walk around the neighbourhood to familiarise yourself with it. There may be parks or sports grounds that you weren’t aware of, or even local niche shopping centres that you would otherwise have missed. On your way, take the time to introduce yourself to your neighbours. Knowing who lives around you and making sure that they know you means that you can not only identify when there’s someone around who doesn’t belong, but also that you have people to call on if an emergency arises. Neighbours may be very useful in helping you to identify which security companies in the area are most reliable and if there’s a cellphone number for the sector police car. It’s also a good idea to know who has security cameras installed on their properties, because if ever there’s an incident on your street, there may be footage that can help the police to identify those responsible.
