o, just in case you haven’t guessed yet, this issue is big on flooring – one of the best investments you can make in a home. I’m a fan of screeded floors, especially in the intense summer heat, when you can kick off your heels and enjoy the soothing coolth underfoot, but next time I renovate, the choice will drive me nuts. Just take a look at the diverse options (from page 29) and you’ll see why. We do love our cover this month – the Tile Mile installation from Clerkenwell Design Week in London. It’s happy, isn’t it? Perhaps it will inspire equally zany street projects here too? We’re loving the creative spaces that are emerging in our cities as urban regeneration takes hold, but we’re not seeing it happen fast enough. So please share your snaps with us when you see a smart idea in your ’hood, and we’ll get the word out there. In this issue, we salute the corporates who have already gone green (see our special report on page 20). Hopefully, more will follow! This month, we warmly welcome Julia Freemantle to the team as our new deputy editor. She arrived just as digital content manager Andy Möller and art director Lucia Viglietti were putting together our latest project, REview, our weekly newsletter. Subscribe on realestate.co.za for a weekly update curated by the team. It’s a great way to stay in touch with happenings we’re looking forward to. And get in line for giveaways.

ANDREA VINASSA

Although subjected to more than his share of airline food, Cape Town is the city that freelance travel writer Richard Holmes calls home. When he’s not jetting off on assignment, he can be found unearthing food and wine stories in and around the Mother City or surfing his local break. While he’s a huge fan of the trendy Swartland white blends, it’s the cool-climate Syrah and Pinot Noir from the Elim district near Cape Agulhas that will fill his wine cellar this winter.

Andrea has been a journalist for more than 30 years. Specialising in the arts, architecture and property writing, she is a sometime assistant editor of Vrye Weekblad, features editor of Cosmopolitan and House & Leisure, and Johannesburg bureau chief of Femina. She has also done her time as an estate agent and rental agent and owns several buy-to-let properties. Her primary passion is renovating old properties.

FIRST-CLASS READING Louis Vuitton travel guides have become an essential accessory for jet-setters whose itinerary includes exploring the world in style. DESIGN

PERFECTLY POISED Kelly Withey, who studied fashion design in Paris, now has a piece of Parisian chic in De Waterkant. Her new boutique, Maison Mara, by Robert Sherwood Design, is located in a beautiful three-storey heritage building that you would think was in the city that inspired it, if not for Table Mountain in the background. The selection of ready-to-wear womenswear, accessories and cosmetics is as luxurious as it is eclectic and includes international brands such as Petit Bateau and Balenciaga. There is also a host of lifestyle products, including candles from Costes and Lola James Harper, edgy magazines like Purple, Pop and Self Service and coffe-table books from Phaidon. maisonmara.com

OFFICE POLITICS

<SCENES FROM THE SEASIDE

For their second collaboration, designer denim-wear label G-Star Raw and internationally acclaimed furniture designers and manufacturers Vitra have launched a range of high-end, uber-slick contemporary office furniture: the Prouvé Raw Office Edition. Inspired by Jean Prouvé’s designs of the 1940s for the offices of major French industrial companies, G-Star Raw saw the opportunity for a collaboration when its new headquarters needed to be fitted with contemporary office furniture, and so the limited-edition range was born. The 10 items will be available for purchase online from April until the end of 2016. g-star.com

Lucie de Moyencourt’s detailed drawings and prints of life along the Atlantic Seaboard will tug on the heartstrings of anyone who’s ever lived on or loved this idyllic stretch of Cape Town coastline. From characters to buildings to the dramatic landscape itself, and even the expertly captured interaction of all three, these artworks top our lust-have list. Her new works are being exhibited at Kleinsky’s deli in Sea Point (see our February 2015 issue), or you can check out her website. luciedemoyencourt.com

< FUN AND GAMES The people from the wonderful Warm & Glad in Craighall have now taken their collection of books and magazines downstairs and launched a new space called The Jungle. A cafe (with patisserie), The Jungle has an in-house florist and stocks a selection of some of the most amazing magazines (Kinfolk, Cereal, Fantastic Man and more), not to mention clothes, bags, sneakers, homeware, books, stationery… It’s all carefully curated with particular attention given to craftsmanship and design. You can also shop online at thejungleonline.com.

BEST FOOT FORWARD More a gallery than a retail space, lifestyle store Virgule, which stocks a host of international brands with some local superstars, recently opened in Claremont, Cape Town. Designer shoes dangle from the ceiling, while beautiful jewellery (like these pieces by Joburg-based artist and designer Alheit Ströh) sit alongside spectacles on laser-cut shelves. The minimalist space has been designed so that the displays can be easily adapted and changed. And what’s more, the fitting of shoes is a ritual of note – shoe-obsessed owner Marinda Lakhnati believes that women should dress from the bottom up. A woman after our own heart! virgule.co.za

Reloaded As if the ever-stylish Loading Bay in De Waterkant could become even more so, the eatery recently underwent a renovation that now includes a mezzanine shop space for Aesop, the sought-after Australian cosmetic and skincare brand. Feeding your face has never been cooler. loadingbay.co.za

FOOD

Honest to goodness For those who value the ideals of conscious, healthy eating, yet love chocolate (and who doesn’t?), Honest Chocolate has been the go-to choice. Its recently opened cafe in Wale Street will warm the cockles of even the most sugar-, gluten- and dairy-averse among us with treats such as the caramel, chocolate and buckwheat tart sweetened with dates and agave. If that sounds too good to be true and you’re keener on the hard stuff, across the way in the courtyard you’ll find a new gin bar, also managed by the cafe. honestchocolate.co.za

FARMSTYLING AND SPEAKING OF GIN BARS… Tipped as ‘the new craft beer’, gin’s coming onto the scene in the form of specialised distilleries and bars was the basis for the launch of Bree Street’s Mother’s Ruin. More than just G&Ts, it’s also a movement for a newfound appreciation of the spirit. Expect a wide range of concoctions with cheeky names… www.facebook.com/mothersruincpt

The new foodie destination in Constantia, Chardonnay Deli, is situated in a heritage building on the suburb’s main road. Interior designer extraordinaire Salomé Gunter has put her expert touch to interiors that can only be described as farm-style chic. But it’s the culinary offering that’s drawing the crowds. Owned by Charmaine Lilje, the neighbourhood deli not only offers a daytime menu of sumptuous, wholesome dishes, but is like a shopping larder dedicated to organic and locally sourced produce. chardonnaydeli.co.za

FOOD FOR THOUGHT The latest brainchild of Greg Zeleny of SecretEats fame, Spasie Underground is a fresh new under-the-radar culinary space in Cape Town. On Thursdays and Fridays you can experience custom tasting menus from South Africa’s best chefs (think Brad Ball, Craig Cormack and Nick Charalambous) in an intimate setting where making new friends and connections is encouraged by communal dining at a long table. Wednesday is an invite-only affair, although less formal, and includes casual fare and music or board games. The service is stellar and emphasis is on interactivity (you can go and watch the chefs at work). They can also host private events of up to 50 (seated) and 120 (cocktails and canapés). spasieunderground.com

MAGIC CARPET RIDE When we heard that The Rug Company, a UK-based specialist in designerhandmade carpets, was planning to open its first South African showroom in April, we couldn’t resist visiting its site to look at the selection (and to start budgeting). One of our favourites is Mamounia Sky by Martyn Lawrence-Bullard, who took inspiration from his travels to Morocco for the tile-like design. We love how he’s interpreted the intricate and on-trend aesthetic into a simple contemporary design by making use of bright turquoise blue. (therugcompany.com)

When it comes to floor applications, whether you opt for tiles, timber or statement rugs, the more ‘anti-square’ the better. ‘Consider mixing rectangle and square tiles for a more dynamic effect,’ suggests Francois Maritz, CEO of Kenzan Tiles (kenzantiles.co.za). In a similar vein, new treatments of herringbone, hexagonal and graphic patterning offer a dramatically different aesthetic. 1 Honeycomb rug by Peter Gordon for Gonsenhausers Fine Rugs (finerugs.co.za) 2 Mezze rug from Hertex Fabrics (hertex.co.za) 3 Uptown rug from the Contemporary Collection at Paco Rugs (pacorugs.co.za) 4 Blondetimber herringbone floor by Russian firm INT2architecture (int2architecture.ru) 5 Hexagonal oak tiles by French company Ateliers Des Grange, a parquet specialist which ships worldwide (atdg.com) 6 Collezione Hayon for Bisazza Tiles, available locally through Tac Tile (tilesbytactile.co.za)

Q&A WOOD YOU? Barry Solomon, owner of specialist timber-flooring company Bestwood Flooring (bestwood.co.za), gives us the low-down on the ever-popular choice of wood for flooring, how to care for it and what’s hot on the horizon Q: WHAT ARE SOME OF THE NEWER TECHNOLOGIES IN WOODEN FLOORING? A: Increasing complexity of colour processes, including thermal fuming of the underlying timber. Our Dutch partner, Hakwood, uses a multitude of oxidative processes in a controlled environment to achieve exciting results, most of which are entirely new to the South African market. Q: WHAT ADVICE WOULD YOU GIVE TO HOMEOWNERS WHO WANT TO INSTALL WOODEN FLOORS? A: Spend a bit of time learning as much as possible about the company who makes the flooring you’re considering, and look for high-profile projects, local and international, where designers such as Frank Gehry or Philippe Starck specifically chose to use that brand of flooring. This is a rewarding process that will enrich your experience of

30

the finished product, which is, after all, a multiyear investment. Q: WHAT ARE THE MOST POPULAR TRENDS THAT SOUTH AFRICAN HOMEOWNERS TEND TO GO FOR? A: Long boards of 2,47m and up are always popular and rightly sought after. And the medium-tone wood floor is making a return after a few years of lighter finishes dominating the scene. Q: CAN YOU GIVE OUR READERS A FEW TIPS ON HOW TO GET THE BEST OUT OF THEIR WOODEN FLOORS? A: Use the correct cleaning and maintenance products and speak to your supplier about instituting the correct cleaning regime from day one. Common-sense tips, for example using beautiful hand-knotted rugs in hightraffic areas, are also worthwhile.

BEDAZZLING As part of Clerkenwell Design Week in London, English architectural firm Russ + Henshaw (russandhenshaw.com) were commissioned by TurkishCeramics (turkishceramics.com) to conceptualise an installation that celebrated the surrounding heritage of Clerkenwell as well as the ceramic company’s products. The result was the Tile Mile at St John’s Arch, which featured large parallel mirrors in the inner arches of the site that created a cryptlike space, reflecting both the double-vaulted ceiling of St John’s Arch and the tiled floorscape reminiscent of the Basilica Cistern in Istanbul. The optical illusion that emerged was, well, miles of impossibly beautiful tiles.

Q&A THE NEED FOR SCREED Cassandra de Iongh of Cemcrete tells us what to look out for in the way of concrete screed floors cemcrete.co.za Q: WHAT ARE SOME OF THE BIGGEST TRENDS IN CEMENT FLOORING? A: We have noticed more and more people wanting decorative elements incorporated into the traditional screeded look. These include inlays such as wood, brick, slate and more favourable Moroccan-style tiles. We have also noticed the use of stencils and stains as either accent or bold statements using floral, geometric or custom designs. Stencils and cement stains are a quick, easy and costeffective way to add a new element to a tired look during renovation. Q: ANY TIPS ON HOW TO STENCIL A SCREED FLOOR? A: The first step is to find a design you love. This can be anything, from something out of our catalogue to a reference image found online, which a designer can vectorise and send off to print. Find somebody who has done floor stencils before; smaller designs are easier to DIY but large ones that require alignment definitely need trained hands. Don’t become too set on a specific colour, as cement stains are acid-based and colour can vary according to the base colour; rather do a small sample on

site before approving the entire thing. You will also need to seal the entire floor once it’s dry, to ensure that the design doesn’t wear off or fade. Q: AND HOW ABOUT DIY’ING AN EXISTING FLOOR? A: n Make sure the sealer is removed first – the stain can only react with the cement. n The surface must be clean and dust-free. Stick a piece of masking tape to the floor and then pull it off – if there are any particles on the tape, you need to give the floor another clean. n Apply the floor stencil to the surface, ensuring that the areas beyond the stencil are properly masked, to avoid colour bleed. Using a cloth or sponge, press all areas of the stencil down firmly, making sure there are no bubbles under the stencil. n Dilute the stain to preference. The more water dilution, the less saturated the colour will be. n Using a paint brush, sponge, roller or spray bottle, apply the stain to the negative spaces. Allow it to dry completely before applying additional coats of colour if need be. n Once it’s completely dry, remove the stencil and seal the floor with a concrete sealer or wax, to lock it in.

Q&A ON TILES Rod Beck of Tac Tile Trading (tilesbytactile.co.za) provides some insight into the design world’s current fascination with tiles of all shapes and sizes Q: WHAT WOULD YOU SAY ARE THE BIGGEST TRENDS IN FLOOR TILING AT THE MOMENT? A: Large-format tiles in geometric shapes as well as in the natural-cement look. And decorative tiles, like traditional Moroccan tiles, but in random patterns.

#FLOORCORE Social media has fallen for flooring – hard. Search #floorcore on platforms from Pinterest to Instagram and be amazed at how users are getting down with different styles. RE_March15_Flooring_V3.indd 34

Q: LOOKING TO THE FUTURE AND ADVANCEMENTS IN TECHNOLOGY, WHAT DO YOU THINK THE NEW FRONTIER IN FLOOR TILES WILL BE? A: Thinner, lighter and large-format tiles are going to be more prominent. Beyond that, I believe high-gloss, plastic-look tiles will come in next. Q: HOW ABOUT SHAPES? IT SEEMS LIKE ANYTHING IS POSSIBLE THESE DAYS… A: We are looking at hexagonal tiles, with intricate details and cuts. Round tiles are also becoming more common. Q: AND WHAT ABOUT TILES THAT IMITATE OTHER MATERIALS? WOOD, FOR EXAMPLE…

A: These tiles have been created largely for the European market, especially for ski resorts, spas and wet areas, where wood would not wear well. The effect is so well done, thanks to the advent of ink-jet glazing technology, that you’ll struggle to know that they’re not real. The same applies to cement, as cement never lasts and will wear out, crack or absorb moisture in wet areas.

ABOVE Eclectic styling and mismatched materials, patterns and textures can be tricky to execute, but when you nail it, the effect is mesmerising. 13 Cement tiles and timber floorboards by Alexander Waterworth Interiors (alexanderwaterworthinteriors.com) for new Michelin-star New York restaurant, The Musket Room 14 Bestwood Flooring’s Absolute and Glaze from the Colour Collection in herringbone parquet (bestwood.co.za) 15 Devon & Devon, an Italian company, uses the ultra-luxe but durable combination of timber and leather for its Patina range (devon-devon.com)

It’s about knowing more about the winemakers and their philosophy,’ adds Grant. ‘The best sommeliers are entertainers who understand that it’s about service and ensuring your guests have a good time.’ Their role is particularly important for foreign diners, as a key element of creating that

region perhaps, or Walker Bay or Constantia, rather than Stellenbosch or Paarl.’ This is why training is key. While the Court of Master Sommeliers is seen as the gold standard worldwide, the expensive UK-based tuition makes it unattainable for many local wine stewards. Locally, the Wine & Spirit Education Trust (WSET) is generally seen as the next best thing. The Cape Wine Academy is also well regarded but is often criticised for focusing on local producers without That said, training isn’t everything. A case in point is Raj Parr, an Indian-American sommelier who hadn’t tasted wine until the age of 20 but has gone on to become the wine director for celebrity chef Michael Mina’s US restaurants.

THE SALESMAN COMETH? While there’s no doubt that the addition of a welltrained sommelier can add immeasurably to your dining experience, for many it’s an alarm bell that ‘The notion that they’re there to push you towards a more expensive wine is a common perception, but not always a correct one,’ says Grant, who runs the popular Cape Town restaurants Burrata and Bocca. ‘As a restaurateur, I’m entirely opposed to running sommeliers based on commission, because I don’t want my staff to sell based on the cost of the wine. I want the guest to enjoy the bottle because it works with the dish.’

There is a new wave of young, motivated and enthusiastic wine servers within the restaurants of South Africa. Sommeliers are becoming younger, more approachable and definitely less intimidating – Wayve Kolevsohn

It’s not uncommon to see a client some work here, or to use one of our cinemas ‘We’ve made a lot of alterations to the space. When we moved in it was one expansive white space. Although we tried very hard, that never really worked for us, as it was noisy and there was too much light for the video edit suites and the design and animation studio. We agreed on a handshake and have never drafted or signed a lease to date, and that was in 2008. 2 , the space is big, and on any given day we have about 50 people here. During busy periods that number can increase to 70 or 80. While 20m2 per person may seem excessive, we have a number of common meeting areas, a 45-seater HD cinema and a super-executive 12-seater 4K cinema. We share the space with crowdsourcing start-up operating out of

We had to be sensitive to privacy and quiet when needed but open to conversation, sharing and music elsewhere. I wanted the space to be shared, not only between different design, creative and production disciplines, but also potentially between companies. I’ve built a great relationship with Anatomy Design, as they did my home in Forest Town. Megan Hesse took the lead with this project, and I think our space is testament to her amazing ability. CULTURED PEARL Pearl Valley Golf & Country Estate, between Paarl and Franschhoek, has established a reputation for an all-encompassing package of work, play and relaxation, one of the many reasons the Mantis Group chose it as the location for its new venture, the five-star Pearl Valley Hotel. The estate’s MD, Rory Roriston, is equally excited about the development, saying that the 80-bedroom hotel, the biggest in the area, adds significant value.

The comfortable and contemporary single and double suites, starting from R1,299m (full sectional title ownership) will be sold fully furnished, and the hotel will have its own restaurant, bar and pool. Owners will enjoy all the lifestyle benefits of living on this estate and have access to all amenities (including the clubhouse with it’s soon-to-be-revamped spa) and the Jack Nicklaus signature golf course.

Owners can also participate in a managed rental pool from which they receive a guaranteed income and can enjoy usage, varying from free (30 days) to subsidised stays, depending on the length of stay. They will also enjoy benefits at other Mantisoperated hotels (there are more than 70). Adrian Gardiner, the founder and chairman of Mantis, is delighted with the fit: ‘Pearl Valley is a worldclass destination,’ he says. mantiscollection.com

STUDIOUS VISION The 28th Corobrik Architectural Student of the Year Awards are nearly upon us, and the entries so far indicate that tomorrow’s architects will be pushing the boundaries of design as well as prioritising environmental imperatives. Lynnwood resident and regional winner Graeme Noeth’s thesis, titled ‘The design of an international school of astronomy and astro-tourism centre’, is a study of the symbiotic relationship between earth, man and sky. From the regional winners a national winner will be chosen on 22 April at The Maslow in Joburg and will receive a prize of R50 000. Watch this space for more on the overall winning entries. corobrik.com

MARCH 2015

RE_Mar2015_Marketplace.indd 54

The KwaZulu-Natal Midlands region is about as close to a classic country idyll as you will find in South Africa – rolling hills and fields, cattle grazing… The planned domain of the St John’s Village retirement and lifestyle estate, launching at the end of 2015, it has qualities that will appeal to people at various stages of life: excellent schools in the area will draw families, while the peaceful location will attract those looking to retire. The estate plans to offer housing options ranging from freehold sites (The Vineyards and The Arboretum) to semidetached retirement cottages (The Orchards). Set on the Karkloof Road, just outside the historical town of Howick, the estate will balance the advantages that come with proximity to the town (as well as to the cities of Durban and Pietermaritzburg) and a rural setting. Outdoor living will be central to the development: upon completion, the 170ha property will remain 60% open pastures, gardens, fishing dams and walking trails. The estate will also include a shopping village for those unwilling to venture to the city. Prices range from R390 000 for a plot to R875 000 for a completed retirement cottage. See yourself investing here? Look out in our April issue for details on how you could win a home, or visit Houzz-it (houzz-it.co.za) for updates. stjohnsvillage.co.za

MARCH

2015/02/17 11:56 AM

TO ‘REGISTER TRANSFER’: NOT A MYSTERIOUS PROCESS Sellers and purchasers of property are often overwhelmed by what the property industry typically refers to as the ‘transfer process’. What does it really entail? • The transferring attorney will correspond with the ‘cancellation attorney’. The latter is appointed by the bank that holds a current mortgage bond over the property which must be cancelled simultaneously with the transfer of the property to the new purchaser. The seller must make payment of all the amounts outstanding under the bond, usually generated from the sale proceeds.

The phrase ‘transfer process’ refers to the set of events that takes place after signature of a sale agreement up to the moment that the purchaser legally becomes owner of the property. In a typical transfer, where the seller has a bond over the property being sold and the purchaser takes out a loan to pay the purchase price, the process can involve three attorneys, whose activities are interlinked. This works as follows: • The seller appoints a ‘transferring attorney’ in the agreement. This attorney monitors compliance with the terms of the agreement and prepares the necessary documents for the transfer of the ownership in the property to be registered in the local deeds registry.

• The third attorney is the ‘bond attorney’ who is appointed by the bank to register a bond over the property as security for the funds it advanced to the purchaser. This is registered at the same time as the transfer of ownership in the name of the purchaser. It may happen that one attorney attends to all three aspects, or only one or two. These are nonetheless

separate transactions and the costs are separate for each, whether performed by one attorney or three. When each of the role-players has finalised their respective transactions, they arrange for simultaneous lodgement of their documents in the deeds office. There it is checked for legal compliance after which the documents are submitted for formal registration. Formal registration takes place when the Registrar signs the respective documents in the presence of the conveyancer. Contact the property professionals at info@stbb.co.za for assistance in your property transaction.
