Primarily a fashion photographer, Serbianborn Kristina was a fitting choice to capture the action of publishing-and-style icon Jackie Burger’s most recent soiree, her skill with both people and fashion perfectly poised to capture the behind-the-scenes moments. Now based in Cape Town, Kristina travelled the globe with her first camera – which shot only black and white – and her internationally attuned eye lends her work a certain sophistication.

Stubborn by nature but logical by choice, Andy’s wish is to overcome life’s challenges, experience its amazing changes and invoke similar aspirations within others through his variety of digital media hobbies. When he’s not hard at work on all of Real Estate’s online activity, he enjoys watching extremely scary horror movies, RPG gaming and eating spaghetti bolognese – usually all at the same time.

Equally inspiring was a morning spent at Salon 58 at Jackie Burger’s most recent soiree. Having worked with Jackie for a while in her Elle fashion magazine days, I can tell you that her intuitive style is legendary and that she’s an inspiration to every woman she meets. No one better understands the ‘Allure: the Art of being a Woman’, the theme of the event held in Stellenbosch on a crisp autumn weekend at the PJ Olivier Arts Centre, which was transformed into a glamorous and elegant venue around the easels and artwork (see ‘Super Styler’ on page 44). T

he dream of owning a country escape is one close to many a city dweller’s heart. Often, however, the reality is a pale imitation – farm lite rather than the real deal. This, happily, isn’t so for the Cape Town couple who own this piece of bucolic heaven a few kilometres outside Swellendam. Situated at the foot of the Langeberg range, the Joubertsdal Farm is 300 hectares of irrigated pastures and natural fynbos. The main house was built in 1792 and has all the iconic farmhouse hallmarks – thatched roof bookended by classic gables, low wooden lintels across the doorways and deep windowsills by virtue of thick old walls. And, while it’s the weekend retreat of its Cape Town owners rather than their permanent base, it is nevertheless a fully functioning farm – historically dairy but was changed not long ago to include sheep and Angus stud. Also recently added to the property is a new farm manager’s cottage – although with four bedrooms, ‘cottage’ seems something of a misnomer While Cape Dutch homes have charm and character in spades, they also have their share of drawbacks before open-plan layouts became de rigueur, life took place in poky rooms and light came in by way of small windows. In order to counteract these ‘shortfalls’ and create better ow inside, the owners removed a number of the interior walls. ‘As it’s a heritage house, there are restrictions on how much you can do. We couldn’t change the windows, for example. But taking down walls inside has made a big difference to the sense of space,’ the owner explains. Despite the house’s designation as a part-time bolthole, the gently worn decor scheme – think aged leather armchairs and antique armoires, faded orals and ersian rugs is an extension of, rather than a deviation from, the couple’s Cape Town home. Fittingly so, because, eclectic though it may be, with provenances ranging far and wide, the decor is still in keeping with the house’s sense of history. Pieces range from Provencal in style to English and Oriental and even the occasional African tribal artefact. The common thread, though, is that they’re predominantly rooted in the past rather than the present That’s not to say there are absolutely no contemporary items, but these fall on the quirky rather than the clinical side of the spectrum. She laughs. ‘Our style can probably best be described as “shabby chic”, but really the bottom line is that it’s about being warm and comfortable. I tried to do the minimalist thing at home in Cape Town but I can’t help but keep adding ’

The historical town of Swelllendam in the Overberg area of the Western Cape is the country’s third oldest and is approximately two-and-a-half hours’ drive from Cape Town on the N2. It has more than 50 heritage sites, most of them Cape Dutch in origin, making it a hot spot for architecture fundis. It is predominantly an agricultural town, with wheat, fruit, canola and dairy the major products of the surrounding farmland. There are three nature reserves in the area.

LOVE ME LOVE MY DOG — NOT IN A SECTIONAL TITLE SCHEME It is not infrequent that owners and purchasers of units in sectional title schemes become embroiled in arguments relating to the scheme’s rules for the keeping of pets, whether by the owners themselves or their tenants. Much debate is also focused on defining what sort of pet is allowed, the size of the pet and whether all applications to keep a pet will be considered fairly. Often the rules of the scheme follow the default rules laid down by the legislature in the Sectional Titles Act. From these rules, Prescribed Conduct Rule 1 provides that consent to keep any animal, reptile or bird in a section or on the common property must be obtained from the trustees, which approval may not unreasonably be withheld. When granting such approval, the trustees may prescribe

any reasonable condition and the approval may be withdrawn if the owner or occupier breaches the condition. The wording of Prescribed Conduct Rule 1 implies that any application to keep a pet must be fairly considered by the trustees, and they cannot refuse permission without assessing the details of the individual application. If consent to keep a pet is refused, the trustees must be able to indicate why this was the outcome, to show that their decision was not unreasonable. Note though that the standard Conduct Rules can be altered, either by the developer before establishment of the scheme, or more usually by the body corporate of the scheme after establishment,

and may therefore differ from the default position stated above. It is therefore possible for some schemes to have an absolute ‘no pets’ policy or a policy limiting the pets allowed with regard to size and/or type. In such an instance, the specific rule must be studied to ascertain what the position is in the relevant scheme. It is therefore obviously important for both petlovers and those less enchanted with them, to check a scheme’s rules before purchasing a unit in a scheme. James and the owners came up with the design, which features differently shaped openings that display the family’s most treasured items and other household goods. The whole system is held together with biscuit joints, meaning not one screw or nail was used in its construction.

05 Q&A James Mudge is a Cape Town-based furniture designer and manufacturer whose fusion of traditional techniques with a contemporary aesthetic have made him the go-to craftsman for bespoke timber designs. Here he shares some insight into the how, what and why of custom-made storage systems. jamesmudge.com Q: What storage/shelving trends appeal to you and what is it about them that appeals? A: I like shelving systems that are light and unobtrusive to a space, adding to form while providing function. Q: If a client came to you with an open brief to create a custom made storage or shelving system how would you advise them on the design? A: Firstly, it would depend on their needs and where it will be situated in their home or business. However I generally advise clients to keep to clean designs with versatile functionality, so that when circumstances change or a household develops, the designs can be used again and again to create useful and beautiful new spaces.

11 Q&A Architect Jo Anderson, who in addition to having her own practice is also programme manager at the Green Building Council of SA, shares her tips on what to consider when integrating storage into the design of your home. Q: What do you favour, built-in storage or freestanding systems? A: It all depends on what the space calls for. Personally I like anything that’s efficient, clever and works with the space as a whole. So much value is added by striking the balance between hiding things away neatly and creating a canvas for special items to be displayed. Q: Tell us about the solutions you’ve come up with whereby storage space has been incorporated beneath stairs. A: This is a simple, accessible storage solution, but only if the space calls for it. Filling the space below a stair can make the room seem smaller. Get a good carpenter to build the stair and a good joiner to build the cupboards, and make sure they can accommodate all the items you need to store – high enough for a fridge and sufficiently wide for a dishwasher, for example. The tall, slim pull-out for grocery storage is a good solution. And don’t forget the slot for the brooms, vacuum, bins and dog food. Q: What is the one thing you’d advise clients on when wanting to incorporate storage into the architectural design of a home? A: Because joinery can very often be a heavy line item on your cost estimate or construction cost, do it once and do it well. But at the same time, it’s an easy element to alter, so if your situation does change, don’t be afraid to play with a space by adapting the storage – putting a desk under the bunk bed, for example. Q: What other underutilised spaces in a home could readers consider using for storage? A: Corner spaces are always tricky and it’s sometimes better to pull the units apart to create the illusion of more space. That being said, they can always be filled with something like a tea corner or used as a storage spot for the toaster in the kitchen.

t can hardly be a coincidence that no language on earth has ever produced the expression, “As pretty as an airport”.’ Now, I like the work of the author Douglas Adams, I do, but on that grumble from The Long Dark Tea-Time of the Soul we’re going to have to disagree. As affordable airfares take tourists to the farthest corners of the world at the swipe of a credit card, global travel has become more refined than ever. But perhaps Adams was right. Anyone who’s flown through the concrete hellhole that is Jomo Kenyatta International Airport, or Manila’s Ninoy Aquino International Airport – frequently dubbed the world’s worst – would agree that an airport is sometimes more like the next level of Dante’s Inferno than a destination to be savoured. Thankfully, these airports are the exception rather than the rule, and sleek, stylish air terminals have increasingly become a key element of the journey itself. For, while most airports are purely functional, little more than a collection of impersonal runways and terminals, a handful of cities have realised that an airport is, or can be, a dramatic 21st-century art form. They’re a statement of intent of the city’s place in the world, a greeting to visitors that says, ‘This. This is who we are’. In an interview with the Guardian/CNN, acclaimed architect Lord Norman Foster, who dreamt up the remarkable Terminal 1 building at Chek Lap Kok, better known as Hong Kong International Airport (HKIA), explained that ‘everything we design is a response to the specific climate and culture of a particular place’. The terminal opened in 1998, just a year after Hong Kong was returned to Chinese rule, and stands astride the South China Sea as the gateway to a new and vibrant Hong Kong. Like the city, it’s modern, striking and terribly efficient. And yet in dark corners you’ll find authentic dim sum emerging from steam-filled kitchens, and lines of roast geese hanging by their necks in a restaurant window. Like many airports, it is defined by soaring steel girders, glass roofs and views out onto the apron, but anonymous it is not. Terminal 3 at Changi International Airport in Singapore is another good example of great design emulating a destination. While the airport is as clean, efficient and modern as Singapore itself, there’s a sense of Asian playfulness infused throughout the building. Once you’ve dispensed with the formalities of check-in and immigration, you’ll be sorry you don’t have more hours to while away in the butterfly garden, indoor playground or dedicated movie theatre. The four-storey spiral slide and six-metre indoor waterfall? Well, that’s just because they could. But there’s a fine line between eye-catching design and distraction from the job at hand. Design can fall flat if function doesn’t align with form. Anyone who has walked the endless maze-like passageways of Paris’s Charles de Gaulle airport would agree that what looks good on paper doesn’t always suit tired travellers. ‘[Design is] not just what it looks like and feels like. Design is how it works,’ suggested Steve Jobs in an interview with the New York Times – and he knew a thing or two about making beautiful objects intuitive to use. In an Asian megacity that was about to welcome the world to the 2008 Summer Olympics, that sense of intuitive design informed much of the thought process behind Terminal 3 at Beijing

Capital International Airport, another Foster + Partners project. One of the largest buildings in the world, covering a staggering 1,3-million square metres, it was designed to evoke traditional Chinese colours and symbols, its aerodynamic roof emulating the shape of a dragon. Designed to accommodate 50-million passengers by 2020, the most striking element of the airport is its next-generation roof. A complex mesh that colour-codes different zones of the airport, its purpose is twofold: to make navigating through the enormous space easier, and to heighten the drama of arrival in this gateway to China. Asian airports may lead the way when it comes to applying great design to our travel experiences, but they don’t have a monopoly on blending form and function. Madrid’s Barajas Terminal 4, designed by starchitect Richard Rogers, may be a gargantuan space that easily overwhelms those weary of leg, but it also integrates a number of subtle design cues. Colour-coded signs and multilevel walkways make the journey simpler and less crowded, while an eye-catching roof of undulating ribs escapes the traditional model of a grey steel box. It has won the Stirling Prize for architecture, and the New Yorker’s architecture critic Paul Goldberger called it ‘more breathtakingly beautiful than any airport I have ever seen’. Take that Douglas Adams.

UNDERGROUND MOVEMENT With deep government pockets to tap for starchitects, airports are the most striking example of great design in the world of travel, but a handful of cities apply the same principles to the humble task of commuting below ground. The Moscow metro system has long been famous for its grandiose subway stations strung out along the 290 kilometres of track. Mayakovskaya and Park Pobedy stations are memorable, but it’s the marble pillars and mosaics in Kievskaya Station that are most likely to grace your Instagram feed. Built in the ’50s at the height of the taste for ‘Stalin Baroque’, it’s been said to exude the opulence of a giant powder room, not a metro station. Since the 1950s Stockholm has similarly transformed many of its stations into a vast public art gallery, while a handful of eye-catching installations on the Paris Metro are the saving grace of the often crowded system. The surreal Arts et Métiers Station, designed to resemble a Jules Verneinspired submarine, is worth seeking out. But these stations are often art dressed up as design, doing more to ease the eyes than aid your journey. Not so the Metro Bilbao, another masterpiece from Foster + Partners. Using light and space to guide commuters, ‘the routes flow like walking through a sculpture of caves, which guide you to the caverns of the stations themselves’, explained Lord Norman Foster to the Guardian/CNN last year. Particularly striking are the glass canopies that have become affectionately known as Fosteritos: by day they funnel natural light into subterranean stations and at night they become beacons, drawing travellers down into the metro. Dubai’s metro system is another glimpse at a brave new world of transport. Spotless, fast and efficient, this hypermodern, driverless system links the airport to stations across the city. Separate carriages for women and children are offered, along with fast Wi-Fi throughout

the network. It’s a system with a sense of place too: Al Jafiliya station is infused with Arabian architectural nuances, while the modern design of the Mall of the Emirates station speaks to the aspirations of this ever-changing city. But travel is about more than the simple act of transiting from A to B. Airports, hotels and airlines are increasingly embracing the notion that the very act of travel is to be savoured.

DINING ON THE FLY Airport hotels in particular have embraced the notion that a transit stay needn’t be a chore. Sofitel London Heathrow offers expansive views of the airfield, while the Crowne Plaza Hotel Changi Airport, with its tropical gardens and expansive pools, has the feel of a resort hotel. Transiting through the airport has also taken a step forward to the luxe. Along with pioneering ever-greater comforts at 35 000 feet, major global carriers are offering previously unthinkable levels of luxury in their airport lounges. Cathay Pacific’s six lounges at Chek Lap Kok have long set the standard for premium-class luxury, with The Bridge the latest offering for travellers seated up at the sharp end. The feel here is of an upmarket living room, albeit that of a rather wealthy Asian friend. Plenty of wood tones and natural light soften the airport feel, while an array of dining experiences will make you more than happy to miss your flight. Perhaps only one other lounge offering has impressed me more, and that’s British Airways’ The Concorde Room at Heathrow’s Terminal 5. Only a first-class boarding pass will get you through the door here, and once you’re in you certainly won’t want to leave. Inspired by the intimate luxury of a small boutique hotel, a finedining area offers private booths and waiter service. In the lounge, an enviable list of wines and malt whiskies will tempt you to leave work for another day. And if your first-class flight has left you a little weary, there are private cabanas with day beds and en-suite facilities. In Doha, Qatar Airways is throwing its hat into the bigger-is-better ring too: its new flagship lounge at Hamad International Airport covers 10 000m2 and boasts a Formula One simulator and squash courts. Even if you’re not one of the lucky few with a ticket to the hallowed confines of the premium lounge, airports are looking to access your wallet. Airport spa facilities and designer retail outlets have become commonplace, while the next battleground is set to be the plate in front of you. Celebrity chefs, including Todd English and Wolfgang Puck, are lending their names to stylish airport eateries across the globe and tapping into a hungry – and captive – audience. Design plays a role here too: Gordon Ramsay’s Plane Food at Heathrow’s T5 evokes a vintage British charm alongside a menu of homely bistro classics, while the styling over at The Perfectionists’ Café in Terminal 2 plays straight into Heston Blumenthal’s image of the lovable mad scientist. The food at both is superb. It’s a crucial point. For as with the endless aesthetic tunnels of Paris CDG, form and function have to flow together. Great design and poor food, or a beautiful airport you’re lost in forever, would tarnish the allure of long-haul travel. With some of the world’s top designers hard at work ensuring that doesn’t happen, there’s never been a better time to dust off your passport.

DONALD NXUMALO, INTERIOR DESIGNER Since his interior scheme at Steyn City won in the Design category of SABC 3’s Win a Home competition, Donald Nxumalo has been the toast of the local interior design scene.

Q: How did you get into interior design? A: I have always had a natural affinity for beautiful spaces. At the age of eight I used to take myself to antique fairs that took place in and around Pretoria. I went to Hamilton, one of the oldest schools in that region. It has beautiful floor tiles, ornate pressed ceilings and is well maintained, and as a pupil I appreciated the architecture and its interior. Looking back I think the school gave me an appreciation of buildings and instilled in me the idea that they can give a designer a lasting legacy. I then studied interior design at Tshwane University of Technology and now have a BTech in Interior Design. Q: Tell us about the Win A Home challenge and how you got involved. A: A good friend of mine sent me the link to the competition, so I entered. We had to submit mood boards explaining our concept of living in a parkland paradise such as Steyn City. The judges selected their top 10 and thereafter the top four. At this point, each of us was given an apartment to decorate with one of the four elements – earth, air, fire and water – as inspiration. I chose air as my inspiration. Our challenge each week was to design a room and the judges then chose their favourite. Out of six challenges I won three and thought that if I did well and got into the top 10 it would launch my career. I never thought I’d win, but here I am. Q: How would you define your design style? A: I love modern, minimalist spaces and adore neoclassical style, but I’m also a sucker for Provençal furniture. Working at Steyn City I have watched a legend like Stephen Falcke manage to execute classical interiors at the same time as very contemporary ones, so I believe a truly great designer should be versatile. Whatever style I execute, I love to keep it simple, with the spaces being both beautiful and functional. Scale and proportion are also important in making a space habitable and one has to be mindful of not cluttering it with furniture that’s too big or too much. TRISTAN DU PLESSIS, INTERIOR DESIGNER Best known for co-founding Soda Creations, Tristan’s year started on a high note with the launch of his boutique design consultancy, Studio A. With some of Johannesburg’s and Cape Town’s glammest nightclubs and high-end hospitality and residential projects on his CV, Tristan knows a thing or two about the X factor. Q: Tell us about your new business. A: Studio A is a new project focusing on interior projects and clients, with a boutique, hands-on approach to design and implementation. Q: Where are your offices and what plans do you have for kitting them out? A: Our offices are in Parktown North and are always evolving. The plans include an in-house coffee shop – caffeine is the lifeblood of design – and a mix of concrete floors, custom furniture and our favourite designer pieces. The artwork shown in my wallpaper was inspired by a hotel in Hong Kong that was designed by Philippe Starck and featured these large-format baroque prints. Q: How different is the approach to designing a nightclub when compared with other commercial or residential briefs? A: A nightclub is an escape from reality, so when I design this type of space I have in mind that I’m creating an experience just as much as an aesthetically pleasing interior. That said, a nightclub interior allows a designer to push design further and forge ahead with exciting new materials, applications and technologies that we can apply to other projects, albeit in a more restrained way. Q: What project has been your most exciting to date? A: It is one that’s still ongoing: a multilevel bachelor pad in Sandhurst. The client is very well travelled and wants the interior to be completely bespoke and unique. Sourcing furniture and finishes from France, Italy and Hong Kong and making bespoke pieces in Cape Town have been the most exciting challenges of my career so far. studioa.co.za

CHRIS VAN NIEKERK, PRINCIPAL ARCHITECT AND CREATIVE DIRECTOR Wearing two hats, one in which he spends his days designing buildings and the other selecting some of South Africa’s most covetable designs for the world to buy, Chris Van Niekerk is well versed in what makes for great design.

Q: How did you come to be an architect? A: I had a fascination with a Bauhaus-designed building at the University of Pretoria campus, which I used to visit as a child for speech therapy lessons. There was something about its simplicity and the way that immaterial architectural elements, like light and air, played a role in the experience of this building – something I noticed even then. The fascination with the modern project continued through school, especially in music, and then came full circle when I studied architecture in the Boukunde building, which happened to be the building next door. Q: How did the concept of your other business, Africandy, come about? A: It was a way to galvanise the condition of South African product design as a resource

dissimilar from its European counterparts and to make them freely available on an online platform. Q: What about your practice, TF-A? A: It was really just out of necessity – born out of trying to do things in a certain way, and also feeling as though I had something I wanted to say in the sense of contributing something to the practice. Q: How do the two feed into one another? A: My practice obviously allows an exploration into many of the ideals that have always accompanied me in terms of space and materiality, while Africandy gives me a sense of instant gratification, something that takes a little while longer in architecture. tf-a.co.za, africandy.com

DEAN VAN ASWEGEN, INTERIOR DESIGNER Making the transition from decor editor and stylist to interior designer was the obvious move for Dean van Aswegen, who earlier this year launched his one-man-show design consultancy, Dean VA Design. Q: Where was this photo [opposite] taken? A: It was taken in the double-volume living room of my Johannesburg home. It’s got amazing light and looks onto the nature reserve surrounding the Melville koppies. I’m very lucky to live and work from this inspired space, which won an architectural award 35 years ago. Q: What’s it been like, launching your new business? A: Launching Dean VA Design has been a pretty streamlined process and I’m now ready to take on any briefs and design challenges that come my way. Q: How would you define your design style? A: I believe that juxtaposing elements is the key to creating chic interiors, which is why I like to mix it up: choosing pieces and styles from different eras and using a clean, modern base. Q: What’s been the most exciting project you’ve worked on? A: It was a recent project for a friend, which was a revamp of an apartment in an incredible old building in Johannesburg. It was great to work with someone who’s not afraid to push boundaries and has great personal style. Q: What’s the most inspirational interior you’ve ever been in? A: Flair in NYC is so inspiring and has pieces and objects that I both need and covet. The way they style their space always leaves me wanting more. deanva.com

RODAN KANE HART, ARTIST Rodan is part of a new generation of emerging South African artists whose work is heavily influenced by architecture. He has developed a keen eye for spatial design thanks to his body of work, and his studio at his inner-city Cape Town apartment is testament to this. Q: Tell us about the space this photograph was taken in. A: It’s at my apartment and studio, which is a combined space of 120m2. The space is open plan with minimal fixtures. When I moved in, the framework of the space was such that it all it needed was a coat of paint and light maintenance. I love the location, natural light and evident structural I-beam supports. Q: How have you gone about making the space yours? A: Curating is essential to making a space both beautiful and practical. I arrange spaces according to function, and soften the minimal loft living with my collection of books, records, art and furniture. Q: Your work shows a strong influence of architectural forms – what is it about this discipline that appeals to you? A: Throughout my youth I’ve been exposed to architecture through my parents; my father is an architect and my mother and stepfather have interests in renovation projects. When it comes to the use of architecture in my own work, I feel that built forms are physical manifestations of past ideologies, intentions, and emotions – the city is a never-ending source of inspiration.

When news broke that SA’s authority on fashion and style had left the helm of the local publishing scene to pursue a long-held dream of being a salonniere and style coach to women of all descriptions, we couldn’t wait to get in on it. t Salon 58’s location in the J livier rts Centre in Stellenbosch, we met Jackie Burger and were given a masterclass in elan Q: CAN YOU GIVE US A BRIEF HISTORY OF HOW SALON 58 CAME TO BE? A: The idea for Salon 58 was born in September 2012 during a visit to Coco Chanel’s salon at 1 rue Cambon in aris t the time was working with a business coach and contemplating my next endeavour that would potentially hone my skills, passion and experiences. After my trip researched the history and context of salons and was completely inspired by the idea of hosting social gatherings with a considered agenda to engage in informed conversation as well as to create a platform for exchanging ideas and experiences Q: CAN YOU DESCRIBE THE NATURE AND VARIOUS ASPECTS OF THE BUSINESS? A: Salon 58 will be hosting seasonal soirees, each themed and produced to represent a type of live’ maga ine, including fashion, beauty, food and decor as experiential content n addition, offer personal style consultations in the broader sense of de ning my clients’ sense of self and nding their signature style and personal expression The rmoire hosts an edit’ of clothing and accessories that epitomises timeless appeal and offers clients the opportunity to experiment with different styles in the intimacy of the salon and my guidance on hand. I created four intimate yet functional areas which include my work/desk space, the armoires, the bookshelf with my collection of books, maga ines and fashioninspired objects and the tête-à-tête sofa and chairs poised to engage in many conversations Q: WHAT DID YOU DO TO MAKE IT WHAT IT IS TODAY? A: had a very clear idea of what wanted and worked with Nelia de Wet, artist and the owner of Gister in Somerset West. The room itself used to be the music room and we had to strip the soundproof tiles, which were toxic t was a labourintensive process the shutters had to be stripped and repainted, and the walls, skirting boards and ceilings prepped, primed and painted. An allwhite canvas was my objective, and to achieve simplicity it needed to be impeccably done. It took many man-hours, but Nelia was committed to the project She used paint techni ues, vintage fabrics, collectables and some of my favourite pieces as an extension of my personal aesthetic to transform the space into a place of glam and riches where we could welcome visitors Q: THE CONCEPT OF SALON 58 IS ALSO ABOUT PROMOTING SOUTH AFRICAN DESIGN TALENT. HOW DO YOU PLAN TO DO THAT? A: Salon 58 aspires to create a platform for creatives at large producers, designers, artists and artisans. We practise a philosophy of collaboration, allowing creative expression and a fusion of the values of Salon 58 and the aesthetic of the creatives The result is incredibly rewarding, yielding innovative and original content with integrity and possibility. salon58.co.za

EQUESTRIAN ESTATES | VAL DE VIE Val de Vie in Paarl offers the best security in Africa, according to the International Property Awards. Its incredible lifestyle offering includes a pair of polo grounds completed to Hurlingham International Championship standards and all the equestrian facilities that go with the sport. Although it’s ringed by mountains, the estate is less than 35 minutes from Cape Town and its international airport and has a number of SA’s finest educational institutions (Stellenbosch University, Paarl Gimnasium and Paarl Boys’ High) on its doorstep. Says Marketing Director Ryk Neethling, ‘There are 550 plots and 400 completed homes at the moment. Val de Vie has a very low density, with two farms falling within the estate grounds, as well as four large lakes and various vineyards.’ According to Neethling, capital appreciation on homes in Val de Vie has been a robust 18 per cent over the past year. ‘Demand far outstrips supply. In terms of land it has been more than 40 per cent,’ he says. The rental market is equally strong: ‘I have a couple of houses that I rent out and they haven’t been empty for a single day.’ Neethling says that a four-bedroom home can fetch between R30 000 and R35 000 a month. As for the demand levels

for entry into the estate, it recently launched a new development to agents only and by close of the first day had sold 13 homes of between R2,8 million and R4 million each, he says. The price of plots of 600m2 to 1 500m2 ranges from R2,5 million to R3 million. The 68m2 Stefan Antoni-designed Polo Pads cost R1,8 million, while a five-bedroom home, of which there are very few left, costs in the region of R15 million. Monthly levies are R2 995, including full access to all the leisure facilities (pool, gym, and tennis and squash courts), security and maintenance of the common grounds. Further developments include building in the next 15 years on a 440-hectare piece of land acquired from Pearl Valley (itself listed in first place in New World Wealth’s Top Residential Estates in South Africa for 2015). COUNTRY ESTATES | WALKERSONS PRIVATE ESTATE Established in 2007 and situated near Dullstroom in the picturesque Mpumalanga highlands, this 800-hectare estate is a haven for flyfishing, hiking, cycling and countless other outdoor pursuits. The estate is sparsely populated; the 115 plots and 28-bedroom Walkersons Hotel & Spa occupy only 15 per cent of the total grounds, leaving unadulterated vistas of rolling hills and, come winter, postcard-perfect snowscapes. Situated just two-and-a-half hours’ drive from Joburg, the estate is also a favourite for those seeking a weekend home from home. ‘Many of the properties have been purchased as second homes and are available for short-term rentals,’ says Estate Manager Tobie van Niekerk, who adds that the hotel-affiliated cottages on the estate achieve rentals of up to R5 500 a night for a five-bedroom home. While investing in Dubai’s weird and wonderful homes – all set in their Dali-esque landscape – may have been, in 2008, like building castles in the air while the property bubble grew to bursting point, today there are many sound reasons for home-seekers, particularly foreigners, to buy a residence in Dubai. For starters, the city is the perfect tax haven for wealthy foreigners, according to BBC Business News. The UK’s public-service broadcaster also reported Dubai as being ‘a safe haven for regional investors in a stormy Middle East’. For wealthy Asians, it said, ‘it is a close-by, comfortable retirement village’. And for everyone else, the most populous city and emirate in the UAE offers a unique blend of East and West, with a robust expat community and no special permission needed or hidden hoops to jump through when it comes to buying as a foreigner. While the BBC reported that ‘a surge in house prices and sales from 2013 signalled the return of con dence to Dubai’s property market after its disastrous past’, Bloomberg Business in February reported that ‘declining currencies in European countries whose citizens are among the leading buyers of Dubai homes are combining with falling oil prices and a tax on foreign property held by ndians to push down home prices in the emirate’. So, if anything, now is the time to nab a bargain. Says Ryan Mahoney, CEO of Better Homes in Dubai, ‘Prices are good and buyers have negotiating room as the market has slowed. Sellers asking exorbitant prices in 2014 are now asking a far lower price ’

‘The market is maturing and there is more choice as Dubai continues to change and evolve and, undoubtedly, the future is looking positive,’ agrees John Stevens, managing director at the Dubai-based real estate agency Asteco. ‘The regulations are there to try to control the growth and take some of the excesses out of the marketplace.’ (These excesses almost sent the city’s economy into a tailspin in 2008.) However, if potential homeowners have their eyes on a particular property or area, a great deal may not be in sight ccording to aura Adams, managing director at Carlton Real Estate, also based in Dubai, the main reason for slower sales in 2014 was the low supply of ready property and an oversupply of off-market sales. ‘The market in Dubai is still moving, as we are not led by economy but by supply and demand,’ she asserts, adding that early signs for 2015 point to sellers bringing prices down to more acceptable market levels. oweto is a city on the move. It has shed its Cinderella status and has become a highly sought-after residential area and investment hot spot. The City of Johannesburg’s development plan for transforming Soweto from a neglected township into a business and residential centre is well under way, and the Baralink hub, Orlando Ekhaya, the Jabulani precinct and others are evidence of the billions of investment rands that have already been spent. The myriad improvements to road networks and transport infrastructure have made it easier for residents to get to work, and the many shopping centres and businesses that have sprung up are now providing jobs to Sowetans, close to their homes. Soweto was already a South African icon and it fell to the visionaries at the City of Johannesburg to turn the sprawling township into a coherent regional economic hub. Home to 40 per cent of the city’s total population, Soweto’s potential for growth is still largely untapped. New residents are attracted to the vibrancy, with several exciting

nodes providing a mix of entertainment and retail. The Jabulani precinct, which has been likened to Melrose Arch, is home to the innovative Soweto Theatre, for example People who moved out of Soweto after the dawn of the new dispensation are now moving back, says Mike Mangena, principal of Harcourts Unlimited in Soweto. ‘You don’t get the same kind of community spirit and ubuntu in the former white suburbs as you get here in Soweto.’ That is why previous residents of the township are returning home in their droves. Affordability also plays its part. Property prices in Soweto are rising by approximately 9,5 per cent in the popular areas of Soweto, compared with 6,8 per cent in the big metros. Mangena says the ‘little matchbox houses are largely a thing of the past’ and that property rates are substantially cheaper. He adds that he is part of an exciting new mayoral project that will put 0 000 new homes on the market as well as several shopping centres, eight schools and state-of-the-art recreational facilities. Shawn Mackrell, master licensee at Seeff Johannesburg South, Alberton and Soweto, concurs: ‘Today Soweto has 37 suburbs and there are some truly remarkable property opportunities in many of them. In addition to this there is still a lot of opportunity for development, which means that property values in Soweto are continuously on the rise.’ Principals of the Seeff branch in Soweto, Thando Madimabe and Kage Kgiba, say the most prominent areas for investment include: Orlando West, owing to its proximity to many amenities, such as Orlando Stadium, Vilakazi Street and the Orlando Towers; Pimville, owing to its proximity

A

nyone looking to buy a home wants affordability and value for money. Sellers, on the other hand, are hoping to achieve the highest price they can. These are competing goals, but as with any market-related transaction, there is a point where they meet. Fortunately for people wanting to put their home up for sale, there is a tool that can help guide you to that price. The comparative market analysis or CMA compares any property to similar ones that have recently sold in the area. It shows not only the final selling price, but also the initial asking price and the time between the listing and the final sale. This provides a good idea of how the market views property in your area. A long time between listing and selling will indicate where prices have been set too high, as will a big difference between what a home was originally listed for and how much it eventually fetched. Agents should be able to help sellers determine a fair price by using homes with the shortest

listing times as a guide. You can assume that those that sold quickly were most appropriately priced in the first place. You must, however, be careful that the CMA is comparing apples with apples. Each property, even if it is in a complex, has unique features or blemishes that will influence its market value. It is therefore important for every seller to ask an estate agent to inspect your property before deciding where to set the price. An experienced agent will be able to use the CMA as a benchmark before taking into account the condition and features of a particular property to arrive at a selling price that is right for the market. As the seller you can, of course, still go against the agent’s advice and list the property at a higher asking price. However, you must then be prepared to wait longer for a buyer who will be willing to pay that premium. Should you follow this route, you must also take into account your monthly holding costs on the property. These include expenses such as rates, taxes and bond repayments. It is important to know how long you can wait before these costs cancel out the benefit of obtaining your higher price. For example, if monthly holding costs are R10 000 and your asking price is R50 000 above the recommended market value, then you have five months to sell the property before the benefit of the higher price is eroded.

verybody likes to own something new. There is the excitement that comes with knowing that what you own has never belonged to anyone else. It’s the same with a new home. There is definitely something to be said for moving into a house that is just waiting for you to stamp your individual style on it. However, does this always make the most sense? Anyone looking to buy property should think carefully about the different factors involved in buying a newly-built home versus an already established property. Apart from the excitement of owning a new home, there are other real benefits. Newly built properties come with better warranties, easier finance, lower transaction and ownership costs and, possibly, better security. The National Home Builders’ Registration Council prescribes that builders and developers must provide five-year structural guarantees on new homes, as well as a one-year guarantee on their roofs. That offers some peace of mind. If you are buying from developers, they will also usually have a financing plan in place, which will make it easier for you to obtain the necessary home loans. They may even pay the bond registration and conveyancing costs, which could save a lot of money that you could use on other aspects of the property. New homes are likely to need very little by way of maintenance for the first few years, which can be very appealing to first-time buyers on a strict

budget. In addition, the security incorporated in most new housing developments forms part of the buying price. While this might all sound very attractive, older homes have benefits too. Foremost among those is that you are likely to get more for your money in terms of what you pay per square metre. Older properties are also more likely to have bigger stands. While there is a cost consideration in maintaining a big garden, having room for a young family to play or for outdoor entertaining could be very important. Large stands also allow room for building on and modifying the house to suit your specific needs or as your family expands. This could be less expensive than buying and moving to a bigger house at a later stage. Something else to keep in mind is that upgraded older homes may offer finishes of a better quality than the standard-grade finishes in new developments. Established homes may also offer much more attractive settings than those on bare or just-landscaped stands. Gardens take time to establish and moving into a home where one is already blooming can be worth more time and money than most people realise. Your final consideration is that most newly built properties are marketed by developers at set prices. Older homes, on the other hand, are sold on the open market, which means that you might just be able to negotiate a better deal for you and your family.
