Growing up as a farm boy in Zimbabwe, he has always been devoted to fresh produce and the beauty of vegetables, and discovered his love of Asian cuisine while studying at Silwood School of Cookery. S(TRIDENT) SUV The metamorphosis is complete. Once a builder of only niche exotica, Maserati has entered the realm of the off-roader. Its first attempt is really rather good, too TEXT Terence Steenkamp PHOTOGRAPHS Supplied

M

aserati. It sounds spicy, doesn’t it? Affix the name of one of the Italian brand’s sportscars – say, Quattroporte, spoken in a Mediterranean drawl – and it conjures up images of a sun-kissed Adriatic coastline, Prosecco and the intoxicating howl of an Italian V8. Why, then, stretch Maserati’s trident badge seemingly to breaking point by launching an SUV that’s so far removed from cars associated with the brand? The answer is simple: luxury SUVs are all the rage, right across the globe, and they’re profitable, especially when customers take a deep dive into the often long and eye-wateringly expensive options lists. The Levante is no different. Available in a range of striking – and strikingly expensive – paint colours, with a plethora of trim, hide and wood options, you can imagine that big, toothy front grille expressing a profiteering grin. Internationally, the Levante is offered with two turbocharged petrol engines, each delivering on-paper figures that place the chunky SUV squarely among the performance set populated by the likes of the Porsche Cayenne, Range Rover Sport and BMW’s X6. Locally, however, your choices are limited to a R1.65-million 3.0-litre V6 diesel … and, ahem, that’s it. Pilfered from the Chrysler parts bin (the

American brand is part of the automotive conglomerate that owns Maserati and Ferrari), but specially tuned for this application, the unit grumbles at idle before smoothing out to a guttural growl, but never sings or shoves like a zesty V6 petrol. Elsewhere, the Levante feels more like a Maserati should. The exterior design is arresting from the front, the slim headlamps pulling the slatted grille rearwards before sweeping along the profile into a rear-end that’s deeply raked and handsomely resolved. Get inside, however, and the Italian heritage truly jumps to the fore. Metres and metres of silken leather line every surface (you can even spec an Ermenegildo Zegna package, but I shudder to ponder the cost), carbon-fibre abounds and the seats are deeply cossetting. It’s a special place to be that’s knocked only slightly by an infotainment system that’s not quite Germanic in its operation and moderate rather than generous space all-round. Does it drive like a Maserati, though? Not quite, but there’s a fluency to the manner in which the Levante strings together a series of bends. Ultimately, despite the inclusion of that somewhat ho-hum diesel engine, Maserati’s firstever SUV does the Italian maker’s wonderful heritage justice. maserati.com

T

he tree-lined panhandle avenue leading to this gracious family home sets the tone for what’s to come. Drive through the gates and you’d be forgiven for thinking you’d abruptly left Johannesburg. Inside the almost estatelike property, lavender, a row of lemon trees and tailored topiary border an impeccably groomed lawn. The garden is cued by the architecture: the beautiful manor house is derived from a French Bastide style, a term used to describe grand country manor houses in the south of France. The European-inspired finishes, inside and out, favour natural understated textures and tones. Bagwashed walls, along with oak and sandstone floors, are textural but unobtrusive. The decor, likewise, is understated luxe – neutrals and classic silhouettes with only an occasional touch of colour. Designer Sandra Bowler, who created the property’s interior personality, is known for her eclectic style and global influences. She carefully chose items to add authenticity to the spaces: chandeliers sourced in Europe, a shelving unit, salvaged from The Hague Library, and her signature use of linen and Middle Eastern textiles such as the rich suzanis she so loves using. Style aside, the owners’ vision for the house was one that would cater to their love of entertaining. Living spaces are conducive to hosting big groups for cosy dinners at the long dining table in winter, casual summer alfresco lunches or games in the wine room. The European influences, combined with the villa-style way of living (albeit on a larger scale), inspired the open-plan layout and understated sophistication. Easy indoor-outdoor flow, a big kitchen dining room and fireplaces suggest a sense of joie de vivre. While the interiors are a perfect showcase for the country aesthetic, it’s the outside spaces where you experience its spirit. The pool pavilion leads to the pool and decked lounging area with a braai, fireplace and travertine floors. The boules court, shaded by vines and a herb garden, add to the Gallic charm. This holiday in a house, after all, encapsulates a fantasy – the realisation of a dream home vision and a long-term love affair with rance.

WHY YOU NEED TO KNOW WHAT THE NHBRC IS If you’re buying ‘plot and plan’, in other words buying in a development and building a house, or finally getting round to erecting a house on an empty erf you own, you need to know of the obligations imposed by the Housing Consumers Protection Measures Act. The Act aims to protect housing consumers and established the National Homebuilders Registration Council (NHBRC) as regulatory body for the home building industry. The NHBRC also promotes ethical and technical standards (which include providing important structural guarantees to consumers), holds home builders accountable for the homes they build, and provides sanctions for non-compliance.

Section 10 of the Act states that no-one may carry on business as a home builder, or receive payment as builder in terms of an agreement for the sale or construction of a home, unless he is registered with the NHBRC as home builder. This makes it unlawful to build a home if you are not a registered home builder; but note that certain exemptions apply in respect of owner builders. The Act also makes it unlawful for an unregistered home builder to receive compensation in terms of a building agreement in respect of any home. There’s no need to leave Cape Town for wine farm excellence: Steenberg is our current favourite, not only for its culinary appeal but also for its spa treatments, golf and boutique hotel

t was the lemon curd. A detail. But a detail that makes Bistro Sixteen82’s yoghurt panna cotta. The restaurant, hidden behind rows of vineyards, forms part of Steenberg, a wine farm, hotel, spa and golf course that marks one end of the historic Constantia Wine Route. While Bistro Sixteen82 opened in 2009, its name refers to the year the estate began. After an epic voyage from Germany, Catharina Ras landed in the Cape in 1662. Twenty years and five husbands later, she was granted the right to farm what was then known as Swaaneweide (or the Feeding Place of the Swans). In fact, Catharina’s restaurant – the second eatery on Steenberg – is a tribute to the estate’s namesake. White origami birds are suspended from the ceiling; one lone black swan represents the farm’s feisty founder. The focus here is freshness, simplicity and presentation. Catharina’s innovative menu, headed by Scottish-born Archie Maclean, includes African game such as impala with sweet potato and rooibos puree, and smoked crocodile, another tribute to Catharina. ‘She’s the adventurous one and I need to follow in her shoes,’ Archie says. FOR A LONG WEEKEND To truly appreciate Steenberg, a stay over at the boutique hotel is needed. The five-star accommodation is classified as a provincial heritage site. The gabled, high-ceilinged manor suite, for instance, is part of the 17th century homestead, while the three heritage suites are named for the Cape’s history. Green-shuttered suites border the lawn; apple trees, a rose garden and slave bell add to the exterior landscape. Step outside your room in the morning with a cup of tea and shortbread to watch the vineyards just past your personal patch of lawn catching the morning sunlight. Then drift over to Catharina’s for breakfast before heading to Steenberg Spa next door for a relaxing full-body massage or deluxe Africology pedicure, followed by a chai latte. Bliss.

THE SPACESHIP HAS LANDED The innovative Palestinian Museum in Birzeit, north of Jerusalem, opened its doors just over a year ago. Designed by Irish firm Heneghan Peng Architects, it rises from a hilltop like an angular spaceship, a refreshing departure from the Middle Eastern vernacular. One of the standout features is its series of geometric terraces at varying levels, featuring plants reflecting the history of the Palestinian people: lemon groves, pomegranate trees, rosemary, lavender, walnut and carob trees, and almond groves. T

he main reason to invest in buy-to-let property is that it generates an income from a monthly rental. There may, however, be reason to sell the property. In this case, a landlord is faced with the potentially tricky issue of a tenant living on the premises. The first option is to hold off until the end of the current lease period. This removes the complication of having to rely on the tenant for access to the property but it also allows for renovations before marketing it. The drawback is that the property will be empty for an indeterminate time, which is effectively a financial loss and is not practical if the landlord needs the money urgently. The alternative is to sell the property with the tenant in place. Under South African law, a property owner can do so at any time, but a tenant has certain rights that have to be respected. The most important is that if the lease agreement was in place before the sale, it takes precedence. Whoever buys the property is therefore also taking over the lease agreement and the tenant has the right to stay until it expires. Most reputable rental agents and astute landlords are, however, now including sales provisions within lease agreements. These allow the tenant or landlord to cancel the lease early if the property is put on the market. A tenant must also allow potential buyers reasonable access to the property, although they can insist on being present. The landlord can, in turn, require that the property is kept presentable for viewing purposes. In this regard, it is always best to ensure that there is open communication between the landlord, tenant and selling agent to avoid animosity. It is, for instance, not reasonable to expect that the tenant vacate the property every Sunday for show house purposes. It may also be worthwhile for the landlord to offer some sort of financial incentive, such as reduced rent, during this period to compensate the tenant for any inconvenience. Finally, the tenant must be aware that if the property is auctioned in a distressed sale and the bids do not cover the full outstanding amount on the bond, the obligation to honour the lease will fall away.

SWARTLAND Old-fashioned, small-town living in the Riebeek alley, orterville and Malmesbury is gaining momentum, mostly as retirement and weekend getaways. Malmesbury, km from Cape Town, will soon be accessible via a new highway, making it easier for commuters. These towns don’t have many estates or smallholdings, but characterful houses are popular among buyers and in high demand,’ says Simon Mouton, M for Seeff roperties in the Swartland and Namakwaland. While buyers will probably get higher growth from properties in Cape Town, investing in the right country property is a good long-term investment.’ FURTHER AFIELD Remote towns such as Calit dorp, Oudtshoorn and e Rust are also attracting attention, says Stefaan erlinde, M of Seeff roperties in the area. They are popular with retirees from up north who want a slower lifestyle. Investment opportunities here include smallholdings and game farms.

Cabinet maker, woodwork artist and photographer Roger Young and his partner, costumier Phyllis Midlane, relocated to the Klein Karoo 11 years ago. Their home in Kruisrivier near Calitzdorp is now their sanctuary.

Painter and printmaker Shui-lyn White and her partner live in Sea Point – and although the couple are not quite done with city living, their love of the outdoors led them to the Swartland.

HOW DID YOU END UP IN THE KLEIN KAROO? After I motorcycled through this valley in 1989, a photograph I took of Red Stone Hills stayed with me. The old farm shop where I stopped is now our home, the school building across the road became the workshop, studio and gallery. DID YOU INVEST A LOT? We bought the property at a good price and while the position was perfect, the buildings were derelict. I rented up the road for two years while renovating. It was physically exhausting but with the help of community workers, we fixed it up bit by bit. We had to sink a borehole, for instance, and connecting the electricity was expensive. HOW DO YOU MAKE A LIVING? My photography developed into something much bigger here. We run a gallery that sells Phyllis and my work and I still take on commissioned woodwork. Our location has drawn a new set of clientele, which we didn’t expect. Our coffee shop is known for our home-baked pies and salads from our herb garden. We also run a self-catering cottage. HAS LIVING HERE CHANGED YOU? We have learnt how important it is to be part of the community and we love that people are invested in each other. Did I mention the stars?

INSIDE INFO Sue Grant, Seeff Properties (seeff.com) Calitzdorp agent, says that, while the market has levelled off over the last two years, entry-level homes in Calitzdorp are much lower than the surrounding Karoo towns. Unrenovated Victorian and Edwardian homes are popular, which has kept the prices low. ‘It’s possible to make a profit on these renovations and they tend to sell quickly,’ says Sue.

WHAT DREW YOU TO THE AREA? We discovered Porterville when our friends moved to this working town. It felt authentic, not done up or gentrified. It’s not a sleepy dorpie but if you want solitude, you can cycle 20 minutes along a dust road and you’ll feel like you are in the middle of nowhere. WHAT DID YOU CONSIDER BEFORE INVESTING IN A SECOND PROPERTY? We spent a lot of time in Prince Albert and dreamed of buying there. When we were eventually ready to invest, we started thinking more practically: we researched prices and realised there weren’t suitable entry-level homes in Prince Albert. So we started looking elsewhere. WHY THIS HOUSE? The selling point was the view of the mountain from our back porch. It’s a solid dwelling from the early 1900s with wooden floors and high ceilings. The only renovation work we did was opening up the lounge, kitchen, dining room and veranda, and restoring the stoep – there was no need to change the facade. We are also converting the garage into a storeroom and studio. HAS SPENDING TIME HERE CHANGED YOUR APPROACH TO YOUR WORK? It has given me the space to reconnect with nature. My wildlife monoprints are directly related to being here.

INSIDE INFO Ina van Zyl, Seeff Properties (seeff.com) Porterville agent, says that residential properties are the most sought-after, especially those with character. ‘Most homes are now between R1 million and R1.5 million, which is still affordable compared to the Riebeek Valley. Prices will probably increase once the freeway to Malmesbury is complete by the end of 2018.’ She also recommends that buyers don’t overcapitalise when it comes to renovations.

ESTATES Gauteng’s high crime rate plays a major role in the kind of countryside investment in the province, with gated estates enjoying the most attention. According to Lightstone’s research, 50% of general estate developments in South Africa are in Gauteng and 25% are in the Western Cape. Most of the rural lifestyle seekers congregate around Pretoria and Johannesburg, with residents commuting or working remotely. WHY A SMALLHOLDING? We always wanted to live off the grid and have space for our family. It goes back to the idea of being part of a village. HOW OFF THE GRID ARE YOU? Eliminating electricity will be the last step in the process. Right now, we’re trying to become self-sufficient in terms of food. We produce eggs, milk, jam, chutney and free-range meat, for instance. HOW DO YOU MANAGE YOUR COMMUTE? I’ve had to adapt. Travelling can take up to two hours each way, depending on traffic and where I need to be in Joburg. Because I am self-employed, I can work from home and maximise my time in town. HOW IS THE LAND AROUND YOU DEVELOPING? The countryside is slowly turning into housing. At the same time, more urban people are interested in this kind of farming so I don’t think the countryside will be completely suburban. Instead, a mix of urban farmers will live near suburban areas. WHAT ARE THE BENEFITS OF LIVING IN THE COUNTRY? You become closer to your family. We’re also learning the true cost of what we eat and drink, important when raising a child. Your relationship with your neighbours is also different. If someting happens, you can pick up the phone.

Their reasons for moving are for a change of lifestyle, to relax over the weekend or for the schools in the area. ‘Hartbeespoort is a haven for children,’ says Erika. ‘There are so many activities for them and it’s a beautiful place to grow up.’

WHY THE COUNTRY? It’s a lifestyle choice and a lifelong dream. Although I have had various jobs in Johannesburg, I have never actually lived in the city – I like to be out in the country with my animals. I always wanted horses growing up, so I set about achieving that. HOW DO YOU MANAGE YOUR COMMUTE? As a TV producer, I am often away on shoots or am able to edit from home. Once you have your career carved out, you can set your terms – I start later and work later. HOW DID YOU FIND YOUR CURRENT HOME? When we saw Avianto Lifestyle Estate being developed, we bought into it. It allows for a secure lifestyle in the countryside, with cycling and running trails on the estate. It’s also easy for Dieter to commute to work and it’s close enough to where I keep my horses. It’s an investment property – we believe it will increase in value as the estate is completed. I also feel claustrophobic in town; here, there’s space around me.

The view: we look over an indigenous forest onto the Indian Ocean. We also have a private path down to the beach and marine reserve. WHY A GUESTHOUSE AND YOGA RETREAT? We are unique. Our guesthouse, which serves 95% organic and sustainably sourced food, offers one of the few holistic retreats along this part of the coast. Yoga – a growing business trend – evokes a sense of instant escape, ideal for this area. WHAT DO YOU ENJOY MOST ABOUT THE SOUTH COAST? We’re surrounded by friends from Germany, Norway, England, Denmark and South Africa. Artists and world-class restaurants abound and the outdoor lifestyle is amazing. And pollution is virtually nonexistent. ANY ADVICE FOR THOSE CONSIDERING INVESTING IN THE COUNTRYSIDE? Find a place that makes your soul sing; the right time is now. If you are going to run a business, a good website and social media presence are essential, especially in the country.

INSIDE INFO Jo-Anne Wentzel, property consultant for Alpha Estates (alphaestates.co.za), says that most of their buyers want to exchange the city for a carefree, affordable lifestyle. Sectional title units in secure holiday complexes or security estates are favoured by holidaymakers. Bigger, pet-friendly homes with gardens are in demand with retirees and families. Sea views are first prize.

WHY COMPENSATION? The commute from our home in Durban North to the farm became a bit much – we were attracted to the more tranquil pace of life. Running a commercial farm is frenetic with long hours and we wanted to relax completely when we arrived home. WHAT ATTRACTED YOU TO YOUR PROPERTY? Our smallholding is even more remote than the farm and the views are amazing, which was a definite attraction. WHY STRAWBERRIES? Cappeny Estates was originally part of a sugar-cane farm but was subdivided. After extensive research, we decided on agriculture and finally settled on strawberry farming, a first for the area. WILL YOU LIVE HERE LONG TERM? Definitely. Running a commercial farm and living a tranquil life may be different but we’re lucky to do both. ARE THERE ANY DRAWBACKS TO LIVING IN THE COUNTRYSIDE? Lack of basic services in a rural area is a challenge. There was no electricity or sewage system on the farm so we had to install those at our own cost. But with the constant green energy advances, it’s becoming easier.

INSIDE INFO Simon Peacock, owner/broker of RE/MAX Dolphin Realtors (remaxdolphin.co.za), says that buyers here look for smallholdings or similar that offer a country lifestyle while still being close to schools, shopping centres and the coast. The North Coast has been earmarked as the biggest growth node in the country so properties have an excellent return on investment. The tropical climate means land is fertile so there are opportunities to grow sugar cane, macadamia trees and fruit.

WHAT DID YOU WANT TO BE WHEN YOU WERE A CHILD? My parents wanted me to go into law but it wasn’t for me. I knew I was creative and having studied art at school helped. After matric, I qualified in clothing management, a combination of fashion design and business management. WHAT’S YOUR CAREER TODAY? I am a master practitioner in real estate and the CEO of Black Real Estate. HOW DID THE TRANSITION COME ABOUT? It happened naturally. As a child, I walked around my home in Pimville, Soweto every weekend admiring the houses and telling myself that one day, I’ll also have such a house. When, in 2014, I ended up in hospital for seven days with acute meningitis, it was a turning point in my life. I decided to follow my heart: real estate. I resigned as partner of a television marketing company, sold my shares and started Black Real Estate. WHAT ARE YOU MOST PROUD OF? As a black man from Soweto, I reached the highest level in real estate in two-and-a-half years. It’s because I am driven by a passion for people and the business. That’s really what the industry is about: building relationships and trust. It’s that simple. WHERE DO YOU LIVE? I bought my home three years ago on an estate in Ruimsig on the West Rand of Johannesburg. WHAT MAKES IT SPECIAL? It’s everything I’ve always dreamt of as a child. I also wanted to live in an estate for the sense of security. Then it’s important to me to have space to entertain my friends and family comfortably. WAS IT PURELY A HEART DECISION OR DID INVESTMENT ALSO COME INTO PLAY? It was both. My family was growing at the time; my wife Esperanca was pregnant with our second daughter and we needed more space. And I love the area. It’s good value for money and the rate per square metre is reasonable compared to other areas such as Sandton, where you pay for the name. There’s a lot of investment happening around Ruimsig because it’s still growing. It has two shopping malls, a casino and a hospital, the Gautrain is coming soon and nearby Lanseria Airport is also expanding. WHAT DO YOU DO WHEN YOU’RE NOT SELLING PROPERTY? I play a lot of golf, for business and pleasure. Deals happen on the golf course instead of during long meetings in the office. I also spend time with my wife and two daughters, Thato and Boitumelo, and I love hosting friends including celebrities and famous clients such as Somizi Mhlongo, Connie and Shona Ferguson, and DJ Euphonik.
