property ebruary is the month of art and design in the Mother City, when the Investec Cape Town Art Fair and Design Indaba happen in short succession. I’m lucky to live in Sea Point, so they’re on my doorstep – all it takes is a brisk walk down the promenade to the Cape Town International Convention Centre. Speaking of the promenade – in our new regular column Straight Talk on page 39, guest writer Herman Lategan waxes lyrical about the good old Green Point days. We focus on things happening in Joburg and Durban too, albeit on the property front. Our Special Report on page 48 explores how three cities, including Johannesburg and Oslo, provides not only creative solutions for first-time homebuyers but also opportunities for savvy investors. Then read on page 56 how KwaZulu-Natal is becoming the new semigration destination. The balmy climate, laid-back lifestyle and easy commute to Joburg make it an attractive and affordable alternative to the Western Cape. But, if like me you live in an apartment and the only sight of greenery is a small side view of dry lawn on the promenade, you’ll enjoy our features on indoor plants on page 34 and outdoor seating trends on page 21. In these cases, the grass is definitely greener.

This woven artwork by Igshaan Adams, Fountain, is part of his Al Latîf solo exhibition at blank projects in Cape Town, and will be on exhibit at the Investec Cape Town Art Fair from 16 to 18 February. Consisting of a series of wall-and floorbased installations and tapestries, Al Latîf explores “the metaphysical questions of mysticism, concepts of the unknowable, and the notion that there is no singular, inherent truth to existence”. Igshaan is the recipient of the prestigious 2018 Standard Bank Young Artist Award for Visual Art, which gives him the opportunity to exhibit his work at the National Arts Festival in June. investeccapetownartfair.co.za

Sparkling idea The rising popularity of the Italian bubbly Prosecco has led to a greater variety of brands being imported. As an affordable alternative to MCC, it offers the opportunity to enjoy good sparkling wine as an everyday luxury rather than just a special-occasion treat. Newly available in South Africa, Da Luca from Sicily is made using Glera grapes from Treviso, a province of Italy’s Veneto region considered to be one of the finest sources of Prosecco. It is both an easydrinking sparkling wine on its own and a great accompaniment to a meal. Available from Norman Goodfellows and the Wade Bales Wine Society.

LABOUR OF LOVE The Kunjani! The interior, designed to Pia’s brief by Haldane Martin, features customised furniture and fittings, polished finishes and works by various local artists. kunjaniwines.co.za

oburg is known for being one of the most treed and green cities in the world. Many make the most of this by enjoying big verdant gardens on ground level, but that s not to say you cannot benefit from the beauty of this enormous urban forest from the lofty setting of a penthouse. A three-level penthouse apartment at The Houghton makes a solid case for a lock-up-and-go lifestyle via generous spaces, a luxe interior and a lowmaintenance outdoor entertainment area, proving you can have the best of all worlds. Head Interiors was tasked with designing and dressing the unit as a showhouse for sale, the latest in a series of projects this interior design consultancy worked on in the luxury development. We usually design for a specific client, with their personality in mind, says Mareli Muller, the lead designer on the project. “It’s a challenge to create a scheme someone could see themselves living in when you don’t know who that will be. In addition we had to create a space that would appeal to a certain level of clientele it had to be polished and on trend. This careful balance between keeping the spaces neutral enough to appeal to a wide range of potential buyers and injecting enough personality not to seem sterile was achieved by looking for inspiration with universal appeal. Here, Mareli turned to the setting. The magnificent golf course was a natural starting point, she says. Drawing on the velvety putting greens and pockets of trees, the team created a theme that serves to celebrate the surroundings rather than try to compete with them. “Being this high up you’re essentially living in the air, quite removed from the ground, so I wanted to bring in the sense of being in a garden.

A neutral base of grey and taupe was layered with jewel tones (mainly green as a further nod to the outdoors, but also amber, sapphire blue and deep red), and luxurious textures to give it richness. Floral fabrics, carefully placed fauna motifs, pale timber and textured wallpaper further work to create a high-end yet breezy space. The softening effect of these natural references and clever spatial use make for an apartment that, although an impressive 1 000 m2 in size, doesn’t feel intimidatingly big. “To illustrate just now huge it is, we had to custom-design all the furniture, says Mareli. The scale and proportions of the apartment meant that standard-sized pieces would have just been swallowed up by the space. Mareli went further in creating a dynamic scheme by forming smaller areas within large rooms that either serve a purpose or just provide visual pleasure, like a cluster of side tables and vases and a cosy seating corner. Finally, dividing the apartment into entertainment, bedroom and living levels helped Mareli and her team to focus on creating a different feel for each section. The rooftop terrace is a celebration of sociable living. Huge doors open out to an astroturfed deck and pool. “You can sit on the sofas straight from the pool, says Mareli. t s a rela ed outdoor space, and it s all about hardwearing materials. The bedroom level was designed to convey a cocooning ambience. Large luxurious bedroom suites are self-contained and sensually layered. “We wanted the space to be versatile – to be able to work for a family as well as a corporate client. The more formal lower level is taken up by dining, kitchen, wine tasting and lounging. This glamorous cluster of spaces encapsulates what the apartment is all about: luxe living at the highest level. the ho u ghto n. co m

THERE’S A NEW BAKKIE IN TOWN! Premium brand Mercedes-Benz enters the bakkie arena to disrupt the status quo TEXT Terence Steenkamp PHOTOGRAPH Supplied

FEBRUARY 2017

our eyes are not deceiving you: The oversized badge on the nose of this bakkie does indeed belong to German brand Mercedes-Benz. Known for its dichotomous prowess in creating luxurious passenger cars on the one hand and trucks and buses on the other, it is betting buyers in the bakkie segment are champing at the bit for a classy bakkie such as the X-Class. It’s not the first auto maker to trial this idea, of course. Volkswagen launched the rather brilliant Amarok to widespread scepticism eight years ago, and has built a loyal fan base since, but still the vehicle has failed to make significant inroads into the sales of segment stalwarts such as the Toyota Hilux and Ford Ranger. Mercedes-Benz isn’t Volkswagen, however. For one, the brand with the three-pointed star carries a certain cachet that its more mainstream German counterpart doesn’t have, plus, the X-Class sits on all-important tried-and-tested mechanicals – those of the respected Nissan Navara. That’s right; under the elegantly stout skin of the X250d double cab beats a Nissan-developed 2.3-litre diesel engine with two turbos and a whole lot of torque down low in the rev range, right where it matters. Similarly, the German bakkie inherits the Japanese one’s robust underpinnings, including its all-wheel-drive system (cunningly rebadged 4Matic, in keeping with Mercedes-Benz’s nomenclature), but not its cabin, exterior lines or, on the flagship X350d model that will arrive mid-2018, its potent V6 diesel engine. Back to the X250d, which will launch here in April 2018 in three trim lines – Pure, Progression and Power – and two power levels… It’s a peach. I test-drove it in Santiago, Chile, and the Benz was easy to place on the city’s narrow, congested streets. It steers fluently and rides well, though with a firm edge. Compared with a multitude of oversized bakkies, the X-Class feels at home in an urban setting. Mercedes has worked hard to hush the engine, which it has done brilliantly, and to boost cabin quality, a front on which it’s been less successful. That said, the interior looks good, feels solid and, in Power trim, comes with a lengthy list of luxuries. Space on the rear seat, however, is tight; if you have a young family, take that baby seat on your test drive. Pricing hasn’t been confirmed, but odds are it will be close to that of the more powerful Amarok V6. The Volkswagen has the edge in terms of performance and ultimate refinement, but there’s no denying the X-Class trumps it on badge appeal. I can’t wait for the battle of the bakkies to begin. mbworld.co.za

TAKE A SEAT

A mix of permanent and impermanent elements – tables, chairs, stools, a fireplace – makes for flexibility in outdoor living spaces.

PREVIOUS PAGE Using modular furniture is the best way to create adaptable outdoor entertainment and seating areas. The new BRIXX collection by DEDON (dedon.de) includes fully upholstered seating and table elements that fit together neatly and as needed for whatever permutation best suits the occasion. 01 At Singita Sweni Lodge, a combination of built-in bench seating, armchairs, stools and side tables allows for the group size to grow and for guests to move around freely. Cécile & Boyd (cecileandboyds.com) was involved in the recent revamp of the lodge – note their use of jewel-toned and metallic accents, an effective way to elevate an outdoor space. 02 A structured corner in a crisp scheme of blue and white shows a well-considered use of colour and pattern. Designer Katharine Pooley (katharinepooley.com) created this smart seating area using the repetition of geometric motifs in the trellis, side tables and accessories. 03 Seats of different styles and levels make for an interesting dynamic, while cohesion is maintained thanks to the use of the same materials. This sofa and hanging seat combo from @homelivingspace (@home.co.za) is the epitome of beach chic.

04 This casual arrangement of chairs on a paved terrace may seem unplanned, but the iconic silhouettes were certainly not chosen by chance. Here, architect Brian Hess (hesshoen.com.au) has fashioned a stylish arrangement of Acapulco and butterflystyle chairs to match the grandeur of the house. A portable woodburning fireplace allows for social gatherings around a fire without having to commit to a permanent structure.

AL FRESCO EXPERIENCE

Creating a sheltered space conducive to eating and entertaining is a crucial aspect of your outdoor lifestyle. When planning such a space, consider the importance of making it easy to use and pleasant to spend time in.

01 Lush greenery softens the effect of the hard materials used to build a deck. This outdoor dining area by Eckersley Garden Architecture (e-ga.com.au) is an open social space that feels secluded thanks to its clever integration into the garden and the canopy of trellised vines. 02 Indoor-outdoor living is made easier with this smart deck design by Three Birds Renovations (threebirdsrenovations.com). A hatch between the kitchen and the outdoor area makes serving and clearing the table a cinch. Having additional seating in the form of counterside stools is convenient for enjoying drinks or accommodating unexpected guests. 03 Christopher Ward Studio (christopherward.it) illustrates how you can install quite serious and solid pieces outside – as long as they’re durable. Combining hard-wearing and high-end, a concrete dining table next to a built-in braai is flanked by Panton S-shaped moulded plastic chairs. The scene is set for a special occasion.

OUTDOOR ROOMS

An element of excess or the unexpected can take an outdoor space from functional to fantastical.

01 Don’t be afraid to use fabrics in an outdoor setting. They soften the effect of the elements and create comfort. This veranda has the feel of a boudoir thanks to the copious use of cushions and curtains. A daybed and rug complete the dressed-up effect. 02 Turn your garden into a an exotic escape with a Bali Dreams three-seater couch, available on advance order from Mobelli (mobelli.co.za). It has an aluminium frame covered with wicker, and the canopy can be removed. 03 The Kettal Cottage (kettal.com) by Spanish architect and designer Patricia Urquiola combines the compactness of a childhood playhouse with the romance of a cabin in the woods.

T

he wellness and beauty industries have exploded in the past few years – undeniably a reaction to the fast pace of life and high stress levels we’re continually sub ected to. Designated spaces that offer escape, sanctuary and restoration have become a way to recharge and regroup, but in an industry that risks saturation due to myriads of options, these businesses have to increasingly stay relevant to remain appealing to an eversavvier consumer. The rise of the niche spa (venues that specialise in certain types of therapies, or answer specific consumer needs) is one way they are setting themselves apart. From no-nonsense medical spas to holistic wellness retreats offering yoga and a vegan menu to those specialising in straight-up luxury, everybody’s needs are catered for.

THE PICTURE OF HEALTH

A global movement that has had considerable impact on the spa industry is the quest for real wellness rather than ust cosmetic perfection inner health, physical fitness and spiritual wellbeing. At Ila Spa at the RAAS Devigarh Hotel in Udaipur, India, a holistic philosophy goes hand in hand with a jaw-dropping location. Run by British skin-care brand Ila, the spa serves up a chakra-targeting series of treatments where wild-harvested ingredients and ancient healing techniques come together in the Devi Blessings – treatments designed by Ila founder Denise Leicester. Combined with yoga and meditation, a few days in the 18th-century palace will have you oating out on a cloud of serenity. At Villa Stéphanie at Brenners Park Hotel & Spa in Baden-Baden, Germany, the focus is less ethereal and more e cient and e cient it is. LUXURY LIFESTYLE

OLD-WORLD LUXURY

There is a certain clientele that wants to stay right at the forefront of the wellness frontier, and there are those who prefer uncomplicated pampering in a beautiful space with the comfort and familiarity that come with tradition. Hôtel de Crillon, managed by Rosewood Hotels & Resorts, recently reopened after a four-year restoration project with a brand-new look but the same sense of heritage. Under the guidance of artistic director Aline Asmar d’Amman and some of France’s top designers, including Tristan Auer and Karl Lagerfeld, this Parisian institution has been transformed to celebrate the 18th and 21st centuries alike in true French style. The newly designed spa, Sense, combines traditional indulgence and top amenities, including a men’s grooming area and a hair salon. In similar fashion, the Oriental Spa at the Mandarin Oriental Bangkok is a landmark steeped in history. Set in a teak mansion and surrounded by frangipani, it has the romantic charm you’d expect from a venue a century old. It has also had a revamp, with four new treatment rooms added to the Garden Wing, bringing the number to 14. Here, you can opt for time-e cient treatments and be on your way, or take it easy and stay a little longer.

FROM THE TOP The original spa at the Mandarin Oriental Bangkok is located in a 100-year-old teak mansion. | When it opened as the Oriental in 1876, this was the first luxury hotel in the Kingdom of Siam, now Thailand. The historical Author’s Wing, the original building given a facelift in 2016, is the epitome of glamour. | The revamped Hôtel de Crillon in Paris has a new aquatic area that features a gold-tiled pool and a mural by noted ceramic artist Peter Lane.

The Ritz reopened recently after a major overhaul, which included the creation of the Chanel Spa – Gabrielle “Coco” Chanel lived for a time at this iconic address. er timeless elegance inspired the spa s opulent yet sophisticated interior, which re ects her love of gilt surfaces and black accents. At the Armani Hotel Milano, each element was chosen or designed by Giorgio Armani himself to create a home away from home, but better. The 1 000 m2 glass-roofed spa is the epitome of sensual and sculptural talian style. In South Africa, the new Silo Hotel and neighbouring Zeitz MOCAA are must-visit landmarks for visitors to Cape Town. The ilo pa s compact proportions are counterbalanced by plush textures: mirrored lockers, velvet sofas and gauzy curtains, all in white for a cosy and indulgent e perience. For the ultimate in urban pampering, book a rooftop treatment and en oy a 6 -degree view.

CLOCKWISE FROM LEFT Inspired by Coco Chanel’s long-standing relationship with the Hôtel Ritz, the Chanel au Ritz Paris Spa incorporates her love of chinoiserie. | The Silo Hotel in Cape Town offers serious luxury, and its intimate spa is no different. | With every element curated by Giorgio Armani himself, the Armani/SPA in Milan reflects his minimalist, sophisticated style.

HOW DOES YOUR GARDEN GROW?

You don’t have to live in a large space to have a garden all of your own; you’d be surprised how easy it is to incorporate plants into your home TEXT Vicki Sleet PRODUCTION Genneth Lyn PHOTOGRAPHS Micky Hoyle, Warren Heath, Lar Leslie/Bureaux

HANG-UP If you’re stuck for space or perplexed by an expanse of empty wall, a hanging garden could be your green solution. It works well with succulents and hardy grasses that need little care and water. Choose a cylindrical container that sits comfortably against the wall and plant a selection of species with interesting shapes and colourways. Alternatively, choose plants with scented flowers and allow the fragrance to waft through your home. Hanging gardens planted with herbs and vegetables are increasingly being seen in urban environments. Keep in mind that they require plenty of sunlight.

VERTICAL CHALLENGE OPPOSITE Create a mini garden using pallet wood nailed together into a neat grid and criss-crossed with fishing gut, and deck it out with epiphytes, or air plants, which can grow without soil. Bromeliads are popular at-home epiphyte choices, as are some species of orchids. Watering is best done by removing the installation, submerging it and the plants in water for up to 20 minutes, then draining it well.

CONTAIN IT You don’t have to spend a fortune on a series of containers for a potted garden or green indoor installation. Look around you – things like discarded copper lighting components and PVC pipes could work. Use coir (fibre from coconut husks), which retains water very well, to create a sense of cohesion between the different containers. Whatever you use, you’ll need to ensure you have proper drainage. Drill or punch holes in the bottom of your container to allow excess water to seep out.

LIVING ARTWORKS Bonsai can be used as decor objects to make a style statement in your home. These miniature ornamental trees command attention and look great in a modern, minimalist space. Some of the species that do well inside are the Natal fig (Ficus natalensis), tiger bark fig (Ficus retusa), Japanese maple (Acer palmatum) and Chinese maple (Acer buergerianum). The tree on the left below is a Chinese maple that is about 40 years old.

DISPLAY CASE A terrarium garden is easy to install and maintain. You’ll need a glass container with an opening that’s big enough to fit your hand through. Start with a base layer of pebbles followed by some horticultural charcoal (to absorb fumes due to decomposing plant material in the closed environment), and on top of that goes a thick layer of potting soil. Adding moss in-between plants will help to retain moisture in the soil. Plants that are suitable for terrariums enjoy high humidity and low to moderate light levels, and will remain relatively small; these include ferns, miniature orchids, African violets, cyclamens, air plants and peace-in-the-home.

NEW YEAR HOME RENOVATION PLANS? FOR PEACE OF MIND, FOLLOW THESE THREE STEPS

The excitement of undertaking home renovations is more often than not also accompanied by some trepidation. This usually stems from the costs involved, the strain to find a reliable workforce and concerns to avoid the pitfalls of noncompliance with various laws and intricate municipal regulations. Take care to comply with the following three pointers to ensure you are legally compliant. 1. Get building plan approval from your municipality before you commence with the building works. Also relatively smaller renovations require liaising with the municipality, even if only to obtain their written authority that formal approval is not required. This requirement is not to be taken lightly! Our case law frequently deals with disputes involving applications by a municipality or a neighbouring land owner for the demolition of buildings

that were erected without prior municipal approval having been obtained. Remember that this is also a crucial aspect when you plan to sell your home. The absence of approved building plans for buildings on a property constitutes, in our law, a latent defect in that property. A voetstoots clause in a sale agreement will address liability for latent defects and works to protect an innocent seller from comebacks from the purchaser. For example, seller X, unawares that there were no plans for certain of the buildings on his property, will not be liable to buyer Y to make good his (Y’s) additional expenses incurred when his planned renovation to his new home involves costs of subsequent approval of existing renovations. However, if X knew that there was no plan approval, X may be held liable to Y for such costs and related damages.

2. Consult with appropriate specialists or visit the local municipal planning office to be informed of building limitations that may be imposed by often stringent municipal planning by-laws and zoning provisions. 3. Keep proper records of money spent. Should you be liable for capital gains tax on the sale of the property, the costs of improvements, alterations, renovations and so forth may be subtracted from the gain made on the sale, potentially reducing the amount of capital gains tax to be paid. (No such subtraction is allowed where the expense relates to repairs and maintenance.) STBB are the benchmark property law attorneys in South Africa. TEXT Herman Lategan PORTRAIT Philip de Vos PHOTOGRAPHS iStock by Getty Images, supplied

The neighbourhood in which he has lived for nearly 50 years has become a clone zone, writes Herman Lategan Have you ever felt like a dinosaur? If not, welcome to my world, ditto many of the old-time inhabitants of our neighbourhood. Several of them, too, feel like fossils out of place. As a resident of Green Point and surrounds for nearly half a century, I get the eerie sensation I have entered through a time warp and stepped right into a strange new country. Not fresh, however, as in innovative, exciting, different or pioneering. No, I have stepped into a dull clone zone. Let us start an imaginary walk as you enter Main Road on the side where the famous Fan Walk is. As you meander along, look across the street at the new developments that have sprung up. You will notice that most of these flats look quite the same, with some differences perhaps in height or minor details. The overwhelming feeling is that you have entered an architectural theme park. Some questions arise. What is this new generic look? Is there a term to describe this style? Perhaps Nordic Noir, as in cold, with a dark feel.

Further insults to the genius loci, the spirit of the area, are the characterless franchises that have opened on the strip. Evidently to appeal to the soulless template-people who frequent these places drowning in gluten-free organic almond milk and decaffeinated flat whites. How I hanker after the eccentric people and families who once lived here. We used to call Green Point “Gom Point”, because generally the people were “gom” (slightly rough, but authentic). It was a jolly mix of café owners, restaurateurs, mechanics, railway workers, fishermen, young and old, quite blue-collar. There were Italians, Greeks, Portuguese, Jews, locals, and pockets like York Road, which was mixed, where the Immortality Act was often contravened. Sex workers lined the streets and added pathos and the menschdimension. And then one morning you wake up in a place where so many buildings look the same, the parking bays are heaving with huge 4x4s and a handful of smoked lentils can cost you R48. Huh? I miss the old Portuguese woman and her two alcoholic sons who sold instant Frisco coffee from a polystyrene cup for R5. They would shake as they handed you the coffee, spilling some of it. You could sit down on Formica chairs and read the papers. If hungry, a hot dog would cost you about R10. It would be soggy, with brown fried onions. Labourers from around the area would come and chat in their overalls and eat fish and chips for R15. The smell of vinegar in the air. Damn, how I miss those innocent, colourful days when I look at these flats. When people were unconventional, down to earth, their hands dirty because they worked with them. And then one grey day you look around and you feel like a relic sitting on a marble floor in the foyer of some ultra-modern museum with bland strangers staring at you. #nothankyou. Designed by renowned French architect Jean Nouvel, The Louvre Abu Dhabi is set to springboard the region into becoming an arts and culture hub. It opened in November 2017 to much acclaim, not the least of which is its location on Saadiyat Island. The development is a complex of 55 blocks that looks like an archipelago within the turquoise waters surrounding it. Connecting the blocks is the architectural centrepiece, a gigantic mesh stainless steel and aluminium dome. The museum took 10 years to build and is a result of a partnership between the French and United Arab Emirates governments. louvreabudhabi.ae

HOT PROPERTY

No. Land Farming, a business started by eight young entrepreneurs from the University of Cape Town’s Postgraduate Diploma in Entrepreneurship Genesis Project, is based on a shared-economy concept. The idea is to plant fruit trees and vegetables on the properties of homeowners in and around Cape Town, and to sell the harvest in the marketplace. Driving the concept is the belief that conventional farming has become unsustainable due to climate change. According to this team of dynamic South Africans, we need to bring farming closer to our cities on a scalable micro-level, with little or “no land”. The business helps the landowners to maintain the crops through coaching and an interactive mobile app, and buys the harvested produce from them. facebook.com/nolandfarming

MABONENG RESCUE MISSION New York- and Naples-based architecture firm LOT-EK specialises in the upcycling of urban and industrial materials, such as adapting shipping containers for use in innovative architecture. LOT-EK teamed up with Propertuity, the developer of the Maboneng Precinct, to create the hub’s latest offering, Drivelines Studios. This mixeduse residential and retail development features 104 affordable studio apartments – ranging in size from 30 m2 to 45 m2 – built out of shipping containers “rescued” from a site 2 km south of Maboneng. The building is situated along a main road axis and marks an entry point into this vibrant precinct in downtown Jozi. mabonengprecinct.com, lot-ek.com

CLIMATE CHANGE ADAPTATION FOR CITIES Land in big cities is valuable and limited, so having to build reservoirs for storm-water run-off is a big headache for urban planners. Danish architecture firm Tredje Natur (Third Nature) has come up with a novel solution for this climate change adaptation with its POP-UP concept, which simultaneously addresses two other issues cities have to deal with, namely parking and outdoor spaces. The POP-UP is essentially a potential underground reservoir, an underground parking garage and a vertical green space in the middle. If heavy rains were to fall, storm water would fill the reservoir and push up the parking structure. The concept has been developed and refined for locations in Copenhagen and St John’s Park in New York, but it can be adapted to other cities dealing with similar problems. tredjenatur.dk

he mantra “location, location, locationâ€? is synonymous with real estate. It remains a key selling point, and the growing demand paired with the ďŹ nite amount of available space for development close to urban hubs is creating new opportunities for property developers and architects. ast-growing cities all over the world are reinventing their approach to urban design. n New York we see the rise of the so-called new generation of skinny skyscrapers as the pressure for land and the demand for residential accommodation grows. Johannesburg and Cape Town s inner cities are also fast transforming, with urban re uvenation and the repurposing of industrial and commercial spaces for accommodation. The Norwegian capital Oslo is one of the fastest-growing cities in candinavia and Europe, and the in u has created a need for new o ce solutions and residential housing of all types.

The Wedge is the last of 13 buildings to be completed as part of the Barcode Project in Oslo, Norway, which has seen the regeneration of a former docklands in the city. The rough red brick facade of the 11-storey office building adds an interesting visual element to the neighbourhood.

The th oor houses a communal canteen, shared meeting rooms and a roof terrace. The Wedge is almost an impossible building, as the plot is e tremely narrow and wedge-shaped, with a minimal footprint, says the CEO of A-lab, eir aaversen. To make the building work as an o ce space, the meeting rooms are cantilevered on the facade. One of the stairways is also on the outside of the building to save space. JOHANNESBURG REPURPOSING TO CREATE ECONOMIC OPPORTUNITIES “There’s a move towards compact living in Johannesburg, not only for economic reasons, as it saves on transport, but also because it is convenient,” says Odile Kgaswe, principal of Johannesburg-based OKA Architects. “Historically, most people would live outside the city, and mindsets are di cult to change. But slowly we see people with better incomes moving to town because they want to, not because they have to.” OKA caters to the growing demand for well-designed large-scale residential and commercial conversion pro ects in the Joburg CBD, and is currently working closely with property management company Molten Black, the developer of No. One Eloff. No. One Eloff, a 5 s building with a new coat of bright blue and yellow paint, used to be a retail centre and parking garage before Molten Black converted it into an apartment block with retail outlets, restaurants, parking and a jazz club on the roof. Tailored to young professionals with a mid-level income, the New York-style apartments combine affordable loft living with well-designed space. “Urban living means living in a limited amount of space with amenities like shops, school, restaurants and transport within walking distance of dwellings,” says Odile. At No. One Eloff, we aim to offer tenants all of these, hoping to improve their quality of life and make it a pleasurable, exciting experience. “Low-cost housing shouldn’t mean mediocre or sub-standard design. The units may be compact, but we took great care in planning the interiors to maximise the limited number of square metres.” Molten Black co-founder eoff Jardine says with the inner city changing rapidly, the services, products and lifestyle elements are also improving. Molten Black is very proud to be part of that drive to rebuild Joburg.

These properties form part of a precinct currently being developed as Joziburg, which will offer eat, drink, sleep, work, play, create and hangout spaces for Johannesburg’s inner-city inhabitants.” Jeffrey room and James uff are two entrepreneurs whose ive Easy concept addresses the needs of entry-level or mid-level salary earners, a huge and largely untapped market. ince safety is a primary concern for most outh Africans, the ive Easy 5 m2 nano-units provide 24-hour biometric security with controlled access, CCTV cameras and high fences. “Many of our tenants are used to a sharedspace environment,” says James, “and having a private, secure lock-up-andgo apartment is very important to them. Each unit has a self-contained en-suite bathroom and kitchenette. The common areas include a lounge, a caf , indoor and outdoor playground areas, free Wi- i and D tv access, braai areas, a gym, a cr che and hot-desk o ce space. James says Johannesburg is an expansive city; space is not at as much of a premium as in Cape Town. “The size of our units is driven by economics. By introducing a smaller oor space we are able to charge reasonable rentals and also ensure that over-letting doesn’t become a problem. Our business model is based on young professionals wanting to be closer to economic opportunities. Our accommodation is situated close to transport nodes to give people quick access to their places of work.” The ive Easy agship, a converted warehouse in Kew, was launched in eptember 6 and the first phase of 6 units was pre-let a month before the opening date. hase two, which comprises a further nano-units, is currently being developed. ive Easy s latest offering is a first phase of 5 nano-units, launched in December , in a newly converted building in New Doornfontein. Once completed, this development will comprise some nano-units and a wide range of lifestyle facilities.

ABOVE The Johannesburg inner city is seeing more and more large-scale residential and commercial conversion projects in response to the need for housing close to economic opportunities. OPPOSITE No. One Eloff, a newly converted mixed-use development in the Joburg CBD with 300 loft-style apartments, features industrial design elements, bright colours and bold signage in communal areas to create a vibrant and engaged environment.

CAPE TOWN COMPACT APARTMENTS FOR FIRST-TIME BUYERS With densification becoming the new normal in Cape Town as space for new developments becomes scarcer, the trend of micro-living is on the rise. A new sectional title development in Woodstock, On Albert, is a case in point. AJ roperty oldings is the developer, ouis Karol Architects designed the building, and Dogon roup roperties is marketing the units, which range from m studios to 5 m two-bedroom ats. All of them feature topend finishes, meg appliances and at-screen T s, and the availability of uncapped, unshaped fibre connectivity. Cape Town is an attractive city where housing is becoming more e pensive, so commuting distances are increasing, says Dr Eitan Karol, CEO of ouis Karol Architects. eople are therefore looking at new solutions, especially first-time buyers. We offer small, beautifully designed ats close to the CBD and to public transport, and, of course, one can even cycle to work. This is part of a global trend, further reinforced by digital living, where with high-speed broadband one can work and shop from home. Observatory, alt iver and Woodstock are close to the CBD and the Waterfront, and thus attractive for development. Not to be forgotten, says Eitan, is the fact that Woodstock and alt iver have not only industrial buildings but also established tight-knit residential communities, which need to be respected, and enhanced rather than removed.

There has been a very positive reaction from the public, says Byron Kruger, City Bowl agent for Dogon roup roperties On Albert offers young professionals a chance to get onto the property ladder. Another new brand of micro-living recently introduced in outh Africa is WJK s il Apple concept, which will be launched simultaneously in two developments in Cape Town and Umhlanga, totalling 6 apartments. The designs of the apartments are based on architecture typically found in Manhattan, New York, where the market has served the demand from principally young professionals and people working in the city. rices for the il Apple apartments will start from less than . The affordability levels in parts of the inner city of andton, Umhlanga and Cape Town s City Bowl have become prohibitively e pensive, says Dave Williams-Jones, CEO of WJK. The only way to bring the prices down is to design more compact apartments. We incorporate a living e perience within the development, including lifestyle facilities and amenities such as a restaurant, co-working spaces, curated retail outlets, a bouti ue coffee brewery, and roof terraces where residents can rela and meet up with friends. Considered urban design is the glue that holds a city together. t is a way of not ust looking at individual buildings, but seeing them as part of a precinct, as part of a greater whole. These types of developments offer savvy investors and budget-conscious first-time buyers an e citing new way to invest in residential property.

he Western Cape may be the primary destination for inlanders seeking a coastal lifestyle, but soaring property prices in this province, and Cape Town in particular, have made potential homebuyers turn their focus to the KwaZulu-Natal North Coast and South Coast. Pam Golding Properties reports 60% to 70% of buyers in the Zimbali area are from Gauteng. “KwaZulu-Natal has the advantage of having less congestion,” said CEO Andrew Golding in the 2017 Pam Golding Properties Residential Review, “and there are several growth nodes in Umhlanga, Ballito and Sibaya.” “Luxury estates from Umhlanga to Ballito are proving to be very popular,” agrees Tyson Properties director Lee Ellis. “Property prices along this stretch of the coastline are competitive and buyers get value for their money.” Security is an essential requirement for many people, he says, which is one of the reasons

luxury golf estates such as San Lameer and Selborne are attracting inland buyers. Tyson Properties Umhlanga principal Kerry Bailey says Sibaya Coastal Precinct with its sea-facing gated estates has seen major growth and is one of the bestperforming areas from an investment perspective. King Shaka and Durban international airports make it easy for businesspeople who prefer the coastal lifestyle to commute to work in Gauteng. Good schools, shops and medical facilities help to seal the deal. eeff roperties singles out Upper ighway within the Durban suburb of illcrest as offering e cellent value for money and good growth potential. Besides having good schools, the area has seen extensive development in the below-R2 million market recently, says eeff director Michele Wilson. The new Emberton Estate, with more than 500 units, has great investment potential, she says, and there is strong demand for property in Cotswold Fenns, adjacent to Cotswold Down Estate.

B AC K C H AT A Q&A ON THE MEANING OF HOME

THE GO-BETWEEN INTERVIEW Debbie Loots PHOTOGRAPH Liezl Swarts

For entrepreneur Nandi Dlepu, business is personal: Drawing on her experiences as a woman and a mother, she creates social enterprises and initiatives that lead to exciting collaborations WHERE WERE YOU BORN AND WHERE DO YOU LIVE NOW? I was born and raised in Port Elizabeth, and I now live in Craighall Park, Johannesburg. I love the parks, and that it is central and close to some great eateries. WHAT DO YOU DO? I run a communications agency, Mamakashaka, and I have a few of my own brands, or passion projects, as I call them. Previously, I was a producer in the television and ad industry. TELL US MORE ABOUT YOUR PASSION PROJECTS. After my son was born I wanted to connect with like-minded mothers living in Joburg, so I started a blog, Joho Moms, and a social enterprise with five other women, The Wknd Social. My partner, Hussain van Roos, and I also initiated a women-only social cycling ride, Ladies Brunch & Ride. Then Bloom followed, a conversation platform that inspires creative women in Johannesburg, New York and Harare through bi-monthly conversations. IS “HOME” A PHYSICAL OR EMOTIONAL PLACE? It’s both. I believe it is what we put into and associate with the physical space that makes it a home – when it starts to hold memories, when the trinkets have their own stories, when you imagine raising children, and when you have friends and family over.
