’m mad about my olive pitter at the moment, a recent surprise gift from a dear friend-slash-mostimaginative-present-giver-ever. I also once flew home with her sourdough starter in my hand luggage after nursing it for a week in a 4X4 freezer on a road trip. Miraculously it made it without frothing out all over the place but I’m still nurturing the dream of filling the house with the scent of baking bread… Perhaps you’re short on time, like me? ometimes a house fits so seamlessly into its environment, so authentically reflecting its colours, textures and moods, that it quite simply couldn’t be located anywhere else. This is the feeling created by the West Coast holiday home of Cape Town-based Pedro and Reneé De Sambento, designed to melt into its surroundings and mirror the quiet, astringent beauty of this particular stretch of coastline. What the couple had in mind several years ago when they began scouring the Western Cape for a weekend spot was a tranquil place where they could relax, far in atmosphere rather than distance from their demanding city lives. A wrong turn led them into the seclusion of Dwarskersbos and a ‘For Sale’ sign on a plot at the end of a track. By the following day their impulsive offer had been accepted and work on the house began. ‘We had no idea what it would entail,’ says Pedro. Apart from building restrictions governing permissible materials and paint treatments, there were questions of height, levels and density. Pedro was keen for the house to be as eco-friendly as possible and to make the most of its northeasterly orientation and uninterrupted sea views. The couple enlisted the help of architect Marco Bezzoli, whose thoughtful contribution was crucial to the evolution of what was a complex project, and builder Willie Liebenberg. The finished product, with its look of casual comfort, belies the passion and effort involved. The accommodation is generous but simple: an open-plan living area comprising lounge and kitchen occupies most of the ground floor, which is shared by the master-bedroom suite. There’s

a huge deck for long summer days and relaxed entertaining, and two en-suite bedrooms on the upper floor. The house is snug in winter, thanks to solar-powered underfloor heating, and idyllic in summer. ‘And the sunsets over the ocean are breathtaking,’ says Reneé. The furniture and accessories are a harmonious mix of locally sourced and imported pieces. Most of the large wooden items – the kitchen counter, the balustrades, the massive oak dining table on the deck – were made by local Velddrif wondercraftsman Johan Zwarts, while much of the living-room furniture was spotted on a trip to Bali and shipped back to South Africa. Offsetting the Cemcrete flooring throughout are plentiful timber features that echo the driftwood on the shore: currywood, giant slabs of Namibian oak given to Pedro by a friend who found them in a warehouse where they’d languished for some 80 years, myrtle trees from Sedgefield… Every aspect of the decor was scrupulously overseen by Reneé, a makeup artist with a professional’s eye for aesthetic detail. To

complement the dramatic wooden theme, she sourced gossamer-delicate light fittings from The African Queen Studio, a McGregor-based collective, and from Cape Town’s Nap Living. She’s a fan of all things Country Road (‘they love me there’), from the bedlinen and soft furnishings to the photo frames. In keeping with the palette of the outdoors, she dressed everything inside in sand, blue and white hues. ‘I bought up every white picture frame Country Road had in stock. Pedro got a lot of frames for his birthday…’ The couple’s daughter Sanchia, 7, loves to frolic in the icy Atlantic, but for the less hardy there’s an above-ground swimming pool (flanked by the riet-covered deck) and a discreet outside shower attached to a wall feature crafted from local stone. FOR SALE AND RENT The beach house is currently for sale for R4,995 million but in the meantime, it’s being rented on a daily basis at a rate of between R5 000 to R7 000 per night, depending on season, from Perfect Hideaways. In-flight wine listings have become good business for both airlines and wineries: an impressive food and wine offering tempts travellers to upgrade into the premium cabins, and airlines buy millions of bottles of wine from estates each year

S

leek Business Class lounge? Check. Modern fuel-efficient aircraft? Check. Lie-flat seats and smiling air stewards? Check. World-class wine? With rising costs and everincreasing competition, it’s become harder than ever for global airlines to tempt high-yield Business and First Class passengers on board. Loyalty programmes count for something, as do the comfort and spaciousness of the premium cabins, but leading carriers are increasingly using a glass of superlative wine as a point of difference. ‘A lot of research we’ve conducted recently shows that on long-haul flights the food and wine served on board is – after safety, punctuality and price – the biggest driver of customer satisfaction,’ says Christopher Cole, food and beverage and product change manager for British Airways, which has a diverse wine offering

on its hundreds of daily flights worldwide. With over 160 wines available on board each year, Dubai-based Emirates is also pouring major investment into high-flying wines. ‘We take wine very seriously as we have a global customer base who, rightly, expect food and drink of a quality level that you find in a top-class restaurant,’ says Joost Heymeijer, Emirates’ senior vice-president catering. ‘Our cultivated relationships with some of the world’s best chateaux give us access to some very exclusive and limited parcels of wine.’ That includes exclusive vintages of Dom Perignon, the rare Hennessy Paradis cognac, and ‘first growth’ wines from Bordeaux for First Class passengers to enjoy at the dedicated in-flight bar. Impressing passengers with wine begins with getting the right bottles on board, and airlines usually tailor their wine list according to the ‘typical’ passenger they expect in each cabin. ‘The First Class passenger usually has [his] own

wine cellar, knows the big and important names, and is drinking more classic and famous wines with a high brand value,’ explains Benedict Fanconi, manager: in-flight development, intercontinental for Swiss International Air Lines. ‘In Business Class there’s a very different mood and dynamic. The passenger is open to surprises and discoveries [as long as] the quality is high.’ To ensure a superior wine offering, most global airlines employ teams of professional tasters to curate their on-board wine lists. South African Airways convenes a panel of local and international experts to select the 48 wines offered each year; British Airways uses leading wine agencies Bibendum and Castelnau to compile its First Class and Club World wine lists; and Singapore Airlines employs wine celebrities including Oz Clarke to sit on its tasting panel. Down Under, Australian carrier Qantas enjoys an exclusive agreement with the experts and

mixologists from the acclaimed Rockpool Restaurant Group to select and blend their on-board wines. As airline panelists, their enviable job is to evaluate thousands of bottles and select those that tick the right boxes in terms of price and performance at 35 000 feet. ‘On board [an] aircraft aromas tend to be reduced, and the tannin and more bitter flavour components are often more pronounced. Hence, good flying wines are fruit-driven, with mild tannins and a balanced acidity,’ explains Clara Yip, catering manager at Cathay Pacific, which offers both Old and New World wines, and regularly includes local wines on flights to wineproducing destinations; premium travellers flying between Johannesburg and Hong Kong can currently enjoy the Mont du Toit Hawequas 2012. ‘We always look for wines with good acidity that tends to flatten when at altitude, which makes for a more balanced wine while flying,’ adds Heymeijer, who says South African estates including Ken Forrester, Rustenberg and Raats have all made it on board over the past year. In-flight wine service has become a further point of difference. Emirates now offers a canapé menu paired specifically with their selection of Dom Perignon vintages, while Qantas boasts specially trained cabin crew – dubbed ‘sommeliers in the sky’ – to up the ante in on-board dining. Ensuring passengers are impressed by the wine offering, and hopefully come back for more, is good business for the airlines, but on-board wine listings are lucrative for the wine business too. ‘It’s a wonderful marketing opportunity to get the wine poured and appreciated by the right market segment,’ says Rijk Melck, managing director of family-owned Stellenbosch estate Muratie, whose pinot noir is poured in the rarefied air of Etihad Airways’ First Class. Indeed, airlines are major customers for those wines that crack the nod. In the last financial year, Emirates spent over US$54 million on wine for its premium cabins, and remains the world’s largest single buyer of Dom Perignon Champagne. Qantas is the third-largest customer of Australian wine, and British Airways snaps up around one million bottles per year for its Club World cabins alone. ‘Obtaining a listing in a Business Class environment is a remarkable marketing opportunity for us,’ says Ross Sleet, sales director of Cape Legends, the luxury wine division at drinks giant Distell. ‘Orders can be substantial, upwards of 100 000 bottles. It can be huge business.’ Kobus Basson, owner and managing director of Stellenbosch estate Kleine Zalze, which has seen its wines listed with the likes of Air Canada and Delta Air Lines, agrees. ‘Generally speaking, it’s more about the reputation and marketing, but in some instances and with some airlines it can also be good business.’ In 2016 the Kleine Zalze Family Reserve chenin blanc 2015 will be enjoyed by the lucky few in Lufthansa’s First Class cabin. So, while those stuck in the depths of Economy Class may count themselves lucky to have an anonymous glass of red or white with their chicken-or-beef, up at the sharp end, the world of fine wine has come to the skies. And it seems airlines, travellers and winemakers are all more than happy to raise a glass to that.

y ultimate dream was to have a New York loft in a wild forest setting and I never thought it would be possible,’ says Jenni Button, her petite frame dwarfed by the incredible studio-like space she discovered, and made her home, on a mountain slope in Hout Bay, Cape Town. When house hunting, the South African fashion and interior designer was looking for a refuge where she could paint – Jenni studied fine art and has recently rekindled her romance with oil paint. She found it in this unique house with its immense proportions, hand-built by the previous owner a decade ago. ‘As I walked up the driveway, I knew this is where I wanted to live,’ says Jenni. The gate sports a sign that warns visitors ‘4X4s only’ and reaching the house requires a hike up 40 coarsely cut stone steps. With its dominating reclaimed factory windows and simple silhouette, the home doesn’t reveal much of what’s inside. It’s hard to capture the sheer volume of the space but the word ‘cavernous’ comes to mind – partly because of the fact that it’s secreted in the side of a mountain, and partly because the building is enriched with stone features, exposed brick walls and rough wooden floors. Jenni laughs that the house had many ‘Freddy Flintstone’ features when she purchased it, and her initial focus has been on bringing the various elements of the two-level building together with a consistent stone-grey palette – and taming the vast garden, which has taken up most of her time and energy. Clearly it has unlocked her creative juices – the large wall in the lounge area is freckled with portraits she’s painted. This portrait wall is flanked by an ornate hand-carved antique door from India and surrounded by a compendium of Eames and Le Corbusier originals (design investments she made in her early twenties), Chinese cabinets and traditional French country furniture.

While Jenni admits to an affinity for quite masculine design, her treasure trove of furniture suggests otherwise. ‘I can’t stick to just one style. I enjoy the juxtaposition of different influences and textures. And I think the items I’ve collected over the years work here because it’s such an eclectic space itself,’ she says. Amid the grey shades and taupes and neutrals that Jenni loves is a persistent thread of bronze, copper and brass – a gleaming bowl, a striking chandelier. ‘I love the warmth and richness of these shades. But I change my house around every couple of months, so you could come back and discover this wall is covered with acid-yellow paintings,’ she laughs. ‘It’s the beauty of having a house like this, which is such a canvas.’ While Jenni wishes she could spend her days painting, with the Klimt-like view of vast trees overlooking the valley at the back of Table Mountain, her fashion business and growing interior-design client base take her into the city every day. But weekends are spent painting or entertaining friends. Barstools hug the distressed-wood kitchen island and the diningroom table has tip-to-toe additions to make space for more guests. The half-moon tables, bought from a bric-a-brac shop in downtown Cape Town, ‘make the table longer, but also add interest’, Jenni says. Ever the tinkerer, Jenni has plans to enclose the mezzanine floor, home to her en-suite bedroom, with glass. She’s also currently excavating a space to build a wine cellar and dreams of adding a studio behind the existing structure. This will provide her with further solitude and a canopy view of her ‘mad garden of trees’. The view from Jenni’s bedroom is perfectly positioned to capture this leafy view, and Jenni says no two days are the same. ‘When I wake up in the morning, the light starts pink and then turns orange and fades into blue,’ she says. In spite of it stony form, it seems this home is destined to be always infused with colour – by Jenni’s hand or that of nature. CUTTING EDGE The next big thing in pool design is the knife-edge pool. Functioning in a similar way to rim-flow pools, knife-edges also have a perimeter overflow that catches the water and funnels it back into the pool. Q&A JEROME DAVIS FROM ECO POOLS (ECOPOOLS.CO.ZA) Q: How popular are eco-pools locally? A: Natural swimming pools have seen significant growth in South Africa over the past few years. The call for natural pools has burgeoned as consumers become savvier to their value and the dangers of chemical pools, and the demand for EcoPools in hotels, guesthouses, health spas and game lodges has increased markedly in the last few years. The decision for a manager or developer looking for green credentials is made easier by the cleaner, more reliable filtration technology now available, while their guests enjoy a more relaxing and healthier swimming option – a win–win solution. Q: What are some of the biggest trends in eco-pool design? A: As the market has matured, there’ve been vast improvements and valuable learnings – better technology, for example, has led to advanced filtration with significantly less algae. Because of their strong visual appeal,

the potential of eco-pools to link the garden with the living space, and the healthy bathing experience, natural swimming pools are now being seen as an asset and an investment, and may substantially increase the value of a property. A further area of development has been through our EcoPools Horticulture division, where a diversity of new wetland plant species have been adapted for use in our EcoPools. The result is a wide range of textures, flowers and colours. Q: What are the benefits of an eco-pool? A: The vast majority of people who opt for EcoPools are doing so because of the many health factors, less maintenance, the significant (up to 70%) saving in electricity and the fact that they’re beautiful year-round rather than just a place to swim for a few months of the year. JOURNEY TO MARS The Mars Ice House was the winner of the 3D Printed Habitat Challenge for Mars, sponsored by NASA and American Makes. Designed by a collective comprising Space Exploration Architecture (SEArch) and Clouds Architecture Office (Clouds AO), the winning prototype had to be a habitat for four, made from materials indigenous to Mars while highlighting 3D printing techniques. The winning team was inspired by water’s various states, and the Mars Ice House stood out as one of the few entries that didn’t bury the habitat, showing instead a dwelling perched above the surface, with a thin vertical ice shell capable of protecting the interior from radiation. The team experimented with 3D ice prototyping, redefining traditional methods of 3D printing by relying on the physics between solid and vapour states. marsicehouse.com

trung along the KwaZulu-Natal North Coast from Durban to Blythedale, one blossoming town after another is becoming increasingly independent of big brother Umhlanga. These little villages, previously too distant from economic hubs to be considered primary residential locations, now not only have easy access to those hubs but have become hubs themselves. Not that long ago, property statistics in little towns like Umdloti and Sheffield Beach were weighted towards holiday homes, but improved transport links have shifted that balance. In Sheffield Beach, for instance, investors can tick the box for a smart location in the prized and proven North Coast belt, yet still enjoy small-town peace and quiet, views and glorious beaches. Last year, Cenprop Developments, who’re behind Dunkirk at Salt Rock, launched Loxley, a boutique estate of 27 plots – 1 000+m2 sites with sea views, with an appealing price tag of under R2 million. Cenprop’s Kevin Swart estimates the estate will comprise 80 per cent primary residents, 60 per cent of them 30- to 45-year olds, either without kids or with young families. Holiday-home investors are Durban locals keen for an easy weekend getaway, or Gauteng based. Many estates shy away from short-term holiday rentals, so these will be owner-occupiers. Development on the KwaZulu-Natal North Coast is dynamic and relentless. The massive migration of people into the area has spawned new private schools, hospitals, residential estates and commercial business parks. ‘KwaDukuza Municipality is predicted to grow at a steady six per cent per annum over the next three years,’ says Neil de Beer, Pam Golding Properties’ area manager Ballito. Investors range from residents of Gauteng, Mpumalanga and the Free State, to returning UK and Canadian expats, and international investors/ swallows who stay for the summer months.

Seeff’s Dolphin Coast principal, Andreas Wassenaar, considers Ballito’s new R46-billion mall as one example of a large-scale project that has become feasible because of development, and which will in turn be a catalyst for further development. Gated-estate living is the most buoyant sector for residents and holiday-homers. Wassenaar points to Zimbali Coastal Resort (recently voted the best estate in the country), Simbithi EcoEstate, Dunkirk Estate, Brettenwood Coastal Estate and Palm Lakes Estate as hotspots. Estate living is increasingly first prize, particularly for young families. De Beer pegs buyers at an estate such as Simbithi as between ages 30 and 50, while 74 per cent of recent Zimbali buyers fall into the 18- to 49-year-old range – 60 per cent from Gauteng, 30 per cent from KwaZulu-Natal, and the remainder regional and international (mostly returning expats). The resident-owner percentage there has risen from

History shows that in rough times, a holiday home will be offloaded first and fast, often to the detriment of the investment.’ In the FNB Property Barometer, John Loos, household and property sector analyst for FNB Home Loans, describes the current South African landscape as ‘an economy teetering on the brink of recession’. Loos notes that ‘after some resurgence, off a low base, through 2013/2014, the FNB Holiday Town House Price Index has more recently shown signs of a loss in price growth momentum’. All signs point to an uneasy economic time ahead, but listening to the keen rustling of paper by both developers and the public after the recent release of Tongaat Hulett land in the Sibaya precinct around the little coastal holiday mecca of Umdloti, who knows…

30 to 50 per cent, driven by the airport (Gauteng commuters). Many holiday homes are still being purchased with a view to retirement. The holiday-home market offers a number of investment models: short-term holiday rentals (often very high); a combination of rental and self-occupier; and those who buy in the upper end, often in estates, for private use. Increasingly, well-positioned holiday homes are considered good long-term investments for retirees, either to live in later, or to enjoy the rentals as a supplementary income before or

AGREEMENT DUE DATES – PITFALLS! There’s no harm in coming to the assistance of someone with whom you are contracting. Imagine you sell your interest in a close corporation (with your residential home as the corporation’s sole asset) to P and providing in the agreement that P must have confirmation of loan approval by a certain date. But a few days before the due date for the loan approval, P tells you that he needs more time and, in contemplation of helping along the transaction, you agree orally that he can have another 30 days. P now turns around, before expiry of the additional 30 days, and cancels the sale, stating the fact that he could not get financing in the initial period agreed to, as the reason. You think he has no right to do so, as the period in which to obtain financing was extended.

The scenario above is similar to the facts in the 2010 matter of Dreyer v Lubbe. Upholding P’s argument, the Western Cape High Court noted that the written agreement between the parties had a clause stating that no variation of any terms of the agreement would be valid unless reduced to writing and signed by the parties. (This is often referred to as a ‘non variation’ clause and is commonly included in agreements.) As such, the oral variation of a material term was invalid and the agreement did in fact lapse when P failed to get loan approval by the date stipulated. PROPERTY INVESTORS HAVE TURNED AN EYE TO THIS TINY INDIAN OCEAN ISLAND, A RUGGED LAND OF EMERALD RAINFOREST AND ENDLESS BEACHES

THE MARKET As recently as 2009, Sri Lanka wasn’t far from bloody conflict. Although the south of the island remained relatively safe, a civil war raged in the north for 26 years. Since the end of the war, and with the improvement of infrastructure, Sri Lankan homes have been much in demand, especially with foreign investors. HOW TO BUY ‘In the recent past there was a 100 per cent tax imposed on foreigners, or local companies with over 25 per cent foreign ownership, buying freehold property,’ says Ivan Robinson of Lanka Real Estate, who has been in the Sri Lankan property business since 2002. Robinson explains that, under the new Rajapakse government, this tax has been removed. ‘As of August 2014, any foreign national wishing to buy a freehold title can purchase shares up to a

maximum of 49 per cent in a local company that subsequently buys a property,’ he says, adding that a foreigner, or a local company in which any foreign shareholding is 50 per cent or more, may purchase a condominium apartment on or above the fourth floor of a building without any restrictions. But, he warns, ‘This is still being debated in Parliament so the most important thing is to shop around for the best lawyers who not only understand the latest amendments to any land laws pertaining to foreign buyers but, most importantly, are thorough in their title search.’ WHERE TO BUY Galle, located on the southwestern point of Sri Lanka, is favoured by many expats, while others consider Kandy and the hill country of south-central Sri Lanka good investment options. According to Robinson, the price per acre of land in Galle is up more than 20 times since he moved to Sri Lanka 13 years ago. WHAT TO PAY R6 million for a five-bedroom seafront property about an hour’s drive from Galle; R13 million for a four-bedroom home with a pool on the beachfront in Galle, less than a 20-minute drive from the historic fort area.

THE MARKET After the financial crisis, London housing became one of the hottest assets in the world. However, high prices and a major tax-regime shift have helped cool the market for homes in Britain’s capital. The number of properties sold in prime central London fell 14 per cent in the third quarter of 2015, compared with the corresponding period a year earlier, according to data provider Lonres. The average price per square foot increased just 0,7 per cent to £1 832 (around R39 000). HOW TO BUY On acceptance of a verbal offer, the agent will make a submission to both the buyer’s

and the seller’s solicitors via a Memorandum of Sale. The former then has the opportunity to raise enquiries on the title. Once the completion dates have been agreed, the buyer will be required to pay 10 per cent of the purchase price. Only at this point is the contract between the parties binding and neither can withdraw without the risk of incurring penalties. On the date of completion, the solicitor will arrange to settle the remaining sum for the property and then register the title at the Land Registry and send the buyer evidence of registration. Thereafter, the property belongs to the new owner. (Note that mortgage offers tend to be slower – most mortgages come through within about five weeks of an application being submitted.) Similarly, prime north London, centred on Islington, is up 15,8 per cent year-on-year.’ WHAT TO PAY ‘The reality is that average values for London are now irrelevant,’ says Kate Faulkner from advice firm Property Checklists. ‘They run from £228 000 [about R4,9 million] to £1,2 million [around R25,7 million], depending on the area. It’s an international city, and just as there are thousands of property markets across the UK, there are hundreds of different markets within London. It’s all about local prices on local streets.’ That said, the average deposit for a first-time buyer is in the region of £50 000 (about R1,07 million).

ncreasingly, the global trend in high-end real-estate developments is towards providing owners with a number of luxury amenities… and no one does this better than a hotel.’ David Cohen, managing director of Signatura, a company that specialises in developing luxury Cape Town apartments, is succinct in his summation of the impetus behind the current craving to invest in a hotel-branded private residence. His high-end property-development group is responsible for the conversion of one of the Mother City’s most iconic buildings, known for years as Safmarine House, into the new five-star Radisson Blu Hotel, where floors 12 to 23 will comprise a top-calibre residential offering. But luxury hotel residences don’t just offer cachet and convenience; they’re often a sound investment that will hold their value. According to Cohen, ‘The ability to rent long term or to put the unit in a rental pool provides owners

Hailed as one of the most desirable addresses on the planet, One Hyde Park lies between the beauty, tradition and tranquillity of Hyde Park, and Knightsbridge, one of the world’s most luxurious shopping districts. All the services of the hotel – from the ozone swimming pool and Zen colourtherapy relaxation area to acclaimed British cuisine at Dinner by Heston Blumenthal – are available to well-heeled residents. If there’s a property to rival One Hype Park, however, it’s the Finchatton-designed penthouse at The Connaught five-star hotel in Mayfair. Across the pond in the US, Knight Frank reports that sale prices at the Edition Residence in Miami (miamibeacheditionresidences.com) – hotelier Ian Schrager’s project – are twenty per cent higher than those in similar non-branded developments nearby. And the rest of Europe is catching on fast, too, with the likes of The Chedi Residences (thechedi-andermatt.com) in the five-star Chedi Hotel in Andermatt in the Swiss Alps, and Amanresort’s Amanzoe in southern Greece. Awarded runner-up in the prestigious 2015 Condé Nast Traveler Readers’ Travel Awards in the category ‘Best Hotels in Europe, Turkey and Russia’, the villas at Amanzoe bring the Aman hotel experience to one of the most thrilling destinations in the Mediterranean, the Peloponnese – also known as the Greek Riviera. Founded in 1988 by renowned hotelier Adrian Zecha, Aman currently operates 30 of the world’s most elite boutique hotels spread over five continents, a select few of these offering a residential option. WHAT’S IN A NAME? The highest form of brand experience today goes beyond carrying it as a purse, driving it or wearing it – the ultimate sensation is living in it. For those who like the reassurance of a big luxury name whose style and standards remain the same wherever they are in the world, a luxury residential scheme branded by a major international designer is a pleasing new trend. International high-net-worth individuals, particularly those who’ve come into their wealth within a very short space of time over the last five to 10 years, gravitate towards an established brand name as it’s one they recognise. It speaks to them aspirationally of quality, luxury and a certain level of service. Furthermore, it’s about an exclusivity that ‘‘only money can buy’’. As the world becomes more and more of a global village, international clientele are willing to pay a premium for a brand name attached to their home which is renowned and admired the world over.’ But beyond the spa and sandwiches, security and investment incentives that living in a hotel provides, there’s also that ineffable feeling of, despite having travelled the globe, simply coming home. ‘The notion of being able to hang your hat in the same place every night is an appealing one,’ says David Cohen, adding that ‘the valet and concierge don’t hurt either’.

GREEN UP Top green features for your home that add value and save money

ore and more people are appreciating the need to ‘go green’. This isn’t just due to notions of looking after the planet and protecting our resources, but because being energy and water efficient can save a lot of money. That’s why homes with green features are becoming more sought after and can command higher prices on the market. Buyers are aware that while they might have to pay a little more up front, in the long run it will be worth it. The first thing to think about when it comes to energy efficiency is how well your home is insulated. In South Africa we’re familiar with placing insulation in the ceiling, but a lot of energy is lost in other ways. If you’re renovating or building a new home, it’s possible to place insulation under the floors and in the walls as well. This will reduce heat loss in winter and keep the house cooler in summer. Another excellent form of insulation is double-glazed windows. These significantly reduce energy loss and draughts, and have the added benefit of being more secure since they’re very difficult to break. They also lower outside noise levels. Lighting uses a lot of electricity, and finding ways to let in more natural light can therefore be an excellent cost-saver. Adding a skylight or extra

windows is an obvious approach, but you can also do more innovative things like changing your entrance and hallway doors to glass and making clever use of mirrors that reflect light around a room. If putting in a big skylight isn’t an option, you could consider using tubular daylighting devices that stylishly bring light into any area, including a corridor. Solar water heaters are becoming increasingly common and for good reason. These systems can reduce the cost of heating water by between 50 and 80 per cent, which will have a dramatic effect on your overall electricity bill. If you want to go a step further, you can also instal solar panels on the roof that run appliances like TVs, computers and the fridge, and reduce your reliance on the grid. When it comes to saving water, the place to start is always low-flow taps, toilets and shower heads. Most important is the toilet, which can use significantly more water than anything else in your home. Also consider putting in a grey-water irrigation system for your garden. This reuses water from the bath, shower and even the washing machine if you use biodegradable detergents and can potentially eliminate the need to use potable water for your plants.

THE RIGHT MOVE How to prepare for moving house

M

oving house can be very exciting but it can also be highly stressful. There’s so much to do and think about that you can easily become overwhelmed, despite the thrill of having a new home. To prevent the experience from descending into a panic, it’s best to be prepared. There are some simple and important things you should do beforehand to help things run as smoothly as possible. The starting point is to identify a moving company. If you have friends and family willing to assist with the smaller items, that’s a great help, but it’s best to leave large furniture and appliances to the experts who have both the manpower and the experience. For peace of mind, make sure that your mover is registered with the Professional Movers’ Association, which sets standards for the industry. Even if the mover is reputable, though, don’t neglect to take out sufficient insurance. Anything can happen on the road, from fire to hijackings to accidental handling damage, and losing your entire household contents would be a huge financial burden. Most movers these days offer a packing service, which is a big help, but don’t leave everything up to them. Make sure you pack at least one box of your own with essential items that you know you will need and won’t want to search for, such as toilet paper, washing-up liquid, a torch and pet food. And don’t forget to keep a pair of scissors or a stanley knife aside to open all your boxes. A move is a great time to de-clutter and purge the things you no longer need. Go through every room and decide what you want to keep and what you can get rid of. Movers will simply pack everything in sight, so make sure the things you don’t want are out of the house before they arrive. It’s important to be ready for any eventuality at the house you’re moving into. Before you take residence, you should ask the seller or landlord to show you where to find important things like the water mains, the electricity box and the municipal drain. You should also enquire about whether any surfaces need special treatments or cleaning products, such as wooden floors or glass countertops. And ask where they bought the

kitchen and bathroom tiles and whether they still have any tins of paint the same colour as the walls. Vitally, make sure you have all the keys, and check that they work. You don’t want to arrive at your new house only to find that you can’t get in the front door. Don’t forget about the keys for things like garden sheds and garages. Finally, remember to update your insurance policy. It’s often the last thing on anyone’s mind in the flurry of activity around a move, but make sure that you remain insured by notifying your insurer of the move in advance so that the policy reflects your new address on the day you move in. That way, you can be sure of staying covered.
