A Message from DVBA Mysha Dewar-McClelland, President of the Dunbar Village Business Association Welcome to the early spring issue of Dunbar Life. It’s been an extremely wet winter, and such a contrast to last year’s perpetual snow!

One of our new businesses, Trans4mation Health and Wellness, recently opened in central Dunbar. The owner, Susana Abreu Bello, is warm and welcoming with a magnetic personality. She offers kettlebell, TRX, yoga classes as well as personal training.

Dunbar has been through many changes over the past year and more changes are coming. It is with great excitement that we welcome not only new residents but also many new businesses to our community. We encourage you to visit and say hello to some of our newer neighbours: Vibes Fitness, Boulevard Valet, Hob Too Furniture, Q Coffee, YNP Dunbar Pharmacy, Cantina Pana, H-Mart, Trans4mation Health and Wellness, Sweet Somethings and check out the Dunbar Community Garden.

Opus Academy is an after school program for young people. Founded in 2004 by Janette Lim, the Academy was created to serve the growing need for enrichment education for students of all ages and skill levels.

We would like to extend an enormous thank you to Stong’s Market and Vancity for sponsoring the DVBA’s Dunbar Village for the Holidays in December. This festive annual event always fills the Village with holiday cheer. Musically Yours, the wonderful a cappella trio, stepped inside businesses to serenade delighted customers and merchants. Outdoors, people were treated to old-fashioned complimentary horse-drawn carriage rides as well as hot chocolate courtesy of Stong’s Market. The DVBA would also like to thank Dunbar residents who donated to the Vancouver Food Bank during Dunbar Village for the Holidays. Three large containers of food were dropped off at Vancouver Fire Hall No. 21 and a cheque in the amount of $174.30 was presented to the Food Bank. Next year we hope to be able to donate even more. In this issue we are pleased to introduce you to two Dunbar Village businesses.

Our Champions of Dunbar Village are two impressive community organizations that are playing a huge role keeping the streets of Dunbar clean. Mission Possible (MP) and Coast Mental Health are part of a mobile micro-cleaning project that the City of Vancouver and Vancouver BIAs began in 2016. This program has grown in a very impressive way with three 4-hour visits per month within Dunbar Village. Our recently introduced ‘Ask an Expert’ feature has been well received. This month the community will be receiving valuable advice from Feature Projects, Gold Star Shoe Rebuilders, JAK’s, The Dailey Method and Massage Therapy on Dunbar. Finally, be sure to read our winter story about the baseball diamond freezing over in Dunbar Memorial Park this past Christmas holiday to the delight of several neighbourhood kids. Please take a moment to enjoy everything Dunbar Village has to offer, and watch over the coming months for the gorgeous display of cherry blossoms throughout the neighbourhood.

Trans4mation Health and Wellness: A Mindful Approach to Training Story by Sarah Gordon

Susana Abreu Bello had always wanted to go into business for herself. She says, “It’s in my blood. Both my father and grandfather were entrepreneurs and inspired me to think outside the box.” She knew it was only a matter of time before she too would take the plunge. Having worked for over twenty years as a personal trainer with some of Canada’s major fitness corporations, Susana decided to seize the day and venture out on her own to pursue her dream. In the summer of 2017 she discovered a former Dunbar fitness studio was for sale and Trans4mation Health and Wellness was born. Warm and welcoming, Susana has a magnetic personality and is quickly becoming integrated into the Dunbar community. She is getting to know other business owners and residents and has recently joined the Dunbar Village Business Association as a board member. 8

She is an advocate of supporting local businesses and mentions that she enjoys cross training at Elements Academy and is a big fan of Pure Integrative Pharmacy.

Susana says, “I love Dunbar. I feel like I have been here a lot longer than I have.” Originally from Caracas, Venezuela, Susana moved to Canada as a young adult. At that time she was a professional musician and songwriter and spoke no English. She says, “I feel so grateful. I came here not having anything and learnt the language. I went to UBC when my daughter was an infant.” When Susana created the business name Trans4mation Health and Wellness she thought incorporating the number four would make it unique and recognizable. www.DunbarLife.com | February 15 - April 15, 2018


Subsequently, she discovered that in numerology four is much more relevant than she realized; it is connected to strength and change which is symbolic of her new business and personal life.

The word fitness is deliberately left out of the business name as Susana takes a mindful approach to training. She remarks, “People go where they feel connected.” Susana brings impressive credentials to her one-woman operation. She holds a B.A. in Psychology. In addition she is a BCRPA Registered Supervisor of Fitness Leaders, a 200 Hour Registered Yoga Teacher and is an ACE Personal Trainer and ACE Behaviour Change Specialist. Approaching health from a holistic perspective and providing her clients and students with the support and encouragement they need to reach their highest personal potential is important to Susana. As a health and wellness advocate, she leads by example; she exercises five or six times a week and meditates daily.

She is very proud of her client retention rate – ninety five per cent of customers from the former fitness studio have remained.

Commenting on her new business Susana says, “I feel accomplished and empowered.” Trans4mation is a cozy space; some renovations will take place this summer including new floors that will enhance yoga classes. What goes on at Trans4mation Health and Wellness? As the exclusive trainer, Susana instructs her clients in kettlebell and TRX classes. Susana says, “For client’s safety, in order to join the kettlebell group training, you must take two intro sessions.” A Navy Seal invented TRX suspension training. If you have ever seen black and

Another goal is to teach wellness. Susana says, “I think people need to teach and tell their story.” Numerous ideas are percolating including holding a night of community meditation; she sees the importance of offering this to the neighbourhood.

yellow straps hanging in a gym, that’s TRX. This full-body strength workout utilizes a person's own body weight instead of relying on machines or dumbbells. In addition, yoga classes are offered including flow, yin, meditative and one on one-yoga instruction. She teaches small groups with a maximum of four to six participants. Wellness workshops are in the works and Susana also plans to bring in guest speakers regularly, which will be open to the public.

Opus Academy: Developing Potential Through Enrichment Learning Story by Sarah Gordon

Have you ever driven by Opus Academy, located at the south end of Dunbar Street near West 41 Avenue, and wondered what takes place there? Opus Academy was founded in 2004 by the school’s director Janette Lim, and was created to serve the growing need for enrichment education for students of all ages and skill levels.

Pepperdine University in Educational Leadership & Administration, a Master of Education from University of Calgary in teaching & Learning and a MBA from Queens University. During her time teaching she received feedback from parents and discovered there was a lack of good enrichment programs.

Janette set out to create an enrichment program for students to enhance their academic performance, increase their self-confidence and develop a lifelong love of learning.

Janette is an ardent supporter of education. After arriving in Canada 25 years ago from the Philippines she taught ESL at community centres and also tutored. She has earned three degrees: a Doctor of Education from

Opus Academy has a number of small classrooms, which are perfectly sized for the low student to teacher ratio. Janette points out classes can either be one on one or can accommodate a maximum of four students. Janette remarks, “Most of the families we work with live on the city’s west side so it is very convenient for them. All instruction is in English. Classes begin at 4:00 p.m. on weekdays and the school is also open on weekends. While some students attend once a week others come up to three times a week for different programs.” Students range from four to twenty year olds although the majority of Opus’ students are teenagers. Some university students also attend to seek help with their studies. One of the classrooms is dedicated to the Education Program for Gifted Youth (EPGY) developed by Stanford University in California. This program focuses specifically on Math (for kindergarten to university aged students) and English (Grades 2 to 10). Opus Academy is the only location in Vancouver where you will find this special program. The courses use a variety of technologies to provide gifted students with a multifaceted,

highly individualized learning environment. Students who show ready mastery move quickly through a course, while slower learners receive the attention they need. EPGY courses are taught in a real classroom with face-to-face tutors who are available while the students are working on the computer-based curriculum. Qualified instructors monitor student performance and provide tutorial support. Another of Opus Academy’s most popular programs is Communication Arts, which teaches students the art of public speaking, speech arts and drama to develop students’ creativity and speaking skills. Janette says, “There are so many success stories. We have seen students flourish in this program. Our goal is to train students of all ages to speak and perform with confidence and empower them for a lifetime of success in their personal and professional lives.” Opus Academy has a team of 10 teachers who are either B.C. certified teachers or hold Master’s degrees. In addition, four administrators round out the staff.

“Our teachers and administrative staff are our greatest assets. They take good care of the students and their parents by offering personalized care.” Janette Lim Janette oversees planning and management. As well, she manages the Academy’s university counselling program. She has an incredible amount of knowledge to share as she has visited many of Canada and the United State’s top universities. She is a member of the National Association for College Admission Counselling in addition to the Independent Education Consultants Association. She shares her knowledge to guide students through the complex application process to gain admission to American and United Kingdom universities. She says, “Over 26 per cent of high achieving students in the U.S. use an educational consultant for this purpose. American universities look at grades, extracurricular activities and leadership

qualities. My goal is to help find the best fit for the student and to make their application stand out.” Opus Academy’s test preparation programs sharpen students’ skills to reach or even exceed their goals. Janette says, “Our students have seen great improvement in their scores; this helps them to achieve their admission goals.” Opus Academy offers both spring and summer camp programs. Give Plants the Best Chance As a majority of our boulevards are tree lined, the soil below is often completely root bound. If you begin by removing your lawn, it is important to install enough soil for a new planting. Do this by creating a gentle berm out of the soil, so it arcs above the grade of the sidewalk. This allows enough soil depth for planting and improves the establishment of new plants. Great Plants for Birds and Bees Ideally, you could install drought tolerant plants and shrubs that once established will be able to deal with the extremes of our weather conditions. Recommended native species include salal, elderberry and saskatoon berry. Lavender, rosemary and echinacea do extremely well and are loved by the local bees. Cover the entire garden area in a good thick layer of composted mulch. This will reduce weeds from starting, allow the moisture to stay in the soil and naturally fertilize plants.

Champions of Dunbar Village: Joining Forces to Keep Dunbar Clean Story by Sarah Gordon

A clean neighbourhood is something we all enjoy, it reflects a well cared for community and enhances it’s aesthetic value; it is also a mirror of a district that is vibrant and thriving. Interestingly, studies have also shown that people feel safer in clean surroundings. By no means is Dunbar is a litter free zone, in fact every day random garbage such as coffee cups and cigarette butts are tossed aside, but there are people working hard to keep unsightly waste to a minimum. This is the story of two groups that are playing a huge role to make this happen, and we are pleased to shine the spotlight on these Champions of Dunbar Village. In the summer of 2016 the City of Vancouver launched a mobile street cleaning pilot program. Both Mission Possible (MP) and Coast Mental Health were awarded contracts to provide street cleaning services to Vancouver’s 22 Business Improvement Areas (BIA) on a rotating basis. 24

In 2017 a total of 38,000 single use coffee cups were picked up in the Vancouver neighourhoods that participate in this street cleaning program. Mission Possible is a community economic development agency in Vancouver’s downtown eastside. Since 1992 MP has walked alongside people challenged by homelessness and poverty. Through its employment readiness program and social enterprises the organization is transforming lives by helping people experience a renewed sense of dignity and purpose through meaningful work. Mission Possible currently runs two social enterprises, MP Maintenance and MP Neighbours that employs an average of 50 individuals per year in transitional jobs.

The organization’s relationship with the City of Vancouver began in 2009 when they were contracted to remove graffiti in preparation for the 2010 Winter Olympics. Dunbar Village Business Association (DVBA) chooses the dates it would like cleaning to occur and it is based on availability. The MP Clean Team comes to Dunbar twice a month. Five crew members go out with a supervisor. The clean up takes three hours and concentrates on Dunbar Street and nearby alleyways. David Greaves is the Manager of MP Maintenance. He says, “The MP Clean Team takes pride in delivering mobile cleaning services to the 22 Business Improvement Associations throughout Vancouver. “They see the value in the before and after and the impact they make.”

“The DVBA has been very supportive of the work our team performs. The workers receive compliments and nods of recognition from the wide array of businesses as they clean up along Dunbar and West 41st,” he says. Natasha Kolida is an Employment Counsellor with Coast Mental Health and she is also the new supervisor of the organization’s mobile street cleaning program. Like Mission Possible, Coast Mental Health

is contracted through an annual grant from the City of Vancouver. The crew is composed of individuals with disabilities and mental health issues; being employed as street cleaners helps transition them for future opportunities. CMH’s cleaning crew visits Dunbar three times each month. Natasha joins the team of four cleaners. Another component of her job is to work with clients to form educational and career goals.

Natasha says, “People regularly thank the team for their good work. In appreciation, some business owners offer food and gift cards. We hear thank you frequently when we visit Dunbar.” Both David and Natasha mention their organization’s gratitude to the City of Vancouver for providing this opportunity to people who have been struggling to get on their feet. Dunbar’s Backyard Rink Story and photos submitted by Margaret O’Riley Winter is a time for outdoor sports and ice skating and hockey top the list for many. We have lived in Dunbar since 2002, moving here right before our first child was born. We are the parents of three sons. Every winter since we can remember, we would drive by the flooded T-ball diamond at Dunbar Memorial Park and wistfully wish for the perfect combination of weather conditions that would make the giant puddle turn into a rink. It never quite worked out. The rain wouldn’t coincide with the freezing temperatures, or we’d have cold dry weather. Last year it finally happened. The boys were delighted. Along with friends and neighborhood kids, they spent hours working on smoothing out the ice with buckets of water, brooms and shovels. They skated and played hockey. They stayed the whole day and stopped only to have hot cocoa and snacks, delivered by parents thrilled to see their kids playing outside in

the fresh air. It was glorious and we never thought it would happen again.

Imagine their joy when the diamond froze over this past Christmas holiday. Our middle son, Liam, and his friend Peter, spent hours once more working on the rink, assisted by their enthusiastic fathers who built a rink perimeter and delivered litres of water to smooth over the ice and nets so the boys could play hockey. And play they did. They spent whole days on skates until the temperatures finally rose again and the rink turned back, like Frosty the Snowman, into a puddle. This to me was one of Dunbar’s finest moments. We hope this trend continues and there are many others who will enjoy this magical childhood experience.
