STELLAR LANDSCAPES, STAR DESIGNERS When you think of a coastal home, what immediately springs to mind? For many people, it’s the impressive architecture, exquisite interior design and, of course, those breathtaking ocean views. But there’s another key element – the natural and manmade landscape – that plays a crucial role in a waterfront home’s wow factor. In this, the last of our inaugural and well-received Ocean Home 50 editions, I’m delighted to showcase our Top 50 Coastal Landscape Architects of 2016 – the visionary and environmentally sensitive design talents creating the most beautiful ocean home gardens in the United States and the Caribbean. Two stellar landscapes also grace the pages of this special by the renowned Edmund Hollander, who I met on a recent visit to New York City (left and page 70). The other is a wonderful garden at a coastal home in Rhode Island designed by Katherine Field, one of a rapidly growing number of women at the forefront of great American landscape architecture (page 82). Both prove that when people and nature work hand in hand, the results can be transformative.

Me with leading landscape architect Edmund Hollander.

YEAR OF THE COAST Speaking of magnificent coastal landscapes, I love the new global tourism campaign for Australia, the land Down Under blessed with some of the world’s most beautiful waterfront homes and vacation destinations. Launched with exquisite timing on a frigid and snow-laden night in New York City’s Bryant Park last month, and fronted by Aussie superstar Chris Hemsworth, the new campaign focuses on the country’s sunsplashed beaches and enviable coastal lifestyle. “We’re a nation of beachgoers,” Minister for Foreign Affairs Julie Bishop told the assembled guests. “America, Australia waits for you with a very warm welcome.” Hemsworth, the star of Thor and The Avengers, has a home at Byron Bay in northern New South Wales and is an avid surfer, making him an ideal global ambassador for Tourism Australia. “It’s hard to describe what makes Australia so special,” he told me. “It’s not just a place you see; it’s a place you feel.” I’m heading Down Under later this year to meet a few of the country’s best coastal architects and designers, and I’d very much encourage you to plan a trip of your own, australia.com.

THE HOT SEAT Tired of your old beach chair? Introducing Fedro, the hot new concept in seating that’s perfect for lounging at the beach, by the pool or anywhere you want to relax. A chair without legs, and ergonomic in design, Fedro balances on two narrow skids, allowing you to rock back and forth using your legs and feet to control the movement. Conceived for Dedon by Lorenza Bozzoli – the noted Milanese fashion, textile and accessories designer – the chair’s birdlike form inspired its bright color palettes, based on tropical birds of Latin America: the flamingo, colibri and quetzal. Lightweight, portable, stackable and comfortable, the chair comes with a handle at the back for easy carrying and a comfy cushion for your head, dedon.us.

A Toast to Champagne CHAMPAGNE ISN’T JUST FOR CELEBRATIONS AND TOASTS – IT’S THE PERFECT PAIRING WITH FOOD

T

hink of champagne and the word celebration springs to mind, right? Those pin-size bubbles, like sparkling diamonds, are the perfect way to toast a birthday, marriage or anniversary. But here’s a vintage idea: pairing champagne with a leisurely weekend lunch, brunch or an alfresco dinner under the stars, preferably with the sound of the ocean as a romantic backdrop. “The bubbles and crisp acidity of champagne make it the ultimate food partner,” says Megan Libby, director of brand education at Moët Hennessy USA. “Champagne navigates a cocktail party and its sea of flavors like no other beverage, so there’s no reason not to begin a new tradition of champagne at the dinner table,” she adds. While price is an inevitable driving force in the choice of champagne, Libby insists it’s worth the investment. “Moët and Chandon is a blend of 100 different wines and takes almost three years to craft by hand, yet costs $45 a bottle,” she says. “It’s a modest outlay for a special meal.”

26

O C E A N H O M E M A G . C O M | April + May 2016

Excellent taste “The best guide to pairing champagne with food is to trust your own palate,” says Megan Libby, director of brand education at Moët Hennessy USA.

So which foods and champagnes pair best? “I don’t subscribe to rules,” says Libby. “You should drink what you love with the food you love, but with a little research and attention to detail you can find the perfect pairings.” For seafood, Libby’s go-to is a Ruinart Blanc de Blancs, a 100-percent Chardonnay champagne that’s light and citrusy. With white meat such as roast chicken, Libby recommends Veuve Clicquot Yellow Label or Rosé. While red meat and champagne don’t seem like a natural fit, a topnotch rosé cuvée is another excellent pairing. “The rose gold color comes from red wine in the original blend, which gives structure and tannin to the champagne, making it very compatible and a great choice with red meat,” says Libby. Vegetarians should opt for brut champagne, or a brut rosé if the vegetables are roasted or on the sweeter side. For a special occasion cheese plate, Krug Grande Cuvée is powerful enough to stand up to intense cheeses, but not too bold to overpower softer ones. Dessert also calls for something special. The tropical fruit and caramel notes in Moët and Chandon’s Nectar Imperial or Nectar Imperial Rosé are ideal for cakes or casual party treats. For more elegant desserts, Libby recommends Veuve Clicquot Demi-Sec, which can even be THE DETAILS served from a decanter. For more information, “The only pairing I’d advise visit mhusa.com. against is a very dry brut with a very sweet dessert,” adds Libby. “The classic wedding cake and champagne toast is an absolute disaster in my book. But the best guide is your own palate. Trust it and you’ll rarely go wrong.”

Born in Key West, Fla., Hofford and his family moved to Charleston in 1958 when his father, who was in the navy, was stationed there – and the city has been home

t first glance, you might think South Carolina and the Caribbean are worlds apart. But look more closely at the coastal architecture on Kiawah Island and St. Kitts and things start to look just a little familiar. “You know, the two are not that different,” says John H. (Hank) Hofford, president of Bennett Hofford, one of the most successful and respected construction companies in Charleston, S.C. And he should know. In the past 30 years, Bennett Hofford has developed and built more than 300 quality homes from downtown Charleston to Kiawah Island and St. Kitts, seamlessly bridging the gap between three distinct architectural vernaculars: historic, coastal and island. “Kiawah Island and St. Kitts actually have similar climates with a lot of rain, heat, humidity, mosquitos and hurricanes to deal with, and the houses on both islands have adapted along similar lines,” he says. “They’re generally designed to allow for natural ventilation with lots of indoor-outdoor living space, so the screened porch becomes part of the living room and vice versa. “Both have nice overhangs on the roofs to protect the building from rain. And the walls, windows and shutters are designed to withstand winds of 120 to 150 miles per hour – even earthquakes on St. Kitts – so the homes have to be built very solidly.” While the materials might be different – more New England-style shingle on Kiawah, concrete and steel on St. Kitts and traditional bricks in downtown Charleston – Bennett Hofford’s exacting standards never waver. Extensive experience, dedication to its clients, smart

the Caribbean,” he adds. “People are very well educated, softly spoken and quick to smile. These are very special people; it’s a wonderful place to be.” The firm’s strong connection to Kiawah and blue-chip reputation in the construction industry made Bennett Hofford a natural fit with Christophe Harbour. In the past seven years, the company has built a dozen homes there, has another three in progress and is planning more in the future. The company is also creating much-needed jobs on St. Kitts and training local tradesmen and craftsmen to the highest American design and construction standards. “Some of our craftsmen came down to St. Kitts, fell in love with the place and never went back,” says Hofford. “Now they’re working with local crews and training them, which is great to see.” Hofford says the island’s geography, climate and culture

to him, wife Susan and their family ever since. He also fell in love with construction during his college years and started his own company in 1979, fixing up old buildings and homes in and around Charleston. When Hofford cofounded the current firm with partner Michael Bennett in 1983, they turned their attention to master planning and building small and architecturally themed neighborhoods on several resort islands – including Kiawah – off the South Carolina coast. “They were southern beach houses with architecture similar to Cape Cod Shingle-style homes – wood frames, wood paneling and large windows and doors that opened to the sea breezes,” says Hofford. As demand for the village communities grew and the firm flourished in both Charleston and the islands in the 1980s and ’90s, the Hofford family enjoyed many happy vacations spent sailing yachts to the Bahamas and other Caribbean destinations. “Sailing and the sea are very much in my blood,” he says. But it wasn’t until the owner of Kiawah Island bought 2,500 acres of land on St. Kitts – for the development of Christophe Harbour, a luxury resort community on the island’s southeast peninsula – that Hofford really caught the Caribbean bug. “One of the beauties of St. Kitts is that it has never really been commercialized or developed,” Hofford says. “The island had an agricultural economy based on sugar cane until 2005. “It also has a very different feel to it than the rest of

ince Bobby Flay debuted on the Food Network more than 20 years ago, the celebrity chef has starred in more than a dozen TV cooking shows and published almost as many cookbooks – most of which have heralded the merits of the grill and the epicurean fare that can be prepared on it. Similarly, barbecue restaurants have evolved over the years and are now upscale and gourmet. Both of these developments have reshaped the form and functionality of residential outdoor kitchens and sparked a demand for alternative cooking appliances to supplement the traditional gas grill.

“Outdoor kitchens are becoming much more capable and are being equipped with more restaurant-quality, commercial-grade and specialty equipment,” says Russ Faulk, chief designer and head of product development at Kalamazoo Outdoor Gourmet. Faulk points to a wood-fired Gaucho grill that his company launched in 2014, which has become a frequently requested appliance of Kalamazoo customers, and expects a similar response to a 36-inch under-thecounter smoker that the company will release in the summer of 2016. “It’s going to look like one of your cabinets,” he says, “but it’s a real smoker, a true live-fire system that will run for hours and hours on a single load of charcoal.” Coyote Outdoor Living will also unveil new cooking appliances this year, including a 36-inch drop-in charcoal grill and a ceramic smoker. The brand also plans to release a collection of laser-cut grill grates, each designed for specific foods, which, as company president

Jim Ginocchi explains, “allows the proper airflow of heat to cook each ingredient without over-drying.” Ginocchi is also seeing a shift in the way coastal homeowners are approaching the design of their outdoor kitchens. “Instead of hardscape or landscape architects, interior designers are getting more involved for a number of reasons,” he says. According to Ginocchi, traditional design factors – like the placement of cooking and entertaining spaces – as well as environmental factors and a desire to maximize dramatic water views are all part of the decision-making process. “Homeowners are trying to make outdoor kitchens as functional as possible, but also as beautiful as possible because of those coastal backdrops,” he adds. Mitch Slater, president of Danver Outdoor Living, is also seeing an increase in the involvement of interior designers in outdoor spaces as well as a shift in preferred design aesthetics. There was a time when the stone masonry look reigned supreme, but today, Slater says, “the demand is for a seamless, streamlined look.” That streamlined aesthetic requires stainless steel cabinetry; but according to Slater, the use of stainless steel historically produced cold, industrial-looking outdoor kitchens. Now, Danver is unveiling powder-coated stainless steel cabinets in a variety of colors and shapes that allow homeowners to create outdoor kitchens that look like wood, but are made from stainless steel. Frank Mello, vice president of sales and marketing for Bull Outdoor Products, is also excited about a new product that his company is bringing to market. It’s a cement-like material that pours into molds for walls and countertop accents and, when it dries, it resembles weathered wood.

“If you had a beach cottage with wood paneling that you let weather and go rustic, this is what it would look like,” he says. “I call it coastal distressed. There’s a certain beauty to that bleached wood look and it goes with the coast very well.” As more contemporary homes are built along the coast, demand remains high for stainless steel – both for its durability and natural appearance. “The old stone and masonry design can look out of place in a modern home,” says Sergio de Paula, president of Fogazzo Wood Fired Ovens & BBQs. He points to the transitive properties of his firm’s bolted-down stainless steel cabinet systems, which can be easily uninstalled if homeowners should move or want to relocate their outdoor kitchens. “Masonry is more permanent and will literally last a lifetime, but it’s cast in stone; it’s not going anywhere,” de Paula says. “With our stainless steel cabinet systems, you can move them or pick them up and take them with you to another home.” “The rapidly growing trend in outdoor living is having a big impact on grilling,” says Robert Dischner, senior vice president, marketing, of Fire Magic Grills, a market leader in American-made premium grill products for more than 75 years. “People are spending more time in, and money on, outdoor spaces and creating beautiful outdoor kitchens with all the luxuries and bells and whistles of indoor

Some coastal homeowners are forced to renovate their homes to accommodate outdoor kitchens, but according to Bill Jones, president of Electri-Chef, others – specifically residents of new high-rise residential buildings – can buy a home with one already in place. Many architects and developers, says Jones, are building outdoor kitchens into their design plans and offering high-rise residences with home kitchens installed on patios and rooftop terraces. CAPTAIN MARVEL A LEADING NEW ENGLAND ARCHITECT INVOKES CLASSIC VICTORIAN SEA MANSES OF YESTERYEAR AT AN AWARD-WINNING RESIDENCE ON CAPE COD words by Maryann Hammers photographs by Sam Gray Photography

ou may be able to take the architect out of New England, but you can never take New England out of the architect – at least not the design talent behind this masterful coastal home on Cape Cod. “I wanted to evoke the feeling of the old sea captains’ homes you see dotting the coastline,” says John S. MacDonald, owner and principal of awardwinning Morehouse MacDonald and Associates based in Lexington, Mass. And he achieved just that with this stately yet welcoming private residence named Captain’s House, the silver winner at the Builders and Remodelers Association of Greater Boston’s 2015 Prism Awards in the “Best Detached Home over 8,000 Square Feet” category. 40

Overlooking Nantucket Sound, the handsome, 12,500-square-foot Shingle-style home, with its stone base and soaring chimneys, is notable for its appealing and expansive wraparound porch, numerous decks and “widow’s walk” viewing platforms that look out to sea. “The home pays homage to the Victorian sea manses you see up and down the Cape, but in a contemporary, fanciful way,” MacDonald says. Before work began, a typical “builder’s home” occupied the sloped lot. MacDonald and his Bostonbased clients initially considered renovating the 10-year-old house, but decided it wasn’t worth keeping. “I told my clients, ‘Let’s start with a blank slate. Let’s talk about what you really want,’ ” MacDonald says. The clients, who had enjoyed the Cape as children, envisioned a summer home that would stand the test of time for their large extended family and future generations. Up to 25 people might enjoy the home on a typical summer’s day. Yet the clients didn’t want it to appear ostentatious or to overwhelm the confines of its limited space. And, of course, the spectacular ocean views were paramount. It was just the sort of project at which MacDonald

excels. A member of the American Institute of Architects, MacDonald and his firm specializes in coastal architecture and master site planning, with a focus on custom single-family homes. “I pride myself on design flexibility and I work in a variety of architectural vocabularies,” says MacDonald, whose portfolio includes homes on the mid-Atlantic coast and in Florida, South Carolina, New England and the Caribbean. In 2015, his firm also won the gold Prism award for a country house in Wellesley, Mass., his most recent in a long list of architecture honors. With a focus on seamless indoor/outdoor living, MacDonald and his general contractor, C.H. Newton Builders, designed Captain’s House to curve in the beach-facing rear to maximize the panoramic views. “From the front, it feels like a neoclassic Shingle42

style home, but it explodes in the back with open glass and lots of light,” MacDonald says. The wraparound veranda is the undoubted highlight of the home and the place where family and friends congregate on a summer’s day. “The veranda’s pushand-pull floor plan has pockets for dining, entertaining and sitting by the fireplace,” MacDonald notes. “This client loves summer, but doesn’t like being in the sun, so the veranda provides shade and also invites cool ocean breezes,” he adds. MacDonald is known for highly detailed work from top to bottom. “I pay attention to ceilings – an often ignored plane,” he says. “I believe people should be enveloped in the detail, not just what’s below your feet and on the walls.” Meticulous millwork in Captain’s House, including a one-of-a-kind mahogany front door, hand-scraped walnut floors and intricate beam ceilings, exemplify that detailed aesthetic. Polished mahogany trim and stair rails and treads add depth and richness to the light sailcloth color scheme, with a sandstone mantel and judicious use of blue and green accents to play off the ocean. “Robin’s egg blue ceiling panels suggest sky and sea and nuance,” MacDonald says. Despite the elegant details, the home is both inviting and comfortable, thanks in part to a meandering floor plan. “The rooms open up to each other with interaction from space to space,” MacDonald notes. “It’s not a rabbit warren of rooms.” Mid-level between the basement and the veranda, an infinity-edged lap pool connects to the home with half-flight, 15-foot stretches of “flying stairs” that serve as bridges to the pool platform. The idea is to further integrate outdoor living with indoor spaces, explains MacDonald, who worked with leading landscape architect Horiuchi/Solien, based in Falmouth, Mass. Because the pool platform is set away from the home, light and air are able to circulate throughout the walkout basement, which also opens to the ocean views. “The sand dunes and beach are one story below the pool,” Macdonald says. “So the porch to the pool to the beach is experienced in layered, graduating levels in a civilized-to-wild hierarchy.” THE DETAILS For more information, visit The result is a beautiful home morehousemacdonald.com that invites breezy outdoor living and reflects its beach location at every turn. “Regardless of whether you’re indoors, lounging by the pool or relaxing on the veranda, this is Cape Cod at its finest,” Macdonald says. 44

BREATHING SPACE THE ONCE HUMBLE OUTDOOR PATIO IS NOW A SEAMLESS EXTENSION OF A HOME’S INTERIOR words by Mary Grauerholz

An outdoor space that extends seamlessly from a home is on many homeowners’ radar, agrees Kriss Swint, director of interactive strategy and design at Royal Building Products, which offers a broad range of innovative products, including decking, siding, trim and patio doors. “More and more homeowners want to extend the inside of their homes to the outside to create more living and breathing space,” Swint says.

atios, more than ever, are becoming natural extensions of a coastal home’s interior, offering options for cushy seating, warming fires, artistic focal points and building products that give new meaning to creating chic, comfortable and relaxed outdoor “rooms.” “I’ve seen big changes in how people think about their outdoor spaces,” says Matthew Cunningham of Matthew Cunningham Landscape Design based in Boston, Mass. “Coastal terraces and patios have become essential extensions of people’s homes.” More clients are asking for thoughtful, flexible spaces that blend ease of function with beautiful, durable materials, says Cunningham, who creates picture-perfect landscapes for high-end residences throughout the Northeast. “Gone, at least temporarily, are the days when people wanted dizzying, ornate brick patterns or multicolored flagstone compositions with two-inch-wide mortar joints,” he points out.

Exterior cladding in darker colors is trending this year, Swint says, especially when colors, styles and textures are mixed. “For instance, pairing board-and-batten with a seveninch clapboard in contrasting colors adds design to a home’s exterior,” she says. “Board-and-batten also makes a home appear taller while providing an eye-catching contrast to the horizontal lines of traditional clapboard.” Transitioning to an outdoor patio, deck or terrace calls for consistency of style. “People want the outside to meld with the inside as much as possible, so that it doesn’t go from a contemporary look inside to rustic outside,” says Dan Essig, president of Artistic Paver Manufacturing, with factories in Florida and Arizona. Artistic Paver’s products, including long, slim plankstyle pavers – which began as a popular commercial look and are moving into the residential market – offer a fine, elegant design for a seamless transition. Cleaner-lined, polished pavers feel better on bare feet, too, Essig adds. While Artistic Pavers offers rustic and contemporary lines in a range of sizes, Essig says that larger pavers are trending in 2016. Also, monochromatic colors such as shades of white and gray are hot this year, he says. “The monochromatic look aligns nicely with contemporary designs and is growing in popularity,” he adds. With leisure time continuing to be at a premium, many homeowners who love decks are turning to composite decking that – unlike wood – resists fading, staining, scratching and mold. Decking from Trex Company, made from 95 percent recycled material, is an easy-care and environmentally friendly choice, says Adam Zambanini, vice president of marketing for Trex. Trex teamed up with design experts Paul LaFrance and Kate Campbell of HGTV’s Decked Out to name 2016’s biggest trends in decks, including automation and more elaborate cooking options such as pizza ovens, refrigerators and sinks. Add a fire bowl or fire pit to a comfortable setting and you’ll discover a brand new experience of outdoor life. “Outdoor living spaces are no longer a simple trend in the industry; they’re part of a lifestyle,” says Ramsay Hawfield, vice president of marketing and product development at Eldorado Stone. “Our Artisan Fire Bowls provide an outdoor retreat of warmth and ambience.” Eldorado Stone now offers the Modern Collection, which incorporates new shapes with sharp lines for a contemporary aesthetic. “We’re seeing trends in light-colored, creamy stone profiles such as the Cottonwood European Ledge cut façade,” Hawfield says. “Dark, modern stone profiles

The finest handmade and frostproof Italian terracotta pottery.

60

The world’s finest terracotta planters come from Impruneta, a small village nestled in the Tuscan hills just a few kilometers from Florence, Italy. Impruneta is world renowned not only for the superior quality of clay mined in the surrounding hills, but also for its impeccable craftsmanship. Blessed with land that is naturally rich in iron, copper, calcium and aluminum, the town has been lauded for its exceptional quality terracotta and craftsmanship for centuries. Hard gray earth is ground to a powder and mixed with water to make this coarse bodied clay. It develops its famous pale terracotta color after the firing process and is able to withstand extreme temperatures, being frost resistant to -22°F. This, along with the hands of skilled artisans, makes the Impruneta collection from Tuscan Imports the absolute best available. The production of handmade terracotta products for both artistic and functional use dates back to the time of the Etruscans, and the quality of the clay has been recognized by many throughout the centuries. One such example is Filippo Brunelleschi, the greatest architect and engineer of the early Italian Renaissance. In 1436, he was chosen to complete the famous cupola, or dome, of Santa Maria del Fiore, the beautiful cathedral of Florence. Brunelleschi chose the experienced and carefully handcrafted work of the Fornacini, the artisans of Impruneta for the firing of

the tiles. He was known to visit the town frequently to supervise the production of the terracotta tiles. It is this driving passion of Tuscan Imports that offers the opportunity to enjoy and experience exquisite terracotta from the same historic town. Tuscan Imports carries a vast inventory of terracotta from Impruneta, all widely available in the United States. In fact, we have more inventory on hand than most Italian tile workshops! Because of this large inventory and volume of business, we are able to offer fast turnaround times and competitive pricing. This inventory is not limited to historic artisan pieces, but also includes a wide selection of modern items, specialty designs and custom pieces upon request. Tuscan Imports has been offering handmade Italian terracotta from Impruneta and Siena since 1998. Our knowledge and experience affords the opportunity to purchase with absolute confidence. Honesty and integrity are the foundation stones on which we have built our business.

FAMILY, FRIENDS & FONTANA The finest ovens and grills made in Italy. For centuries, the glow of the wood fire has always been at the heart of true hospitality – the warm hearth, the aroma of freshly baked bread and the succulent juices of the perfect roast. Today’s passionate cook still yearns to welcome friends and family with the authentic scents and flavors of the true wood flame. The modern cook, however, also savors the time spent laughing and talking with loved ones – perhaps even more than achieving that perfect, delectable pizza crust. At Fontana, we want you to have it all. That’s why the construction of our outdoor wood-fired ovens is superior to that of any other oven on the market. Fontana ovens are built by master craftsmen from the finest and most durable materials: cast iron, 3mm continuous-weld stainless steel and natural rock-spun insulation. Other brands use spot-welding and synthetic insulation, reducing their ovens’ durability and heat efficiency, and most opt for the cheaper flat chamber and base-only heat refraction. Fontana ovens use a traditional vaultshape, double-forced ventilation system,

three-surface refraction and innovative “total-fire” structure to produce a beautifully uniform heat distribution. Your culinary creations cook perfectly, without turning or rotating, while you spend time with your guests. Just as importantly, Fontana ovens are unique in their ability to achieve brickoven temperatures in short order. Where other wood-fired ovens require two to three hours of preheat time, our pizza ovens heat up in 15 minutes while your dough is rising to perfection. Our larger ovens heat up in 45 minutes, while your succulent rib roast is marinating and you’re enjoying your first glass of wine. And Fontana ovens are not only timeefficient, but also fuel-efficient: they use one-fifth of the fuel that other ovens use, producing less smoke than any other comparable wood-fired oven. A tradition of quality. In 1978, the Fontana brothers designed and produced the firstever indirect combustion wood-fired oven. Nearly 40 years later, Fontana ovens are still 100 percent made in Italy by master craftsmen and are the most well-built ovens on the market:

Made from cast iron and 3mm stainless steel Reinforced with Corten steel, giving Fontana ovens an industry-best 4-year dome warranty Continuous solid welds Metals electro-galvanized before powder-coating, providing superb protection against corrosion Fully insulated with 12cm of natural rock-spun wool insulation

Top architects Stelle Lomont Rouhani and leading landscape architects Hollander Design are the award-winning design talents behind this stunning contemporary and oceanfront home and garden close to Bridgehampton, N.Y.

IT’S ONE OF THOSE GLORIOUS AUTUMNAL DAYS THAT MAKE YOU FEEL GOOD TO BE ALIVE:

Natural wonder

The first task that fell to landscape architect Edmund Hollander was a total restoration of the natural sand dune buffering the home from the Atlantic Ocean.

a cerulean sky with puffball clouds on the horizon; a gentle sea breeze with just a hint of fall in the air; the last hurrah of beach roses, bayberry and seaside goldenrod delivering a splash of late October color before the silvery-gray of winter sets in. As I turn off a picturesque coastal lane near Bridgehampton on the east end of Long Island, N.Y., my car tires crunch along a private driveway covered with crushed oyster shells. I can hear the sound of waves, smell the heady aroma of sea salt and see gulls whirling overhead. I know the beach and ocean are close by, but I can’t quite sense in which direction. A sinuous boardwalk made of sturdy ipe snakes around to the front entrance of a strikingly contemporary home, greeting visitors with a monumental stairway rising to a second-floor living space with spectacular views of the Atlantic Ocean. But I choose a different route, weaving around the staircase, under the main house and out onto a sunsplashed patio and pool deck, bordered by a long rectangular bocce court and a narrow but handsome strip of neatly clipped lawn. And beyond the lawn, another boardwalk rises over a natural sand dune thick with native beach grass, bluestem, beach plum, bayberry and seaside goldenrod, leading to a sundeck with panoramic views of the beach and ocean beyond. There are many private residences in The Hamptons with heavenly coastal surroundings, but surely few can rival the sublime setting of this singular ocean home garden – a masterful design by Edmund Hollander, one of America’s leading landscape architects. Principal of Hollander Design, based in New York City and with a satellite office in Sag Harbor, N.Y., multi-award-winning Hollander has taken a challenging tract of oceanfront land and blended natural and manmade design in perfect harmony. “I wanted to make it look as though the house and garden have somehow miraculously grown out of this wonderful but very old natural dune area,” he says. The resulting landscape looks almost effortless – a testament to

Walk this way

A sinuous boardwalk, made of sturdy ipe, leads to the front of the home as well as over the restored sand dune, brimming with native beach grasses and other hardy plantings.

Hollander’s deft and meticulous master plan – but belies a two-year and highly collaborative design process between client, architect and landscape architect to bring the original concept to fruition. The client – a high-profile executive chef and restaurateur – had commissioned Fred Stelle of Stelle Lomont Rouhani Architects in 2012 to design the house. Hollander had worked on a previous home with the client and the architects, and all three agreed that he should join the design process from the outset. “Because of the ecological sensitivity of the site and all the required permitting that goes along with building on the ocean, we got involved very early in the process,” says Hollander. The first major task that fell to Hollander Design was an entire restoration of the natural sand dune buffering the house from the ocean, much of which had been severely impacted by Hurricane Sandy in 2012. “We had to make sure we had a healthy and stable dune, with the correct grading, contouring, sand and native plants, before the client started investing all this money in creating the house,” he says. “A dune is a growing, living thing and you have to make it feel like Mother Nature placed the sand and plants and not the hand of man,” he adds. “It’s almost like giving a child a good education. If you build it the right way and it’s healthy, it will take on a life of its own.” The restored dune has delivered multiple benefits. “It helps protect the house and helps maintain

74

the landscape around the house and on adjacent properties,” says Hollander. “It’s also a major food source for migratory butterflies and birdlife. You’re not just doing this for the benefit of the client. You’re doing it for the benefit of the beach, the area and the larger overall coastal ecosystem. It’s wonderful,” he adds. With the dune restoration well under way, Hollander’s team could turn its attention to the home’s landscape design, drawing inspiration from the beach and ocean; natural surroundings; and the clean, linear horizontal planes of Stelle’s spectacular house. “The reason people are willing to spend the money to be on the ocean is because they really want to be on the ocean,” Hollander says. “You want to swim, surf and have clambakes and fires on the beach. “So we went for lots of outdoor activities: the pool, bocce court, covered spaces for ping pong, a deck on top of the dune for stacking surfboards and paddleboards and enjoying the ocean views. The whole property is very beach oriented.” The oceanfront setting played a key role in almost every landscape design decision. “The driveway of crushed oyster shells and curving boardwalk to the front door establish the feeling that you’re at the beach as soon as you arrive,” says Hollander. He and his design team even had the boardwalks curve in both a horizontal and vertical plane, much like a sinuous snake, to heighten the anticipation – and evoke childhood memories – of being at the beach. Hollander opted for “flow-through” decking, allowing water, air and light under the boardwalks to encourage native beach grass to grow and help prevent pockets of erosion. He also selected ipe – a dense, very tolerant and chemical-free tropical hardwood – in place of the more traditional cedar or pressure-treated lumber typically used for this type of construction. When it came to the landscape closest to the house, Hollander cleverly mirrored the linear architectural vernacular of Stelle’s house design, creating long rectangular forms in the pool, bocce court and lawn, a favorite play area of the client’s two young children. The house also has multiple outdoor dining, cooking and entertaining areas – designed by Stelle’s architects – reflecting the passions of its renowned chef owner. “We wanted it to feel like architecture and landscape were created with two hands attached to one head and to break down that hard line between inside and out,” says Hollander. “So it’s not just building to landscape, but the transition from building to built landscape to planted

Edmund Hollander took what he calls a “serendipitous journey” on his path to become a leading landscape architect.

landscape to native landscape becomes seamless. And it’s the elegance of these transitional spaces that really helps tie the overall design together.” Born and raised in Manhattan, Hollander says he didn’t plan to become a landscape architect. What he describes as “a serendipitous journey,” from majoring in history at Vassar and studying horticulture at the New York Botanical Gardens to gaining a master’s degree in landscape architecture from the University of Pennsylvania, led him to found his own company in 1991. Today, his team of 20 design and horticulture professionals creates exceptional residential landscapes from New York to the Caribbean and China, with up to 30 projects on the books at any one time, while garnering an array of major awards and honors. With an abiding passion for landscape architecture, especially in bucolic oceanfront settings like The Hamptons, Hollander’s greatest pleasure comes from creating something for his high-profile clients that money can’t buy. “A place where they can escape the THE DETAILS public realms, relax and For more information, visit hollanderdesign.com enjoy multi-generational and stelleco.com interactions, where they can grow with their family, and savor the essential elements of life,” he says. “And when you’re surrounded by the ocean, beach and nature, it’s just wonderful.”

and varied industries serving the great American coastal home are booming in 2016, but few are making a bigger splash than the nation’s residential pool builders. Fueled by a buoyant economy and major advances in cutting-edge technology and manufacturing, these exceptional design talents are turning ocean home pools from seasonal amenities into year-round enjoyment. “Our builders are very busy right now, some with a 12-month backlog,” says Teri Wiltshire, special projects manager at Master Pools Guild in Richmond, Va., an international consortium of 110 leading pool builders. And the demand isn’t just for pools. “Today’s coastal homeowners want integrated design rather than technologies added on as an afterthought,” she adds. Think bacteria-killing treatments with ozone and ultraviolet light for cleaner and more sparkling pool water;

built-in cleaning systems that scour the pool 24 hours a day, and an array of automated features that can be accessed and controlled remotely through mobile devices. “Water quality in pools has improved greatly and comes at a relatively low cost with systems that incorporate ozone and UV,” says Michael Schlink of Carolina Custom Pools and Landscape in Wake Forest, N.C. “The ever-popular saltwater pools should start to disappear slowly as other ways to keep a pool clean and clear gain traction – ways that, in my opinion, are so much better.” Owners are now able to control pool operations from anywhere – and almost intuitively. “Customers want to be out on a romantic evening, then turn on the spa so they can come home and everything is heated up for them,” says Greg Fournier, senior product manager at Hayward Pool Products in North Kingstown, R.I. “Remote controls make having a pool that much more attractive to many people. And with automation, the backyard pool is becoming more of a destination in its own right rather than simply a hole in the ground.” Today’s clientele not only uses the residential swimming pool more extensively, but also sees it as part

of a home’s total experience – one that’s woven into day-to-day life more than ever. In many ocean homes, the kitchen is now out by the pool, where therapeutic swim jets encourage exercise in the water and fire features and outdoor fireplaces extend the length of the season. “The pool is no longer just a place to hang out in the summertime. It’s much more of a year-round experience and plays a major part in creating a happy coastal lifestyle,” Wiltshire says. Good design is also crucial. “The trend is towards intellectually responsible design with proportion and scale informed by the architecture of the home,” says Skip Phillips, cofounder of Genesis (which recently merged with the National Swimming Pool Foundation) and president/owner of Questar Pools and Spas in Escondido, Calif. “If you have a traditional home, I believe the pool should reflect that style,” adds Schlink. “A pool should work in tandem with the design of the home and complement it.” In some cases, there’s an embrace of organic architecture where the pool assimilates itself into the landscape – perhaps in the form of a tidal pool or the pond-like look inspired by California architect John Lautner, a Frank Lloyd Wright devotee known for his mid-century modernism. One growing trend is the perimeter overflow. “Water flows over a fine edge of black granite or a stone ledge down into a very thin slot between the pool structure and the deck,” says Lily Samuels, vice president of Drakeley Pool Company in Bethlehem, Conn. “Imagine the pool bowl and the water flowing over the top of the pool wall, spilling over a tiny waterfall and down into a trough to collect and recirculate the water.” The results are a perfect edge and water that looks like glass. “If you didn’t know you were looking at a pool, you

might think you’d stumbled upon a pond,” says Samuels. “It’s an interruption of natural space but for a cohesive landscape – a reflecting pool kind of look.” In Phoenix, Ariz., Julie Crone, chief operating officer at Bobé Water and Fire, sees similar trends. “We have a product that runs right up to the grass edge so you don’t have to have pavers around the pool,” she says. “A lot of high-profile jobs are using this, maybe on one side of the swimming pool for a minimalist, clean look – the product sits just beneath the grass.” Both of these examples are extensions of the infinity or vanishing-edge pools that have been riding a wave of popularity for many years. “They’re still in, but not over-the-top anymore. We do this style of pool every day,” says Michael Moore, president and CEO of Louisiana-based Morehead Pools. Vanishing edges work best when facing a dramatic landscape, especially those on the rugged west coast of Canada, says Carla Sovernigo, president and CFO of Alka Pool in British Columbia. “Infinity-edge pools in our area are very popular because of the spectacular vistas of hills, mountains and coastline,” she says. Carolina Custom Pools and Landscape’s Schlink agrees. “It’s important that the view across the pool edge is ‘worthy’ of the edge,” he says. “Looking at a fence or a neighbor’s backyard really doesn’t do the

79

Edges and ledges

vanishing edge justice.” Whatever the edge, the shape of today’s pool eschews the curves of the past in favor of a modern, minimalist rectangle. Colors may vary, but the geometry remains the same – with some interesting variables. “Some of the trends this year are classic, geometric shapes – rectangular and simple with classic lines,” says Master Pools Guild’s Wiltshire. “Also, there’s the use of acrylic – maybe there’s a window in a lower level, so the wine cellar looks into the pool.” Glass tile mosaics are de rigueur in markets across the country now, especially in sumptuous blends of deep purples, sage greens and black, says Drakeley Pool Company’s Samuels. “It’s where clients express their tastes, just like in their homes,” she says. “The smaller the tile, the higher the price. We get it straight from Italy.” Massive lounging ledges or Baja shelves have continued to evolve in the past few years, some accommodating four, five or six levels and all for the pure entertainment value of relaxing in a chair while resting in a few inches of cool water. “The vast majority of our projects have a sun shelf, and hot tubs – attached or separate – make up 60 to 70 percent of our market,” says Moore of Morehead Pools. “You used to have wedding cake steps, but designers now see that a shelf can be a great area to socialize,” says Phillips of Questar Pools and Spas. “If it’s six

inches deep and six feet wide, you can put loungers and a sun umbrella on it by day and a torch at night.” These evening fire features have taken on a central, ritualistic role in pool design and in a number of forms. “I love the ‘Clark Kent’ pool where by day it’s a traditional but simple rectangular pool and at night it comes alive,” says Schlink. “Fire bowls, troughs and pits can turn a quiet, mild-mannered pool into something

super special at night with just the push of a button on your iPhone.” Or consider a table lit by fire – a place to sit with guests, enjoy a drink and watch the flames. “It’s started remotely or manually and it’s made of copper and stainless and Corten steel,” says Crone at Bobé Water and Fire. “Clean lines are important to a lot of people, and a contemporary fire table lends itself to that with a fire line that’s going straight down its center.” Brian Van Bower, president of Miami-based Aquatic Consultants Inc., agrees with industry counterparts that overflow edges, shallow lounging areas, small glass mosaic tiles and clear panels in floors and walls of pools are very much in demand. He says fire features add dramatic visual interest to a pool and deck, but advises caution. “I like the ambience and reflections they create, but we try to use restraint. It’s important not to overuse them,” he notes.

LEADING NEW ENGLAND LANDSCAPE ARCHITECT KATHERINE FIELD BLENDS NATURE AND TECHNOLOGY AT A BEAUTIFUL COASTAL HOME IN RHODE ISLAND

83

Before Katherine Field put pen to paper for a new coastal home project in Jamestown, R. I., the renowned New England landscape architect pulled on her sturdy boots and walked the land. Not once, but several times, Field hiked the property, studying the plants, birds and sky and noting shifts in wind, water and sun. “I get as many clues as I can,” says Field, founder and principal of award-winning Katherine Field & Associates based in Newport, R. I. “What does the land naturally want to be?” Her innate connection with nature is abundantly clear today on the expansive and alluring Jamestown property, which frames an elegant Shingle Style home before rolling gently to Narragansett Bay. The homeowners, a couple with four children, often spend languid summer evenings outside, relaxing on a sofa near the pool pavilion where an open fire crackles softly in the twilight.

84

Light fantastic

By day, the home and outdoor living spaces are bathed in natural sunlight. At night, fiery torch lanterns create a magical glow while custom fiber optic lights project stars over the swimming pool – reflecting the pattern of stars on the day the homeowners were married.

Gazing across Narragansett Bay, toward the lights of the Claiborne Pell Newport Bridge, they see the white sails of pleasure boats sweep by under a waxing moon. Soft illumination highlights hydrangeas in multiple shades of blue and white and spills over waterfalls by the pool. Pots of agave, yucca and other tropical plants in shades of creamy white, pink and purple are placed here and there. Ornamental grasses sway in the breeze. Closer to the bay, native meadow plants form a soft carpet, acting as a coastal buffer and helping the waterfront revert to its natural state. The project, completed in 2010, was the property’s second renovation overseen by Field, in which she created five different areas with more than 100 types of plants, many of them salt- and wind-resistant. “Each one is a different micro-environment,” she notes. While the hydrangeas are visually arresting, there are many other, more subtle plantings. Working with

Fields of Dreams Tree Farm & Landscaping based in Hopkinton, R. I., Field and her team created areas featuring echinacea, geranium, lavender, roses, sedum, salvia, Russian sage and fountain grass. Swathes of gray foliage counter the color and, as Field says, “work in sympathy with the rocky shoreline, the sky and water.” Privet hedges act as natural enclosures. Much of the property is devoted to spaces that promote outdoor activity for the family, such as the beautiful pool and spa, an audio-visual entertainment area for under-the-stars screenings of movies and sports, open space for the teenagers and multiple gathering areas accommodating up to 150 guests. Artful details, including water images carved on a fountain’s glass panels and paver inserts, were created by artist-sculptor Duncan Laurie of Dragonline Studio based in Jamestown, R. I., to reflect celestial telescope imagery and water in its many forms.

85

Lights under the wall caps of granite slabs and steps emit a soft glow while fiber optic lighting, designed by Field, projects stars over the swimming pool, reflecting the sky’s pattern on the day the homeowners were married. “It was one of the most detail-intense projects we’ve done,” Field says. “Every detail was custom, like using lighting to show up textures without interfering with the night sky. The design was almost like that of an interior space. There was a tremendous complexity to it.” The project required 3-D modeling and full-scale mockups for some aspects – such as the torch lanterns that crown the buttresses along the pool’s north side, where vertical granite pieces gently curve to reflect the bridge’s form. “When you’re at this level of design, you have to know it’s going to work, that it will look right and that the client will love it,” Field says. When she begins a project, Field first builds the story that the property is telling her and the homeowners. “I think it’s a personal philosophy for me,” she relates. “I’m a natural being, part of a natural world.” At the same time, she understands and loves structure – techniques that enrich outdoor living. Using lighting to softly display colors in the landscape, for instance, is a perfect fusion of nature and technology. “Through the process of design,” she says, “we experience the landscape and its potential, testing it for balance, beauty and client expectations.” Field began practicing landscape architecture in 1981, when she founded her Newport firm, then called Alexander Associates. Today, her full-service company specializes in high-end residential projects, overseeing all aspects, from the original conceptual work to the minutest detail. Her background is rich in art and creative spirit. Besides her degree in landscape architecture, Field has a degree in architecture and fine art. She is a Master Gardener (via the American Horticultural Society), a painter and natural-born chef who loves to cook at the home she shares with her husband, Toby Field. She has also created home products, including her signature Kate’s Dream Crème, a soothing moisturizer skin cream. “The cream just evolved, because I’ve spent most of my life outside, where I’m happiest,” Field says. “I see it as a creative extension of who I am.” Field feels less alone in the profession today than she once did. “I am seeing a lot more women than when I started,” she says. “Young women are serious about the profession, and I think it comes, in part, from women practitioners engaging students and the community to share their stories about the profession of landscape architecture.”

86

She also enjoys seeing landscape architects influencing more projects. “It’s an encouraging trend,” she says. Sustainable practices are more prominent, too – another positive trend, she notes. “It’s really important that we’re not causing harm.” Her prolific design talent, along with connecting nature through canny techniques, has built Field a strong profile. She and her firm have won many accolades, including induction into the New England Design Hall of Fame; an award from the Rhode Island Nursery & Landscape Association for the Children’s Garden of the Providence Children’s Museum; and a first place award for the Rhode Island Holocaust Memorial Garden, given by the Rhode Island American Society of Landscape Architects. Born in Rhode Island, Field is very much at home in New England. She spent summers in Newport with her grandmother – “an Anglophile who loved gardening,” she elaborates – surrounded by culture and history. THE DETAILS The region’s alluring For more information, landscapes call out to her, visit katherinefield.com and her job, as she sees it, is to help clients engage with their natural settings. “I see every detail,” Field explains, “as a connection linking form to function and back to the natural world.”

FARM TABLE A NEW ORGANIC AND SUSTAINABLE LUXURY RESORT ON THE ISLAND OF ST. KITTS DELIVERS A UNIQUE AND DELICIOUSLY AUTHENTIC CARIBBEAN EXPERIENCE words by Shaun Tolson

Natural state of being

Nature meets nurture at Belle Mont Farm, on the lush Caribbean island of St. Kitts, where guests can experience an authentic slice of local food, culture, wellbeing and hospitality.

Lush and languid

The guest experience at Belle Mont Farm is a blend of luxury and comfort: dining under the stars, organic spa treatments, rounds of golf and spectacular views of St. Kitts and the Caribbean Sea.

horizon of St. Kitts, silhouetting the mountainous island of Sint Eustatius in the far distance, a misting rain begins to fall over Belle Mont Farm – a new, entirely organic and sustainable luxury resort nestled on the slopes of Kittitian Hill. It’s one of those fleeting showers that characterize this and other islands in the Lesser Antilles, but it fails to dampen the enthusiasm of resort guests who have gathered at the outdoor communal dining table for the most authentic of farm-to-table experiences. The rain has, however, dampened the acacia logs in Executive Chef Christophe Letard’s cooking station – a traditional wood-burning brick oven – as he prepares the seven-course meal for the feast ahead. In an effort to get the oven fired up, Letard and his pastry chef fan its opening with sheets of cardboard, rhythmically raising them above their heads and lowering them to mid-torso. “It’s like we’re praying,” Letard jokes. “It’s a wood-fire sect.” A few minutes later, the smoke dissipates, the wood catches fire and, in this sublime setting in the heart of the resort’s herb and vegetable farm, the evening’s festivities begin. We start with rustic bread made from pumpkin and eggplant and served with a variety of spreads and condiments, from chicken liver mousse and papaya chutney to pumpkin butter and rabbit pâté. Course follows delicious course, including a baked lamb stew; pork belly that has been cured, smoked, glazed and grilled; and a chicken roulade served with plantainand-bread stuffing – all dishes indigenous to St. Kitts. Belle Mont Farm delivers an authentic island experience unlike many other Caribbean retreats. Much

90

of what is served in the resort’s various restaurants is grown onsite within a thriving farm and nursery that are seamlessly integrated into the 400-acre property. And if an ingredient isn’t grown or raised on the island or in the Caribbean – like beef, for example – it won’t appear on any of Belle Mont Farm’s menus. “This is pure Caribbean food,” Letard says. “The ingredients that we grow and how we grow them can open a whole new style of cooking. I want the techniques that we use to be different. I want to be more open-minded for people who want to try new ideas.” Belle Mont Farm is a gastronome’s paradise and – predictably – the resort’s culinary achievements best showcase the property’s organic and sustainable philosophy. The resort is also striving to reinvigorate the island following centuries of dependence on sugar plantations. “We are already making an impact on how our staff and surrounding communities think about ourselves,” says Valmiki Kempadoo, founder, developer and owner of Belle Mont Farm and Kittitian Hill. “There is a deep need for us to be more confident about who we are as people. Kittitian Hill is already shifting mindsets about our interpretation of the unique architectural style of St. Kitts as well as our use of local ingredients to deliver world-class cuisine.” Belle Mont Farm opened in late 2014 and is still very

much a work in progress. About 40 of 84 planned onebedroom guesthouses are now complete, along with 10 of 65 three- and four-bedroom villas and one of seven four-bedroom farmhouses. Each guesthouse is named after a Caribbean author and designed with a cathedral ceiling, a luxuriously appointed alfresco bathroom screened by lush rainforest foliage, an infinity-edge plunge pool, a cool drop-down projector offering Netflix and other media-streaming options and jaw-dropping island panoramas from a private patio. Some guests may see the absence of a beach at Belle Mont Farm or immediate access to the ocean as a detriment. But from its perch more than 1,000 feet above sea level and at the base of the island’s dormant volcano Mt. Liamuiga, the resort more than compensates with stunning views of the western shore of St. Kitts and the Caribbean Sea beyond. The four-bedroom farmhouse is the most prized accommodation, offering ample space for up to eight people and featuring an expansive central pavilion with a private 100-foot infinity pool, a gourmet kitchen and a curated wine selection by Isabelle Legeron, Belle Mont Farm’s master of wine. The resort’s commitment to sustainability, as well as the natural bounties that are harvested from its organic farm, add character to most of the guest experiences. Spa treatments (currently offered in two specially outfitted guesthouses) feature scrubs and oils made from indigenous ingredients grown on the property, such as lemongrass and vertiver. By 2017, the Mango Walk Spa, comprising more than a dozen cottages interspersed throughout a grove of 150- to 300-year-old mango trees, will replace the spa cottages. “We want to be able to share some of the rites and rituals of the island and its culture, inspired by the grandmothers who have lotions, motions and potions for every ailment,” says spa manager Nickie Myers. Farther down the hill, a challenging but beautiful

• For those who desire more than a vacation at Belle Mont Farm, the resort offers a handful of residential options, all of which come with island citizenship. • Shared ownership of the seven fully furnished farmhouses starts at $415,000 and provides at least two weeks of access per owner over the course of a year. • Three-bedroom villas are available for sale starting at $2.5 million. • Apartment residences in The Village (available in 2017) range in price from $405,000 for a one-bedroom studio to $636,000 for a two-bedroom unit.

par-71 golf course, designed by 1991 Masters champion Ian Woosnam, recently opened, featuring breathtaking views of the Caribbean Sea from every hole. The course also meanders through mango groves and the farm’s other fruit trees, and golfers are actively encouraged to pick and eat the fruit as they navigate each bunker and green. Golfers may also encounter herds of sheep grazing along the fairways – they help with the weeding, since pesticides and other chemicals are forbidden. Guided foraging trips are another highlight. When led by chef Letard, these fascinating excursions end at the outdoor dining table at the heart of the farm where he incorporates just-picked ingredients into a meal. Explore with the resort’s organic agriculturist Yahson Tafari and you’ll be treated to a bento-style breakfast served under the shade of a 200-year-old mango tree in the resort’s bucolic nursery. Belle Mont Farm employs some 500 islanders, including building contractors, who – according to general manager Carlos Salazar – are imperative to creating a resort that is authentic to the island. As the first phase of development nears completion, construction is already underway on future amenities that will transform Kittitian Hill into a significant Caribbean destination. By the end of 2016, there will be two new restaurants and a bar specializing in vintage rums (more than 1,500 are planned for the menu); also in 2017, Kittitian Hill will be home to The Village, a 200-room hotel that will resemble – as its name implies – an island village with various stores and restaurants. Through its employment opportunities, the resort is strengthening the island’s community and is also putting money into the pockets of local farmers through regular purchases of meat and produce that is not grown or raised at Belle Mont. Statement New-Build Modern Bay Front

BRIDGEHAMPTON SOUTH, NY | $22,995,000 | Web ID: 0056854 5 bedrooms, 5.5 baths, 2.4+/- acres, pool, 309+/- ft. of bayfront with ocean views Recently completed, this striking new-build modern residence with 309+/- of direct water front on 2.4+/- acres, offers 360-degree bay and ocean views, stunningly so from its top floor deck. Noted NYC architect designed the residence blending a striking, light-filled floor plan with walls of thick glass, and industrial elements like floating staircases with exposed iron supports. The gathering spaces on the main floor include the living room with fireplace, open dining, and ultra-modern kitchen, all that face a wall of floor-to-ceiling glass windows that open onto the rear deck and heated infinity-edge Gunite pool. A guest suite, laundry room, convertible den/guest room, and bath complete this floor. The second floor offers the bay-facing master suite and gleaming master bath, two guest suites and exercise room. Up another staircase, the roof deck offers those 360-degree views as if hovering over the ocean and bay. The lower level, at grade, accesses the two-car garage, and an elevator connects to the main floor. Extraordinary home in a brilliant location, a walkway and dock are allowed.

Art and ocean have been linked for centuries, but rarely do they come together in such dramatic fashion as Sculpture by the Sea: an 18-day festival that takes Sydney, Australia, by storm every October. This year’s 20th anniversary celebration, from October 20 to November 6, will attract more than 100 sculptures by artists from around the world and showcase them along Sydney’s Bondi to Tamarama Coastal Walk – a spectacular cliff-top trail linking two of the city’s iconic beaches and framed by the Pacific Ocean. Half a million visitors walk the free public trail to see head-turning sculptures like this one – Koichi Ishino’s Wind Blowing – and other whimsical wonders.
