I

n spite of all the talent and visionary skills that a residential architect brings to a new project, sometimes the most important tool in his or her arsenal is the ability to listen. Renowned Bostonbased architect Patrick Ahearn, FAIA, was reminded of this in 2011 when he met with a client at her Cape Cod home in West Hyannis Port, Mass. The 7,410-square-foot oceanfront residence, initially built as a summer cottage in the 1920s, had seen its fair share of expansion efforts over the years. But nine decades on, the home was not only disjointed in its layout and design, it was also slowly crumbling into the sand. What it needed was a comprehensive renovation. As the client interviewed architects for the job, she heard the same advice numerous times: tear down the home and build a completely new one in its place. That would likely have been the easiest solution, but the client had lived there with her husband, children and grandchildren for decades, and the house was more than a home; it was a collection of family memories. “Part of my job as an architect is to be the good listener,” says Ahearn, a Fellow of the American Institute of Architects and one of Ocean Home’s Top 50 Coastal Architects of 2016. “I could feel the angst and the melancholy in the woman’s voice [as she talked about the prospect of tearing down her home].” Client and architect loved the home’s stone fireplaces,

one of which was set into an inglenook with built-in benches. Ahearn also liked the dueling staircases on either side of the great room; the overall look and feel of the home, which he described as Gatsby-esque; and the beach stones incorporated into the base of the exterior, which he immediately saw as a starting point for how he would reimagine the house. “Our aim was to get to the common goal of what the original architect was trying to do,” he says. “To be

respectful of the original idea and not introduce new ideas that might be viewed in conflict with the imagery of the house. “Although not the true story, it’s a story of what could have been – that this was a turn-of-the century, 1920s beachside cottage that grew over time. It’s not a true restoration at all. We’ve changed the house greatly, but in the spirit of what could have been. It’s more a sleight of hand.” Construction started in late 2011 when the entire house was raised and eventually lowered onto a new concrete foundation. But the significant enhancements began with the removal of a large tree that concealed most of the home’s previous front door and the construction of a new gabled main entrance accented by those eye-catching beach stones, as well as multilevel landscaping and architectural elements to guide visitors to the front entry. According to Ahearn, the litany of additions that had been made to the home over the years had rendered it a confusing mash-up of hallways and small rooms, which prevented it from being the comfortable multigenerational summer retreat that its owners desired. A prominent new front entrance, combined with French doors that open out from the great room onto a pergola and an outdoor patio at the back of the house opposite the front door, provides a better flow to the

interior layout and connects the house to its waterfront setting via panoramic vistas of the Atlantic Ocean. “When you opened the front door before, you couldn’t even see the water,” says Ahearn. “Now you look through the great room, through the French doors and pergola and out to the ocean. The house now has a new spine and a new focus.” The home also features a completely redesigned second floor, which includes a large master suite with his-and-hers bathrooms, walk-in closets, dressing rooms and a study that takes up the entire left wing of the home and can be accessed via a private staircase. The rest of the second floor is made up of additional bedrooms for the owners’ children with adjacent rooms for the grandchildren. Zoning limitations prevented Ahearn from moving the house any closer to the water, so he focused on utilizing most of the original footprint. In the end, the revised interiors created more than 1,700 square feet of additional living space, all of which was possible without increasing the height of the home, something Ahearn purposefully avoided. “In New England, we have a strong history of coastal architecture that is romantic in nature and human in scale,” he explains, “and as we develop or renovate old buildings, it’s important that they maintain their intrinsic value in terms of that architecture and scale. 34

“If you choose to live in a seaside village, you have an obligation to be sensitive to how your property will be viewed in the context of the whole streetscape and – where possible and appropriate – to maintain public views to the water.” Ahearn incorporated the ocean-side motif in subtle ways throughout the house. In many of the informal rooms, the walls are clad with bead board, which Ahearn says ties into a New England coastal vernacular. “It gives you a sense of texture and warmth throughout the house,” he explains. In the bar area, a teak-and-holly bar top competes for attention with a custom backsplash of navigational charts of Nantucket Sound. And in the great room, custom ceiling beams were designed to draw attention from the formal entrance to the outdoor living areas and the Atlantic beyond. “Architecture shouldn’t compete with a spectacular view,” Ahearn says. “It is only enhanced by it.” THE DETAILS In another masterstroke, For more information, Ahearn added oversized visit patrickahearn.com. windows along the back of the home that help bring in additional natural light and create unobstructed views of the ocean. “A house benefiting from beautiful views of the water,” he says, “creates its own magic and light.”

ilmmaker and screenwriter Alejandro Landes, whose work has debuted at both Sundance and Cannes Film Festivals, has developed a finely tuned appreciation for drama. “The type of film I’m interested in has relationships – it takes you through a series of evocative experiences that, as a whole, create a transformation,” he says. Now he’s applied that cinematic narrative to architecture in a scene-stealing home he calls Casa Bahia, in Miami, Fla. The 20,000-square-foot residence – overlooking Biscayne Bay from Coconut Grove – is his first design project. Spare and minimal, with an exposed exoskeleton wrapped in teak, glass and stucco, the home could be likened to a Hollywood tour de force. “A friend said this house is more like a shot list than a floor plan,” he says. Just as he might assemble a movie crew for a film, Landes gathered up a handpicked team of architects, builders, interior designers and landscape architects, and for two years they worked mightily to interpret his vision. Among them were Bernard Zyscovich, who provided the schematic design; the architect of record Jerry

Landes’ mother, Catalina Echavarria, an awardwinning furniture and interior designer who has worked with Donna Karan and Cher, created all of the home’s bespoke and handcrafted interiors. Landes says the construction process also recalled similarities between filmmaking and architecture. “It’s kind of like being on the set with a cinematographer who’s studied philosophy and a cameraman with no high school diploma,” he says. 38

“We had a structural engineer in an office a long way away working with someone pouring concrete who had no degree, but they were both working together.” The filmmaker was intent on exploring the tension of using loadbearing materials – stone, wood and concrete – in ways that make them seem light. In essence, he directed them to provide a framework for open spaces, inside and out. “I was trying to play with these polar opposites and create a handmade home,” he says. “I wasn’t trying to push any formal ideas, but rather something very honest in the materials of the structure.” The best architecture, he says, is site specific and this site presented one doozy of a challenge. It’s basically a peninsula with a cul de sac that creates a bottleneck, yielding a footprint that looks much like an hourglass. But it does offer 500 linear feet fronting Biscayne Bay, and that’s one asset that Landes and his design team used to full advantage. “There are seven bedrooms and eight and a half baths,” he says, “and almost every bath is on the water.” 40

The home is open on its lower level, with a number of balconies that provide shade during the day and constant cross ventilation, effectively eliminating the need for 24/7 air conditioning. Southeasterly breezes, cooled by the waters of Biscayne Bay, flow through the home’s open floor plan, which showcases panoramic views to a sailboat harbor in the distance. And its design deliberately blurs any strict lines between inside and out. “You can open up the skin of 42

the building and enjoy it all,” he says. “The balconies stretch out on nine-foot-wide cantilevers, so most of the time there are great shadows and it’s pleasant to be outside because of the breezes.” Most of the home’s glazing is on the east and north sides, with a corner scenario for the bay. That contrasts sharply with the south and west façades, opaque because of the intensity of the sun and a Florida energy code that’s becoming increasingly strict. Inside, Landes created a waterfall with a backdrop of charcoal-colored Spanish slate, first laying out the pieces on the floor to define a pattern, then numbering each slab before mounting them on a wall. “The water trickles down them unevenly,” he says. “It gives you sound and an element for a cinematic experience, so it’s not just what you see but what you hear too.” Eschewing paint for interior walls, he opted instead to work with a painter experienced in applying a microplaster – a lime-based wall treatment. Elsewhere, his material palette is almost palpable. By design, it deliberately encourages people to reach out and touch. “What’s great about it all is that it’s a work of art. f ever there was an ocean home that has tamed the rugged California coast, surely this is it. Unlike the water from the arroyo that once tumbled down its hillside site, this 9,000-square-foot residence on Emerald Bay – located at the northern end of exclusive Laguna Beach – now cascades gracefully from street side to beachfront. The home is five stories tall – one floor below grade, one above street level and three in between – and has been designed to create a feeling of permanence. Crafted from poured-in-place concrete, with splitface Nevada Gold limestone walls, rich mahogany for windows and doors, reclaimed Italian roof tile and bronze and copper for gutters and fenestration, this delightful home is here to stay. “First and foremost, we wanted to create something timeless – a multi-generational home that, if a great tsunami ever hit, would be the only home still standing,” says Grant Kirkpatrick, partner at KAA Design based in Los Angeles, and one of Ocean Home’s Top 50 Coastal Architects of 2016. The firm is known for its custom residential architecture set in lush landscapes, and Kirkpatrick has been in business since 1988, two years after he graduated from USC’s School of Architecture. “We approach design in a unique way; we tell a story up front,” he says. “We helped formulate a story of the clients’ lifestyle on that property, and we developed some unique answers for them.” The story at this Emerald Bay residence was all about the clients and their extended family. They had grown up nearby, spending time at this spectacular oceanfront enclave, and had many happy memories. “They wanted to continue that legacy with their kids and grandkids,” says Kirkpatrick. Over the years, he and his firm have learned that collaboration and trust are key to their ongoing success. “Some of our best clients lay out the vision of what they want, but leave it up to us to fulfill that vision,” he says. “Here, they were gracious with that trust in us.” At Emerald Bay, Kirkpatrick and KAA principal Duan Tran were tasked with inserting the home into an unusual trapezoid-shaped corner lot, with a boomerang curve at street level. The clients also wanted an indoor/ outdoor environment that took full advantage of the dramatic coastal location. The architects responded by delivering on that vision in spades. The home is set on one of just 14 lots on Emerald 48

Bay, a sheltered cove of magical, teal-tinted water. KAA inherited a design theme – called Cal/Mex/Med – from the clients and interior designers and set about exploring its boundaries. “We kind of chuckled, but it turned out to have some substance to it,” he says. Kirkpatrick and Tran interpreted that theme, working it into a classic California fusion of interior and exterior spaces with the influence of newer artisan resorts in Mexico’s Los Cabos, as well as the clients’ love of Mediterranean islands like Corsica.

The owners and architects agreed the home should have an open and airy indoor/outdoor floor plan, ensuring views of the beach and Pacific Ocean from every space.

Boatbuilder Bob Johnstone named his MJM collection of motorboats after his wife Mary Jane; the racy and highly fuel-efficient 50z is perfect for relaxed sunset cruises.

“There’s a coastal seafaring trend, with light colors and fabrics and artifacts woven into the architecture,” he says. “You sort of feel it as a blending of the better coastal environments across the world.” KAA answered the clients’ desire for generations of family use with seven bedrooms, each opening up to sky, sun and sea. All indoor rooms are connected to the outdoors with pocket doors, some electronic. “You can get out of the bedrooms and go down to the beach without going through the house. The design is pragmatic, but also a way to articulate the architecture,” says Kirkpatrick. The home features a 28-foot-wide sliding door system that fully pockets into a wall, and an indoor/outdoor bar accompanied by a series of TV screens. The bar is covered in abalone shells, while chandeliers in the wine cellar are made of sand dollars and rolls of fencing wire are made of Corten steel oxidizing in the atmosphere. “The home is about enjoying the microclimate of THE DETAILS Emerald Bay,” Kirkpatrick adds. Even its earliest antecedent – that steep-sided gully created by rushing water – held sway over the home’s design. “This property is still kin to that old arroyo,” says Kirkpatrick. “The hydrologist suggested reinforcing the foundation and retaining wall, so if the water ever kicks back in, it can be diverted.” Surely, this is an oceanfront home equipped to stand up to nature and the test of time.

TAKING IT TO HART LEADING INTERIOR DESIGNER LILI HART TURNS A SHINGLE-STYLE HOME ON MARTHA’S VINEYARD INTO A SOFT, FRESH AND LIGHT-FILLED SPACE words by Mary Grauerholz photographs by Carter Berg

M

artha’s Vineyard is a jewel that shines with natural beauty, history and culture – so much so, in fact, that its other fine attributes are often hidden behind the bright patina of a coveted summer community. Interior designer Lili Hart made her own special discovery when she undertook a recent project on the Massachusetts island: a treasure trove of talented and dedicated carpenters, woodworkers and tradesmen who help transform Vineyard homes into unique and beautiful gems. Working with island experts was one of the many pleasures Hart experienced when she created a new interior for a formerly humdrum Shingle-style gambrel, built in the 1990s and tucked away in a peaceful thicket of woods in Edgartown. “These Vineyard craftsmen really know their trades,” says Hart, principal of Liliane Hart Interiors based in Manhattan. “The woodworkers respect history and the past.” It was a perfect pairing for the husband-and-wife homeowners, who both grew up summering in rambling

old houses on the island. “They love the historical aspects – the wainscot, hand-painted floors, handblocked wallpaper,” Hart says. While the couple’s home has exquisite hand detailing, it has none of the musty darkness that’s typical of old New England summerhouses. Here, the mood is light, fresh and casual, with sun-filled rooms decorated in soft beige and white, and natural materials such as woven straw and wicker. “My clients had a fairly clear vision,” Hart explains. “They wanted to update a classic aesthetic in a minimalist kind of way.”

Hart helped the couple hone their dreams for the new design and, in the process, created a reflection of the wife’s Scandinavian roots. The emphasis on sunny simplicity and ease is perfect for the family, which includes two school-age children. “They wanted it soft and light, beach-y and casual,” Hart says. Sun pours in through generous windows on the home’s ocean side, spilling over light wood floors and furniture of bleached oak and driftwood, with touches of color inspired by nature. Furniture is largely minimal and sculptural. “We let the coastal view play the starring role,” Hart says. The house is the third project Hart has completed for the homeowners. “These are dream clients,” she says. “They love design.” Through the highly collaborative process, Hart and the owners demonstrated that a soft and serene interior can carry spectacular weight. Conover Restorations, a long-time Edgartown business, updated the 4,600-square-foot family home. The living room serves as the main congregation area, with three pairs of French doors leading to the lawn and patio, while other glass-paned doors lead to the den and guestroom. “One of the first things we did in the living room was 54

to lighten the floor color to a softer, more casual light brown,” Hart says. The walls here, and throughout the first-floor public rooms, are White Heron by Benjamin Moore, with a cast that changes subtly through the day. Light-toned English furniture is complemented by upholstery in a de Le Cuona ticking fabric. A shell armoire, intricate yet simple, is the single item brought from the couple’s New York City loft apartment. Spiraling off one side of the living room are the dining area, kitchen and a screened porch outfitted in wicker for outdoor dining and relaxation. The first floor also includes a den in darkest blue, a fervent wish of the wife who works in entertainment and wanted a prime place to watch movies. The owners’ young son’s upstairs bedroom gave Hart a chance to accomplish a long-held wish: to create a burlap wall. The homeowners, she says, “loved it.” His parents’ bedroom, painted in a Farrow & Ball green, has a sweet nook, a seating area with a chaise next to a wall of windows delivering an inspiring view across the patio to a saltwater pond and the ocean beyond. The pool and guest cottage are tucked nearby in a quiet part of the property. Artisanal touches give the interior a unique identity. In the first-floor powder room, hand-blocked wallpaper

in a soft floral pattern has the distinction of a mural. Created by English artist Marthe Armitage, the paper is a stunning sea of birds, cobwebs and trees. In the foyer, a sculptural Dutch commode and ebonized teak-and-bone mirror, sourced from the renowned design firm John Rosselli & Associates, add texture and form. The artful kitchen backsplash is another pleasant surprise, covered with wallpaper from the Swedish company Lim & Handtryck and delivering a totally wipeable surface. Liliane Hart Interiors is housed in the beautiful Townsend Building overlooking New York City’s Madison Square Park. Working in a landmark building is an integral part of Hart’s backstory; for her, design is a lifelong passion, instilled by parents who love to restore and decorate old houses. “We imagined our new penthouse to act as the most luxurious ‘home away from home.’ ” The services and amenities – including a butler, maid service, chef, fully stocked wine cellar and access to the award-winning resort’s world-class dining, leisure and entertainment options – know no bounds. In designing this upscale contemporary residence with a sense of approachability, Atlanta’s The Johnson Studio drew inspiration from the island’s crystal blue waters and sparkling sands as well as its illustrious yachting history. The surrounding turquoise, aquamarine and teal waters are the backdrop to this heavenly escape. Lead interior designer Anna McGrady envisioned an authentic island feel through a soft color palette of deep blues and greens. “A mix of natural materials, including Bolivian rosewood, figured sycamore and afrormosia, helps to create a textured, layered look within the interior and soften the contemporary aesthetic,” McGrady says. She also hand selected Gascogne Blue limestone and Azul Macauba and Cipollino Cremo Tirreno marble to echo the natural beauty of the island. McGrady softened the living spaces by incorporating a series of ellipses into the interior design, including an elliptical ceiling and table in the dining area. “The floor plan is open, yet we created distinct seating spaces in the living room,” she adds. Fabrics and furniture throughout the penthouse include embossed shagreen leathers, sea fan-inspired hand-knotted silk and wool rugs and rich linens, silks and velvets in sand and ocean colors. “Seating areas offer pops of deep blue/green velvet to create another layer of richness in the design,” says McGrady. The sleek modern kitchen showcases the latest in appliances. “It’s the ultimate catering kitchen,” she adds. Bedrooms offer built-in custom millwork, which take cues from furniture found on a luxury yacht. The headboards are upholstered in leather, and the two master bedrooms offer commanding sea views. Atelier Newport is taking a fresh and engaging approach to modern coastal art, showcasing an array of works by some of America’s best contemporary artists and sculptors.

Owned by Lee Valentini, an insurance industry expert and avid art collector, Atelier Newport showcases an array of contemporary (and some traditional) works by noteworthy artists such as Bunny Harvey, Robert Bolster, Richard Nocera and Hannah Stahl, among others. “I have a few traditional paintings, but nothing like you’d normally see in coastal galleries,” says Lemmons. “The abstract work is selling well and clients are responding. It’s wonderful for a curator and artistic director like me coming from the contemporary art world.” Lemmons started doing private yacht collections for clients in 2003 – a venture that really set sail in 2012 after she was commissioned to re-design the yacht marina in Newport, creating a collection of teak furniture with colorful Trina Turk fabrics. “The marina opened a huge door for me to new collectors, yacht owners who are incredibly relaxed, passionate and willing to let me take risks and change things up. The whole yacht art aesthetic is changing and it’s really fun to be involved,” she adds. “There are ten homes here selling for upwards of $25 million, and this one is getting multiple offers,” says owner and developer Ahmad Khamsi. “There’s an annual sell rate of just two homes a year because there are very few people who have $25 million.” Apparently, those who do are giving strong consideration to the property that Khamsi calls Dilido 212 – also known widely as Casa Clara – which is currently listed by Julian Johnston of Calibre International Realty for a cool $32 million. That’s because it’s perched on an exclusive and highly coveted double lot with a southwest orientation that

yields stunning views of Biscayne Bay and downtown Miami across 120 feet of shimmering waterfront. The home features 11,500 square feet of luxury living space on two levels, with seven bedrooms, nine baths, two powder rooms and three kitchens – two inside and one out. It’s also packed with designer names, such as Boffi (the baths and kitchens), Kreon (the architectural lighting) and custom furniture by Henge. Their work is in a style that Choeff calls Tropical Modern – known for blurring the lines between inside and out and extremely popular across South Florida. “There isn’t an island or a street here that doesn’t have a Ralph Choeff home on it,” Khamsi says. Khamsi began interviewing architects three years ago, after envisioning the basic design for the house he wanted to build and then sell. Choeff is well known in Florida as the architect who has designed icons like the Mondrian South Beach Hotel and The Angler’s on Miami Beach, as well as homes for major celebrities such as Cher, Matt Damon and Alex Rodriguez. “He has no ego, and he was also open and inviting to our participation. We found him to be extremely patient and flexible,” says Khamsi. “He wanted his client to have the best home, and we are thrilled with his masterful interpretation of timeless and unique luxury.” Choeff is a native of Havana, Cuba, who migrated with his family to Miami at the age of six, and then moved to Brooklyn, N.Y., eventually graduating from Pratt Institute’s architecture program in 1978. Two weeks after graduation, he settled in Miami and went on to establish his own architectural firm in 1983. “I decided on a warm-weather climate,” Choeff says. “The decision was between Los Angeles and Miami, and I chose Miami.” Since then, he and partners Raphael Levy and Paul Fischman have not only watched Miami grow from a small town into a world-class center of international business and tourism, they’ve also influenced the look and feel of a great deal of that expansion. And they’ve done it in a style that draws on Bauhaus roots, with influences from modernists like Mies van der Rohe, Richard Neutra, Richard Meier, Gwathmey Siegel, Le Corbusier and Arquitectonica. “Most people understand midcentury modern architecture, and this is Florida’s version of it,” Choeff says of Dilido 212. “We used materials that are common to this region – ipe wood that’s termite- and decayresistant, porcelain stone and natural concrete – with a floor that’s limestone and wood.” Ruben Gomez came to the project at the request of Khamsi. He’d left Choeff Levy Fischman two years before, after working with the award-winning firm for seven years. Gomez credits Richard Neutra for the inspiration of Dilido 212’s design. “Ralph and I have always loved Neutra,” he says. “He saw open and exposed spaces and connected them – it’s very important for the main feeling of the house.”

Khamsi’s concept for Choeff and Gomez was for a high-end private residence with the finest finishes, and he pushed them, he says, to create the most fascinating and interesting home they could. “He asked us to design a maximum square-foot-bycode home, and he was very specific about the number of bedrooms, the catering kitchen in addition to a regular kitchen, and the very large doors to blur the line between inside and out,” says Choeff. Then there was the garage. “He said the garage needed to be a car suite,” Gomez says. “So we came up with a four-car garage for a Rolls-Royce – nobody in South Florida has anything like that.” Khamsi, however, understood that the grand, sweeping vistas would be key to the success of the project, as would its cinematic approach. cascading into a reflecting pool that, when illuminated at night, gives the impression of sparkling fire. A massive pivoting door, the centerpiece of the main entry, opens to a hallway with cantilevered stairs. From there, the visual fireworks commence, big-time. “The first thing you see is the Biscayne Bay water view, and when the sliding glass doors are open, you feel like you’re entering the lobby of a hotel in the Caribbean,” Choeff says. “You’re inside, but feel like you’re outside.” With both the pivoting entrance and sliding glass doors open, there’s a water view at each end, a fountain out front and the bay to the southwest. Moreover, the architects designed the home for cross-ventilation, so all the doors can be open all summer long. The wind from across the bay cools the air temperature inside, creating a microclimate. “The effect is fantastic – it’s a slow but chill wind, and that’s a good thing,” says Gomez. “It’s very difficult to live in a house in Miami in the summer, so that’s very important.” The peak hours for intense South Florida summer sun and heat are between 4 P.M. and 7 P.M., so the crossventilation was balanced with extended overhangs for shade as well as the orientation of the views. “We shifted the home’s axis to provide the views,” adds Gomez. “The first floor is open – inside you’ll never see an enclosure – and the kitchen has three panels of windows with 32 feet of open space. The circulation is always open, and you’ll never get bored because of the views.” Those views are so accessible because of the shape of the 22,000-square-foot site. It’s much wider than it is deep, which is precisely the opposite of most Miami Beach lots that are long and narrow. “The interesting thing is that the owner originally wanted to build on the northernmost lot, but then purchased the southernmost lot,” Choeff says. “So instead of building two independent residences, he built one, and we advised him that it’s easier to sell one home than two.” It’s a prized lot indeed, Khamsi says, enhanced by one of Choeff’s best designs to date. “It’s not often that a client pushes him to a higher level of design,” Khamsi says. “We constructed his THE DETAILS dream house as well as ours. of a great ocean home is measured by its sense of anticipation, this exceptional vacation retreat in the coastal enclave of Watch Hill, Rhode Island, succeeds on every level. A picturesque gravel driveway sets the scene, leading down a low-lying, rocky peninsula jutting out into the Atlantic Ocean like the prow of a ship. Seagulls whirl and squawk overhead; the air is tangy with sea spray; and a breeze carries the sound of water across the bay, a secluded cove and neighboring salt marsh. An open motor court welcomes family, guests and visitors alike, guiding them either to striking louvered cedar garage doors or a more formal front entrance reached via a wooden stairway. And towering above is a handsome threestory home, designed in the classic New England Shingle vernacular, but exuding a confident and commanding character that strikes the perfect balance between modernity and tradition. The seven-bedroom, five-bath residence is a masterwork by Thomas A. Kligerman, cofounder and principal of Ike Kligerman Barkley, one of Ocean Home’s Top 50 Coastal Architects of 2016. The storied and multi-award-winning firm, with offices in New York City and San Francisco, designs stellar homes across America and beyond, but this particular commission held a personal attraction for Kligerman. “Ever since I was 10 years old, I have spent summers just five miles down the road in the small ocean-side town of Weekapaug, set on a coastline dotted with simple shingled cottages,” he says. “I also sail traditional wooden boats, and my visceral attachment to the Shingle style is inherently braided with that summer activity. The link between the two is wood and paint; the aromas of each combine with the salt and air, and I wanted to capture that in this house.” The initial commission followed a chance meeting. “About 12 years ago, I took a cab to the airport and the driver said he had to pick up someone else along the way,” Kligerman recalls. “We stopped at a beautiful house, a man got in the cab and we had an hour chatting together. About six or seven years later, I received a letter: ‘Dear Tom, you may not remember me, but we met in a taxi and we’re thinking of designing a vacation home…’ ” Kligerman remembered instantly and, despite being in competition with other leading architects for the job, he submitted an impressive design concept that won him the commission. The clients originally requested a modern flat-roof house, but Kligerman felt an overly contemporary home might not be welcome in a community that prizes historic architecture, especially on such a prominent site. Together, architect and clients agreed on a concept that would embody both modernity and tradition.

Early design challenges – including the original home’s footprint, which could not be altered, along with stringent FEMA flood zone regulations – informed Kligerman’s plan. “We had to stay within the fixed footprint, and the house had to be elevated 15 feet so if there is ever a hurricane, water can easily pass through it,” he says. The solution was to go up in height to three levels, with a garage and recreation and storage space on the first floor and living rooms and bedrooms on the second and third floors respectively. And rather than create a frame and add various architectural elements, with the potential to overstep the fixed footprint, Kligerman decided to start with a cube shape and cut into it. “Imagine a sculptor looking at a block of marble, and somewhere in there is a statue, and everything we could take away from that block is what the house would be. We were effectively working in the negative with this design,” he says. “As we cut away, the edges of the cube became the

edges of the building. We were really scooping and carving away to create the shape of the house,” he adds. Drawing further inspiration from the crisp geometry of origami – almost as if he had taken a sheet of paper and folded it into sharply articulated planes – Kligerman gave the house its unique character. “It proved especially effective up above where the elongated dormers and extended overhangs are recognizably traditional, yet enabled me to translate my client’s original desire for a flat roof into moments of horizontality,” he says. “The concept also freed me to eliminate all moldings, trim and ornament, resulting in pure volumes bordering in places on the abstract,” he adds. Kligerman “carved” into the flat gables on both ends of the building, shaping distinctive prism-like edges inside the triangular forms. He also gave the house a high roofline in proportion to a three-story building, even though only two of the floors are habitable. “When you drive into the motor court, the house


almost feels like it’s about to pull away, with its grand entry stair like a gangplank, its big smokestack chimney and a nose that’s gesturing toward the ocean,” says Kligerman. “It’s a sense of potential, rather than a sense of arrival, like a great adventure is about to begin,” he adds. If the home’s exterior is more classical in style, the interior design is all about contemporary living, infused with maritime-inspired details and décor to enhance the experience of being at the water’s edge. A Dutch door at the top of the entry stair opens to a light and airy entrance hall and a switchback staircase connecting all three levels of the home. Set against all-white walls and ceilings, the staircase is painted a boat-deck gray and designed with open planks rather than traditional balustrades, setting the tone for the breezy beach house vibe. The staircase opens on the second floor to an expansive great room, comprising open-plan kitchen, dining and living spaces, with a study and den and two guest bedrooms off to the side. Triple-hung, floor-to-ceiling windows allow natural light to flood into the great room on all three sides and deliver spectacular views of the salt marsh, bay and ocean beyond. The windows also open to three separate porches and decks, each designed to offer different outdoor entertaining and relaxation spaces depending on the time of day and weather conditions.

One porch is open to the elements, delivering full sun by day and star-filled skies at night; another has an overhang in the event of rain, while the third porch is screened, offering a practical all-weather environment. While Ike Kligerman Barkley has an interiors department, Kligerman enlisted leading Boston-based designer Heather Wells, who opted for soft and subtle colors, textures and fabrics to complement the everchanging hues of the surrounding seascape. The adjoining den and study offer a major element of surprise, with high-gloss, black-green walls standing in sharp contrast to the stark whiteness of the great room. “The dark color offers a sense of intimacy, completely different to anything else in the house,” says Kligerman. “I also wanted it to look like the hull of a beautiful sloop, so it has a kind of nautical feel.” The third floor comprises the family accommodations: separate bedrooms for the three children – an en suite for the daughter, a shared bathroom for the two sons – and a bunkroom with its own bathroom. A long, narrow hallway with windows and shutters on each side leads to the owners’ suite, designed with three exposures facing east, south and west. The master bedroom points directly toward the ocean with a porch to enjoy the panoramic water views. Kligerman’s masterful touches are everywhere. All window sashes are painted black, providing a graphic element and allowing a sharper view of the ocean and coastline. The louvered cedar doors of the three-car garage are designed to resemble lattice, while the adjoining first-floor space acts as an indoor/outdoor recreation room with ping-pong and billiards tables as well as

covered storage for sailboats and surfboards. “And water can wash right through that space in the event of a storm,” says Kligerman. Architect and clients worked closely throughout the three-year project from 2011 to 2014. “We discussed every minutiae,” says Kligerman. “If everyone involved – architect, builder, interior designer and clients – are happy, that’s a successful project.” A graduate of Columbia University and Yale School of Architecture, Kligerman worked for the great Robert A.M. Stern before cofounding his own firm with college friend and fellow architect John Ike in 1989 (co-principal Joel Barkley joined 10 years later). “I owe a lot of what I do to Robert Stern,” says Kligerman. on a frigid December morning, and I’m standing on a rocky outcrop overlooking the vast expanse of Upper Saranac Lake. An ethereal mist separates the mirrorstill water and cloudless sky, shrouding a dense forest of firs dusted with snow. I’m rugged up in my L.L. Bean parka, a woolly hat, gloves, scarf and boots, and warmed by a flask of steaming hot chocolate, thoughtfully delivered to my suite just before I headed out. I’m a long way from the ocean, yet surrounded by an expanse of water that stretches to the horizon. A lone hawk whirls overhead, searching for its first meal of the day, and the silence is deafening. It’s a far cry from last night’s festivities when 16 animated guests gathered for a special celebration

in the Great Hall of The Point – an exclusive 11-suite Relais & Châteaux retreat, tucked away in the vast wilderness of the Adirondacks in Upstate New York. In what can only be described as excellent timing for a Saturday night, the dinner coincided with a pre-Christmas Moët & Chandon Champagne tasting, which paired each of six gourmet courses with exceptional vintages. Saturday and Wednesday evenings at The Point are designated formal black-tie affairs, and our fellow guests duly donned tuxedos and cocktail dresses for this singular occasion. By the light of an enormous Christmas tree, we dined on caviar, squash agnolotti, poached Maine lobster, a Champagne (naturally) and pear sorbet, roasted pork loin and pumpkin pie soufflé, washed down with the best bubbles Moët could muster. As the Great Hall echoed with amusing banter and laughter for several hours through the evening, I couldn’t help but wonder what The Point’s original owner, William Avery Rockefeller, would have thought of his beloved lodge had he hosted the dinner. More than 80 years earlier, at the height of America’s Gilded Age, the legendary oil tycoon built The Point as a private vacation home deep in the sanctuary of the Great North Woods for his family and guests to escape the rapidly growing urban jungle of New York City. Designed in the style of a Great Camp, the magnificent log retreat served as a peaceful hideaway where Rockefeller could live quietly, indulge his love of outdoor pursuits and entertain his guests in royal yet rustic style. Fast-forward eight decades and The Point remains one of America’s most intimate and unique resorts, catering to a well-heeled clientele wanting the same experience as its former owner. Cast aside any notions of camping, even “glamping” – life at The Point offers an exceptional, all-inclusive wilderness adventure wrapped up in a cocoon of comfort, luxury, pampering, gourmet cuisine and fine wines in a monumental natural setting. The first sense of remote wilderness comes as our Cape Air flight from Boston descends through thick clouds and lands at Adirondack Regional Airport, enveloped in boundless acres of ancient forests. A 20-minute drive by 4WD luxury sedan leads to the gates of The Point, its name writ large in dark wood lettering over the driveway. The Rockefeller experience begins as you enter the door of the Main Lodge, with a steward standing by to offer a glass of Champagne and guide us through a delightful wood-paneled vestibule – called Reindeer Hall – into the Great Hall.

The room is a study in masculine femininity – its cathedral ceiling, solid timber beams, wood paneling and dueling stone fireplaces are softened by plush sofas, colorful cushions, antique rugs and artworks and a Christmas tree plump with decorations. A couple is having lunch before departing, chatting quietly in front of a crackling fire. The wife looks up and asks: “Just arrived?” We nod. “You’re going to love it; we don’t want to leave,” she says. But lunch can wait; it’s time to explore. While the entire estate covers 75 acres of wilderness, the lodge is nestled on a peninsula jutting out into Upper Saranac Lake and comprises a gatehouse and four individual log cottages set in romantic landscaped grounds. In addition to the Great Hall, the Main Lodge houses four of the 11 guest accommodations: Mohawk is the Rockefellers’ former master bedroom and a favorite

of guests; Algonquin is the original study, a cozy room lined with books; Iroquois and Morningside are equally inviting, each with views of the lake. The Guest House has three suites: paneled in fir, Saranac has an almost magical quality; Weatherwatch is one of The Point’s most luxurious rooms with large windows framing the lake; and the delightful Evensong was a favorite of Mrs. Rockefeller. Eagle’s Nest offers another three suites and a charming pub in what was the original stables and garage. Sentinel is a two-room retreat on the upper level; Trappers feels like a private cabin in the woods; and our suite above, called Lookout, delivers beautiful panoramas of the lake and forest. Every room has a well-equipped en suite bath, a log fireplace for lighting in cooler months, and is individually themed and decorated in classic rustic-chic fashion. The Point isn’t contemporary luxury, but rather harks back to a golden age of grand travel and style. The largest and most requested guest room is The Boathouse, an airy, open suite set above the boats and

water with an oversize en suite bath, wide deck and panoramic lake views. The ambience of The Point is akin to a weekend house party, where guests do their own thing during the day – as active or relaxed as you like – and then usually come together to dine. While meals are served most often in the Great Hall, an array of options, from barbecues to lunch on the terrace, island picnics, bar meals in the pub, or dining privately in your suite, are available. Cocktails and dinner are the highlight of each day with talented Executive Chef Loic Leperlier delivering first-rate cuisine and private cellar wines befitting of a Relais & Châteaux. Leperlier, who hails from Madagascar and has worked at some of the world’s best Michelin-star restaurants and five-star resorts, brings a masterful culinary flair to The Point with a farm-to-table mentality that’s perfect for the wilderness setting. on Wednesdays and Saturdays – but it merely adds to the retreat’s grand sense of occasion, not to mention its Rockefeller heritage. By day, it’s wilderness casual, with a host of outdoor activities that change with the seasons: breezy lake watersports in spring, summer and fall, along with fishing, tennis, badminton and golf; cross-country skiing, snowshoeing, ice-skating, curling, ice fishing and snow barbecues during winter. The boathouse is stuffed with crafts, from canoes and kayaks to a sleek 1933 replica Hacker-Craft, a handcrafted mahogany speedboat. Docked just outside, the Elco (Electric Glass Company), a delightful glassenclosed electric boat, offers summer cocktail cruises. Our favorite pastime was simply walking around the beautiful lakeside grounds, occasionally stopping at one of four casual outdoor bars and lean-tos scattered around the property for a quiet drink in the sun. Intriguingly, The Point welcomed new owners last summer: Pierre Lapeyre, cofounder of a private investment firm in New York City, and his wife, Laurie, who are long-time guests. “We first experienced The Point during an unforgettable Father’s Day weekend 24 years ago, and have been vacationing here with our family and friends ever since,” say the Lapeyres.
