ummertime is bee time—and time to recognize these remarkable creatures. According to a recent report by the Center for Biological Diversity, over 50 percent of North America’s 1,400plus bee species are in decline, with nearly 25 percent at risk of extinction. The causes? Pesticide and fungicide exposure, parasites, disease, and lack of adequate nutrition due to overdevelopment of land and loss of native plants. In the past decade, since scientists began warning of the honeybee’s dwindling numbers, two national holidays have been instituted to spread awareness of bees’ plight. This summer, from June 19 to 25, National Pollinator Week celebrates its 10th anniversary. Designated by the US Department of Agriculture and the Department of the Interior, the week addresses the declining populations of bees, bats, beetles, and birds. August 19 is National Honey Bee Day (NHBD), founded in 2009 by Billsburg, Pennsylvania, apiary operator Michael Thomas. Initially intended for local bee associations only, NHBD spread across 16 states even before its debut, and was officially proclaimed by the Secretary of Agriculture. In 2010, NHBD expanded to 22 states and adopted its first national theme, Local Honey: Good for Bees, You, and the Environment. Today, every US region offers NHBD activities—from honey tastings to apiary workshops to scientific studies. (This year’s theme, For a Natural High: Smoke Some Bees!, refers to the burning of natural materials—yard debris, grass clippings, or incense—to produce smoke to calm bees so you can look inside their hive.) The Hudson Valley's beekeeping industry is thriving. Hudson Valley Bee Supply, in Kingston, offers beekeeping equipment and workshops; Honey Bees 911, a new municipal swarm rescue program, launched by musician Nick Catania with the motto “Save the bees, save our food,” connects residents with volunteer beekeepers who can safely relocate swarms and provide advice. One of our most venerable honeybee organizations is Honeybee Lives, an organic apiary in New Paltz offering beekeeping classes and services upstate and in Brooklyn. The organization was founded in 2005 by longtime beekeeper and bee doctor Chris Harp and Grai St. Clair Rice, a beekeeper and writer. In 8

2007, says Rice, “The term ‘colony collapse disorder’ hit the front page of the New York Times. People jumped onboard and wanted to be beekeepers. Then, in this beautiful way, the whole idea of sustainability really started to take hold.” These days, environmental consciousness has been replaced by concern about environmental regulation rollbacks. Honeybees no longer get “that flurry of media attention,” Rice says, but “the backyard beekeepers and urban beekeepers are keeping honeybees healthy.” Bees have much to teach us in this era of sharp political and cultural division, notes Harp. “People get shocked when I take 10,000 bees out of one hive and stick the colony right into another hive,” he says. “There’s no fighting, no squabbling. The bees are like, ‘Oh, you live here now? Okay, let’s go.’ You can’t say that of humans. Honeybees are amazing creatures. Bees are a group soul. It’s not just one hive—that hive, and every other colony around the globe, share the same soul. A single bee cannot live on its own at all. They need tens of thousands of compatriots.” However, says Harp, the “honeybee group soul” also makes it more vulnerable to extinction. “A honeybee colony is a superorganism—far more than 8,000 different microbes live in one hive with the bees,” he says. “So when the bees bring home a fungicide that was sprayed on the blossoms they landed on, it kills the gut of that colony. ” Saving the honeybee is more crucial than ever, so if you can keep a hive, advises Harp, keep two. But you can also help out in other ways. “People can learn whether herbicides are in the stuff they use to get rid of grubs or make their lawns greener, and make better choices,” says Rice. She also advises planting wildflowers (covered in this issue on page 43) and letting a property's edges go fallow, whether it’s farmland, a soccer field, or just your backyard. “Every day [in the news] there’s something you want to fight and scream and get sick and crawl under the rug about,” Rice admits. “But look at the big picture. Figure out little ways to take care of nature around you. Each thing will be a drop in the bucket— but that bucket will fill at some point.”

LAST YEAR, A GROUP OF CONTRACTORS WORKING ON RESTORING THE FORMER HUDSON OPERA HOUSE DISCOVERED SOMETHING STRANGE. Tucked away high up in the historic building’s uninsulated eaves was a lone cedar branch with bits of ribbon tied to it. What was this mysterious talisman? “We did some research and we learned that it was called a topping-off branch, which is something that was once ritually placed near the top of a building during the dedication,” says Gary Schiro, executive director of the Hall at Hudson Opera House. The tradition began in Scandinavia as a pagan rite to appease the spirits of trees cut down for a building’s construction. The branch must have pleased the spirits: The building, constructed in 1854 as Hudson’s original city hall and rechristened the Hudson Opera House in 1880, remains New York State’s oldest surviving theater—although for decades its odds of survival looked grim. In 1962, the city hall moved elsewhere on Warren Street and the massive building, which once hosted exhibits by Hudson River School painter Frederic Church, fell into decay. When Schiro entered the picture nearly 20 years ago to continue the restoration effort begun in 1992, the leaking roof had severely damaged the walls and ceilings; the basement was filled with standing water from clogged sewers; and the place was overrun with asbestos, nesting birds, and vermin. “Everyone thought we were crazy, that this place was beyond saving,” Schiro says. “Hudson had become incredibly depressed by that time. But almost as soon as our street-level West Room and Center Hall Gallery were restored for concerts, readings, and events and exhibits, you started seeing more restaurants and other businesses opening on the block.” In April, after two years of work and an $8.5 million grant-seeking 10

campaign, phase two of the building’s refurbishment—the restoration of the elaborate 7,000-square-foot performance hall/ballroom on its second floor, a space that once hosted such speakers as Teddy Roosevelt, Susan B. Anthony, and abolitionist Henry Ward Beecher on its 23-foot proscenium—was celebrated with a lavish opening event. “A lot of what makes the performance hall so special is that it’s so grand but it’s also so intimate,” says Schiro. “You have these soaring 23-foot ceilings, yet no matter where you sit or stand you’re no farther than 60 feet from the stage.” Unsurprisingly, the hall’s restoration process has been intensive. The original floor-to-ceiling windows were carefully removed, reglazed, rebuilt, and reinserted; opulent center-ceiling oculus parts were discovered and reinstalled; trompe l’oeil wall decorations were revealed and cleaned up; the checkerboard-patterned plaster-and-wood wainscoting adorning all four walls was restored; and worn sections of the 19th-century heart pine floor were replaced using the same wood type found elsewhere on the site. “The gilded proscenium was regilded using a stencil design recreated from a found photo by local studio DesignRed,” Schiro says. Period playbills, handbills, liquor bottles, and other artifacts, discovered by contractors, will eventually be displayed. Phase three of the building’s preservation—seeking funds to refinish its mezzanine, upper-level dressing rooms, and basement storage and office spaces—has commenced. With the performance space’s reopening comes the facility’s rebranding, from Hudson Opera House to Hudson Hall at the Hudson Opera House—or, colloquially, Hudson Hall. “We’re so happy to finally be able to share the performance space with the public,” says Schiro. “I really think the people who come to enjoy the events here will not only be amazed by the beauty of the room, but also by the sense of history they feel.”

or circus trainer Jenny Vidbel, who lives on her family’s 58-acre farm at the foot of Windham Mountain, the Catskill Mountains aren’t quite the “big top,” but their silhouette works just fine. For three generations, the Vidbels have been circus artists as well as farmers: the 41-yearold Vidbel is an equestrian/animal trainer; her twin sister, Susan, is an aerialist; their mother, Sharon, retired to Florida after a career in dressage; and her grandparents, Joyce and Al, kicked off the family’s circus legacy. In the 1930s, Vidbel’s grandmother, Joyce Lane, then a teenager, left the Catskills homestead—a former dairy farm that’s been in the family for five generations—for Nebraska, where she learned trick horse riding. Soon thereafter, Ringling Bros. and Barnum & Bailey Circus came calling. Joyce found her life’s passion as a circus equestrian—and met her husband, Al Vidbel, a young Polish immigrant who had run away to join the circus, working his way up from dung shoveling to starring as an animal trainer specializing in elephants. As the couple moved through other circus troupes, their animals became intimate family members, and whenever they returned to Windham they brought their horses, elephants, and other assorted circus animals with them. The elephants
“were our babysitters,” recalls Vidbel. “They were really protective of us.” Vidbel grew up immersed in both farm life and the circus, and often traveled cross-country with her unorthodox family. Their dedication to their craft and affection for animals inspired her to become a circus trainer, most recently with the Big Apple Circus. The New York City-based circus, which filed for bankruptcy last year, will be renewed for its 40th season this fall under new ownership—with Vidbel and her animals in the lineup. These days, when they’re not performing, Vidbel and her menagerie—15 ponies, nine horses, nine dogs, four pigs, a donkey, and a llama—live at her Windham farm. All of the animals are rescues, with many of the dogs sourced from shelters, and the horses pulled from auction kill pens. Some of the animals are retirees, and not all are suited for circus stardom. “If they work out, great,” Vidbel says. “If not, they live their life out here anyway.” Like her grandparents, Vidbel met her partner, Guillaume Dufresnoy, at the Big Apple; he’s a retired trapeze artist and the circus’s former artistic director. Based in the homestead’s 1920s farmhouse—”I’m one of the retired animals,” Dufresnoy

quips—the couple is establishing the nonprofit Al & Joyce Vidbel Foundation, named in honor of Vidbel’s grandparents, to operate a therapy program with a mission of “bringing differently abled humans and animals together in an effort to connect, understand, and heal each other.” This summer, they’ll break ground on the Windham Mountain Horse Theater, a 250-seat indoor ampitheater slated to open in 2018. Dufresnoy will serve as the foundation’s president and the horse theater’s artistic director. The foundation aims to enroll economically disadvantaged children and special-needs children and adults (as well as, eventually, seniors) in a therapy program culminating in a weekend public performance at the Windham Mountain Horse Theater. By being “ performers, rather than spectators,” says Dufresnoy, participants will be able to build esteem, learn responsibility, set goals, and learn about teamwork while developing loving relationships with animals. The participants and animals—mainly horses and dogs—will be paired based on personality types, with bonding encouraged through hands-on animal training sessions running over several weeks and optional end-of-program recitals. As mutual trust, respect, and affection builds in the relationships, Dufresnoy explains, there will be a transfer of equally beneficial mental and physical stimulation and emotional comfort. Vidbel and Dufresnoy are developing the program with longtime circus performer Lisa Lewis, who was behind the Big Apple’s performances for special-needs children. But it’s not only the kids who will profit at the horse theater, says Vidbel. The farm’s resident animals—both those with circus training and the rescues—crave positive human contact and interaction. While Vidbel, Dufresnoy, and Lewis have begun testing the program with individual visitors, its full implementation remains about two years out. Vidbel hopes public access to the farm will influence lives as positively as it did hers. “Humans of all ages and abilities will learn how to rehabilitate, communicate, and form wonderful loving relationships with their animal partners,” she says. “I believe this is a wonderful thing to share. This place is paradise for me.”

I
f the southeastern Rockland County village of Nyack seems oddly familiar on your first visit, it may be because of the man who grew up at 82 North Broadway. Painter Edward Hopper was born in Nyack in 1882 and called the village home for almost 30 years. For the rest of his life, Hopper would be inspired by aspects of Nyack’s environment: both natural (Hook Mountain’s long shadows contrast with the Hudson’s glittering, three-mile-wide surface) and man-made (narrow streets, generous porches, and a blend of vernacular architectural styles). “In every artist’s development the germ of the later work is always found in the earlier,” he wrote. Even in Hopper’s most famous work, done after he left Nyack, there’s often a whisper of the lonely windows and windswept shores of his upbringing. Today, Edward Hopper House Art Center exhibits some of Hopper’s early work, and photographs of the locations of his local paintings. But Hopper isn’t the only artist to be inspired by Nyack’s expanse of light and shadow: The museum hosts local artists’ exhibitions and jazz concerts, and rents out studios for painters. From Nyack’s days as a shipbuilding and trading hub to the present wave of professionals and creatives flocking there, the village has always attracted open-minded folks. TRANSPORTATION: The TappanZee Bridge is on Nyack’s southern outskirts. The closest Metro-North station is Tarrytown, across the bridge;
has never grown beyond its modest roots as a river village. Its intimate scale in both street plan and population continues to make it appealing; with a population of only 7,000 people, it’s common for those who have lived there for five to 10 years to feel like they know everyone in town. Rockland County residents are drawn to Nyack’s vibrancy, along with people from northern New Jersey and Westchester in search of something cheaper, hipper, and more diverse. There’s also a flow of folks moving up from New York City looking for a quiet, not-so-suburban suburb. This is Nyack’s main draw: It’s a village that actually feels like one. Residents can walk everywhere and get almost everything they need downtown, avoiding the shopping centers outside town. Downtown is full of quirky businesses that keep Nyack’s sidewalks bustling: There are artisanal donuts and coffee at Gypsy Donut & Espresso Bar, wood-fired pizzas and craft cocktails at Brickhouse, and Middle Eastern vegetarian comfort food at Art Café, which is tucked away inside a gorgeous historic house. Like Nyack itself, Art Café instantly makes you feel right at home. There’s a growing sense of community spirit in Nyack, which attests to its vibrancy. Local parents recently spearheaded a movement to build a skateboarding park for the kids, and as civic engagement increases among its diverse newcomers, Nyack promises to continue being inventive in surprising new ways.
a trip to Grand Central takes about 40 minutes. The Palisades Interstate Parkway is also nearby. NEAREST HOSPITAL: Nyack Hospital is right in the village. Nearby in West Nyack are Blue Rock School, an alternative school, and Rockland Jewish Academy, a Jewish community day school, both of which serve kindergarten through eighth grade.

THE MARKET It’s hard to talk about Nyack’s real estate market without eventually bringing up the 16,000-foot-long elephant in the room: The Tappan-Zee Bridge, just south of town, is in the midst of a total renovation, with a brand new bridge being built alongside the old bridge, which will be torn down once the new one is completed. Locals held their breath when Governor Andrew Cuomo proposed that the new bridge carry a commuter train, but the death of the plan for commuter rail in Nyack may be a blessing in disguise. While those Nyack residents who travel across the Hudson each day to catch the train at Tarrytown to New York City, or else grapple with the George Washington Bridge, would have welcomed a local train, the lack of one will keep Nyack’s property taxes low and its homes affordable for the diverse community that makes the village so appealing. With the village growing in popularity, Nyack’s older homes are quickly being renovated and flipped. On North Midland Avenue, renovated threebedroom homes under 2,000 square feet can be had for $300,000 to $400,000. But if you’re looking for the kind of stately, riverside homes with enormous porches and four or five bedrooms that inspired Hopper paintings like Lee Shore, expect to pay just over $1 million. That’s pricey, but when visiting friends note how Hopperesque your home looks, you can tell them there’s a reason for that.

Troy

T
he city of Troy is a goldmine of architectural gems. Once a bustling port at the convergence of the Hudson River, Erie Canal, and Mohawk River, Troy’s waterfront real estate was hot property during the Industrial Revolution. Factories and businesses, turning out steel products and so many shirt collars that Troy was nicknamed “Collar City,” grew like reeds along the shoreline, and with them, came a sizable population of workers and business owners. The arrival of Rensselaer Polytechnic Institute (RPI) in 1824 and Russell Sage College in 1916 sealed Troy’s status as a center of higher education as well as industry and affluence. At the turn of the century, Troy was the fourth-wealthiest city in the country, sprouting grand Victorian, Colonial Federal, Gothic, and Greek Revival homes and commercial buildings in its downtown. But as the steel industry moved westward and shirt collars became passe, Troy’s population dwindled and its buildings sat empty. During Prohibition, Troy gangster “Legs” Diamond ran illegal hooch to Canada. But Troy has known all kinds of trouble. It’s burned down three times, undergone financial downturns, and lost its major and minor league baseball teams (both called ZIP CODE: 12180, 12181, and 12182 POPULATION: 50,129 MEDIAN HOUSEHOLD INCOME: $37,805 PROXIMITY TO MAJOR CITY: 15 minutes to Albany; 30 minutes to Saratoga Springs; 2.5 hours to New York City TRANSPORTATION: Capital District Transportation Authority provides local bus service throughout Troy, Albany, Schenectady, and Saratoga. Efforts to preserve Troy’s historic character include the addition in 1986 of the Central Troy Historic District to the National Register of Historic Places, which protects hundreds of antique properties over 96 acres. THE SCENE History lessons abound in Troy. A tour of its downtown provides a primer in 19th- and early- to mid-20th-century architecture. To experience the Central Troy Historic District, start at Adams Street west of Prospect Park and head north through Franklin or Third Streets past Russell Sage College to Grand Street. Head south on Second Street toward Troy Public Library, home to some of Troy’s vast collection of Lewis Comfort Tiffany stained glass windows. Tiffany windows are also located at St. Paul Episcopal Church, St. Joseph’s Roman Catholic Church, and Russell Sage College. The Burden Iron Works Museum, located on the Wynantskill Creek and the Hudson River in south Troy’s industrial district, walks visitors through a ca. 1813 iron products factory and the site of the Burden vertical waterwheel, the
thoroughfares include I-90 and the New York State Thruway. Today Troy thrives in part thanks to live performances at Troy Savings Bank Music Hall, renowned for its acoustics and well-preserved circa-1825 Greek Revival architecture, and the Curtis R. Priem Experimental Media and Performing Arts Center at RPI, known locally as EMPAC. Meanwhile, in the daytime, the waterfront farmers’ market is held every Saturday year round—outdoors from May through October, and indoors from November through April—at the Troy Atrium on Fourth Street. Area vendors include Bornt Family Farms, Collar City Hard Pressed, Troy Brewing Company, and Sweet Sue’s cupcake shop and café. Troy’s foodie scene includes Indian takeout from Shalimar, Dinosaur Bar-B-Que for stick-to-your-ribs ribs, Peck’s Arcade for casual American fare, and plenty of Italian and Chinese restaurants. Plus, the Troy Kitchen, an upscale food court situated inside a 7,000-square-foot formerly vacant space on Congress Street, offers Troy Lobster, K-Plate Korean BBQ, Magdalena’s Mexican, and confectionary from Butter and Sugar Co., along with cafeteriastyle seating and a stage and lounge for evening entertainment. Public outdoor spaces abound, including Peebles Island State Park with its walking trails and views of the Hudson and Mohawk Rivers, and Frear Park with its ice-skating rink and golf course, while the Children’s Museum of Science and Technology at RPI offers indoor, educational fun. Golf courses and country clubs, including the private Country Club of Troy and Van Schaick Island Country Club, pepper the area. THE MARKET Troy’s median listing price is $134,000, making it one of the Hudson Valley’s most affordable markets. At press time, there were 280 single-family homes listed, mostly in the $100,000-to-$200,000 range. A 3,300-square-foot Dutch Colonial with five bedrooms near Emma Willard School lists for $365,000. The historically significant Curran/Barker House, built in 1842 and meticulously preserved, lists for $235,000. Loft and apartment rentals are available in historic brownstone buildings like Park Place Apartments, the Dauchy Building, and the Keenan Building; one- and two-bedroom apartment rents average $1,000 per month or less.

abitat gardening—using mostly or, better yet, all native plantings in gardening and landscaping—is an act of love. Habitat landscapes teem with life, in stark contrast to traditional green lawns, linear flower beds, and single-species tree lines, which are vulnerable to animals and destructive pests and in constant need of mowing, trimming, and fertilizing. So why spend hours, or wads of discretionary funds, on a high-maintenance formal garden when you can have contemporary beauty with far less effort, not to mention achieving ecological virtue by supporting natural pollinators. A habitat-oriented landscape is a gift that keeps on giving—both to the gardener and Mother Nature. Here’s how:

MAP IT Working with your stretch of earth begins with understanding it. “Do a microclimate map,” suggests international landscape design luminary Margie Ruddick, author of Wild By Design: Strategies for Creating Life-Enhancing Landscapes (Island Press, 2016). Chart the area “from sunny/rocky to shady/ clayey,” she says. “Plants fit into discrete niches, not just ‘shady’ and ‘sunny.’ Shady slope with rocky soil will be good for a different selection of plants than a flat, shady area with clay soils.” And pay attention to the local critters, who will become your allies in the process. Margaret Roach, Columbia Countybased author of A Way to Garden (her website and Facebook page of the same name are treasure troves of what she calls “horticultural how-to and woo-woo”), says she learned to garden by heeding the birds. “I started researching what they ate, where they nested and sheltered,” she says. “That guided many plant choices.” FORTIFY IT Stay away from chemical pesticides, herbicides, and fertilizers, and opt for organic topsoil and compost. “Healthy soil is pest-resistant,” says Julianne Klasen-Daoud of the Phantom Gardener in Rhinebeck, “which starts with a lot of good compost. Adding a bunch every spring is a great first line of defense.”

GO NATIVE Along with being biologically adapted to a region’s soil and climate, native plants attract beneficial species and repel destructive ones. Klasen-Daoud names bee balm, milkweed, lobelia, and cardinal flower as Hudson Valley native species that draw bees, butterflies, and birds rather than deer and rodents. “Some native ‘weeds’ you might cast out of formal beds and borders—like the native impatiens called jewelweed, or clearweed, officially known as Pilea pumila [a cousin of stinging nettle, minus the barbs]—are welcome and important sustenance for key species,” Klasen-Daoud explains. “Stretch the season of pollen/nectar and other food availability—fruit, seeds, even foliage in the case of host plants for caterpillars—as extra early and as extra late as you can: goldenrod and asters on the late end; native woody fruiting plants for early flowers and late fruit double impact, such as chokecherry, blueberry, elderberry, spicebush, native viburnum, and dogwood.” And don’t forget to water. Ponds, fountains, and/or wetlands are essential to the survival of those beneficial species you want to have as neighbors. 26

KNOW YOUR ALLIES Rather than stocking up on pesticides, get some pest-eaters on your side. Beneficial nematodes, available from garden suppliers, are tiny parasites that feed on specific insect species—you can choose ones that attack ticks, Japanese beetles, grubs, or gnats. Ladybugs, praying mantises, native bees, and honeybees also love to snack on your least favorite bugs. WATCH FOR INVADERS Matching the right hardy native species with the right microclimates makes for far less labor, but you’ll still need to do some tending. “A habitat-style garden is not nomaintenance,” cautions Roach. “Even native shrubs won’t thrive if [they’re getting] strangled by Oriental bittersweet; native perennials can’t outcompete garlic mustard at ground level. You still have to help.” And—sorry—nothing short of a sturdy barrier will keep deer and rodents away from your veggies. That being said, working with nature makes infinitely more sense than working against it. And watching butterflies always makes for an infinitely better Saturday morning than spending your waking weekend hours pushing or riding on a mower.

LAYER IT Nature produces glorious mixtures, not single-species monocultures, so variety is key to a successful habitat garden. “Layer your plants, from trees to shrubs to tall perennials and grasses, to lower ones and ground cover,” says Ruddick. “A richer matrix provides better cover—it’s not just the pollinator plants, it’s the mix, the community that attracts wildlife.” She suggests grouping plants in “communities.” Begin by assessing what you’ve already got planted, she says, by asking, “Do these plants belong together?” Always group your plants according to their appropriate microclimates, says Ruddick, “and reduce the number of high-maintenance plants, replacing them with plants that do well in those conditions.” Roach agrees. “I simulated where woods meet field,” she says, “by creating very large shrub islands underplanted with herbaceous things in an otherwise undiverse lawn. Such layers and ‘edge,’ formally called ‘ecotone,’ are where the action is in nature, very food-rich and supportive of many species.”

SOLARIZE NEW YORK MAKES SWITCHING TO SOLAR EASIER AND CHEAPER By Brian PJ Cronin

Safety aside, Nowitzki was also impressed by how silently and simply the panels were able to generate so much power. He immediately signed on to work with Hudson Solar, and ordered his own system the very next day. That was 10 years ago. Nowitzki’s enthusiasm hasn’t dimmed. And now he and other small-scale solar companies have a powerful new supporter who’s helping to make it cheaper and easier than ever to get New Yorkers to join them in making the switch: the State of New York, which is funding a program called Solarize New York. The state’s push for renewable energy isn’t new. Gov. Andrew Cuomo has pledged that at least 50 percent of New York’s energy will come from renewable sources by 2030. Since 2011, solar power in the state has increased by a whopping 795 percent, and over 8,000 New Yorkers now work in the solar industry. What makes Solarize New York unusual is that although its funding comes from the state, grassroots community organizations are the ones putting the program into action.

rian Nowitzki has up-close-and-personal experience with nonfossil fuel energy sources. Probably too close for most people. He served in the Navy as an officer on a nuclear-powered submarine. “The reactor used to be 90 feet in front of my face,” he says. But now that he’s joined the solar industry, Novitzki is no longer nervous. The sun, he notes, “is 93 million miles in front of my face, which gives me some peace.” These days, Nowitzki works for the Rhinebeck-based company Hudson Solar. His jokes about nuclear power versus solar power are based on a deeper truth, which he realized when he moved to the Hudson Valley and first got a look at a solar panel array in action. “With nuclear power, you always have to have somebody on watch and make sure that immediate action can be taken if things go wrong,” he says. “But if solar fails, it just stops working. There’s no action that has to be taken to prevent casualties.”

Under Solarize New York, communities organize group purchasing programs for homeowners and business owners to buy into a solar program together. Meetings and educational open houses are held so that people who are curious about solar power can speak not only with vetted installers like Solar Hudson, but also with community members who are enthusiastic solar customers themselves. Ben Hoen of Milan went to a Solarize meeting in his community. As a scientific researcher whose work deals with solar energy, he didn’t need convincing about the benefits of the technology. But he was wary of the costs involved. That changed when he began obtaining quotes through Solarize New York. Not only do homeowners get a lower overall group quote through Solarize because communities are purchasing systems together, they usually then save up to 50 percent off that quote thanks to tax rebates and incentives from the New York State Energy and Research Development Authority (NYSERDA.) “It was very clear that this was the best deal I was ever going to find,” Hoen says. Yet the economic savings is only part of the program’s success. The main reason the program has been responsible for almost 1,000 installations since it began three years ago is that so many current solar-energy users have been willing to volunteer their time organizing Solarize meetings and making themselves available to those who have questions. “It’s not like a network marketing thing, where people make more money,” explains Melissa Everett, the executive director of the Poughkeepsie-based nonprofit Sustainable Hudson Valley. “It’s a network educational program where everyone benefits, but they benefit because of the credibility that’s established. Any volunteer is going to be incredibly cautious and vet everything that’s going on beforehand.” It was at a similar community meeting in Connecticut a few years ago that Everett hit upon the idea of bringing such a program to New York. She partnered Sustainable Hudson Valley with the nonprofit environmental organization Catskill Mountainkeeper, based in Livingston Manor, to write the grant that ended up securing the funding from the state to help the two groups put the plan into action. Nowitzki agrees that the community-driven approach is key to the program’s success. He notes that it stands in stark contrast to the solar industry’s previous pushes into the Hudson Valley, which were run by national companies with heavy marketing campaigns, complete with endless radio ads, telemarketing calls, door knocking, and flimsy

plastic signs along the sides of busy intersections. “I think all of that made folks a little gun shy, thinking, ‘This doesn’t feel right,’” he admits. “Solarize is the antithesis of that. It’s about community members wanting to do more in the clean energy space, and setting up these neighbor-to-neighbor conversations. It’s a lot more organic, like the way the Hudson Valley does a lot of things.” So Solarize New York brings cheaper energy, cleaner environment, stronger communities. Anything else? “I’ll say this,” says Everett. “If you’re concerned about climate change, and you’re not thrilled about the federal government’s lack of a response to it, it’s really good to be sitting under your solar panels and knowing that you’re also taking a stand.”

SUBURBAN RENEWAL An online magnate revitalizes a turn-of-the-century estate and village By Brian PJ Cronin | Photos by Deborah DeGraffenreid
W
hen Michael Bruno, founder of the online antiques shop 1stdibs.com, was selling his Upper East Side apartment after about six years in New York City, he began searching for something within walking distance of his office down on East 20th Street. He ended up looking about 45 miles north. “Everyone kept telling me to check out Tuxedo Park,” says Bruno, referring to the 130-year-old gated community in Rockland County, near the Orange County border, where he wound up relocating. “I had never even driven across the George Washington Bridge, but I thought, ‘I’ll just go look.’” Despite the fact that he first saw Tuxedo Park on a bracingly cold and gray February day—the kind that makes even the most diehard Hudson Valley lovers want to flee to warmer climes—Bruno fell in love with the village. Although the village’s stately, multimillion-dollar homes can hardly be described as rustic, its bucolic landscaping—and its location alongside 70,000 acres of protected open space at Sterling
Forest Preserve and Harriman State Park—reminded him of his childhood summers on a Southern California ranch. “It’s got this connection to nature that the Hamptons used to have,” he says. Bruno was also taken with a 14,000-square-foot mansion built by President Franklin D. Roosevelt’s aunt in 1900 on 120 mountainous acres. But buying a gigantic house in an obscure town seemed crazy, so he lowballed. “I figured they’d turn it down, I’d get it out of my system, and move on,” he says. “But they accepted! For that price, how could I not take it?” So Bruno made the house his primary residence five years ago, together with his longtime partner, antiques dealer Alexander Jakowec, and their two Golden Retrievers. The house has 10 bedrooms, so after a lifetime of collecting antiques from around the world, the couple finally has a place to display them—or at least some of them. “We have eight more garages filled with stuff,” Bruno says.

When Bruno goes antiquing, he isn’t looking for anything specific, nor is he drawn to a particular era or style. Certain pieces speak to him, and he figures out where to put them later. Yet the couple’s collection reflects the house’s historical period, when gentlemen collected rare specimens for local universities, painted watercolors of landscapes while traveling, and discussed Emerson over cocktails. Animal heads watch from the walls, dioramas that look like miniature natural history museums are stacked in corners, and there’s always a walking stick and an art catalog within reach. The house’s architecture celebrates the outdoors. The tall, east-facing windows are unshuttered, making the pale walls glow in the morning light. Without air conditioning, the house is cooled by tall ceilings, ample fans, and winds that blow down its impossibly long sightlines. “Some summer days we marvel at what a beautifully cool and breezy day it is,” says Bruno. “Then we go outside and find that it’s actually roasting.” Despite the move upstate, Bruno wound up getting the short commute he wanted. In 2015, he founded the Tuxedo Hudson Company, and transitioned from collecting antiques to collecting real estate, with the grand plan to turn the villages of Tuxedo and Sloatsburg, located near Tuxedo Park’s gates, into the Hudson Valley’s official gateway. “We have a great train station, library, and post office, and you can get a good burger here,” he says. “But other than that, we don’t have any good services insofar as markets and restaurants.” Not yet. But the company is about to open the Tuxedo

Hudson Company Market, featuring local produce and meat, a coffee bar, baked goods, outdoor sports equipment, a bookstore, and prepared food. And next door, Bruno is building a farm-to-table restaurant with a Cape Dutch design, an architectural style that flourished in the area in the 1600s. “It’ll look like a historic building that’s always been there,” he says. Bruno has bought land for two more “pockets of beauty” to create an idealized version of Hudson Valley life. The parcels include a castle that served as a secret laboratory used by scientists, including Albert Einstein, during World War II; a guesthouse where Bruno has built a croquet lawn; a dilapidated boat house; a 200-year-old stone barn; and a 150-year-old farmhouse. “We’ve got enough real estate here now to create a vibe,” says Bruno. “Hopefully it’s enough to lead things down a certain path and then the rest will improve itself.” Although Bruno still maintains a residence on Bank Street in Manhattan’s West Village, as well as a historic house in Southampton, Long Island, he is most passionate about living—and creating a new community—in Tuxedo Park. “There’s nowhere else you can have an experience like this, with so much protected parkland, so close to a major city,” he says. And despite lacking experience in the hospitality business, Bruno is confident that this gamble will pay off. “I founded an internet company back when I didn’t even know how to send an e-mail,” he says. “I think sometimes it’s easier to do something if you don’t know how much you don’t know. You’re not afraid.”

T
inkerbox is nestled in a forest clearing in the foothills of the Catskills. The low, rectangular house is architect Marica McKeel’s latest project— an upstate oasis where she and her husband can rest and play. “We tried to create a place where we could focus on our hobbies instead of just working all the time,” says McKeel. “When I’m here, I can think. It’s nice to be at a different pace—I made bread for the first time the other week.” McKeel and her husband, financial analyst Brock Vandervliet, purchased 38 acres of land in Kerhonkson in 2011 to serve as a trial space for McKeel after she founded Studio MM Architect in New York City. Tinkerbox is her third project on the property, which is subdivided into five lots. The first two homes were sold, but this one was built for McKeel and Vandervliet to keep. Black and boxy, the cedar-sided house has a modern aesthetic, yet blends with its environment; in fact, a horizontal strip of windows allows an approaching visitor to see through the house to the woods beyond. “The houses I design look very different from next door or down the street,” McKeel says, “but with the woods they work very well.” She researched the ancient Japanese wood charring technique shou sugi ban, which uses fire to preserve wood, and then she and Vandervliet spent many weekends blackening the
house’s siding with a blowtorch. The heavy, 12.5-foot mahogany front door stands out amidst the vertical plane of black siding, and opens effortlessly on a pivot hinge to a vaulted foyer with a staircase leading up to the main living floor. Tinkerbox upends the term “split level,” challenging every assumption and bias toward the style. Built into the hill, the home’s lower level is partially submerged, providing insulating qualities year round and enabling multilevel access to the outdoors. The lower level contains a laundry room, a wine cellar, and the hobby workspaces that have given the house its name. An exotic car aficionado, Vandervliet stores a 1985 electric green Mercedes G-Wagon in the two-car garage. McKeel’s woodworking furniture workshop next door features a 12-foot-wide bifold door that opens directly to the outdoors, letting in ample natural light. McKeel was conservative about clearing woodland for the project and honored the felled trees by reusing their wood throughout the interior, most impressively in a floating entryway staircase. Made from 4-inch-thick slabs of oak and maple and balanced along a central steel beam, the steps appear simultaneously weightless and heavy.

The staircase leads up to a wall of massive glass sliding doors, revealing the covered deck, furnished with a cinderblock fireplace, large table, and twin recliners for woods-gazing. To the left of the sliding doors is an open-plan kitchen, dining, and living area. The palette throughout is simple and soothing: white and black walls with blue accents. Though the house is a modest 1,260 square feet, its high ceilings and clear sight lines to the outdoors give the impression that you’re never completely indoors. The generous kitchen has a 12-foot-long black granite counter with a gas cooktop and an undermount sink. A built-in wine cabinet, Sub-Zero refrigerator, and Wolf oven blend into a wall of minimalist white cabinets lining the north-facing wall. “In such a small space, having a place to put stuff away is so important,” says McKeel. “It’s the same with the closet—either things have a place or they’re on the floor.” A waterfall-edge marble island divides the kitchen and dining room, and an Elijah Leed walnut dining table sits beneath a 3-D brass light fixture, using Edison-style light bulbs, made by McKeel. The adjacent living room is oriented south. Windows on three walls fill the space with natural light. The room was designed around McKeel’s favorite L-shaped sectional, from which treetops can be seen through a long, narrow horizontal window on the east wall. Beneath the south-facing picture window is a wooden window seat covered with sheepskins and pillows. Nearby are a builtin Morso wood stove and McKeel’s beloved Phloem Studio leather armchair. 38

At the opposite end of the house is the single bedroom. Floor-to-ceiling windows, framed by custom indigodipped linen curtains, provide panoramic views of the sylvan setting. McKeel made the headboard with crosscuts of hand-charred wood from the property. A lockable second door in the single, ensuite bathroom allows the couple to turn it into a powder room for guests. A large painting of a woman serves as the focal point in the black powder room; in the interior bathroom, a double vanity faces a walk-through shower. With its clean, rectangular silhouette and simple footprint, the house is tidy and deliberate. But Tinkerbox is also a treasure box, carefully furnished with pieces that McKeel has crafted, commissioned, or collected. “This is now my place of inspiration, so every piece is important,” she says. “If I have the kinds of pieces up here that are totally inspiring, it’s going to make me want to go down to the shop and start making furniture.” Tucked in its own little corner of the world, Tinkerbox offers a hideaway from the commotion of city life. In the quiet, unhurried pace of the woods, there is space for rejuvenation and innovation.

A
center-hall Colonial-style farmhouse, nestled in a woodland clearing and merging with its natural surroundings, was just what its owners longed for. “You walk in this house and it’s very calming, especially at night when the fireplace is going. It’s just peaceful, happy,” says the house’s owner, Jane Schanberg, an interior designer, cookbook author, and former newspaper features editor. “Some houses have a natural tension in them. This one doesn’t.” Sitting on 11.2 acres of wild woodland located off Martin Sweedish Road in New Paltz, the 3,140-square-foot house, built in 1990, is the city dweller’s quintessential country retreat. Its natural wood, vintage elements, and serene Nordic color palette blend seamlessly to provide a welcome respite. Schanberg and her late husband, the Pulitzer Prize-winning journalist Sydney Schanberg, whose 1980 New York Times Magazine cover story, “The Death and Life of Dith Pran,” inspired the 1984 film
The Killing Fields, found the house in 2002, intending to use it as a weekend retreat from New York City. Schanberg says the property’s wooded backyard, which stretches downhill to Swarte Kill Creek and is populated by wild turkeys, turtles, and migrating birds, reminded her husband of his Massachusetts childhood. The couple also appreciated the opportunity to snowshoe, cross-country ski, canoe, and hike without leaving the property. “It was like moving to a new country,” says Schanberg. “It’s hard to go back to the city, and it was never the same in the city after this.” The couple made the property their full-time home in 2011. A year after purchasing the house, the couple undertook a substantial renovation, creating a great room on the ground floor, redesigning the gourmet kitchen, modernizing the three bathrooms, and adding a sunroom that doubles as a screened porch. The result is a fluid layout that allows for entertaining as well as quiet contemplation.

It’s just peaceful, happy.” –Jane Schanberg The 27-foot-by-18-foot great room features white ash floors and a window seat that doubles as a twin bed, providing an inviting nook for an afternoon snooze. But the room’s centerpiece is its fireplace, which is framed by Pietra Cardosa stone and an antique, white oak Victorian mantel that Schanberg rescued from a salvage warehouse. The gourmet kitchen includes a large peninsula with drawers, simple and efficient Plain & Fancy cabinets, and Viking and Miele appliances. But there are two true stars here: a Rohl white fireclay farm sink, and a show-stopping counterto-ceiling Ann Sacks Sur La Mer backsplash of hand-colored Mexican tiles in white, beige, blue, and gray. This brilliant display ties together the house’s palette of Nordic colors. “I just fell in love with the Nordic look,” says Schanberg. She discovered the palette while reading about Swedish manor houses and exploring her passion for Swedish antiques. “I realized that the landscape on our property looked very much like what was surrounding those historic houses.” Just off the great room is a sunroom with green limestone floors and siding painted in a fresh green hue. Its tall windows, overlooking the back woods, provide the perfect vantage point from which to watch the seasons change. The house’s wooded surroundings are referenced in the ground-floor office space, accessible from the main hallway, which is paneled in pickled pine, making the room feel like a Catskills lodge and smell like a pine grove. Ten circa-1920s French doors, each one stripped and sanded by Schanberg, can be found throughout the house. Schanberg discovered the salvaged doors in an antique dealer’s shed. “We gave them some scraping love, which revealed layers of wonderful old colors,” she says. 44

The doors add a lived-in country charm, as does the beefy Rocky Mountain bronze door hardware used on interior doors and the door leading to the bluestone patio. Upstairs are red oak floors. The 21-foot-by-16-foot master bedroom is airy and bright, and features an L-shaped custom walk-in closet and an ensuite bathroom outfitted with an Ann Sacks tumbled-marble tiled shower and twin Cesame Italian porcelain sinks with Perrin & Rowe nickel faucets. Practical Alchemy Christopher Kurtz is a Kingston-based woodworker, sculptor, and furniture maker whose work seems effortless. Behind the apparent insouciance of his output, however, is a serious set of chops. Kurtz’s virtuosity and materials-based approach is partly explained by his assistantship with Martin Puryear, the Accord-based sculptor who had a retrospective at MoMA in 2007—and taught Kurtz how to work with wood. Kurtz tends to wear his influences on his sleeve; the modernism of Brancusi and Giacometti are easy to spot in his purity of line. His furniture challenges materials, as in his Bauhaus-inspired dining tables with hollow legs that
reference the tubular steel furniture of Marcel Breuer and Mart Stam. While Kurtz’s sculpture is strongly rooted in the refinement of his craft, his furniture is highly sculptural. The necessary tension and practical magic of Kurtz’s work lies in its duality: design and chance, form and function, art and craft. That duality is also its simple, unifying framework. “Ideas come from making things,” says Kurtz. “I like the alchemy of manipulating materials with your hands, taking a stick of wood and transforming it into something magical.” —Brian K.
